Market Watch: 2016 Real Estate Trends See where the market is going and where it has been.

A New Year marks a new beginning and a list of endless possibilities for the year to come. Last year was the best year for housing since 2007 and according to a recent forecast by realtor.com, the 2016 market is poised to be even better. Continued growth in the economic sphere and increases in employment provide for greater consumer confidence and purchasing power. Building upon last year’s energy and employment projections, the market will return to a more balanced state more consistent with historical trends through steady growth in home sales and prices. Millennials represented 2 billion sales in 2015 (1/3 of homebuyers) and are expected to continue to be a major buying pool in 2016. GenXers in their prime earning years and older baby boomers approaching retirement are also predicted to play key roles.

This year, we will also see a strong influx in new-home sales and single-family construction as builders begin to offer more affordable products that appeal to the first-time buyer segment. While none of us have a crystal ball, all signs point to a bright outlook for 2016. Perfect Harmony New custom estate delivers comfortably grand living in the Beverly Hills flats. By Jaym i Nac i r i

eorgian-style architecture takes its cues from historic England, where a legacy of formal presentation and ornate details began to take shape during the reign of King George I. The style has evolved over four centuries, becoming lighter, more welcoming, and finally, perhaps, finding its ideal blend of classical design and livability in the Beverly Hills flats. On Alta Drive, to be precise. Here, a combination of ingenuity, experience and inspiration have merged to create a newly constructed estate that stands out, even among the gilded manses that grace one of the most coveted locations in all of California. Los Angeles-based custom home builder Jerry Illoulian, who, along with his brother John, was first beguiled by this 27,000-square-foot lot on one of the flats’ best streets. Inspired to craft a home that would suit its location as well as the needs of a modern L.A. family, he spent four years building the seven-bedroom, 14-bath estate.

The resulting home melds the “more traditional style” the developer envisioned with “a more contemporary, cleaner look,” says interior designer Jessica Bowman. “The idea was to build a Georgian-style home with a comfortable feel.” On the exterior, all the hallmarks of the Georgian style are there: symmetrical design, hip roof, dormers, sash windows and decorative molding. Inside, the 18,000-plus square feet are adorned with elaborate, hand-cut moldings and decorative trim. Five interior fireplaces feature François & Co. mantels and limestone, and there is custom cabinetry and extensive Calacatta marble throughout. But the home’s most impressive feature just might be the way it balances opulence and warmth, and family and formal spaces. “We wanted to create an open space for a big family who loves to entertain,” says interior designer Jessica Bowman. “It’s a great family home,” adds Illoulian. “But at the same time, it’s meant for socializing and entertainment, because it has huge open spaces and a great flow. It has a state-ofthe-art theater and a gym with steam shower and sauna, and it is perfect for entertainment.” The theater, gym and sauna are part of an entertainmentladen lower level that also includes an enormous game room, a billiard area and a 2,000-plus-bottle wine room. On the main level, the all-white kitchen features two massive, marbled islands, providing ample space in which to whip up gourmet meals and enjoy them together. The outer island has room for five — perfectly in line with the home’s intent to be both functional and family friendly. The kitchen also boasts “Wolf and Sub-Zero appliances, two dishwashers, an amazing butler’s area to put dishes in, plenty of storage, and custom faucets and hardware,” says Bowman. For more formal entertaining, soft blue walls, panel molding, a wall of windows, a glamorous chandelier overhead and herringbone hardwoods below provide an elegant backdrop for holiday meals and grand dinner parties in the dining room. The handsome library is a more intimate space, wrapping its inhabitants in the warmth of rich wood walls and a coffered ceiling.

Two separate, light-flooded living spaces invite gatherings of any size while providing direct access to the backyard through several sets of French doors. A similarly light and airy aesthetic defines the private owner’s retreat. “The master bedroom was focused on a husband and wife who want lots of privacy, with separate areas and ample closets, including a shoe closet for her,” says Bowman. Family living and entertaining were considered during every aspect of its design and development, from the site selection — “the great location, south of Sunset, close to West Hollywood in Beverly Hills,” was key, says Illoulian — to the platting of the home, which creates a statuesque yet welcoming front elevation while maximizing usability in the expansive rear yard. Here, balustrades set off the large patio, with a flat, grassy yard and a 70-foot pool beyond. Striking a Chord

Neil Portnow shares how America’s music legacies are being kept alive right here in the City of Angels. By Alyson Pitarre

Forbes recently hailed him as “the most important man in music.” The title sounds like hyperbole … except we’re talking about Neil Portnow. And it’s true. As president and CEO of The Recording Academy, the 40-year music veteran has revolutionized the music world as we know it. He has ensured the preservation of music history and secured a place for a future generation of musicians in Los Angeles and around the globe through a range of initiatives over the decades. Viewership of the GRAMMY Awards itself has surged under his watch, boosted by the popularity of the live stream show that brought total viewership to 32.3 million in 2015. He has also guided the organization’s charitable arms, the GRAMMY Foundation and MusiCares, to groundbreaking success. Since his tenure began in 2002, the GRAMMY Foundation has awarded over $3 million through its GRAMMY in the Schools programs. The MusiCares program reached a key milestone in 2014 when the foundation provided the largest amount of financial aid ever in its history: over $4.4 million. Portnow was also at the helm for another crowning achievement when the GRAMMY Museum opened at L.A. Live in 2008, which he views as “critical to our mission of celebrating music heritage, creativity and the art of the recording process.” All of this comes from a man who is as known for his music trailblazing as for his prized vintage car collection — which includes a 1956 white convertible Thunderbird purchased at a charity auction at the 2009 MusiCares gala honoring Neil Diamond. Diamond donated the car and during his acceptance speech famously told Portnow that they should go for a ride. Portnow has taken the music industry for a ride for 14 years now, with no signs of slowing down any time soon. We recently caught up with the philanthropically minded executive just as his organization was gearing up for music’s biggest week. GRAMMY Awards viewership grew substantially from 2014 to 2015. What was the reason for the increase, from your point of view? Over the past decade, we’ve been trending upward as far as viewership. At the end of the day, I think it’s because we are the gold standard when it comes to music on TV. We come up as the must-see television event in a world where these kinds of live events have become more meaningful. GRAMMY moments — and those unexpected music pairings that make such great entertainment — often wind up on Wikipedia. Our process for determining the awards is also unique, since it is the only peer process in the world. The bar is set high. What is your hope for this year’s show? I look at our show a little differently than the average viewer or person. For example, if I were a painter, I would spend a lot of time on the details to paint the picture. I would hang

it on the wall, take a step back and ask myself, “Did I create a beautiful piece of art?” The telecast is similar to me. I would ask myself, “Did we create the best 3.5 hours of music on the planet?” That’s my hope and that’s the goal. Have you made any changes to show format that you’re excited about? I view our show as a fresh canvas every year. It’s all informed by the music that was created during that particular year. For the first time ever this year, we will have an official pre-show on the red carpet on CBS. The Monday night time slot made that possible. Beyond the show itself, The Recording Academy’s charitable efforts have expanded over the years. Why have the programs of the GRAMMY Foundation and MusiCares been an important focus for you? On a personal level, I am an individual who believes in giving back. That also happens to be very concurrent with our academy and creative community’s philosophy. Creative people, in general, are very giving by nature. Regardless of their ability to give in a traditional and financial fashion, most music people give their time and talent for philanthropic endeavors aimed at improving society and preserving music traditions. From an academic standpoint and being representative of our community, we view the GRAMMY in the Schools music education initiatives as a natural extension of what we do, especially when you look at the public school environment, where funding for music is diminishing. The MusiCares program is about taking care of our own. Most people in music are independent artists who don’t have access to their company’s health insurance, or they live job to job. MusiCares was created to help those who may need their medical bills paid, from simple injuries like a twisted ankle to life-threatening diseases or substance abuse. Who is more appropriate to take on these banners than The Recording Academy, which represents the broadest element of the music industry? Can you tell us more about the GRAMMY in the Schools Live! event with country music artist Sam Hunt at Club Nokia on February 11? The GRAMMY Foundation hosts all types of programs throughout the year. We always like to have an event during music’s biggest week. It’s an opportunity to showcase the work of the foundation. For this particular event, more than 400 students from the Greater Los Angeles area — including 350 from Los Angeles Unified School District — will join the celebration. These students have previously participated in our GRAMMY Career Day, a one-day event that brings music pros together with high school students to give them a behind-the-scenes look at the industry. Members of our GRAMMY Camp — Jazz Session, which is a group of about 30 high school students proficient in the field of jazz — will be performing with Sam. It’s a life-changing experience for them.

And there will be an album that the GRAMMY Camp — Jazz Session students will be recording at Capitol Studios & Mastering? Yes. It’s part of the wonderful experience the students receive, thanks to the generosity of our friends at Capitol. Imagine that you are a high school student, and you are part of a jazz group that rehearses, practices and, in certain cases, composes material and performs at different venues during GRAMMY week … and you get to record an album in the very same building where legends like Frank Sinatra and Ella Fitzgerald recorded their music. It’s a very special experience. Lionel Richie will be honored as the 2016 MusiCares Person of the Year. How was he chosen? The idea of what makes up a Person of the Year isn’t necessarily scientific, but intuitive. We are always honoring iconic musicians who have careers that are not only successful in terms of creative accomplishments, but also in terms of charitable work. A Person of the Year is also someone who is respected by our music community. The MusiCares gala night is structured in such a way that other musicians are paying homage to the honoree and playing the music of the honoree — so it’s important to honor a musician that the community feels strongly about. In terms of Lionel, he is outstanding. His music, his career, and his generosity and respect within the music community, as well as with fans all over the world, speak volumes. We are thrilled and delighted to honor him.

Do you have a fundraising goal for the benefit gala dinner and concert THIS year? We’re always looking to raise the bar from the previous year. Lionel is a competitive fellow, and he wants to help as many of his fellow colleagues as possible. I know he’s looking to set a new benchmark this year. This has turned into a major fundraising event for us. The gala honoring Bob Dylan [in 2015] was our highest-grossing event ever, raising $7.2 million, which is a staggering amount of money in one evening. What have been the seminal moments of your tenure, in terms of making an impact on music and arts education? I’m in my 14th year now, and the organization is quite different today, operationally and culturally. Of course, we always had a level of respect within the industry and around the world. It was a great platform, but there was still a lot of work to do. I’m proud to have transitioned us from a good organization to an organization of value with unparalleled influence and benefit to our community and to everyone who cares about music.

In terms of advocacy and moving our mission forward, we have created a substantial and effective advocacy team in Washington, D.C., which has had a great deal of influence on arts education and issues of importance to our community, such as copyright, piracy and fair pay for artists. We have also witnessed the tangible ways we reach young people and impact their futures through the GRAMMY Foundation and the GRAMMY Museum, which is in its seventh year of operation. We have welcomed hundreds of thousands of students from Los Angeles and all over the country through the museum. I’m very proud of the educational value we have created through the museum’s workshops and programs, like the music revelations program, where students from disparate musical backgrounds can experiment and write music together in our laboratory. It’s a truly unique learning experience. What’s next for you and the GRAMMY organization? We’re opening our second GRAMMY Museum in Cleveland, Mississippi, on March 5, which will be about 24,000 square feet in one of the most musically diverse regions of our country. We will also be opening a GRAMMY Museum Annex in Nashville around the same time. We are looking at quite a number of facilities outside of America, as well. This is all part of the explosive reach for music education. The 58th Annual GRAMMY Awards airs live on CBS at 8 p.m. on Monday, Feb. 15, 2016, at Staples Center.

In 1923, the Janss Investment Corporation commenced development of Holmby Westwood, a gracious Westside neighborhood. Two years later, neighboring Westwood was chosen as the site for UCLA which fueled home building.
