Celebrity interior designer turned Los Angeles real estate developer/entrepreneur, Elaine Culotti, shares her wisdom on the luxury market’s newest trend. By Lauren Gega
For the past 15 years, Elaine Culotti has been busy designing some of the most elegant yet livable homes in Los Angeles. Angelenos might even recognize her name as the imaginer behind “House of Rock”—the landmark estate that made headlines for its rockin’ musical charity events a few years back. Widely revered for her remarkable vision and exceptional sense of style, we recently sat down with Culotti to explore her newest endeavors as a spec home developer. Can you tell us about your background and how you got into residential development? After college, I opened a store, Portabella, that turned into a big interior design business, in fact, a factory that now supports all my custom needs. Eventually I was the “IT GIRL” designer and I signed a lot of NDA’s. Slowly my purview grew to big remodeling projects, then later, big construction. Now, I really concentrate on the development of my own properties—it’s my primary focus. The design biz is amazing and I still assist special clients that I have bond with and love for with their projects. Why do you think spec homes are all the rage in the L.A. market? My goodness, it’s the all-American dream to own real estate—nothing compares! For most of us, a home is the single largest investment we will ever make. The furnishing possibly the second. Many businesses make a lot of money, but as far as I can tell, they aren’t producing any more land, so here, land is a premium commodity. A spec home done with a meaningful, well executed plan will inspire even the most skeptical of real estate investors. What has been your favorite project to work on? “House of Rock” (2012houseofrock.com), which I both owned and designed. The former Kathryn Grayson estate, the property had historical value and we sought to create something really unique. We wired the house as an instrument. Billy Idol, John Legend, Marky Mark, Dave Navarro, and Christina Aguilera, among others, visited, played, and/or recorded at the house.

We raised money for many philanthropic causes including inner city school music programs and MusiCares with Clive Davis, City of Hope, and others. I love extreme design houses and who doesn’t love designing for a great cause? What are you working on now? I’m in the middle of a few things right now. One is quite possibly the coolest horse property. It’s a classic farm house with modern interiors situated on roughly 2.5 pristine acres in Pacific Palisades. It’s a short walk to the polo fields and the village. Secondly, I’m doing a few homes in the Strand in Dana Point. The views are low-slung ocean … super chic and sexy. My pet project is my 30-acre ranch in Fallbrook. It’s a micro-climate—lots of water—and we are in the middle of an organic conversion, planting exotic citrus. It’s very rewarding and I have so much respect for farming and the hours it takes to get it right ... Very humbling. What would be your dream project? My dream client is the thrill-seeking power couple with a bunch of kids that love Tom Sawyer and Peter Pan ... I build fun, I build a dream … You have to be able to live in the house and feel it living all around you ... It would have so many dichotomies—cozy but spacious, sexy yet subtle, casual and elegant, and indestructible while untested. Balance is very important because everyone wants something for themselves and you must accommodate all those desires under one roof. This is tricky to pull off, but so rewarding when it comes together.

What was the most outrageous amenity/feature you have seen in a spec? Without a question, I would say the microphone panels in the big showers I installed at “House of Rock”. Artists could play a non-electrical instrument in the shower and we could capture the sound in the onsite recording studio. Who do you generally see buying these homes? Young, successful families mostly. I build family homes with plenty of room to grow. I want these families to have everything they want and more for the years to come.
To create an ambiance of casual elegance, I like to incorporate both feminine and masculine elements. I believe in the embodiment of an incredibly romantic master suite with separate bathrooms. No one wants to share a bathroom with their partner. I truly believe it is the key to keeping the romance alive and will add years to a marriage. Movie theatres are also very popular. A large, open kitchen space is the main hub of the home as people tend to congregate there. They need to be spacious, well connected, and inviting so guests can feel comfortable sipping on a cocktail and conversing. I like to include bars next to the sitting areas throughout the home. I tend to recommend that a home doesn’t have too many huge rooms – never feels intimate. Never use pink or salmon. Those colors make people look old. Excellent lighting is a must!
