Ron Mussalli – A ‘golden’ journey By Phaedra Pym From trainee manager to the Coast’s No. 1 employer of youth IF YOU ARE one of the million plus people who come through a McDonalds restaurant every day, chances are at least one of the restaurants you have visited on the Central Coast would be owned by Ron and Sandra Mussalli. As owners of 10 Central Coast restaurants within the multi-billion dollar global empire, the husband and wife team are exceeded by just one other franchisee in Australia as owning the most restaurants in the country. This fact becomes even more astounding when you learn that Australia’s largest franchise holder (in terms of store numbers) has accrued his 14 restaurants over a 30-year period, while the Mussalli’s have acquired their 10 in a third of that time! As employers of more than 1,000 Central Coast locals, the Mussalli’s company, Saronbell Pty Ltd, is up there as one of the Central Coast’s largest employers. They are also the number 1 employer of local youth on the Coast and are renowned for giving people with a disability a go and giving back to the community. They have employed more than 200 people with a disability through a successful partnership with Job Centre Australia and are strong advocates and financial supporters of Ronald McDonald House Charities. Ron Mussalli spoke to me about his professional journey to date and how he and his wife have become one of McDonalds Australia’s greatest and most highly awarded franchise success stories.
The early days Mussalli didn’t start his McDonalds journey as a casual restaurant employee as many teenagers do. After finishing school in Sydney, Mussalli went to University and, unsure about what he wanted to pursue, opted to study IT. With his heart not fully in it, Mussalli left university after a couple of years and entered the workforce while considering his options. Ironically it was the late and highly respected Charlie Bell (former McDonalds Corporation CEO and, coincidentally, an old school mate of Mussalli’s) who encouraged the 20-year old to apply for a Trainee Manager’s position at McDonalds in Punchbowl. Mussalli went for the interview thinking if he got the job he would probably “do that for a couple of years and move on.” Fast forward 33 years and it would be safe to say Mussalli hasn’t regretted staying on a bit longer for a second. He even met Sandra, another ‘McDonalds lifer’, at work! Climbing the corporate ladder Mussalli worked his way up the ranks at the Punchbowl restaurant before being promoted to Head Office. He then progressed up the corporate ladder to become Senior Vice president, responsible for NSW and the ACT. It was at this stage in his career that Mussalli came to a crossroads. At this senior level, he knew he would have to choose between going to the next level, which was CEO, or moving out of head office and back to the stores. Given that Mussalli had always deep down longed to run his own
business, buying a restaurant seemed the obvious next step in his career. True to one of his favourite sayings however – “Success always comes when preparation meets opportunity” – Mussalli knew there was still more to learn before he would be ready to make that goal a reality. Moving to the Central Coast In 1993 McDonalds purchased 4 franchises in Newcastle to convert them into company stores and Mussalli was engaged to manage the conversion. So the Mussalli’s moved from their Sydney home to Newcastle for two years and then to the Central Coast in 1995 where they have lived ever since. During that time McDonalds increased its company store holdings from 4 to 23 stores, all under Mussalli’s management. He was then promoted back to head office as Director of Operators followed by a stint as Regional Manager, NSW. Becoming a franchisee In 2005, the opportunity arose to purchase not one but two stores– Erina and Erina Fair. This time, Mussalli knew he was ready. This was followed closely by the acquisition of the Gosford and Wyoming restaurants. “We went from 1 to 4 (stores) fairly quickly - between 2005 and 2010. Then from 2010 to 2012 we got to 8 stores and in 2013/14 the opening of our brand new stores at Lisarow and Umina brought our restaurant holdings up to 10,” said Mussalli. With 7 of the 10 restaurants purchased from the company, Mussalli observed a clear distinc-

tion between licensee owned restaurants and company owned restaurants. “There’s a different level of expectation because they (staff within company stores) are geared towards attaining results in order to achieve bonuses and salary increases whereas as a franchisee, it’s my family business and I’m here for the long haul,” said Mussalli. Mussalli has seen a huge number of changes in the corporation over 33 years and almost all have paid off, despite often facing skepticism from within. Mussalli explained that when McDonalds first introduced a breakfast menu, many people, including him, were skeptical. But today breakfast represents 20% of McDonalds’ business. The same is true for McCafe, which is now the largest coffee chain in Australia. And now there’s the new ‘Create Your Taste’ option, which Mussalli says he is very excited about, despite having to hire around 20 extra staff per store to drive it. The latest initiative has already grown the business by 5%. “McDonalds is a company that continues to innovate, stay relevant and stay competitive,” said Mussalli. “That to me is good business, and that’s why I continue to invest in this business.” So when I asked Mussalli, half in jest, “Will we ever be hearing, ‘would you like wine with that?’ “ Mussalli answered, “Who knows? If you could go back in time and ask a McDonalds franchisee 20 years ago if they thought we would ever be the largest coffee chain in the country they would laugh at you. The McDonalds belief is, if it’s what the customer wants we’ll say yes and then go away and work out how to do it.”

Their youngest son is fully involved in the business and has aspirations to follow in his father’s footsteps, while their niece is a casual employee at West Gosford. The challenges = the opportunities When asked what his greatest challenges in business have been, Mussalli is quick to respond, “The people.” But from every challenge comes an opportunity. Mussalli is passionate about mentoring and supporting his staff to be the best they can be. Every employee gets a performance review
annually and every manager gets reviewed bi-annually. He also paves the way for staff to fulfill their own goals even if it means losing a great staff member to head office. “To me that’s what being a franchisee is all about – it’s not only about running the business; it’s equally about giving back and helping to grow the brand, which will help me in the longer term,” he said. Indeed many of Mussalli’s own staff have been inspired and personally supported and mentored over the years to move on to bigger and better things within the McDonalds corporation. “If you work for me, you’re not just working for a franchisee with 10 restaurants. Time for a reality check WITH ALL THE Development Approvals going through both Gosford and Wyong councils we are all expecting that there should already be cranes in the sky. Well as we know an Approval is only the first step, or perhaps its the second step – after all you would think that one has to own the property. After over 30 years of waiting, things are happening. Residential apartments are getting built on the outskirts of the Gosford CBD and more are about to start. In Wyong residential subdivision development is back along with houses being built. However, we are now finding that there are developers moving in and taking advantage of the positive policies of both councils to make a quick dollar. It’s happening in Gosford with some putting their properties on the market with a DA approval while others are blaming the banks. At The Entrance the DA for a 20 storey residential near the waterfront went through over a year ago but it is unlikely that it will ever get built. This is not the fault of the councils. They have acted in good faith all along. But we are finding the quick money crowd coming out of Sydney taking advantage. On a similar vein we have to ask ourselves what is the Federal Government up to in respect of the location of a branch of the Australian Taxation Office in Gosford. After the big announcement by the

Federal Treasurer in the Budget last year we all got excited, however as of right now no announcement as to who will build a building to accommodate the 600 people has been made. But think about this. The Feds engaged property consultants DTZ to seek Expressions of Interest for a building to house the ATO and this was advertised in September last year with a closing date of 12 December 2014. CCBR knows that there were at least four submissions. CCBR also knows that one tenderer has been officially notified that they were not successful and one other was told verbally. BUT it doesn’t stop there. Last year agents CBRE advertised for Expressions of Interest for the sale of the old Gosford Primary School site on behalf of the NSW Government through the Central Coast Regional Development Corporation, with a closing date of 14 November, 2014. Note the two closing dates for the EOI’s. CCBR knows who one of the proponents was for this site but there would have obviously been many others. Right now though, no decision has been made by the CCRDC on the sale of the school site. So, we need to be asking ourselves, “who is fooling who?” and also, will this be a good outcome for Gosford. If it is a foregone conclusion, that whoever buys the school site wins the ATO bid, then why go through the charade of asking for Expressions of Interest knowing that
there would be plenty of proponents who would have spent a lot of money to put up their proposals. On only a slightly different note to the above, Wyong Council has been working on a Regional Airport to be located in the north of the Shire. They have now got over 300 hectares set aside of what was and still is prime industrial land. (there is a shortage of industrial land on the Central Coast). It’s a good idea and the Central Coast needs a fully functioning airport. We had the opportunity 25 years ago but it got killed off by the then Member for Wyong. But we still have an airport at Warnervale that takes light aircraft. With an extension to the runway of a few hundred metres it could take small commercial jets. That way we could have a fully functioning airport immediately and not have to wait another 20 years which is what will happen if Council proceeds with the larger option. What do you think? nib to open new contact centre in Gosford nib HEALTH FUNDS (nib) has announced it is expanding its customer service capability and will open a new 100-seat contact centre in the former Commonwealth Bank building in Gosford. The new contact centre is expected to be operational in November and will complement nib’s primary contact centre located in Newcastle, which currently services more than 1.5 million customer interactions annually. Rhod McKensey, Group Executive nib Health Funds said the addition of the Gosford Contact Centre would ensure that nib’s growing customer base continues to receive the outstanding levels of service it has come to expect from Australia’s fourth largest health insurer. Recruitment of local employees for the centre will be undertaken in the coming months, while Central Coast based nib employees who currently work in the Newcastle Contact Centre will also have an opportunity to express interest in relocating. nib have leased approximately 1,100 sqm on the ground floor of the building which has been vacant since the bank moved out some years ago. The building owner is refurbishing the ground floor and will install a new air conditioning system to accommodate the new contact centre. nib’s decision to locate in Gosford was influenced by its close proximity to Newcastle as well as infrastructure, NBN broadband access and interconnectivity.

Commenting on nib coming to Gosford, Rob Willcox from Chapman & Frazer Real Estate who negotiated the lease in conjunction with Garry Morris from LJ Hooker said, “This is a tangible sign that Gosford is again becoming a point of destination for business and Gosford having NBN was an important factor.

He had been poached by Mariners Founder Lyall Gorman and subsequent Founder of the Wanderers in 2012. Prior to that he was Marketing Manager with the Penrith Panthers for four years
and Merchandise Manager with South Sydney Rabbitohs. His early career saw him as National District Manager New Zealand for the retail brand Footlocker. He is an experienced sports administrator and marketing professional whose background now fits him to take the Central Coast Mariners to a new level. He succeeds Bruce Stalder who only lasted a year in the job and at a time when the Mariners finished the season with only five wins. BlinkMobile celebrates 10th Anniversary BLINKMOBILE, AUSTRALIA’S LEADING Enterprise Mobility Platform provider celebrated their 10th Anniversary in midJuly with staff, Business Partners and friends from the local business community and many of the Central Coast’s IT professionals. From humble beginnings in a small sublet space on Mann St, the company has moved offices at least four times as it expanded and needed to cater for more staff and better broadband services. Now permanently situated on Donnison St. Gosford, the company employs 18 staff along with local contractors and draws almost exclusively on the local business community for support services including accounting, printing, video and online web productions. In a similar vein, the company received strong local support in its early days as it sought to turn its new technology and ideas into a functioning business – first from Wyong Shire Council, followed by Newcastle University, Gosford City Council and most recently WorkCover. Delivering for the Central Coast THE CENTRAL COAST is firmly on the NSW Government’s radar. Whether it is a $5000 payroll tax rebate for companies, $2000 grants for small business or more than $120 million for roads this financial year, the Central Coast has not been forgotten. The 2015-2016 NSW Budget is good news for the Central Coast. The Budget, handed down in June by the Treasurer, the Hon. Gladys Berejiklian MP, provides $124 million for Central Coast roads. $7 million has been allocated to complete work on the intersection of Brisbane Water Drive and Manns Road on the Central Coast Highway at West Gosford. $30 Million has been allocated to continue the redevelopment of Gosford hospital. Planning for the renewal of the Wyong Hospital continues in 2015/15 and remains a firm commitment for this term of Parliament. The Central Coast was one of the first places the NSW Treasurer visited after handing down the State Budget. During her visit, the Treasurer met with myself, Adam Crouch MP, the Member for Terrigal, Cr Lawrie McKinna, Mayor of Gosford, Cr Lynn Webster, Deputy Mayor of Wyong, Gosford and Wyong Council General Managers, Regional Development Australia – Central Coast’s Chair and CEO, and the Regional Manager and President of the Central Coast Business Chamber. The backlog of road, school and hospital works on the Central Coast were discussed. The Treasurer confirmed the NSW Liberal Government is determined to catch up on the infrastructure needed by the families and businesses in the region.

Scot MacDonald MLC The Government’s Jobs Action Plan is benefiting business on the Central Coast by providing a rebate when new jobs are created by businesses who are liable for Payroll Tax. Data from the Office of State Revenue shows that there have been 2,586 applications for the Payroll Tax Rebate in Gosford City LGA and 1,403 applications in Wyong Shire. The Jobs Action Plan was recently extended for another four years by the NSW Government, delivering a further boost to business on the Central Coast. I was very disappointed the Labor MPs on the Coast voted against the extension of the Rebate scheme and job creation on the Coast. Coastal businesses that don’t pay Payroll Tax may now be eligible for a $2000 grant for hiring employees into new positions. These initiatives were part of the Baird Liberal commitments in the State election. They are part of the strategy to create 150,000 new jobs in this term of Parliament.
There are a range of initiatives designed to drive economic growth and improve services being implemented across NSW. The 2015-16 Budget has prepared the Government to deliver Rebuilding NSW, including $20 Billion of infrastructure across the State. This is in addition to the budgeted $68 Billion of capital works planned over the next four years. $591 million worth of funding has been brought forward to ensure that Rebuilding NSW projects are ‘shovel ready’ after the transactions to lease the poles and wires are finalised. This extensive infrastructure program is taking place while delivering a $712.6 million surplus this year and surpluses across the four year forward estimates. The Central Coast will not be the ‘Forgotten Coast’ under the Baird Liberal National government. Targeted initiatives such as the $124 million for central coast roads in the Budget, the payroll tax rebates and grants to small business will assist to drive sustainable growth across the region. The Government is getting on with the job of delivering the services and infrastructure required to boost growth and reinforce business confidence on the Central Coast. Gwen Conte and Vincent Chamroeun TWENTY YEARS AGO Gwen and Mario Conte moved their bakery business out of Wyong Plaza and set up on the highway in the middle of Wyong town centre, opposite the railway station. It was a big move with much larger premises, but would the passing traffic support it?

Gwen Conte was well known, having had a bakery business in Wyong Plaza for the previous five years, so that was a start, but would they attract a new market? Legends Bakery was really more than a bakery. It was a cafe, a sandwich shop and of course a bakery, with a wider range of products that included bread, cakes and pastries, pies and coffee and tea. That, and the most friendly staff on the Central Coast made Legends an instant success. And opening from 6.00 am until 5.00pm every day made it an attraction in Wyong. Over time Gwen Conte (Mario retired due to ill health some years ago) became the Legend. Living in Wyong most of her life and being a business leader in the town for 30 years Mrs Conte was at various times a Director of the Wyong Chamber of Commerce and was a Foundation Director of the Wyong Branch of Bendigo Bank. She was also a Corporate Supporter and Member of the Rotary Club of Wyong. The Conte’s have sold to Stephanie Tia and Vincent Chamroeun who say they intend to run the business on the same
model retaining most staff with traditional focus on customer service and quality. John Ramsay from Central Coast Business Brokers negotiated the sale and commented that there was strong interest in the business from Asian buyers. Pacific Link appoints COO

NSW Treasurer visits Central Coast THE NSW TREASURER and Acting Premier, Gladys Berejiklian MP visited the Central Coast in early July two weeks after handing down the State Budget which saw the Central Coast win funding that honoured the Baird Government’s election promises. Ms Berejiklian met with Parliamentary Secretary for the Central Coast Scot MacDonald MLC, Member for Terrigal, Adam Crouch MP, Mayor of Gosford Clr Laurie McKinna, Deputy Mayor of Wyong Clr Lynne Webster, Regional Development Australia Chairman Phil Walker and staff from Department of Premier & Cabinet and staff from the Councils. Commenting on Ms Berejiklian’s visit, which was her first regional visit since becoming Treasurer, Mr MacDonald said, “During the meeting with the Treasurer, we discussed the increased Budget funding for the Central Coast and the backlog of road, school and hospital works. The Liberal Government is determined to ‘catch-up on the neglect of the past, he said” “We also discussed Rebuild NSW. Funds from the long-term lease of 49% of the electricity networks will begin to flow early next year. We discussed the importance of Councils, RDA and the Business Chamber

Gosford Council has endorsed the preparation of a revised planning proposal to rezone an area of land along Wisemans Ferry Road and Peats Ridge Road at Somersby. The eastern section of the lot would be rezoned to E2 Environmental Conservation with a dwelling envelope to be located on the western section. This lot would form a residue E2 lot, with a dwelling entitlement and have an area of 20.75 hectares. Under the E3 zoning, the land could be utilised for animal boarding or training; establishments; bed and breakfast accommodation; dwelling houses; environmental protection works; extensive agriculture; home based child care; home industries; roads; roadside stalls; secondary dwellings; veterinary hospitals; and water storage facilities, providing consent is obtained. Under the E2 zoning, the land could be used for bed and breakfast accommodation; dwelling houses, environmental facilities; environmental protection works; home occupations; recreation areas; roads; and water storage facilities, again on the provision of consent being received. According to the report to Council by the Department Governance and Planning, the E3 zone, with a more limited range of land uses, better reflects the environmental values of the land and also reduces the range of potentially incompatible agricultural land uses in close proximity to the school. “It would allow a clustering of rural lifestyle lots within an environmental setting, with dwelling houses located in predominately cleared areas, whilst retaining vegetation (particularly in the central section of the E3 land and along the Peats Ridge Rd frontage). “The residue E2 zoned lot could be developed for one dwelling house with the bulk of the vegetation on the land to be retained, with no further subdivision.”

assing their colleagues. One of the key culprits in this process is the obligatory office Christmas party. What happens when staff behave badly on those nights? In a recent decision of the Commission, which may well be appealed given its outcome, the Commissioner reviewed the termination of a manager who had abused both his bosses and junior employees and behaved boorishly with females on the night of the Christmas party. In total there were eight examples of bad behaviour on
his part including saying to a boss: “F**k off” And to another employee: “Who the f**k are you? What do you even do here?” And to a female staff member he barely knew: “I want to ask for your number, but I don’t want to be rejected”. Each of these were considered individually – particularly in the context when they were made. Deputy President Hatcher came to a view that most of those comments were made outside the venue after it had finished. It was his view that because they were made in the street and in a subsequent public bar, that they were not connected to the workplace. His view in this regard is brittle. There are a number of cases where employees after workplace events have been found to have been acting in connection with their work, but in this case the Commissioner took a different view and found in favour of the employee. In relation to the comment whereby the manager demanded the telephone number of a woman he barely knew, the Commissioner found that this was merely boorish behaviour rather than sexual harassment. There is some merit in that view. If the employee had persisted with those requests throughout the night, it would
have amounted to sexual harassment. Deputy President Hatcher acknowledged that the employer had sent out a memo beforehand setting out clear guidelines on behaviour and what the expectations of staff were in relation to their conduct to one another during that evening. It was his view that that directive ceased to have effect upon the employees leaving the venue. Importantly, Deputy President Hatcher also made comments about the fact that the employer supplied unlimited alcohol to staff whilst at the same time expecting that they behave themselves. This raises a significant challenge for employers in providing a function that is enjoyable and relaxing for staff and yet not being excused of facilitating bad behaviour by the provision of alcohol. The outcome of this case invites employers – when they organise functions – whether it be a Friday afternoon BBQ or a Christmas party, to think through how they are going to manage the behaviour of their staff at the event and furthermore for larger companies to implement some guidelines on behaviours at events and to ensure that staff sign off on them before attending.

The one proviso for Mussalli though is that any future restaurants are within an hour’s travelling time from home as he doesn’t want to lower the quality control standards he personally maintains with his existing stores. Spending 4 out of every 5 days at the coalface, Mussalli’s passion for getting out there among the troops is obvious. “I absolutely love what I do. Even after 33 years, we are continually evolving to stay relevant and that’s what drives the brand and what drives me as a businessperson.” As for an exit strategy, Mussalli admits he hasn’t given it too much thought yet, “I can’t see the exit yet. A BLIND MAN and his seeing eye dog walked into a store. When he got in, he starts swinging his dog around. Upset by this, the manager of the store demanded to know what he was doing. The blind man calmly replied, “I’m just lookin’ around.” A policeman stops a lady and asks for her license. He says “Lady, it says here that you should be wearing glasses.” The woman answered “Well, I have contacts.” The policeman replied “I don’t care who you know! You’re getting a ticket!” This is the story of four people named Everybody, Somebody, Anybody, and Nobody. There was an important job to be done and Everybody was asked to do it. Anybody could have done it, but Nobody did it. Somebody got angry about that, because it was Everybody’s job. Everybody thought Anybody could do it, but Nobody realised that Everybody wouldn’t do it. Consequently, it wound up that Nobody told Anybody, so Everybody blamed Somebody. Two women were comparing notes on the difficulties of running a small business. “I started a new practice last year,” the first one said. “I insist that each of my employees take at least a week off every three months.” “Why in the world would you do that?”the other asked. She responded, “It’s the best way I know of to learn which ones I can do without.” An Englishman, a Scotsman and an Irishman were without tickets for the opening ceremonies of the summer Olympics but hoped to be able to talk their way in at the gate. Security was very tight, however,
and each of their attempts was met with a stern refusal. While wandering around outside the stadium, the Englishman came upon a construction site, which gave him an idea. Grabbing a length of scaffolding, he presented himself at the gate and said, “Johnson, the pole vault,” and was admitted. The Scotsman, overhearing this, went at once to search the site. When he came up with a sledge hammer, he presented himself at the gate and said, “McTavish, the hammer.” He was also admitted. The Irishman combed the site for an hour and was nearly ready to give up when he spotted his ticket in. Seizing a roll of barbed wire, he presented himself at the gate and announced, “O’Sullivan, fencing.”
Two accountants are in a bank when armed robbers burst in. While several of the robbers take the money from the tellers, others line the customers up against a wall and proceed to take their wallets, watches, and other valuables. In the midst of the chaos, accountant No. 1 jams something in accountant No. 2’s hand. Without looking down, accountant No. 2 whispers, “What is this?” to which accountant number one replies, “It’s that $50 I owe you.”
