COV ER S TORY

Nick Pantsos - For the love of coffee • A fascinating journey from fruit shops to Caltex twin servos to one of Australia’s most successful wholesale coffee companies. • Strategies to overcome the challenges in an increasingly competitive market. • Key lessons learned over almost 20 years in the wholesale coffee business. • How a company that began business in a small tin shed grew to a concern occupying a modern 1500 sqm premises with state-of-the-art facilities.

IF YOU’VE EVER enjoyed a cup of barista made espresso coffee from a cafe on the Central Coast, chances are the coffee and the machine that brewed it were supplied by Expresso Coffee Specialists, the family business owned and managed by Nick Pantsos. There’s also a good chance that

By Phaedra Pym

the Barista was trained in the fine art of coffee making by the company’s accredited Barista Trainer. Established on the Central Coast in 1998 in a small shed with a staff of three, Expresso Coffee is the largest national distributor for global coffee giant, Jacobs Douwe Egberts (JDE) and has been their number one supplier year in, year out. The company’s growth has been the result of passion, dedication, hard work, strategic decision-making, resilience, and exceptional ongoing customer service. Pantsos grew up in Wollongong and spent much of his childhood helping his parents run the family’s three fruit shops. At the age of 19, Pantsos suddenly found himself with the responsibility of running the family business after his father passed away. Four years later, Pantsos was given a golden opportunity through a family friend to become a partner in the brand new twin Caltex service stations on the M1. He was just 23 at the time. Pantsos ran the Caltex business successfully over the next five years with the help of finance and administrative specialist, Colleen Maloy, who continues to work alongside Pantsos as Administration Manager today. Leaving Caltex in 1998,

Pantsos, who by now was financially comfortable and married with two young children, began the hunt for the next chapter in his business journey. “The week I left Caltex my wife asked me, ‘What can you see yourself doing?’ And my reply to her was, ‘I would love to buy the coffee company that used to supply us at the twin Caltex’”. However, the business was not for sale. After almost purchasing another retail business, Pantsos was given a heads up by his accountant that he had a client who was thinking about selling. As luck (or fate) would have it, that business was the very same coffee company he had wanted to buy. By the end of the day Pantsos had bought the business. Within 12 months, the business was rebranded to Expresso Coffee Specialists under the management of what continues to be the management team today, Pantsos (Director), Maloy (Administration Manager) and Russell Morrison (Sales Manager). Outgrowing their premises in Wyoming within four years, Expresso Coffee moved to a 500 sqm warehouse in West Gosford and gradually increased their customer base of cafes, restaurants, hotels and motels over the next several years. Their staff numbers

also grew. In 2015 they took a calculated risk and relocated again, this time to a 1500 sqm modern premises at Lisarow, which they fitted out with a roastery, large warehouse facility, technical department, commercial coffee machine showroom, and a purpose built Barista training facility. One of Expresso Coffee’s key points of difference from day one has been customer service. Pantsos and the team pride themselves on never losing sight of the customers’ needs by providing them with dedicated account managers who visit their customers at least fortnightly to check on them, ensure their machines are running smoothly and take their order. “We are one of only a few coffee companies to offer this level of service,” said Pantsos. Increasing competition over the years has been a challenge for the company. Twenty years ago there were only a handful of coffee companies but today there are hundreds, including boutique roasters. “The pie has grown but it has also been cut into very small pieces. So we knew it was necessary to maximise our share without saturating our market,” said Pantsos. One of the ways Expresso Coffee is combatting this challenge is by introducing their own roastery managed by an Artisan Roaster. This allows them to create boutique blends that are custom made to order and uniquely branded and packaged. Despite the growing popularity of boutique blends however, Pantsos is careful to keep it ‘boutique’ and maintain his focus on selling JDE brands. On the back of Expresso Coffee’s sustainable success, JDE

The Expresso Coffee Specialists team (back row l to r) Colleen Maloy, Erin Roberts, Linda Jury, Charmaine Wall, Janette Horner and Chloe McDonald Front row (l to r) Phil St Clare-Hobbs, Nick Pantsos and Russell Morrison have recently increased the company’s territory to include half of Sydney’s metropolitan area in addition to the substantial territory they already looked after. Key lessons • Stick to a niche market – Expresso Coffee had been servicing the domestic market for coffee machines as well as the commercial market but learned that the return for effort coupled with increasing competition from large retailers made

it counterproductive to remain in that market. • Allow sales personnel to concentrate on selling and employ a dedicated and fully certified Barista Trainer to train cafe staff. • Focus on natural, steady growth as opposed to trying to grow too fast, employing too many people and saturating the market. It is this growth strategy that ensured the GFC did not affect the company significantly. CONTINUED ON PAGE 21

EDITORIAL

Edgar Adams discusses local issues

Investors and businesses wanted CCBR’s annual Investment Prospectus for 2016-17 is now available. An initiative of CCBR this prospectus is aimed at investors and businesses considering relocating to the region. Forty pages packed with information that answers the questions businesses ask when they start thinking about expanding or relocating. This year’s edition is the 21st and for the first time focusses on our close proximity to Sydney. After all we are part of Greater Sydney and only an hour away. So this year we are highlighting our region as Sydney’s Central Coast.

This year for the first time we are able to highlight real investment in our region, investment that is happening – mostly by real estate investors and developers who can see the opportunities.

The number of residential developers with major projects is growing and their marketing campaigns are creating the critical mass that ensures a renewed focus on our region – Sydney’s Central Coast. There is now an opportunity to focus on encouraging commercial and industrial businesses to look seriously at the region. In this respect the Henry Kendall Group is investing millions in their Golf Links Commercial Campus and promoting premium commercial space in the Gigabit Business Park with its Hypernode Data Centre, Nexus Smart Hub and Servers Australia amongst many others. This is the only commercial development on the Central Coast and it highlights the Wilde Family’s confidence in our region. In 2017 CCBR is going a step further and will use this prospectus to sell the region to potential commercial and industrial businesses in Sydney and elsewhere. It’s a big ask but no one else is doing it. We would like to thank the sponsors of this year’s Prospectus, most of whom are from the private sector and are committed to the region’s future. Somersby manufacturer wins $16 million export contract SOMERSBY ENGINEERING COMPANY RR Taylor Pty Ltd has commenced a $16.2 million contract to supply, install and operate medical waste processing facilities in hospitals in Sri Lanka. RR Taylor won the contract against international competition with its innovative MetaMizer 240SSS unit which sterilises and shreds medical waste before converting it into a granulated product to be disposed of more easily. A condition of the tender was for the project to be debt funded. RR Taylor achieved with the support of Efic (Australia’s export credit agency). Mr Kaye said that Efic had been very helpful in assisting with the deal. The first unit was shipped to Sri Lanka last April. The total contract of 20 machines will be supplied over the coming 18 months. The contract for the supply of the MetaMizer units was signed in 2013 but not ratified by the Sri Lankan Government until March this year. R R Taylor Managing Director, Warren Kaye has been working on developing this unit for a number of years and has been negotiating with the Sri Lankan government since 2008. Negotiations were set back due to the GFC and several national elections in Sri Lanka. This is also good news for the Central Coast as the company uses local suppliers and will employ a further five people. “We are now looking for more opportunities in Indonesia, India and the Middle East.â€? he said. Mr Kaye said that there is also a market in regional NSW. “We are talking to NSW Government as the MetaMizer would be ideal in regional areas. Right now hospital waste has to be trucked back to the capital cities for disposal. Processing daily waste on-site is environmentally superior and would save big money,â€? he said. Oddfish Media introducing Programmatic Advertising ERINA BASED ODDFISH Media, is investing in the development of a Digital Programmatic Exchange platform that provides clients with the ability to bid for private exchange media. Programmatic media buying, marketing and advertising is the algorithmic purchase and sale of advertising space in real time. During this process, software is used to automate the buying, placement, and optimisation of media inventory via a bidding system. Head of Digital at Oddfish Media, Ian Farmer describes it like this “Media buying is becoming a lot more like buying shares on the stock exchange and therefore having a programmatic buying desk is critical to media investment. Our programmatic platform gives our clients unprecedented access to advertising inventory that we can then overlay our client’s audience segmentation, to optimise their media investment”. “Buying media programmatically allows us to set rules for our media bids and take into account external conditions such as the weather,” he says.” Oddfish Media is the only local fully accredited boutique media agency specialising in online and above the line media for local, national and international clients. Established in 2005 by Darren Fischer, who had an extensive career in the advertising industry, and Peter O’Dell, with a background in television over many years.

The Committee includes Michael Gage (Everglades Country Club) Warren Hadley (Shelly Beach Golf Club), Geoff Thompson (Club Wyong RSL) Sharyn Kennedy (Shelly Beach Golf Club), Ben Bradley (Davistown RSL), Cheryl Hosking (Wyong Leagues Club Group), and Alex Moore (Munmorah United Bowling Club). “The new committee will be focussed on continuing the outstanding support given by the 40 clubs in the Central Coast Region, to the whole regional community. The great dining options available within the range of clubs, from Gwandalan to Mooney, and the promotion of sporting facilities, will also feature in the work of the committee in the next twelve months.” Mr Walker said. “The club industry on the Central Coast, is a major employer with several thousand employees and volunteer staff, and it is a huge social and economic driver for the region. There are a vast number of Central Coast businesses that supply goods and services to the club industry in this region. It is important that all levels of Government, and the community at large, understand the type of impact this has on a region such as ours” Mr Walker said.

BUSINESS BRIEFS

LJ Hooker Commercial appoints new Area Specialists

Anthony Scarcella, Ty Blanch and Sal Musico Ty Blanch, Principal at LJ Hooker Commercial Central Coast has announced the appointment of Anthony Scarcella and Sal Musico as Area Specialists. Mr Scarcella. A licensed real-estate agent and auctioneer has been in the industry for over fifteen years and will service Erina, Gosford, Lisarow, Kincumber and Terrigal areas. Mr Municao joins Hookers after a thirteen year career in the Australian Government including three years at the Australian High Commission in Singapore. On returning to Australia he acquired the independent agency MJ Davis Industrial which he operated for twenty-one years. Following the sale of the business in 2012 he relocated to the Central Coast. He will focus on the Lower Hunter region, particularly Beresfield and Thornton.

Place marketing campaign to change perceptions of the Coast Central Coast Council has launched a new ‘place marketing’ campaign called This is the Life to promote the Central Coast. ‘Place marketing’ is where a region looks to positively change perceptions of its area, to help deliver new social and economic outcomes. Council’s Administrator Ian Reynolds, said now is the perfect time to promote positive perceptions about the Coast and make a strong stand as a region in our own right. “The Central Coast has changed a lot over the past twenty years; it is certainly a more vibrant place with cafes, restaurants, festivals and a growing cultural scene,” Mr Reynolds said. “But perceptions have not kept up with reality. Research shows that outside the region there is a view we are a bit of a sleepy hollow with not much to offer except our beaches. “If you live here and are proud of being a Central Coast resident you know that is not the case. It is time to tell the new Central Coast story, celebrate what we love about living here and help create more opportunities on the Coast. “We live here because we love it. I am sure you have that place on the Coast that you go that makes you pause and think ‘ahh this is the life.’ This campaign will share those stories and moments and show the world how great the Central Coast is.” Council commissioned formal research to explore perceptions of and attitudes towards the Central Coast amongst resi-

dents of Northern and Western Sydney. The research found recognition of the area was high – people knew where the Central Coast was - and it was identified as an affordable area with a relaxed attitude. However, there was a general perception of a lack of other offerings, epitomised by the comment ‘you can’t get a good cup of coffee on the Coast.’ We know that is no longer true. “By all coming together, businesses, community, the arts, the education sector we can change these outdated perceptions of the Central Coast and make it the very best it can be,” Mr Reynolds added. Follow the campaign on Instagram @ thisisthecentralcoast, use the hashtag #thisisthelife and share what you love about the Coast. Read the remarkable stories of other Coast residents who love life on the Central Coast at www.thisisthecentralcoast.com.au Local businesses, educators, sporting and community groups can become a partner of the campaign. How to Choose a Meeting Venue THERE ARE MANY conference and meeting venues on the Central Coast and Central Coast Business Review recommends the venues on these pages. When choosing a venue for your next meeting or conference there is more to consider than just the budget. Taking into account who is attending, from how far will they be travelling and how many are expected to participate are also vital considerations. When researching potential venues, pay particular attention to the service you receive as this will be indicative of the service your delegates will receive which will contribute greatly to the success of your event. Here are some questions to ask about any potential venue.

P. 02 4325 3371 E. drinks@reviver.net.au www.reviver.net.au

Suitability • Does the venue fit the company’s corporate image? • Does it give the correct impression for this particular meeting? • Will it appeal to the target audience? • Will the venue staff add to the attendees’ experience in a positive way? Location • Is the venue easily accessible to those attending? • Is the location quiet and close to accommodation if required? • Is the venue location suitable for any extra events, shows or excursions that have been planned?

Size • Is the seating capacity suitable? • Are the meeting rooms large enough to provide a comfortable experience for those attending? • Are the meeting rooms well laid out? Do they allow for good views of the speaker without any obstructions? • Does the venue allow attendees to move around without bottlenecks and delays? At the end of the day you want to get the most out of your meeting and the venue you choose has to add rather than detract from the experience of those attending. So take the time to choose carefully

high quality office space over two levels and 180 on-site car parking spaces. One of the building’s many features s a large foyer with sweeping stair case and lift and abundance of common areas and balconies. The zoning for the property is B7 Business Park allowing for flexible further development. Currently the improvements on the land are well below the permitted development FSR of 0.8%.. The property is being offered with vacant possession.

Rezoning to drive revitalisation of the Wyong CBD Council will commence a proposal to extend the mixed use zoning for part of the Wyong CBD to facilitate better development and help drive the revitalisation of the township. Mixed use developments mean there is a residential component to the development as well as retail and commercial space. Administrator Ian Reynolds said the site, for the proposed rezoning on Howarth Street, was ideally located near the train line and Baker Park and Council wanted to ensure the right development is encouraged in the area. “We need to provide a mix of housing options for our growing community and we need to put it in areas that are close to transport links,” Mr Reynolds said. “Rezoning and development of this side of the railway will complement the redevelopment of the western side of the Wyong CBD. “There is also a Masterplan in place for the upgrade of Baker Park and we want to ensure any development that goes in there, complements the work we want to do to improve recreational opportunities in Wyong.” The planning proposal will now be progressed to rezone a site on Howarth Street and nearby land and to increase the height limit for the area from 13 metres to 21 metres (6 storeys) which is consistent with the height set in the Baker Park Masterplan. This will take into account impacts on the public domain, overshadowing, overlooking and other relevant matters.

By Warwick Ryan, Partner, SWAAB Attorneys

ck Ryan .com.au AUSTRALIAN LAW HAS for a long time

recognised the concept of “casual” employ-

s ment. Casual employees, it is generally num Building, understood, are engaged on an “as needed” RINA NSW 2250

basis. There is no obligation on the employer to offer a casual work and, equally, there is no obligation on the employee to accept work when offered. Because of the variable nature of their employment, casual employees are not entitled various benefits associated with permanent employment, in particular they are not entitled to paid sick leave, annual leave or redundancy pay (the one exception is that they do get long service leave – which catches a lot of employers out!). To compensate casual employees for the fact that they do not receive these entitle-

ments casual employees receive a 25% “loading” (or uplift) on the minimum wages set for permanent employees. Quite frequently, an employee who is initially engaged as a casual may subsequently accept a permanent position with an employer. For such newly ordained permanent employees the question arises as to what status their previous period of casual service with the employer should now be given. If, for example, an employee with ten years’ service as a casual and one year’s service as a permanent employee is made redundant, should their redundancy pay be calculated on 11 years’ service or one year’s service? You might think that if such an employee had received the benefit of the 25% casual loading for ten years then it would be logical that their period of causal employment would be disregarded for the purpose of calculating redundancy pay. Otherwise, wouldn’t the employee, in effect, be “double-dipping” on entitlements? Surprisingly, in the recent decision of AMWU v Donau Pty Ltd [2016] FWCFB 3075 the majority of the Full Bench of the Fair Work Commission determined that periods of “regular and systematic” employment

CON T INUED AR T ICLES Nick Pantsos - For the love of coffee • Do everything you can to make your product (in this case, the coffee) shine –outstanding service delivery, supply of machines, technical support and Barista training are all delivered at no cost to the customer. • Employ strategically and look after your people – Pantsos learned (the hard way) the benefits of engaging the services of a recruitment company as opposed to employing by word of mouth, which in the past had created company-wide workplace cultural issues. • Don’t be afraid to reinvest into the business, but do so strategically. • Evolve with the times, listen to the feedback from customers and reinvent yourself and your products to suit the market and what people want. • Keep control over every aspect of the business – from sales and technicians to training and delivery drivers – don’t outsource services that are crucial to your reputation. • Image is important – everything from your premises and sign written vehicles to the staff uniforms. • Be confident enough to stand behind your belief in your product – Expresso Coffee is one of the only coffee companies that doesn’t require a contract when

as a casual before an employee becomes permanent are to be counted as periods of service for the purpose of calculating redundancy pay. Although the Fair Work Commission acknowledged that this position might seem to lack “industrial justice”, the members of the Fair Work Commission found they were constrained by the inflexible wording of the Fair Work Act. It is possible that the case will be appealed, and employer groups have certainly been up in arms about the result, not least because it opens the door to arguments that periods of casual service should be taken in account for the purposes of other entitlements (annual leave, sick leave, etc). What the decision means – absent an appeal – is that where an employer offers a casual employee a permanent position, the employer will have to include a period of “regular and systematic” casual service for the purposes of calculating future redundancy pay under the Fair Work Act. The additional costs of which could be huge significant. It is yet another reason why employers may be reluctant to offer casual employees a permanent role.

their machines are installed for the exclusive purchase of their coffee. Expresso Coffee Specialists is currently in a “comfortable growth phase” with a staff of 14. Pantsos’ son, Chris is now involved in the company and Pantsos himself is still as passionate about quality coffee and the business

today as he was in 1998. It is not uncommon for him to be at work at 7:00 am to begin the roasting process. Expresso Coffee will host the Central Coast’s first Barista competition next month with the finals being held at Coast Bar Gosford and judged by Stefano Manfredi on November 16. Pantsos plans to make this an annual event

FUNNY BUSINESS

A SCHOOL TEACHER was asking students what their parents did for a living. “Tim, you be first. What does your mother do all day?” Tim stood up and proudly said, “She’s a doctor.” “That’s wonderful. How about you, Amy?” Amy shyly stood up, scuffed her feet and said, “My father is a postman.” “Thank you, Amy” said the teacher. “What does your parent do, Billy?” Billy proudly stood up and announced, “Nothing. He’s an economist.” A burglar has just made it into the house he’s intending ransacking, and he’s looking around for stuff to steal. All of a sudden, a little voice pipes up, “I can see you, and so can Jesus!” Startled, the burglar looks around the room. No one there at all, so he goes back to his business. “I can see you, and so can Jesus!” The burglar jumps again, and takes a longer look around the room. Over in the corner by the window, almost obscured by curtains, is a cage in which sits a parrot, who pipes up again, “I can see you, and so can Jesus!” “So what,” says the burglar, “you’re only a parrot!” To which the parrot replies, “Maybe, but Jesus is a rottweiler!” Two drunks stand on a cliff with their arms outstretched. One has some budgies lined up on each arm, the other has parrots lined up on his arms. After a couple of minutes, they both leap off the cliff and fall to the ground. Laying next to each other in intensive care at the hospital, one drunk says to the other, “I don’t think much of this budgie jumping.” The other drunk replies, “Yeah, I’m not too keen on this paragliding either.”

Three rats are sitting at the bar talking and bragging about their bravery and toughness. The first rat says, “I’m so tough, once I ate a whole bagful of rat poison!” The second rat says, “Well I’m so tough, once I was caught in a rat trap and I bit it apart!” Then the third rat gets up and says, “Later guys, I’m off home to harass the cat.” The soldier serving in Afghanistan was annoyed and upset when his girl wrote breaking off their engagement and asking for her photograph back. So he went out and collected all his friends’ unwanted photographs of women, bundled them all together and sent them back with a note saying, “I regret to inform you that I cannot remember which one is you -- please keep your photo and return the others.”

For the first time in many years an old man traveled from his country town property to the city to attend a movie. After buying his ticket, he stopped at the concession stand to purchase some popcorn. Handing the attendant $5.50, he couldn’t help but comment, “The last time I came to the movies, popcorn was only 15 cents.” “Well, sir,” the attendant replied with a grin, “You’re really going to enjoy yourself. We have sound now..”
