Robson Civil Projects – a 64-year family success story THIS MONTH WE celebrate the success and longevity in business of one of the east coast’s leading civil construction companies, Robson Civil Projects at West Gosford. Founded in 1950 by Ron Robson, the father of current Chairman and former Managing Director Peter Robson, and incorporated in 1962, the company takes great pride in its strong family based culture. With many employees exceeding 30 year’s service, including one who recently celebrated an astounding 50 year’s service and several multi-generational employees, it’s clear Robson is doing a thing or two right when it comes to workplace culture. But it hasn’t all been smooth sailing. I had the privilege of chatting with Peter Robson and his son, successor and current Managing Director, Grant Robson about the challenges, the opportunities and the plans moving forward for this Central Coast quiet achiever and employer of more than 200. Civil engineering is an industry that relies heavily on development and government infrastructure spending in order to keep businesses afloat and people employed. As a result, civil engineering companies must accept the fact that change is not something to be managed; it’s the norm. When one sneezes the others catch a cold and when one area performs well, the others follow suit. Survival in the civil sector takes the foresight to know where the work will be, the size and strength to be able to tender on the big jobs, the flexibility to shift

focus when required and the discipline to ensure compliance at all time. With much of the long awaited major development plans for both Gosford City and Wyong Shire LGA’s set to come to fruition, it looks like there will be no shortage of work for the civil engineering sector in the foreseeable future. But with the awarding of a contract always subject to a stringent tendering process dominated by increasingly tight margins, competition on every project is fierce. In fact the notion of awarding a contract based on past performance, service delivery and support for a local over the bottom line simply doesn’t exist, making it a real challenge to cut through in this highly competitive industry. This is especially true since the mining downturn, which has seen many civil engineering companies that performed strongly during the mining boom, including Robson Civil Projects, forced to shift focus into other areas. Robson’s overall mining sector work, like other big players in the industry, was hit hard. Their mining projects decreased from 85% of their overall work in the Hunter Valley to around 5% in just over two years. Not surprisingly, this resulted in even greater competition for each tendered civil project. “With the mining downturn, a lot of people have come back into the civil market, like we have, and are pricing accordingly as people tend to do when they’re desperate for work,” said Grant. But unlike

many other civil engineering companies, Robson Civil Projects saw the writing on the wall well in advance, giving management sufficient time to shift their priorities into other areas. Indeed, much of Robson’s success and longevity is attributed to the company’s commitment to ongoing research and the maintenance of capabilities in all facets of their industry so they can be ramped up at short notice. “It’s like the tide in this industry”, observed Peter, “There’s a rise and fall and you’ve just got to go with it. We can’t dictate what we want to do. We are reliant on development, which is reliant on government spending and the economy. That’s the way it always has been and always will be.” Challenge has been something that Peter Robson has had to deal with from the early days. Eleven years after starting work with the company as an apprentice mechanic, Peter’s father Ron passed away suddenly at the age of 53, leaving his foreman in charge until his retirement three months later. So at the age of just 26, Peter found himself at the helm of a business with 26 staff. It was at this point that he began to appreciate the fact that his father had made him gain hands-on experience in all facets of the business, from jobs at the coalface to back office work. As a result, Peter demanded the same from his two sons when they joined him in the business years later (Grant’s brother Mark is Robson’s Maintenance Manager and a fellow Executive Board

Director). “If you tell someone what to do and they know how to do it but you don’t, you’re never going to earn their respect,” said Peter. Discipline is another key trait that has enabled Robson Civil Projects to maintain the size and level of compliance it needs to be in the running for Tier 1 and government projects. For instance, it takes a team of eight full time staff just to oversee Robson’s Health, Safety and Environmental policies. “We are selected to tender for many jobs because of our size, financial performance and WHS practices. So while it’s costly, the key is to stay on top of legislation,” said Grant. Indeed while all levels of government keep promising a reduction in red tape, both Peter and Grant say it’s “grown tenfold”. Today Robson Civil Projects has the capacity to deliver large complex civil projects in the mining, rail, roads, commercial and public sectors. A point of difference to many competitors is the fact that Robson owns, operates and maintains its own late model, plant fleet, allowing them to self-manage projects from concept to completion. Current local projects include the $100 million Gosford Rail Passing Loops project, designed to ease the rail bottleneck at Gosford and the Sparks Road upgrade in preparation for the Warnervale Town Centre project. As for the future, Grant said they are looking closely at the Sydney CBD market where opportunities are starting to

the Board. “I have always brought my sons up with the mentality that the harder you work, the luckier you get. There’s no substitute for hard work. Never has been. Never will be.”

Six months to go! Then came ICAC and we now have another new Minister for Planning and Minister for the Central Coast. Meanwhile the Feds have honoured their promise and gone further announcing in the Budget that the Tax Office would take 6,500 sqm of space in a new building to house 600 staff. This, to underpin the feasibility of a new building on the school site. I do believe that the Baird Government, through the Member for Pittwater and Minister for the Central Coast, Rob Stokes, has a renewed commitment to our region. But there is a lot at stake and six months isn’t a very long time! Edgar Adams Editor

than any state member in forty years. Harris will contest the Seat of Wyong and he should be a shoe-in. We know that he takes a global view of the Central Coast region and with his background he will be a great advocate – even though he will be in opposition. Meanwhile, it is pleasing to see that the Coast hasn’t been totally left behind. The government is working on a $300 million refurbishment of Gosford Hospital with a further $50 million for Wyong. They have contributed $23 million for the Warnervale Town Centre / Sparks Road intersection, $170 million on the West Gosford intersection upgrade. They have also built a new Gosford Primary School at a cost of $22 million to replace the old one in Mann Street, Gosford. But we need to understand that the Libs promised to relocate the school and redevelop the site in Mann Street with the initial project being a commercial office building. So far all that has happened is that the old school is being demolished at present. The redevelopment of the school site has been seen as the key driver of a renewed Gosford CBD for about six years. The previous government got the message after seeing the meticulous way in which Gosford Council had gone about the Gosford Challenge and in November 2010 set up the Central Coast Regional Development Corporation under the Department of Planning to get the Gosford Waterfront moving. Five months later and we had a new government and Minister for Planning and Minister for the Central Coast. Result nothing happened!

IN SIX MONTHS time we will be at the polls to elect a new State Government. For the people of NSW in general it should be a no-brainer – the Baird Liberal Government has to be re-elected. Unfortunately for the Central Coast, when elected, the new Government decided to put Western Sydney first. With four Liberal Members of Parliament in the government one would have thought that the Coast would have had a big voice. Not so, and the Liberal Party should be ashamed of itself for treating the region as it has. Although it is our own doing. It is oft said that an ill wind blows no good, but for the Central Coast the ICAC wind did blow some good. It has got rid of Hartcher and his two apparatchiks. They will be gone soon. Chris Holstein in the seat of Gosford is trying his hardest against what I believe have been difficult odds not being part of the Hartcher Mob and as it turns out that has been a plus for him. But of course what will result could be anyone’s guess and we may be worse off – if that is possible. We do need to have a voice in government which means the Libs need to hang on to Terrigal and Gosford and possibly win The Entrance. The Liberals’ Old Guard have been a big part of our region’s problems as they never lifted a finger in support of this region. On the other hand David Harris, the former Member for Wyong and Assistant Minister for the Central Coast (the Minister for the Central Coast was Premier Nathan Rees) during his one term in office achieved more for our region

New $100 million estate approved for Terrigal

GOSFORD COUNCIL LAST week approved the final land release in Terrigal, approving the Stevens Group’s master-planned development at Kings Avenue, Terrigal. The approval is the first major residential subdivision in the Gosford LGA for more than 20 years and follows a 17 year rezoning process commenced originally by Crighton Properties and the Olzomer Family. The Stevens Group acquired the Crighton land after they went into Receivership almost two years ago. Kings Estate Terrigal will deliver 135 lots on 54.1 hectares of land located on Kings Avenue at Terrigal, with an additional 18 hectares to be set aside and donated to

Council for the Coastal Open Space System (COSS) which will ensure the environmental ambience of the land is maintained. This will give a much needed boost to local employment and tradesmen within the area with the flow on effects to local businesses being significant. The approved DA reflects a lower density development, with land that backs onto nature reserves with the lots, ranging from around 570sqm to more than 2700sqm. John Stevens, Managing Director, Stevens Group said, “The focus for us on this development is very much on delivering a quality estate that embraces the local environment of the Terrigal area and ensures the waterways and wildlife corridors are main-

tained to the highest of standards. The master-planned estate will be developed with large lots and quality homes that will appeal to local families. To achieve this, we have dropped the density on site to ensure an average lot size of 700 sqm. “The Community Title will allow for the effective management of community assets into the future and the creation of guidelines to steer the architectural integrity of the development, guaranteeing homes suit the landform of the area. “With pent up interest from buyers it is anticipated that when lots go to market in mid-October, many of the lots will be snapped up in record time. Prices in the estate will start from $340,000.

2014-15 Central Coast Investment Prospectus now available AN INITIATIVE OF Central Coast Business Review to encourage business investment in the region and first published in 1995 as the first regional investment prospectus in Australia the 2014-15 Central Coast Investment Prospectus is now available. This Prospectus is aimed at attracting business investment to the region and is generally distributed to real estate agents, government agencies and investors for use as a sales tool to prospective businesses. In recent years its content has grown beyond the needs of the investor having extensive information more valuable to those already in business in the region. Woolies looking to push in at Yattalunga IN THEIR CONTINUING drive to gain retail market share on the Central Coast, whatever the cost to local small retailers, Australia’s supermarket giant, Woolworths, is seeking to obtain a rezoning of 5.5 hectares of conservation, scenic protection and rural land on the corner of Avoca Drive and Davistown Road, Green Point / Yattalunga. The site is located at the intersection of Avoca Drive and Davistown Road, between the Kincumber Shopping Centre, Saratoga Shopping Centre and the two village shopping centres at Green Point. If successful a Woolworths supermarket in this location would decimate business at the Saratoga Shopping Centre in particular. Woolies obviously feel left out as Kincumber Shopping Centre is owned by Coles and the anchor tenant is a Coles Supermarket while at Green Point Aldi and Coles are tenants in each. Gosford Council at its 9th September meeting quite rightly declined the Woolworths’ proposal. Meanwhile Woolworths have development applications in at Wyong Council for three supermarkets having just completed one at Lake Munmorah and are in the process of building at Warnervale Town Centre. Some 25 years ago Woolworths saw no future in the Central Coast and actu-

ally closed stores. As a result they presently only operate eight stores on the Coast compared with 18 stores operated by Coles. Coles’ parent Westfarmers, through its various brands – Liquorland, First Choice, Vintage Cellars, Bunnings, Target, Officeworks , K Mart, K Mart Tyre & Auto and Coles Express (petrol). Woolworths have a much lesser footprint through their brands; Woolworths Liquor, Dan Murphys, BWS, Big W, Masters Home Improvement and Caltex Woolworths (petrol) At the same time Aldi are quietly increasing their market share and presently operate nine supermarkets. With commercial and retail zonings well established in the region, to break back into the Central Coast market Woolworths have had to buy land almost anywhere and then apply for rezonings. A good example is their purchase of land at Colongra near Budgewoi last year away from the Budgewoi shopping strip and contrary to Wyong Council’s Budgewoi Masterplan. Knowing that in the end Woolworths, using its massive weight and influence would have succeeded Council was able to negotiate a land-swap that would allow Budgewoi not to be impacted to the extent that it otherwise would have been.

Nuffield Farming Scholarships for the Manns WOONGARRAH FARMER AND Managing Director of Roses2Go, Wade Mann was awarded one of twenty-six Nuffield Farming Scholarships for 2015 at a gala event in Launceston Tasmania in midSeptember. The announcement comes hot on the heels of wife and business partner Nicky Mann’s return from her own global study tour with fellow 2014 Nuffield Scholarship recipients. In fact, the Manns have made Australian history as the first ever husband and wife business partnership to be awarded the prestigious, highly sought after scholarship in consecutive years. Supported by Nuffield Australia, the Nuffield Farming Scholarship is widely regarded as the ‘golden key’ to the world’s

leading and most innovative farming practices. The scholarship entails a three stage intensive program that takes our nation’s best primary producers around the world to study the latest, environmentally sustainable farming techniques and practices. Run since 1950, the Nuffield Farming Scholarship program has proven to be a targeted way of investing into the future of Australia’s primary industry sector. duction of berry crops. Having recently diversified half their total greenhouse area to the commercial production of blueberries and raspberries to complement the roses for which they are renowned, the Manns are keen to investigate environmentally and ecologically sound pest control options for their crops. “The challenge in Australia is to successfully implement biocontrol technology using commercially available honeybees as an alternative to bumblebees, which are globally acclaimed as superior pollinators but forbidden entry on our shores,” said Wade. The first leg of the sixteen-week study tour kicks off in March 2015 with a tenday contemporary farming conference in France. Then in June, Wade will embark on a six-week global focus program that will see him and his fellow Nuffield scholars travel to Singapore, Indonesia, Japan, Israel, The Netherlands and the USA to research their individual topics of interest. The third and final component of the scholarship involves eight weeks of private study.

Robson Partners selects Fairhaven Services ROBSON PARTNERS AND their staff have chosen Fairhaven Services as the Central Coast charity most worthy of their support this year raising $4,500 to which was added a similar amount from Count Charitable Foundation making a total of $9,000. Each fortnight the staff at Robson Partners make a contribution from their pay packets and Robson Partners’ parent company Count Limited make a matching contribution through their Charitable Foundation. Robson Partners Managing Director, David Robson, said that Fairhaven Services had been chosen because of their provision of supported accommodation for the disabled, community participation programs and employment support for people to earn a living at their various Social Enterprises. In addition they offer employment opportunities for people with a disability to work in their business divisions, Pacific CoPack, Vintage Fair and Central Coast Laundry. New owners for Forresters Beach Resort

A CONSORTIUM HEADED up by John and Lin Zhang have bought Forrester Beach Resort at Forresters Beach. The property, built about 20 years ago comprises 34 large units, function centre for up to 200 guests, manager’s 3-bedroom residence and gardens and pool on a 8,213 sqm lot on The Entrance Road. Mrs Zhang said that they will be promoting the seminar and conference facilities to the mid-week corporate market taking advantage of the resort’s three well

Gosford Council appoints managers Gosford Council has announced the appointment of Matthew Prendergast as Manager of Sustainable Corporate and City Planning and Bruce Macnee as Manager of Development and Compliance. Matthew Prendergast brings both local and international planning and design experience to Gosford City Council. For the last six years he has been based in the Middle East, where he has been

managing the development and implementation of built environment projects in Qatar, in particular the development of the National Master Plan for Qatar as well as key centre and Matthew Prendergast planning precincts projects. Prior to his move to the Middle East, he held management positions with planning firm Roberts Day as well as other NSW councils. Bruce Macnee has extensive local government management experience, with his most recent role as Group Manager Sustainable Assessment at Redlands City Bruce Macnee Council. In this position he was responsible for planners, engineers, environmental and compliance staff, builders and plumbers. He has also worked on major Queensland projects such as the Cleveland CBD Revitalisation. Wyong Mayor appointed Chair of Local Land Services’ Advisory Group WYONG MAYOR DOUG Eaton has been appointment Chair of the Greater Sydney Local Land Services’ Local Government Advisory Group. The NSW State Government Local Lands Services provides agricultural production advice, biosecurity, natural resource management and emergency management. Councillor Eaton said the Doug Eaton Advisory Group will help strengthen partnerships between all levels of government and communities to address local priorities. “This is a win for our farmers, industry, businesses and the community – my posi-

tion on the Advisory Group will enable me to identify investment priorities that will improve agricultural production and the management of natural resources across our region,” said Cr Eaton. “The Local Lands Services has funding that can make a real difference to our Shire and I will play a leading role in facilitating targeted local delivery of programs and services.” “Wyong Shire has a diverse landscape, from the mountains to the Lakes and the sea, and we are the only water authority, together with Gosford City Council, repre-

sented on the Advisory Group. “Agriculture is an important industry in our area, but it has been contracting over recent years.” In 2010/11 agricultural production across the Shire was valued at $26 million, down from $34 million in 2005/06. “I’d like to see this industry revitalised – I want our local producers to not only improve their profitability, but ensure they are sustainable. “My position on the Advisory Group will provide an opportunity to help facilitate that,” Cr Eaton said. The Greater Sydney Advisory Group covers forty-three local Council areas – from Wyong in the north, Blue Mountains to the west and Wollondilly to the south.

Government looking to redevelop Mooney Mooney THE STATE GOVERNMENT has released concept plans for 450 new dwellings, a retail centre, 250 berth marina and 26,000sqm of open space at Mooney Mooney and Peat Island creating a new town between Hornsby and Gosford. A new service station will be located on the M1 northbound, near the existing ambulance station which will be be relocated and upgraded. Member for Gosford Chris Holstein announced the plans to rezone the area

which would include the provision of land for a new Rural Fire Service shed and a community centre Peat Island was established as asylum for inebriates in1911, subsequently becoming a residential care centre for people with intellectual disabilities until it was closed down in 2010. Under the new proposal, the historic chapel on Peat Island would be retained, as will four heritage-listed buildings earmarked for residential apartments.

“This is a once in a generation opportunity to transform and revitalise Peat Island and Mooney Mooney,” Mr Holstein said. “The master plan balances the historic and natural aesthetics of the region and features open green spaces and adaptive reuse of the historical buildings on Peat Island.” The announcement follows concerns raised by residents last March that Mooney Mooney had been left to stagnate because of government inaction.

In this case before the Fair Work Commission, there had been a long history of negative attitudes and behaviours by

There has been a lot of media interest lately about the negative effects of prolonged sitting and sedentary lifestyles. Although some of the coverage is a little over-dramatic, there is no denying the price we are paying in healthcare costs, decreased productivity, sickness absence, diminished discretionary effort at work and the social and financial cost of mental health issues. two employees. The employer allowed this to be handled “informally” by line managers over a number of years. There were no “formal” disciplinary processes to deal with this negative attitude. Further, over a course of a number of years the employees had been assessed as being “satisfactory” by the employer in repeated performance reviews. Finally, after many years, the team leader recommended the behaviour of the two employees (i.e. their persistent negative, hostile and aggressive behaviour in team meetings) be investigated. Subsequent to this investigation, the employees were terminated. However, both employees lodged unfair dismissal applications. In response, the Fair Work Commission found against the company and ordered the reinstatement of the two employees, despite a long history of a negative attitude by them. There are a number of reasons for the reinstatement. However, a fundamental problem for

the employer was that in their annual performance reviews of the two staff, the line manager did not document the employees’ persistent negative attitude. Accordingly, the Commissioner was happy to rely upon these performance reviews as assessing the employees as “satisfactory”. The lesson from this case is that if there are issues with the employee’s conduct, even though you want to bring out the best in them, it is critical that you raise such poor behaviour with the staff member during performance reviews and document it in written form. If you fail to communicate their deficiencies to a poorly performing or improperly behaving employee, it may well come back to haunt you, if you subsequently move to terminate their employment. Lapsed customers – easier to get back than get new ones Promotions typically aim to drive volume while ensuring a positive impact on the brand. This growth can be achieved by getting current customers to buy more, buy more frequently, or entice lapsed users or new users to purchase. Either way, the goal is to inspire a change in behaviour. By adding value to the product or brand a promotion serves to be the carrot to get our shoppers doing something different to what they currently do. It’s fairly obvious then to conceive that the greatest behaviour change will occur when we deliver the greatest value to the shopper. Shoppers look at value in a number of different ways. When it comes to promotions shoppers will see value if they are given something they want, without having to work too hard to get it. It is also safe to say that the holy grail of promotions will drive both current customers and incremental users to the brand. Don’t underestimate the importance of lapsed or infrequent customers. Its possible that up to 80 per cent of the lift in volume could be driven by non-loyal customers, after all they are already purchasing your brand.

A lawyer is questioning a doctor on whether or not he took the proper steps before signing a deceased client’s death certificate... “Did you check the man’s pulse?” asked the lawyer. “No.” said the doctor. “Did you check for any other signs that might indicate my client might still be alive?” “No.” said the doctor. “So you admit that you did not follow the proper steps before signing the death certificate.” “Well,” the doctor explained, “I’ll put it to you this way. The man’s brain was in a jar on my desk, but for all we know he could be out practicing law somewhere.” A lonely frog, desperate for any form of company telephoned the Psychic Hotline to find out what his future had in store. “You are going to meet a beautiful young girl who will want to know everything about you,.” He was told by the Personal Psychic Advisor. The frog is thrilled and says, “This is great! With that, the man’s wife leaned toward the window and said, “Officer, I should warn you not to argue with my husband when he’s been drinking.” A certain professor arrived late for a lecture to find a most uncomplimentary drawing of himself on the blackboard. Fuming, he asked the class joker in the front row, “Who, pray, was responsible for this atrocity?” The joker won tremendous prestige with his reply, “I really don’t know, but I strongly suspect its parents.”
