LA HACIENDA CASITAS A CDCB Development One of the most innovative and sustainable affordable housing projects by Community Development Corporation of Brownsville, La Hacienda Casitas is a 56-unit complex that serves as a single-family rental community. The award-winning design by bcWorkshop promotes affordable, sustainable housing that is also livable and community-oriented.


Community La Hacienda Casitas received Texas Society for Architects 2014 Design Award.

In keeping with the cultural context of the project, the “Casitas” themselves are modeled off a Mexican housing type meaning “small home”. The 56 homes and 6 community buildings are laid out across the site taking advantage of existing tree cover, and creating outdoor gathering spaces which connect residents to community amenities and to each other. Front and back porches allow residents to take advantage of the street and green spaces all the while encouraging interaction among residents.

Integrating a high-density housing model with low-impact design was key since the LRGV region often faces the issue of severe flooding. La Hacienda Casitas allows for efficient drainage using a series of planting zones that clean and move water across the site, reducing the impact of storm water running off the site. Planted with native grasses and wildflower species, these bio-swales double as public spaces and at times of flood, encourage water filtration and absorption prior to draining into municipal storm water systems. This strategic management of storm water has proven to be beneficial for both the community and the environment. Additionally, energy demands are kept low by using compact floor plans, window shading, and natural ventilation. All units are certified by LRGV Green Built standards and Energy Star standards, incorporating efficient building envelopes, water saving fixtures, and efficient appliances.
