What do I need to do to list my property for sale? _Read and sign the sales agency agreement. _Confirm your solicitor/conveyancer, or we can recommended local professionals for you. _Prepare your property for inspections. 02. Can I set my own price? _The listing or asking price is your decision. _Carefully consider past sales and on the market history when deciding your asking price. _Be aware that your price may need to be reviewed during the marketing period due to the changing market. 03. What is my role as the owner, in the sale? _Present your property for inspections. _Sit back, relax and be ready for a sale to occur. _When negotiating make decisions quickly. 04. My property is tenanted, what processes are made to ensure 
 the tenants are kept happy? _When selling it is very important to communicate with your tenant. Many tenants go into panic mode once it is revealed that you plan to sell their home. The tenants will be informed in

writing of your intentions to sell and will be provided with the required 14 days notice for professional photos. _Tenants are assured their home and rights will be respected - we reduce the impact by implementing an open for inspection program. _If your tenants enjoy living at your property, we like to offer them the opportunity to submit an offer to purchase the home prior to listing. _It is vital to be on good terms with tenants during the sale as we need their co-operation for internal presentation. Offering a rent discount or a thank you gift can build goodwill. Also remember, a happy tenant could work in your favor with potential buyers, especially if they are investors themselves. 05. When will the agents be coming through? _Once the contract arrives from your solicitor we can commence 
 sales inspections. _We can set up 45 minute allotted time slots for open for inspection on Saturday 
 or by appointment only (24hr+ notice provided at all times). 06. Do we have to be home for Open for inspections / Private inspections? _It often makes buyers feel more comfortable when they can view the property without the owner present. _If possible take the dog for a walk or go out to the shops. _Rest assured we will stay with the buyer throughout the inspection and point out all the features and benefits of your home.

07. Will you need keys? _Under normal circumstances keys make it more convenient for yourselves 
 and the buyer. _If you are unavailable or away from home we are still able to show buyers 
 through your property. _Access can sometimes be crucial where buyers are comparing properties. 08. Will you be showing the property yourself only? _I will facilitate all viewings of the property where possible. If alternate arrangements need to be made for showing the property I will discuss this with you prior 09. What happens when an offer is made? _When a buyer makes an offer we will contact you and submit the offer to you. _You will then have the opportunity submit a counter offer, which we relay to the buyer, selling the benefits and at all times supporting the value of the property. _The negotiation process will continue until both you and the buyer have agreed on a sale price. 10. What happens when we accept the price? _We will prepare sales advice and issue to your solicitor and the purchaser solicitor. _The purchaser will generally pay a 10% deposit and sign the contract. _You will also be required to sign the contract for sale with your solicitor. _Exchange of contracts will then take place.

11. How long after the purchaser pays the deposit do we settle on the property? _The standard settlement period is 42 days. _If you require less or more time you can contact your agent or solicitor / conveyancer about altering the settlement period. 12. What happens on settlement day? _Prior to settlement you will sign the transfer documents and return them 
 to your solicitor. _The purchaser will complete a presettlement inspection with the sales agent. _Once settlement has taken please, your solicitor will provide written authorisation to release keys to the purchaser. _Please ensure that we have a key to the property and that you leave any additional keys, remote controls, instruction manuals and other relevant documents in one the draws in the kitchen. _We can provide names of cleaners, removalists and trades people to assist in preparation for settlement day. _We will account to you when the authorisations from both solicitors are received by us.

13. Who takes care of fees and accounts? _All fees and accounts are accounted for by your solicitor / conveyance and these are paid on settlement when the buyer pays the balance. _Our fees are generally deducted out of the deposit we are holding in our trust account on settlement.
