Welcome Welcome to our Spring 2017 edition of the The Abbotsford Report where we will take a look at the seasonal period of September, October and November. On the whole a number of trends started to emerge as a result of the cooling Sydney property market. We saw a spike in the number of listings available due to vendors seeing that the market has peaked and wanting to sell for maximum value while they can. In addition to this, demand has waned and buyers are certainly more selective – they have a bit more choice and don’t want to pay a premium in a slowing market. Buyers are no longer rushing in. Some key factors to Sydney’s cooling market include increased supply, affordability constraints, higher interest rates independent of the RBA, and APRA-led restrictions on investor borrowings. Tighter lending conditions is fundamentally changing the landscape for borrowers. Following a five-year boom, Sydney is stabilising and retuning to what you might call a ‘normal’ market. In terms of price, Core Logic reported a 1.3 per cent reduction in property values over the last quarter — September to November. This is the greatest decline over a three-month period since May 2016. Research group CoreLogic reveals the peak was likely reached in July 2017, which was the last month to record a rise in values. Subsequent months recorded either prices falls or flat activity. Despite a softening market, Sydney continues to offer one of the most appealing lifestyles of any city on the Asia-Pacific rim and is undergoing tremendous change. Crucial infrastructure for our future is underway which is exciting and will undoubtedly have an affect on the property market. Interesting times ahead! Thank you for tuning in.
