PCC COMMUNITY MARKETS LOCATION: BURIEN, WASHINGTON ARCHITECT: MG2 AND GRAHAM BABA ARCHITECTS COMPLETED: 2018 CERTIFICATION: LEED V4 PCC COMMUNITY MARKETS (PCC) is a local, sustainable grocery store located in the heart of Washington; where the community is the owner and its team strive to provide “the best of the best” for those shopping there. The reasons why PCC stands out from its competitors are due to their quality and honesty that shape the brand’s culture from the products in stock to the integrity of the company’s promise to maintain transparency with its customers. Their ethos served true throughout this process. From day one, the entire project experience from initial client introductions up until the grand opening date was like no other, and exemplified collaboration at its finest. The partnership between MG2 and PCC opened many doors for growth and provided exceptional personal career development as well. As the lead Project Associate, the Burien location was the first store presented to MG2 and attached to it was a challenging project schedule to meet the deliverables by the set opening date. In addition to the tight schedule, some of the challenges included creating a standard prototype of the new store design for future locations, reviewing deliverables to meet LEED V4 requirements, finding new consultants during the construction phase, and adhering to any design changes simultaneously. Despite the obstacles faced during this time, the project was a huge success and all team members collectively made this store come to life.

Here are the top
three design elements I learned to create an efficient user experience:
LIGHTING
It seems prevalent that lighting defines the user-experience in any given space, which is exceptionally true at a grocery store. The way products are showcased and how customers navigate reflects on the illuminance level; and that goes for all hours of the day when staff members are preparing for the store to open, up until the cleaning process before the store closes. Burien introduced new lighting features to enhance the user experience at each department, which encouraged further development to create a more uniform lighting level throughout the store for both customers and staff.
LAYOUT DESIGN AND WAYFINDING
Easy accessibility and flow are key to avoid hectic foot traffic, especially during busy hours. The various departments encompass the store and act as a perimeter for customers to conveniently locate certain areas they seek interest. One rule of thumb for PCC is to never overstock and place items above the shelving or refrigeration. All the items you see on the shelf draws the customer’s peripheral vision to what is present at eye level and having neutral materiality allows for the products to be the highlight.
SUSTAINABILITY
The integration of sustainable finishes into the PCC stores originated in the late 90s and created a sustainability triple bottom line mantra of balancing economy, social and environmental impact. Understanding the client’s point of view in terms of achieving certain certification levels influences all facets of the grocery design process – from sourcing materials to the quantity of reused equipment and furniture. This layer of information affects every team from architectural to MEP coordination and can alter the project schedule. PCC Burien is the first grocery store to receive LEED V4 certification in the United States.

WHITE CASTLE LOCATION: COLUMBUS, OHIO ARCHITECT: MG2 COMPLETED: 2018 This specific project with WHITE CASTLE changed the game for the company, and is the first design prototype completed in Columbus, Ohio. The biggest challenge was maintaining the company’s integrity and paying homage to the site location: 965 N. High Street. Although the finishes throughout the restaurant are quite neutral, the custom casework and furniture compliment the look and feel of the space – where each chair type and tabletop serve a different purpose for the user. In addition to the new concept, another challenge for this project was introducing a mobile kiosk for customers to effectively use the White Castle app and promote efficiency for those who choose to dine in or order out. Our team researched various case studies and even built a mockup of the kiosk station (as shown on the bottom right photo) to fully understand appropriate clearances between users and how users will engage with these devices. Throughout this process, the collaboration between designers and architects presented many working sessions for design solutions, and provided further experience to resolve issues in a timely and effective manner.

Studies for the standing kiosk design were analyzed to define the appropriate 3 1 2 spacing for users and to quantify the appropriate number of devices for the provided counter length. The height was crucial to ensure there was enough F privacy for the condiment station located on the opposite side. Mock-ups of this design were completed in-house and resulted in a clearler understanding of scale OUTLINE OF COLUMN BEYOND and functionality for customers.

This particular location at the BWI airport was in need of a refresh and the family wanted to maintain the historic atmosphere to preserve the family tradition as best as possible. Certain components to the restaurant, such as the ornate columns along the back bar and the metal cage above the bar, were refurbished and maintained the original charm of the space. Seating was a huge factor in this redesign, expanding the outdoor seating along the perimeter with a large glass window looking to the restaurant, to accommodate ass many guests before their fllight. Warm and neutral tones reflected from the wood finishes and furniture compliment the red accent paint, symbolic to the company’s color scheme. Black and white photographs located on the interior walls tie everything together and represent the restaurants running history and dedication to providing authentic food from their home in Baltimore.

The renderings illustrate the proposal of a new STARBUCKS store located inside the Ala Moana Hotel in Honolulu. The open cafe allows visitors to conveniently walk in and out with multiple seating arrangments throughout the space. Wide glass windows provide a scenic view of the city and provide natural daylight, creating a comfortable and relaxing atmosphere for visitors. Using both Revit and SketchUp, the images VIEW 04 were rendered through Artlantis. The color palette, materials, lighting fixtures, and appliances were located to optimize the small footprint. The layout allows for easy access as visitors stop by for a refreshing beverage throughout the day.

OAKLEY LOCATION: LAKESIDE JOONDALUP, AUSTRALIA ARCHITECT: VALERIO ARCHITECTS PHASE: DESIGN DEVELOPMENT The OAKLEY location in Joondalup implements the newest prototype design with custom merchandise displays, a new cash wrap area and a sliding glass exterior door. The metal wrap feature near the entryway brings out pops of color and constrasts the dark tones of the store. The layout allows for convenient wayfinding, with products located along the perimeter, and makes it easy for customers to locate any specific item they are looking for.

The accessible electronics store located at the BWI aiport maximizes the small floor space with illuminated wall mounted millwork to showcase all the equipment and devices. Displays are located in the center and along the storefront for customers to conveniently test out the products before purchasing the item. Monitors showcase upbeat music and videos to grab the visitor’s attention, adding vibrance to the subtle tone of the store. To increase square footage, the signage above is placed on an angled metal panel, which provides more branding visibility from all sides of the storefront.

This particular client was interested in relocating their headquarter office to a more vibrant area in Downtown Seattle. Providing a site analysis with nearby accommodations factored into the space planning and programs that would benefit the employees.

Inspirational images were collected to understand the client’s preference on overall look and feel of the space. This particular vision board below showcases concepts for meeting rooms, reading from calm settings to the left side and shifts to more active spaces on the right side.
