Dear Central Florida I am madly in love with you. There, I said it, and it feels so good! To all my Central Floridians, I write this love letter to you with a full heart and open arms. Central Florida has a very special place in my heart. I wouldn’t be who I am or where I am today with out this incredible place I call home, and without all of you – our readers and supporters. Because of you, Central Florida Lifestyle has created impactful, positive and meaningful content for over 19 years. And we’ve enjoyed every day showing our community just how much we love you. I graduated from the University of Central Florida (Go Knights!). I even met my husband in high school right here in our community, and he has changed my life in more ways than I can count. He is an emergency medicine physician, and these past two years have been HARD. We’ve been through it, much like all of you, but as this is the month of love, I’m choosing to find love in all things I do. Every day, but this month in particular, we here at Central Florida Lifestyle, are focused on spreading the love. Inheritance for Same Sex Partners:
What You Need to Know Learn how to protect family inheritances in Florida probate court after the death of your same sex partner. By Kristen Jackson, Jackson Law P.A.
Q:
When my same sex partner of 22 years died in Florida last year, I had been her caretaker for the past 10 years. How in the world can Florida Probate Courts take 22 years of my financial contribution to my same sex relationship and set it aside for my partner’s blood relatives who I have neither met nor know? My partner had been suffering from Huntington’s disease for the past 12 years before her death. During these difficult times of illness, I was her sole caretaker and the family breadwinner. I paid the mortgage, all of her medical care and the majority of the family bills. Upon her death, I filed probate only to learn that because my partner and I failed to get married, I had neither entitlement to our family assets nor credit for contributions I had made during our many years together except for assets jointly-owned. Although I had durable power of attorney to manage her finances and healthcare, our house was personally-owned by my partner as were her bank accounts, investment accounts and insurance accounts, and with no specified beneficiaries. Also, I learned that neither of our two children had entitlement to any of the inheritance because both were adopted by me prior to entering into our relationship. So, even though we spent 22 years as a family, all of my partner’s assets belong to her blood relatives and our children and I lose everything that we had built and contributed for over 2 decades. This seems egregiously unfair in today’s world that, beyond any doubt, accepts same sex marriages nationwide. Even though my partner and I lived as a common law family, I learned that Florida does not recognize common law marriages.
A:
To answer your question, there are exceptions to the rule, for example, if you had lived in one of the seven states in the US that do recognize common law marriage, and can prove your relationship set forth by those state’s statutes in which you first lived, then the Florida Probate Court could have considered your marriage valid and your partner’s assets could have become yours and your children’s. Although such proof is difficult, you
would have had a greater chance of success in court like any other blood relative would have had in those states that do recognize common law marriage. You have experienced the law known as “Laughing Heirs Inheritance,” meaning an heir who is legally entitled to inherit the property of a person who has died, even though such heirs are only distantly related to the deceased and have no personal connection or reason to feel bereaved over their death.
Your experience is commonplace. To avoid losing assets, you and your partner spent a lifetime acquiring and which you would otherwise be entitled, same sex partners, or those living common law marriage lifestyles in Florida with no intention to marry, should consult with an Estate Planning Attorney to discuss how to responsibly plan and protect family inheritances.

H
elena Sanchez, 23, is a recent graduate from Rollins College who majored in theater arts. Jordyn Kinard, 15, is a sophomore at The First Academy who loves acting and singing. Both apprentices have one thing in common, they say that theater improved their self-confidence. Sanchez, the oldest of four children, was homeschooled for most of her formative years. “I was a shy kid so my mom thought theater would help me come out of my shell.” Sanchez started out at Miami Children’s Theatre. And while she enjoyed it, performing meant auditioning and memorizing lines. Once she started to home in on directing, she says she found her sweet spot. “The first time I got to direct it just felt right. I could take all these bits and pieces and through collaborating with the cast and crew, make it into an artistic experience.” After further study Sanchez says immersive theater and improv began to interest her because it invites the audience to be a part of the story. Part of the directing track, Sanchez appreciates Garden Theatre Artistic Director Joe Walsh and Education

Director Nick Bazo for their continued dedication to diversity in everything the Garden Theatre does. Next up she’ll be the apprentice director for Garden Theatre’s On Your Feet, the 2015 musical based on Gloria and Emilio Estefan. Performances debut July 8. Once her apprenticeship ends, Sanchez has her sights set on furthering her theatrical education and/or career in England. Kinard is a singer at heart. She has a wide voice range and has been playing guitar for four years and singing in her school’s choir since third grade. “My aunt was big into theater. She introduced me to Broadway showtunes. I remember us driving around listening to the soundtrack to ‘Little Women’ (with Sutton Foster as Jo Marsh). At first, I was ‘what’s this?’ It wasn’t long before I started asking her to play it whenever I was with her.” Ever since she was very young Kinard felt like she could best express herself with music. Performing felt like her safe place, a place she could go to cope with life’s challenges. “When I perform, I feel more confident in my other capabilities,” Kinard says. “It’s like if I can do that then maybe I do this.”
Apart from the general butterflies she feels from time to time before a performance, Kinard doesn’t suffer from shyness or anxiety in general. For her performing is a way to have fun. “I think the energy just carries you. Some people think how can you go up there and do that? It’s the inspiration of the words and the character and the music. That’s what I focus on, and it makes me feel less afraid.” Having the opportunity to grow her skills with the apprenticeship at Garden Theatre has opened new avenues of creativity for Kinard. Right now, she is working on a monologue she and her Garden Theatre apprentice team created. And soon, she’ll be auditioning for her school’s production of ‘The Little Mermaid”. Aware that she is still young and has time to decide what she’ll major in for college as well as what her career will be, Kinard is not counting theater out. “I’m so lucky to have this apprenticeship and to be working with professional artists at the Garden Theatre. I know no matter what I end up doing, I’m going to get a lot out of what I learn here. I already have.” Kinard says.

etting married is one of the most exciting things two people can do! And yet, with all the expectations (and let’s face it, pressure) surrounding the big day, knowing where to start can be more than a little daunting. Luckily, there are loads of local resources that can make planning your nuptials a little bit easier and a lot more enjoyable. One of the first things to do when planning a wedding is to decide what is most important to you. Is it the dress? The food? The photos? From there, you can prioritize and budget accordingly. And whether it’s a huge affair or a small gathering, all weddings require planning. Just Marry! Orlando is a fantastic source for assistance with event planning, meeting with vendors, menu tastings, and generally helping you sift through the myriad of options available to you. The cake, the caterers, the invitations…wedding planners know where to find it all. Just Marry! has

options for all budgets and levels of assistance, ranging from just a light nudge here and there to all but totallyhands-on. Incidentally, many vendors already have experience working with local wedding planners, so allowing your planner to help navigate your choices and negotiate your needs can save you a lot of time and heartache. A benefit to living in one of the tourist capitals of the world is that there are plenty of venues to choose from. Resorts are a wonderful selection for receptions since they usually provide the event space, catering, and picturesque scenery in a tidy one-stop-shop (of course, that is if you want to eschew being married in a religious space like a charge or synagogue). Rosen Hotels and Resorts have gorgeous scenery, ample parking for guests, and loads of options depending on your wedding size and budget. Walt Disney World resorts are also a great option, and for a pretty penny, you will have a very pretty wedding. Of course, there are
lots of outside of the box beautiful venues as well. Leu Gardens, The Lake Eola House, the Orlando Museum of Art and Casa Feliz in Winter Park are just a few that come to mind. Rest assured, if it’s a beautiful space, you can probably arrange to hold your wedding there. Then there is, of course, the dress. David’s Bridal is a great place to start – there are fantastic deals, beautiful options, and multiple locations to choose from. However, if you are looking for something a little more personalized, consider some of the local bridal boutiques. Minerva’s on Orange Avenue, Lily’s Bridal near Mills / 50, and Solutions Bridal at Millenia are all great options for something unique and beautiful. Of course, when it’s all said and done, while honeymoon options are endless, there is something to be said about being able to drive right over to Cape Canaveral and hop on a cruise to get away from it all.

Hidden Gems Learn about the history of speakeasies in Orlando

T
he history of speakeasies has become a charming nod to the spirit of American rebellion. It’s crazy to think that there was a time when alcohol was not only discouraged but completely outlawed. During prohibition this was precisely the case. Speakeasies, or illegally run locations where one could obtain alcohol, were havens for people who still craved the fun of imbibing in public. Usually requiring a password or other method of selective entry, these secret-not-so-secret spots were prevalent in almost every major metropolis and small town in the country throughout the prohibition era. As a burgeoning city in the 1920’s, Orlando was no exception. Records indicate that there were multiple Orlando speakeasies during prohibition which were secretly open for business (and indeed quite busy!). Sometimes masquerading as ordinary soda shops, these speakeasies were a way for the city-folk who weren’t hiding moonshine under their floorboards to get a drink. The Flamingo Cafe was a special little gem. Originally a soft drink stand called the Orange Drop, the remolded Flamingo Cafe was a haven for people fond of libations and gambling.

The cafe included a famous back room where cards, dice and roulette wheels spun for the entertainment of its guests. It operated just outside city limits (near what is now Executive Airport) and was impervious to infrequent raids, often being open for business despite having been shut down just nights before. Orlando has brought that secretive feel back into the 21st century with several local “speakeasies” that not only require a few extra hoops to enter but will transport you back to the era when night life was a saucy secret. Downtown Orlando has some of the most authentic feeling ones, nestled into buildings that have been standing for a century or longer, giving you the pleasure of a cramped squeeze through a dark hallway before entering a big, open room buzzing with booze and fun. Hanson’s Shoe Repair is a local favorite. It sits in the historical building 27 E Pine Street, and the vibe is not only old-timey but also a little exclusive—obtaining the password, while easy enough (it’s posted daily on Twitter), makes you feel a little bit more
like you’re doing something naughty. Also located in downtown Orlando, Mather’s Social Gathering is another historical spot with a nostalgic feel located on Magnolia Avenue. It doesn’t require a password but has some house rules that require adhering to (and who doesn’t love giggle water?). Both The Treehouse and The Courtesy boast a bounty of craft cocktails, and the latter offers classes on how to make them yourself at home, moonshine not included. So, while imbibing nowadays is easy enough, you can still have fun pretending that you’re doing something a little illicit – even in the home of Mickey Mouse.

ssisted living facilities (ALFs) provide long-term housing and care for seniors who can no longer live independently. Those who may need assisted living are generally active individuals, but they may need support with activities of daily living (ADLs) such as using the toilet, dressing or bathing. Seniors in assisted living can expect personalized care, prepared meals, social activities to cater to a variety of interests, and a sense of community in a safe, residential setting. Choosing the right assisted living facility for your loved one may seem like a daunting task with so many options and lots of questions. If you don’t know where to start, check out these tips.
1. Identify You Loved One’s Needs.
Be realistic about what needs you or your loved one has, and what they might need in the future. Make a list of priority needs and concerns.
2. Talk Financials and Be Prepared.
For some families, the cost of assisted living facilities becomes a major factor in the decision-making process. Determine whether the community you’re touring uses allinclusive pricing, tiered pricing based on levels of care, a la carte pricing, or another model. 7. What Are the Dining Options?
When you can no longer cook for yourself, having options of food you enjoy is important. Make sure the facility you are looking at can accommodate the food choices your loved one wants. Sit down at the dining hall and order a variety of items to see the quality of food prepared by the kitchen.

Pay attention to overall cleanliness and safety measures.
No one likes a dirty home, especially if you’re unable to clean it yourself. Living in an untidy, unorganized and not well-maintained home can have a damper on overall mental health and wellness. Note your first impressions of how well the front yard and communal courtyards are kept as well as overall cleanliness of the common areas inside. Cleaning and laundry are services that are typically included at assisted living communities. Ask about the housekeeping schedule and what is provided as part of the routine services. Also be sure to ask about any add-on cleaning services that may cost more. In addition, take note of safety measures such as handrails, grab bars, and zero-threshold showers. It’s Always Sunny in Orlando – for Home Sellers Learn how Central Floridians looking to sell their homes will fair in the housing market so far this year. By Eric Schreck - Executive Vice President & Florida Regional President, Trustco Bank
L
ike Central Florida itself, the housing market in the Orlando area remains hotter than almost anywhere else in the country. Between April 2020 and April 2021, the state grew by 300,000 new residents, and the influx contributed to a rise in Orlando area home prices that will likely benefit long-time homeowners who are ready to downsize – and profit from that decision. While it’s unlikely that metro Orlando home prices will match the 20% statewide price increase of 2021 which sent the median home price here up to $330,000, high demand and low inventory should keep sellers in a strong position this year. That’s especially good news for people who’ve owned larger properties for a long time, since the national average profit on the sale of a median-priced home rose to just over $100,000 over the summer, the highest figure since 2008. Looking at figures from Realtor.com and the Orlando Regional Realtor Association (ORRA), the local housing market will stay active, though its 8.8% forecast for 2022 falls short of last year’s double-digit jump. They’ve forecasted a 5.4% median price increase, too. While
that’s short of the November yearover-year figures that put home sales up 12.7% from November 2020, with a whopping median price increase of 20% for the month, it’s still a rising market. Some nationwide predictions track the Orlando market pretty closely, particularly Realtor.com’s conclusion that sellers who won’t need to buy another home right away may be in the strongest position for 2022, encouraging news for people selling vacation homes or second homes. For buyers, actually finding a property may be difficult. Housing inventory in Metro Orlando reached a 200-year low in April 2021, and ORRA data show that it improved only slightly by the end of the year. That may mean buyers will need to seek out new homes. Statewide housing start projections were set to rise more than 20% in 2021, then recede a bit this year. According to the University of Central Florida Institute for Economic Forecasting’s most recent report, 2022 will still see more new homes built this year than in 2020. While mortgage rates may climb a bit as the Federal Reserve ponders a hike in the prime rate, they are still
close to historic lows, which should keep the metro Orlando market active and rising. A recent report from Zillow forecasts a continuing rise in home prices here, and notes that we will be the ninth-hottest market nationwide (Florida claimed the No. 1 and 2 spots as well, as forecasts put Tampa and Jacksonville as the leaders among 50 metropolitan areas in the report.) So, who’ll be moving next door this year? Millennials, most likely. There’s a generational groundswell among this generation, according to CoreLogic’s analysis of first-time home buyers’ mortgage applications in 2020, which said two-thirds of applicants were part of the generation born between 1981 and 1996. When they start making offers, though, they can expect pretty stiff competition. According to national realtor firm Redfin.com, 57% of their Orlando home offers faced bidding wars in November 2021, a sizable jump from 45.1% of their offers getting multiple offers in November 2020. Add these factors together, and the Orlando market forecast will be a good one this year – sunny, but not blazing hot.

From brainstorming potential solutions with classmates and teachers to creating and testing those solutions, students will engage directly in this work, not only learning the material directly related to their projects but also developing life-long skills that will serve them well in future coursework and beyond. We believe that today’s learner’s, need to be thinkers, and that is where the ETIC sets a place where each student can try out new and fresh ideas. These problem-solving situations will help develop the necessary thinking skills they need for their future careers. With extensive research and collaboration with teachers and field experts in Central Florida and across the world, our students will interact in fields brand new to their knowledge. They will be able to step into the shoes of forensic scientists, for example, and learn how to analyze a crime scene by examining blood types, reviewing evidence, and collecting samples from the scene, in a Forensic Science course. The Academy will be offering courses, such as the one described before, that will challenge the students’ minds in a way that they can learn beyond what they could ever imagine.
Other aspects of the ETIC will include creating 3-D models to study surface area, volume, and velocity. Print 3-D models can be used for Kinesiology, Anatomy, and Physiology coursework to understand how joints, muscles, and ligaments work together. Design and creation for original costumes for the Fine Arts productions can also be made through these 3-D print models. Virtual Reality technology will be a part of the experience in the ETIC, as they can travel to Ancient Greece and Rome, board the Mayflower and step into Anne Frank’s home during World War II. However, they can also submerge themselves deep into the ocean to study marine life and explore deserts or jungles around the world, or even launch up to space to explore the galaxies! For our athletic students, they will be able to analyze, track and evaluate movement to increase overall performance and reduce the risk of injury. From robotics to a production studio, to designing a new video game, the possibilities are endless. This new center creates opportunities for interdisciplinary and crossdivisional work, helping students see the ways that the skills and content they are learning in one area of the curriculum, connects to other areas. Mac and Cheese Courtesy of Food Network Kitchen Ingredients: • 1 pound elbow macaroni • Kosher Salt • 1 12oz can evaporated milk • 3 tablespoons unsalted butter • 3 cups shredded mild or medium Cheddar Directions: 1. Combine macaroni, 4 cups water and 1 tablespoon salt. Set to pressure cook on high for 4 minutes. 2. Quick release and wait until the cycle is complete. Unlock and remove the lid and switch to the low sauté setting. 3. Stir in the evaporated milk, butter and 1/4 cup water. Add the Cheddar, a little at time, until the cheese is completely melted. Serve hot.

Courtesy of Betty Crocker Kitchens Ingredients: • 1 tablespoon vegetable oil • 1 lb extra lean (at least 90%) ground beef • 1 cup chopped onions • 1 tablespoon chili powder • 1 1/2 teaspoons ground cumin • 3/4 teaspoon salt • 1/2 teaspoon pepper • 2 cloves garlic, finely chopped • 1 can (19 oz) Progresso™ kidney beans, drained, rinsed • 1 can (14.5 oz) Muir Glen™ organic fire roasted crushed tomatoes, undrained • 3/4 cup water • Shredded Cheddar cheese, sliced green onions and chopped fresh cilantro leaves, if desired Directions: 1. Select sauté; adjust to normal. Heat oil in insert. Add beef, onion, chili powder, cumin, salt, and pepper; cook 5 to 7 minutes, stirring occasionally, until thoroughly cooked. Select CANCEL. 2. Stir in garlic, beans, tomatoes, and water. Secure lid; set pressure valve to SEALING. Select MANUAL; cook on high pressure 5 minutes. Select CANCEL. Keep pressure valve in SEALING position to release pressure. Top with cheese, green onions, and cilantro.
Ingredients: • 1 pound pork tenderloin, 1.5” thick • 1 tablespoon unsalted butter or olive oil • 1 cup unsalted chicken stock • Salt & pepper to taste Dry Rub: • 1 teaspoon dried oregano • 1 teaspoon dried sage • 1 teaspoon dried rosemary • 3 garlic cloves, minced Thickener: • 2.5 tablespoons cornstarch • 3 tablespoons cold water Directions: 1. Set to sauté. Heat pot for 8 minutes. Pat dry and season one side of tenderloin with salt +pepper. Drizzle pot with 1 tbsp unsalted butter or olive oil. Cook until brown. Repeat on other side. 2. Set pork aside. Add 1 cup unsalted chicken stock and deglaze pot. Turn off heat. In a bowl mix 1 tbsp dried oregano, dried sage, dried rosemary and 3 minced garlic cloves. Apply dry rub to pork tenderloin then place in Instant Pot. Cook at high pressure for 0 minutes, then 15 minutes natural release. 3. Check internal temperature at its thickest part (should be above 142° F). Place on chopping board. Rest for 3 minutes then slice into bitesize medallions. 4. Mix 2.5 tbsp cornstarch with 3 tbsp cold water. Add cornstarch mixture 1/3 at a time to thicken. Taste & adjust seasoning. Serve.

hen I first moved to Florida over 32 years ago, I must admit, I fell in love with the weather and my house. When my husband asked me if I wanted to move from Northern New Jersey, one of the most expensive counties in the country where the sun didn’t shine every day, to the Orlando area, I thought I had died and gone to heaven. After all these years, I still love where I live for those two reasons and so many others. Yet, the most important reason are the people. Out of all the great assets that we have, the greatest asset are our people; the residents and neighbors who work to make West Orange the best place. They are the entrepreneurs, the non-profit and for-profit business owners and teams, the community organizers and volunteers that contribute to every aspect of our everyday lives and to improve and build upon our quality of life for all our residents. Having served in my capacity of Chamber president for 20 years, I have had the pleasure of working with so many wonderful people and the organizations they represent. The Chamber’s own history over the past 50 years, beginning in 1972, touts a long list of volunteers having earned awards distributed annually over our history. The list has included high-ranking corporate leaders, to elected officials and appointed officials, to sole proprietorship owners in fields ranging from photography to HR to in-

t seems proper as Valentine’s Day arrives to express our affections for the exciting region we call home. There is much to appreciate ranging from our welcoming diverse citizenry to our stupendous variety of local destinations that bring abundant joy and recreation to local residents and visitors from around the globe. No wonder WalletHub chose Central Florida as the 2021 second most fun area in the United States to visit and live. This supports Orlando Mayor Buddy Dyer’s sentiments, “I love that our community is a vibrant, compassionate place to live; I am proud to be an Orlando resident and Mayor of our wonderful city.” Why not be in love with Central Florida when it brings an environment with a more than 90% high school graduation rate. Orange County District 4 Commissioner, Maribel Gomez-Cordero supports this by saying, “I am proud to have Lake Nona in my District, as it is known as a community of and for the future.” Lake Nona is one of the fastest growing communities in the country according to several local media outlets. Shepherd’s Hope: Caring People, Caring For People It started with a walk on a south Florida beach. In the summer of 1996, Dr. William S. Barnes, then pastor of St. Luke’s United Methodist Church in Windermere, had a calling. That calling let him to create Shepherd’s Hope, a facility operated primarily by volunteers. Shepherd’s Hope provides uninsured individuals and families free access to healthcare. Patients eligible for services through Shepherd’s Hope have income at or below 200% of the poverty level, are uninsured and are not eligible for other governmentassisted health care programs. Today, Shepherd’s Hope operates five medical health centers in Orange and Seminole Counties. Shepherd’s Hope relies on strong partnerships within the local community to ensure its services reach those most in need. Each Health Center is the result of a

Continued Care During COVID-19. When the Covid-19 pandemic changed our lives, Health care needs and obstacles to that care increased. Thanks to the CARES Grant, Shepherd’s Hope was able to purchase two virtual Teledoc systems which continued their ability to “see” patients. The Teledoc systems not only allowed Shepherd’s Hope to see patients in a safe, virtual environment, but also connected each of the health centers reducing the amount of travel required by patients. Especially important to patients of Shepherd’s Hope Liver Clinic, the virtual system allows patients that are weak or susceptible to infection to continue critical doctor visits without compromising their health. For Shepherd’s Hope, volunteers are the foundation of compassionate
care. Physicians, nurses, and licensed health care providers have continued to donate their time and talent to those in need. Their non-clinical, general volunteers also continued to reach out and ask how they can assist with administrative tasks in the clinics. However, as the pandemic has lingered on, Shepherd’s Hope still is in need of new volunteers to replace those that have stepped back due to sickness or job changes. During the pandemic, Shepherd’s Hope also started construction on the HEAL Kitchen (–Healthy Eating Active Lifestyle) at their Winter Garden location. It is due to open in April of this year. Thanks to the partnership with St. Luke’s United Methodist Church, the HEAL Kitchen will be a place to promote positive lifestyle changes for residents. It will provide residents with access to food as a prescription; heart, diabetes, and obesity interventions; and educational cooking, nutrition and lifestyle classes and programs. The Grow It Forward Micro-Farm on the property is overflowing with tomatoes, green beans, and herbs. Weekly volunteers tend the garden and harvest the crops. The fresh produce is given to the patients to take home and enjoy.
Cooking and nutrition classes have already begun for some of the youth in the Winter Garden area. Adult classes will begin later in this year. Partnering with Shepherd’s Hope, the West Orange Health District (WOHD) is committed to creating a better health environment. Because of the mission of Shepherd’s Hope and the outstanding service they are providing to the residents in central Florida, the WOHD provided a $3 million endowment for the facility located in Winter Garden. This new facility, which opened in 2020, serves at the administrative offices and the Winter Garden Health Clinic. This fullservice health clinic offers health care to local children and adults most evenings during the week. Home Offices and the IRS In preparation of tax season, here’s everything you need to know about claiming the home office deduction.

n both 2020 and 2021 more people than ever started their own business because of the pandemic. As a result, those people may now qualify for the home office deduction. The home office deduction allows self-employed people (including gig workers and independent contractors) to deduct expenses for the business use of their homes if they meet IRS requirements. The home office deduction is available for both homeowners and renters which includes homeowners and renters of mobile homes. There are two requirements needed to qualify for a home office deduction. An eligible taxpayer must exclusively and regularly use part of their home for conducting business and show use of their home as the principal place of business. In the case that business is conducted at a location outside of the home, you may still qualify if the home is substantially and regularly used to conduct business. Once you have determined if you are eligible, you will need to choose a method to calculate the home office deduction.

Option 1: Simplified Square Footage Calculation This option allows a taxpayer to use a prescribed rate that is then multiplied by the allowable square footage used in their home to calculate the home office deduction. There is a standard deduction of $5 per square foot of home used for business with a cap of 300 square feet. This option reduces burden by allowing you to avoid determining actual expenses.
Option 2: Percentage of Home Used for Business Called the regular version, this option requires taxpayers to keep track of all their actual expenses. Expenses can include everything from repairs to mortgage interest, insurance, utilities, and depreciation. From there, you will need to calculate the percentage of your home devoted to business use. One way to do this is to divide the area of your home used for business by the total area of your home. This is called the area-method. If you need assistance, the IRS Form 8829 can help you figure out exactly which expenses are eligible for business use of your home.
In the case that all the rooms in your home are nearly equal in size, you can use the number-of- rooms method. This means you will figure out the business percentage by dividing the number of rooms used for your business by the total number of rooms in the house. It is good to note that the qualification for home office deduction is determined yearly. This means you have the option to switch between methods from year-to year based on eligibility and which option will generate a larger deduction. While it is possible that taking the home office deduction may increase your chances of being audited by the IRS, don’t let that discourage you. You won’t want to miss out on money you may well qualify for.
