Shopping with Locally Owned Companies Fuels Our Economy By Builders Association of Central PA Staff
S
mall businesses are the backbone of the U.S. economy, accounting for about half of all private-sector jobs, and 65 percent of new jobs created in the past 17 years, according to the Small Business Administration. For a real economic recovery to take off nationally, it must happen among the millions of small enterprises in our cities and towns. Running these businesses isn’t easy. Larger companies enjoy all kinds of competitive advantages, and online shopping has cut deeply into local economies. Why buy local? If you spend $100 at a local business, $68 remains in your community. If you spend $100 at a chain store, they estimate only $43 remains local, while virtually $0 remains in your community when you shop online. Local businesses are owned by people who live in your town, go to your church or synagogue, donate to local animal shelters, coach Little League teams. When you spend money in their stores and cafes, you support your neighbors. Local independents are

M
ore than two dozen Builders Association members came together recently to construct a new playground in the Beaver Farm affordable housing community. The community is made up of 60 units and many of the families that live in the area have small children. The 40 by 90 foot play space formerly held two small structures with a slide and a swingset nearby. When members of the BuilderWorks committee visited the site last fall, they found exposed concrete, a broken slide and hard sharp plastic edges. “It became apparent quickly that this play area needed to be leveled before any kids got seriously injured,” explained BACP staff member Abbie Jensen. The committee got to work quickly Dave Asencio from EBY Paving lent equipment and time, while Matt Halloran from S & A Homes worked side by side with BACP staffer Keri O’Shea to cut apart and pull down the remaining structure. Then came a long wait for the residents - more than 9 months - while staff members from the Centre County Housing Authority worked through code issues, handicap accessibility goals, and site preparation. Finally in late August, folks from EBY Paving went to the site and removed nearly 6 inches of topsoil to prepare the site. After workers from S & A Homes marked the drill points, EBY returned to create more than 30 holes that would support the structure. Dave Asencio explained that it was important to him to be involved, saying “Certainly we could be out doing other things with our labor and our equipment and such, but we kind of squeeze this in because it’s important. We’re just doing what we can to help out.”
24th and 25th to start work on the new structure, which arrived in more than a dozen crates from Playworld, out of Lewisburg, PA. Volunteers included representatives from companies including EBY Paving, S & A Homes, Centre Concrete, State College Design and Construction, Peirce-Phelps, T2B Interiors, SPE Federal Credit Union, Fulton Bank, and Your Building Centers. There were also several Boy Scouts on hand, as well as volunteers from within the housing community. The volunteer efforts were described as “a definite 10 out of 10” by the supervisors who were hired to oversee the work. What could have taken up to four days to complete was finished in 16 hours by our dedicated volunteers! One of the most rewarding parts of the entire experience was definitely seeing the joy on the faces of the kids from the community. Many of them picked up rakes and shovels to help us spread the last layer of mulch over their space. We hope that by working side by side with members of the Builders Association, they will know how proud we were to be there building this playground! High-Impact Remodeling Projects to Transform Your Home By B uilders Association of Central PA Staff Home owners remodel their homes for many different reasons. For some, they want to enhance their own comfort and enjoyment, while others are eyeing the potential return on investment when the time comes to sell. According to the National Association of Home Builders’ Chief Economist Robert Dietz, remodeling one’s home is a good investment given the “strong price appreciation, inventory shortages of homes for sale and homeowners’ desire for updated amenities.” Some of the most impactful projects that can transform an existing home include open-floor plan concepts, aging-in-place designs, energy-efficient modifications and updated home exteriors. Open floor plans continue to gain in popularity, as homeowners increasingly seek to make areas of their home feel more spacious and connected. Choosing to remove an interior wall or two can quickly breathe new life into an entire floor as more natural light fills the area, and friends and family can more easily interact with each other. Entertaining becomes easier and more enjoyable as larger groups can gather and move about freely in the space.

Fall Home Maintenance Projects that Pay Off By B uilders Association of Central PA Staff
T
he children are back in school so now it’s time for homeowners to do a little “homework” themselves. Focusing on a few maintenance projects now will help prepare your home when the cold temperatures hit. Not only will these projects help you manage your energy bills, they also enhance and protect one of your biggest investments: your home. Matt Halloran from S & A Homes shared his #1 tip for home maintenance in the fall. “The #1 tip I can give any homeowner – no matter their age of home – is to change their filter on their heating unit! I have a reminder set on my phone so I don’t forget.” A filter that has become clogged with dust or pet dander will cause your unit to work harder. Not only will more energy be required to properly heat your home, but you’ll cut down the lifetime of your unit if the filter is not kept clean. Here are some other great tips!
Minimize the Amount of Escaping Air Heated air can escape from gaps that develop where building materials meet. Some of the most common areas include where exterior siding meets windows and doors, around roof and foundation lines, around chimneys and where pipes protrude through walls or roofs. Check all of those locations to see if any gaps have formed and if so, apply the appropriate caulk or sealant. Heat rises, which means heat from your home also can escape through any vulnerable areas of the roof. The most efficient way to stop that heat loss is to be sure you have the appropriate amount of ceiling and roof insulation. Halloran stated that “Older homes can often have settling or wind could move the insulation around in the attic. It’s a good idea to inspect it every few years.” He stressed that homes do need to “breathe,” meaning there needs to be some amount of air exchange to have Seal cracks around windows a healthy air quality. If you’re finding and doors that there is too much moisture or the smells from your cooking linger in your home for an extremely long
time, your home may be “too tight.” You might consider getting a home energy audit to help determine the unique needs of your home.
Strengthen Your Windows and Doors Your windows and doors are another area to ensure that the warm air stays in and cold air remains out. Look for any cracks around glass, sashes and window frames. Apply adhesive foam weather strips to the top and bottom window rails, or nail felt weatherstripping where window sashes and frames make contact. Newer homes are much more likely to have double or triple-paned windows, which can dramatically improve energy efficiency.
Don’t Neglect Your Gutters Gutters and downspouts can easy become clogged over time, even if they have guards intended to keep out debris. Regularly inspect and clean gutters thoroughly, paying special attention to elbows and bends in the downspouts. Keep hangers fastened securely and plug any holes or cracks. You can also touch up any sections showing signs of rust with rust proof paint. Halloran stated, “If cleaning the gutters becomes too big a chore, home owners might consider having a gutter guard installed to keep out debris.”
Exterior Living Spaces Need Love, Too You’ll put away your lawn mower for the winter, but that isn’t the only item to pay attention to in your exterior spaces. Halloran had some great insight, saying “The winter is an excellent time to check landscaping as it matures. Are there any spots that have created negative grade – meaning water is capable of standing or sitting against the house? Are there any mold spots growing behind plants on the siding/stone/brick of your home? Make sure there’s ample air flow around the house between landscaping. People often overlook maturing landscaping and this can create water infiltration problems quickly in a wet summer like the one we’ve just had. Check it this fall and winter to avoid problems next summer!” Performing routine home maintenance projects like these will help you manage your energy bills during the cooler months and help to prolong the life of your home and enhance its value. Homeownership Remains a Part of the American Dream By B uilders Association of Central PA Staff While much attention has been placed on the record number of young adults who are delaying homeownership, recent research shows that 70% of Americans still believe that owning a home is an essential part of the American Dream. The nationwide survey of more than 11,300 registered voters was commissioned by the National Association of Home Builders (NAHB). The survey responses highlight the many benefits of homeownership, including the solid investment opportunity. Indeed, 82 percent of respondents rate “a home for you to live in” as a good or excellent investment (the highest of six choices), far ahead of the second option, retirement accounts, at 67 percent. They recognize the fact that homeownership is a primary source of net worth for many Americans, and is an important step in accumulating personal financial assets over the long term. And, contrary to some concerns about Millennials rejecting the idea of homeownership, 81 percent of 18-29-year-olds want to buy a home. Some Millennials may be taking longer to purchase

a home as they work to overcome the primary hurdles to homeownership. Among those polled, 55 percent said the biggest obstacle to buying a home was finding a home at an affordable price, followed by 50 percent who cited insufficient savings for a down payment and 41 percent who reported difficulty getting approved for a home loan. Perhaps that is why 72 percent of respondents support the government providing tax incentives to encourage homeownership. Tax benefits, particularly the mortgage interest deduction, which has been included in the tax code for more than 100 years – have been key in developing the American Dream and supporting the aspirations of countless families at all income levels who want to become established home owners. The benefits of owning your own home are numerous — for you and for your community. You build financial strength and emotional well-being for you and your family, and at the same time, as a homeowner, you promote increased stability for the surrounding community.
