SIX KEY AREAS TO RENOVATE WHEN YOU’RE STRAPPED FOR CASH A

The real challenge is doing a makeover when money is tight and you don’t have the resources to throw at an amazing new kitchen or elaborate landscaping. Luckily, there are plenty of creative ways to spruce up a property, particularly if you’re planning to sell. Here are six areas to focus on if you’re strapped for cash. The key to stretching the budget is to retain and recycle as much as possible, and apply the “liquid gold” liberally.

1. KITCHEN Your kitchen is the engine room of any home, and a big focus for potential buyers, so any improvements will pay off. As a general rule of thumb, you should spend no more than 2% of your property value on a total kitchen renovation. For a house valued at $600,000, that means your budget is $14,000 maximum. But what if you don’t have a lazy $14k to spend? As long as your kitchen is still structurally okay, it’s a job for the liquid gold – paint, that it. There are specialty paints for everything these days including benchtops, tiles, kitchen cupboards and even appliances. You’ll be amazed how far you can stretch $500 if you tackle a kitchen facelift this way – and you can do it all DIY. If you can afford to go the extra mile for a complete revamp, there are entire kitchen appliance packages you can get for around $1000 from places like Appliances Online.

2. BATHROOM Your bathroom is the second most important room when it comes to adding value. I recommend you spend no more than 1.5% of your property value on a full bathroom reno. But again, if funds are tight, break out the specialty paints. You can even get tough epoxy enamel to recoat old baths and sinks. Updating things like tapware, towel rails and even mirrored shaving cabinets isn’t expensive, but can really help to modernise an old bathroom.

4. BEDROOMS Rip out those old vertical blinds and install off-the-shelf slimline venetians or plantation shutters (depending on the value of your property). If a simple steam clean can’t reinvigorate your old carpet, replace it with a modern carpet in a textured weave, which adds depth to your room. Think about pendant lights hanging either side of your bed for instant glam. And don’t forget to bulk up your bedroom storage by adding inexpensive shelving.

5. LIVING AREAS Nothing transforms your home like a fresh coat of paint, so get busy with the rollers. Your living areas are where a feature wall can add real wow factor. A striking paint colour is the quickest and cheapest approach, but wallpaper lends a real designer statement. Or if your bathroom is big enough, move your laundry appliances in there (contained in a Euro laundry) and free up the laundry space for something that adds more value. Depending on its location, you may be able to convert the laundry into an ensuite, walk-in pantry or home office.

6. FRONT FAÇADE First impressions are vital, so it’s important your property looks its best from the street. If your roof is really letting the front down, think seriously about getting it spray painted. The cost is around $2000 and it makes a HUGE difference, especially if you’re also painting the front of your house. For a period house, decorative timber work, finials and fretwork can make your place look radically different for under $500. Use paving paint for tired old driveways and paths; you can tint it to any colour. Tidy up the garden, and bulk up your garden beds with new plants and woodchips. Top it all off with a snazzy new letterbox and street numbers.

The balmy weather creates the perfect setting for swimming, beach visits and other outdoor activities. However, if you skipped out on exercising throughout the winter months, you may be a little reluctant to get into your swimwear right away!

Cardiovascular training is a great way to increase the effect of weight loss as you burn a lot of calories. However, doing resistance training will elevate your metabolism. In turn, this means you will burn calories for a longer period of time after your workout. Win!

3. ARE THERE ANY FOODS I SHOULD BE EATING OR AVOIDING? Everybody will have different reactions to certain foods. Theoretically, if you are in a calorie deficit you will lose weight. If you are in a calorie surplus you will gain weight. I always recommend to my clients that they should cut out sugars and cut down on alcohol as a starting point. Foods to be eating include wholefoods, lean meat, eggs, grains, leafy vegetables, oily fish and nuts.

4. DO I NEED TO STRETCH BEFORE EXERCISING? Stretching is important and most athletes, coaches and trainers will preach this. It plays a massive role in reducing the risk of injuries and increasing muscle recovery. Aim for a dynamic warm-up prior to exercise and static stretching post workout. However, be careful and try not to overstretch; 30-60 seconds is optimal per muscle group.

5. DOES WEIGHT TRAINING MAKE WOMEN BULKY? Definitely not! Lifting weights make our muscles stronger, not necessarily bigger. If you are in a calorie deficit (and eating healthy foods), you are more likely to burn fat around the muscle, which gives women the toned look that most of them desire.

How long is a standard workplace visit? A standard Paws the Pressure visit lasts for 90-minutes. Dogs will stroll around the office or building to greet workers and leave them with a smile. Delta dogs can also attend events such as a launch or morning tea to acknowledge initiatives such as R U OK Day or World Mental Health Day. If people have a particularly good experience with one team, are they able to select that team again? Each therapy dog team is selected before each visit to ensure positive combinations and interactions. We at times have requests from returning clients for dogs that have visited them before – some build quite a following. We do our best to fulfil client requests; however due to team availabilities it may not always be possible to coordinate a specific team to visit one office. Lake Hillier is a permanently pink saline lake that is not only a remarkable product of nature, but is also safe for swimming. Method: 1. To make dulce de leche, stir all ingredients in a saucepan over medium heat until boiling. Stir constantly for a further 5-7 minutes or until thickened and a dark golden brown colour. Cool completely. 2. To make crumb, pulse popcorn and nuts to form coarse crumbs. 3. Melt butter in a large frying pan over medium heat. Sprinkle bananas with sugar and add to pan. 4. Cook bananas, turning, until golden brown and caramelised on each side.

If a property is sold without being listed or advertised on any of the major real estate portals, it is typically considered an off-market sale. There are two primary types of these transactions; a pre-market opportunity and a ‘true’ off-market opportunity. In a pre-market situation, an agent will connect with interested parties in the hope of receiving an offer before the property is promoted publicly or taken to auction. In a true off-market opportunity, the property in question is sold without any immediate plans to be placed on the market. Off-market sales can be a great way to build an investment portfolio or streamline a selling process, but there are some risks involved. For vendors, one of the main benefits of a silent sale is eluding the stress and inconvenience associated with a traditional property

sale. You might have purchased a property for $250,000, but now it’s worth $1,000,000. In most cases, an agent will push for an auction, especially in a booming market. An auction could get you $1,100,000, but it could also get you $900,000.
