PRO TIPS:

Maintain the Systems With the recent rain in June, we have seen some homes incur water damage due to failures in home protective systems. Such mechanical failures include seized sump pumps (from lack of use), plugged eaves/downspouts, and ceiling damage from missing or damaged shingles. Along with the noticeable cosmetic upgrades and maintenance to your home, it is equally important to care for those ‘background’ systems to ensure they are functioning when you need them. Here are the systems you should check up on:

Sump Pump

The middle of a severe rainstorm is definitely not the time you want to find out that your sump pump has quit working! This can be devastating and very costly. With the cost of sump pumps being very reasonable, it may even be a prudent plan to keep a spare pump on hand in case of a failure.

Roof, Eaves and Downspouts

As part of our springtime maintenance checklist we always recommend owners check their roof, clean the gutters and downspouts BEFORE the big rains come. This is a cost free way to be sure that rainwater can flow clearly and quickly away from your home; away from its foundation. Your roof is the first line of defence in keeping your home’s interior nice and dry. If you have missing or damaged shingles, there may be an opportunity for rainwater to find its way into your roof and cause damage to your ceilings. If your gutters are plugged, there is simply no room for the water to escape. It could end up spilling over, and run down into your foundation.

Heating & Cooling

Before inclement weather is the optimal time to have a plumber inspect and maintain your central air conditioning before those hot summer days. While they are there, you may as well have them check and maintain your furnace too! This way it’ll be ready for fall startup.

Water & Sewage Drainage

Depending on the elevation and vegetation where you’re living, heavy rains can cause mud and roots to clog up your drainage systems (and potentially cause backups). However, there are tell-tale signs that alert you before a full clog takes place. Keep an eye and ear out for slow draining in the kitchen sink, bathroom sink and bathtub. If you hear any gurgling or bubbling noises from drains or your toilet after flushing, your system is having a difficult time sucking everything away. If this is the case, it may be time to call in a pro drain cleaner. They’ve got the tools to reach down to the problem and clear it away. It’s recommended to have a professional drain cleaning every 2 years.

Ventilation

What’s a thunderstorm without humidity? Not only can humidity levels be an indication of incoming rain, but it can also condense onto your home. With a well-functioning ventilation system, you can negate the mouldy consequences of high humidity. Duct cleaning is another professional service to have done every 2 years (see before and after image on next page, courtesy of Dun-Rite Vac in Yorkton).

Electrical

This one is pretty straightforward. Check around your house, especially in the basement, for damaged wiring and connections. Water and electricity are a deadly combination. Have a licensed electrician repair or replace those connections. Other than that, try to avoid using high voltage appliances during storms.

Bonus - Exterior Check

Sometimes we can be too focused on the home and completely forget environmental factors that cause damage. Trimmed tree branches and hedges prevent loose, rotting or otherwise damaged plantlife from breaking loose and damaging your life. Spruce trees that have dropped their needles into a pile can drain water away from the tree and closer to your home, depending on how close the tree is to your home’s foundation. Finally, secure your outdoor furniture and accessories to prevent winds from using them to cause damage. With a diligent mind, you won’t have to experience the headache that happens after storms!
