High and mighty: good things come in small packages Ngaio | Wellington
Nestled high enough to catch suburban Ngaio’s ‘leafy green and rolling hill’ outlook, this modern three-bedroom home maximises its 130m² footprint. Built on the slope of a quintessentially Wellington hill, the stark roofline contrasts magnificently with the contemporary, bright and intelligent interior design beneath. Steps and layers give the home its flavour, flair and function. Adrian of Adrian Reid Builders built the house for an existing client who was sub-dividing their section. Adrian describes the successful result as ‘compact but functional’. Teamwork, regular meetings and plenty of communication cleared the way for a seamless project. “The house is on the front of the section and slopes up from the road. There is no drive, so it is a tricky site to access. There is a big change in height and gradient, and we had to excavate three levels. We paid special attention to
maintaining access to the existing household above the property,” says Adrian. “The new home is almost a C shape, with an internal courtyard in the middle and a deck out the front, built on a north-south access. Designed for easy, low-maintenance living, it looks like a reasonably simple build, but the house has interesting lines.” Private and pretty, the courtyard is an exceptional feature, with cedar plywood cladding and marbled tiling fusing perfectly with the polished concrete and oak overlay interior flooring. Oak accents on the cabinetry further accentuate yet another standout aspect. The bold Colorsteel® exterior and a few well-thought-out splashes of colour give this Wellington sanctuary an effortless, premium finish.

A passion for passive design Acacia Bay | Taupō
It was love at first sight for Taupō locals Derek and Jocelyn when they discovered their Acacia Bay 10-acre block after a four-year search. However, love turned to intense research as the couple’s desire to use the most energy-efficient approach heightened. Building a contemporary three-bedroom property inspired by ‘Passive’ design involves overcoming a multitude of obstacles, but Ian Chamberlain of Chamberlain Carpentry & Joinery welcomed the challenge. “When I first saw the section, I thought, are we really building up there?” Ian laughs. “But it is a stunning view over rolling hills to Lake Taupō, with nobody looking over their shoulders.” To achieve the homeowners’ dream of having a home that never drops below 18 degrees, even in the depths of winter, Ian worked alongside Passive design consultant Kim Feldborg from Valhalla Living. “After plenty of homework, ticking numerous boxes, and meeting long lists of material, workmanship, and Passive standard specifications, we installed a state-of-the-art heat recovery unit to ensure the home would not lose heat in winter or gain heat in summer,” says Ian. “Among other things, we were trying to achieve air changes within the house of 0.6 or below*. We achieved 0.57, so this was a great result.” While the spacious, sun-soaked Acacia Bay home isn’t ‘Certified Passive’ because the configuration of the house is too spread out, it is very close. Both Ian and the property owners Derek and Jocelyn couldn’t be happier. “We learned a lot along the way and have applied some of the Passive practices to other houses we have built since,” says Ian. “It has been great to be able to educate customers about where to get value for money when creating a warmer house.”

Trust, teamwork and the finer details were top of the table in the transformation of this Mangawhai beauty from holiday home to home base. Mike Clews of Clews Construction and the property owner welcomed the opportunity to get creative with the build of the four-bedroom contemporary, rural getaway, boasting cedar barn doors and exposed trusses. “Mike understood what we wanted from day one. We didn’t want to live in a regular house. Keen on a smaller number of larger rooms, we wanted to make sure that the spaces we did have, worked,” says the homeowner, who has built houses with Mike in the past. “Our strategy was to keep the envelope straightforward and classic,

spending money on the fixtures and fittings. Mike understood and translated that well.” The rustic style of the property draws a lot of attention from visitors. Notable are the outdoor sitting room with a substantial plastered-block fireplace and the interior kauri wall using sarking from an old villa in Parnell. “The positive feedback we get is testament to the fact you need a smaller number of well-designed spaces, not a colossal house,” adds the homeowner. Mike agrees. “It took a lot of teamwork and the result is a lovely, clean finish, complemented by some great features.”

Watching the sun rise over the canal, early birds Craig and Sue Roulston are delighted with their new retirement sanctuary at Marsden Cove. With a private jetty on calm waters leading to the Whangarei Harbour, it is simply the perfect setting for their brand-new home. The north-east facing, two-storey property’s deluxe features required superb teamwork and seamless communication to ensure a successful end result. “There was an incredible amount of steel and glass and a lot of work in the build,” says Craig Cogan of Craig Cogan Builders, who has constructed seven other properties in the Northland development. “Cantilevered decks off the front, plus louvre screens off the decks, down the side, and over the entrance, required a lot of thought and careful construction to bring it all together.” Keeping to a ‘luxurious and low-maintenance’ brief, the homeowners, Craig and Sue, went with Trespa® Meteon® for the exterior, a high impact cladding seldom used in New Zealand residential builds. With panels cured using an Electron Beam Curing (EBC) technology, they are resistant to weather and light and give a strong, highly stable but decorative panel. Craig and Sue agree that an abundance of insulation, double glazing, and the layout of the interior, all helped to create a superbly sustainable home. “In winter, the atrium over the dining area allows the heat from downstairs to flow upward and warm the whole house. Spacious sun-soaked sanctuary Whitford | Auckland
It took three years to find, but builder David Price, of David Price Builders 450m² property nestled inland in Whitford, Auckland was well worth the wait. Protected from the prevailing southwesterly, the immaculate four-bedroom, threebathroom home sits alongside a multi-use, self-contained work space, with a mezzanine overlooking the Turanga Estuary. “The unique, cross-shaped house is positioned for the sun and especially designed to maximise warmth in winter and shade in summer,” says David, who went with his like-minded architect’s first concept for the build. “It is a stunning design, but the shape did give us challenges structurally.

With a lot of glass included, it is also a difficult building to brace. All in all, there was a lot of thought and coordination put into the structural engineering. Luckily my brother is a structural engineer!” Described by David as a ‘critical part of the way we live’, the property’s glorious salt-water pool, with no visible balustrade, is a favourite spot in all seasons – from swimming lengths to cozying up by the outdoor fireplace, inhaling the extensive views. After working out the specifics on a computer modelling program, David’s architect recommended decorative louvres to make practical use of the afternoon rays on the gable windows. “Sorting out the
spacing and angle of the louvres to allow for the different perspectives of the sun as the seasons change made all the difference.” NZCB Member

Howick haven a winner Howick | Auckland
Future-proofing your brand-new home starts early in the design and build process, and one Howick family made it the top priority when their precious family land was finally ready for development. Taking on trusted Auckland builder David Price, of David Price Builders was the first move. A demanding build on a very steep section, the house was tilted to face further north, making better use of the sun. With three storeys, two deck levels, a sloping site and a concrete pool integrated with the house on the boundary, David and his team knew it would be a tough job but took on the challenge without hesitation. “My favourite decorative aspect of the house is the exterior stonework. With each stone laid individually, it took months to wrap around the stairwell, which also
houses the easy access, four-person waterpowered lift,” David says. “The location of the pool made it challenging to construct, and it required 42 reinforcedconcrete piles. In the end I brought in the same expert who worked on my own pool to guide the job.” Homeowner William describes the end result as his ‘dream home’. “It is very family friendly and has everything we want in design and materials. With the use of cedar and stone, solar panels, plenty of garaging, a self-contained guest area, a laundry shoot from the bedrooms to the bottom floor, and even a couple of hidden doors, a lot of helpful little things were considered and included. One builder: two styles Cable Bay | Northland
Combine beachside atmosphere with deer hunting and a hint of woolshed and you have just about covered the complicated brief for Kelly and Craig’s new Northland haven. Josh Alley of Divine Construction jumped at the chance to tackle the old-school detailing and high-end finish to bring this Cable Bay board-and-batten charmer to life. “Having grown up in a rural area, I am keen on the country look. Owner Craig was after a hunting-lodge style, but wife Kelly was more modern, so there is an interesting combination of rustic and contemporary materials and concepts here,” says Josh. “You have exposed trusses, rough edges, steel rails, wooden doors and natural timber poles, right next to the clean lines of a stackedblock basement and a fresh, simple interior.” Building on a steep gradient, with a beautiful view of the harbour, one of the initial
challenges for Josh and his crew was getting the frame in place. Standing the 10m front pole, lining everything up, and getting the beams in perfect position, all while working on a surface that wasn’t square, turned out to be problematic. But homeowner Kelly says Josh and the team always had a can-do attitude and went the extra mile. “There was never a problem, always a solution,” Kelly praises. “The natural timber poles, a substantial feature of the house, were not up to Josh’s standard, so he and the team drove all day and half the night to choose the right ones – straight and with enough character. Josh definitely exceeded our expectations, and we are immensely proud of what we have created together.”

Faultless Kiwiana bach stands strong Hokitika | West Coast

It is a given that strong foundations are a great place to start with any build, but when you have been up close and personal with seismic hazards, it is top priority. Especially when you choose to build your great Kiwi bach at Lake Kaniere, a popular West Coast holiday destination, which just happens to be located on a fault line. Liz and civil engineer Dean’s vision was to have a ‘bulletproof’ holiday escape that combined ‘Kiwiana tin shed’ with Scandinavian style. “At 88m² it is a small family bach, so it had to be light and feel big,” says Liz. “We wanted a Norwegian vacation-house feel, but that was never going to happen. I am too eclectic and collect too much stuff! On top of that, we wanted to put our money into the foundations.” She says locals were amazed by the amount of steel that went into constructing them.
“The ground is a glacial moraine, so digging pile holes is quite an act,” admits builder Rod Archer of Hokitika Building Service. “Some boulders were so large we couldn’t move them, and we had to anchor piles to the rocks with epoxy grout and reinforcing bars then pour the concrete around them. Inside we used earthquake-cautious grooved-plywood lining that meets the bulletproof brief in terms of wear and tear.” Perched amidst the myriad greens and dense bush of the West Coast, the bach is built to withstand tough conditions, shed the water and keep the interior healthy. The couple say Rod and his team understood their exacting standards and exceeded their expectations.

Historical Hokitika treasure shines bright Hokitika | West Coast
Originally built in 1866, the Hokitika fire station boasts a proud past stretching back to the West Coast gold rush. After being burned down and rebuilt twice, it has now been lovingly restored as the Hokitika Fire Station Apartments. The beautiful brick building’s history remains strong with memorabilia scattered throughout the meticulously transformed boutique accommodation. Builder Rod Archer of Hokitika Building Service says it was vital to respect the local community’s strong ties to the historic building throughout planning, design and construction. “It was a massive project. We were determined to stay true to the brief, keeping the history of the building intact and maintaining the fire station theme. It was also important to ensure a very high quality of finish.” Converting 250m² over two levels into five 50m² luxury apartments was no easy task. Rod says the build was very labour intensive and required a lot of planning, particularly with regard to the second-storey access.

“We started the conversion from scratch, stripping out the interior. This became more challenging on the second level where we had to completely reconstruct the floor in order to house a brand-new sewerage system. This involved surgically installing pipes prior to laying the floor downstairs.” With the only access to the second level through a very tight stairwell, Rod and his building team had to improvise. They hoisted materials onto a container, created a bridge leading to the upper-storey windows, and transported all the necessary materials via this new route. “We spent close to seven days manually shifting 3km of four-by-two timber, 1km of six-by-two, and 13.5 tonnes of GIB board into the building.” Building owner, Kerry, says the extra effort was well worth it and he’s thrilled with the result. The accommodation offers five deluxe apartments: three high-end studios upstairs, plus a three-bedroom family unit with full kitchen, and an accessible apartment downstairs. All units have double-glazed
windows, effective insulation, and access to eCar charging in the courtyard. “We did have some head-scratching moments, but Rod and his team overcame every issue. The quality of the renovation is amazing. He’s a brilliant builder,” says Kerry. Guests will enjoy a contemporary, monochromatic interior style. Plush leather furniture is complemented by unique feature lighting supported by handcrafted firefighter ladders, and by restored memorabilia showcasing Hokitika’s fascinating history. “The integration of antique fire station equipment, plaques and photos has been welcomed by the Hokitika community. The official opening attracted 200 locals – including former and current firefighters and the mayor,” says Rod. “Thinking practically, economically and sustainably throughout the project was key, because we all want this beautiful building to be around for a long time to come.”

Adding ambience as an extension of the interior, a stunning 50m² courtyard has a louvred roof – which can slide to shut out the cold or open to the night sky – and a gorgeous outdoor fireplace.
Not everyone is brave enough to tackle a new build with multiple energy-efficiency requirements, but Waikanae builder Mike Craig, of Mike Craig Builders is. His first ‘Certified Passive’ home, built with Formance structural insulated panels, has a 0.27 ACPH* rating – one of the best in New Zealand. “Well, that was until a guy in Dunedin beat me just the other day!” laughs Mike. “We are proud of our result, because this was a challenging build that demanded we adhere to strict regulations. This meant I depended on my great team of builders to go the extra mile. You have to have that passion to get it right, and a lot of determination.” The Passive house design process is an exacting, voluntary standard for achieving energy efficiency. More popular in German and Scandinavian residential construction, it requires architects and builders to apply extra thought to sourcing and utilising materials, and use of durable, eco-friendly building practices. A successful Certified Passive house results in a property that uses far less energy to heat or cool the interior. With rigorous Passive standard specifications starting from the foundations up, Mike says the soft ground in this private Waikanae closed community was the first challenge. We used driven piles and 98m3
of concrete in the foundations. For insulation, a 100mm floating polystyrene floor with ply was put on top of the concrete. Every aspect of the build required the same level of effort. An immaculate result, the 254m² property has two bedrooms, a sewing room, a media room, multiple living areas and two garage spaces (50m² and 30m²), one showcasing a distinctive turquoise prism aluminium. Adding ambience as an extension of the interior, a stunning 50m² courtyard has a louvred roof – which can slide to shut out the cold or open to the night sky – and a gorgeous outdoor fireplace. In addition to this, Mike introduced the ultra-low-energy components of triple-glazed 80mm thick timber/aluminium joinery (which is completely airtight) and exterior mounted automatic blinds that monitor sunlight and stop overheating internally. A state-of-the-art Zehnder heat-exchange unit, with its own plant room, contributes enormously to the energy efficiency of the home. The unit ensures a full change of fresh, clean, filtered air every three hours, allowing the house to ‘breathe’ and ensuring a safe, healthy environment for any allergy sufferers. The ultimate outcome is electricity heating bills that drop below $120 per year.

Poraiti perfection takes pride of place Poraiti | Hawke’s Bay
Modern, farmhouse styling with an elegant, timeless aesthetic was the vision for Creative Interiors designer Penny and her husband Graham’s new Hawke’s Bay home, built by local builder Greg O’Leary of O’Leary Homes. “What attracted us to working with Greg was his willingness to come on the journey with us from the start,” says Penny. “He was able to provide us with a quote using only my working drawings.” Located in the hills behind Taradale, the semi-rural setting offers views out to the bay and the Kaweka Range. “I’ve always been an advocate for early contractor involvement because it gives everyone the chance to collaborate from the start, on design, associated costs and how we would approach the build,” says Greg. “It’s impossible not to put your home in a trend frame, but you can do things to mitigate that, with colours, joinery and material choice,” designer Penny says. “We aimed for lots of vaulted ceilings connected by flat roofs. We wanted board-and-batten. The nature of our site means you can see the house from a lot of different angles, so we needed to build it in a way that looked good from every aspect.” Beyond aesthetic, Penny also values high quality workmanship. “I am quite obsessed with symmetry and Greg is too. The cladding is beautifully finished, as are the flashings on the roof and the fascia detailing. Greg’s team is experienced, solutions-focussed, great to have around, and they work like troopers to stay on schedule.” “Our crew works really well together and that is what people notice. We like what we are doing and that enthusiasm transfers to the homeowners,” adds Greg.

Trusting your builder is paramount when you are constructing a new property, especially when you have been heavily involved in the creative process. Homeowners Bridget and Simon chose carefully to ensure a straightforward build of their contemporary, spacious family home. Experienced Hawke’s Bay builder Greg O’Leary introduced them to a dependable draughtsman and, once their dream home was down on paper, the team at O’Leary Homes brought it to life. Bridget says Greg was on the job every day making sure the project was going to plan. “This was our first build, so we were fairly clueless. But if we changed things, Greg was always cool, calm and collected. Nothing was a problem,” she says. “He and his team worked hard and fast and, as a result, the

time frame they predicted was spot on.” The distinctive, non-symmetrical H-shaped home boasts four generous bedrooms and an expansive living area with five-metre vaulted ceilings. Full-length ranch sliders open out onto an inclusive outdoor space with a glorious view over Paki Paki and to the Ruahine Ranges. The clear line of sight and lofty sense of space is created by an unusual exterior design feature that Bridget discovered online: four gable ends meeting clipped eaves along the roofline. Greg says he and his crew took a lot of pride in transforming her ideas into reality. “On the inner side of all the pitched triangle frames there’s an aluminium flashing, with a 2mm gap surrounding every exposed flashing. Although it’s a basic structure, it took a keen eye for detail to get it exactly right and in line with what was drawn.”

Keeping to an eclectic Kiwi barn/bach aesthetic, the exterior is clad in shiplap cedar, while the interior showcases cream polished concrete and pine ply finished in a natural oil.
Perched atop a hill, with spectacular views of the Taiharuru Estuary and a glimpse of the ocean to the east, Gill and Jonathan’s new Parua Bay home is a head-turner. Both graphic designers, the couple were drawing up tiny houses before they had a label. They admit that planning their own 90m² (plus 25m² mezzanine and 15m2 covered deck) property – for both living and work – felt like they were creating a mansion compared to their previous abode: a 49m² church. Gill and Jonathan engaged Paul of Paul Erceg Builders to balance creativity,

workmanship and budget. Paul says the building process ran smoothly because the homeowners gave their space a lot of thought, the architect balanced design and buildability, and he had his regular crew of creative craftsmen on board from the outset. Clever features include a large sliding door that runs across the ensuite and the linen cupboard to give a practical but quirky vibe. “Paul was fantastic to work with and understood that we really wanted a solid,
beautifully crafted home. He got the look we were trying to create immediately,” says Gill. “We wanted contemporary but unpretentious, keeping building materials to a minimum – wood, concrete, and galvanised steel. We wanted to expose some of the construction methods and natural characteristics of the materials. Small living was a big part of our brief, though the high stud, over-height joinery and creative use of space makes it feel bigger. We have achieved a brand-new house with a feeling of warmth and character.” NZCB Member

Punt on new builder pays off Bucklands Beach | Auckland
Built to sell, this stunning coastal property makes the most of a restrictive site and an outstanding Bucklands Beach view. The panorama of the Hauraki Gulf was always going to make this property attractive, but the faultless finish and attention to detail in the house were the features that builder Troy Jury of QBS says really had buyers competing over the sale. All the living spaces upstairs are open-plan and work to bring the outside in, with natural timber decks and plenty of light accentuating the building’s clean lines. High studs, both upstairs and down, amplify the size and volume of this north-facing home, giving an airy, spacious look and feel. “Your first sight coming up the driveway is of a raking, open soffit, leading around to the deck and a dramatic 4.7 metre sill-to-peak window,” explains Troy. “This, along with the imposing, intricately tiled staircase from the grand entrance all the way up, creates a stunning impression. For me, it was a structurally interesting build. Vast, open ceilings are a strong feature, and the
60 steel beams in the roof and large cantilevers don’t leave much room for error.” The original owners say they took a punt on QBS, hiring Troy for the first time. But it has paid off, with the successful sale of the house and more projects to come.

Untouched gem sparkles once more Glendowie | Auckland
How do you take a 1950s original brickand-tile, which has never changed hands, and give it a new lease of life? One nail at a time. This step by step approach worked well for experienced Auckland builder Troy Jury of QBS and his team, who describe the eight-month build as ‘a very challenging project’. Literally unaltered, the end unit of four is located on a beautiful park-side Glendowie section. It boasts sea views and still had all of its original light switches, drapes and toilet when QBS first came on site. “We rebuilt almost the entire house, only keeping the existing roof and about half of the existing mid-floor. I would say it was a 70% new build,” says Troy. “It had major structural issues and had to be lifted up 75mm, as the foundations had all sunk. The structure was sinking and sliding down the hill, so we had to re-pile the house. In addition, a large sewer main running
through the middle of the basement had to be bridged during the build, and there were extensive engineering and drainage challenges.” To make things even trickier, a long narrow driveway gave limited access and, with three other residents nearby, the building team was careful to avoid disruption to the neighbours’ daily lives. “At the end of the day, the final product is an excellent example of what a high-end renovation with quality finishing and attention to detail can achieve,” says Troy. “Opening up the space, the ability to use both decks, the increased living and lounge area, and enhanced indoor-outdoor flow have made it into a modern entertainer’s dream. The homeowner is very happy with the spectacular end result!”

To give this 400m² weatherboard villa its characteristic persona, Wanaka’s R&K Yule Builders’ craftsmanship and timehonoured detailing skills came to the fore. Having lived all over the world, the client was determined to build and own his first family home in New Zealand. It was a dream project for Rob Yule and his committed workers. “We pay great attention to detail in all of the houses we build, but this was unique. These days, we don’t often get to use our building finishing skills to do all the fiddly tasks with the timber, like the finials,” says Rob. “The project reminded me of the kind of houses I worked on in Auckland during my apprenticeship before I moved to Wanaka. It was a good feeling crafting with the timber again.” Fascinated by old world charm, the client knew exactly what he wanted, and Rob says

this made the job much more straightforward. With a distinctive, traditional style in mind, we sourced materials that created an authentic look and feel, which Rob admits was ‘character building’ at times. “We used recycled rimu from damaged buildings in Christchurch for the floors, but the rafters and joists that were machined to make the tongue-and-groove flooring were not great quality: most of them were split. We spent a lot of time working through the stacks to find the best ones. We had to make up a drying room to dry out all the wood and moisture test it before use. It was labour-intensive work, but the result speaks for itself.”

Putting the green into Greenhithe Greenhithe | Auckland Passionate about transforming old homes into stunning new properties since the 1990s, Auckland builder, and owner of Renovation Builders, Zane Raphael has taken his dedication to new heights – producing New Zealand’s first ‘10 Homestar rating’ renovation. Zane and his wife are now the owners of the first stand-alone house in the North Island to receive top marks, after remodelling their run-down two-bedroom 1960s mono-pitch house into a glorious 260m² four-bedroom family home. Introduced to the independent Homestar rating tool by Buildology architectural designer Allan McIntosh, the couple were 100% committed to building the healthiest house they could for their young family. Developed by the New Zealand Green Building Council, the Homestar rating measures the health, efficiency and

sustainability of houses, and rates them on a scale of 0 to 10. Aiming to build an enduring, healthy family home and reach at least a nine on the Homestar rating, Zane agrees the process has been a learning curve in eco-friendly building practices, materials and design choice. “Most people assume our home is a new build, but we kept all of the existing framing and slab, literally stripping it from the inside out. We took 120m² of asbestos off the roof, replaced the in-ground water tank, tore down the carport, and built a whole new wing on the northwest side. There we constructed two bedrooms with ensuites. We also added a new lounge and garaging at the front and back of the house.” The bright, airy four-bedroom family home with home office remains at a comfortable 21 degrees all year round. Many added features met the rigorous Homestar requirements. These included an emphasis on highly efficient insulation, a Smartvent Synergy unit to allow the house to ‘breathe’, and Abodo thermally treated timber cladding for the low-maintenance, board-and-batten style, 99%-secret-nail exterior along with 120m² Outdure decking. Also earning the highest five-star Lifemark certification, this safe, durable home is designed to offer accessibility and anticipate the needs of all ages and abilities, with wider doorways, accessible power points and switches, and wheelchair access. “Healthier homes lead to healthier people. Insulation is one of the cheapest factors you can adjust to bring your house up to a much higher standard of living,” says Zane. “While the process has been challenging, it has also been hugely rewarding because I’m confident my family will be in good health even in the depths of winter.” NZCB Member

Living between a caravan and a shed, with three kids under five, does not sound like everyone’s cup of tea, but Franklin builders Melissa and Lane van den Brink of Smith and Sons were prepared to do whatever it took to construct their own dream home. Removing the old house from Lane’s grandparents’ dairy farm overlooking the Hunua Ranges, they set off to make the most of the panoramic views, designing a 330m², four-bedroom plus media room abode with distinctive family-friendly design and an emphasis on bringing the outdoors in. “We want the kids to grow up with nice open spaces, inside and out, which is why we have big rooms with sliding doors accessing the deck,” says Melissa, who commends her husband Lane’s involvement in designing the house in conjunction with a local, experienced draughtsman. “From the house, I can easily watch the kids from any number of windows.” While the children rule the outside, the interior is more about the grown-ups, with free-flowing spaces and concrete floors featured throughout. Coated in a tinted epoxy, they create a unique marble effect and a cool contrast to the natural, warm look and feel of the
rest of the décor. The clever use of tiling in the modern bathrooms and strong timber accents with minimalist personality, balance nicely with the owners’ quirky use of wallpapered ‘statement walls’. All the LED lighting is recessed, which increases the volume of the open spaces and adds striking detail. Storage is well thought out and large feature windows maximise the picturesque rural view, blending outside and in. The result threads functionality throughout the welcoming aesthetic, providing the perfect backdrop for a busy young family. Cladding and roof materials were always going to be features, with the property’s modern design and strong lines drawing the eye upwards. Melissa says they chose Abodo natural timber eco-cladding, a relatively new product for their company, which allowed a combination of verticals and horizontals in contrasting hues. The roof proved a greater challenge with limited access for trucks. Six men on site had to walk ten 30m sheets of roofing iron up the driveway, one by one!
