Project Management Services Our Project Management teams work closely with and on behalf of our clients to ensure the on-time, on-budget, high quality completion of a design and construction project. We actively lead a project and support the owner from preliminary planning and design through construction and project close-out with a focus on three core priorities: schedule, cost and quality. When an owner brings us in at the very beginning, we can help hire the architect, procure additional services, oversee budgets and schedules, and provide onsite representation with keen eyes and ears on every aspect of the design and construction. Our decades of expertise and attention to detail at every stage of a project allow the owner to concentrate on other priorities and job responsibilities. We’ll ask the right questions, help determine the best delivery methods, provide solid recommendations, report on progress and decision points, and bring in additional services and reviews when required.

Project Management Leader Ben has been providing project management services to clients for more than 25 years and is responsible for project management from design to project completion, filings with the Department of Buildings, procuring and managing a design team, overseeing day-to-day construction, developing resolutions for environmental issues, managing cost allocations, and obtaining commercial tax abatements and energy savings grants. bigoe@chacompanies.com

Director of Cost Estimating Delwyn has more than 35 years of experience in the A/E/C industry. Her expertise in cost consulting encompasses all design phases for buildings of all types. Yeshivah of Flatbush Yeshivah of Flatbush

CHA is serving as the Owner’s Rpresentative for the renovation and expansion of the # Yeshivah of Flatbush. The project is intended to bring the school’s facilities into the 21st century, with state-of-the-art technology, expanded capacity for increased enrollment, and proposed LEED certification. CHA is acting as agent for the school to oversee and drive the design, pre-construction, permitting, and construction process in tandem with school officials, board members, and the project team to ensure seamless progression of the project through a complex design and construction process. The project schedule is uniquely tailored to the client’s needs, taking into account religious considerations and keeping the school fully operational while both upgrading the existing facilities and building a new 30,000 SF facility. CHA is also assisting the school on its fundraising, financing, and tax incentive initiatives for the renovation and expansion.

CHA acted as the Owner’s Representative for the renovation of the through building lobby, several amenity rooms and all apartment corridors of this 41-story, twin tower, condominium building in the Upper West Side, New York. The building is fully occupied by homeowners and all work had to be coordinated around their convenience. CHA managed all resident communications and approvals from the condo owners board of managers.

As a Passive House, the completed building will be ultra-low energy and will require little energy for space heating and cooling.

Park Central Hotel LaSalle Hotel Properties

CHA was selected as the Owner’s Representative for LaSalle Hotel Properties to manage the renovation of approximately 934 guestrooms at the Park Central Hotel in midtown # Manhattan. The project entailed creating a hotel within a hotel, each with separate lobbies and upgraded elevators. Other aspects of the hotel renovation included retail space white box construction and the relocation of a full service kitchen. The hotel remained open for the duration of the renovation, so careful scheduling was a crucial component to this project.

Location: Manhattan, NY

CHA was hired as the Owner’s Representative for the construction of the Bromerg Bros’ new restaurant, Blue Ribbon Fried Chicken. Located on Manhattans Lower East Side, this project had a quick turn-around of six months, and CHA closely managed the schedule to ensure a timely completion. CHA was responsible for bidding-out and awarding the project during the preconstruction phase, and managed the team through construction and into close-out. #

Park Avenue Tavern In Good Co., Inc.

CHA acted as the Owner’s Representative responsible for managing the renovation of this bar and restaurant located on Park Avenue South. The 5,000 SF space has two levels including a dining area, lounge and full service bar on the first floor, and an additional bar, lounge and private event space in the cellar. The renovation includes two new bars with custom millwork, electrical upgrades, completely renovated restrooms, the addition of a food service prep area and new hard wood floors throughout. State of the art audio and visual systems were also installed. A unique and exciting aspect to this space includes the installation of Table Taps, a selfservice draft beer system that allows patrons to dispense their own beer at their own tables. The first of its kind in New York, this system reduces waste and service time. CHA was responsible for budget management and analysis, Department of Buildings filing and approvals and for managing construction through occupancy.

Rockaway Beach Hotel Rockaway Beach Hotel, LCC

CHA was the Owner’s Representative and Developer for the new construction of this 6-story mixed-use hotel, residential and retail building with ocean views located in the Rockaway Park Neighborhood of Queens, New York. The project consists of 53 hotel rooms along with 6,000 SF of event space. The site will also include a rooftop bar, pool # with cabanas and a restaurant.

CHA served as the Owner’s Representative for the construction of this rooftop bar and restaurant located at the Refinery Hotel. The space features a retractable glass ceiling, # making it able to be open throughout the entire year and sweeping views of midtown Manhattan.

Thompson Beverly Hills Hotel Thompson Hotel Groups

CHA was hired by the Thompson Group to work as a consultant in the renovation of this Beverly Hills Hotel. The hotel was originally Best Western Hotel and then rebranded as a “Thompson Boutique Hotel”. The renovation included a complete upgrade of the 106 rooms, including new wood floors, new bathrooms, state of the art audio visual equipment and completely redesigned corridors. On the 8th floor CHA managed the construction of two new penthouse suites, as well as the exterior redesign which included a new stone facade and new balcony glass railings throughout. The completely redesigned rooftop included the construction of a new deck for the pool and a fitness center for the guests. CHA was responsible for managing all aspects of the pre-development, pre-construction and construction of the project. Working with the design consultants and construction manager, CHA was in charge of coordination and overall project management of this very difficult renovation of an existing hotel. 25

324 20th Street Design Build 324 20th Street, LLC

324 20th Street is a ground-up construction of a 14,000 SF 7 unit, 4-story high end luxury condominium building in a charming residential neighborhood of Park Slope, Brooklyn. Unit types and sizes include duplex units with recreational spaces and outdoor private gardens ranging in total from 2,400 SF to 2,900 SF, single floor units with private terraces at approximately 1,250 SF and a penthouse unit with a large private outdoor deck at 2,500 SF. The building’s amenities include private storage units, bike storage for the unit owners and a large communal rooftop terrace with landscaping and a breathtaking view of the lower Manhattan skyline. 27

255 Columbia Street Columbia Street Development, LLC

CHA was the Owner’s Representative and Developer of 255 Columbia Street. After purchasing the property in 2011, CHA demolished the existing structure to allow for # the construction of a 7-story, 13 unit condominium. The building was constructed according to Passive House standards and is one of the first residential buildings in New York City to receive this designation. CHA worked closely with the architect, contractor and energy efficient vendors to ensure the rigorous requirements of the Passive House program are met.

Irwin Jacobs Elementary School New Bedford Public Schools CHA oversaw the construction of the 74,056 SF school building on a tight, urban site. The $36 million project included the abatement and demolition of the existing building. Completed in 2017, the elementary school—with its thoughtful studentscaled spaces, wonderfully situated roof garden, and state-of-the-art student facilities—encapsulates forward-thinking architectural principles to provide students with a safe, modern facility that lends itself to quality education.

Gladys E. Kelly Public Library Library Building Committee

CHA provided Owner’s Representative services construction of a 20,385 SF public library. This $11.5 million project features a dramatic two-story clerestory atrium and a glass front wall decorated with a thermoregulatory frit pattern.

Location: Martha’s Vineyard, MA Services Provided: Owner’s Representative/Cost Estimating Size: 17,000 SF Cost: $11 Million

Aircraft Rescue and Firefighting Facility Martha’s Vineyard Airport

CHA served as project manager for this $11 million project to construct a new 17,000 SF Aircraft Rescue and Firefighting Facility (ARFF) with three bays and a two-story head house at Martha’s Vineyard Airport. After initial bids came in over budget, our Project Manager suggested the use of prefabricated construction for the vehicle storage area. This brought the project back within budget. In order to maintain high levels of airport security, we established protocols that restricted access to only authorized individuals, created visual and physical barriers between construction zones and public spaces, and maintained careful restrictions on egress points throughout construction. In the event that the construction team required access to an unauthorized area, we worked together with the Airport management team to develop a plan for doing so safely and efficiently. As a result of these protocols, the project was completed without any security breaches. 31

Intergenerational Community Center Town of Randolph

CHA provided Owner’s Representative services for the construction of a $12 million, 33,000 SF Community Center with a gymnasium, walking track, art and dance studios, a game room, a greenhouse, a fitness center, a reading room, and a teaching kitchen. The building also has office space to house the operations of the Veterans’ Services and Elder Services.

Johnson Building Boston Public Library

CHA provided cost estimating services for the Central Branch of the Boston Public Library. Phase 1, completed in early 2015, provided improved amenities for the Reference, General Collection, Children, and Teen areas. Phase 2, completed in the summer of 2016, removed granite plinths that previously blocked the groundfloor windows. The three bays facing Boylston open up to create a new two-story Boylston Hall, which includes additional entry points and retail on the northwest corner.

Corporate build-out of West Elm (Williams-Sonoma) at the Empire Stores site in Dumbo, Brooklyn. The offices occupied two levels over 100,000 SF. Offices were constructed in a 150 year old building previously used as a coffee warehouse.

Renovation and base building upgrade of approximately 225,000 SF of existing commercial and retail space for a dormitory use for Long Island University (LIU) on the upper three floors and for retail tenants on the lower two floors, cellar and sub-cellar levels.
