Founded more than 68 years ago, CHA provides full-service design that is rooted in community ideals and responsive to the landscape and local aesthetic. Circuit City Distribution Facility First Industrial Realty Trust, Inc.

CHA was responsible for the site design and permitting phases for a 1 million SF warehouse distribution and service center facility that was designed to meet the needs of Circuit City. The project is located in the I-84 and 81 transportation corridor in northeastern Pennsylvania and is part of a multi-lot industrial park that CHA has been the design engineer for three parcels. This project required the completion of topographic and property line surveys, subdivision mapping, the balancing of cut and fills over uneven terrain and the design of an access road and landscaping package to mitigate noise and light impacts to an adjacent seasonal RV Park. The most critical challenge was the development of the storm water management design and NPDES permit documents which required both County and State approvals as well as public hearings and professional support to assist our client in an extensive appeals challenge to the permit. The design-build project was completed with CHA working directly with the construction manager in developing bid packages and addressing field conditions. CHA also provided construction layout services for foundation design elements.

Cumberland Farms Retail Centers Cumberland Farms

CHA has been providing professional engineering services to Cumberland Farms since 2002. Target Distribution Center Target Corporation

CHA was retained to provide comprehensive land development planning and site design services for this warehousing distribution project. CHA’s scope of services included civil and landscape site plans, boundary and topographic surveys, environmental site audits, traffic impact studies, wetland permitting and assistance in obtaining approval from local planning and zoning boards.

Lowe’s of Potsdam Lowe’s Home Centers, Inc.

CHA provided professional engineering and construction administration services to build an entrance off Route 56 for a new Lowe’s store. Our services included lane widening, signal installation, utility relocation and traffic control. The project required wetland mitigation, culvert sizing and the design of two stormwater treatment and management basins to mitigate runoff from the development compliant with NYSDEC Phase II regulations.

FedEx Freight Scannell Properties

CHA completed the site development and master planning for the Woodbine Industrial Park in the Town of Dewitt, NY. The first phase of the project was the design, permitting and construction of a state-of-the-art 33,000 SF FedEx Freight facility and associated infrastructure (water, sewer, gas, electric, telecom, fire). The proposed development consists of office building, distribution facility, stormwater management and quality basins, paved access drives, truck, employee and visitor parking facilities, loading and maneuvering areas. The stormwater system was designed to comply with the New York State Department of Environmental Conservation and Town of Dewitt Development Requirements. CHA also secured NYSDOT Highway Permits, NYSDEC and USACOE wetland permits and local and state permits for extension of sanitary sewer and water systems.

Sysco Distribution Center Sysco

The project consists of the construction of a state-of-the-art 650,000 SF distribution facility and 18,040± SF truck maintenance, wash, and fueling facility on the eastern side of the lot and associated infrastructure (water, sewer, gas, electric, telecom, fire). The proposed development consists of a distribution facility, a fuelingmaintenance facility, two stormwater basins, paved access drives, truck, employee and visitor parking facilities, loading and maneuvering areas. The stormwater system was designed to comply with the Massachusetts Stormwater Policy and Town of Plympton Subdivision Requirements. CHA performed the overall land planning site design and permitting through the Town of Plympton. CHA also secured MassDOT Access Permit as well as the Design, Permitting and Construction (Design-Build) for the package water treatment storage and wastewater treatment facilities. #

The Shops at Unkamet Brook The Shops at Unkamet Brook represent the reconstruction of an existing derelict shopping center. The Shops at Unkamet Brook undertook major demolition and renovation work on the existing main building, which was then re-fitted as new commercial space, currently occupied by Dick’s Sporting Goods; Bed, Bath, and Beyond; and several smaller retailers. Supplemental work included the overall reconstruction of the site utilities, pavement and appurtenances. The existing Ninety Nine Restaurant and Legacy Bank Buildings remain unchanged. The project involved extensive off-site improvements on state highway including the installation of a new traffic signal at the main project entrance on Merrill Road, and the construction of a two-way left turn lane in Merrill Road along the project frontage. The new traffic signal was added to an existing closed loop system of seven signalized intersections.

Lexus Dealership Site Design Herb Chambers Companies

CHA completed the site civil and landscape design, permitting and construction administration for the new Herb Chambers Lexus dealership in Hingham, MA. The dealership sits on 8 acres of property and consists of a 40,000 sf, 2-story dealership. The facility includes a car wash and vehicle fueling station and incorporates many Low Impact Development (LID) features including rain gardens, porous pavement, LED site lighting, and stormwater capture and reuse for irrigation and a 30,000 SF wetland mitigation area. The project required a significant permitting process including local approvals from the Hingham Zoning Board, Planning Board, Conservation Commission and Board of Health as well as state level permits from MassDOT and MEPA.

Pepsi Bottling Group Facilities New Warehouse & Process Facility, Stone Mountain, GA CHA provided complete design/build services for a 170,000 SF facility expansion for warehousing and process lines including site work, utilities, offices, process areas, laboratory, and truck docks. Warehouse Facility, Tampa, FL CHA provided complete design/build services for Pepsi’s first automated storage and retrieval system. The facility is approximately 26,000 SF, 100 ft tall and can store up to 120,000 full pallets. Truck circulation around the site was also improved, trailer parking was increased and six new dock positions were also added with this renovation. Facility Expansions, Newport News, VA & Laurel, PA CHA provided design/build services associated with the design and construction of two 16,400 SF expansions to house new blow-molding process lines. Distribution Facility Expansion, Raleigh, NC CHA was retained by Pepsi Bottling Ventures to expand an existing warehouse. The construction included the relocation of an existing road, detention pond and several utilities. The expansion also included the creation of a second truck entry point, 13 new trailer staging spaces, electrical and other utility service modifications for the new process equipment, three new dock doors and a new ramp into the existing covered process ingredient dock area. #

West Elm Corporate Headquarters Williams-Sonoma, Inc.

CHA acted as the Owner’s Representative for the corporate build-out of West Elm (Williams-Sonoma) at the Empire Stores site in Dumbo, Brooklyn. The offices occupied two levels over 100,000 square feet. Offices were constructed in a 150 year old building previously used as a coffee warehouse.

100 West 125th Street Wharton Properties

CHA acted as the Owner’s Representative for the core & shell construction including a 3 Floor Burlington Coat Factory Buildout of this new, five story retail space in Harlem, New York. The building has multiple tenants occupying approximately 200,000 SF of retail space.

640 Columbia Street DH Property Holdings

CHA acts as the Owner’s Representative for this multi-story logistics facility featuring ramp access to loading docks on the second floor and a dedicated private elevator servicing the third floor. The project includes 28 docks, 5 freight elevators along with 397,020 total rentable square feet plus a parking mezzanine area.

Lidl Grocery Store Design Lidl

CHA has worked with Lidl on numerous sites across Metro Atlanta to help assess the feasibility of developing the site including preparing a conceptual site plan or Test Fit, reviewing local ordinances to determine if the site is fully entitled, and preparing a preliminary Opinion of Probable Cost. Once they have approved the site, CHA initiates full Due Diligence and then transitions into full design and permitting. CHA also assists Lidl with the Bidding process including attending the pre-bid meeting to review plans with the contractors and answer questions. During construction, CHA assists with Contractor Requests for Information (RFI), construction observations to assess the progress of the work, prepare a punchlist and provide record drawings. CHA Architecture has also been involved in the design of new stores for the expanding grocery store chain. Tasks have involved renderings in new locations, three dimensional fly thru visualization as well as the site adaption of a prototype design. The stores vary in size from smaller more urban settings to larger stores in the 30,000 SF range. The coordination of owner supplied items has been integral to the design process and has allowed for a tight, well executed complete design package. #

QuikTrip Site Design QuikTrip

CHA has worked with QuikTrip (QT) for 10+ years on numerous sites across Metro Atlanta, south Georgia and South Carolina. We assist QT with preparing preliminary plans including site, grading and utility plans for their review. Once they have vetted the layout, we initiate full design and typically provide construction documents within two weeks to submit for agency approval. We assist QT to expedite agency reviews and address comments to obtain final plan approval. During construction, CHA assists with Contractor Requests for Information (RFI) and inspections required by state law.

Site Design & Permitting Logistics Center

CHA was responsible for the design and permitting of a 1.3 million SF cross dock logistics distribution center with rail access on 85 acres. The design included preparation of site, grading, drainage, utility, and erosion control plans. The industrial rail siding and spur alignment design included coordination with an existing facility and an at-grade, controlled access roadway crossing.

International Headquarters Cole Haan

This international headquarters for a footwear and accessories company, then a subsidiary of Nike, is sited on a sloping property. CHA Architecture turned the sloping site into an asset by nestling the building into the side of the hill. The design adapts a graceful international vocabulary. The sculptural qualities of woven, braided, and hand-stitched leather goods inspired the use of articulated joints throughout the building, the ceiling of the boardroom, and the brick-and-maple piers in the lobby. The colors and sensuous, deep textures of leather and the fabrics in Cole Haan’s clothing line are echoed in the green granite of the lobby flooring and the variegated paint finishes. Cole Haan’s concern for its employees’ winter state of mind suggested skylights, pond reflections, and deep fenestration that pull light into work areas. As you move from level to level, galleries and glass walls let you see where you’ve been, and let you participate in the outdoors. #

Delorme Mapping Company Delorme Mapping Company

The visibility of DeLorme’s 41‑ft diameter globe—from the highway, from the parking lot, from the entrance to the Map Store, and from employees’ areas— drove the design of this lobby. The glazed walls, balconies, interior windows, and open tile floor ensure visibility from every angle and level, creating the atmosphere of a city square. The rotating DeLorme Globe, which represents the earth as seen from space, is a local tourist attraction. The cantilevered 41-foot diameter aluminum structure is covered with 792 three-dimensional map panels at a scale of 1 to 1 million, one inch representing 16 miles. The interior photo on the left was taken before the panels were installed.
