Founded more than 40 years ago, CHA Architecture (formerly PDT Architects) provides architectural design that is rooted in community ideals and responsive to the landscape and local aesthetic. Our People CHA Architecture’s leadership is supported by a team of talented professionals who have a passion for designing buildings that inspire, motivate, promote efficiency and sustainability.

David Hatton, AIA, NCARB David is a licensed architect with expertise in the planning, programming and design of academic buildings, campus master plans, student centers, dining and residence halls. He has worked with over 100 college and university campuses across the country, and is a recognized expert and frequent speaker for The Association of College Unions International (ACUI) and The National Association of College Auxiliary Services (NACAS) on topics regarding the design and programming of colleges and universities. He is a frequent speaker at SCUP, ACUHO-I, ACUI, NACAS and CICs.

Brian Curley, AIA, LEED AP Brian serves as the Business Practice Leader for Architectural and Structural and also as the President of CHA Architecture. Brian is CHA Architecture’s most active corporate/office architect, with expertise ranging from space planning and interior fitups to historic renovation and new office construction. He enjoys the challenges of refitting historic buildings with energy-saving MEP systems and twenty-firstcentury technology and security systems. Brian also heads the interior design marketing group, working with CHA Architecture’s interior designers on corporate office tenant fitups, renovations, and furnishings packages.

Matt Pitzer, AIA, LEED AP BD+C Matt oversees the CHA Architecture Education Group as Education Project Team Leader. In this role, Matt oversees and identifies resources for our most complex education projects, pulling from both CHA’s internal professional resources and his extensive catalog of specialized consultants. With highly qualified experts, Matt leads project teams with his thorough understanding of educational program needs balanced by his understand of building science techniques. Matt is known for his strong leadership, challenging his colleagues with difficult questions and problems, and preparing them to present design ideas and solutions to complex problems that arise in educational buildings. The results are facilities that are inspirational to teachers and students, highly functional, durable, and sustainable.

Maine Center Ventures Classroom at Payson Smith Hall CHA was engaged by the University of Southern Maine to re-imagine the possibilities for the University’s abandoned circa 1960 chemistry lab. The project team was tasked with adapting the existing space to create a flat floor connected classroom, meeting room, and multi-use breakout space to serve as the first dedicated teaching space for the University’s Maine Center Ventures (MCV) program. MCV sought a clean, contemporary space that could function as an instructional space, and also a meeting and gathering space for board meetings, receptions and other events. With input from the MCV and facilities teams, renovation work began in the Payson Smith Hall chemistry lab. Removal of lab counters, equipment storage, fume hoods, chemical storage and even an emergency shower gave the team a clean slate ready to re-envision. The new MCV space features a TEAL (Technology Enabled Active Learning) classroom capable of connecting to the University’s main campus in Orono, a breakout incubator space known as the “Lab” and a boardroom featuring artwork with a nod to the building’s history.

Science Building Lobby Renovation What began as a very straightforward light-touch renovation to USM’s 1970s-era Science Building became an opportunity to enliven a building that is frequented by students and campus visitors.

Location

Large-scale images were introduced to fill the walls over the benches where students gather to sit and study. Today’s visitors are used to having all kinds of images available at their fingertips, but here they are introduced to the dramatic, powerful detail of the sciences on a much larger graphic scale.

The 10 x 10-foot images explode with color and provoke viewers to question what it is they are seeing. The 18-foot image from the Hubble Space Telescope of the Orion Nebula is the siren attracting visitors downstairs to the Southworth Planetarium.

Early Childhood Education Center CHA was hired to collaborate with the University of Maine at Farmington’s Early Childhood Education and Early Childhood Special Education faculty as well as the teachers and staff at the university’s existing Sweatt-Winter Childcare Center on their new Early Childhood Education Center. CHA conducted space planning and visioning exercises with the Building Committee as well as the nine different stakeholder groups the Building Committee assembled to ensure all voices were heard. These intensive information-gathering activities allowed our design team to engage with end users from all perspectives in order to craft a strong vision statement of what the wider community desired. The Early Childhood Education Center nurtures growth of the children, students, teachers and professors it serves by providing a safe environment from which curiosity, discovery and independence ripple outward. The Building Committee and design team are moving forward with transforming a former 10,000 SF former banking call center into the university’s new early childhood education center to better serve community families, university students, university faculty and the teachers and staff of the childcare center.

Kalikow Education Center The challenge of the Education Center design was to fashion an environmentally sensitive building by adopting the LEED criteria on a modest ($145/sf) budget while at the same time providing architecture that facilitated teaching and learning.

Location

The building is oriented to take advantage of solar energy and natural daylighting. It is heated and cooled by a geothermal heat pump system that circulates water through closed-loop wells to draw warmth from the earth in winter and return it in summer.

Project Type

Sloped ceilings in some south-facing rooms reflect sunlight into the working areas of offices and classrooms. A welcoming student lounge near the entry provides study and social space. The Farmington campus is known for its “green” stance, from the students to the president, so the design has taken advantage of an array of sustainable materials and practices: • • • • • • • • • •

Art Gallery Retrofit Location

To improve building performance the University of Southern Maine conducted a deep energy retrofit on the historically designated Art Gallery. In the past the building served as the town of Gorham’s meeting hall and as such the project received attention from several residents interested in preserving the historic character of the building. After the completion of the project inappropriate modifications were called to the attention of the Maine State Historic Preservation Commission (MHPC). Due to these events CHA was hired by USM to examine the inappropriate modifications with the MHPC and develop historically appropriate repairs. The modifications identified included the historic column bases and window shutters. Through research the correct historically appropriate details were confirmed with MHPC and construction details were developed and installed.

Memorial Gym and New Balance Field House Renovation The University embarked on a $14.5 million renovation to the Memorial Gym and Field House. This included the complete restoration of “the Pit”, home to the men’s and women’s basketball team, as well as the replacement of the indoor track. As part of a design team, CHA provided professional services for modifications to the indoor track.

Whittier Field and Team Support Building Location

CHA designed renovations and enhancements to the Whittier Field athletic complex. The renovations included the installation of a lighted synthetic turf field for football and men’s lacrosse as well as an 8 lane NCAA compliant running track. The historic Hubbard Grandstand is being rehabilitated as part of this project. CHA also provided design services for a two level pressbox/coaches box, and 8,000 SF building to house locker rooms, a training room and an equipment room. Harrington Athletic Complex CHA provided design and construction administration services for the Harrington Athletic Village which includes baseball and softball venues, and a recreation field. The 1,000 seat baseball stadium features a wraparound press box, batting cages and bull pens, and a natural grass practice area.

Location

Softball and baseball seating is accessed from a large plaza area that features an elevated viewing perspective for both fields. Both facilities feature a synthetic turf surface, new LED athletic field lighting, and video infrastructure to allow live ESPN broadcasts. Other facility improvements include, improved pedestrian walkways, new parking areas, and ‘lawn seating’ areas.

The centerpiece, The Pete Frates Center, is a new 30,000 SF two-story shared state-of-the-art support facility for baseball and softball. The building includes team locker rooms, a 1,500 SF satellite sports medicine suite, strength and conditioning space, a turfed open space fieldhouse above with eight motorized retractable hitting tunnels, a hospitality room and additional restrooms and storage.

Campus-wide Landscape Master Plan & Design Location

The State University of New York at New Paltz retained CHA to provide engineering services for four major projects within the campus. The projects represented a wide range of campus systems including planting, walks, streets, parking, and lighting in context with the college’s mission to create a more sustainable, pedestrian friendly campus. Projects have included: Hasbrouck Quad: A series of heavy concrete walls and steps were removed and replaced with gradually sloped paths to change grades. Combined with new lighting, hardscape, landscaping and pedestrian amenities, the quad is a greener, more cohesive open space. Concourse: The Concourse, a key circulation and social space, is one of the most important and successful places on campus. It links the dormitories to the Humanities Building and the Lecture Center. The monolithic concrete slab was replaced with a variety of hardscape treatments. Combined with new lighting and landscaping, the Concourse is clearly the functional heart of the campus. Mohonk Walk: Mohonk Walk needed significant improvements to strengthen and beautify it as a critical pedestrian circulation route. Hardscape, landscape, lighting and pedestrian amenities helped better define the space and improve linkages to the quads and open spaces. Route 32 Parking Lot: With parking lots being removed from the campus core, new parking was needed. A new lot was constructed adjacent to the northern edge of the existing Route 32 Parking Lot on land owned by the campus.

Site Master Plan CHA developed the Site Master Plan for a new 225,000 SF office, research, and technology building at the University at Albany’s Nanotech Complex. The College of Nanoscale Science is the first college devoted to the study of Nanoscale scientific concepts. Located next to the University’s main campus, it offers the most extensive nanoelectronics facilities in any academic setting in the world. Its 450,000 SF complex has over 70,000 SF of Class 1-capable, 300 mm wafer cleanrooms, which contain some of the most state-of-the-art tools for supporting the nanoelectronic industry’s research and development needs. CHA services include civil site design, landscape architecture, stormwater management, utility design, site planning and layout, and SEQR/site permitting services.

Experimental Media & Performing Arts Center Location Troy, NY

CHA was commissioned by Buro Happold to provide civil engineering design services for the Experimental Media & Performing Arts Center (EMPAC), located on the Rensselaer Polytechnic Institute campus. With a construction value of $141 million dollars the 220,000 SF state of the art multi media center is situated on an extremely difficult site overlooking the Hudson River. The steep slopes of the site which exceeded 16 percent created significant challenges especially the stormwater management design for the site. A series of above ground infiltration basins and below ground holding chambers were created to control both stormwater quality and quantity. Over 110,000 cubic yards of earthwork was removed during construction to accommodate the building footprint. CHA design responsibilities also included interconnection with campus wide underground high pressure steam, condensate and chilled water, domestic water, and sanitary sewer systems.

Marcus Nanotechnology Research Center CHA provided structural engineering services for a new 160,000 SF, $80 million Nanotechnology Research Center. The center is the most advanced nanotechnology facility in the Southeast, the first of its kind in the region, and one of the most sophisticated in the country. The facility features 30,000 SF of clean rooms critical to research and instruction in microelectronics, semi-conductors, materials, medicine and pharmaceuticals.

CHA designed site and utility improvements for the new 194,000 SF Life Sciences Research Building. The work included significant utility relocations and improvements, development of access roadways and miscellaneous site amenities. CHA’s scope of services was a topographic survey, utility investigations, dye and television inspections, and site grading and drainage. Utility relocations and improvements, site retaining walls, access and services roads, construction documents, and construction phase services were also provided.

Utility System Upgrades Electrical Distribution System: CHA completed an engineering assessment and master plan for the Cornell campus electrical distribution system and provided recommendations to upgrade the electric utilities to a more current level of safety and increased reliability. It will allow Cornell to assess the present condition of their electrical system and provide a means to model and assess the impact of future load growth. Hot Water Distribution Piping: CHA designed and installed new underground 6-inch hot water pre-insulated, direct buried, hot water supply and return distribution piping for the West Campus Residential Initiative. Utility Infrastructure Support for New Building Projects: CHA has provided engineering design support for the relocation and supply of steam, condensate, chilled water, potable water, fire water, electric, telecommunication, storm sewer and stormwater management, sanitary sewer and natural gas for new building projects across the campus.

CHA was commissioned to provide civil engineering design services for a new state-of-the-art Biotechnology and Interdisciplinary Center, at RPI. This 218,000 SF, $80 Million academic building and lab required extensive utility upgrades to the existing infrastructure. CHA was responsible for the design of new water, sanitary, and subsurface detention utilities to support this new academic building.

Cogeneration Plant CHA was responsible for the design, installation and integration of a new 15 MW cogeneration plant inside an existing central heating plant for supplying power and steam to the university campus and a nearby hospital. The cogeneration plant consists of two dual-fuel Solar Turbines Taurus T70 gas turbine generators, two single-pressure HRSGs with supplemental firing, deaerator, steam dump condenser, emergency diesel generators, 4.16 kV electrical system interconnecting with the university/ hospital substation, automatic load shed panel, 44 kV system inter-tie protection/ communications, and other plant auxiliaries. The plant is capable of islanding with the campus/hospital loads and black-start during utility grid failures. Acting as the Engineer of an EPC team, CHA provided all preliminary engineering and detail-design engineering for the implementation of the cogeneration project. Detailed engineering included mechanical systems design, electrical systems design, relay coordination studies, equipment specifications, instrumentation specifications, control systems integration, civil/structural design, and existing building structural modifications design.

This project involved the construction of a combined heat and power generation plant based on two dual-fuel Solar Turbines Titan 130 15 MW gas turbine generators and two Rentech heat recovery steam generators (HRSGs) with supplementary firing. The combined heat and power plant supplies the Cornell University campus with electricity and heating steam. CHA provided the following services: • Conceptual design and project definition engineering including project cost estimate and comprehensive schedule. • Specification, selection, and technical coordination for all major equipment including the gas turbine generators and HRSGs. • Civil/structural, mechanical, electrical, building services, instrumentation and control systems design and engineering for the complete combined heat and power plant. • Specification and technical coordination for a new enclosed coal conveyor system. • Design and commissioning of the chilled water piping, equipment and controls. The chilled water includes process cooling, inlet chilling, and space cooling. The cooling system was designed to be fully operational for negative, expected, and exceptionally high differential pressure conditions. • Design of the control system architecture and automatic control scheme for the complete facility and technical coordination with the control system integrator for the implementation of the new control system.

Cogeneration/Gas Turbine Generator Union College has recently completed building expansions, including the new World Center, a 35,000 SF technology center/academic facility. With the new additions and modifications to existing buildings, the college has been approaching their maximum of 3.5MW as set by National Grid. National Grid has stated that an increase in peak is not possible without significant utility service modifications. CHA completed a feasibility study and preliminary design for a 2MW cogeneration plant on Union’s campus. The new plant provides heat and power to the campus, is capable of operating in a utility outage or emergency, and reduces the college’s carbon footprint. CHA provided detailed engineering for the integration of a new 1.8 MW Kawasaki gas turbine generator and 2.2 MVA Natural Gas and 660 ton steam absorption chiller generator into the college’s existing distribution system. Work has included National Grid submissions, electrical equipment specification and preparation of construction drawings for the new facility and equipment modifications, electrical protection studies and reports.

CHA was part of a consulting team retained by Virginia Polytechnic Institute to design a new three story, 73,000 SF state-of-the-art classroom building. The new building has space for more than 1,450 students and includes classrooms, laboratories, study rooms and meeting spaces. CHA performed all civil/site design services which included site layout, site grading, site utility design, stormwater management design and erosion and sediment control. Also included in CHA’s scope was the design for the renovation of Perry Street and the relocation and modernization of a traffic signal. To make room for the new building CHA was responsible for the design for restoration of a 30” interceptor sewer which bisected the project site.

Campus Roadway Improvements CHA was engaged to provide the rehabilitation of roads, parking area and sidewalks in the Human Ecology/Hulbert Hall Parking Lot area. Services included design, preparation of bid documents and construction management. CHA provided access and walkways for pedestrian traffic/ circulation, re-surfacing of the parking lot, a new access route, traffic circulation pattern, increased parking lot spaces, and pavement and lighting for two parking lots.

CHA was responsible for the construction of approximately one half mile of new campus roadway to provide access to a new residence hall, new child care facility, and renovated health center. Construction also included a 175-car student parking lot and two separate 40 car parking areas. Utility Infrastructure was extended from the existing campus system including water, sanitary sewer, gas, electric, and telecommunications. A storm sewer system and stormwater detention area was also designed as part of the project. Provisions were made in the utility system designs for future capacity to allow further campus development. The overall design was carefully integrated with the existing landscape of the campus to minimize removal of existing trees and retain the natural topography of the area. Additional landscaping plans were developed to supplement the existing vegetation.

Town-wide Facilities Study CHA is currently conducting a facilities condition assessments of the Town’s municipal, school, and recreational facilities. The assessment includes diagrammatic site and floor plans for all existing facilities, a detailed physical evaluation of the facilities including electrical, plumbing, structural, and building envelope systems, site condition assessments of all associated athletic and recreational fields. With the collected data CHA will provide an assessment of existing space, physical conditions, infrastructure systems and the average allowable design populations. This will allow us to identify deficiencies in both space and condition of existing town facilities in relationship to other facilities within the town and throughout other similar sized communities through New England. The results of the assessment will be delivered with using a facility condition index (FCI) to help develop a long term a asset management planning strategy

Additional Condition Assessment Experience CHA has completed facility condition assessments for several clients including PreK-12 schools, multiple buildings for Richmond Redevelopment & Housing Authority, a substantial terminal building for the Greater Asheville Regional Airport, and an historic landmark for the Virginia Department of Forestry, to name a few. Following are descriptions of some of our relevant facilities condition assessments.

Augusta Public Schools Facilities Condition Assessments CHA has worked with the Augusta School Department to continually updated their facility studies first prepared in March 2005. The latest update to the study looks at four elementary schools, the Cony Middle/High School programs, the CATC facility, and the Augusta School District Central Offices. This study relied on student enrollment information to evaluate all buildings using five major categories: Condition of the building, Building capacity, Learning environment quality, Educational flexibility, Energy efficiency. Through this evaluation facilities were ranked and recommend improvements highlighted.

Greater Asheville Regional Airport Building Condition Assessment and Planning Study CHA conducted an engineering level investigation and assessment of building structures and infrastructure for the passenger terminal at Asheville Regional Airport (AVL) in Asheville, NC. The study covered a wide range of building components and systems including electrical, sewer, water, fire protection, HVAC, IT, building facades, roofing, tunnels, windows, and parking structures. CHA developed a streamlined data collection application using Esri Survey123 for use in expediting the field inventory process. CHA also delivered an evaluation report summarizing the study findings, providing short and long term planning recommendations, and prioritizing future needs for the passenger terminal building.

Harvard University Building Systems Condition Assessment CHA performed a building systems condition assessment of 44 buildings on the Harvard University campus totaling over 3,000,000 square feet. Systems evaluated included: • • • •

• Mechanical • Lighting • Specialty Equipment

CHA also developed an energy use balance for electric, steam, chilled water, natural gas, fuel oil, and water/sewer systems; and developed a performance metric to compare buildings of similar type and use. Measures evaluated included lighting level optimization or relamping, controls and strategies, premium efficiency motor upgrades, and building envelope improvements. Equipment and/or system upgrades or replacements, demand control ventilation, and opportunities for waste heat recovery and fuel switching were also evaluated. An initial screening was conducted to focus analyses on measures with attractive paybacks (less than ten years), significant carbon reduction opportunities, or other substantial benefits.

Merchant Marine Academy Building Evaluation Report CHA prepared a Building Evaluation Report (BER) for the USMMA in Kings Point, N.Y. For this project, CHA conducted an evaluation of the mechanical and electrical systems along with an assessment of potential hazardous materials in 48 buildings (929,500 SF) on the campus. The evaluation identified deficient conditions and estimated the cost for required repairs. The BER will be used by the USMMA in support of repair and alteration, major renovations and new construction projects required to ensure short term operational continuity of the buildings. In addition, it will be used to plan for long term major capital reinvestments in the buildings for long term utilization. Field work for this project was conducted utilizing hand-held tablets, computers and a proprietary software system developed by CHA to capture information regarding existing conditions as well as digital photos. The information obtained was then presented in a database format that provides a variety of reporting options. The use of this technology greatly increased the efficiency of the field staff. The report prepared for the project identified deficiencies based on standard Uniformat codes and categorized them in priority order from 1 to 5, with 1 representing “currently critical, or immediate concerns or action required.”

Richmond Redevelopment & Housing Authority Building Evaluations CHA was retained under a term contract with Richmond Redevelopment and Housing Authority to conduct condition assessments at several of their facilities: Structural Survey of Exterior Stairs at Gilpin Court: Emergency structural condition assessment of approximately 112 stairways in 84 three-story apartment buildings after failure of one stairway and City inspection of other buildings. Repairs were to be feasible, economical and sustainable with normal maintenance. CHA conducted initial inspections and completed a report prioritizing repairs and providing a cost estimate for repairs within one week of the inspections. RRHA then retained CHA to provide construction administration services for the project. Structural Evaluation of Nine Mile Road Building: Structural assessment of the 80+ year old former gas station. CHA visited the site and prepared a report on the building condition with recommended repairs required and a construction cost opinion to conduct the repairs. Calhoun Community Center HVAC Review: Study of the HVAC system at the Calhoun Center. The building is a three-story, 177,000 SF recreational center housing a pool, basketball courts, activity rooms, and several offices. RRHA noted that there was a consistent imbalance of air and moisture between the pool area and other areas of the building. RRHA asked CHA to conduct an independent condition assessment of the structure. CHA conducted the visual inspection over two days and then provided a report on conditions observed, recommended corrective actions, and a prioritized listing of those actions with estimated construction cost opinions.

George Washington High School Renovation Study As part of an overall economic feasibility study, CHA conducted a building condition assessment of a 1970s stadium at George Washington High School in Danville, VA. The assessment included the precast concrete grandstands, press box, concession/ restroom buildings, field house, visitor’s grandstands, the track, playing field, and overall site circulation. CHA completed an inventory of all components, assessed the condition and remaining useful life, and provided recommendations for improvements and/or replacements.

Port Authority of New York and New Jersey Building Condition Inspections CHA has been providing building condition inspections for PANYNJ since 2003 under a series of term contracts. Select recent projects include: Marriott Hotel Building and Façade Inspection: Cyclical condition assessment of Buildings 330, 331, and façade of the Marriott Hotel at Newark Liberty International Airport. Facility Condition Surveys of Parking Garages: Baseline condition survey of various buildings, parking decks and ramps at JFK Airport. Journal Square Transportation Center Parking Garage Condition Inspection: Condition inspection to identify structural or non-structural deficiencies which may present safety hazards, inspection of exposed structural and architectural elements, and hands-on inspection condition survey of the underside of JFK Boulevard Bridge and 15 columns beneath JFK Boulevard Bridge in Jersey City. Essex County Resource Recovery Center Emergency Inspection: Essex County Resource Recovery Center in Newark, NJ was damaged by Hurricane Sandy during October, 2012. The facility was flooded with water depths up to two feet which caused damage to the utilities, equipment and buildings which required shutting down the plant for two weeks. CHA performed an emergency inspection to determine the extent of the damage the facility and associated equipment received so a determination could be made for restating the plant. CHA reviewed the mechanical, electrical and structural items in the list for the plant operator Covanta and verified them in the field through visual inspections. Facility Condition Survey of Elizabeth and Bathgate Industrial Park Warehouse: Inspection of 300,000 SF of the Elizabeth Industrial and Bathgate Warehouse. Scope of services included a condition inspection, report identification of structural or non-structural deficiencies which may present great safety hazards, inspection of exposed structural and architectural elements.

New York State Office Building Parking Garage Structural Condition Assessments CHA provided comprehensive visual structural condition assessment survey and report of three state office building parking garages: Adam Clayton Powell, Jr, New York State Office Building (NYSOB) Parking Garage, Binghamton State Office Building Parking Garage, and Dulles Office Building Parking Garage. At each location, CHA performed an on-site inspection and evaluation for evidence of deterioration of any structural element or building component, evidence of the existence of any unsafe condition, and evidence indicating the parking garage is an unsafe structure. A visual assessment report was prepared, summarizing the condition of the following existing building elements: concrete structural waffle slab; concrete slabon-ground; concrete walls; concrete masonry unit walls; and ceiling framing and brick wall of loading dock and roof. The report contained conclusions concerning the causes of the observed deterioration and recommendations for the repair. The repair procedures contained in the recommendation section of the report outlined the general extent of the required rehabilitation work.

Equinox, Inc. Building Assessments As requested by Equinox, Inc., CHA conducted a building facility assessment for nine adult housing facilities that totaled approximately 86,000 SF. CHA assessed each facility’s architectural systems, HVAC, electrical, fire protection, and structural systems. This information was provided in tabular and report format to Equinox for the purpose of developing a 10-year capital plan for budgeting and prioritizing future building and system upgrades, repairs, and/or replacements for each of the nine facilities.
