Note: Modular/MH Construction inherently has key scopes of work which must be properly sourced, managed, controlled and intricately completed utilizing experienced and approved delivery, crane and erection crews. Failure to properly schedule and execute these timely tasks with sufficient manpower can cause considerable delays, irreparable harm to the structure and materials, and create additional off-site costs to the contract from the factory. This form is to be used only as a starting point & should be refined for discussion between Factory & Purchaser.
Note: The intent of this Scope of is to provided a general description of the scopes of work for the Modular/MH portion of the project. There may be special and specific circumstances that will be detailed in the Modular/MH Shop Drawings. Any items not identified on this Scope of Work is to be assumed the complete responsibility of Purchaser. A signed Genesis Service Agreement must be in place for any multi-family or two-story purchase.

Branch and heads in the suites only, all other areas is to be by Purchaser. This needs to be discussed with the project Purchaser and / or General Contractor to best organize the subtrades to do this work in the factory and at the project site. The intent at this point is that the Purchaser and/or General Contractor will send their subcontractor to the factory to install the piping and heads that can be installed in the modules and all completion will be performed by the same subcontractor on the project site.

Stair floor cut outs will be framed in as part of the modules at the factory. Wood treads and rises by Purchaser. Final mate line work floor to floor will be finished on site by Purchaser. Hand railing is to be provided and installed by Purchaser. Final finish on treads and risers to be provided and installed by Purchaser

Zip panel protection is temporary per manufacturer recommendations (exposure time will start when the first module is set).
It will be the responsibility of Purchaser to maintain the weatherproof integrity of the modules at the project site after the exterior zip panels and temporary roof membrane have been taped and until the complete roof system is built by Purchaser.
