WELCOME LETTER Dear Friends, Welcome to CHAPA’s 53rd Annual Dinner. On behalf of our Board of Directors and staff, we are grateful for your support and your partnership throughout the year. And, what a year this has been. It seems like years ago when we were gathering at the Federal Reserve Bank of Boston in February to discuss the latest in federal housing policy, working together on state budget advocacy, participating in communications trainings on building support for affordable housing, launching this year’s Affordable Housing Development Competition, and planning the 40B conference. Everything changed on March 10th. And, like it always does, our affordable housing community came together. We moved meetings online and shifted gears to emergency response, helping people stay stable as illness spread and unemployment rose. Within two days of the shutdown, hundreds of us gathered on Zoom to learn more about the effects of the pandemic on people’s housing stability across the state. We worked together to develop policies and programs at the state and local levels to keep people, properties, and our neighborhoods stable. Never before has the importance of safe, healthy, and affordable housing been clearer. We continued to meet weekly, learning from each other about the disproportionate impacts of the pandemic on Black and Brown people, people with low incomes,
Once again, the importance of housing and community development is front and center. And, once more, we are coming together as a community to understand our history, understand the role policies have played in limiting opportunities and threatening the health and safety of Black and Brown people, and to do the work we need to do to advance racial equity. Each year, we look forward to this Dinner. It is an opportunity to connect with each other, celebrate our shared accomplishments, honor leaders in the field, and plan for the future. While we are not together in person this year, our gathering feels even more special and vital. We have accomplished so much together and we have so much more to do. Thank you for your partnership, and for everything you do to ensure people have safe, healthy, and affordable homes in the communities they choose.
RACHEL HELLER
seniors, and people experiencing homelessness. Just as the nation reached the devastating benchmark of 100,000 people lost to COVID-19, we collectively witnessed the murder of George Floyd. And, it became clearer than ever to so many of us who do not experience racism, just how much work we need to do to ensure that Black and Brown people can enjoy the privileges that many of us don’t even realize we have.

JEANNE PIN OUTSTANDING IMPACT AWARD Jeanne Pinado served as Madison Park Development Corporation’s CEO from 1998-2019 and is currently a Strategic Advisor for the organization. She developed and implemented a strategic growth plan that increased its multi-family and commercial real estate portfolio through new construction and acquisitions by over 300% since 2006 resulting in assets of $196 million. Her work has transformed the disadvantaged Roxbury neighborhood in Boston, creating
NADO Hibernian Hall, a vibrant center of arts & culture and many other community programs focused on youth and resident leaders. Pinado currently serves as board President of NeighborWorks Capital Corporation, past president and current board member of CHAPA, executive board member of A Better City, member of the Dana Farber Cancer Institute Community Advisory Committee, and on the boards of Foley Hoag Foundation and Charlesbank Homes Foundation.
JARRED JOH EMERGING LEADER AWARD Jarred Johnson is the Executive Director of TransitMatters. In his previous roles at the organization, Johnson oversaw the creation of an internship program, the launch of a successful follow-up to the Regional Rail report, and the development of the organization’s first strategic plan and equity plan. He came to TransitMatters following service as Project Manager for the Codman Square Neighborhood Development Corporation, where he managed a variety of complex affordable housing real estate projects. His passion is exploring where
HNSON transit and housing intersect with advocacy and organizing. Through working with low-income communities, he has come to understand just how important access to affordable housing, jobs, walkability, and sustainable transportation can be to making a community whole. Johnson serves on the Executive Committee of the Metropolitan Area Planning Council as a gubernatorial appointee and as a board member of Abundant Housing Massachusetts.
ENGINE 6 COMMUNITY ENGAGEMENT AWARD Engine 6, advocates for fair, affordable, diverse and abundant housing in Newton, was formed in the summer of 2013, when a proposal to convert a 1904 former Newton firehouse into supportive housing for nine formerly homeless individuals was ultimately blocked by the city as a result of noisy, fear-mongering neighborhood opposition. In close collaboration with partner groups, including Yes for Newton’s Future, they worked to educate voters about a referendum that would have overturned city council approval for Northland, a major mixed-
use project with 140 affordable homes. On March 3, 2020, Newton voters overwhelmingly affirmed the city council’s decision. Currently, they are actively participating in a multi-year project to reform Newton’s zoning ordinance, aiming to reverse the historical elements that have resulted in racist and classist exclusion and to encourage multifamily housing near transit locations.
YES FOR NEWT COMMUNITY ENGAGEMENT AWARD The Yes for Newton’s Future campaign worked with Engine 6 to build a large and inclusive coalition to support the Northland project – affordable housing experts, climate activists, racial justice organizations, bike advocates, local clergy, current and former elected officials, business and economic development leaders, and more – all committed to bringing much-needed housing, environmental and economic benefits to Newton.
TON’S FUTURE Allison Sharma, chair of Yes for Newton’s Future, also serves as chair of Voters for a Vibrant Newton, a Political Action Committee formed to promote an inclusive, forward-looking vision for the city today, and is a member of the Newton Council on Aging, leading their housing group.
