esigner Traci Zeller has twin boys. So when Michele McNeer, a mother of fouryear-old triplet boys and a two-year-old
daughter, asked her to design her powder room, Zeller understood well that functionality for the whole family was a must.
However, the downstairs room can be seen upon walking into the home and is also frequently used by guests. “We were looking for a sophisticated powder room that was also very kid-friendly,” says McNeer. “I wanted it to impress guests, but I have lots of tiny—and often muddy—hands around.” Zeller’s first move was to select a stencil, rather than wallpaper, for the walls. “It’s easy to clean— you can use a high quality paint and just wipe it down,” says Zeller, who chose Benjamin Moore’s Chelsea Gray and Simply White for the stenciling done by decorative artisan Jon Gustafson. “We chose the gray because it’s a great contrast with the white plumbing fixtures.” The pink hued watercolors, commissioned from local artist Jennifer Levine, bring a pop of color to the wall. Their floating lucite frames give a modern edge to the art work and serve to complement the crystal detailing in the room’s light fixture. “It’s the one thing that the kids can’t reach,” says Zeller of the lighting, which is part of the Rondo collection from Maxim. “And it upgrades the room’s entire look.” The final product was a refreshed room that can be used by the whole family. “It’s a huge wow factor,” says McNeer. “But even better, it’s washable.”

7 Things New Homeowners Don’t Know They Need To Do Owning a home has a lot of perks (goodbye pet policies!). But those perks come with a lot of responsibility. Between daily chores and preventative maintenance, it’s easy to forget a few things. Let’s refresh your memory! Here are seven frequently-forgotten tasks that will help you stay on top of homeownership. These tasks are especially important for new homeowners, but veterans may be forgetting a few of these, too!
1. Save for Unexpected Problems You can’t stop things like your dishwasher from breaking, but you can set some cash aside to pay for unexpected replacements. As a general rule of thumb, you want to save 1-3 percent of your home’s initial price each year so that you can afford unexpected problems.
2. Form an Inspection Habit Detecting certain issues early (like a rodent infestation or mold growth) can be the difference between a simple fix and an unaffordable disaster. Take the time to properly inspect your basement, 12| |YourAtHomeNow.com YourAtHomeNow.com 12
attic, insulation and roof at least once during that first year. Then, make an annual habit of it! Tip: If you would rather have an annual inspection conducted by a professional home inspector, visit Angie’s List to find the best local service provider to fit your needs.
3. Buy a Bunch of Furnace Filters Changing your furnace filter regularly is one of the easiest ways you can save money (since your furnace will last longer) and improve your health (since the air you breathe will be cleaner). But remembering to pick up a filter from the hardware store every few months isn’t always so easy. Nip that problem in the bud by purchasing in bulk!

4. Get to Know Your Appliances Just like cars and televisions, the appliances in your home have different life expectancies. For example, furnaces usually last for 15-20 years, but water heaters tend to start wearing down after 10 years. It’s worth figuring out how old each appliance in your house is because then you can plan ahead for their replacements. A new furnace can cost as much as $5,000, so a little heads up can really help!
5. Take Advantage of Tax Credits Did you know that you can receive credits for things like installing solar panels or purchasing Energy Star appliances. Do some research early on about the different tax credits that may apply to you, and then reap the benefits when tax time rolls around!
6. Start Keeping Records Every improvement or repair you make to your home – from adding caulk around your bathtub to installing a new roof – will increase its resale value. Make sure all of your hard work pays off by keeping track right from the start!
7. Beef Up Your Insurance Take a good look at your homeowners insurance policy and look for any relevant gaps (this is a situation where professional advice can be really helpful). Two areas of coverage to consider are flood and fire protection, which aren’t always included in standard policies. Tip: It’s also worth taking another look at your car insurance because you now have a much bigger asset (your home) to lose in the event of a lawsuit.

Primary mortgage insurance, or PMI, protects lenders in the event that borrowers default on their primary mortage by ceas-
ing to make payments, resulting in homes
ending up in foreclosure. But all borrowers do not have to pay PMI. Typically, home buyers must make a 20 percent down pay-
ment on a home when they buy it. However, some borrowers are unable to put down 20
percent. In such instances, the lender will require they pay PMI. This is because the
lender views a borrower who cannot make an initial 20 percent down payment as a riskier investment, and lenders charge PMI
in an effort to protect themselves should the borrower prove worthy of their skepticism. PMI will be factored into the monthly
mortgage payment, but borrowers should know they do not have to continue paying
PMI once they have paid enough toward the principal amount of the loan. For most, this means once they have paid 20 percent of the principal, then they can ask that the
monthly PMI payment be removed. Manyborrowers are unaware of this or even forget to ask, but it’s within their rights as borrowers and can save a substantial
amount of money over the course of the mortgage loan.

Jacy and Kevin Kelly opted for a modern interior with dark floors and clean lines, but the exterior of their Fort Mill house is a more traditional Dutch Colonial, inspired by homes in Kevin’s native upstate New York.

acy and Kevin Kelly had never lived in an urban loft-style home before. Yet, when the couple put their traditional, Charleston-style row home up for sale in Fort Mill’s boom-
ing Baxter Village in 2011, they knew their next home would feature a more modern, urban aesthetic. “We wanted to go modern and funky,” says Jacy. “We live in the suburbs but we knew we wanted something a bit more urban and industrial on the inside.” February 2014 | 25

home So when their home sold within a few weeks of being on the market, the couple’s plans for their new abode moved into high gear. They purchased a lot in Baxter’s River Arts District and enlisted Jeanine DeVaney with Charlotte Invironment to draw their architectural plans. Though the interior would have an industrial-meets-modern look, the façade would be Dutch Colonial, inspired by Kevin’s upbringing in upstate New York. “We wanted something modern but not harsh,” says Jacy. “We still wanted it to feel comfortable. We like the industrial touches but didn’t want to go over-

board.” Eight months after breaking ground, the Kellys and their two children, Painter, 6, and Lucy, 3, moved in in August 2012. In keeping with the urban loft aesthetic, the first floor boasts a large, open space, which includes a living room, dining room, and kitchen; an adjacent mudroom and sitting room complete the first floor. Thrice-finished black oak hardwoods run throughout while white walls allow the accessories, artwork, and furniture—such as the large canvas artwork above the dining room table that Jacy’s mother painted—to pop. An oversize barndoor serves
as a separation from the living space and the mudroom. The kitchen, though, is the highlight: sleek, white, floor-to-ceiling cabinets from IKEA complement the aqua penny tile and honed black granite counters. Two Harry Bertoia-style counter stools sit at the wood butcher-block island where the kids eat snacks and do homework. The open floorplan leads into an oversize mudroom complete with built-in cubbies and lockers, acid-stained concrete, and custom-fabricated raw metal handrailings, a subtle nod to the industrial-style look.

To achieve the industrial-style aesthetic, the Kellys added acid-stained concrete and customfabricated raw metal hand railings to the mudroom. 3. Sherwin-Williams Rapture Blue serves as the backdrop for the wall in 3-year-old Lucy’s bedroom. A wall decal purchased from Etsy pairs well with Pottery Barn Kids bedding and a funky IKEA chandelier. 4. Originally intended to be a sitting room, this breakfast nook serves as another entertaining and dining area. 5. Six-year-old Painter’s bedroom is a mix between a pirate and beach theme, with walls painted in a fun Valspar color, Grass Stain. 6. The custom barn door—in Grizzle Gray by Sherwin-Williams—became the focal point of the family room.

It is with the deepest regret and great sadness that we mourn the untimely passing of our dear friend, partner and boss, Jeffrey Trent. Jeff was doing what he loved most - vacationing and experiencing new places and cultures around the world. He passed away in the Turks & Caicos Islands in the Caribbean on or about Monday July 23, 2012. We are unclear of the exact details of this tragic event and are working with the US State Department in the regard. He was dearly loved by his immediate family, his many friends, clients and his FrickTrent, PLLC family, and will be sorely missed by everyone who had the privileged of knowing and working with him. I have targeted a specific neighborhood where I want to live and frequently drive through it to check on any houses that may have just come on the market. I have read a lot lately about a shortage of inventory and the resulting multiple offer situation, so what can I do to make sure mine is the offer accepted when a FOR SALE sign goes up in front of that perfect home in the neighborhood of my dreams?
A:
There is a shortage of home inventory, and multiple offer situations for that perfect home in that perfect neighborhood are becoming the norm, so you are correct on both accounts. Since you are driving through the neighborhood on the look out for FOR SALE signs, then it’s probably a safe assumption that others are doing the same. If you are not already working with a real estate professional, then I suggest you enlist the services of a Buyer’s Agent who will alert you as soon as that new listing hits the market. In many instances, agents have advance notice of a new listing even before that sign goes up. Having your own Buyer’s Agent will give you the edge over someone else who may be “stalking” the neighborhood for those Just Listed signs. Plus, their services are invaluable throughout the entire home buying process. Secondly, make sure that you have completed all of your home work in advance. Contact a lender and know exactly what terms and conditions you must meet in order to qualify for a loan. Your lender will give you documentation confirming preliminary approval for a loan, and you can submit it along with your offer for the home. Thirdly, it is important to be realistic concerning your offer for the home. Sellers with that perfect home in that perfect neighborhood are not going to play games when it comes to offers on their home. Savy sellers

in that situation know that buyers will be lining up to submit an offer and will most likely not be negotiating price and terms. If you find yourself in a potential multiple offer situation, and If you want the house, you will pay the asking price, and if you really, really want that house, then you will most likely need to offer more than their asking price to make sure yours is the offer that goes to the top of their stack. You may only get one chance to make that first impression with a seller, and you want to make sure that first impression is a positive one. If you are obtaining a loan for the house, then an appraisal will ultimately determine the current market value and make sure that your enthusiasm did not result in your paying too much for the house. Don’t “muddy” the offer by asking for personal items such as the Great Room sectional or the bonus room pool table. Make your offer as “clean” as possible. If you are 100% certain you want that house, then commit to a significant due diligence fee. The seller will know you are serious because that money is non-refundable. Be realistic about dates involving due diligence, inspections, and closing. If you want the seller to “choose” your offer, don’t place unrealistic demands on them such as replacing the carpet or neutralizing the purple dining room. If the seller senses through the content of your offer that you might be difficult to work with, then the seller could dismiss your offer from the start. Some sources say that if you are caught up in a multiple offer situation then it’s a good idea to write a personal note to the seller about yourself and why you feel that is the home for you. I think the jury is still out on the effectiveness of that strategy, but what I can say for certain is that if all of the offers are basically the same, and if you were to offer to pay some of the seller’s closing expenses, that might just seal the deal for you.

home’s décor often evolves over time. Families expand, new
homes are purchased, and tastes change. After several years living in their Eastover home, this family’s lifestyle had changed leaving them wanting a new look. But without the right design pieces, “the home looked nice,” says the mother of three young children, “but not quite finished.”

After a few friends’ recommendations and upon seeing her portfolio, the homeowners enlisted the help of interior designer Laura Casey, whose eponymous design firm has a knack for meshing clients’ existing pieces with those that are newer and often provide a more cohesive, finished look to a home. “We needed someone to bring a higher level of sophistication to the home,” says the homeowner. In addition to creating an aesthetic that was transitional yet comfortable, Casey was tasked with designing a home that accommodated a busy family of five. “Our vision was an elegant, welcoming, and family-friendly space that flowed from room to room,” says the homeowner. “We wanted to make sure that the 38 | YourAtHomeNow.com
fabrics we used were durable and family-friendly.” Adds Casey, “They wanted the home to feel soothing and calm but then bring in some pops of color. And they wanted to keep it young and family friendly in some spaces and a little bit more formal in others.” The homeowners opted for a warm color palette of soft, muted earthy tones and creamy browns, which Casey layered with accents of vibrant blues, greens, and teals throughout the home. To add interest to each space, texture was incorporated via natural fibers with pieces such as sisal rugs. This overarching color palette created a more cohesive look for the home. Casey then addressed the kitchen, which had great bones. Instead of a massive renovation, Casey suggested replacing the

dark granite counters with a much lighter white marble as well as adding lighter subway tiles to the backsplash, which resulted in a brighter, more inviting space for the family to come together and the homeowners to entertain. The formal living room was another space that needed design help, so Casey added a custom sofa swathed in blue velvet by Robert Allen and starburst mirrors from
Cotswold Marketplace to bring light into the room. “I definitely feel like there’s cohesiveness to the house now,” says Casey. And the homeowners couldn’t be happier. “Laura understood our vision and was able to bring so many wonderful ideas to our project. When you walk in the home now, it feels soothing, elegant and welcoming.” DESIGN BY TRACIE STAFFORD

After flatlining during the economic downturn that began around 2008, housing markets in many regions of the United States and Canada have shown signs of recovery. Those in the market to buy and sell may find this year presents an ideal opportunity to do just that. According to the real estate listing Web site Zillow, home values rose 5.1 percent across the United States between February 2012 and February 2013. The latest forecasts from Canada Mortage and Housing Corporation indicate a strong housing demand into 2014, at which time a strengthened economy will energize both resale and new housing markets. Buyers will need to be prepared to purchase inventory right away, while sellers will need to price their homes right for the best chance of sale. The following are some guidelines.
Understanding the process and getting guidance from real estate professionals makes the process of buying and selling a home that much easier. Buyers Having a plan is essential when buying a home, as such a purchase is not something buyers should take lightly. Establishing a budget is the first step. This means taking inventory of savings, expenses and borrowing power. It is adviseable to sit down with a lender and do a run-through of what you can afford. By providing key financial information, including earning statements, existing debt and credit history, buyers can quickly learn how much they’re qualified to borrow and how much they are comfortable borrowing. This helps buyers zero in on homes in their price range. Being preapproved for a mortgage is advantageous when it comes time to make offers on properties. It shows sellers that buyers are serious and that they have been vetted by the bank. Many buyers conduct a lot of research online prior to stepping into a home. This research lasts an average of six to eight weeks, according to the National Association of Realtors. Homework includes investigating neighborhoods and school systems, February 2014 | 41

comparing the going rates of homes in the area, as well as figuring out which features are desired in a home. It also is important to hire a buyer’s agent. Such professionals send buyers listings that fit their home-search parameters, which saves buyers a lot of time and effort. Some agents preview homes for their buyers, even going so far as to identify overpriced listings that can be avoided or finding sellers who are willing to negotiate. A buyer’s agent works for the buyer, meaning there will be no conflict of interest. Agents assist buyers in the negotiating process, using their knowledge of the real estate market to help buyers make realistic offers that are likely to be accepted while providing a wealth of information about housing trends, area services and home improvement vendors. When sellers accept buyers’ offers, buyers must then arrange home inspections. An inspection is oftentimes included as a contract contingency, and buyers have a right to cancel contracts if inspections find that a home is unsatisfactory structurally. Sellers Sellers competing for business in a thriving housing market also have to do their share of work. have to be presented in the best light and listed at reasonable prices. Sellers can start the process of selling their homes by researching recently sold homes in their neighborhoods, paying particular attention to final sales prices. This information may be available through tax records, and some real estate sites publish the data online. Sellers can then compare this information to what they still owe on their mortgages if their homes are not paid off, and this should give sellers an idea of their potential profits. Sellers also can benefit from working with real estate agents, as it can be quite difficult and stressful for homeowners to sell their homes on their own. Agents have access to multiple listing databases and industry contacts, information that is quite valuable when selling a home. Agent will do their own assessments of a home to help sellers price the home accordingly based on market conditions. In addition, real estate agents can inform sellers about which, if any, repairs or changes may need to be made to make a home more attractive to prospective buyers. Real estate agents also help sellers through the negotiating process, finding a balance between what the buyer wants to pay and how much the seller wants for the home. Housing markets are once again looking up. As the new year arrives, many people may find now is the time find their next homes. Understanding the process and getting guidance from real estate professionals makes the process of buying and selling a home that much easier.

Open floor plans have evolved to be the floor plan of choice in new homes and current home renovations. Turn on a home renovation show, and you’re likely to see eager homeowners knocking down walls to open the kitchen to the family room. Walls have become anathema to homeowners. There are many supporters of the open floor plan, particularly those who entertain frequently or like to keep an eye on children throughout the house. Although open floor plans are touted, there are plenty of people who have never been enamored with having all of their rooms flowing into one. There also are some people who prefer a different style. For those who are not fans of the open floor plan, blame the excess of the 1980s for their inception. In homes built in the 1960s and 1970s, rooms were compartmentalized and isolated for specific activities. During the 1980s, an era of “bigger is better,” when entertaining was widely popular among homeowners, designers noticed that many homeowners preferred an open floor plan in which rooms merged into one another, creating the illusion of more space. These floor plans also enable people to be in separate rooms and still interact with one another across the space. A home’s floor plan largely depends on the preference of the homeowner. There are many advantages to having an open floor plan versus one that is more compartmentalized. Here is a look at some of the pros and cons. Pro: Open floor plans can be safer for parents of young children. If the home opens up with the living spaces branching off from the kitchen, parents can keep an eye on children while the parents prepare dinner. It also eliminates the number of places that kids can hide and get into mischief. Con: Privacy is reduced in a home with few walls. Much in the way that an open floor plan enables children to be seen from every angle, it also enables you to be seen -- and all of your belongings as well. There’s also no place to retreat to if you need a minute to collect yourself when entertaining. You’re on display unless you retreat to the bathroom. Pro: Entertaining can be easier in a home with an open floor plan because hosts and hostesses are not separated from their guests or holed up in the kitchen the entire time. An open space enables everyone to mingle and conversations to flow. Con: Those who like to host events without showing guests all of their dirty dishes or secrets of the kitchen may dislike an open floor plan. Pro: Light can flow effectively through an open space, minimizing dark rooms and reducing the need to install more windows. Light in and of itself can help a home feel more spacious. Con: While light can flow easily, so can sound. Noises through the house may be amplified. A student doing homework in the dining room may be disturbed by the television blaring in the family room. Talking on the phone or even finding a quiet nook to read a book may be challenging. Pro: Open floor plans allow for more family time together in one space than a home with a more compartmentalized layout. Con: People who are collectors or who have a lot of furniture or accent items may find that open floor plans do not work well with this type of design mantra. Pro: Because several rooms run into one another, color choices for walls and furnishings in a home with an open floor plan can be limited and cohesive, making choices easier. Con: On the flip side, those who want to incorporate different color schemes and eclectic styles may have difficulty deciding on where to “end” rooms or how to co-mingle furniture. February 2013 | 25
