FROM THE CLUB PRESIDENT Karl
Appel
There are many reasons why someone would join a country club In addition to professional and social connections, families enjoy a wide range of entertainment and amenities Chartwell County Club has a long history of over sixty years and the cycles we have experienced are not much different than most clubs Fortunately, we are going through a time where the members are engaged, the facilities are being used, there is increased demand for social events (more on that later) and we are in a strong financial position Some of this engagement and increased play is an outcome of the pandemic but the demand continues We live in a family-heavy community and we are working to meet the needs of a diverse membership With over 700 memberships there are probably just as many needs and wants It is hard to satisfy everyone but we do our best to bring value to you and your family
As member expectations continue to rise we realized we need to keep investing in the Club to maintain and provide state-of-the-art amenities and experiences We need to have a reinvestment plan in place for the many reoccurring capital needs I think most members would agree that the $3-million investment in the golf course a few years ago has allowed Chartwell to continue to provide a first-class golf experience and with the increased engagement and membership, it has been a good return on the investment
We do consider trends, both here in Maryland and nationwide The lessons learned with trends along with membership demands is why we will keep investing in the club and continue to work on our strategic plan.
In my day job as a CPA, I work with many businesses and can see first-hand the challenges a business owner is faced with They make tough decisions and closely monitor the return on their investments Chartwell County Club is a business and there were some tough decisions to make this past year.
We are committed to providing a first-class experience and amenities Chartwell management and staff continue to go above and beyond to provide excellent service Are there areas where we can do a better job? Absolutely, just as any organization can always improve. The demand for special events, especially family events–Santa Brunch and Easter Brunch, exceed the supply We are working on ideas to make it more equitable for members to sign up for these more popular events
Chartwell Country Club has a long history that for many members have involved multi-generations It makes financial sense to look forward and have a reinvestment plan to continue to build on the foundation that the initial members began in 1961 We have benefitted from the decisions of the Presidents and the Boards of Directors over the past sixty years and we are confident that the decisions to invest will benefit the current members and future generations Serving as your President this past year has been challenging but also very rewarding Thank you, friends, for your confidence in the Board of Directors and the Chartwell leadership team as we develop long-term strategic plans that are essential to continue the long legacy of Chartwell Country Club Cheers!
Karl J Appel, CPA President, Chartwell County Club 2022-2023
GENERALMANA
FROM THE GENERAL MANAGER Rich
Marr
We hope that you share in the excitement for the return of The Chartwell Chatter, filled with update member reminders. While the weekly “Around the Club” emails will continue to share weekly updat you with months of information. A special “thank you ” to our Director of Communications, Becks formatting and extra effort to publish the return of The Chatter.
Much has transpired over the past four months, as the difficult decision was made to increase the capital investment into the club’s infrastructure and future amenities. This decision resulted in an increase in members’ monthly capital dues, which was met with mixed reviews from the membership. While some members understand the need to invest in the club’s current and future assets, others do question what prompted this change and why must we act now.
The capital dues decision was not taken lightly as it was only after a thorough review including committees, industry experts, members, and management alike that the Board of Directors discussed and approved the increase. Ray Cronin, the leading financial expert from Club Benchmarking, shared his findings that Chartwell G & CC has been underfunding our facility’s maintenance needs for many years. It was evident that our annual capital contributions were not sufficient to keep current with the club’s annual maintenance needs as listed within the twenty-year reserve study as repair costs surged, supply chains experienced a multitude of challenges, and labor costs outpaced inflation. Ray Cronin's assessment was confirmed as Club officials compared the club's annual depreciation to the current investment, realizing that we are only partially funding the depreciated assets Maintaining the same capital dues trajectory would have resulted in the slow deterioration of the club’s current facilities While it may have taken a few years for everyone to notice, Chartwell would eventually be in a situation where major investments would be required just to get back to where we are today
Taking a proactive capital funding needs approach, it was determined to increase capital dues beyond the obligatory needs so that in addition to being able to maintain our current facility, future aspirational capital needs of the club can also be addressed The Strategic Planning Committee, consisting of ten members representing a cross-section of the membership, was tasked with determining the potential aspirational needs of the club forecasted over the next ten years and beyond After six-plus months of meetings, facility site tours, reviewing emerging industry club trends, and soliciting members’ feedback, the Strategic Planning Committee created a list of Strategic Plan Initiatives for membership consideration and feedback The first three initiatives listed (pool renovation, racquet sport addition & tennis court rebuild, and irrigation system upgrade) are estimated to account for the first five years of projected capital dues collection The January Town Hall meetings helped to collect additional member feedback regarding the top three initiatives as well as additional initiatives for future consideration I truly appreciated the member participation and the lively debate regarding the capital dues increase and strategic planning initiatives In the event that you have additional questions or concerns, please do not hesitate to contact me to discuss Project updates will continue to be shared with the membership as they become available
Operationally, we are preparing for a busy summer ahead filled with recreational activities and social experiences for all to enjoy Due to the overwhelming participation levels for many of our club events, the registration process and eligibility requirements are being reviewed to ensure that we accommodate as many members as our facility will allow Social event eligibility is being separated into three classifications: Members Only, Members & Family, and Members & Guests Members Only events are available to active members on our current club roster only Events classified as Members & Family will be open to our members' parents, siblings, children, and grandchildren Social Events open to Members & Guests, members are welcome to invite friends, family or colleagues, up to the maximum table size as specified at the time We are also reviewing alternative registration options focused on eliminating the need to register at a particular moment in time, which may include a registration period Please be sure to read Club event information carefully to ensure that you are aware of the registration process and eligibility for each club event Thank you in advance for your understanding as we redefine the registration and eligibility process for our club events
Thank you for your continued club support It is our mission to provide premier experiences to the membership within a setting that fosters fun, friendship, and family values We look forward to seeing you at the club enjoying one of the club’s many recreational or social amenities Please continue to share your feedback as it is the best tool for improvement
Richard Marr General ManagerStrategic Planning
Clubs must focus on a tangible value proposition by continuously investing to create value if they are to succeed over time. If a club is focused only on cost cutting and not the value proposition, the data shows those clubs are likely to get swept into a cycle of decay that will be difficult if not impossible to reverse.
Chartwell Country Club, like many clubs nationwide, is at a crossroads. Our demographics have drastically changed with a significant decrease in our median member age and a drastic increase in the number of young children One only has to attend one of the many outstandingsocialeventsorgotothepoolonasummerevetoseethisinaction
This trend isn’t unique to Chartwell Nationally, the demand for country club memberships has soared and so has the demand for amenities that historically have been a low priority in a club’s capital planning Industry reporting shows significant investments being made by our peer clubs around club amenities such as seasonal outdoor dining, aquatic and pool renovations, racquet and sports complexes to satisfy the demand for pickleball and other racquet sports, remote workspace options, employee comfort amenities and technology upgrades around allaspectsofClubmanagementincludingfooddelivery(eg kiosks),golftrainingandmaintenance/safety(eg unmannedmowers)
Chartwell has embarked on a ten-year strategic planning vision that not only requires a change in our club culture but requires that our members think and act like owners instead of mere consumers of our amenities. While Chartwell’s financial planning has always been efficiently managed, our Club has a long history of utilizing a project-by-project approach instead of funding a cohesive long-term project capital plan This type of planning is complicated and requires close interplay between operating budgets (eg cutting the grass) and deferred maintenance (eg replacing a roof or a/c unit) Additionally, large-scale capital improvements will almost always increase operating costs which must then be tied back into the overall strategic plan The Board has retained an industry expert to help produce a ten-yearMasterStrategicPlan ThisplanningdocumentwillbecometheroadmapforfutureBoardsandourMembershiptoconsider
Two essential constraints in our planning process are dealing with the lack of buildable space and the lack of a tie-in to County sewer systems The space issue has always been a problem at Chartwell For instance, due to a lack of space around our golf facilities, our golf simulator is positioned a hundred yards away; less than ideal for golf instruction. And the County’s limitation on septic waste lines limits our ability to add capacity where sinks and bathrooms are needed Rough costs to tie into County sewage facilities show a cost in the millions and there is no timeline for sewer lines to be added throughout the Chartwell community Thus, our retained expert will be looking at how we canmosteffectivelynavigatetheseissues
The Strategic Planning Committee is hard at work in creating a list of amenities that we would like future Boards and Membership to consider These projects are unfunded and aspirational in nature Projects include the creation of informal dining options which tie in a patio/firepit environment as well as servicing golfers ‘ on the turn,’ incorporation of golf technology into our practice range, expanding our practice range to allow for use of longer clubs, creation of an employee lounge which doesn’t currently exist and should allow for higher employee retention, complete renovation of the locker rooms and upstairs Billiards Room (perhaps into a more family-oriented room), the addition of pickleball courtsandimprovementstoourtennisfacility, andexpansionofouryogastudiowhichiscurrentlyatsustainedmaximumcapacity
The Committee believes that our failure to invest in ourselves and to look over the horizon to our future will have long-term negative consequencesbothintermsofmemberretentionandourabilitytoattractnewmembers

Spring is quickly approaching, and we are excited about proving excellent playing conditions at Chartwell again this year
Spring is a great time to refreshen everyone ’ s memory on course etiquette Please do your part and treat the course with respect by repairing ball marks and filling your divots Bunkers should be raked after use and rakes should be placed with the handle facing out of the bunker Also, push carts and Tempo walkers should never be taken across the putting surface
I wanted to speak on why we go Cart Path Only in the winter months Zoysiagrass is a warm-season turf grass that thrives in warm climates and goes dormant in the winter months Dormant time periods are critical to plant health and longevity of the turf because any damage done will not heal until the soil temperatures rise to the point where the grass is actively growing again Chartwell is located in the Transition Zone of the turf world meaning that both cool and warm season grasses grow here but neither type of turf “loves” to grow here year-round Being that we have a warm-season turf in the northernmost area you can successfully grow it, we are very conservative with the amount of traffic allowed on the turf in the winter months Compaction from carts in this timeframe can lead to a slow break in dormancy (2-3 weeks later than non-traffic areas) or in the worst-case scenario, winter kill Going forward we will continue to do what is best for the turf and conditions in the posting season. Exceptions will only be made by the Golf Course Maintenance management team based on weather conditions or for a medical condition with a doctor’s approval In short, we are protecting the investment that the club made when converting the fairways to Zoysiagrass
We are also in the very early stages of working with an irrigation system design consultant This individual will help us to evaluate our watering needs and design a system that works best for us I am very excited about this project and will continue to provide the membership with information as it becomes available
Thank you for the support you all continue to provide us, and we look forward to another great season at the club

Food & Beverage Update
It’sallaboutthememberexperience.
The primary focus of the House Committee and staff is member experience The member experience is a combination of club facilities, service levels, and consistent quality And if we ’ re being honest with ourselves, measuring up against most other aspects of the club - golf course and programs, tennis facility, and programs, special events, to name a few-we’re falling short on our mission Many of the shortfalls existed pre-pandemic Many remain along with new issues post-pandemic including historic, industry-wide staffing issues Rest assured; the staff is dedicated to improving It is their primary mission But it’s more than staff Member experience is positively and negatively impacted by all of us We all need to do our part within our community to ensure a positive experience for all
Does this scenario sound familiar? I make a reservation, show up at the time of my reservation, make my way to the bar to meet the rest of my party, have a drink or two, and 30, maybe 45 minutes later, make our way to the table I’m certainly guilty of that Do we think that would fly in any other restaurant? Of course not The table would have been forfeited “But it’s our club,” we say And we want our proverbial cake and eat it too What you may not realize is that behavior has a strong chance of fouling up the timing of the servers and kitchen staff who, thanks to the original reservation, had a well-coordinated plan to provide us (along with all the other guests that evening) a positive experience
So, what can we do to help? We have a brand-new kitchen line to accommodate the higher volume of take-out, inhouse dining, and events alike We are hiring and training new staff to Mr Marr's extremely high standards We are updating menu items and Chef can always accommodate any special request with 24-48 hours’ notice And we, the membership, need to do our part to ensure a positive member experience for all
Therefore, the House Committee unanimously recommended introducing reservations required for the Grill Room and Champions Room on Friday nights (Starting March 24th) If this experiment has the desired effect of improving member experience, we may look to expand to other, historically busy nights.
Reservations required, like many upscale restaurants, means the scenario described above will not be accommodated If you ’ ve made reservations and want to have a cocktail at the bar with others from your party prior, like any other restaurant, show up early. Your reservation will not be held longer than 10 minutes. If you ’ re unable to make plans in advance and still want to enjoy a Friday night at the club with your friends and family, the pub area seating and bar will not require reservations and remain available on a first-come, first-served basis
Thank you in advance for doing your part to ensure a positive member experience for all

TOHU, CHARTWELL’S NEWEST SAUVIGNON BLANC
Located in the smaller of the two valleys of Marlborough, New Zealand, Awatere Valley is drier, cooler, and windier than its counterpart, Wairau Valley Both provide the best growing environments to produce world-renowned Sauvignon Blanc It is in Awatere where Tohu Wine, the world’s first Maori indigenous-owned wine company is located
Because of its growing location, this wine possesses a more pronounced herbaceous character with higher acidity with flavors of passionfruit, citrus zest, and crunchy green apple. Enjoy it with our Gorgonzola Pear Salad either by the glass or by the bottle Please ask your server or bartender to experience award-winning Tohu Sauvignon Blanc today!

Social Events at Chartwell
As spring arrives, the member’s social calendar begins to come alive in anticipation of a fun and active year ahead. This year ’ s social calendar offers a wide variety of events including many of your favorite Chartwell traditions plus a few new events for you and your family to enjoy
The 2023/2024 Social Event Calendar highlights include: Easter Brunch, President’s Ball, Mother’s Day Brunch, Memorial Day Pool Party, KABOOM, Fall Concert, Ladies Luncheon, and President’s Eggnog, as well as some exciting new events including Mother’s Day High Tea, Cinco de Mayo Adult Bingo, Ladies Mixology Classes, Adult Pool Party, and Terrace Dinner Events This year ’ s social line-up is guaranteed to be one of the best to date, and thanks to the supportive Chartwell membership, most likely a busy year as well
In addition to the weekly Around the Club email updates and event flyers, Chartwell members will be receiving a Chatter Newsletter with event calendars and details to assist you in managing the upcoming busy Chartwell summer The Chatter Newsletter dates back many decades and was once the primary communication tool used by the club Chartwell members will now have a larger variety of options to collect club communication including: club website, scheduled emails, posted flyers around the clubhouse, mobile app, and The Chatter newsletter Our goal is to ensure that our members have multiple ways to access information on all of the club's activities
Over the past three years, the Chartwell membership demographic has been shifting to a younger, more family-centric club While the club is financially healthier and more socially active, it is also true that the event demand has outpaced the clubhouse capacity for some family-centric events We have added seating times, restricted non-family guests, and even expanded onto the clubhouse terrace offering tented seating, and still have been unable to accommodate the entire event demand We will continue to make adjustments to events and reservation policies in order to better accommodate the membership in the future Thank you in advance for your patience and understanding; we understand how frustrating the registration process has been for these recent events
Registration is underway for this summer's Aquatics Programming, including our Chartwell Charger’s Swim Team We are excited to welcome back our existing swimmers as well as welcome our newest additions to the team This year we will be competing in the East Severna Park Swim League which consists of seven other community swim teams. Parents can enjoy much shorter commutes for away meets, although will still be required to volunteer Don’t miss out on the Uniform fitting scheduled for Saturday, April 15th at 11:00am You can find information regarding all of our Summer Programs and Swim Team on our website
I would like to take a moment to acknowledge our staff at Chartwell Many of us do not realize what goes on behind the scenes at Chartwell to make a great event happen Whether it’s decorating the ballroom until 1:00 in the morning the night before the Ladies Holiday Luncheon, or working all day both Saturday and Sunday, the weekend before Christmas, our staff gives 100 percent of themselves. I would like to personally thank you for your hard work and diligence to keep on pushing regardless of the many tests and trials that some of the events at Chartwell have presented in the past few years I hope the membership joins me in thanking the dedicated Chartwell staff for being an integral part of enhancing member experience and creating memories that last a lifetime
Lastly, thank you to the many Chartwell members for taking the time to share your thoughts, ideas, and concerns regarding the recent capital investment initiatives I can assure you that your feedback has been and will be brought back to the Board of Directors and respective committees for additional consideration I feel very passionate about the culture at Chartwell, about the friendships my husband, Eugene, and I have made and continue to make, and about the role I serve as a Board Member at our Club Please do not ever hesitate to speak with me and share your thoughts, not only in regard to events but to all things Chartwell
