Welcome to the fifth edition of the award-winning Chartwell Magazine. In a busy summer for the Chartwell Group, our Editor, Victoria Sheppard was voted as one of the most influential media professionals under 30, we have also enjoyed the Monaco Grand Prix, Diamond Jubilee, the Olympics & Paralympics and Andy Murray's heart stopping win in the US Open. As demand is driven by the ongoing crisis in the Eurozone and by a growing requirement for luxury (second) homes worldwide. We also introduce Lady Chartwell - our Lady in the know for all things luxurious in the world of health and beauty, for the car enthusiasts we welcome Ecurie Ecosse, a Chartwell Magazine sponsored British GT racing team. THE LIGHT FANTASTIC Taking high-end lighting design to new extremes, Chartwell Magazine explains how Beau McClellan first got into lighting design. Award-winning Beau McClellan took a slightly unconventional route into lighting design. Although he had a background in the arts, his interest in lighting grew as he became intrigued by it’s ability to communicate a feeling or create an emotion. He had the creativity to understand how to make lighting aesthetically beautiful but lacked the technical knowledge requisite to being successful in his chosen field.
However, this did not hold him back from his passion. McLellan took a year out to visit every lighting fair, fabricator, factory and technology supplier he could to learn his craft from the best in the industry. His exploration into the industry was how McClellan first came in contact with Brumberg, a leading German lighting specialist. McLellan was so impressed by the power and scope of the LEDs and fibre optics that Brumberg was working with that he asked if he could buy up all their old bits and pieces. After six months of ‘playing’ he created his first LED chandelier, which to his surprise garnered the attention of the world’s press - especially in Milan.
Word soon reached Brumberg who commissioned him to design his first collection. This was a real opportunity for McClellan to be involved in every aspect of the product design and production, even including the packaging and logos. His small team, rose to the challenge and excelled in producing their first collection. Critical acclaim was swift, with McClellan winning not one, but four Red Dot Design Awards. His awards opened a number of doors and provided him with far greater access to new technologies. In the five short years since the company’s inception, McClellan has been widely recognised for the technical innovation that his products embody. His passion is what sets McClellan apart from the competition – with products that will stand the test of time, are creative, sustainable and push the boundaries of both the technology and the materials. His signature collection has demonstrated his artistic flair and his studio has been responsible for creating some spectacular large-scale projects worldwide. McClellan’s most instantly recognisable piece of work so far is Reflective Flow - the largest interactive LED sculpture and chandelier in the world, designed for the Al Hitmi office development in Dohar, Qatar. This stunning piece featured over 2,300 optical crystals and 165,000 LED lights to create a 46m long, 20 tonne showcase of his work.
"In the five short years since the company’s inception, McClellan has been widely recognised for the technical innovation that his products embody"
05
The commission came about after McClellan exhibited at his first large trade show in Light Middle East in Dubai. During the exhibition, the project manager for that particular project in Qatar approached him to visit Qatar to discuss the commission. This was a new departure for him and his team in terms of scale, restrictions put on to the design (especially structural considerations), weight and maintenance. Alongside the production of ten exclusively, commissioned pieces a year, the studio has been able to develop a new modular chandelier that allows architects and designers to benefit from the technology they have developed. The innovative jack plug and play system, which launched at Clerkenwell Design Week, avoids excessive wiring and greatly simplifies the system. This summer also saw the inauguration of the Conrad Hilton in Portugal, which featured three of his new Fluid chandeliers. Chartwell are pleased to be associated with Beau McClellan and are working in partnership together to develop our stunning homes with his spectacular lighting features. UGO MONYE Rugby star Ugo Monye, 29, is celebrating ten years with Twickenham-based team, Harlequins, with a spectacular testimonial year, and you can join Ugo in the celebrations. We take a look at Ugo’s career and motivations so far… A keen sportsman from a young age, Ugo had his heart set on playing football at school, however, upon entering private education at the age of 12, he was told this wasn’t an option and became involved in the school rugby team. Aged 19, Ugo signed to his local team Harlequins, where he has remained loyal and has stayed throughout his rugby career. With 13 England caps, and being the British and Irish Lions highest try scorer in 2009, Ugo boasts a proud list of achievements. Scoring the winning try in a British and Irish Lions Test victory on South African soil in 2009 is Ugo’s career highlight which he describes as “the best day” of his life.
especially looking forward to the latter two, hoping to welcome up to 900 guests to his Halloween Ball.
Ugo names his mother as being his motivation and support throughout his career. He also values the backing he has from his church. Committed to his faith, Christianity, Monye regularly attends the HTB Church in Brompton, which he says is his stability in a fickle industry and also a vast contrast from his everyday life on the pitch. Ugo names his rugby heroes as Jonah Lomu and Rory Underwood, who have inspired him to be the player he is today.
The Prostate Cancer Charity is striving for a world where lives are no longer limited by prostate cancer. The Charity is fighting prostate cancer on every front – through research, support, information and campaigning.
Being an England rugby player is a tough job. To stay fit for the game, Ugo trains five days a week including work on the pitch, gym, basketball, netball and surprisingly, Bikram Yoga. To celebrate his testimonial, events are taking place raising money for charities. The event schedule for the year includes ‘Good Evening Sir’ a dinner with Ugo and other rugby legends, a Fashion Show at The Playboy Club in Mayfair, and a Halloween Ball at the Grosvenor House Hotel. Ugo is
Ugo’s testimonial committee has four chosen charities which are close to his heart – Help a Capital Child, The Prostate Cancer Charity, The RPA Benevolent Fund and the A21 Campaign. Help a Capital Child helps disadvantaged children and young people in local areas of London. Money raised provides support and opportunities for these people.
The RPA Benevolent Fund is the professional players’ charity, established to provide financial help and practical support to members. This can be to assist them gain educational qualifications, and help with the cost of ongoing medical help for rugby-related injuries. The A21 Campaign aims to prevent human trafficking. They want to prevent people from being trafficked, protect those who already have been, prosecute traffickers and partner with law enforcers to tackle trafficking from every angle. "Chartwell Bespoke’s history is steeped in the highest quality of construction and renovation. Our more than 400 completed, unique construction and renovation projects across the South of France, Monaco and London are held with pride in our offices, and represent the continuing mindset of our company."

Are you getting the builders in? Neil Russell, CEO of Chartwell Bespoke suggests that if you are, then you shouldn’t call Chartwell Bespoke. Chartwell Bespoke’s approach to design, construction and project delivery could not be further removed from the perceived traditional approach to construction. All of our clients are different, and as such the services required by each are particularly distinctive requiring a measured, conversant and therefore bespoke approach. The style of project where architects draw up plans latterly executed in isolation by the contractor is something that Chartwell Bespoke does not do nor represent. In fact, contractor is a word rarely uttered in our Mayfair offices. “Through our experience in Central London and around the globe, we understand that to achieve true client satisfaction, construction must be approached in an entirely different way.” In recent years, our involvement in projects has consistently started before a property has been acquired or a drawing sketched. This is as a direct result of the continuing success of Chartwell Estates and the synergy of the Chartwell Group from our offices in Mayfair. This approach results in cohesion throughout the often problematic development process. Chartwell Bespoke forges a unique partnership between the elements of any property development: the client, the property, the design and delivery, and more over, our ambition to deliver assets that are second to none in vision, excellence and finish. Understanding our clients’ expectations, desires and lifestyle is at the nucleus of everything we do; from commencement of design through to personal styling and dressing of the property ready for the client to ease into their new acquisition or newly restored property. When dealing with the creation of a new home or space for our typically high-net-worth individuals, we transcend simple design and construction and strive to fundamentally understand our clients’ influences, inspirations and aspirations before boots hit the ground. Understanding the individual’s personal requirements and intentions allows Chartwell Bespoke to become a trusted ally in what no longer needs be a daunting process. This is the raison d'être for Chartwell Bespoke. We present a solution to any problem that the most creative imaginations may present. At the core of what we achieve is our staff. The appointment of our management team has been given careful consideration. We consider our world-class staff and structure paramount. Strength in experience, heart and collaboration is what makes each Chartwell Bespoke project a marked success. We have attracted
experienced professionals from an international forum, all of whom have achieved a consistent delivery of high value, fast paced projects in London, Europe and the rest of the world. It is our unified team’s abilities to think and operate on an international scale, yet provide the utmost quality locally that differentiates us. The experience, passion and drive from our team from top to bottom result in assured delivery encompassing an unrivalled catalogue of manufacturers, designers and suppliers from the finest Italian marble, to atypical fabrics from Asia; artisan residential couturiers in London, to technology advisors in Tokyo, Seoul and New York. “None of the preparation, planning and effort is remembered if the construction delivery is a failure.” Chartwell Bespoke’s history is steeped in the highest quality of construction and renovation. Our more than 400 completed, unique construction and renovation projects across the South of France, Monaco and London are held with pride in our offices, and represent the continuing mindset of our company. “Our projects are successful because we understand, manage and own every part of the project, down to the very minute and specific detailing demanded by our clients.” Chartwell operate in some of the most prestigious and valuable properties in Central London. With recent projects completed in St James, Knightsbridge, Mayfair, Hyde Park and Kensington, the opportunities for the second half of 2012 and beyond are especially exciting for Chartwell Bespoke. The continually increasing desire driven from our clients has resulted in even more imaginative solutions, collaborative results and delivered ambition in a field consistently held up to rigorous scrutiny. Acrimony no longer need exist in the development culture where experience, structure and vision are met with purpose on both sides of the balance sheet. It is very much the opinion and belief of Chartwell Bespoke that it can and will be done. The business caters to a range of international clients that have single line decision on a project proceeding, to the most involved partners who are not only ‘hands on’ but discover a team who enrich their projects with a creativity that isn’t found in simple ‘construction’. SOUND ADVICE Chartwell is the market leader in the supply and installation of very high end Audio and Visual systems and equipment for their clients in the UK and Europe. Our projects demand a high level of sophistication and integration into the homes we are working in. It is, however, our aim to make these very High-Tech systems simple to use whilst still allowing our clients the choice and flexibility as technology continues to develop. We have to make the assumption that every 3-5 years some form of development in the client’s system may have to take place. One of our favourite products comes from Bowers & Wilkins – who’s iconic flagship speaker - the Nautilus, provides the inspiration for every one of their designs. Driven by a passion for music, the core technologies of the Nautilus can be found playing a major role in the performance of all of their loudspeakers. Groundbreaking technology and breathtaking performance work together to achieve timeless appeal – and as the Nautilus reaches it’s 20th birthday, it’s proving more popular than ever. The Nautilus is available to the Company’s most discerning customers – providing an iconic statement of technological excellence. It was the result of five years of development and many of the innovations discovered during this phase have influenced the brand’s loudspeakers and also many other high-end speaker manufacturers’ products as well. The combination of stunning design, attention to detail, technological excellence and high-end performance and functionality, perfectly mirror the Chartwell approach to Audio and Visual systems, providing a good fit between the two companies. Chartwell designs and installs tailor-made home entertainment systems including the latest LED televisions, private cinemas, listening rooms, multi-room audio, movie servers, satellite systems and of course the latest in home automation to allow easy operation of the equipment. We look forward to discussing your home entertainment and automation requirements. Please contact Martin Hull or David Rose who head up the Home Management Systems division. Now that's what we call a "gift for life" Having recently attended an 18th birthday party where the young adult coming of age was presented with a shiny brand new sports car as a gift, we have been searching ever since for a more useful and lasting way to mark such an occasion for the child who has everything. Citi Private Bank's Art Advisory team, located in New York and run by Suzanne Gyorgy with a team of 5 and an impressive 90 years of combined experience in the industry, has the answer. Approached recently by one of the Bank's major clients, Suzanne and her Team have on-boarded "Client Junior", who was given the birthday gift of Citi's Art Advisory Service. For an annual fee "Client Junior" will have full access to the Team's combined expertise, attending auctions, visiting galleries with them as well as being able to consult them constantly on art-related matters. Without pressure to buy and with the comfort of knowing you have experts on hand to help you navigate the world of art, this truly appears to be a perfect way to start one's art education. As Art emerges as a true asset class alongside Real Estate and Precious Metals, providing a strong foundation for a new generation of collectors is vital. According to Suzanne Gyorgy, for a large number of their clients the appreciation of prices in recent years has meant that the art collection is increasingly challenging both the property portfolio and in some cases the family business as the most valuable asset in their overall net worth. In fact,
24
there are very few clients who don't have an existing collection or aren’t in the process of building one and it is never hard these days to build an itinerary of client meetings wherever a member of the team travels. Suzanne has built the team over the past decade. She herself worked with several private collections and museums including the UBS Art Gallery and the Museum of Modern Art in New York before joining Citi Private Bank and she specialises in Modern Art. Jonathan Binstock, a specialist in Contemporary Art joined the team after a decade of museum work, he was most recently the curator of Contemporary Art at the Corcoran Art Museum in Washington D.C. Valerie Westcott joined the team after years of experience with Sotheby’s auction house with her speciality in American Art whilst Fotini Xydas, also with experience of working with Sotheby’s and 8 years with the Art Advisory group, has expertise in Impressionist and 19th Century Art. An important aspect to collecting, collection care and logistics is managed by Julie Muehleisen, who comes to Citi with extensive experience from the Museum of Modern Art and galleries in New York. Positioned primarily as a service
to the Bank's existing Ultra High Net Worth clients, the Art Advisory Team has now become a strong acquisition tool for the Bank across the globe as collectors seek the Bank's added value in this field. In addition to impartial advice and education, the Team also acts as curators for clients' collections and will be heavily involved in all aspects of their art interests. The Bank additionally has a 30 year history of extending credit against top tier quality art collections. In the US the art can remain in the client's possession (hung on their wall) whilst in Europe acceptable storage arrangements are necessary. Having spent time with Suzanne during her recent trip to London for the Contemporary auctions, I only wish I were 18 again and had parents that would give me such a "gift for life".
So how does it work? STEP ONE: Is the educational phase where the recipient would spend time getting to know the team and gaining an understanding of the intricacies of the art world. Ideally this would take place in New York or London. STEP TWO: Accompanied visits to galleries and auction houses, appreciating what they have to offer as well as learning where to browse, shop and what to avoid. STEP THREE: Attending the major exhibitions across the globe with the team (travel expenses not covered) as well as top auctions and renowned art fairs. STEP FOUR: Initial steps in building a collection - locating, negotiating, purchasing, insuring and transporting.

Calleija’s exceptional jewellery collection boasts the rarest Argyle Pink diamonds, brilliant white diamonds and precious gems. Inspired by the beauty of these exquisite jewels, each piece is individually designed and sketched before being skillfully handcrafted by Calleija’s in-house master jewellers. Their range of pink and coloured diamonds are some of the rarest in the world and the team has a passion for creating bespoke designs to complement their beauty. With three stunning boutiques – The Royal Arcade on Old Bond Street in Mayfair, London, The Westin in Sydney and Marina Mirage on the Gold Coast, Australia – the Calleija name is highly respected in the world of diamonds and design. The Argyle Diamond Mine produces 90% of the world’s entire supply of natural pink diamonds. These rare and beautiful diamonds will only be produced for approximately 10 years and their scarcity has captured the attention of diamond connoisseurs, collectors and investors worldwide and demands that these pink diamonds be entrusted to only a selected circle of the world’s finest jewellers. Calleija Jewellers offers a magnificent selection of rare Argyle Pink diamonds, enhanced by the artistry of John Calleija. Mesmerised by the beauty of diamonds John Calleija has developed his very own diamond titled the Glacier. The exquisite creation of the cut took John five years to perfect with a virtuoso diamond cutter and by every
standard is nothing short of superb. It exudes a beautiful feminine shape, and a brightness and intensity, which allows maximum brilliance to radiate from the diamond. The cut is one of Calleija’s most important triumphs of craftsmanship and design, bringing femininity and grace to the traditional angular cushion cut. The band is raised to highlight the two custom cut tapered baguette diamonds on each side, featuring a matched pair of exceptionally rare and beautiful Argyle Pink diamonds. Each Glacier is individually laser inscribed with its own number and you may even choose to include your own customised wording to your beloved on the edge of the diamond. Secretly placed inside the setting at the base of the ring, is another beautiful Pink Argyle Diamond as John’s personal gift to you. At Calleija Jewellers every piece is the culmination of many hours of devotion. John Calleija and his team of talented artisan jewellers combine years of traditional expertise to create these stunning works of art, using the rarest diamonds, glittering gemstones and precious metals. The magic that unfolds in this creative process is carefully overseen by their professional team of diamond graders, gemmologists and valuers who ensure that perfection is sought and achieved, each and every time. www.calleija.com

Chartwell-sponsored Ecurie Ecosse driver, Andrew Smith, tells us about the re-birth of the iconic Tyrrell March 701 Cosworth raced by Jackie Stewart in the 1970 Monaco Grand Prix.
33
Put simply, there is no other historic race meeting to match the glamour and sophistication of the Monaco Historic Grand Prix. For one weekend every two years over 200 of the world’s most iconic racing cars blast around the Principality's tight streets. The event comprises of seven races each representing a different iconic era of racing in Monaco's rich motorsport history. Wealthy spectators take in the action from expensive yachts moored at the Mediterranean port which provides the circuit with its unique, picturesque backdrop. Amongst drivers it is one of the most coveted circuits to race in the world. I have been racing historic sports and GT cars successfully for nearly ten years now. Three years ago I decided to search for an historic formula one car that would be eligible for the biennial Monaco event. In May 2010 I came across the ex-Jackie Stewart Tyrrell March 701 Cosworth in which he won the 1970 Spanish Grand Prix and the Race of Champions at Brands Hatch in the UK in the same year. The car had been in a museum in Australia since the late 1970s and required total restoration. I entrusted UK historic F1 specialists WDK Motorsport to carry out a sympathetic bare chassis restoration of the car, and this was painstakingly completed over nearly two years. After being invited to take part in the 2012 Monaco event in Race E (the grid comprising 1966-1972 3 litre F1), the car was finally ready to test in March this year. Jackie Stewart qualified this very car in pole position for the 1970 Monaco Grand Prix, and so I was desperate to emulate this much earlier success with it, although he did ultimately retire from the race with engine failure while leading by quite some margin.
JACKIE STEWART QUALIFIED THIS VERY CAR IN POLE POSITION FOR THE 1970 MONACO GRAND PRIX The format for the Principality’s historic event every second May comprises two 20 minute qualifying sessions and one 18 lap race for each grid of cars. This race would be this car’s first since the 1970 Belgian Grand Prix and the only other person ever to have driven it until now was Jackie Stewart, so it is really quite hard to put into words my feelings when I drove the car onto this magical street circuit for the first qualifying session. It is even harder to describe them when we ended up the quickest car overall in the session! Second on the grid was the ex-Chris Amon March 701, which had also been second quickest in qualifying at the 1970 Monaco Grand Prix. The ex-Amon car was unfortunately damaged during the second qualifying session and so could not start the race which meant we were ultimately denied the opportunity to replicate the 1970 grid’s front row. 34
So I was to start my first ever single seater race in a very famous historic F1 car at Monaco from pole position. Now that is what I call a baptism of fire! When the lights went out I managed to make a good start entering the first corner at St. Devote still in the lead, and quickly broke away from the following pack. Starting from the back of the grid was a Brabham BT33 which had won this race the last four times driven by American Duncan Dayton, and as I knew he would be on a charge through the field with much more experience on this circuit, I had to keep pushing. With a lead of over 45 seconds by around half distance, I was just about ready to start backing off a little when disaster struck. My front right tyre picked up a puncture at the top of the hill going into Casino Square, which meant a painfully slow limp all the way back round to the pits for a wheel change. On re-joining the race I had slipped back to 6th and a full on charge ensued for the final few laps in an attempt to regain the lost places. By the end of the final lap I was back up to 4th, and just managed to pip a McLaren at the line for a podium finish in 3rd. Whilst ultimately not being on the top step after the flag was very disappointing, to finish on the podium was highly satisfying in the circumstances and a fantastic debut return for the car after 42 years out of service. One thing is for sure, whatever it takes I will be back there again in 2014 and determined to win!

Launched in 2008, the label has cultivated a ‘little black book’ clientele of smart fashion insiders who love her feminine and demure style with a sexy twist. Catherine started out life in Ireland and was raised and educated in South Africa. This, combined with many years living in London has meant that her vision and designs are inspired by the cultural references she takes from her nomadic lifestyle and her love of long forgotten craft techniques. Catherine’s work expresses her observation of nature and beauty and exploration of culture, people and places. Catherine’s designs frequently combine a sensual use of fine fabrics, directly draped around the female form, with crafted tailoring techniques. The results are distinctly breathtaking, flatteringly wearable dresses and separates that make the wearer feel beautiful.
The latest collection is simply stunning, focusing on what the brand does best – occasion-wear dresses, both full-length gowns and cocktail. Key styles have been selling out fast at Harvey Nichols in the UK and Neiman Marcus in the States as well as flying through the virtual check out on My Wardrobe and Shopbop.com. In May 2012, Catherine confirmed an ambassadorial role with the South African based charity, the Unlimited Child. For every dress sold, starting with the Autumn / Winter 2012 collection, the brand will make a donation equivalent to a whole year’s educational toys for a child in need – a lifetime dream come true for Catherine. It took New York financier Jim Manley 20 years to find the ‘perfect’ ranch – an estate that met his lengthy criteria to create a cowboy’s paradise, on his terms. Victoria Sheppard shares her experience of The Ranch at Rock Creek, Montana – a truly unique luxury getaway for all you secret cowboys and cowgirls.
T
he Ranch at Rock Creek is free of snakes and grizzly bears, remote enough that there is no sign of modern life within 30 miles, and sunken within 6,600 acres of greenery to immerse yourself in dreams of old western movies.
The authentic ranch experience begins at the airport where I am greeted by a young cowboy. The 90-minute journey passes rapidly, as I scour the hills for bears, absorb the truly beautiful surroundings of the Montana Mountains and the sky as I have never seen it before – Montana is known as the Big Sky City.
43
“This is Rock Creek” alerts the driver as we enter the estate. He is referring to the pure river running through the land, where we are later to fish. At the reception area, an authentic looking lodge proudly brandishes its Relais & Chateaux badge – the only sign of modern existence – if it wasn’t for this I would be questioning whether I had been put in a time machine en route. Old typewriters adorn the reception desks, smoky fires are blazing in the background and congenial staff, head to toe in authentic cowboy attire greet guests. A horse and carriage also awaits for after lunch. Set on a picnic bench, dressed with gingham cloth and a horse shoe in each corner to keep in place, attention to detail plays a significant role in the successful formation of the ranch. Head chef Josh Drage puts on a spectacular meal any time of day, whether it’s a full fry up and crispy bacon pancakes for breakfast, salads and sandwiches for lunch and anything from a Bison special to slow cooked pork for dinner. Your expectations will be exceeded with the local cuisine offered at Rock Creek, furthermore the portion sizes are perfect, though make sure you leave room for toasted marshmallows – a perfect way to end any evening at the ranch. The ranch allows today’s executives, CEOs, entrepreneurs and A-listers to seek retreat and escape the humdrum of working life. There wasn’t the normal 5 Star resort huddle of businessmen on BlackBerrys; in fact the only time people were using electronic devices was to take photographs of loved ones to then be shared over drinks with fellow guests. The ultimate adults' playground allows guests to enjoy unlimited outdoor pursuits with activities including western style horse riding, paintballing, clay pigeon shooting, fly fishing, archery, mountain biking, jeep tours and hiking. Each activity is coordinated by an expert, meaning you are guided through activities where required. Generations of families were collaborating and spending quality time together. A great selling point is that once you arrive, there is no need to open your wallet or sign endless bills until departure (unless you hit the ‘Mercentile’ store – where you can stock up on $1,500 leather jackets and equally-priced boots) as around 95% of activities and all food and beverages are included within your rate. This makes for a great night out at the Silver Dollar Saloon, the onsite evening entertainment area. The Silver Dollar boasts four bowling alleys, two pool tables, darts, humidor, a karaoke machine, a cinema area and a bar surrounded by stools laden with saddles and stirrups – a perfect dancing accessory when ‘I love rock and roll’ is blaring through the speakers and you have had a few too many ‘dump trunks’ (locally brewed Montana beer).
PERSONALLY, I WOULD HIGHLY RECOMMEND ‘GLAMPING’ – SPACIOUS CANVASSED TENTS For the ultimate in relaxation there is always the swimming pool and spa – the treatments have a certain Montana twist, that must be experienced to appreciate. Rock Creek offers a variety of ranch-luxe accommodation. Personally, I would highly recommend ‘Glamping’ – spacious canvassed tents, with conservatories, log burners and fully functioning bathrooms adjoining. However, don’t be
44
alarmed if you wake up to an unexpected trickling sound – that’s just the lake running past your front door. There are also a handful of private log homes for ultimate seclusion or rooms within the Granite Lodge, which offers more traditional hotel accommodation. I am determined to re-visit the ranch one day, perhaps for the winter sport season. The trip has left me somewhat mystified as to how the most adventurous and physically active holiday can leave me feeling the most relaxed and ‘zen’. 10/10. All photography by Nick Smith.
Travel Information Prices start from $950 per night, per person, for a double room fully inclusive of lodging, phone calls, internet, fully stocked mini bar, all meals and beverages and two on-site ranch activities per day. Airlines: British Airways fly to Chicago or Seattle where connections to Missoula are available. 2 1 Tom Marchant
Henry James
Black Tomato Travel Company
Founder of Gold Leaf
From coming up with the idea around a campfire in the Australian outback, it took four years for Tom and his two friends to bring their business idea to fruition. At 21, they knew they needed more experience before they got started, but would meet up on a regular basis to refine the concept of their luxury travel business and build their network of contacts. With the inspiration to create rare travel experiences to excite and amaze, Black Tomato was created in 2005 by Tom Marchant and his two friends, Matt Smith and James Merrett.
At just 22 years of age, Henry James has launched a second business at this year’s Cannes Film Festival. The online trading platform, Profit-Exchange, has gone from strength to strength in a matter of months, reaching investors worldwide and has led to the opening of offices in Monaco and the United States. Henry, who currently resides in Berkshire, UK, studied French and Spanish at Royal Holloway University of London and in support of his degree, spent a year working for the electric automotive, Tesla Motors, in Monaco and Madrid.
With just £20,000 in savings, and operating initially out of Tom’s bedroom, Black Tomato achieved credibility in the industry through good endorsements, getting talked about by luxury titles, through word of mouth and extensive networking.
In 2011, Henry set up his first company, Gold Leaf – a London born fashion label which combines timeless luxury and a love for Mother Nature with haute couture design. Gold Leaf prides itself on its hand-made production in East London, its use of fine fabrics and its principle of Limited Edition products. Last October, the growing team were selected by former editor of Vogue UK, Harriett Jagger, to showcase their designs on the live catwalk of Sky TV show, Britain & Ireland’s Next Top Model – an impressive feat to have achieved one week prior to their official launch. Henry explains “the next step for Gold Leaf is the opening of the Online Store this summer so that our international markets can easily access our new monthly releases”.
In just four years, Black Tomato has received recognition from the travel industry, winning Online Travel Operator of the year 2011 from the prestigious British Travel Awards. Best Travel Website at the Travel Marketing Awards 2011 and 2010’s Sunday Times Fast Track (47th position). The company receives regular acclaim in the press, with the likes of GQ describing the brand as “one of the 100 coolest things in the world”, Condé Nast Traveller describing it as “the people re-defining the way we travel” and Vanity Fair stating that the Black Tomato website “reflects the most travelled generation in history”. Sales at Black Tomato have grown rapidly year on year and in the last 12 months the company has grown 10% despite the challenging economic times. It is, therefore, clear to see that this is truly a business that is ‘going places’.
50
Entrepreneurial spirit is in Henry’s blood and he is always thinking of the next business venture. In fact, Henry is actively involved within motorsport and is currently the racing agent of Formula Renault driver, Melville McKee, the grandson of former Formula 1 driver, Michael McKee. Concerning his future, Henry says “all doors are open for next year’s racing season” and we are intrigued as to what Mr James' next move will be and have little doubt that his blistering pace will continue.

Susan Ma
Ollie Millroy
Susan was born in China and moved to Australia aged seven, before finally settling in England at twelve. She excelled academically and after graduating, she interned in Sales & Trading at the world class investment bank Citigroup, a career path that reflects her underlying passion for economics and business. In 2005 when she was sixteen, she had the vision to create a 100% purely plant derived skin care range, which is both effective and affordable and would fill a niche gap in the lucrative skin care industry. After collaborating with cosmetic chemists, traditional herbalists, microbiologists and attending countless courses, her vision finally came to life in 2007 when she launched Tropic Pure Plant Skin Care – a luxury range of skin care products that are 100% from natural origins, 100% vegan and 100% cruelty free.
The BMW Scholarship Driver Ollie Millroy is making a name for himself on the motorsport scene. The 22 year old recently signed with the Barwell Run Ecurie Ecosse team to race at Paul Ricard, Nurburging and Navarra in the Blancpain Endurance Series. He is also the Driving Specialist at Mercedes-Benz World and Silver Arrows Display Driver. Ollie’s interest in the sport began when he was just six as he enjoyed driving his small replica Caterham car. It was this that led him to take up karting and obtain his racing licence. He entered his first race in the cadets at eight winning the summer and winter club championships and finishing third place in the national championship. Progressing into International karting, Ollie raced in many parts of the world and in 2006 won the British ICA championship.
Skin Care Entrepreneur
Susan began the company with very little funding and traded at markets, shows, online and exhibitions while juggling A-Levels, a University Degree and Investment bank Internship. There are now an estimated 20,000 Tropic users worldwide and this business funded her through University, helped her mother pay off her mortgage and bought her first London investment property at 21. Susan came to national attention, however, on the TV show ‘ The Apprentice’ catching the attention of legendary entrepreneur Lord Sugar. The entrepreneur invested in Ma's skincare company Tropic, despite her originally failing to secure Sugar's £250,000 stake in the competition. The 21-year-old managing director said: 'My time on The Apprentice gave me an incredible opportunity to learn from Lord Sugar and I have applied this knowledge to take Tropic Skincare from my kitchen table to a credible business model. I hope to return his confidence and trust in me by making a real success of Tropic Skin Care.' In our minds, there is no doubt that she will.
GT3 Driver & Future F1 Star
In 2008, Ollie made the move to single seater cars and gained a BMW scholarship after setting the quickest time at the licensing and scholarship course in Valencia. He was also made an MSA Race Elite Academy driver and competed in Formula BMW, alongside Formula 1, taking two podium finishes in his debut season. After completing a second season, Ollie decided it was time to come back to the UK and chose Formula Renault UK. Ollie’s career highlight to date is winning the Karting Winter Cup in Italy against 136 drivers and racing in 22 different countries. When Ollie is away from the circuit he works hard to stay fit. He has a keen interest in cars, skiing, mountain biking, tennis and golf – a sport he claims to take as seriously as his racing. Ollie believes that golf “is a great game to play if you are involved in other sport as it really teaches you how to handle yourself mentally during competition”. Ollie wants a long career in Motorsport and from this evidence you wouldn’t bet against it.

Since The East India Company was granted a Royal Charter in 1600 by Queen Elizabeth I, the influence of the Company has been well documented This extraordinary trading organisation changed the world’s tastes, its thinking and people. It was re-launched as a luxury brand in 2010 when it opened the doors of its Fine Food Flagship Store in Mayfair. The East India Company has since expanded into other areas including fashion and jewellery, entering the investment market at the start of 2012 with the release of its first silver and gold legal tender coins in over 150 years. In 1877, The East India Company set Queen Victoria’s crown, the only other Monarch in British History to reach her Diamond Jubilee, with the most precious jewel when she became Empress of India. One hundred years later Queen Victoria’s great-great granddaughter is following in her foot-steps and celebrating her Diamond Jubilee and to honour the occasion, The East India Company has commissioned 60 silver and 60 gold limited-edition Kilos struck by the Royal Mint. Set with over 100 diamonds, this is a truly exquisite piece designed as a collectible to remember this significant event - Queen Elizabeth II’s ‘Diamond
52
Jubilee’. The faithful likeness of Queen Elizabeth II was first sculpted in plaster and then struck in fine gold and silver. Each diamond was cut to size and meticulously hand-set. Resting in a hand-crafted box on royal purple velvet, the Kilo is an impressive tribute. The settings of the Queen’s tiara, necklace and brooch are struck onto the Kilo during minting. The combined skills of a number of master craftsmen ensured the creation of this piece. The silver Kilo is set with brilliant cut diamonds, while the gold Kilo has been set with ‘Hearts & Arrows’ cut diamonds, finished to reveal hearts and arrows of light through the stone. The Kilo is struck in a highly controlled environment to ensure no dust is trapped between the Kilo and the press. Once struck it is carefully sealed in a protective capsule. Each Kilo has been minted to ‘proof-like’ quality, one of the highest standards known. This gives the Kilo its part frosted, part mirror-like finish to show her Majesty’s portrait in exquisite detail. Le A delicate lavender scent greets guests upon arrival at Le Manoir, a quintessentially British stone manor, situated in the outskirts of Oxford. Relais & Chateaux Le Manoir – aux Quat'Saisons, owes its reputation for outstanding cuisine, innovative ideas and all-round beauty to owner and renowned chef, Raymond Blanc, who opened this hidden gem over 25 years ago. Words by Victoria Sheppard
54
With 20 acres of fields, 1.5 acres of vegetable gardens and 5.5 acres of ornamental gardens, there is plenty of ground to tread after indulging in some of Raymond's cuisine. The gardens are especially beautiful at night when delicately lit. The ornate grounds include a Japanese garden, a lavender walk, 17th century pond and a croquet lawn – perfect for summer afternoons. Bearing two Michelin stars, which have been held since 1985, Le Manoir is a foodies paradise, and fully embraces its culinary connections. It offers cookery courses, home grown herbs and vegetables and ad hoc food events such as cheese and wine pairings. In the evening we sample ‘Notre menu decouverte’. Each course is presented as though it were a work of art, and placed upon exclusively designed plates – a partnership between Blanc and Villeroy Boch – a visual testimonial to the 'Quat’Saisons’. Attention to detail is where Raymond's team excel, staff kindly offer the option of further information on each course and are beyond attentive throughout the meal. Tastings included chilled tomato gazpacho, pan fried Cornish sea bass, roasted duck, raspberry soup and a Bounty finale. Each portion is perfectly sized, and bursting with fine flavours and unexpected twists, with perfectly selected wines accompanying each course. Great importance is placed on the freshness and origin of each ingredient, with seasonal herbs and vegetables taken from Le Manoir’s own organic garden. We finish in the relaxed lounge, with a fresh mint tea, grown on site. Le Manoir offers 32 interior designed bedrooms and suites, some in the main manor house, others in sympathetically restored out-buildings. No two rooms are the same – you can opt for a traditional period room, or a chic courtyard garden suite. We stayed in the elegant L'Orangerie suite and were welcomed with fresh fruit and Madeira wine. The decor’s soft Provençal pastels, open fireplace and heated stone floor provided the perfect retreat after a perfect meal. Raymond Blanc is in residence at Le Caprice November 14 2012. The issue is as relevant today as it has always been, whether you think it affects you or not.
A liquidity event is not restricted to an entrepreneur selling their company for many millions; it can be the sale of a concentrated or illiquid asset, the death of an important family member forcing a change in ownership or even an unexpected financial windfall on the lottery. Fundamentally, a liquidity event is any transaction where the individual or family financial state is significantly altered. Being prepared for the unexpected and building a robust plan which has flexibility as one of the key features is paramount. This is relevant both prior to, as well as after, a liquidity event has occurred. The example of a sale of a family company is a hugely complex issue and, without significant planning, starting often years in advance, there is a number of potential risks. However, there will also be situations where destiny means that there is little opportunity for planning, even when the liquidity event has already happened. The timing of an event is unlikely to be directly in your control, meaning that when the liquidity event occurs, most individuals and families are ill-prepared for this. Factors relating to timing are such as: -
56
personal wishes, the desire to create the event may override all objectives, resulting in a less desirable sale price or deal structure. tax optimisation, contractual obligations which require action in a certain time frame, or impending changes to tax, legal or compliance regulations.
-
interest rates environments, critical to timing because it affects a buyer's ability to generate return on investment. Those with access to capital often take advantage of poor economic conditions. buyer timing, large companies actively seeking acquisition candidates in order to deliver profits and growth to shareholders.
New goals, new careers and new opportunities emerge. One's self image may change, as may the behaviour and perception of others. New-found wealth needs to be invested and managed, while many new wealth stewards find themselves pursued by many investment advisors, asset managers and even friends offering a range of investment options. An exaggerated focus on intricate investment strategies may leave an investor fundamentally exposed to a wide range of risks that could have been easily uncovered and hedged had basic risk management fundamentals been given equal importance. However, it is mundane issues like conflicts within a family which are often the root cause of major financial disruptions later on. Choice can itself be paralysing, and it is important for individuals to consider how they will handle these professional relationships and put the right team of specialists around them. There are three key areas which you should focus on, both before, during and after the event which are:
Š Nick Smith
Professional -
Monitor trends and business cycles to identify opportunities and threats.
-
Build a team of trusted advisors and strategic partners.
-
Prepare for a change in lifestyle.
Personal -
Consider and prioritise needs, goals and wishes.
-
Understand roles of family members and their goals.
-
Think about what you want your life to look like.
Financial -
Structure wealth and possibly transfer ownership to beneficiaries early.
-
Create a financial plan, allocating for spending, income and capital requirements, as well as specific goals (for example charitable donations).
-
Invest assets to protect them.
One common area of focus is that wealthy people will often see property as a core asset and allocate a significant part of their overall wealth to property. Your primary residence will often be one of the most significant assets in your overall wealth, in addition to any holiday homes and investment properties. Due to the illiquid nature of property, the recent changes to stamp duty on residential property and increased expense of using corporate vehicles to hold them, wealthy individuals will need to think about how they manage existing and potential property assets in the future. There is also the "safe haven" view of prime property, against current economic and political turmoil. A considered use of lending can often be a useful tool in any overall strategy, as well as specifically in respect of property. This is one of the main areas that can add flexibility to a financial plan, either secured against a property or by a loan against financial assets. Whilst there is no easy answer for how to achieve your goals, planning and using the right tools will be key. It is important to have a clear plan on how you allocate your wealth and ultimately the goal is simple; enjoy your wealth, enjoy your life and maybe even enjoy your new career. 60 years after first gracing the international stage, 2012 sees one of the world's most historic names in sportscar racing make its return to full-time competition. With an exciting driver line-up comprising of Oliver Bryant, Joe Twyman, Andrew Smith, Ollie Millroy, and Alasdair McCaig, we look forward to a successful year for this legendary race team.
After over a decade away from the sport and following a successful appearance at last season’s 24 Hours of Spa, the squad famous for flying the Scottish Saltire in international motor racing for 60-years is preparing a full-scale assault on the hugely competitive Blancpain Endurance Series and British GT Championship as an Official BMW Motorsport Customer Racing Team. Under the watchful eye of original Ecurie Ecosse Association Member, current Team Principal and Patron Hugh McCaig the team is poised to continue the rich heritage and success enjoyed previously by one of motor racing’s most recognisable and globally revered icons. The Ecurie Ecosse team was originally established by Edinburgh accountant David Murray in 1952. The Scottish team rose to prominence at the world-famous Le Mans 24-Hours where, in 1956 and ’57 their iconic metallic blue and white striped Jaguars triumphed over the similar factory-supported D-Types, as well as Ferrari, Aston Martin and Porsche entries. In the 1990s, with the demise of the WSCC (World Sportscar Championship), Ecurie Ecosse re-focused its efforts on the burgeoning British
Touring Car Championship - securing the 1995 Teams’ and Drivers’ crowns. This made the team the first independent outfit in the Championship’s history to beat the manufacturer-backed teams. Many star names have cut their teeth behind the wheel of Ecurie Ecosse machinery – with no less than three future Formula One World Champions – Jim Clark, Sir Jackie Stewart and Sir Jack Brabham – as well as motor racing legends Sir Stirling Moss, David Coulthard and Allan McNish. Chartwell Magazine caught up with one of the new team members, Joe Twyman, to find out more about one of Ecurie Ecosse’s youngest drivers. At 26, Joe has already made a name for himself on the racing circuit, having completed 97 races with 23 wins and 22 podium finishes. He was the 24 Hours of Spa class winner, won the Goodwood Revival Madgwick Cup, was the overall winner of Le Mans Classic and the Monaco Historique and won the Guards Trophy. Joe’s racing hero as a youngster was Ayrton Senna, however, he also admired the skills of Jim Clark and Bruce McLaren who raced when things were seriously dangerous! His father sparked his
interest in motor racing and this passion for cars, racing and driving was thrust upon Joe from an early age. He puts his success down to his dedication, determination and consistency and a bizarre race ritual. He always gets into his car with his right leg first, even when the car is right hand drive! Whilst he can’t explain why, it clearly is giving him the edge. In such a successful career, Joe considers his highlights to date as winning at Goodwood, driving some of the old Formula 1 cars and of course racing for Ecurie Ecosse. The new Ecurie Ecosse team of Alasdair McCaig, Joe Twyman, Oliver Bryant and Andrew Smith look set to continue the heritage of the team and we look forward to seeing their future achievements.

As the hive of excitement that bubbled through London during the 2012 Olympics dies down, 'Olympic Fever' jumps from historic squares draped in bunting to the golden sands and emerald forests of Rio de Janeiro. The Committee’s selection of Rio de Janeiro for the 2016 Games is symbolic of how important Brazil has become on the international scene. In preparation for the World Cup Final in 2014 and the Olympic Games in 2016, Rio’s Government are investing in the city to improve its infrastructure and facilities, as well as attracting the type of big international businesses that will turn Rio into a global business hub to rival São Paulo. Riding the wave of economic success that has defined Brazil in the past 508 years, the Country’s property market has experienced an unprecedented boom, with prices rising on average by 140% since 2008. Even as prices begin to stabilise across the country, Rio’s most coveted neighbourhoods are already defying the general trend, with prices predicted to continue rising well above the 10-15% average predicted per annum across the country. The beachside suburbs – Ipanema, Leblon, Lagoa and Copacabana – have become a status symbol for international buyers and are thought of as the 'Manhattan' of Brazil.
Chartwell Estates is currently selling a couple of unique and amazingly beautiful properties in Rio and is also organising a special Brazil-inspired event in October in co-operation with the Brazilian embassy in London and Johnnie Walker Blue Label.

ROMEO SOZZI Victoria Sheppard talks to the Italian interior and furniture designer whose passion, creativity and love of detail led him to launch the haute couture home furnishing brand, Promemoria.

Our eyes wander as we sit down with interiors guru Romeo Sozzi. His Lake Como office is a vast space packed with everything that makes a creative genius. At least 1,000 books adorn his shelves. Photos, tens of frog and fish themed items and a selection of multi-coloured spectacles are lined up on his desk. Romeo tells us of his love of Martinis, collecting vintage cars, motorcycles, travelling to the peaceful mountains of Italy, and flying his light aircraft. We are already sold on the brand and Mr Sozzi before the interview has begun.
He says "people forget they have five senses", every aspect of the design is important, from the perfection you see, to the smell of the wood, and the unique touch of the product. Sozzi takes inspiration from animals – an unexpected cartoon frog is part of the company’s branding because "a frog only leaps forwards, never backwards". He also likens his ethos to that of a bear: "A bear always has his feet on the ground and his nose in the air.” This attitude is somewhat refreshing in a serious world. Everything around Sozzi, from his office to the delivery areas, has an almost indescribable sense of calm.
Romeo Sozzi founded Promemoria in 1988, after several generations of cabinet making by the Sozzi family in Lake Como, Italy. The adventure for the Sozzi family began in the 19th century, when his ancestors managed a workshop restoring the carriages of aristocracy. Over 20 years later and Sozzi is the go-to man for Haute Couture home furnishings not only in Italy, but on an international scale.
Promemoria has expanded quite considerably in the last few years, from opening in New York and Moscow, to a full renovation of their Pimlico Road store which is now open with new collection pieces from Milan on display. Promemoria's 'typical' clients' are usually curious, difficult to please, and have multiple homes – this is ideal for Sozzi, who loves to challenge himself. He notes that an element of self-doubt is always there, though this is part of his desire to achieve the clients end goal of perfection.
Alongside Romeo at the helm of his family business are his three sons, Stefano, Davide and Paolo, who all have their own individual roles within the company. Romeo has a "dream of perfection", where only the best is good enough, and he is always striving to out-perform his previous achievements in the design world. Coming up with innovative designs is something Sozzi prides himself on.
Despite being based in Italy, the majority of demand for Promemoria (around 90%) is from overseas. The standard of craftsmanship is so high, that as we tour the factory, we see bespoke creations being produced for some of the most prestigious Haute Couture companies in the world. The kitchens are also entirely bespoke, taking between just 12-16 weeks for production.
64
angelina kitchen The next epicentre of taste A Promemoria home begins with the kitchen and bestows it with a new, total independence. The kitchen is extended. It is free of technical constraints, no longer a slave to design limitations. The Angelina Kitchen, to be launched this autumn, leads the way to a breath of fresh air. The Kitchen cancels the concept of the “open plan kitchen” and transforms it into an “Open kitchen” – a summary, a concentration of passion, memories and good old habits.

Johnnie Walker Blue Label Whisky
By Michael J. Christian, Associate Director Development and Brokerage, Chartwell Estate Agents Ltd
With my only other visits to Scotland having been fleeting business trips to purchase property for our development division, I had no idea what to expect when I found out that I was to be a guest of Diageo - and specifically their Johnnie Walker whisky label at the world-renowned Gleneagles Hotel. However, as I headed to the exit at Glasgow airport, accompanied by my hosts and Angus, (yes, really) our driver, I was looking forward to visiting the ‘Gateway to the Highlands’. The Scottish countryside was beautiful and punctuated by historical buildings such as Stirling Castle and the National Wallace Memorial. In under an hour, we turned off the main road and started to drive into the Gleneagles Estate. Nothing, however, could have prepared me for the stunning French chateau that greeted us as the main Hotel came into view. Established in 1924, the Hotel fully deserved its title of “the palace in the glens” and I was treated royally from the moment I stepped from the car, be it the doormen, resplendent in their kilts, or the attentive reception staff. My room was fantastic – on the top floor of Braid House, the modern wing of the Hotel, understated, yet classic – it was well appointed, with modern amenities and the view was breathtaking! With the main Hotel to my left, I looked out across the King’s Golf Course and to the distant glens that border the Estate. After a chance to freshen up, it was straight down to a magnificent boardroom-cum-dining room to meet with our hosts and the other guests to taste two of Johnnie Walker’s latest and premium whiskies. My previous experience (and preference) had always been for whiskey with an ‘E’ – that is to say the Irish variety – but finding myself surrounded by pre-eminent whisky writers and aficionados, I intended to educate myself fully on this, the Celtic cousins. Diageo in addition to the Blue Label Ambassadors, Kabir Suharan and David Sinclair, had also brought Jim Beveridge, Master Blender for Johnnie Walker. Sharing their extensive knowledge, we found out how a blend is formed and the different flavours of the two new variants of Johnnie Walker – the Gold 70
Label Reserve and Platinum 18-year old label. Jim’s depth of knowledge and passion for his art were obvious as we swirled, sniffed and sipped our way through an hour of honeyed flavours, vanilla textures and peaty, smoky intensity. If this were not enough, we were then treated to an extraordinary lunch in the Hotel’s cellars, surrounded by an amazing array of vintage wines and champagnes. The Johnnie Walker whiskies were complemented by an array of foods – chosen to bring out their excellent qualities. Never again will I assume whisky is a drink best served on its own and / or on your own. From fresh oysters, to haggis and cranachan, Scottish fare of the highest order was paired with an array of Johnnie Walker whiskies. The highlight of the afternoon’s whisky tasting was preceded by a short walk across the formal gardens and past Laich Lock to the Dormy Clubhouse nestled between the Queen’s and King’s Golf Courses. On arrival, we were given a brief yet informative history of Johnnie Walker, whilst tasting the premium Johnnie Walker Blue Label in the Blue Bar. The Blue Bar was an extra special treat as usually only owners of their own bottle of Johnnie Walker Blue Label (named and held behind the bar for them) are able to sit and enjoy this magnificent whisky in these elegant surroundings. The Johnnie Walker Blue Label whisky truly demonstrates Jim Beveridge’s dedication to his art, as he had handpicked and skilfully blended rare whiskies, with elusive flavours, from the four corners of Scotland to produce what can only be described as a masterpiece. In the afternoon I was able to explore Gleneagles' beautiful grounds, although my agenda sadly did not allow for any of the many activities Gleneagles is known for. The spectacular golf course is home to the Johnnie Walker Classic every August and to the 2014 Ryder Cup, plus there is the shooting, spa, falconry, tennis – the list is endless and would require a more leisurely stay at one of Scotland’s finest hotels. The evening came and my plan was to meet with Jimmy Carter, a client of Chartwell and good friend, to discuss progress on the construction and marketing of his magnificent ten thousand square foot home in the Queen’s Crescent on the Gleneagles Estate (see page 72 of this magazine). We chose to eschew the grand dining of the Strathearn and even Andrew Fairlie’s two Michelin-starred restaurant in the main Hotel, opting instead to enjoy the Dormy Clubhouse. Keen to enjoy the recent refurbishment, we opted to settle in the relaxed surroundings, enjoying the food and ambience and watching the stragglers come home from the 18th hole. Could I visit Gleneagles and enjoy a longer stay? Yes. I could and most certainly will.

Chartwell’s position, being client-driven and not geographically-restricted, gives us a unique overview of the global luxury residential property market. We note that it is becoming an increasingly internationalised commodity with investors putting more of their wealth portfolios in residential property across a growing range of locations.
75
Favourite locations benefiting from these international investors remain the established, traditional European centres – Tuscany, the Algarve, the South of France and the French and Swiss Alps. These are perennial locations, conjuring images of wealth, class and style – classics with a pedigree and reputation that bring in new generations of investors. Surprisingly, London is also high up on the list as a lifestyle location (as well as the more obvious “flight to safety” draw), its history, culture and high-end retail opportunities. Despite (or because of) the Eurozone crisis, it is the European buyer who accounts for the most significant slice of the cake of international purchases with security, investment and increasingly, lifestyle being quoted as the main reasons for acquisitions. Expect the Eurozone countries to be joined once more by the Eastern European and former Soviet Union economies – although hit hard by the global recession, Chartwell believe the “Stans”, Poland and Ukraine etc. to rejoin the party as we head into 2013 and renew their serious wealth that has emerged in recent years. The other active sector is the Asian investor where traditionally activity was driven by ex-pat purchases, purchases for offspring studying abroad or investment-led activity (think whole blocks on the fringes of the City of London or Docklands). Chartwell think that this market is maturing and lifestyle-driven purchases will increase pointedly in the next couple of years. We also expect them to be more adventurous and look at areas outside of the traditional Mediterranean Europe. Investment into South American countries (principally Brazil

and Argentina) has seen a boom in recent months and though principally driven by the North American and European markets, Asian investors are fast cottoning onto the opportunity. Lifestyle purchases remain the driver in Brazil (though we expect business investments to come to the fore with the approach of the Football World Cup in 2014 and the Rio Olympics in 2016. Argentina tends to be defined by agricultural and business-led investments. The Asian investor is not shy of dipping into Africa either, seeing great opportunity in agricultural and commodity-based property investments as well as the more obvious lifestyle choices in Zanzibar, Mozambique and of course, South Africa. The only significant cloud on the horizon in tempering this surge in enthusiasm for cross-border investment in luxury property is the impact of new taxation regimes in the established western economies – the UK especially but also France and Germany – the French due to its banks significant exposure to the Spanish debt crisis and the arrival of a new, socialist President and the Germans due to their “at all costs” approach to maintaining the single European currency. Even November’s Presidential election in the USA may see a punitive regime established to address their economic issues and at the very least see an initial period of introspection whilst the financially mobile of America take stock of the new regime and situation. The knock-on effect of this may see an increased demand in lower tax environments such as Switzerland and the Channel Islands which are both seeing demand as investors and lifestyle purchasers alike look for more favourable tax regimes. Monaco, home of our parent company, Chartwell Monaco, is flourishing for the same reason
with the ripple from the Principality being felt in the Cote d’Azur and the Italian Riviera too where a number of residents of Monaco choose to take second homes.
"With all this attention, both positive and negative, Prime Central London has benefited, with average house prices increasing 0.5% in July, taking prime property to a new record high." Here in the UK George Osborne’s tough fiscal policy is earning a grudging respect (testament to the boos he received when handing out medals at the recent Para-Olympics) and the country, Prime Central London especially, benefits from a continued flight to safety (see below). The Eurozone crisis continues to develop – at the time of going to press, the Spanish Government has created its own Bad Bank or “Banco Malo” into which all the toxic property assets of its debt-laden banking sector can be off-loaded. This is on the back of June’s request by Spain for 100 billion ($122bn or £79bn) of loans from the European Financial Stability Facility bailout fund to help support its banks, which are struggling with bad debts from loans made in the property sector. Add
to this two regional governments, Catalonia and Valencia, have asked the national government for extraordinary assistance all points to Spain being the next focus of the Eurozone finance ministers. French banks have underwritten much of this Spanish debt – expect the ripples to be far-reaching if a consensus can’t be reached. But every cloud has a silver lining, and in this case the beneficiary of that silver lining remains London. Prime Central London Residential Prices continue to grow and hit new highs, however, the pace of this increase is starting to steady. The market remains short of stock and has vendors still pricing very fully but these supporting factors are being met by greater prudence on the part of buyers, “Value for Money” remains their mantra. Recent transactions through our London office have seen offers within 5-9% of asking prices. London has had a wonderful summer in which to showcase itself, compounding the keen interest in investing here. The Queen’s Diamond Jubilee as well as holding the “Biggest Event in the World” - the London 2012 Olympic Games has ensured London has remained in the spotlight the majority of 2012, whether that be for the aforementioned, positive events or the fact that the Eurozone seems to be bailing another country out of disaster every month (as previously mentioned – Spain being the latest country to show signs of distress). With all this attention, both positive and negative, Prime Central London has benefited, with average house prices increasing 0.5% in July, taking prime property to a new record high. With this summer’s events London has consolidated its position as an attractive global city, providing
an ongoing safe haven for investors from around the world when the world economy has its own concerns. With the European debt crisis still in full swing, London and London property in particular are continually sought after; the more prestigious the location the greater the safe-haven demand. Chartwell are seeing activity in the sub £2M market and above the £10M bracket, most of this being driven by those clients looking to escape the issues across the English Channel. As well as this we are seeing an increase in activity from our predominantly residential clients, looking at commercial investments / development. In the past few months Chartwell has noted properties at both the lower and higher end of the market have been particularly strong. Those properties at under £2M have benefited in relative terms from a lower stamp duty charge compared to the 7% imposed on properties above £2M, whilst those properties at the top end of the market (+£10M), have been little affected by the increase in SDLT, as high net worth individuals continue to buy. Recent data shows that over one hundred properties were bought in the three-month period to the end of June, in excess of £1Bn. There has been a hiatus in properties being acquired through Special Purpose Vehicles (SPV) as the majority watch from the sidelines to see new structures and schemes tested and challenged by the Tax Man. We expect this to ease as we head into 2013. Whilst the Olympics has indeed helped to bring the international crowd’s attention evermore onto London, it has created a short term easing in transaction volumes as the sheer volume of people as well as disruptions to roads and railways made
moving around London a little more challenging than usual. Many professionals took a leaf out of the French’s book and disappeared for much of August – Mayfair, the City and Midtown were noticeably down on the number of “suits” whilst visitors to the Olympics were unlikely to combine the 100m final with a property tour, and with our Middle Eastern clients observing Ramadan, activity was quieter over July and August. In saying that it also created a window of opportunity for those prepared to transact as there was less competition for the desirable and limited stock. Prime Central London, as usual, is in stark contrast to the broader UK housing market where things could hardly be more different. Recent data shows that the UK Economy is contracting at a faster rate than originally expected in the three months to the end of June – a “VW” and not “W” shaped recession. This has seen the vast majority of domestic buyers take stock and stick with what they have rather than risk a move to a bigger, more expensive property whilst the economic climate is still uncertain. Leading mortgage lender Nationwide, showed that house prices have fallen 0.6% in June leaving the wider UK housing market down 1.5%. As the months roll by and we move into 2013, we expect that Prime Central London prices will continue to increase, however at a more cautious pace than we’ve seen since the economic crash. The focus on Prime Central London and what it has to offer will continue to be at the forefront of the world’s mobile and wealthiest investors, as they continue to hedge against the instability in the Eurozone and further question marks hang over the world economy as a whole.
