This will give you an indication of the possible returns but be aware, however, that the market can change a lot over a 12-month period, so you can’t always be certain that you will eventually achieve the prices being realised in the current market. Look at the details, dimensions and specifications of the property. If you’re looking to sell or let upon completion, will the property be suitable for the target market? Also, find out if there are likely to be any additional charges associated with the development, such as service charges.
Prices are being driven up by increased demand, including from foreign buyers, who are unlikely to be put off by proposed new Capital Gains Taxes. These investors will continue to mainly target apartments within new developments to add to their investment portfolios, whilst growing confidence in the economic recovery will bring more domestic buyers to market.

Despite an upturn in developers’ projects, demand is likely to continue to outstrip supply which will sustain capital growth. Meanwhile the private rented sector is set to expand further as the economy picks up and (international) labour markets improve, thus providing more opportunity for steady rental income. So how does buying off-plan work? Well, the concept is to buy a property before it is built or “off-plan” at current prices and when the development is completed a year or so later, the capital appreciation will have made it worth much more (NB: prices can go down as well as up etc.). In a strong market, as we’ve seen
The earlier you get access to the property for sale, the greater the chance of securing one of the better units and of getting a discount on the price. Your negotiating position should be determined by the demand the development is attracting. The higher the demand, the less chance you have of negotiating the price down. It’s a cliché, but it’s all about ‘location, location, location’ – it’s the critical factor in understanding the potential of the property. If you plan to let or sell the property on completion, establish the target market for the type of property you’re planning to buy. Always find out how many other units have been sold to buyers planning to let them out upon completion, as your property could end up competing with a large number of other properties in the same development, diluting your return. Try and see what similar properties
The aspect and views from the property are obviously more difficult to assess on a property that has yet to be built - again Chartwell Estates are able to help you with on-the-ground support. While not always possible, try to secure a property with one of the best positions, as you’ll be rewarded with better rental yields and capital appreciation. Try to find a property with a unique selling point, such as a nice view, parking, or access to outside space (always buy a parking space as these have a market all of their own too). We believe that we are at the start of another up-cycle for the London market as a whole – the property market as a whole has remained a “flight-to-safety” investment and with the early signs of confidence in the economic recovery we believe that the ripples from the Prime Central London market will emanate out and have a positive impact on the off-plan market too.

London Is Back In It’s Stride London is back in its stride, with one of the busiest starts to a year we can remember and the streets and skyline are alive with building projects, new build and renovations alike. More than 2,000 housing schemes are under construction or have planning consent which, along with new transport links, will create cultural and employment shifts and fresh buying opportunities in 2014.
With the Prime market showing no signs of abating (despite more threats of “Ghost Taxes” or empty property levies made by politicians) there is a positive knock-on to the next level of property asset and price brackets accessible to “mere mortals”; think of it as akin to a champagne fountain, with the top glass overflowing into the levels below as a fine 1971 vintage champagne continues to pour into the top glass. Buyers are out looking for new homes and coupled with a resurgence in interest from Asia there are simply not enough properties being built. So in addition to the continued story of “Prime Central London” the off plan opportunity is back in play.
UHNW Investment Residential or commercial, ultra-high net worth (UHNW) individuals now have 2.6 percent of their assets in property versus 1.9 percent in the pre-credit crunch days of 2007. There was a time when London’s unique properties would have been owned by governments, institutions, hedge funds and sovereign wealth funds. These days it’s mostly the world’s super rich. Frequently these properties are picked for their ability to act as a safe wealth haven or seeding wealth for future generations. In the wake of the recession (and a dirge of better places to stick their money) there’s a growing trend of single family offices to invest directly into commercial or residential property for yield and safety. Ever since the economic downturn of 2008, real estate has consistently attracted the super-rich as a way of expanding their assets as well as a

visual sign of status. In 2008, $146bn of global private wealth was invested in the large-scale (above $10m) real estate market and by 2012 this had increased by 111 per cent to $308bn. Meanwhile, corporate investment in the same asset class increased by only 43 per cent to $594bn over the same period. These figures reveal the increasing importance of private investment in the world of property and the trend shows no sign of abating.
Asian Appetite A key factor in this trend is the extraordinary wealth creation in Asia in recent times where the number of high net worth individuals (HNWI, defined as those with net assets of at least $30m) increased by 35.6 percent between 2007 and 2012, and they have demonstrated a keen interest in property. Can we expect this to balance out over the coming years with a slight sapping of power from the super-rich and the wealth becoming distributed further down the food chain? The short answer is “no”; the sobering fact is it is predicted that by 2020, the world’s population of UHNWI will exceed

260,000. We see no reason to see this group shy away from a tangible asset particularly when it is to be found in a relatively benign and stable economies. London in particular has a perennial attraction with the world’s ultra-wealthy. No greater example of this is the usurping of the Duke of Westminster as the capital’s biggest property owner for the first time in a decade. With assets of $10.7 billion, of which $6 billion or 56 percent is made up of his stake in Grosvenor Estates, and spread across the most expensive areas of Mayfair and Belgravia he has still been surpassed by China’s Wang Jianlin of the Dalian Wanda Group. In 2013 Wang paid $1.1 billion to acquire the One Nine Elms project in Wandsworth, part of the city’s South Bank regeneration program and soon to be home to the new American Embassy in London. He plans to create a mixed-use development with a 62-story luxury five-star hotel as well as 436 private homes. Henry Cheng Kar-Shun of Hong Kong, chairman of New World Development, signed a deal to regenerate a huge area surrounding the O2 venue in London. He also invested in One Hyde Park – the luxury Knightsbridge development developed by Candy & Candy. Then there is Joseph Lau, another Hong Kong resident who two years ago bought Goldman Sach’s London headquarters for £280 million. In a geographically finite market, which London & the UK is, the old adage of “Buy land - they’re not making it anymore” rings true and is acted upon by this global elite with elan.

Even with new (fiscal) hurdles such as the new capital gains tax rules (the removal of the CGT exemption for non-UK residents) are unlikely to affect demand at this level of wealth as tax is not the primary consideration for most international buyers of residential property in London. Even if UHNW buying begins to slow down, what started in the centre at the very top will now flow down the market and outwards (see our reference to the champagne fountain earlier). Rather than seeing any slow-down amongst UHNWI buyers as a bear signal, it is more likely to be seen as a bullish flag for the London property market as a whole as we lesser mortals play catch-up with the trend.
Chanel - “The king is dead - long live the king”? Residential supply is more plentiful in London, at least on a new-build basis, with dozens of new developments coming up over the next year or two which will satisfy this seemingly insatiable appetite from the word’s UHNWI and domestic market alike.
About 60% of high-end property deals in London are made by foreign clientele. According to data, the top percentage of the London highend property sales are actually from Middle East and Russian customers although there is huge activity from the European purchasers, particularly customers from France and Italy - avoiding punitive tax regimes and unstable economies alike. Supply is tight on the commercial side, with two recent retail purchases in Bond Street showing just over two percent yields, both bought by Chinese investors whilst Mount Street continues to present itself as the new heartland for luxury retail and attempt to usurp Bond Street by tempting international brands such as
The Rise If Off Plan So what of the off-plan investment, the darling of the last property boom? Well, we’re seeing the opportunity firmly back into play with road shows to the Middle East and Southeast Asia very much en vogue. But interestingly (for the longevity of the market) the interest extends beyond the overseas off plan buyer; there is genuine domestic interest too. Inner London regions such as Greenwich, Southwark, Wandsworth, Hammersmith & Fulham, Tower Hamlets and Newham will make half of 278,000 new properties allocated for London in the coming ten years - this ring just beyond Prime Central London benefiting massively from the last few years strong growth from the likes of Mayfair, Belgravia and Knightsbridge as the ripples spread ever wider. Included in these growth areas the likes of Vauxhall, White City, Hammersmith, Farringdon, King’s Cross, The South Bank, Wapping, the City and its eastern fringe, Earls Court, Clapham Old Town, Elephant & Castle – motivated by infrastructure

developments for example Crossrail and Northern line extension to Battersea, increasing demand in these areas. With such a wide spread one would assume some strength and longevity to the current property market. Anchoring the above spread of development are key schemes such as the Battersea Power Station site which was purchased for £400 million last year when the previous proprietor was put to administration. The Power Station site, a long-time iconic feature of London’s riverscape, is part of the larger regeneration scheme centred around Nine Elms - south of the River Thames and across from the prime boroughs of Kensington & Chelsea and Westminster. This is London’s largest redevelopment scheme and includes the new U.S. embassy. Such schemes act as epicentres from which new growth markets will emanate. The company behind Battersea Power Station will begin by putting on sale 250 apartments at around £2,500 per square foot in April 2014. The predicted cost of penthouses to be constructed in the second stage of construction is in the range of £25-30 million. The fact the developer is of Malaysian background will only help underpin the ongoing interest from Asian investors who have snapped up UK new build due to property limits in the home nation state. Two-thirds of these new London homes put on the market before completion are being snapped up by Southeast Asian customers. Measures enforced by Singapore, mainland China and Hong Kong in a bid to cool their respective housing markets

have driven customers in search of investments in foreign countries; the Battersea development has about 6,000 registered investors waiting for launch alone. The initial stage of the project was put up at a cost of over £1,000 per square-foot, with the third phase anticipated to be on the market starting September 2015 at £1,800 per square-foot.
The Wider Market But it is not all about London; the U.K real estate market is looking to witness a broaderbased recovery this year, seeing a broaderbased recovery than was seen in 2012 and 2013. Occupier and investor confidence will improve in line with the economic recovery, and market performance will be typical of the second stage of a recovery – albeit a slightly weaker recovery than we have seen coming out of previous cycles. That said, some forecasts are suggesting growth of over 25% over the next five years with the next three showing growth of c. 5% per annum in the country as a whole. Risk-averse investors, both domestic and international, will continue to be attracted to prime residential and commercial assets and locations. But expect 2014 to witness increasing investor interest in some secondary markets where the recovery is about to begin, and capital value growth prospects are improving. This year, 2014, will see the beginning of the return of the domestic buyer to the UK real estate market, as home buyers and institutions regain their confidence in the economic outlook. In particular, we expect to see continued strong investor interest in residential property as a large-scale asset class, recent statistics suggest that up to 20 per cent of the residential market now comprises of private landlord properties i.e. Buy-to-Let and whilst mortgages prove hard to come by for younger buyers expect this trend (of renting) to continue to increase. Non-domestic investors will remain heavily biased towards the London real estate, reflecting its position as a globally recognized and highly liquid safe-haven.

Holland Park So far this year we’ve been involved with some fantastic properties in prime spots around the Capital as well as further afield. Knightsbridge A perennial favourite of course, is Knightsbridge - Harrods, Harvey Nichols, Hyde Park, the synonymous building bearing the same name and of course the elegant lady that is the Mandarin Oriental Hotel. Collectively with Kensington to the West and Chelsea to the South, Knightsbridge comprises the city’s major residential addresses; linking with major residential developments such as Trevor Square, One Hyde Park, The Phillimores, The Bromptons and The Knightsbridge. Chartwell Estates have been lucky to have been appointed by the High Court to dispose of a truly impressive duplex penthouse in impressive development, built to the highest standards with cutting-edge specifications, including a private gym and two secure interior parking

spaces added, not to mention an ever-present concierge and around the clock security. The apartment takes up a portion of the two top floors of the development and has parts towards Trevor Square and Trevor Street to the north and towards Harrods to the south. Wilton Crescent Wilton Crescent is located to the south of Belgrave Square, straddling Belgravia and Knightsbridge, close to the Berkeley Hotel with views over the public gardens, up to the Wilton Place towards Hyde Park and Knightsbridge. Chartwell Estates have been lucky enough in the past twelve months to have been involved with the sale of a property in excess of £20 million and whilst this property was beautiful it pales into insignificance in comparison to another property on the south side (and arguably the more desirable side) of the Crescent. As it stands this property is a grand family home in excess of 7,000 square feet and 75 per cent more expensive than our last sale in Wilton Crescent. As if that were not impressive enough, the property in question comes with planning permission to increase its overall size by some 70 per cent and make it a truly unique and grand residence. A Final Thought House prices have increased across more than half the UK with the residential property market seeing its highest coverage of growth for a decade indicating a broadening of the recovery beyond Prime Central London and even the Capital as a whole. Looking ahead the predictions are that market sentiment looks set to remain positive, encouraging more buyers into the market supporting the usual seasonal upturn in market activity. But it also says that there are signs of a supply response and it will be interesting to see if this can be sustained, however, the continued imbalance between supply and demand indicates we can expect further upward pressure on prices in the months ahead in our opinion. The upward pressure on prices will only start to moderate if we see a sustained increase in supply or if demand were to weaken which seems unlikely in the near term particularly now that the ripples seem to have spread out further from the hotbed and epicentre that is Prime Central London.

Return To The Raj Gymkhana is Mayfair’s most talked about new eatery. We were intrigued to know why there is a 4-week wait for a weekend table and what has all of the local foodies taste buds tingling.
We have an early evening reservation and already Gymkhana is seductively lit with bygone swing music gently bellowing throughout. The seating upstairs mainly consists of private booths, however we are lead downstairs, to what appears to be a gentlemen’s cave of sumptuous leather and dark wood panelling. There is an integrated domed private room at the rear of the restaurant dressed with smokey mirrors and velvet booths – surely a space for the sexiest business lunches in town. Overall downstairs has cosy speak-easy atmosphere and already it is likely we’re going to have to be prized from the table. A 17th century style brass bar also graces the lower ground floor, which serves up an array of palate warming cocktails during our visit. The staff tells us that this gets busy after work hours and surprisingly you don’t need a reservation – you just need to know it’s there! The interior is a stylish clash of colonial India meets British-raj, thoroughly fitting for fit its’ Mayfair postcode.

Keram Sethi is the Michelin-starred man behind Gymkhana. Sethi is also head chef and owner of famed Marylebone Indian Trisna. With expert knowledge of many regional and national Indian dishes Sehti delivers an inspiringly unique menu at Gymkhana. The inspiration behind Gymkhana was to recreate the elite social and sports clubs as found in India. 0n to the important part – the food… Rumour on the street is that ‘Brains’ is the dish to try or ‘Mehti Keema with Behja’ as its sold on the menu. The waitress advises in good spirits she hasn’t personally tried it but confirms its popularity. We give brains a try on the side but

opt for the early evening menu, very reasonably priced at £25 for four courses and served between 5.30-6pm sittings Monday to Saturday. For an extra £20 per person each course is paired with wine. To start with we enjoy ‘Potato Chat, Chickpeas, Tamarind’, the al dente chickpeas marry well with the soft potato and blend of traditional Indian spices – drizzled lightly with a yoghurt dressing. This was followed by a choice of either Goan Cafreal Bream with Tomato Kachumber or Paneer Tikka with cashews and Corn Chat. The Cafreal is delicate in taste whilst the Paneer Tikka moves up a notch in the heat steaks.
For main course we opt for Chicken Butter Masala – this is certainly more reminiscent of the type of curry you would encounter in your local curry house. The sauce appears similar to that of a Heniz Tomato Soup, however the taste is much more refined and the chicken melts onto the fork. The brains are of a fatty minced consistency, but honestly if we didn’t know they were in there then it could have been anything as they are drowned in rich flavourful sauce and sprinkled with potato flakes. For dessert we have a taste of the Chestnut and Date Kheer, which was a Gymkhana take on a traditional rice pudding. The Jaggery Custard Caramel was also divine – both had an Indian twist to the desserts, as we know them and were subtly flavoured with cinnamon. One visit and down and we call Gymkhana by the end of the week to book a table for lunch… It was THAT good. AFRO-TRIO by Joanna Hajnaj This is my first artwork collection which has been inspired by Africa and modern African Women all over the world. Energetic, colourful, vibrant, headstrong, cosmopolitan and passionate, that’s how I would describe today’s Trendsetter. The three portraits reflect my admiration for confident and independent black women who know what they want in life. The use of striking colours and contrasts highlight the strong personality and character of the acrylic portraits.
Background colours such as the black on the ‘Mademoiselle Noir’ painting, the passionate red on the ‘La Rouge’ model or the royal blue on ‘Sang de Bleu’ have specific meanings. The colour black has been used to convey elegance, sophistication, and a touch of mystery. Black also represents the serious and conservative side of a successful woman, whereas the attention grabbing red painting stands for power, prosperity and passionate love. The use of blue highlights the friendly, authoritative, peaceful, and trustworthy characteristics.
Each painting symbolises the rapid rise and increasing power of black women in our society, whether it is in Fashion, Music, Cinema, Arts, Politics, Sports or any other field. Successful and inspiring black women have become omnipresent in media and society, and that’s exactly the conveyed message and energy of the Afro–Collection. Black women are beautiful, they can and should be proud of their skin colour and background. However it’s not only black women that are being addressed; every woman, no matter what skin colour or ethnicity, is a powerful individual that should be inspired to strive for higher opportunities in life. It is no secret that women’s influence will grow considerably in companies and the corporate world, particularly in higher management functions, reflecting the qualifications gap that is already opening up between the sexes. These paintings depict modernity and the growing number of confident and successful females in the business world.
Every woman has got angular facial features and different tones and shades of colours which represent the portraits manifoldness. The quadrangular sunglasses create a mysterious and unapproachable expression of the faces. Through my art, I intend and hope to encourage more people to find inspiration and new ideas in Africa. People should focus more on the beauty and possibilities rather than seeing the negative. Africa is an emerging continent with a lot of potential, generating more and more attention in many positive ways. As a young Artist, I strongly believe in Africa’s and women’s prosperous future, and continue expressing this exciting process of development with my paintings. I Buy What I Know I had the pleasure of meeting JeanDavid Malat, the Director of the fiercely successful international network of art galleries, Opera Gallery. We discussed his work, background and his predictions for 2014.
In 2005, Jean-David Malat opened the London branch of the Opera Gallery, one of eleven prestigious galleries located in major cities worldwide, including Hong Kong, Paris, Dubai, Monaco and Singapore. Opera Gallery is a leading dealer in modern and contemporary American, European, and Asian art. The Opera Gallery group is synonymous with some of the “Magic Names�, a term referring to the established titans of art world, such as Picasso, Warhol, Dali and Chagall to name but a few. However it is the differentiating ability of the gallery group to find and promote new artistic talent that sets it apart from the competition.
When you first meet Jean-David, one of the first things that you notice about him, aside from his obvious good looks (attested for by his prior career as a model), and his smooth sounding French accent, is his personable and relaxed manner. His passion for art is both intoxicating and well informed and his charisma is infectious. Jean-David greets you as if he has known you for years as a close friend which also underpins the relaxed feel of the gallery he runs. Malat started his career in the fashion industry. Gilles Dyan, the founder and Chairman of the Opera Gallery group, persuaded him to move his business ventures into the art industry where he has progressed from strength to strength. Although he has always enjoyed art, (his grandfather was a collector), this transition

So what does 2014 hold for Jean-David? Jean-David is keen to take artists that he is fanatical about and share them with the world. This is reflected in his bustling and varied plans for the forthcoming year. Jean-David kicks off the year by curating a new Rancinan exhibition in March before overseeing a retrospective of Bernard Buffet [FH1] at the Zaha Hadid Heydar Aliyev centre in Baku, Azerbaijan. This is swiftly followed by an upcoming exhibition at the Opera Gallery featuring the illustrious French Sculptor, Mauro Corda. In May, Malat is hosting a retrospective for the renowned Russian-French artist, Chagall, whose prices have doubled since Malat’s first show of his work in 2006. This exhibition will consist of 30 significant works from different eras of the artist’s oeuvre. Following this, Jean-David is working on a new solo show with “Seen”, an American street artist often referred to as the

Malat makes no effort to hide the commercial ethos of the gallery, a common thread that runs throughout the Opera Gallery chain which has become the DNA model adopted by aspiring galleries around the world.

Despite his hectic schedule, Malat makes time to engage with and review artist CVS, and visit their studios. Nurturing talent, especially that of young British artists is an aspect of his work that he maintains is invaluable. Jean-David strongly believes in the importance of guiding new talent into the market.
The first work he bought for himself was by the artist Oli G.Johansson who he discovered and turned into a national treasure in his native Iceland. His personal collection which hangs on his walls is in a constant a state of flux, “I have paintings on all the sofas, behind the sink, I have pieces in storage” he remarks. “When I like an artist I buy. I don’t buy property because I don’t know it, but I buy art, that’s it, I buy what I know.” Indeed his collection is vast and varied. Currently he has a lot of works by Lita Cabellut which are featured on his walls along with paintings by Damien Hirst, his protégé Joe Black and his personal favourite work that hangs in his house is by the contemporary Chinese artist Li Tianbing.
He resists/laughs off the tag when I ask him about being called the “Simon Cowell of British Art” for its negative connotations but it is difficult to imagine any more influential people in this space at the moment. So where does Jean-David recommend you should deploy your money? Malat is of the strong belief that collectors should invest in art that brings them personal gratification, as many of these works will be exhibited in the intimate setting of the home. As regards individual artists, Jean-David is an avid fan of Lita Cabellut, whose works are valued at a market price ranging between £5080,000 and predicted to rise. Further, Jean-David also recommends low budget investments in artists such as The London Police, C215 and “Seen”. His interest in graffiti as an alternative art form to the traditional boundaries of painting, extends to the works of Banksy, who has seen an increase in prices ranging from £400-500 in 2002 to £150-200,000 for his creations today. Think And Grow Rich? When I was in my late teens, growing up in the picturesque Glens of Antrim in Northern Ireland, I dreamt of running my own business and growing rich. I didn’t necessarily know at that age what my business would be or even how I would set it up but I knew three things, I had the passion, self belief and I loved people.

At that age I also didn’t know how to make a business work so I opted for a career in the public sector working in Belfast. Before too long I found my way to London where it and Surrey has remained my home for many years. Since then I’ve worked in finance, publishing and then the private equity sector but one thing mystified me – the imbalance in people; the difference between the employee, manager, director, owner and investor, their attitude and the various degrees of mentality. Having a passion for people and wanting to understand how they tick I decided to look at my own life, change and focus my mindset in order to understand the true meaning of success. My journey of personal development began. I have studied personal development for many years and have read some of the most amazing books by Napoleon Hill, Stephen Covey, Brian Tracy, Robin Sharma and Daniel Goleman. Their books are all powerful reads with amazing messages. Through my life I have learned to live by my own simple motto “Think it. Feel it. Do it.™” by purely allowing positive thought, letting the energy flow to feeling and then just doing it with no ego or judgement of the outcome or result. For me life is all about choices – your own personal choice. As a lover of words and the English language I love the concept ‘Think and Grow Rich’. But did you know it is also a timeless classic and all-time bestseller, which was written in 1937 by Napoleon Hill of Wise County, Virginia, USA. It has sold millions of copies. Some 76 years later it is deemed as one of the best pieces of research for any student of personal development.
Napoleon Hill was born in a one-room cabin on the Pound River in Virginia in 1883. His mother died when he was nine years old and his father remarried two years later. He started writing at the tender age of 13 for small town newspapers and went on to become one of America’s most beloved motivational authors. When he was 25 years old he met the industrialist and philanthropist Andrew Carnegie. This was the massive turning point in his life as Carnegie gave him an assignment to interview 500 successful men and women, many of them millionaires, in order to discover and publish their formula of success. Amongst the list were names we are all familiar with today Henry Ford, John D. Rockefeller, Thomas
Edison, Alexander Graham Bell, F. W. Woolworth and William Wrigley, Jr. Twenty years later, in 1928, he published his first book ‘Law of Success’ which was a sixteenpart masterpiece that laid the basis for all his future work. The Birds Nest One of the Best Situated in one of the Algarves sleepy villages Boliqueime. A sunny Sunday afternoon, who could deny that it’s Portugal at it’s finest.
Benjamin Fowler & Kay Breen set the pace with a prompt and effective service at the Bird’s Nest Restaurant. Front of house in a highly personalised restaurant like this has to be right and to their credit it’s “Spot On”. Lunch commences on the small covered terrace at the front of the restaurant with a gin and tonic in a beautiful glass with lots of ice…. Perfect. The menus are brought swiftly for our consideration. Home cooking would be the signature of the Bird’s Nest, however it goes beyond this, taking good quality fresh ingredients and making a good Mediterranean meal into something that’s just so much more. In winter the log fire burns away in the dining room – a beautifully decorated room with a baby grand piano in the corner. They’ve managed to take a simple room and turn into a homely dinning room with great success. Sunday Lunch is a favourite for ours. We’ve been looking for years to find that special place where we could while away the hours and enjoy good conversation, great food and wine, and in the Birds Nest I’m sure we’ve found the best place in the world to do this.

Kay is always happy to accommodate our requirements, I’m a fussy devil at the best of times and I’m sure she’d be willing to confirm this! The starters are always a firm favourite with us both, my wife being particularly partial to the sublime home made fish cakes that she can never seem to replicate at home! The main course is a selection of delicious, traditional roast dishes - Lamb, Beef or Chicken for the purists amongst us, along with a few other more “exotic” selections for the more adventurous. Good Yorkshire puddings on a Sunday are a must; I can honestly say I’ve seen them served with all sorts of dishes and can only conclude that the Bird’s Nest understands the strange English mentality of Yorkies with everything! If you’ve any room left (my tip is to make sure you have) you can finish up your meal with a truly decadent dessert, it’s impossible to pick a favourite because they’re all so good... I know as I’ve tried everyone several times over.
Of course lets not forget Ben, always ready with a great selection of wines and some words of wisdom regarding choice. My wife confidently refers to me as the “wine heathen” of the family declaring that I wouldn’t know the difference between a cheap bottle of plonk and a Château Petrus and she’s probably right. She on the other hand is undoubtedly a wine snob but I must report that Ben has had great success in weaning her of the expensive French stuff with his delightful selection of Portuguese wine. 3D Printed Footwear Design Innovative, Revolutionary, Creative. Katrien Herdeweijn is an aspiring Belgian Footwear Designer who has developed a small women’s shoe collection by using the latest in innovative 3D Printing Technology.
In recent months the term 3D printing has become extensivley used as the technology has begun to reach a wider audience. 3D printing or additive manufacturing as it is also known, works by creating a solid three dimensional object from a digital file. A scanner then makes a 3D digital copy of an object and adds it into a 3D modelling program. The software slices the final model into many successive horizontal layers. After uploading the file into the 3D printer, the object is created layer by layer, the printer thens scans each slice and forms the object blending each layer together. Unknown to many, manufacturers have been using 3D printers for decades in order to produce prototypes for traditional manufacturing and research purposes, a term in the industry known as rapid prototyping. 3D printing empowers companies to run a more cost-effective production of goods. Commercial giants such as Nike regularly use 3D printers to create multi-coloured prototypes of shoes. Where in the past the companies used to spend thousands of pounds on a prototype and wait weeks for it, by using 3D printers, the production costs are reduced significantly and changes can be made instantly .

The freedom that you have in your design by using a 3D printer is a great advantage for the whole production process.You can develop complex designs with a lot less workmanship and finishing than usually required. 3D printing empowers the Designer to create a unique product with different materials in one job without having to assemble them one-by-one.
Katrien Herdeweijn a young fashion designer from Belgium has started to work closely with 3D print technology. Katrien studied footwear design at the Academy of fine Arts SintNiklaas. Having a Bachelors degree in electrical engineering and material science sitting alongside a Masters degree in Nanoscience and Nanotechnology predestine her to combine innovative technology and exceptional design. In 2013 her 3D printed footwear designs were shown at the Sint-Niklaas Academy of Fine Arts fashion show part of the prestigious Dutch Design week. Katrien also exhibited at 100% Design, during the London Design Festival as well as the 3D Print show in London and Paris. Currently one pair of Katrien’s 3D Heels can be seen at London’s iMakr store in Paddington. Her passion for technology and design will keep her working on more new inimitable designs. The pocket watch is no longer just a functional accessory of a man in their 70’s, it has an increasing presence in the world of Haute Horlogerie – increasing in popularity for not only as a style but also as an investment.

For those of you unfamiliar with the history of the pocket watch; until more recent times (turn of the 1900’s) wrist watches were considered to be a piece of jewellery only worn by a lady, thus a gentleman carried a pocket watch as his means of telling the time. After the First World War the pocket watch soon became a rarity, whilst men wearing wristwatches became the norm – perhaps due to an upturn in the pace of life and desire for convenience. Early in the 20th century Panerai’s Orologeria in Florence was a popular destination for anyone looking to purchase a pocket watch, as expressed in the inscription “Orologi da tasca delle principali marche svizzere” (pocket watches of the main Swiss brands) on the window facing the Baptistery in Piazza San Giovanni. The new Panerai 3 Days are renewing this tradition and enhancing it with the expert craftsmanship and the finest materials. The new pocket watch is available in pink or white gold – with limited numbers of each in production – only 50 available in each colour. The large round cover can easily be removed to reveal the movement and finish of the P.3001/10 calibre. Hand-wound with a power reserve of three days and power reserve indication set in the back, the P.3001 calibre is presented for the first time in a new version, with the bridges and the two barrels skeletonised and with chamfered polished angles. The skeletonising enables the finish and sophistication of the details of the movement to be observed, such as the wheelwork and the gilded engraving.

Quintessentially events was founded in 2005 by renowned event producers and society darlings Anabel Fielding and Caroline Hurley. The ladies have produced dazzling events for the likes of Missoni, Louis Vuitton and Vogue. Animals seem to be a running theme when it comes to bizarre requests, Anabel tells us ‘we have had to supply penguins for a child’s birthday party, fly family pets across the globe for weddings and we even had a real life wolf at our last event!’ Dealing with high net worth individuals Q events are often a leaning post for clients seeking an idea to stun their guests, many of whom regularly attend big budget parties. When planning your event its important to remember that first impressions count – and that begins with the invitations – Caroline explains, “we recently commissioned edible invitations on behalf of a client”. The duo encourage clients to think of the impossible, whilst it may make their job a little harder it certainly leaves a memory of a fantastic event. A Q event manager tells us “we recently installed a floating DJ booth in a pool at a private party”, whilst we hate to think of the logistical nightmare that probably caused we now aspire to attend a party that has one…!

Starting our evening in the infamous wine cellars we are slightly bewildered at the vast collection of wine held for such an intimate setting… then again with regular visits to his native France we are sure Monsieur Blanc personally assists with the extensive collection. As a working cellar it’s is more functional than glamorous, however it is very intimate and atmospheric.
Our attentive Sommelier, Victoria, guides us through the evening as we try 6 different wines in the company of Raymond Blanc. Tasting notes are provided during the interactive session and our guests pick Victoria’s brain with their dinner party wine dilemmas and other wine related queries to which she happily obliges.

We take a trip through the kitchens to the cookery school where, Head Tutor Mark Peregrine, who has worked with Raymond Blanc for over 30 years, greets us. Mark guides us through a delicious four course menu of soup, fish, chicken with morels followed by a soufflé. Mark does the cooking as we watch, take note and then enjoy. Each course is paired with one of the wines we had tasted earlier on in the evening during our cellar tour. The cookery school is set in an industrial sized yet homely kitchen; there are large TV screens above our seats so we can see the chefs prepare the food at all angles. Despite being in Michelin starred kitchens our guests are very much at ease, though this could be due to the copious amounts of wine we consumed during the evening. Classic Bentley In 1921 WO Bentley produced the first car at his new company’s factory in Cricklewood. By 1929 when the new 6½ litre Speed Six models started to roll off the production line; Bentley had already won at Le Mans three times: in 1924, 1927 and 1928. The rich, daredevil, racing ‘Bentley Boys’ were the toast of London society and the Bentley racing heritage was firmly established.

I headed off to Silverstone on a breezy but delightfully sunny Saturday in February to meet up with Stanley Mann the Bentley restorer and racer. Stanley has been renovating these stunning cars since the 1970s and he regularly takes one of his stock of vintage Bentleys out onto a circuit for a work out: “As WO would have intended”. Stanley was at Silverstone with his team of race mechanics to enter his beautiful Bentley Speed Six in the annual Pomeroy Trophy run by the Vintage Sports Car Club. The Speed Six was the fourth of the Cricklewood Bentleys: a tuned-up version of the standard 6½ litres with higher compression ratios; two SU carburettors and a high performance camshaft.

In race trim these modifications raised the power output to 200 bhp. Only 182 of these stately in-line-six racers were made and back in 1929 when they first took part at Le Mans the Speed Six managed an average speed; over 24 hours; of 73.6 miles per hour. The Pomeroy Trophy is named after Lawrence Pomeroy who was chief designer at Vauxhall motors at the turn of the 19th century. Pomeroy was known for many special cars including the creation of the 1914 Vauxhall 4½ Litre Grand Prix racer. The annual competition is run by the Vintage Sports Car Club to test cars of any age for acceleration; handling; braking plus a forty minute thrash around the National circuit. The ‘Pom’ has been run every year since its inception in 1952. Despite the threat of poor weather on

this exposed former RAF airstrip, the event has been cancelled only three times: twice for snow; and once for the Suez crisis. In order to even up all the cars there are a series of adjustments based on the engine size and the year of manufacture that would make a maths professor perspire. The only rules are that the cars must have a minimum of two seats and, if open top, must have a hood. As the day was originally designed to find the ideal touring car there is also a requirement that the car can accommodate two suitcases. Stanley and the members of the VMRC are keeping the unique racing heritage of these stunning old cars alive and kicking. The list of the 76 cars running at Silverstone this year reads like a car enthusiast’s dream, including a handsome 1935 Aston Martin Mk2 open sports, a striking 1954 Lagonda two litre and a very business-like lightweight E-type Jaguar. All of the cars lined up at the near-by Towcester Race Course for check in at 8.00a.m. and were then driven the few miles to the circuit for scrutineering. The cars lined up on the circuit, warming their engines to take part in a series of driving tests. The first “Wiggle Waggle Test” involved driving through a series of cones in a timed slalom on the slippery track. With Stanley driving the unfamiliar Speed Six he told me this was quite an interesting experience. He had selected slightly less ‘blocky’ tyres than specified for the original
car. It is the first time he had driven the car on a track and he was looking forward to seeing how she would go. This is full out racing. In the afternoon he was to drive at ‘full chat’ for 40 minutes. The cars returned to the pits to line up again for a quarter of a mile “Standing Start” speed test and a breaking test before pausing for a quick lunch. After the mornings driving tests we chat over lunch of a strong cup of tea and a Mars bar and hear tales of ‘daring do’ from previous ‘POMs’. Apparently it’s not unusual for Stanley to get one of these amazing two ton monsters sideways on a slippery Silverstone corner. His

team of highly experienced mechanics recalls a previous year where their lunch break was taken up with a dash back to their Radlett base for a new clutch plate which was fitted on site before they could take part in the 40 minute afternoon speed test. For the record: Stanley’s Speed Six was placed 44th on the day, completing 22 laps on a now dry track. Not bad for an octogenarian car on a day out which in Stanley’s own words was really: “Just to blow away the cobwebs at the start of the season.” After a sunny and exhilarating day I left the newly refurbished Silverstone. Passing the HQ of the current Force India F1 team, I eased my old saloon car back onto the M1, checking my rear view mirror

By Instruction Ametsa with Arzak Instruction Located inside the ultra discreet Halkin Hotel in Belgravia, Ametsa with Arzak Instruction is the collision of rustic (Michelin Starred) San Sabastian cuisine in one of London’s finest five-star hotels.

A clinical white dining room with thousands of sunshine hued test tubes jutting out of the ceiling is home to the latest culinary revolution in London. The aesthetic of Ametsa is perhaps not what we are expecting to accompany the Spanish Basque menu, however Ametsa is challenging traditional cuisine and propelling it into the future. Ametsa is chic, though verging on icy – the room is well presented but has more of an art gallery feel than that of a restaurant serving a Basque inspired menu. Being part of the Ong empire (Halkin owner Mrs Ong owns half of Bond Street) the staff are smartly presented in Armani – of course. It its first year of opening Ametsa with Arzak Instruction has already been awarded a Michelin Star. Perhaps a slightly unusual choice of restaurant name for one of the most anticipated launches of last year, however The Halkin were obviously keen to promote their links to Elena Arzak – recently voted the best female chef in the world. Ametsa with Arzak Instruction combines Elena’s expertise with

that of her father Juan Mari Arzak(founder of Arzak, Spain) with renowned chefs Mikel Sorazu, Igor Zalakain and Xabier Gutierrez. San Sabastian based Arzak currently holds three Michelin Stars, so there are high expectations throughout the foodie community for this new venture. We try the 10 course tasting menu, priced at £145 per head including wine pairing (£105 minus the wines) we are told to expect ‘Heston’ inspired molecular presentation. The ‘Aperitivos’ are served on an unusual stainless steel stand and comprised of chorizo with mango, tomato with Iberian ham and signature dish Kataifi with Scorpion fish cakes. There is a prawn cracker like casing to the fish cake and the chorizo mousse is encased in delicate mango. The unique presentation of the dishes is enough to set diners tongues wagging and you really do just get a bite size taste of the pre-starters. The starters are an array of fish courses – a fish heavy menu was to be expected with food of a Basque origin. Our attentive waiter informs us that a large proportion of the ingredients are imported from Spain, however the chefs do also source locally in Britain – from only the finest suppliers. The first of the three courses is Scallops with Cassava ‘Soufflé’ – the plate is a palate of colour and the ‘Soufflé’ is a Virgin red puff of crispiness. Although not particularly easy to devour we are keen intrigued by this unusual take on the soufflé. Next the King Prawn, sweetcorn and Spider Crab, the presentation once again is artistic and looks as though it would be better suited to a wall than a table but the flavours are surprisingly delicate and the sweetcorn is in the form of a soup topped with fried vermicelli. Our favourite dish

enough ‘Following the Ducks Footprint’ was the name of the meat course. A petite portion of rare duck is presented next to some footprint markings on the plate. The duck is tender and the meat course is as tasty as the fish. For dessert – Clove Custard with Toasted Milk and Pineapple Ice Cream, we have visions of Pina Coladas however the dessert is unexpectedly constructed of two corrugated sheets of pastry which encase the milky ice cream and sweet custard. The grand finale was ‘Passionate’ a passion fruit cake topped with more ice cream. Wine is served throughout each course and we certainly felt well fed and watered by the end of the dining experience. Despite the restaurant being relatively quiet during our sitting the service was at times a little to efficient. A unique dining experience, however this is more likely to be booked as a treat rather than a regular dining venue. 7/10 Ametsa with Arzak Instruction The Halkin Hotel, Halkin Street, London, SW1 (020-7333 1234) was the third starter Egg with Squid noodles, the deep fried crispy egg was gently decorated with noodles of squid surrounded in a puddle of Squid ink. This is not something you regularly see on menus in central London so definitely worth a try. For our first main course John Dory with Red Root ‘Mojo’ is served, the skins are crisp and the fillet melts against the fork. We didn’t conclude what the ‘Mojo’ was, however this course was utterly delicious. If that wasn’t ambiguous

Monday is perceived as the day of embattlement, however I can assure you that for most managers and particularly for site managers the week starts Sunday afternoon. In actual fact the working week is a full seven days long and the only change is the depth of the prioritisation, how you enjoy the weekend and how those around you do not instigate divorce proceedings.

Construction sites have their own rhythm, you can watch the ebb and flow of productivity. The trick is to know when to step in and nudge the operatives. It is important that where possible the program be tweaked to maintain the momentum and to bring items forward so time is not lost. To demolish a wall may take 10 minutes but forming a curved skirting a meter in length may take 40, it is not necessarily the time however but the finish that must take precedence. Most mornings you’ll see the local cafés in London fill with hard hats and hi-viz vests at around 7am. For the site managers & foremen this informal time is where the day’s works is thought through and the first of the early morning calls are made. It’s surprising how many people will answer a 7am phone call especially when it involves work and in my experience I have found that it is more appreciated when the recipient knows that you’re trying to help them. Many site managers possess a sixth sense that will tell them when something is about to go awry……I don’t know why, maybe it is a subconscious perception that someone or something needs addressing to ensure that the best results are obtained. A site manager must contest on a daily basis with factors outside of their control. It could be the weather or the recent tube strikes. To survive in the industry you must have the ability to adapt and adjust accordingly to the ever changing scenarios thrust upon you. The weather does not care if you have a deadline to stick to.
The most important aspect of the job is maintaining our relationship with the clients, a job that we take immense pride in. Ferrari We get up close and personal with the ultimate ‘look at me’ Ferrari – the seductive Spider 458. As any Ferrari enthusiast will know you buy one of these beauties for the wow factor. After only 5 minutes of collecting our Spider from the Ferrari HQ we are enjoying the envious glances of fellow motorists and pedestrians as the Spiders’ engine purrs around town. Surprisingly there is a boot (under the bonnet) big enough for a couple of well-stocked holdalls for our weekend adventure with Ferrari.

Our journey starts in Buckinghamshire as we head to Stoke Park Country Club & Hotel, from Ferrari HQ this is only a few miles away so we don’t get to fully test the 0-62mph in 3.4 seconds statistic, however there is plenty of time for that. There is however opportunity to test the ‘roof down’ position. Taking a rapid 14 seconds to fold neatly behind the seats via electric controls we decide to push down our right foot to hear the full effects of the v8 engine. The design of the chassis and the low sporty seating means you are quite well protected from being overly windswept on arrival at your destination. Back on the motorway and we head towards Great Milton, Oxford – to Raymond Blanc’s foodie paradise Belmond Le Manoir. As we approach the nearing villages and we feel increasingly protective over the 458 – the roads are tighter and there are a few blind corners. However on arrival at Belmond Le Manoir the 458 sits proudly outside the stunning Michelin starred manor house. The 458 is a good all rounder for anyone looking to add to or start a Supercar collection. It ticks all of the boxes in terms of beauty, agility and functionality. Perhaps the ultimate boys’ toy… The steering wheel takes a little getting used to with multiple paddles and buttons, however we let the 7 speed automatic gearbox do most of the work. Another Country One of the perks of being a freelance journalist is not having to go into work every single day. This has been particularly useful in recent times for anyone living in parts of the UK that have been deluged by a welter of rain with which Noah may have been familiar.
My default couture setting for some weeks now has been neoprene; with a full dry suit on hand, just in case the weather turns really bad. While the strange looks directed at me a few weeks ago - as I waded down the high street in full scuba apparel - have abated, my local publican still complains that my fins are damaging his carpet. Occasionally, you might receive invitations that are to good to turn down, one of the benefits of being a freelance journalist.
Was I interested in doing a piece on ‘second citizenship’? Maybe. Would I be interested in taking a trip to the Caribbean to find out what it was all about? That was never going to be a difficult question to answer.

Jewel in the Caribbean Sea St Kitts and Nevis is the smallest sovereign state in the Americas. Situated in the Leeward Islands of the West Indies and close to the exotic-sounding St Bart’s, Antigua and Barbuda. It is, quite simply, a gorgeous place, boasting golden sandy beaches, lush tropical vegetation, and a couple of stunning peaks that look as though they want to be mountains when they grow up. Visually, the two islands that make up St Kitts and Nevis are as arresting as anything you’ll see in a holiday brochure, but it’s the spirit of the place that makes it so special. From the moment you arrive at the Robert L Bradshaw international airport, everything seems to whisper a lilting “relax”. Even the immigration officers smile as you hand over your passport, and I can’t remember the last time something like that was tucked away in my file of pleasant experiences. There is something about the place that calms you down and slows your pace; even reduces the activity in your cynicism glands, and it pervades until the moment you leave. I’m struggling to think of a nicer, more relaxed place I’ve been to or spent time in. To delve into the modern vernacular; it’s wickedly cool.
Down to Business, as Usual But I wasn’t there for a holiday, regrettably. I was there in the spirit of investigative journalism having been informed of the fact that St Kitts and Nevis operates the oldest ‘Economic Citizenship’ programme in the world, and it’s a programme that appears to be gaining both momentum and increased popularity.

We are living in uncertain times, whether we like it or not, being a citizen of a single country pretty much means that we are at the mercy of its government.
The natural questions to ask are; who would need a second citizenship, and why would they need one? After some research, and not a little thought, the answers came thick and fast.
The government has complete control of our lives and our assets.
Any investment broker worth his or her salt will be keen to point out the need for diversification in any portfolio, and what could possibly be a more logical next step than acquiring a second citizenship, with a second passport, to protect assets from governments whose vicissitudes can often lead to whimsical changes of legislation?
I read somewhere that governments have used citizenship as a “tool of economic enslavement”, which sounds somewhat melodramatic, but has more than a ring of truth to it when you consider the extent to which a government can control where we go, what we do, and how we spend our money. A second citizenship is now being viewed as an essential part of diversification in a world where the next government overthrow may be just around the corner, or where political turmoil and economic disaster are potential realities.
St Kitts and Nevis is politically stable, economically sound, and provides its citizens with exemptions from a wide variety of taxes, including foreign income, capital gains, wealth, gift, and inheritance. It’s a parliamentary democracy, based on the constitution and judiciary of the United Kingdom, and already has more than 30 years’ experience in operating its citizenship programme. It appears to have become the best established and most respected in the world – something that hasn’t escaped the attention of neighbouring countries.

investors require – whether they intend to live on the island, or merely treat their residence as a holiday home or pied a terre.
So far so good then, although I have to confess that I’d rather be talking about the flora and fauna on a lush tropical island than asset protection and tax exemptions – which is fabulously diverse and spectacular, by the way. Having established why an individual would seek a second passport, it’s now appropriate to talk about the ways in which one can be obtained. Popping into a St Kitts and Nevis embassy in a country of your choice and filling in a form, isn’t going to work.
Opportunity Cost There is, not surprisingly, a price to pay, and while you don’t have to be a billionaire, a certain amount of substance will be required. There are a number of ways to secure citizenship of St Kitts and Nevis, but by far the most logical seems to be through investment in property, and this is where my hosts come into the equation. ECI Wealth, along with its associate companies, are developing areas on Nevis – building luxury residences on hillside and by shoreline – and with the investment comes a second passport and citizenship of a British Commonwealth country. Such Sweet Sorrow Three days on St Kitts and Nevis was never going to be enough – it’s a place you will want to come back to again and again. Just when the stress elements in my mind and body had been dispelled – left on a beach somewhere on Nevis, waiting to be taken up by the ebbing azure waters of the Caribbean Sea – it was time to leave. Calm and refreshed as I was though, I couldn’t help reflecting on the ever-changing world in which we live, and the apparent simplicity of an investment programme that opens up the world for those fortunate enough (in every sense) to qualify. Holding my UK passport with increased tightness and no small amount of affection, I realised the extent to which I have taken visafree and no-hassle travel around the world for granted. Asset protection and tax exemptions are not matters I tend to concern myself with, but that’s certainly not the case for everyone.

Article 164c Some excellent news for those residents of Monaco with secondary residences in France, which were acquired for their own use and enjoyment! What a pleasant surprise lay in store for the New Year when the Conseil d’Etat (Supreme Court or CE) in France announced between Christmas and New Year that it upheld the decisions of lower courts regarding the inapplicability of the infamous Article 164c of the French Tax code to Monaco residents.
those who have been assessed and have paid, along with interest at 4.5% pa. However, be warned that the exemption may not apply to those residents of Monaco who rent a retreat in France for their own use, as there has been, effectively, no capital movement in this case. This great news is going to please a lot of current and future residents of Monaco who already own or are thinking of buying a second home in France. It will have a stimulating effect on activity not only in the real estate market, but also with tax consultants as many believe that this decision could also affect the rate at which capital gains tax is charged, although this might take some time to ensue. There is also a possibility that the punitive extra charge imposed recently on sales which in effect is a social security supplement will also be deemed inapplicable. Finally, the stipulation for nonresidents of France to appoint a tax agent (at a cost of 1% of sales value) might also disappear. So it could also be great news for those wishing to sell their secondary residence in France.
Article 164c effectively gives the tax authorities the right to assess owners of a secondary residence in France annual tax based on 3 times the estimated rental value of the property. This always seemed like a very unfair tax and the Conseil d’Etat used as a precedent a previous decision by the European Court of Justice (ECJ) that under EU rules the transfer of capital could not be hindered or stopped by any EU state. As the only court which could overturn a decision by the CE is the CJE, the judgment is final. This has been confirmed by a number of lawyers and notaires in France and elsewhere. The French Fisc is now going to have to repay

Mont Blanc Culture Awards Lady Solti has been announced as the UK recipient of this year’s prestigious Montblanc de la Culture Arts Patronage Award, in recognition of her long-term and outstanding support to the arts and music industries.
World renowned concert pianist Lang Lang presented Lady Solti with the award during the Claridges ceremony at the end of last year. Lady Solti was awarded €15,000 which she donated to her charity – The Solti Foundation. On presentation of her award Lady Solti stated “Music has always been part of human life.
