Lavinia Brennan and I [pictured below] started Beulah in 2010, after spending time in Delhi with women who had been formally trafficked. We spent two months working in a rehabilitation centre teaching sewing skills to women who had been rescued from the sex trade. With this new skill came an opportunity to generate an income and build independence. And so, Beulah was born. It was here that we first understood the importance of providing employmentsustainabletovictims of trafficking to enable them to break free from cycles of abuse, exploitation, and poverty. I think the fashion industry has come a long way in the last ten years. Consumers are also had.productionwhatclothes,whoknowandtheirchangingmindsetwanttomoreaboutmadetheirandimpactthehasIstillthink there’s a lot that can be done. This season, we’re excited to introduce regenerative cotton via a partner based in a rural village of Kanjikoil in Tamil Nadu, India. They work directly with artisans and farmers from the local village to make regenerative cotton. Beulah supports the collective through placing orders of regenerative cotton, which have been incorporated into a cotton and peace silk, found in our Dorothy Geo dress and Lilian blouse. Everyone in the supply chain has been paid a living wage, from farm to finished garment. We want to build upon these types of relationships and aim for more and more of our current collection to have a story, from farm to finished garment.

We source fabrics that are as conscientious as they are luxurious. We use certified organic cotton along with staple fibres such as linen, which require very little water or fertiliser to grow. We focus on natural fibres which biodegrade much more quickly than synthetic materials, and when washed pollute our waters far less than synthetic fabrics. Our design team are continually investigating new fabric options to keep pace with the best environmental practices. I moved out of London in April I loved our time in London, but we just wanted more space. I’d been desperate to move since giving birth to my third baby girl. A recent report from Mintel found sustainability and ethics are the top considerations for 55 per cent of UK jewellery shoppers. Between 2019 and 2020, a study from Taylor & Hart found searches for ‘ethical jewellery’ rose by 20 per cent. The urgency of sustainability is reaching both luxury and independent brands, according to Verde Nieto: “Stephen Webster, Garrard, Colbert in France, Smiling Rocks in Hong Kong and the USA, Facet in Spain, Monica Vinader and too many to mention.” She adds that, through Positive Luxury, you will be able to see which companies are making tangible actions to move the jewellery industry forward. “Stephen Webster and Garrard pioneered sustainability when the topic wasn’t even considered by boards. Monica Vinader has ensured responsible sourcing, transparency, conscious design, and packaging are integral to the brand ethos. And Smiling Rocks illustrates adaptation and innovation with the use of lab-grown diamonds.” Alex Monroe, founder of the eponymous, Alex Monroe (alexmonroe.com) says, “Jewellery making has a notoriously complicated history when it comes to ethical practice and sustainability.” The brand has always sought inspiration from nature, using recycled metals wherever possible. “We’re committed to continually reflecting on our practices and taking steps to do what we can to make positive change across the wider jewellery industry.”
Ethical jewellery has not always been about creating a new piece. Designer Ruth Tomlinson can alter any current piece and evolve its style. “Each jewel is handcrafted in our London atelier by our small team of skilled goldsmiths, using 100 per cent recycled gold and antique diamonds wherever we can,” explains the founder of Ruth Tomlinson (ruthtomlinson.com). “A large part of our commission-based work is resetting our customer’s unworn, sentimental jewels into our contemporary designs. As a brand that grew from a fundamental passion for the planet, using recycled gold and gemstones seems the most natural path for us to follow in our e orts to be as sustainable as we can be.”
Buying vintage is one of the most conscious ways to shop for gems, while the connection to the past with vintage pieces enables us to discover styles that characterise bygone eras.
Every detail of the creative cycle, from conception of ideas to delivery and packaging is pivotal. “We consider materials, design, the product’s life cycle, the wider environment, and the people who make our jewellery,” explains Laura Vann, founder of V by Laura vbylauravann.com). “We’re anti-trend (creating designs with longevity), never burn stock and limit seasonal sales to discourage over consumerism. We’re also approved by auditor SMETA (Sedex Members Ethical Trade Audit), which conducts inspections to a rm ethical social and environmental practice,” she says. “It’s so important to have a 360-ethical outlook and approval from a globally-recognised body gives our consumers confidence that we are practising what we preach.”
Mining materials presents ethical challenges, so the journey to making this process greener has moved to the top of the agenda. “Making mining sustainable means the exploration, design, construction, operation, and closure of mines in a manner that respects and responds to the environmental, and socio-economic needs of present generations,” explains Diana Verde Nieto, CEO and co-founder of Positive Luxury ( positiveluxury.com).
JEWELLERY
F or centuries, jewellery has held sentimental value and told stories of cultures and beauty. Yet increasingly, we are delving beyond appearances with a piqued interest in the industry’s ethical and sustainable manufacturing processes.

“The rise in popularity of vintage jewellery directly correlates with the growing desire of consumers to shop more sustainably. With no manufacturing process, vintage jewellery extends the life cycle of pieces dramatically,” says Susan Caplan, founder of Susan Caplan (susancaplan.co.uk). “All the pieces I source are made by extremely talented artisans, so even though they’re second-hand, they’re all in remarkable condition, as well as being stylish and full of character! Each piece tells a story, which is the antithesis to fast fashion.”

“Deciding to make sustainable choices is the first step on a long journey – as an industry we’re still defining what ‘sustainable’ really means,” says Matthew Freeman, president of the British Institute of Interior Design (biid. org.uk). “A good starting point is longevity: choosing highquality, well-designed pieces that use natural materials. It’s also about supporting craftspeople, providing opportunities for smaller businesses to flourish and retaining traditional processes.”

We need to think like our grandparents did and view homewares as investments, rather than disposable trend-based items. Across the UK, nearly 22m items of furniture are thrown away every year, according to the North London Waste Authority, while almost 400,000 tonnes of homeware textiles are disposed of annually, says the Haines Collection (hainescollection.co.uk), which sells unused fabrics that would otherwise end up in landfill.

West One Bathrooms (westonebathrooms.com) says shoppers are increasingly opting for durable items, such as the recyclable steel baths by Bette (my-bette.com).
W hen it comes to interior design, green is the new black. The interiors industry, which has long had a problem with the amount of waste it generates, is finally getting serious about its eco credentials. Today, sustainability equals luxury.

Around 80 of the wood used in this country is imported, making local sourcing difficult, but the furniture designer Sebastian Cox (sebastiancox.co.uk) harvests and mills his own British timber; his pioneering zero-waste business aims to store 100 tonnes of CO2 in the wooden objects it makes each year.
The interior designer Simone Suss (studiosuss.com), a sustainability expert who helped draw up a sustainable-specifying guide for BIID members, agrees: “Knowing a product is beautiful, functional and doing good for the planet adds to the overall feel-good Monmouthshire-basedfactor.”

Bert & May sources beautiful reclaimed and antique tiles
Mattress company Naturalmat (naturalmat.co.uk), which handmakes mattresses in Devon, has received a Queen’s Award for sustainability in recognition of its solar-powered workshop and the fact it buys all its wool from farms within a 50-mile radius. It is also the first UK manufacturer to offer a closed loop manufacturing system for its mattresses – as all the materials are biodegradable or recyclable, Naturalmat can upcycle them into new products. In fact, many of today’s most luxurious – and innovative – homewares have been recycled or upcycled. Dirk van der Kooij (dirkvanderkooij. com) crafts furniture and lighting from discarded CDs, leather sofas and kitchen appliances, while the /re/PURPOSE PERFORMANCE collection from the rug company Jennifer Manners (jennifermanners.co.uk) is made entirely from recycled water bottles.




While interior designers such as Max Rollitt (maxrollitt.com) have long used antiques to create beautiful homes (Rollitt is also an antique dealer), brown furniture has gone mainstream: Google Trends search terms reveal that interest in antique collecting rose by 50 per cent in July this year, compared to the same month in 2021. “Antiques are relics of the past: they carry the weight of bygone conversations and obsolete customs,” says Camilla Clarke, creative director at interior design studio Albion Nord (albion-nord.com). “Antiquing is also the ultimate in eco-friendly shopping.”

paint fi rm Little Greene (littlegreene.com) launched Re:mix, a collection of leftover paints reformulated into a matt fi nish. “Upcycling these paints prevents as much as 60,000 litres of mineral and organic raw materials from going to waste each year,” says Ruth Mottershead, creative director at Little Greene.
And there’s salvage, of course. The salvage fi rm and design studio Retrouvius (retrouvius.com) was founded in 1993 and has championed the tenets of reuse and sustainability ever since. “Green design has become fashionable, but fashions come and go. I hope from an ecological point of view that it’s not a fashion but a cultural change,” says Adam Hills, Retrouvius’s co-founder. “Everyone should go out there and save more stu . Don’t just throw things away – see what you can sell or pass on. Buy well, but buy less.”

The Arbour’s developers gs8 ( gs8.london) describe themselves as “the new kids on the block in an archaic industry” and claim that this is the world’s first “planet-positive” development. The ten properties, priced from £850,000 to £1.5m, are net energy positive, carbon-negative and zero-waste homes. In other words, they generate more energy than they consume, which means no energy bills for owners. They store more embodied carbon than they use in construction from the remaining synthetic materials. And there hasn’t been a single skip on site. Everything used in the building process has been recycled from gs8’s other sites, or the old industrial buildings that previously occupied this backstreet plot in E17.

YOU CAN LIVE SUSTAINABLY AND C arbon neutral, energy positive, net zero… There’s a new language to master these days if you’re in the market for a home that will do its bit to save the planet. And while anyone browsing The Arbour (the-arbour. co.uk) in East London’s Walthamstow Village is probably well-versed in talk of carbon sequestering and air source heat pumps, they’re unlikely to have seen anything quite as environmentally friendly as this before.
The interiors tick every eco box too. No paint has been used anywhere. Instead, the walls are clad in birch plywood or bare brick made from excavated soil. What looks like marble on the kitchen worktop is actually moulded wood shavings, and a cool, modern shower enclosure is clad in recycled yoghurt pots. There are endless other examples throughout that show how it’s possible to live stylishly with a clear (eco) conscience. The homes are fully deconstructable too, “like a giant Meccano set,” says gs8’s co-founder Josh Gordon, so their end of life has as little impact on the environment as their lifespan.

The 67-acre estate is entirely powered by green gas and electricity, it’s home to more BREEAM Outstanding buildings than anywhere else in the UK, and it’s zero waste and traffic free. Capella (capellakingscross.co.uk), where prices start at £650,000 for a studio apartment through Knight Frank, is the last residential piece in King’s Cross’s jigsaw. And like the rest of the estate, it benefits from being connected to the Energy Centre, which means its powered solely by renewable energy. “One key thing we did was to link all the buildings with one energy system, at huge expense. It’s something you have to do if you build a new city district,” comments Robert Evans, CEO of Argent, the developers behind King’s Cross’s £3bn regeneration.

Even when planning work on the estate began in 2001, “we always knew sustainability was a key driver, even though the regulatory system isn’t always up to carrying out the environmental measures that everyone now celebrates,” says Evans. With the experience of King’s Cross under their belts, Argent can be even more ambitious with their next huge project, Brent Cross Town, which will be net zero by 2030 and avoid gas altogether.

“Just because the purchase price is high, it doesn’t mean a blind eye is turned to running costs,” comments Nina Coulter, director of Savills’ residential development sales. “In fact, wealthy buyers are often the most financially savvy. It's how they became wealthy. And eco features and energy efficiency are becoming increasingly important to prospective buyers as the cost of living
“Buyers are increasingly interested in purchasing from socially responsible developers. We’re living in an age of accountability on all fronts. When people buy new-build, they feel like they are doing their bit for the environment as most new builds are very energy efficient.”

A case in point is The Zero SW20 in Raynes Park ( zerohamptons.co.uk/the), near Wimbledon Village, whose 35 apartments – priced from £410,000 through Hamptons – recently won the Energy Efficiency 2022 award for the best London development. The scheme was built with the aim of achieving zero-carbon status and A-listed energy efficiency, “ultimately providing occupants with significantly cheaper energy bills at no extra cost to them”, says David Fell, senior analyst at Hamptons.
Among the latest additions to the South Bank skyline is Triptych (triptychbankside.com), a mixeduse development due for completion early next year, whose three towers include 169 apartments priced from £790,000 for a studio flat through Savills and Strutt & Parker. At its top end, there’s a sub-penthouse for £5.5m.

So far it seems it’s striking the right note with prospective buyers, who range from young City types to older couples wanting a second home. “They’re interested in energy-performance certificates, how waste is managed and what materials have been used, including whether the paint is non-toxic,” says Coulter.

Luxury carpet manufacturer Tai Ping is another brand to take sustainability seriously and works hard to ensure that its artisan workshop is a zero-pollutant discharge facility. It has taken measures to create a responsible and ethical manufacturing HQ in Hong Kong. For coloured rugs, for instance, all colourants used in dyeing comply with Ecological and Toxicological Association of Dyes (ETAD) recommendations and follow a continuous programme for waste reduction. A new term at a new school can be daunting. Andrea Greystoke, founder of the Abercorn family of schools offers advice Parents should trust that their children are in the best hands, but raise any concerns with the school
S tarting a new school can understandably come with some apprehensions. Some children can experience worries relating to settling into a new environment, and others might worry about making friends. In my experience, it is the older children in particular who are often more concerned about social aspects and forming friendships, especially if they are leaving established networks behind. Younger children on the other hand, sometimes are concerned about leaving home comforts and parents behind for the fi rst time. Unfamiliar and bigger buildings can also sometimes be a daunting experience for children of all ages as they take the leap into a new school. My advice for parents of children who are starting a new school this September is to embrace the experience. Parents should trust that their children are in the best possible hands, but raise any concerns with members of the school community. Even property buyers who don’t need to watch every last penny are increasingly prioritising greener living as “a good thing to do”, says Liam Bailey, Knight Frank’s global head of research. “Even if the payback isn’t rapid, it’s the right thing to do in terms of future-proofing their property,” he says. Developers, too, are increasingly aware that energy efficiency is not something they can ignore. “It can take five to seven years to see through a project to completion, so they have half a mind on what the regulations [regarding energy efficiency] will be by the end. They don’t want to get caught out,” says Bailey. Luxury consumption is, by its nature, unsustainable, he adds. So how do you minimise its impact? The high-end travel industry is pushing the idea of travelling less and staying longer. In luxury property, “there’s a shift away from frippery and facilities that aren’t used, and more focus on longevity and use of materials that will last 100 years. There’s no point building a luxury development if it’s pulled down in 50 years. That doesn’t help anyone,” says Bailey, who thinks the recent UK stamp duty changes marked a sea change, and a move away from decadence towards something more sustainable.

In its Housing Futtures survey, Strutt & Parker reports that the top desired sustainable features are: double glazed windows, high insulation, energy-efficient heating materials, a smart themostat and solar energy. Meanwhile, the Grosvenor Estate shows that even old dogs can learn new tricks with its decarbonisation programme, which has driven down emissions by 24 per cent in the last two years and is heading towards being net zero.

In Belgravia’s Eccleston Yards, property owners, residents and businesses are trialling the idea of a Circular Neighbourhood, which aims to stop waste being produced in the first place by promoting re-use, the sharing of products and switching to more sustainable materials. This kind of collaboration drives innovation, comments Tor Burrows, Grosvenor’s executive director of sustainability and innovation, and “that will help us urgently transform how we make and manage places to create a climate-resilient future”.
Agne Karuzaite, senior associate director, Strutt & Parker Chelsea agrees. “Buyers will often ask about the energy efficiency of homes they’re eco-consciousnessdrivenbecausewhetherviewing,that’sthey’rebytheirownor the ever-rising cost of energy. Sustainability is climbing up the ranks on buyers’ wish lists. Our research indicates that 67 per cent of those looking to move in the next five years say that it’s important their future home is already sustainable, giving increased value to homes that already have eco-tech built in.”

In the heat of early August, when the grass in Hyde Park was parched and yellow thanks to weeks of sunshine without showers, some began to prepare for the winter’s chilly economic winds. People who may be able to pay vastly increased gas and electricity bills with ease – albeit with a deep frown – will still be more motivated than before to do their bit to counter global warming. As a result, there’s set to be more wrapping up warmly and lowering energy usage. The wearing of two jumpers and a scarf indoors, previously seen as eccentric, will be part of the new eco-consciousness – chic not sad. I forecast that the electric padded gilet powered by a USB battery (yes, there is such a garment) will be the favoured style statement of the person determined to declare fiscal prudence and commitment to net-zero targets. Cashmere White Company throws that used to be draped across the arm of a sofa will be tucked around knees. The vogue for bare floorboards will be replaced by a renewed appreciation of the draughtinsulating qualities of carpets and rugs. Meanwhile, anyone selling a home should be ready for searching enquiries about energy costs. Househunters are likely to ask whether a home is cosy, and if this requires that the central heating thermostat be at its maximum setting. There will also be questions as to whether recent renovation involved retrofitting. It may not be possible to fit ground source heat pumps at many properties. But although this piece of home improvement sits at the top of the retrofitting hierarchy, more modest fixes can save some cash and the planet. Sash windows, for example, can be fitted with new beading containing insulation.
S oaring energy bills will be uppermost in the minds of London households this autumn, regardless of their financial resources. The combination of the leap in the cost of fuel and heightened consciousness of climate change in the wake of the summer’s record temperatures is set to force shifts in attitudes, lifestyles and decor. Londoners will be looking to government for more help for struggling families. But they will also be showing their habitual ingenuity in their pursuit of a more sustainable future. Even those reluctant to alter their ways must face the inconvenient truth that teenage children are aligned with Greta Thunberg. Our offspring will be even more eager than before to berate their parents for the desecration of the environment and shame them into taking steps to reduce their carbon footprint.
In some London offices, they will be working on ways to limit climate change, developing systems for the lower earth orbit satellites that can gather data on everything from illegal logging in rainforests to the level of moisture in fields of crops. One London space technology company – SatelliteVu –uses high-resolution thermal imaging to measure the temperature of any building to check its level of energy efficiency. Our city has a long history of being a centre of innovation at an hour of need. Whatever our contribution, we all want to be part of a drive for a better tomorrow. L

It’s unlikely that the energy crisis will lessen the allure of handsome period properties. Underlining this enduring appeal is the latest forecast from Savills. Over the next five years, the estate agency expects Chelsea, Mayfair, Notting Hill and other elite areas to outperform prime regional markets which boomed at the height of the pandemic. Growth may be more muted in prime outer London, where higher interest rates and the recession threat to jobs will impede buyers’ ambitions. There is also likely to be more demand for the pied-à-terre as workers return to the office. As well as the convivality, the serendipitous conversations and the coffeeshop runs, employees will have another reason to return this autumn – the heating.
