MY FIRST LONDON HOME

OMID DJALILI

The comedian, actor and TV personality tells of growing up in the Royal Borough, spotting the Hollywood glitterati, and his Iranian heritage I realised quite quickly that I was the wrong ethnicity for anyone to find me vaguely attractive. If there was a party, people would start coupling off, but I’d always be the one speaking to someone’s grandmother, or I’d end up in the garden discussing Plato with an intellectual dad. I never felt alienated but what it did was make me develop a sense of humour so I look back on those days with real fondness and feel so grateful that that was the beginnings of a career.

Because of the film studios like Shepperton and Pinewood, there was always filming going on and Hollywood stars would be put up in hotels next to Kensington Palace. I used to go by myself to Chelsea matches and the football team would attract people like Sir Laurence Olivier, Robert Wagner, Michael Caine. The Hollywood glitterati would always end up at the football ground.

I was born and raised in the Royal Borough of Kensington and Chelsea and it’s where comedy really started for me. I went to Holland Park School and I remember doing a sketch for an assembly of 2,600 kids. The punch line got such a laugh the stage was shaking. There were two pretty girls called Pinkie and Perky who wore baseball jackets and French berets, and I became like this funny pet for them. I remember thinking that it was what boys had to do to get girls’ attention.

In my teens I started hanging around the King’s Road and going to Chelsea parties. I had the

typical Sloane Ranger car, the red Renault Five and was trying my best to blend in. There were all these exclusive bars, parties and clubs and my friends and I would inevitably end up somewhere down the road eating a couple of saveloys before some bovver boys would come up from the wrong end of town and there would be a fight. It felt gritty and exciting.

As the only ethnic minority I was the odd one out. I was always a focus of interest with people asking me why I was there, but it was seen as acceptable because my dad worked for the Iranian Embassy as a liaison officer.

I often saw people like Barbra Streisand, Dustin Hoffmann, or Al Pacino just walking around with their shopping. I remember seeing Freddie Mercury just after he’d debuted Bohemian Rhapsody on Top of the Pops.

As an Iranian, hearing him say ‘Bismillah’ – in the name of God in Arabic – in a rock song, was amazing. I was ten and went up to him and said, ‘You were on the telly’. He looked right at me and said, ‘Yes I was, and wasn’t I fabulous?’ He really owned his celebrity.

We used to hear about his parties and a friend of mine lived

nearby so we’d peer through a vantage point and you could see dwarfs walking around with saucers on their heads with lines of cocaine. We naively thought they were trays of sweeties.

There was and is a big Iranian community in Kensington. There was a restaurant called Yas, an all-night restaurant, then there was another on Fulham Road and Sloane Rangers used to go there because it was open until 3am. It was always packed at weekends.

I was proud that it was Iranian.

I then went to Northern Ireland for university and was there as a representative of Kensington and Chelsea. I took my red Renault Five and draped cricket jumpers over my shoulders with cream chinos. It was a big clash but one of the best things that happened to me. To go from Chelsea as an ethnic minority, to The Troubles of Northern Ireland in the mid 1980s, you can’t get a bigger clash. I was even shot at one night when someone mistook me for an Irish Catholic. When I reported it to my professor the next day, I was told to wise up and say nothing. It was a real eye-opener.

All these experiences, school, Chelsea, Northern Ireland, taught me about the world, taught me to talk to people and speak up. I’m so looking forward to getting back to performing. It’s like that old Joni Mitchell song, ‘you don’t know what you’ve got till it’s gone’.

ondon homes are multi-tasking more than ever as places to live, work and play. And with money to spend, homeowners are going the extra mile to find innovative solutions, using the latest technology, architecture and interior design for maximum comfort and sustainability in their homes.

We have all become acutely spatially aware over the last year, indoors and out. “Broken-plan living is back in vogue,” says Ed O’Donnell, co-founder of designers Angel O’Donnell, referring to our new-found love of screens and other ways of dividing rooms in a flexible but decorative way. “Partition shelving can zone sleek workstations from comfy lounge areas. It helps to clearly define the professional, social and familial aspects of a person’s life,” he comments.

The big, open-plan kitchen/dining space that leads on to the garden remains a must-have for most families. But for time alone, homeowners are either going super-sized, with master suites that consume an entire floor in the most lavish cases, and sanctuarylike bathrooms such as one designed by Studio Suss – a vision of tasteful decadence in striped marble, for a turnkey renovation in St John’s Wood. Or they are creating cosy cocoons where they can hide away, such as the snug designed by Minifie Architects for a terraced house in Blackheath, with birched ply walls and a frameless window with cantilevered seat inside.

Imaginatively mood-enhancing scenery has entered the picture too, from greenery and nature-inspired colour palettes to curvaceous furniture, including a new fad for curved sofas. sustainably-harvested moss. “It looks like a forest floor and has the most calming effect,” says O’Donnell. “Elsewhere in the house, we hung large photos of volcanic springs and jagged coastline, to make our client feel connected to nature and their homeland.”

Natural light has been key to keeping the spirits up during lockdown – and designers can work magic with light-wells these days. Langtry House in Hampstead, on sale for £4.7m through Aston Chase, is London’s biggest iceberg house, developed to be no higher than the single-storey garages that once sat on the site, but with almost all of the 3,450 sq ft of living space below ground.

With health at the forefront of everyone’s minds this past year, wellness at home has become pivotal too, whether it is Peloton rooms or yoga spaces, or the addition of air filtration systems and 30 The London Magazine

anti-microbial materials such as bronze, which help to reduce the spread of viruses.

There’s the health of the planet to consider, too. Optimum energy-efficiency is usually reserved for new-builds, but 16 St John Street in Bloomsbury – a Grade II listed Georgian townhouse that’s available to rent for £3,500 a week through Dexters – has shown that period properties can do it just as well. Behind its Regency façade are modern, Passivhaus-standard interiors, following an 18-month overhaul by Prewett Bizley architects.

By installing bespoke Japanese glazing, two air-source heat pumps and insulation, they eliminated the two main sources of woe in Georgian homes – noise and drafts – and have reduced the heating bill by 95 per cent. “It’s one of Bloomsbury’s most eco-friendly houses and we expect it to be well-received with our UK-based tenants looking to settle back in the city now that businesses have re-opened,” says Leon Bell of Dexters.

WORK You wait years for a home office – then two come along. Indeed, two offices is what most families want now, “so they can work and study simultaneously, in private,” says Harry Buchanan, director at Jackson-Stops. “Working from home has been one of the greatest drivers for retrofitting and renovation, both in terms of reconfiguring space but also giving the home a technological and communications upgrade,” he adds, mentioning that while office life may resume to some extent, people want to retain some flexibility in their working arrangements.

Desks with a big view are the most conducive to WFH productivity. But where no dedicated room is available, workstations that disappear discreetly into bespoke joinery work well, providing that essential demarcation between work and family time. Space was relatively tight in Own London’s renovation of a two-bed flat in Knightsbridge’s Beaufort Gardens, but by creating a mezzanine area in the living room, they found the perfect spot for a quiet study area.

After several months of home-schooling from the dining table, the children still ask where you keep the pens. But dedicated home classrooms and tutor rooms are taking shape in luxury renovations so there’s no excuse. With the prototype in his Sun Slice House in Cambridge, the London-based architect Neil Dusheiko has designed a neat row of homework pods to suit a family with three children, ready to be closed away behind cupboard doors when hometime beckons.

Intuitive technology that runs the house from an iPad has also won over many a homeowner in the last year – though it’s a fine balance between kudos and convenience. “People don’t want ten remotes. They just want to get home and watch the news,” comments Dean Main, founder of Rhodium, which manages many of London’s super-prime new developments.

PLAY Spending so much time in our homes has had its upsides – including allowing homeowners to let loose and have fun with their décor and in-house entertainment.

Architect Robert Hirschfield likes to play with hidden spaces, creating “hide and seek” houses such as The Town House, a period property in central London, where his playful designs include a window seat that protrudes from a child’s bedroom. “The child cannot be seen from below, but has a small, hidden, secret space of their own from which they can peer down unseen,” says Hirschfield, who likes to “not follow the norm”, he says.

In another house in North West London, owned by a film-mad family, a large James Bond poster conceals a hidden door into the sunken playroom. “These hidden spaces and secret doors to add a sense of delight in the unexpected and drama,” he says. “We bring value in the literal sense of adding space and volume, but also in bringing emotional value, life and joy to be enjoyed by family members of all ages.”

There are many super-prime rental properties whose owners have gone to town on the playful wow factor, too, including a five-storey 1850s house in Chelsea’s Gilston Road, The London Magazine 35

transformed by multi award-winning architect and interior designer Shalini Misra and available through UK Sotheby’s International Realty for £55,000 a week. Its features include a striking blue and black chequered indoor pool and trompe l’oeil cubist floor tiles.

And the owners of a detached Victorian house in Ealing Broadway, available to rent for £9,950 a month through Hamptons, have been making full use of their gym, cinema, snooker room and wine cellar during the pandemic. “Its quirkiness has definitely caught the interest of prospective tenants, who want their property to work harder for them now,” comments Katie Vassar, Hamptons’ head of lettings. e should not underestimate the power of flooring in our homes and how it can help make us feel, well, at home.

Consider the floors beneath your feet as you walk across them in the height of summer, or in the depths of winter, when one of Matthew Williamson x Obeetee’s new rugs would be the ideal winter overlay (matthewwilliamson.com).

This season’s new flooring designs are tactile and natural, perfect for creating homes that feel warm, inviting and comfortable. The cocooning effect of warm-toned woods set against boldly coloured patterned walls are a fabulous combination, says Darwyn Ker of Woodpecker Flooring (woodpeckerflooring.co.uk). And for boards with the right amount of warming colour, opt for darker woods like oak, walnut and teak – try Berry Alloc (berryalloc.com) and Quick-Step (quick-step.co.uk).

Think outside the box when it comes to laying the boards. “Herringbone or chevron patterns add warmth and character to a space and they’re always popular formations,” says Robert Walsh, founder of Ted Todd (tedtodd.co.uk), “but we’re seeing more intricate patterns being included in design schemes, particularly in townhouses, where owners tend to prioritise keeping that charm.”

Walsh notes that “in apartments, herringbone or planks continue to be very popular but the lighter tones are increasingly being used for a more contemporary effect; they make the interiors feel bright whilst bringing in that touch of the great outdoors”. To give an open-plan space a sense of definition, he suggests using the same type of flooring throughout but with a combination of formations – long, traditional planks for the living area that merge into a chevron pattern in the kitchen.

“The patterns add texture and character to a room, and as a contemporary take on traditional parquet flooring, they work in both period and modern homes”, says Jo Oliver, director of The Stone & Ceramic Warehouse (sacw.co.uk).

Terrazzo returns this autumn, from the authentic, with marble chips and concrete ground to a durable and colourful finish (diespeker.co.uk), to terrazzo-effect porcelain tiles featuring another of this season’s growing trends, the XXL large-format look which, in the case of terrazzo, takes the form of oversized shards (Flecks White,

porcelainsuperstore.co.uk). You can even have a terrazzo in timber form thanks to the R&D team at Havwoods which has created Foresso® (£294.95 sq m, havwoods.com), boards made from sustainably sourced timber offcuts with graining set in a 0 per cent VOC binder and coated with a hardwax oil to protect the decorative surface.

ECO-CONSCIOUS MATERIALS

In the drive to reduce our impact on our environment, the need for ethical and sustainable sourcing and production methods is just as important as using materials that are healthy, safe and sustainable to use in our homes. Look for wood products that are made with no semi volatile organic compounds (SVOCs), and low in VOC (a mixture of carbon, hydrogen and oxygen, which evaporates into a gas that is harmful to humans).

And think outside the box. Granorte® (granorte.pt/en/), for example, specialises in flooring made from commercially grown plantations of Quercus suber, or cork oak, the only tree which can regenerate its bark after harvesting, which can be done up to 12 times in the tree’s lifetime and needs to be done by hand. The cork can be used in its natural state – it is naturally hypoallergenic, bio-degradable and recyclable, lightweight and impermeable, durable and insulating – or it can be printed upon so it can even be made to look like wood or stone. Chelsea residents recall the Swinging Sixties, the Psychedelic Seventies and why the area remains unique to this day. By Jane Slade

C

helsea is London’s ultimate village. It has been attracting mavericks and free thinkers since the 16th century. Today, it still brims with individualists and creative types, some young, some old and others who don’t just want to live anywhere else.

In the Fifties, Chelsea was a hotspot for spies and thriller writers. Ian Fleming grew up in Cheyne Walk and after the war moved back to live in Carlyle Mansions where he wrote his first James Bond book, Casino Royale. In Moonraker, his hero lived in “a comfortable flat in a plane tree’d square off the King’s Road”.

The notorious real-life double agent Kim Philby lived in Carlyle Square and John le Carré’s fictional operative George Smiley lived in Bywater Street – today, its colourful houses make it one of Chelsea’s most Instagrammable streets and Dexters are renting a two-bedroom house for £1,800 per week.

A decade later Chelsea was making waves as the capital of “sex, drugs and rock ‘n’ roll”, inspired by outlets selling wild creations by whacky designers and the opening of some colourful clubs.

Nigel Waymouth opened his fashion shop Granny Takes a Trip on the King’s Road, kick-starting a “psychedelic craze”, and in the 1970s Peter Golding’s jeans were flying off the hangers at his Ace store and onto the legs of rock groups such as the Rolling Stones and Stray Cats. The European Fashion guide declared Ace as the “hottest” store in the world. There was nothing inside that did not glitter: the jeans, the shirts, the walls and the people. Golding was described as the Eric Clapton of denim, creating the first designer jean in 1970, and first stretch denim in 1978.

“Chelsea had real spirit in those days,” Golding declares when we meet at his favourite haunt, the Chelsea Arts Club. “Chelsea was happening and rocking. It was cheap to live here so attracted lots of artists and artisans. There were clubs like Aratusa and Wedgies, coffee shops, and hangouts like the Chelsea Drugstore which was a favourite during the punk era in the late ‘70s.”

Golding was inspired by the American rock ‘n’ roll scene. “I was one of the first to bleach denim and created stretch denim so tight jeans could be comfortable. It was a time when people liked to look individual rather than follow designer labels. People like Freddie Mercury would come in with the Queen band members and parade along the King’s Road.”

Golding still lives in Chelsea and reckons it will always have a special allure. Another long-time resident is Liz Merivale-Austen, who grew up in Cheyne Row in the 60s and still lives in the area.

She remembers broadcaster Robert Robinson as a neighbour and Bob Marley’s girlfriend Esther Anderson – the reggae star himself lived nearby with his band The Wailers at 42 Oakley Street. She also recalls a lesbian club called The Gateways on the corner of Bramerton Street. “I never went in as I was too young but it was well known,” she says.

The Gateways was popular in the 1960s with Diana Dors and Dusty Springfield. The artist Maggie Hambling, now 75, described it as being “All sweat and sway of so many people The London Magazine 41

KENSINGTON Home to royalty and captains of industry, it’s no wonder there is a scramble for family homes in this prestigious postcode, writes by Ruth Bloomfield

T

here are not many places where you might spot a future monarch queueing up to pay at the supermarket self-service checkout. But in London’s most regal postcode anything is possible.

Kensington has been home to kings, queens and senior royals for more than three centuries, whilst all the while evolving into a central London multi-purpose neighbourhood.

It is one of the capital’s premier shopping and tourist destinations, the gateway to some of its best and most beautiful open spaces, and home-from-home to some of the world’s richest men and women.

“For me, what Kensington has over the rest of prime central London is its location between Kensington Gardens and Holland

Park, its great schools, and its real sense of community,” says Daniel Taylor, director of Chestertons estate agents.

AT FIRST SIGHT

Kensington High Street is usually so packed with shoppers, tourists and office workers that you need very sharp elbows to get anywhere fast. And although it is certainly lively, the roll call of chain stores means it is not the most inspiring place to hang out in.

But there is a richly varied life to be found in the high street’s hinterland: gorgeous garden squares, unspoiled pubs, lovely neighbourhood restaurants, and some of the prettiest housing stock in central London, from grand Italianate villas to pretty little pastel-painted

Kitchen W8 on Abingdon Road is a light and airy neighbourhood restaurant with a relaxed atmosphere and a Michelin star.

The Ivy Kensington Brasserie and Dishoom Kensington (above) are both classy additions to the area, which also has some cracking old stagers. On Kensington Church Street there is Maggie Jones’s (below) which, with its quirky décor and comfort food, is a pleasure. Up the hill, Ffiona’s is a charming bistro. Locanda Ottoemezzo, on Thackeray Street, is a romantic Italian, while Launceston Place is a fine dining townhouse restaurant with a good wine list. Kensington does a great line in local pubs. A drink outside The Scarsdale Tavern on Edwardes Square is hard to beat on a sunny evening.

WHY ICONIC?

The royal family has called Kensington home for almost 350 years. King William III began the tradition since he found the dank conditions around Whitehall Palace injurious to his fragile health. In 1689, he and Queen Mary alighted on Kensington where they bought Nottingham House, a relatively modest Jacobean mansion, for £20,000. Sir Christopher Wren was immediately called in to do the house up, creating private apartments for each of the monarchs, while a gallery designed

by Nicholas Hawksmoor was added later.

After the deaths of William and Mary the palace was passed on to Queen Anne,

and Kings George I and II. When he was crowned, King George III bought himself Buckingham Palace, and from then on Kensington Palace became a home to everyone from a young Queen Victoria to Prince Philip, who lived here with his grandmother in the 1930s while at school.

In the swinging sixties, Kensington was a pretty groovy place to be – the first Biba store was on Abingdon Road and Kensington Market was a mecca for the young and fashionable (Freddie Mercury once had a stall there).

Jimi Hendrix and Pink Floyd played at Olympia, and John Lennon lived at 13 Emperor’s Gate (which was regularly besieged by hysterical fans). Today’s high street is a shadow of its trendy former self and, as house prices rose, The London Magazine 51

Kensington has lost its bohemian edge and has evolved into a cosmopolitan enclave of oligarchs, captains of industry, diplomats, and entrepreneurs.

Nowhere is this more evident than on Kensington Palace Gardens. The oligarch Roman Abramovich owns a 15-bedroom house there, close to the 55-room mansion owned by the heiress Tamara Ecclestone.

The family of steel magnate Lakshmi Mittal own several homes on ‘KPG’, while Jon Hunt, founder of Foxtons estate agents, is a long-time resident.

Phillimore Gardens is a slightly more discreet option for super wealthy international buyers. Its Georgian villas, says James Gow, a director at Strutt & Parker, change hands for anything between £10m and £40m.

His personal favourite is Ilchester Place – a relative bargain with houses priced anywhere from £13m to £30m.

Younger pupils are well catered for with a clutch of smart London preps and topperforming state schools. In the former category is Thomas’s Kensington – Prince George and Princess Charlotte attend the school in Battersea – St Philip’s, a Roman Catholic prep, and Kensington Wade whic offers a prep education in Chinese and English. In the state sector St Barnabas and St Philip’s CofE Primary School, Kensington Primary Academy, and Fox Primary School get top marks.

From the upscale antiques shops on Kensington Church Street, to the fashion chains of Kensington High Street, and some pretty pockets of boutiques, there is plenty of retail therapy in W8. The Lacquer Chest, on Church Street, has been selling unusual vintage pieces to Londoners since the 1960s. And much of Amir Mohtashemi’s collection of Indian and Islamic art is of museum quality.

The pandemic has not been kind to the Royal Borough – prices have tumbled by an alarming 16.7 per cent according to the latest UK House Price Index. And data from LonRes suggests that over the past decade, what with recessions, tax hikes, political upheavals, and pandemics, prices in Kensington have only managed 14 per cent growth.

Things are not all bad, however. At a more micro level, Gow says super prime houses and luxe new build apartments have suffered from the absence of overseas buyers, and of course demand for flats of all kinds has been muted by the pandemic.

But the “sweet spot” in the market is family houses priced between £4m and £10m.

“The market here is very busy,” he says, estimating that prices have gone up by five per cent, year-on-year. Most buyers, says Taylor, have been UK-based – realising that what they have on their hands is an unusual opportunity to pick up a home without competition from international buyers.

Richard Broer, sales director at Hamptons, says there has been a “scramble” for the best family properties in hotspots like the Phillimore Estate, Abingdon Village and Victoria Road. Looking forward, and assuming no setbacks in the battle against Covid-19, Gow is optimistic. “There is a lot of pent-up demand, the cost of borrowing is low, and people see London as investable now that the uncertainty of Brexit has lifted,” he says. rom outdoor learning and forest school to environmental initiatives and botony lessons, schools are recognising the social, physical and intellectual potential the power of nature can have on students.

Despite its central London location, Eaton Square Prep School in Belgravia has achieved bronze level eco-school status.

The school embraces its leafy location as a natural extension of the classroom, and adopts a pupil-led eco committee, with children actively involving themselves in year-round initiatives, including the flourishing gardening club, litter picking on Eccleston Square, bird watching and creative upcycling projects.

In South Kensington, Prince’s Garden Prep is known for the importance it places on nature. Biophilia at the school takes

many forms, from classrooms being bathed in natural light, to bringing nature in with organic materials and indoor plants and encouraging children to learn and play outside. “Outdoor learning is an integral part of our daily life at Prince’s Gardens with children making the most of our two-acre garden,” explains deputy head, Samantha Gibbon. “Our rich outdoor programme, which includes forest school for the younger children, provides a wide variety of opportunities for children to explore and investigate, helping them develop a love of nature.”

This September, to coincide with the RHS Chelsea Flower Show, the school is launching “Prince’s Gardens in Bloom”.

Students will create a plant display for their classroom, developing water features and designing their own irrigation systems.

At James Allen’s Girls’ School, students enjoy 22 acres of grounds with a rich and varied history that feeds into mental health. The race is on There’s a window of opportunity before overseas buyers return, writes Zoe Dare Hall

N

ow that double-jabbed travellers from the US and Europe can visit the UK without having to quarantine, central London agents are preparing for a gear change in the market.

“Quarantine has been a real put-off for those who don’t just want to buy a property in London – they want to come and enjoy all the city has to offer. We’re not seeing a sudden tidal wave just yet, but it will happen shortly,” predicts Stuart Bailey, Knight Frank’s head of prime London sales. Until then, there is a limited window of opportunity for those to “beat the competition before they get here” says Bailey. The past year’s race for space has seen many families flee to the countryside, or to large houses in outer prime areas of London, leaving relative bargains in prime central London.

Belgravia saw an 8.3 per cent drop in flat prices in the first six months of the year.

South Kensington’s fell by 7.6 per cent and the City and Aldgate by 10 per cent. But the best “bargain” is Knightsbridge, where average per sq ft prices are £1,546, 11 per cent below the five-year average, according to Knight Frank.

London-based buyers have been quick to seize opportunities in the first half of 2021.

Knight Frank reports that Knightsbridge’s 158 flat sales during this time is the highest number in five years. “It’s the strategy of buying what the competition wants before they can get here,” says Bailey.

And demand for “country house-style living in London” has led to the strongest first half of a year in London’s £5m-plus market since 2014, when there was a rush to beat the new stamp duty rates, say Savills. Chelsea and Kensington saw the most sales, with 14 per cent and 13 per cent respectively, and houses with six or more bedrooms in these areas have seen

annual price growth of 8.2-9 per cent. “It’s the only segment of the London market to match the prime country market for price growth,” says Savills’ research analyst Frances Clacy. Big houses with gardens in Notting Hill are flying off the shelves, and Aston Chase reports £200m of sales in St John’s Wood – one of Westminster borough’s lowest build density areas – in the year to May 2021, equating to 30 deals with an average price of £6.6m.

But a different type of investor is taking a tangential look at what’s hot – and settling for what’s not. “They are thinking that the market is at a low ebb after five years of downward pricing and they’re looking at what people don’t want at the moment,” says Bailey. “What’s not fashionable is a really well-located Knightsbridge flat with no outside space, so they’re buying smaller and super-central. Once the competition arrives from overseas, they’ll eat up that kind of stock and it won’t become available again for a long time, as they rarely need to sell in order to buy.”

Time is running out, though, as the Americans are already on their way.

James Hyman, Cluttons’ head of sales, recently tied up a super-prime let – a £5,000-a-week house on a garden square in Kensington - to a New York family. “This is the first big corporate let we have done since pre-pandemic. It’s the return of the corporate market,” he comments.

And buyers from New York, Chicago and Austin, Texas are contributing to Americans being Sotheby’s International Realty’s second largest audience after UKbased buyers. “The main driving factor is getting into the best schools and colleges,” comments Shereen Malik-Akhtar.

Americans love the easy access to Europe from a London base, says Simon Barry, head of new developments at Harrods Estates, “and Brexit has done nothing to impact that”. He’s also seeing European buyers looking to capitalise on London’s “recovery potential”.

There are property opportunities for sure – but as the summer fades, that window won’t stay open for much longer. L

T

here are some simple reasons behind the fast-growing passion for cartography in interior design. Maps are beautiful.

They also work with any decor aesthetic.

A map of 18th century London looks striking – whether it is hung above an edgy Tom Dixon grey sofa, or a more traditional choice at Heal’s such as the Timothy Oulton Viscount William in brown leather.

But there are other dimensions to this trend spreading across the walls in London’s smartest homes, keeping company with every school of art. Maps depicting the city in every stage of its evolution are a reminder of its ability to adapt and thrive, giving reassurance that, while the future may be challenging, it will also be exciting.

Maps are also the ultimate conversation piece. Who is not intrigued to learn that the site of their central London property was, several centuries ago a meadow, or a criminal-infested no-go zone?

Above my desk hangs a copy of a map included in a history of 18th century London by the Victorian author Sir Walter Besant. This depicts the squares of Mayfair, but also a large green area to the south called Five Fields. In the 1820s, these marshy lands, where robbers lurked on the outskirts of remote hamlets, became Belgravia and Knightsbridge.

Gentrification is a long-established process in our city.

I regularly scan the map for places I know well, which adds to the interest of a routine trip. Today Villiers Street, which slopes down towards the river from the Strand is a mix of cafés, modern offices and

But if you are more excited by the city in the 20th century, the London Transport museum shop has posters of the Tube and rail system from £20.
