INTERVIEW MY FIRST LONDON HOME

RONNIE ARCHER-MORGAN The Antiques Roadshow expert talks to Anne Cuthbertson about nights out in swinging 60s London and finding life’s treasures

I went to school in Putney but left during my A levels.

I wanted to go out into the world and explore music and fashion. I was curious about everything and still am.

I attended Hornsey College of Art but it was too prescriptive for what I wanted to do.

I loved art history. I remember going to Kenwood and being fascinated by the miniature paintings. I was equally gripped by the Irish elk’s antler span in the Natural History Museum.

At 19, I went on a pilgrimage to Italy to see Michelangelo’s Pietà. I got a lift with Paolo Pasolini – he drove me to Rome and found me a pensione.

I was born in St Mary Abbots Kensington. I was then sent to an infants’ home in Woking in Surrey, where I stayed until I was about three.

I then moved back to London, to Ladbroke Grove. My house was on the crossroads of Ladbroke Grove and Lancaster Road. It was there that I witnessed the first race riots in the street. At the age of eight, I couldn’t understand it, men hitting each other with clubs and sticks. I didn’t even know what race was.

By the time I was 21, I had probably lived at 21 different addresses. My domestic home life with my mother wasn’t happy.

By the time I was 12, I was back in care, at Beecholme Children’s Home in Banstead, where I stayed until I was 16. One of my favourite things there was the dressing-up basket.

I’d sneak out of Banstead at night and go to the West End clubs, hitching a lift there. It was 1965 and London was this hotbed of creative excitement. I was 15 and wanted my own look.

I became a DJ and my first gig was at the Marquee Club in Wardour Street. It was the epicentre of the music world.

Hendrix, the Stones, the Beatles all performed there. But I wanted to play what influenced those people. So my next gig was upstairs at Ronnie Scott’s. There I met Nina Simone, Miles Davies, Jimmy McGriff, Herbie Mann.

Just everybody.

I loved movies and used to dress in vintage clothes at the weekend and looked like a forties or fifties film extra.

I started finding vintage watches

and selling them to people at the hairdressers – by that time I’d trained at Vidal Sassoon and was working at Smile in Knightsbridge.

I made more on a sale than I could in a month. I found items at Portobello, Bermondsey, Brick Lane. Antique dealers told me I was mad, but people loved them.

I can spot a wristwatch strap at 100 paces. Actors and directors were buying from me, and on location I’d disappear to a local market and come back laden with goodies. I went to Hatton Garden where they scrapped the gold and was paying £5 more for the watch so they didn’t scrap them. Sotheby’s heard about me and I set up their first wristwatch department. Then Giorgio Armani approached me to buy accessories for Emporio Armani.

Bit by bit I learned more about antiques. I was collecting, buying and selling artefacts, paintings and sculpture – anything that looked good and was well made.

About 11 years ago I was contacted by Antiques Roadshow. They heard about my reputation for being able to talk and understand anything.

Miscellaneous – my category – serves the programme the best.

I live in West Hampstead.

I found this flat in 1982 and thought ‘I’m never moving again’.

I’ve had so many addresses.

mployment law for businesses is a complex and constantly changing area of law.

Employers must frequently bear this in mind when interacting with employees and workers.

For example, the laws governing employees’ rights come into play when a company starts to recruit, and often survives the employment relationship’s termination.

An unsuccessful candidate may have the scope to bring a claim against a prospective employer under the Equality Act 2010. Claims occur when the recruitment process conflicts with the rights afforded to individuals under the Equality Act and when an employer violates one of the protected characteristics. The protected characteristics are age, disability, gender reassignment, marriage and civil partnership, pregnancy and maternity, race, religion or belief, sex and sexual orientation.

Employment law provides a framework for regulating – and potentially – enforcing the employment relationship, and is available to employers and employees. However, keeping abreast of this area of law can be daunting.

There are three primary sources of employment law in the UK: Law derived from case law (cases heard before

the Courts and Tribunals); UK statutes and European law; and codes of practice, which also have influence, for example, the ACAS Code of Practice on Discipline and Grievance Procedures.

Businesses shouldn’t switch off once they take on board an employee. Instead, they must manage the working relationship. For example, they should consider discipline and performance management, employee data protection and dealing with grievances, sickness and incapacity. We recommend that employers manage the duties they face by regularly reviewing employment contracts, workplace rules and policies, and providing regular training for HR and team heads.

Insider expertise and a feast for the senses are in store for art enthusiasts as Masterpiece and London Art Week return this summer.

T

he stupendous marquee that houses Masterpiece London has risen again in the grounds of the Royal Hospital Chelsea after a two-year break. Crammed with 130 tantalising stands showcasing everything from dinosaur skulls to dazzling brooches, you may well enter with no intention of buying and exit with something that inspires a lifelong passion for collecting. For some the hunt will be determined by the purse, for others by the pursuit.

One of the great attractions of Masterpiece, now in its 12th year, is the

combination of expertise and eclecticism.

“There’s something for everybody, a balance of quality and accessibility,” says Michael Goedhuis, contemporary Asian art exhibitor and expert.

Masterpiece started in 2012 as a luxurygoods-meets-art fair. Its original chairman, the late Philip Hewat-Jaboor, identified a trend for what he called “cross-collecting” and the fair was the perfect place to find objects from all corners of the world in all materials, from speedboats to Montblanc pens. Now the fair has dialled down on luxury goods and is all the better

for it, but cross-collecting is still the rage.

Trends include natural forms and materials, with botanical art regaining its foothold in the market. Nordic art specialist Modernity features a Flora cabinet decorated with delicate botanical prints by Josef Frank dating to 1937.

Lyndsey Ingram is showing new works by British artist Sarah Graham, whose lifelong fascination with the natural world began with childhood visits to the Natural History Museum. Graham’s monumental interpretations of flowers and insects mock the ‘no bigger than in nature’ convention of botanical painting.

Interest in natural history specimens is also big – and no longer confined to specialist dealers. David Aaron, whose gallery in Berkeley Square captures ancient elegance from the Classical Greek, Roman, Egyptian, Near Eastern and early Islamic civilisations, shows a 68-million-year-old triceratops skull found in Wyoming.

In a nod perhaps to the V&A’s current Fashioning Masculinities exhibition, menswear inspires Robiland + Voena’s booth, The Dandy – portraits tracing male fashions from 1800 to the present. Note how a line can still be traced from suit and tie to sumptuous peacockery.

birthday in June with works by the British artist from the last 20 years.

Sculptural highlights will include Japanese specialist Steve Sly’s lacquer figural group of an octopus and fisherman, a type of work known as Living Dolls (Iki Ningyo) due to the anatomical realism. Antiquities specialist Charles Ede shows a New Kingdom Shabti inscribed with the famous Shabti spell from the Ancient Egyptian Book of the Dead.

in 1937 during his “summer of genius” in Jamaica. Two years later, William Crozier enjoyed a similarly enchanted summer when a visit to New York “detonated” his imagination. The Studio at Night at the Flowers Gallery stand, transforms a local subject – his garden studio in Wiltshire – into a beach hut in Barbados.

From maquette to monumental, sculpture collectors are spoiled for choice. A lapis lazuli horse head will be instantly recognised as the work of Nic FiddianGreen. Hapup by Eilis O’Connell at Pangolin London works on multiple levels to suggest a mother’s love.

Visitors to Masterpiece are doubly spoiled in having London Art Week, running from 3-8 July. This year LAW, in partnership with South Ken’s new multigallery space Cromwell Place has chosen a Music & Dance theme. Chamber concerts can be enjoyed by ticket holders, and many works complement the theme. Don’t miss Basile Lemeunier’s The Child Mozart Conducts the Starling at Ben Ewes, if only to hear the story of the sonata Mozart wrote to commemorate his pet bird’s death, just three days before that of his father. L

TRENDS IN THIS ECLECTIC WORLD INCLUDE NATURAL FORMS AND MATERIALS As ever, the selection of paintings, drawings, prints and other works on paper at Masterpiece London is comprehensive and educational. Whitford Fine Art’s exhibition of Modern & Pop Art will also focus on Polish artist Caziel (1906-1988), presenting one of his seminal works, La Guerre (The War). This important piece of post-war abstraction shows the impact of Picasso, whom Caziel met in Paris in 1948. Inevitably, it also invites comparison with the Spanish painter’s great work, Guernica, which reflects on the horrors of the Spanish Civil war.

hese days we don’t only come away from Britain’s finest country hotels relaxed and recharged, having enjoyed fine food and drink, relaxing rural walks and plenty of fresh air. We now leave with our heads – and phone camera rolls – full of beautiful, inspirational interior details to replicate in our own homes.

Country-hotel chic in 2022 isn’t about the fussy interiors of yore. The best hotels are timeless yet edgy; paying homage to nature and handsome period features, yet bringing them up to date with bold colour pops and a quirky mix of old and new.

Sustainability is key, as seen at Callow Hall, in Derbyshire, which has wild meadows and woodland “hives” and treehouses where guests can stay. The look is heavily influenced by the increased migration of urbanites to the countryside over the past decade, says Manuela Hamilford, creative director and founder of Hamilford Design (hamilforddesign.com).

“While the traditional countryside look is still desired by this demographic, it has been fused with elements of sleek city style for a more relaxed, contemporary feel,” explains Hamilford, who has worked on some of the holiday homes in the Lakes by Yoo private estate in the Cotswolds. “Rather than heavy ornamental items and dark wood, today’s country retreats have a more minimalist aesthetic with lighter woods, a more muted colour scheme and some modern pieces of furniture, such as Scandinavian chairs.”

Along with Soho Farmhouse, in Oxfordshire, one of the best examples of the country hotel’s modern makeover, is The Newt in Somerset. The interiors of the main historic country house are striking yet unfussy, mixing Georgian proportions

and period portraits with contemporary furniture, art and lighting. And the estate’s second property, The Farmyard, is a masterclass in rustic glamour.

Richard Parr Associates’ (richardparr. com) meticulous renovation of a cluster of 18th-century dairy barns and buildings was inspired by the beautiful rural setting.

“England is so varied, with its fields, lanes and villages, so it’s important to be true to where the building is situated,” Parr explains.

“The vernacular, materials and crafts of the local area need to be well considered.”

The Farmyard features original fireplaces, wood panelling and window seats, as well as aged beams and exposed stone. However, rather than feeling austere, these features look current and luxurious. Parr’s advice for getting the cool country look right is to be true to the intended use of the building. “The original farmhouse at The Farmyard was modest, so we were respectful of its status and didn’t turn it into something it wasn’t,” he says. “Don’t create a pastiche.”

At Leonardslee House, in West Sussex, Fiona Parke of Johnston Parke Interiors (johnstonparkeinteriors.com), set out to create a look that was in keeping with the grand 19th-century Italianate-style building, yet still felt intimate. “I want guests to feel like they’ve gone to stay in someone’s beautiful country house for the weekend,” she explains.

Parke’s design showcases the best of British brands, with wallpaper and fabric from a different iconic design house chosen for each of the ten bedrooms – so

She also used antiques, both to create the quintessential country house feel and to be more sustainable. “All the artwork is vintage and really affordable – I don’t think any piece was more than about £300,” Parke says. “We went to antique fairs such as Ardingly and Sandown, scoured little bric-a-brac shops and worked with Etalage, who source vintage art.”

Many elements of the modern country hotel look can work just as well in the city as they do in the sticks. “Many Londoners are reconnecting with nature in their homes by incorporating natural building materials, such as stone fireplaces and mantels, as well as wooden beams and natural flooring,” says Marc Goldberg, head of sales at Marsh & Parsons. “Outdoor hot tubs and statement baths are also becoming increasingly popular. People have realised that they don’t have to leave the capital in order to enjoy the perks of a more tranquil, rural life.”

ountry kitchens are no longer regarded as a frilly eighties thing,” says Helen Parker, creative director at the kitchen fi rm deVOL (devolkitchens.co.uk).

“Whether the look is rustic or modern, the key is handmade, stylish, simple designs.

What makes it so appealing is that it’s not a mass-produced, generic look anymore: it’s carefully considered and thoughtfully made.”

While individuality is key, there are some common ingredients. A range cooker or Aga is a vital component – but now the cool, ecoconscious set opt for electric or an Everhot.

“Belfast sinks are standard and many clients go for a ‘prep’ sink too,” says William Durrant, owner of Herringbone Kitchens (herringbonekitchens.com). “When it comes to worktops, consider natural stone or quartz for simple maintenance and for bringing in texture and colour.”

Timber works well on shelving, flooring and on standalone furniture, such as a farmhouse table – you can even keep your wooden chopping boards on display to add character. And, when it comes to units, it has to be Shaker-style, says Tom Howley, design director at the eponymous kitchen manufacturer (tomhowley. co.uk). “‘Regardless of whether you live in a modern renovation or a rural cottage, Shaker-style cabinetry helps to create a welcoming, lived-in look,” he says.

here’s a fine line to tread in a country bathroom, warns James Lentaigne, creative director at Drummonds Bathrooms (drummonds-uk.com). “Country style has to be carefully judged. Don’t overdo it with fussy details in the bathroomware," he advises. “Choose classic, white products with clean uncluttered lines and then decorate around them. A great freestanding bath is a must – it makes a wonderful centrepiece and promises luxurious bathing.”

If a bathroom has a winning rural view, emphasise this with botanical prints and curtains. For a contemporary-cool take, Lentaigne suggests introducing dramatic, on-trend finishes, such as antique and aged brass. “Decorative tiles will also bring a more modern feel to the space,” he adds. If your country aesthetic is more rustic, adding wood is a great way to make the room feel warm and tactile.

Whatever your country look, texture is crucial for adding visual interest and balance to a space, says Barrie Cutchie, design director at the bathroom company BC Designs (bcdesigns.co.uk). “When it comes to walls, opposites attract: stick to a plain tile on the floor and add in plenty of ‘wow’ with wooden panelling or wallpaper. Don’t be afraid of colour and patterns – bathrooms are the one room where you can really have some fun.”

he best country-house hotels create a new level of luxury – one that’s aspirational and high-end without being intimidating, says Sarah Ellison, founder of interior design studio Frank & Faber ( frankandfaber.co.uk). “It’s the opposite of sterile formality; it’s personality, a unique story, warmth and a sense of belonging.”

Ellison, who designed the interiors at the Number One Bruton hotel, injects character by embracing a bedroom’s existing features – this means exposing ancient beams, having panelling or stone on the walls, reinstating floorboards and embracing warm, rustic finishes, such as reclaimed timber or exposed plaster. “Layer textures and patterns, from gingham check and ticking stripe to horticulturally-inspired prints, like classic William Morris,” she adds.

Fiona Parke, of Johnston Parke Interiors (johnstonparkeinteriors.com) advocates opting for a shaped headboard.

“This makes it feel much more individual and ‘country’,” she explains.

Whether the look is grand or rustic, the key is to shop as sustainably as possible, shunning trends in favour of classic design that ages well – think iron bedsteads and natural materials such as linen, cotton, cashmere and wool.

“Go heavy on vintage prints, paisley, ikat and layers of pretty florals to dress your bedstead – these can be layered

“Something we created a booming trend for is to use dark colours in the paintwork. Painting a brick wall or a fence in a dark colour visually knocks back the space. You get a more industrial, but detailed fi nish particularly with matt paint. Our most popular shade is Railings from Farrow & Ball ( farrow-ball. com). Steer away from white or light grey as it drains the garden of energy and depth.”

PL AY WITH L AYE RS “We will often have ground-level planting – such as jasmine and climbing roses – lower planting for herbaceous plants and herbs, then a tall feature pot of olive or camellia.”

WA R MTH “In a small garden, it’s all about making the most of it 24/7 at all times of year. Outdoor fi replaces are top of the list. They vary from a simple fi replace to main gas full fi replaces. In our grander designs, fi replaces are bespoke and the team coordinate with gas and heating engineers. We also use Solus bioethanol fi re bowls (solusdecor.co.uk) in our schemes.”

B IG P OTS “I always steer towards fewer plants, but bigger plants in bigger containers – they have more impact and need less watering. Garden designers often take a leaf out of the interior designers’ book and use overscaled objects in urban design. Two big Tuscan pots often work better than lots of smaller pots.”

LIG HT “Again, it’s about the garden looking good even if the weather is atrocious – and that means having good lighting. We design our lighting schemes in house so in terms of light fittings it varies on style. John Cullen (johncullenlighting. co.uk) does beautiful brass and copper fitting but we also use more affordable ones from Garden Trading (gardentrading.

SU R FACES “Most people want to be able to walk out barefoot on a comfortable surface, so Dutch clay pavers are one of the biggest trends. They’re a very tactile, contemporary brick – and really useful because you’ve got a beautiful colour palette, from biscuit to olive, but you can play around with how they’re laid. They’re also more sustainable and permeable. We like Vande Moortel (vandemoortel.co.uk) and Chelmer Valley (chelmervalley.co.uk).”

SH E LTE R “Particularly with the new work-from-home culture, we often incorporate a pergola or a substantial covered area if there’s no room for a cabin in the garden. We use contemporary designs with blinds that come over the top for rain protection and shade. Some designs you can drop down the sides too, if you want to have a quiet Zoom meeting. It’s very therapeutic sitting under canvas in the rain. We use Renson canopies from Garden House Design (gardenhousedesign.co.uk).”

M U LTI -S TE M TR E ES “Multi-stem trees are the most popular type of tree.

A few years ago it was birch, now you can get multi-stemmed evergreen trees, like osmanthus. They don’t grow particularly quickly and they have detailed structure to the stems. Olives are timeless – and so very popular.”

WILD PL A NTIN G “The trend, for both country and city gardens, is now to rewild – a swimming pond, a path of meadow grass, an orchard. When it comes to flowers, I like astrantias, because they have such a long flowering period. If you have a sunny garden, then trailing rosemary is pretty bulletproof, or flowering thyme. Generally clients want verbena bonariensis which looks wild, and gaura. Baptisia was the most popular new plant at the Chelsea Flower Show this year, it looks like a cross between a lupin and a pea.”

O UTD O O R SE ATIN G “Our Chelsea furniture (for the gold medal-winning Sanctuary Garden with Hamptons estate agents) was from Ethimo, an Italian brand (ethimo.com). We often incorporate screens, outdoor kitchens and an in-built bench for dining. Unless it’s one of our country gardens and they have space for a formal garden, it’s more of a coffee table set-up with a few comfortable armchairs. The bones of the furniture can be left outside in winter – we usually build in a tall, slim cupboard outside to put the cushions in.” L gardenclublondon.co.uk

hether they were designed as schools or were once grand country mansions, many places of learning offer a first-class education in awe-inspiring surroundings. We’ve rounded up ten of the most beautiful schools in the country.

S TOW E SCH O O L , B U CKIN G H A MSHIR E J.F. Roxburgh, the school’s founding headmaster, wanted the school to ensure every pupil would “know beauty when he sees it all his life”, and this former country seat of the Dukes of Buckingham and Chandos is a supremely beautiful place. The south façade is one of the finest examples of neoclassical architecture in Britain, and the domed Marble Saloon is a staggering setting for school events.

L A N CIN G CO LLEG E , W ES T SUSSE X Set high on the South Downs, overlooking the sea, Lancing College and its remarkable chapel dominate the local landscape. The largest school chapel in the world is an architectural masterpiece of gothic revival, with soaring columns, a 90-ft high vaulted ceiling and one of the biggest rose windows in the country. The buildings and chapel were designed by architect Richard Carpenter. The rose window is by Stephen Dykes Bower who also worked on Westminster Abbey.

CU LFO R D SCH O O L , SU FFO LK In 1889, the 5th Earl of Cadogan purchased Culford Hall – located near Bury St Edmunds – a mansion which was originally

built in 1790 by the 1st Marquess of Cornwallis. Lord Cadogan commissioned architect William Young to transform the house into the Italianate style. Many notable guests followed the revamp including King Edward VII and Queen Alexandra.

Following the death of the 6th Earl in 1933, the estate was sold and it became Culford School. The co-ed day and boarding school sits in 480 acres of parkland with formal gardens and a lake. culford.co.uk

R E P TO N SCH O O L , D E R BYSHIR E Repton has been a place of learning for over 1,000 years – originally as a priory – but the school as we know it was built in 1557.

The original school room is now home to the library and school archives, as well as ancient, wood-panelled rooms where societies meet each evening.

JUST THE WICKET Repton School’s cricket green is where Derbyshire and Nottinghamshire County Cricket Clubs meet once a year to play pitches, and a wicket where Derbyshire CCC and Nottinghamshire CCC meet once a year (but pupils use three times a week).

The school’s grand stone buildings, thatched cricket pavilion and chapel (dating back to 1858) all form an important part of Repton’s tradition and identity. repton.org.uk

SH E R B O R N E SCH O O L , D O RSE T Medieval stone walls encompass a rich tradition of education, which goes right back to the eighth century, when Sherborne Abbey was founded in this attractive market town in Dorset. Legend has it that King Alfred was educated here. Traces of its ancient origins are evident throughout, and many of the buildings date back to the 12th century. The library was formerly the monastery guest house, while the current headmaster’s offices were once the abbot’s house.

“Alan Turing was a pupil, and we discovered that he developed his interest in codebreaking here,” says school archivist, Rachel Hassall. “We’ve got the library loans register, which show him borrowing books on cryptography from the school library.” sherborne.org

CO B H A M H A LL , K E NT Like many stately homes, Cobham Hall has a mix of Tudor, Jacobean, Restoration and 18th-century architecture. Perhaps the jewel in this exquisite house is the Gilt Hall, with its lavish double-height ceiling, elaborate chandelier and marble fireplaces. This was

the music room in the 1770s, and it’s still used for performances today – most recently for the girls’ boarding school production of Beauty and the Beast.

There’s also a picture gallery, neoclassical vestibule and gothic dairy in the grounds – built around 1790 for Elizabeth, Countess of Darnley, as a model dairy in the style of Marie Antoinette – is now being restored by the Landmark Trust. cobhamhall.com

B R A M B LE T YE SCH O O L , W ES T SUSSE X A gothic-style Victorian hunting lodge, Brambletye was originally owned by the Marquis of Abergavenny. Magnificently positioned, the mixed day and boarding prep school looks onto terraced gardens designed

by Gertrude Jekyll onto the Ashdown Forest and Weirwood Reservoir. Brambletye’s founding headmaster, John Blencowe, bought the site in 1933 to move his school from Sidcup Place to a more rural setting. brambletye.co.uk

W E LLIN G TO N CO LLEG E , B E R KSHIR E The college was built in 1853 as a national monument to the first Duke of Wellington (1769–1852). Queen Victoria laid the foundation stone in 1856 and attended the School’s grand opening on 29 January 1859.

R A D LE Y CO LLEG E , OXFO R DSHIR E The school was originally housed in Radley Hall, now known as “the Mansion”.

Radley Hall was built in the 1720s for the Stonehouse family. The Hall boasts three storeys across nine bays of red brick, with Sunningwell limestone dressings. The details are mostly early Georgian baroque style, along with some inspiration from the late Italian renaissance. A Grade II* listed building and the focal point of the school, Radley College Chapel was designed in 1893 by one of Victorian England’s most prevalent architects, Thomas Graham Jackson. radley.org.uk

H U RS T CO LLEG E , SUSSE X Founded in 1849, Hurst College is set within a 140-acre campus, surrounded by rural splendour, on the border of the South Downs National Park. The older buildings, designed in the early English gothic style, include the college chapel, St John’s, and lie within two quandrangles, the inner and outer quads. In the centre there’s a twin archway, linking the two quads, featuring figures of St John, St Catherine and St Jerome in tabernacles. The wings are linked by cloisters. t has taken more than a decade to complete, but the Elizabeth Line is finally up and running. Although the state-of-the-art £19bn line isn’t full steam ahead just yet – there are interchanges at Paddington and Liverpool Street, and Bond Street’s station won’t open until around August – this new tube line has stimulated unprecedented investment in new homes, and will undoubtedly revolutionise how we travel around the capital in search of the coolest cocktail bars, secret gardens, newly hip boutiques, and must-see shows.

Bond Street Eat – Grade I listed St Mark’s Church has been repurposed as upmarket food court Mercato Mayfair. Pop in for bao buns, ramen, gelato or cocktails.

Visit – Underbelly Festival moved to a new home in Cavendish Square during the pandemic. Expect comedy and cabaret, outdoor bars, street food, and summer joy.

Shop – At Selfridges, you can browse regular pop ups, catch a movie at the on-site cinema, or show off your ollie at its skate bowl. New faces include Balenciaga, which has opened an industrial-chic flagship store on the corner of New Bond Street and Bruton Street. Just around the corner, Browns has opened its own new headquarters on Brook Street. Hanover Square is also getting a Crossrail glow-up, with a smartenedup central garden, new apartments, restaurants like The Maine, cafés, and more brands to follow.

Live – Average prices within 500m of the station come in at £3.1m according to new research by Savills. Prices immediately around the station have

risen eight per cent since work on the line began in 2008. Savills is selling a three-bedroom flat on Green Street Mayfair (above, right) at £5.95m.

Paddington Eat – The Cheese Barge is a 96ft floating restaurant moored on the Regent’s Canal where you can nibble on a cheeseboard.

Live – Average prices are £980,000 and the area has outperformed by 3.7 per cent since 2008. Lurot Brand is selling a Bathurst Mews three-bed at £2.75m, while Knight Frank has a pretty Conduit Mews four-bed terrace (below) for £3.8m.

Farringdon Eat – Brutto brings a taste of Tuscan trattoria style to the City. This latest dining sensation from Russell Norman, the man behind the Polpo restaurant group, has already been awarded a Bib Gourmand from Michelin.

Drink – Sip a Daintree Collins (gin, peach wine and soda) or a Peranakan Fizz (gin, fermented marzipan and poppy-flower kefir) at Oriole’s (top, far right) old colonial style bar.

Live – Farringdon’s average price is £942,000 and the area has managed a fourper-cent increase since 2008. Dexters is selling a two-bedroom flat in a Victorian conversion on Britton Street at £975,000.

Tottenham Court Road Eat – Check out Yotam Ottolenghi’s Fitzrovia outpost Rovi (right), with its central cocktail bar and a vegetarian menu.

Drink – For a cracking boozer, The George (above, left) has been the hard-tobeat option ever since it was taken over by the JKS Group (its stable includes Gymkhana and BiBi), given a polish up, and had its menu revamped by Michelinstarred chef James Knappett.

Visit – Pop along to the British Museum to uncover the secrets of the standing stones at Stonehenge until 17 July.

Shop – Just over the border into Soho, hip Danish men’s and women’s fashion brand Han Kjøbenhavn has opened a flagship store on Beak Street – its first outside Copenhagen.

Live – A ten-minute walk from the station sees the average price of property drop to just under £1.2m. The “Crossrail bounce” here is reflected in price growth – which is four per cent higher than in adjacent areas since 2008.

Drink – Sample the Oiler Bar at the Royal Docks. Just a few minutes’ walk from Custom House, it’s set on a former Royal Navy refuelling barge; needless to say, the views are lovely.

Canary Wharf Eat – Try the new Wood Wharf floating pavilion outposts of Roka and Hawksmoor for dinner with a view.

Visit – The Crossrail Roof Gardens (below) are a calm and surprisingly peaceful oasis of exotic planting with views over the surrounding skyscrapers.

Live – The average price of a home around the Canary Wharf district is just under £679,000 (with a Crossrail uplift of 2.9 per cent).

Woolwich

Eat – At Royal Arsenal Riverside development, you can sample a pistachio doughnut or an avocado tartine at the newly opened Boulangerie Jade (below).

Live – The place to look for relative bargains. Woolwich’s average price is £330,000, and has, to date, seen only a minimal 2.3 per cent outperformance. L

he perfectly symmetrical white stucco townhouses, immaculate garden squares and impressive range of good-looking neighbourhood restaurants, bars, and boutiques all make Belgravia an enviable location.

But rather than rest on its laurels, Grosvenor has spent the past decade rethinking the jewel in the crown of its London property portfolio, anxious to deflect criticism that it had become a “lights off” neighbourhood full of homes owned by absentee overseas billionaires. The result is that today’s Belgravians are a diverse bunch, with residents including Dame Joan Collins, fashion designer Stella McCartney and football manager Jose Mourinho.

In 2009, the estate hired Danish architect Jan Gehl to help it rethink key parts of Belgravia, including Elizabeth

Street, with smarter shops, better streets, and more opportunities for alfresco dining. Changes have been gradual, but it’s now a “village” high street where you can get your hair cut, grab a coffee, stock up your cellar, or pick up flowers. With its boutiques, delis and eateries, Motcomb Street has also been chicly curated.

The other result has been solid price growth during the pandemic.

According to research by LonRes, the average property price stands at just under £4.4m, up by 9.5 per cent, although this increase is, in part, a reflection of how buyers are now after houses with gardens not pied-à-terres. The Grosvenor estate’s reimagining of Belgravia, meanwhile, continues. In 2019 Eccleston Yards opened, a former power station rebooted as a complex of shops, restaurants, gyms, and offices where you can take pottery lessons, browse vintage markets, or just chill out.

I was enchanted by its characterful store window and little checked steps leading up to the rather tall, imposing doorway.

Belgravia is an area I've always been drawn to; aside from its elegant Georgian buildings and creamywhite stucco fronts, it has always had an intimate, village feel. I also like to stop and browse at many of the stores, such as the Poilâne Bakery (for my daily bread fix); Olivino for delicious authentic Italian produce and Rose Uniacke for objects and furnishings.

Investment in the area has changed all that, and buyers are younger than when Armstrong, head of sales at Knight Frank’s Belgravia office, started there in 2001. The pandemic has caused another shift: buyers are more likely to be British – and they want houses, not flats. Hot spots for those after a house are South Eaton Place, Gerald Street and Chester Row. For flats, the key address is Eaton Square.

While demand has been strong for the past two years, pricing, Armstrong says, “has been pretty flat”. He believes the market is unlikely to drop any further, and over the next year, some early signs of growth may return to Belgravia, “although these are extraordinary times that we're living in: nothing's certain”.

The short stays THAT PAY From film stars to well-heeled tourists, overseas visitors will pay over the odds for a short-let in a prime central London location this summer, says Zoe Dare Hall

t’s London’s luxury short-let market’s peak season – and, after two years of restricted travel, domestic tenants face competition from global visitors.

“I’d say we’re parallel with pre-pandemic levels for stays ranging from a few weeks to three months,” says Sarah McIntrye, lettings manager at Harrods Estates. She’s busy finding large lateral apartments or houses in Knightsbridge or Mayfair for Middle Eastern families spending summer here. One such property, an eight-bed apartment in a portered building overlooking Hyde Park, is available for £12,295 a week.

There are lots of parents flying over to see London-based offspring, too, notes Georgie Woodhouse, regional lettings director at Marsh & Parsons, and business travellers are back, says David Mumby, Knight Frank’s head of prime central lettings.

“Overwhelmingly, the requirements are for two/three-bed apartments with concierges:

immaculate presentation is a must”, he adds.

For expats relocating to the UK, a short let is a useful base while they look for a longterm rental. “These individuals often prefer the homely feel of a short-let property over staying in a local hotel,” says Tanya Hasking, director of corporate relocation and short lets at John D Wood & Co. Add to that list the current boom in film and TV production in London (a record £4bn was spent making shows in the UK in 2021, double the pre-pandemic figure), and think of all the cast and crew that need to be temporarily housed in central locations.

Mumby mentions a Hollywood A-lister who spent three months renting in Notting Hill recently, and Woodhouse is fielding demands for “fashionable locations close to Heathrow and Pinewood Studios”. The new Elizabeth Line will further ease their commute from autumn, meaning that they’ll be able to whizz to Heathrow directly.

Families already living in London are often on the hunt for prime short lets, too, often as a stop-gap while they renovate their home.

“They need a family home of a substantial size which suits their lifestyle,” says Hasking.

And as is often the case, “their construction projects are over-running” due to supplychain issues, says Mumby, so those rents may turn out to be longer than planned. And then there are those who are selling their home, but can’t find anywhere to buy. “They’re moving into a short let so they can complete on their sale and continue their search for their onward purchase,” says Hasking.

There’s no shortage of demand, then, for London homeowners who might be tempted to capitalise on those wanting to move into the city this summer. And the numbers are tempting. A short-term let generally adds a 30-50 per cent premium on the long-term rate, says Mumby, who recently handled one of the capital’s priciest short lets: a month-

UK Sotheby’s International Realty can top that. “We have properties achieving £175,000 a week. For this, you get more than 20,000 sq ft, plus a spa, pool, cinema: you name it,” says its lettings director, James Somers.

Don’t be blinded by the numbers, though, warns Mumby. Being a short-let landlord is “a significant undertaking. The properties need to be immaculate, furnished and offer an alternative to very smart hotels,” he says.

There are also the regulatory requirements – the gas and electricity safety standards, a limit on the amount of lettings (usually a maximum of 90 days per calendar year, as long as the freeholder and building allow such lets), and a professional management service throughout a let. “Often, contracts put in place are similar to those in longerterm lets, meaning landlords are subject to significant requirements,” says Mumby.

People with stratospheric budgets also invariably have equally high expectations.

“When people are paying a premium rent for

a short-term stay, they expect the very best of everything, as this is what they’d be getting at a five-star hotel. Landlords must expect them to be a great deal more demanding than long-let tenants,” says Somers.

Landlords should also keep an eye on bills,

“WHEN PEOPLE ARE PAYING A PREMIUM RENT FOR A SHORT-TERM STAY, THEY EXPECT THE VERY BEST” as utilities are included for short lets. “It’s worth putting a cap on usage, so that the tenant pays if it exceeds a certain amount.

We once had a tenant leave the A/C on nonstop for two months, racking up thousands of pounds in energy bills,” says Somers. And while tenants may only be short-term, he

adds, they may still request changes to the property. “We’ve had Middle Eastern tenants asking the landlord to install bathrooms with a douche, which the tenant would finance.”

Woodhouse’s advice to landlords is to “make your property stand out – particularly any form of outdoor and entertaining space.

People don’t want bland flats for short lets”.

And while they’re seeking the comfort of a real home, they don’t want to see hints of your family life. “Short-term renters want pristine furnishings, bed linen, excellent wifi and satellite TV. Think boutique hotel standards: no personal items,” says McIntyre.

Somers recalls “a member of a reality TV family and her rapper boyfriend”. The rental was £60,000 a week, he says, “and they requested a home cinema so that he could plug his PlayStation in to play Call of Duty”.

Simple pleasures amid utter luxury. There are plenty of overseas visitors willing to pay handsomely for it in London this summer – and landlords who get it right can look forward to being quids in. L

ne of London’s greatest pleasures is the endless opportunities to gaze upon art of every era and genre – both indoors and out. And this month provides yet more scope to enjoy these delights.

The Masterpiece art fair, an essential part of the season, will offer its alluring combination of ceramics, Old Masters and champagne bars. But the city’s streets and transport hubs are becoming an ever-richer public gallery, with pieces that are beguiling, tell a story about an area’s history, or start a debate about what art actually is.

Controversy rages about what style of art is fit to grace the plinths of Trafalgar Square.

But why not step away from this fuss to take a longer look at the monuments to the great and good which usually escape your gaze?

Contemporary streetscape contributions are also worthy of your attention.

These pieces are often financed by developers, in an arrangement that ensures an improved environment for the residents of luxury apartments and the wider population.

The results can be exciting. Self & Other stands outside Berkeley Group’s Merano Residences on Albert Embankment. Pause in front of this glass piece to see your reflection translated into points of light. It’s a kind of magical street theatre.

The mix of emotions provoked by this and other examples of London’s public art is an essential part of the experience, which is why I’ll be taking a cultural staycation this July, visiting old favourites and sampling the new.

At Farringdon you can find Spectre by Simon Periton, a work embedded into the station’s exterior glazing. Its patterns reflect the metalwork of nearby Smithfield Market, built in 1868. Next year, a Conrad Shawcross piece will appear outside Liverpool Street; fans of this sculptor’s output (like me) cannot wait. Meanwhile, you can use this terminus as the starting point for a tour of the 11th edition of Sculpture in the City, a mixture of

70 St Mary Axe, dubbed the Can of Ham, is one of the Square Mile’s iconic towers, close to the Gherkin. Positioned on the green space in front of this building is Elisa Artesero’s The Garden of Floating Words.

Its tall acrylic panels mimic the imposing structure of the Can of Ham and the Square Mile’s other 21st century edifices. But the neon words within them – like ‘moonlight’ and ‘leaves’ – offer a gentler message.

Further along the Elizabeth Line at Canary Wharf, a station as striking in its scale as any major museum, you can alight to visit the UK’s largest public art gallery. There are no fewer than 100 pieces, including Minotaur and Hare on a Bench

by Sophie Ryder at Wood Wharf. These anthropomorphic figures look as if they’re having a casual chat. It’s the epitome of the conversation piece, something of a theme in this location. At Cabot Square, you’ll come upon the semi-abstract Couple on A Seat by Lynn Chadwick. The pair’s elegant forms evoke the lean, successful types working away in the surrounding offices.

This summer, Canary Wharf is staging a special exhibition of pieces that come to life in the sunshine – yet another reason why we will hope for bright skies this July. I’m relying on fair weather for my voyage of discovery. I’ll be saying hello to pieces such as Liz Frink’s Horse and Rider statue at the junction of Dover Street and Piccadilly, and the variety of treats on Victoria Embankment. The friezes on the curved 1930s’ frontage of Unilever House are an unexpected surprise.

Such is the volume of new art on offer that if I’m late for a meeting, you’ll know to find me at the nearest statue or installation. L
