One of the areas I’m drawn to at this time of year is St James’s, with its historic shops and candlelit restaurants. For centuries the world’s most stylish folk have flocked to Savile Row and Jermyn Street so, with this in mind, we offer a Gentleman’s Guide to London, full of advice from tailors, shoemakers, shirtmakers and even a whisky ambassador (a gentleman knows his single malts). INTERVIEW MY FIRST LONDON HOME

The award-winning lighting designer was inspired to follow his creative path after being mentored by Vivienne Westwood as a teenager

It was a mind-boggling experience for somebody so young. I ended up interning there for around nine months, and working with her team on the London and Paris shows.

I moved to London permanently to study fashion design at Central Saint Martins when I was 19, and my first home was on Heyford Avenue in Vauxhall.

I ended up living in Notting Hill and Ladbroke Grove for the next seven years, and it became my real home. I still believe that it’s one of the best areas to live in London; it’s eclectic, diverse, and has a real neighbourhood vibe.

I was a child actor growing up.

Although I was born in Birmingham, I visited London for gigs and auditions. I remember my mother taking me around Soho and Leicester Square and being in awe of how alive the city was. Even at a very young age, I was desperate to move here as soon as I could. I wanted to be in the centre of things.

At 17, I won The Young Designer of the Year award. I’d become increasingly interested in fashion design, and this encouraged me to enter the competition, which

was judged by Vivienne Westwood It was definitely a turning point for me – in terms of both my life and my career.

I got to meet Vivienne and I nervously asked for her autograph. To my surprise, she wrote her telephone number down and suggested I spend some time in her studio to see how things worked and to learn about the industry. She was incredibly generous with her time - I spent two days with her in her private office where she introduced me to her way of

One of the things you develop at theatre school is a sense of ambition and confidence. That has carried me over the years through my various careers, as well as the idea of seeing everything as a performance, particularly for the exhibitions and shows that I still produce.

Vivienne told me to always do your own thing. It’s simple and enduring advice that inspired me at the start of my career, and has stuck with me ever since.

There are many elements that have drawn me to lighting. Its ability to transform a room – how bright it is, the warmth, where it sits within a space – is what I’ve always found particularly exciting.

My latest collection, Divine Inspiration, was my first in four years, and the first I exhibited at Milan Design Week since the pandemic. Inspired by religious and brutalist architecture, it was probably my largest show ever.

Designing the windows for Bergdorf Goodman’s Fifth Avenue menswear store has been a particular highlight. It’s the holy grail of shop windows.

My recent collaboration with Remy Martin XO has also been rewarding. I was asked to reimagine its iconic bottle, which hasn’t been touched by a designer since its inception.

It was a huge honour to receive an award for enterprise and to meet Her Majesty the Queen at Buckingham Palace. The award was for international growth. It’s key to understand how people outside the UK work, and to do this, it needs to be face to face.

Although I’m proud to be British, I consider myself a global citizen.

I live in South-East London, but divide my time between London and New York. My studio and showroom are in Shoreditch, so I tend to eat out around Hackney. The area’s amazing, it’s constantly evolving.

n the current global landscape of conflict, rising costs and political chaos of all sorts, this winter may not quite offer the carefree, post-Covid escape we all had hoped for after two festive seasons of disrupted travel plans. But it does mean that the prospect of a winter holiday takes on an even more vibrant hue, as a much-needed escape from the daily turbulence.

So what does your vision of respite from the constant battering of daily life look like right now? flying privately between Covid-19 lockdowns have continued to do so, “because of the lack of crowds, the ease of arriving and departing and, not least, knowing their luggage is travelling with them”.

But where the wealthy choose to scout for second homes this winter is about more than simply fulfilling day-dreams. Flexible working is a key buying decision, as seen in the growth of digital-nomad hotspots from Barcelona to Barbados. You can be on the beach, but not off the radar. “The flexibility of remote working has made the Caribbean a viable long-term base, and that – along with its pleasant climate and low pollution – has helped to extend stays during the winter,” comments Paul Tostevin, head of world research at Savills, whose recent Executive Nomad Index includes Miami, Dubai and Barbados among its best locations for long-term remote workers, based on internet speed, quality of life, climate and air connectivity.

There’s an even greater priority, though, than flexiworking on buyers’ minds – and that’s the ability to flexi-live too. “The general story now is that two passports

are better than one,” comments Eric Major, CEO of Latitude, a company that specialises in “investment migration” – or golden visas, in other words. “There’s a lot of nervousness around now and it’s leading people to want to acquire another passport,” says Major, who is seeing growing domestic, social and political unease driving Americans, in particular, to look for a Plan B. And many are finding it in Portugal’s combination of high-quality lifestyle and low-tax visa offerings.

British buyers are also waking up to the realities of how the post-Brexit 90/180 rule curbs their use of their European holiday homes – and they’re seeking “pathways to regaining EU privileges and also citizenship without it being too taxing on their time”, says Major.

Again, Portugal ranks highly, with developments such as the Wyndham Grand Algarve (wyndhamgrandalgarve residences.com) on the super-prime Quinta do Lago resort, on sale through Portugal Sotheby’s International Realty, qualifying for golden visas. So, too, do the fully-furnished properties from €575,000 in the latest phase of Ombria (ombria.com), a new resort in the Algarve

countryside. A third of Ombria’s 1,500 enquiries so far this year have been from UK buyers wanting to take advantage of Portugal’s golden visa programme, says sales director João Richard Costa.

Golden visas, international schools and quality of life in Europe’s coolest capital is fuelling a high number of enquiries for Lisbon this season, comments Jo Leverett, head of residential at Cluttons. Whether it’s designer citycentre penthouses or villas in coastal Cascais for countryclub leisure, “nowhere else in Europe has such a fantastic mix of easily accessible beaches and city life, which makes it ideal for the winter months,” says Leverett.

The appeal of safety and security is something that buyers take very seriously too. “It’s why Switzerland is waking up. There’s definitely a sense of safe haven involved,” says Mark Harvey, head of Knight Frank’s International department, who feels the mood among wealthy UK buyers is to stay closer to home, in Europe, rather than focus on Caribbean winter hotspots this year.

When it comes to Swiss ski properties, “British buyers take a legacy approach. They go where their parents went,” comments Tom Rendell, marketing director at Andermatt, the only new resort to be exempt from the

restrictive Lex Koller rules that limit where foreigners can invest. You can also buy into the luxury convenience of The Chedi Andermatt (thechediandermatt.com), where turn-key residences linked to the resort’s five-star hotel start at £1.92m through Savills.

In a period of great currency fluctuation that’s making most of the world look pretty pricey for British buyers, Switzerland is no exception. Jeremy Rollason, head of Savills Ski, comments with great understatement that real-term price increases of up to 30 per cent in Switzerland may make UK buyers “pause for breath”. But if they’re keen, they shouldn’t pause too long, as the gap left by stalling Brits is readily filled by other nationalities.

Rollason says 100 per cent of his buyers in the French ski resort of Meribel are from France and Austria, and fewer than 50 per cent of Savills’ buyers in Switzerland are UK-based.

Whether wealthy Britons really care about currency fluctuations, though, is open to debate. “This segment will have money in dollars and euros anyway. These people aren’t affected by currency movements,” Harvey explains. More crucial to them, he says, is liquidity. “If their liquidity dries up and they

Wellness amenities continue to rank highly in the wishlists of wealthy second-home buyers this winter.

Savills’ novel analysis of this market has resulted in a Yoga Index, in which Bali and Phuket are top of the wellness tree for their high-quality yoga retreats, backto-nature appeal and quality of life. Some surprising European locations stand out too, including Liguria in northern Italy, Galicia in northern Spain, and southern Spain’s Costa del Sol, where Savills is seeing buyers convert country estates into cycling centres and yoga retreats.

Some places hardly need to promote themselves as wellness destinations, though; they exude natural beauty that does the job automatically. Iceland, for instance, where you can spend New Year under the Northern Lights or soaking in geothermal waters (icelandprotravel.co.uk).

Or Antigua, where the west coast peninsula of Pearns Point (pearnspoint.com) combines exclusivity (plots alone

start at $1.3m through Savills Caribbean) and remoteness with the convenience of direct flights to the UK. Buyers can apply for Antiguan citizenship – that old ‘two passport’ bonus again. And sustainability – something that’s starting to be a priority for UHNW buyers – plays a big role, with the developers promising to respect local ecosystems.

Just how sustainable building a luxury resort can be comes with all sorts of question marks. As does the climate impact of flying privately. Convenience comes first – but balance matters, says de Mallet Morgan. “You might take a seaplane or helicopter to a private island, but that island is carbon netural, solar-powered and uses desalinised drinking water from the sea,” he comments.

Or you may charter a private plane, but from a carbonneutral airport, such as Farnborough, which is testing the use of sustainable fuel on its fleet.

First-world problems? Well, yes. But real ones too for the super-rich who are wondering just where they’ll be investing their millions this winter. L

eeping warm is forefront in our minds this autumn, and with energy bills rising, draughty period London homes in particular need all the help they can get. But fear not, as it turns out, there are plenty of ways to cosy up your living room ready for the colder months.

Firstly, colour is crucial, especially rich, warming hues that will make the space feel more intimate and comfortable, says Chris Pask, director at the architecture and interiors firm Charlton Brown (charltonbrown.com). “Deep tones like navy, terracotta or burgundy work particularly well in living rooms and can be used anywhere, from large feature walls to smaller items and accessories,” he explains.

That’s not to say neutrals can’t be cosy. “The seasonal transition doesn’t mean you need to acquire all things rust and gold, or do a huge overhaul,” says Candy Murray, interior style manager at Soho Home (sohohome.com). “We use a lot of muted tones in the Soho House clubs that can then take on different lives with fresh accessories and textures. Mustards and greens are key for us this autumn.”

Little House Balham is the UK’s latest Soho House outpost to open – it includes a comfy snug area which is perfect for autumn and winter. The room’s 1940s-style décor includes wood panelling, antique mirrors, sumptuous velvet upholstery and a gentle glow from picture lights that highlights work by south London artists.

At The Twenty Two, the hip new Mayfair private members’ club and hotel where Tom Cruise, Kate Moss and Jeff Bezos have all been spotted, the decadent maximalist vibe feels comforting, thanks to lots of rich velvets, fringing, vintage crystal chandeliers and bevelled mirrors.

Upholstery is the perfect way to create comfort and warmth, says Natalia Miyar, the architect and designer behind The Twenty Two (nataliamiyar.com). “Fabrics bring many benefits, including better acoustics and insulation for the winter as well as inherent beauty,” she says. “I also like to source colourful throws – not only do they add decorative interest and texture at the end of the sofa but they can also double up as blankets on a chilly evening, while a rug with a deep pile takes the chill off when you’re walking around.”

Ahern (abigailahern.com). “Introduce elements of friction, blending silks with stubby wools and bouclé with grainy woods as these elements contrast yet complement.

“Upping the texture creates a space that will make you want to hunker down and the best thing is, as long as you restrict the colour palette, you can’t overdose on it,” Ahern adds. Incorporating natural materials, such as wood, stone, wool and linen also creates a connection with nature, something that’s especially important when we spend so much time inside over the winter months.

You can also engineer the space for maximum snug effect. Create a cosy reading nook using a window seat or an alcove. “The most important elements are that the space is private, quiet and has good light, either natural or artificial,” says the interior designer Sarah Ward (wardandco.com). “A small corner is often best suited, while one of my favourite ways to achieve a nook is by placing stools on either side of a fi replace: a warm, comforting spot that invites you to curl up with a book.”

Opting for curved furniture softens a room, while zoning helps a large open-plan space feel more intimate, says the interior designer Emma Sims-Hilditch (simshilditch.com). “This can be done through the seating arrangement – a sofa can act as a partition, splitting a sitting and dining area up, while additional seating areas can be arranged by windows and close to the fi replace,” she explains. “This provides cosy spaces for family and guests to sit, while making the most of the room.”

In compact homes, too much seating could make the space feel cluttered, but that doesn’t mean you should compromise on scale. “Just because it’s a small room doesn’t mean it needs small furniture,” advises Camilla Clarke, creative director of interior design studio Albion Nord (albion-nord.com). “Embrace a small sitting room with a large sofa and it becomes so much more inviting.”

David Grievson, founder of design studio Coburn Property (coburnproperty.com), has made a vast orange sofa from Sofa.com the focal point of the sitting room in the Hampstead home he shares with his wife, the model Lara Stone. “Lara is Dutch, so we have a lot of shades of patriotic orange throughout the house,” Grievson says.

“Our sitting room is a cocoon: it’s where we settle in the evening and it’s at its best in the dark. When we’re watching a movie, we leave only the table lamps on.”

Indeed, keeping the lighting ambient is essential, says Charu Gandhi, founder of interior design and architecture studio Elicyon (elicyon.com). “I like to use table and floor lamps in my projects to create low-level, atmospheric lighting,” she explains. “This effect can also be achieved with candles, as there’s nothing quite like fl ickering candlelight to create a cosy space.” L

From industrial regenerations to elegant Georgian revivals, the city’s latest property launches put on a spectacular show, writes Anne Cuthbertson

s surely as the leaves turn in autumn, comes the arrival of the season’s new homes’ launches in London. And this year certainly promises a bumper crop.

One of the most talked about developments is The Powerhouse at Chelsea Waterfront. Lots Road Power station was once the driving force behind modern London, keeping the capital on the move and supplied with electricity during the worst of the Second World War's Blitz. Following the fanfare regeneration of its vast industrial neighbour at Battersea, this scheme will offer ten buildings, including two towers on either side of Chelsea Creek. Oneto four-bedroom loft-style apartments will have Thames views stretching out to Canary Wharf and are available through Savills, from £1.695m to £3.329m. Five-star concierge, a residents’ club and wellness centre with pool and spa are part of this glamorous package.

A world-leading spa hotel on tap is the key selling point at The Whiteley in Bayswater.

Housing the UK’s first Six Senses hotel, with its spa, 20m pool and multi-use sport centre, the hotel is now offering 14 one and twobedroom apartments. Owners can enjoy the flexibility of being able to add their flats to the hotel’s inventory for up to 90 days a year.

The whole scheme comprises 139 residences (through Savills, £3.025m-£8.95m).

Just down the road in neighbouring Holland Park, a former art deco cinema has become movie-set worthy real estate. Close to High Street Kensington and opposite the

54-acre park's entrance, the former Odeon, which hosted world film premieres until 2015, Holland Park Gate offers 71 apartments of one-to-four bedrooms developed by Lodha, all centred around a courtyard designed by Chelsea Flower Show gold medallist Andy Sturgeon. Buyers are offered all the hallmarks of a high-end London development: concierge, spa, restaurant, flexible working space and even a cinema. Prices range from £2.15m to £15.95, through Knight Frank and Savills.

Similarly, The Lucan takes inspiration from its fashionable location. The boutique development of 31 lateral flats in the heart of Chelsea is architecturally sympathetic to the area’s Victorian mansions, with dashes of green art deco tiling and cool aluminium.

Its concierge service is called The Luminary, offering everything from housekeeping and shopping to sourcing “the best epicurean experiences London has to offer”. A twobedroom flat is on at £3.15m and a threebedroom at £8.25m (Savills).

Finally, a touch of Belgravia grandeur. 8 Eaton Lane is the redevelopment of a mansion built in the 1860s in French renaissance style.

Completing in 2024, it will offer 42 homes overlooking Grosvenor Gardens, with valet underground parking, 24-hour security and concierge, residents’ lounges, pool and spa.

Two-bedroom apartments will start from £1.575m, through Knight Frank.

So are investors hunting these property prizes in spite of strong economic headwinds?

Rupert des Forges, head of prime central London developments at Knight Frank has reasons to be confident. “The prevailing global challenges see London real estate remaining a safe haven for investors, we don’t see this changing in the medium term.” Ed Lewis, head of London residential development at Savills, agrees: “History tells us that global uncertainty brings international buyers to London in search of a secure foothold.”

Both agents cite the slow-down in the delivery of new homes, meaning demand will continue to outstrip supply in the near term. “The pipeline of schemes is drying up, as developers find it difficult to pin down contractors on construction costs.

These continue to mount because of supply chain and labour shortage issues,” says Lewis.

However, only the best homes are securing buyers in the current climate. “Some are scrutinising service charges more than before, and all have become much more exacting in their requirements,” says Lewis. “In today’s market a home must be best in class.” L

American buyers are taking advantage of a weak pound to pounce on London trophy homes, discovers Zoe Dare Hall

W

hether it’s recalibrating the budget for this winter’s ski holiday, or switching the thermostat down a notch, saving money is a high priority for most at the moment. But few are doing it at quite the level of one American buyer in London who, by virtue of purchasing a particular property now, rather than when it was first marketed six years ago, has just saved himself $59m.

Ollie Marshall, director of Prime Purchase buying agency, explains: “The house, which was completed as a new development in 2016, had an original guide price of £55m, which translated to US$96m at the time. Since then, prime markets have been in decline and the same house, presented in the same condition, can now be acquired for £35m, which now equates to $37m – a 60 per cent decrease in six years,” says Marshall. “Within 24 hours, we were viewing the house with the client who had flown 5,000 miles overnight to see it.”

With the dollar powering ahead at unheardof highs against sterling, many agents talk of how US-based and other dollar-denominated buyers are property-shopping in prime London simply because “the opportunity is too good to miss”.

Holland Park is rich pickings for these exchange-rate winners, and at 80 Holland Park, three of the four remaining apartments have gone under offer in the past week, with only the £14.5m penthouse left.

Rupert des Forges, Knight Frank’s head of prime central London developments, says that interest from the other side of the pond has been high due to the development’s “New York hotel-style amenities”. The currency

play, he says, “has created a further incentive for dollar-based buyers who are taking the opportunity to secure a premium quality, serviced home of which there is limited stock”.

Marsh and Parsons’ Holland Park branch has also been fielding plenty of American requests for everything from £500,000 pieds a terre to £4m+ family houses, according to sales manager James Dean. And since the pound and dollar started dancing together at near parity, Knightsbridge is also seeing a “spike in interest” among Middle Easterners whose currencies are tied to the dollar, reports Harrods Estates’ managing director, Shaun Drummond. “The savings to be had are huge and our clients will not want to miss out.”

Some have made money purely while waiting for the conveyancing process to run its course. Guy Bradshaw, managing director at UK Sotheby’s Realty, mentions an American who has saved $93,000 on a £850,000 property in the seven weeks between his August offer and September exchange.

“When you look at what £1m looks like in dollar terms now, and multiply this heading into the super-prime markets, you can see why people are looking at London, as it gives them security of exit strategy.”

In the £5m+ market, “where exchange-rate savings really start to count,” according to Richard Gutteridge, joint head of Savills’ PCL agency business, families are deciding that it’s time to “put down roots in London”. He adds that at least a third of Savills’ current central London buyers are Americans.

Nick Clegg, armed with his Meta fortune, isn’t the only high dollar-earning Brit who has decided now is the time to return to London, either. “One ex-Notting Hill local who relocated to New York 15 years ago says the timing couldn’t be better for him, as his children start Notting Hill Prep next year,” comments Arthur Lintell, partner in Knight Frank’s Notting Hill office. In W11’s highly competitive super-prime family house market, Lintell points out, the tables have turned.

here since the pandemic. Now these [dollar] buyers are keen to have the competitive edge.”

So does the domestic market risk getting left behind? Savills’ agents say the biggest concern among London buyers is no longer lack of stock, but interest rates. Prices remain flat and buyers’ budgets have decreased since summer. For those needing mortgages, there’s a sense of urgency before the favourable deals run out. Liza-Jane Kelly, director at Savills London residential sales, mentions buyers with just a few weeks to secure a house before their mortgage offer expires, and they’re typically upsizing families who already live locally in outer prime areas such as Fulham, Chiswick and Islington.

After a period of reassessing our priorities during lockdowns, we’re having to do it again, adds Graham Lawes, area sales director at JLL. “Now with the cost of living crisis, rising interest rates and energy costs, people have to consider what impact moving will have on their disposable income and lifestyle in this now uncertain economy,” he comments. he catalogue of London’s theme tunes includes such hits as Adele’s Hometown Glory, Gerry Rafferty’s Baker Street, Down in the Tube Station at Midnight by The Jam, The Kinks’ Waterloo Sunset and Warren Zevon’s Werewolves of London.

But my own list of tunes that make me think of London would also include a song composed in Hollywood and popularised by Dean Martin: Memories Are Made of This. For me, the lyric ‘you can’t beat the memories you gave me’ sums up the spots in my home city that evoke a host of remembrances.

Some of my lasting memories of 2022 have been formed in the West End, watching people shopping, going to theatres and eating out, determined to put the lockdowns behind them. The pandemic has obliged bars, coffee shops and restaurants to spill out onto pavements, creating a funked-up streetscape.

Some days, walking past the cafes of Great Titchfield Street in Fitzrovia felt like being part of some continuous street party, albeit with superior catering.

Also certain to stay in my mind will be the parched grass of our parks in July and August, turned yellow by the heatwave. The sultry temperatures gave our city a New York midsummer vibe, but were also the moment when climate change turned from a seemingly distant threat into reality.

The site of the year’s most poignant memories will be St James’s Park, into which thousands crowded in June, carrying flags and picnics to enjoy the Platinum Jubilee celebrations. In late September, we filed quietly through the park to view the flowers banked up around Buckingham Palace following the death of Queen Elizabeth II.

Opinion will be divided about the idea of a new park, especially given the impact on traffic on this key route to Victoria. Also controversial is the notion that the gardens could be phone-free, although a place of refuge from the torrent of news that has characterised 2022 would probably have a certain appeal for many people.

Our attention has been focused on the war in Ukraine, but the resulting energy crisis and its impact on the economy will be hard to forget. In late September, the brief hope that a new government would bring calm was quickly dispelled by a mini-budget whose tax-cutting measures alarmed the markets, causing sterling and stocks to slump.

I remember taking part in radio interviews, one from the corner of a Fitzrovia coffee shop, on the complex reasons for the sharp increase in mortgage rates, resulting from the sell-off in government gilt-edged stocks. The close link between the gilt yields (which go up when the prices of the stocks go down) and the cost of fixed-rate mortgages may be esoteric. But it became more than a niche issue when the typical five-year fixed loan deal rate went above 6 per cent in early October, against 2.7 per cent in the summer of 2021.

The effect of more expensive borrowing will cause London prices to stagnate or slide.

But, in the smarter postcodes, there may not be a dearth of buyers because property in our capital has become a bargain for Americans.

This is an appealing opportunity for dollar buyers. Living in Mayfair and other historic locations, where families have built up memories over centuries will, I suspect, prove to be a truly unbeatable attraction. L

History

IN 1898 SIR CUTHBERT QUILTER ACQUIRED SOME STABLES IN SOUTH STREET In the following year he was thinking of building a house there for his son, with Detmar Blow as his architect. This was Detmar Blow’s first substantial job on the Grosvenor estate, and although the front is clearly his work, some of the internal detailing was by his assistant and future partner, Fernand Billerey.

The pretty brick-and-stone front is in the English vernacular style of the late seventeenth century with quoins, dormer windows, and a modillion eaves-cornice, but its two best features are a pedimented stone doorcase of refined Arts and Crafts sensitivity and the sophisticated, Frenchinspired, iron-work of the area railings.

The interior is remarkable for its wide wooden staircase in the late seventeenth-century manner.

On the second-floor there is an imported marble fireplace in the Adam style of the 1780’s.

Soon after its completion the house was let to Lord Dunglass, and his eldest son, the future Prime Minister, Sir Alec Douglas-Home, was born there on 2nd July 1903.

Sir Cuthbert Quilter may later have lived here for some years. His widow was the occupant from 1911 to 1920, and his son, Sir William Quilter, from 1929 for many years.
