once more, is at the heart of history. Its streets have borne the grief of millions, its parks turned to seas of floral tributes

as we mourned the loss of our beloved Queen, Elizabeth II. Within ancient walls resonated the Proclamation of the new King, His Majesty Charles III. His Coronation will be a day of pageantry to celebrate next year, a new Carolean era. But, for now, we must come to terms with life without the Queen: her steady, reassuring presence, outstanding sense of duty and 70 years of service. We will think of her as we pass red postboxes initialled ER, as we climb the steps of St Paul’s, walk in the Royal Parks and travel the Elizabeth Line. And we will say thank you. She may have gone, but her legacy lives on forever on the streets of London.

The iconic handbag designer talks to Tallulah Rushaya about being inspired by life in the capital and her latest concept store

David Mellor. I love the madness of the Chelsea Arts Club, and my kids seem to have grown up in the Olivio family of restaurants on Elizabeth Street.

I feel very lucky to be able to call this part of town my home. I especially love the back streets and mews, and the little pubs you find there. Our favourites are The Nags Head, The Antelope and The Fox and Hounds, and Pavilion Road for coffee.

collection – beautiful leather rulers, folios, bookmarks... my idea of complete heaven in our latest concept store, open from the beginning of September until the end of October. There are artful little pieces that work, but that also serve to animate your home desk, as well as make you smile.

I grew up in rural Essex, so a far cry from city life. But it was a happy, free childhood in a beautiful part of the country, yet still close enough to London to be in the thick of things.

My first memories of London included the Harrods toy department. I remember a little shop on Beauchamp Place that sold Julip ponies, the uniform streets, the shoe shops, museums and the endless possibilities.

I live in Westminster, quite near the river. I love where I live because it’s not trendy, but it has a real sense of community, and I can walk virtually anywhere.

I love the farmers’ market in my local square on a Saturday and the fact that it’s bang in the middle of London, so you can go anywhere easily. I also love morning walks along the river to Battersea Park, Peter Jones – the ‘Mothership’, for everything for your kitchen, the Conran Shop,

I find inspiration everywhere; it is one of the joys of living in London. The people, visiting galleries, shows, different parts of the city. Something painted on a wall or how people dress. The tourists, the architecture both new and old. I like trying to recreate a sense of a village in Pont Street as well as giving visitors a taste of something special and really British.

I’m completely stationery- and organisation-obsessed. Sad I know, but true. Not much makes me as happy as a new journal and a freshly-stocked pencil case.

After the summer holidays always feels like the start of a new year to me, so it felt like the right time to open AH Stationery. We’ll be stocking our new season multi-pocket satchels, as well as our new stationery

There’s always so much going on. We’ve just launched the newest colour in our Return To Nature collection, a fully compostable leather that will benefit soil health if you choose to compost it at the end of its life: a bag that could never end up in landfill. Thisautumn is the perfect time for injecting drama into your home. Outdoors, the changing colours are vivid, the lengthening nights create suspense and we’re looking ahead to the first time in years when we can celebrate the festive period with no pandemic restrictions.

To maintain our interest, our living spaces need a sense of theatricality, which, according to the designer Paolo Moschino ( paolomoschino.com), can be engineered by mixing old and new, plain and textured fabrics. “I’ve never seen a leopard pattern I don’t like,” explains Moschino, who has a showroom at Design Centre Chelsea Harbour (dcch.co.uk). “Humour is a strong part of creating a room with drama and, of course, you need personal things and massive amounts of books. Rooms should look lived in, not be display windows.”

GIVE A GRAND WELCOME

Entrance halls are the obvious places to engineer a dramatic “wow” moment with impactful colours and unique pieces of furniture, according to Olga Fox, associate at the architecture and interior design firm Studio Indigo (studioindigo.co.uk). Don’t ignore transition spaces, such as landings and hallways, either. “We use oversize mirrors that emphasize ceiling heights, bring light in and widen these spaces,” Fox explains.

In the luxurious penthouse at Buxmead, The Bishops Avenue, SHH Architects and Interior Design (shh.co.uk) designed an intricate leaf sculpture for the hallway which interacts with light from the oval skylight. Bethany Prince, senior interior designer, says: “The leaves cast shadows across the floor as the sun moves through the sky during the day, creating a sense of unexpected opulence.”

Sarah Ellison, founder of interior design studio, Frank & Faber ( frankandfaber. co.uk), would seem to agree: in the living room of a project in Hackney, she painted the walls, ceilings and skirting boards in Kigali, a blackened denim from Paint & Paper Library ( paintandpaperlibrary.com), to allow oversized chandeliers do the talking.

GET CREATIVE WITH COLOUR

Walls are the largest expanse in the home, so transforming them can have the greatest e ect. Emma Deterding, founder and creative director of Kelling Designs and KDLoves (kellingdesigns.com), says: “Choose a shade that complements your existing furniture and accessories for a cohesive look, or use clashing colours to release your inner maximalist.” Two-tone can also have striking results; try it on furniture fi rst if you’re shy.

Painted ceilings or tiles on walls and floors can create bursts of colour, and you can even have bright accents in the bathroom sanitaryware. VitrA (vitra.com) has a colourful range including earthy green and orange washbasins and glossy black and copper brassware.

Wallpaper allows you to go wild with pattern and colour, especially in small spaces such as the downstairs cloakroom. “Small spaces contain the element of surprise – a key component of any drama,” says Ed O’Donnell, creative director and co-founder of the interior design studio Angel O’Donnell (angelodonnell.com). He designed a guest WC in one of the OWO Residences (theowo. london) using a mesmerising marbleised design.

Period DRAMA

From Georgian to Regency, Victorian to modern, London has homes to suit every taste and requirement. “Openplan living is undoubtedly the most popular interiors solution we see,” says Marc Goldberg, head of sales at Marsh & Parsons. “Yet, wherever you live, it’s all about maximising the space.”

Georgian homes are characterised by their symmetry, large proportions and high ceilings, all of which create period drama in themselves – in the Netflix show Bridgerton, the interiors gain almost as many column inches as the action. If you’re renovating a Georgian property, accentuate original features such as ornate cornicing, ceiling roses and skirting boards. “This will revitalise the original grandeur of the architecture, while floor-to-ceiling curtains will further enhance the drama,” says Georgina Cave, founder of Cave Interiors (caveinteriors.com).

Regency apartments often have large entertaining rooms. “To help retain the feeling of airiness and light, warm and pale neutrals are best, complemented by mirrors and high ceiling lights to help draw the eye upwards,” says Charlotte Hodges-Peck, senior consultant at Savills Interior Services.

While Victorian terraces are more streamlined in style, Hodges-Peck says you can create refined period detail and opulence by putting in panelling, dado rails and stair runners with brushed gold stair rods. “Victorian homes are also synonymous with tiled hallways,” she explains.

And, when it comes to newer buildings, you can let your imagination run wild – as Knight Frank Interiors did at the Chelsea Waterfront scheme (chelseawaterfront.com), which features polished plaster, adding a modern warmth and depth to the space and luxurious églomisé mirror panels.

Striking contrasts create a sense of theatre, says Sue Jones, co-founder of OKA (oka.com). “Contrast dark tones with pops of jewel colours and, for a really daring look, mix up your patterns – an animal print with a traditional floral will surprise and delight.”

Mixing metals in the bathroom guarantees impact, according to Katie Agombar, designer at West One Bathrooms (westonebathrooms.com), while introducing antique furniture among modern pieces adds instant character. “More people are incorporating antiques into modern interiors, perhaps with one or two exceptional pieces,” says Charles Wallrock, founder of Wick Antiques (wickantiques.co.uk), exhibiting at the Chelsea Antiques & Fine Art Fair next month (chelseaantiquesfair.co.uk).

HOME IS WHERE THE ART IS

Art adds drama and a focal point to a room, as well as telling a unique story about the owner. Interior designer Tino Zervudachi often marries priceless works of art with pieces of unequal value, as seen to great e ect in the new book Tino Zervudachi: Interiors Around the World “ Surprising e ects can be reached when juxtaposing very di erent things,” explains Zervudachi (mhzlondon. com). “Yet, with art, it’s not just a question of proportion or colour – there’s a personal history involved in the creation of the collection which needs to be nurtured.”

The same is true for personal treasures. Sarah Ward, co-founder of interior design studio Ward & Co (wardandco.com), has filled her Su olkfarmhouse, with an array of one-o items amassed from a lifetime of travels, including a striking red Chinese cupboard and lacquered artwork. “These reference mychildhood, much of which was spent in Hong Kong,” Ward says. “Finding a new lease of life for antiques is one of my passions.”

And art creates talking points. A two-bedroom apartment in Chelsea Creek (chelseacreek.co.uk) designed by Untold Interiors (untoldinteriors.com) includes a non-fungible token (NFT) art piece, something that would set guests’ tongues wagging over dinner. Explore the floor finishes that will keep the cold out and style in this autumn with Tallulah Rushaya

When designing a room, it can be easy to dismiss the visual importance of flooring. Beyond function, flooring can set the tone for the rest of any room. There are an abundance of looks available – whether you opt for rugs, wood or tiles – that can tie any interior scheme together. These flooring options combine colour, pattern and style while keeping your soles warm.

RUG RENAISSANCE

The centrepiece of a room, rugs have long been associated with comfort and warmth. Whether plain or patterned, rugs can either neutralise busy décor, or be the missing piece to lift surrounding furniture. As the nights draw in and heating bills rise, they’ll be more welcome than ever. “Rugs are an unsung saviour in the winter months! They create a barrier between the cold, wooden floor and your feet and create a softer area for you to walk around,” says Orla Kiely, interior designer, and founder of Orla Kiely (orlakiely.

com). “Rugs add another layer of insulation to your room, trapping cold air underneath it and stopping the chill rising.”

For centuries, intricately woven rugs have told stories about artistry and heritage. “Lovingly woven by hand, Persian rugs, and all handmade carpets for that matter, are a testament to the talent and creativity of the

artisans who craft them,” remarks Camilla Stannard, founder of Lilla Rugs (lillarugs. com). “This art form is passed down from generation to generation. And just as every individual who weaves these rugs is a di erent person, each Persian rug is a one-of-a-kind.”

GAINING GROUND

Assessing space and dimensions, are just as important as the design itself. The rug shouldn’t overwhelm or underwhelm a room. Harriet Crawley, senior designer at Knot Rugs (knotsrugs.co.uk), shares her tips for finding the perfect rug material. “Materials are also a consideration, in high-tra c areas like hallways, 100 per cent wool or a woolsilk mix is the most resilient as wool is the most durable natural fibre and it’s the easiest to maintain,” she explains. “Silk brings an element of luxury, shine and softness, creating a play with light. Natural fibres are always the preferred option when looking for a rug, as this ensures the rug can be cleaned professionally, whatever the spillage.”

cabinetry, which is also reflected in rugs. “Curved shapes have become an increasingly popular interiors trend, as they bring a gentle softness and inviting feel to a space. A rug is a brilliant way to introduce sinuous shapes into a room, for example, with the largescale curves of our new zebra designs,” adds Natasha Laing, country manager for Tai Ping Carpets UK (taipingcarpets.com). “The softly geometric arches and circles are created through the subtle yarn textures and di erent pile heights and feel modern yet timeless.”

WARMING WOODS

The beautifully natural aesthetic of wooden flooring, particularly wooden knots is incomparable. Choosing suitable flooring –from solid wood and LVT (luxury vinyl) to engineered wooden planks – requires careful consideration. Di erent types of wood have varied lifespans or aren’t compatible with underfloor heating. “Real wood flooring is a popular way of adding warmth and character to a room, and is a classic choice that works in any style of property. Helping to bring nature indoors in a very practical way, we’re seeing engineered wood floors being increasingly chosen for kitchens and living spaces,” notes Peter Keane, director of The Natural Wood Floor Company (naturalwoodfloor.co.uk). “Not all wood flooring is suitable for every room in the home. Solid flooring, for example, has historically been the primary choice for

interiors, but it’s not suitable for environments with high humidity levels and can’t be used with underfloor heating. Engineered boards, on the other hand, can be fitted in most rooms in the house, including humid areas such as the kitchen and bathroom.”

Wooden flooring is a timeless style, that has remained versatile and adaptable. Trends that are being explored include a move to lighter tones. “In wooden flooring, we’re seeing that the timeless herringbone pattern is here to stay for a while longer. This style originates from the 1600s and is ageless. Plank is also popular, which suits the Scandinavian and Japandi styles well, making rooms feel longer and wider,” comments Katie Hughton, head of marketing at Ted Todd (tedtodd.co.uk).

“We’re seeing a huge push for white and lightcoloured wood flooring now and it’s a trend that’s set to stay. Lighter flooring allows the light to bounce around a room. White, grey, and light flooring pairs well with a range cabinetry colours, especially with the darkertoned kitchen trend.”

TANTALISING TILES

Think beyond stark white tiles, and consider colourful alternatives. “Warmer, earthy tones warm reds, soft terracottas, mellow yellows and rich aubergines bring warmth and character to interiors, “observes Louisa Morgan, marketing director at Mandarin Stone (mandarinstone.com). “Connecting indoor and outdoor spaces is key too. Porcelain tiles that replicate natural stone, allow a seamless floor. ”

The art deco style is one that has bcome more prevalent in interiors as we continue into the modern ‘roaring 20s.’ Monochrome is adaptable to any room, and is defined by strong lines, and streamlined forms. “Our TE018 tiles were used for the floor, walls and countertops in a master bathroom designed by Holland and Harvey. A monochrome colour palette and references to the art deco era,” shares Ollie Head, assistant business developer at Diespeker & Co (diespeker.co.uk). “Terrazzo flooring adds elegance, durablity, and is a timeless tile design, making it a popular choice in bathrooms.” L

Throughdesign and scale, lighting can transform any interior space. The right lighting can make the ultimate impression within the home. With statement lighting paving the way for of-the-moment maximalist, bold luminaries, 2022 has marked a move away from harsh single bulbs and plain lampshades. The architectural chandelier has evolved from the crystal teardrop pendant showstopper of yesteryear, mixing shapes and various glass hues, creating a 3D statement and evoking drama. The sculptural take on the chandelier, depending on how it’s designed, can illuminate the room when the lights are switched both on and o . “I’m obsessed by the way light can change a room. When I design lighting, my approach is always more artistic and sculptural, but the way the light will impact the room is always the number=one consideration,” explains Mimi Shodeinde, founder of Miminat Designs (miminat.com). “Pendant or sensory lighting

with a touch of colour will immediately create a sense of intimacy and warmth. I love to incorporate a large-scale pendant light above a dining table, it gives guests a focal point.”

Bespoke lighting can ensure that you’re a part of the creative process from start to finish. Knowing there are endless options, may make the process appear daunting, but leading designers are on hand to help. “In social spaces within the home, position your statement piece centrally – above a kitchen island or dining table, for example. Not only is this a functional approach to illuminate and distinguish the space, but it also attracts the attention of you and your guests,” shares Ian Cameron, creative director of Cameron Design House (camerondesignhouse.com). “It’s perfect for creating an intimate atmosphere, leaving a lasting impression. Always opt for a bespoke piece that fills the space to achieve the correct balance and amount of light needed.”

lighting fixture to choose. Layered lighting can achieve an atmospheric e ect, turning your home into a sanctuary. Playing with accent lamps, recessed lighting, or globe lights, can create a variety of moods. “Always consider including di erent layers of light in your design project. Choose fixtures and portables that coordinate with architectural elements in the room and ensure you provide enough task light and moody ambient light through statement portables and wall lights,” advises Deborah Lucas, marketing director at Elstead Lighting (elsteadlighting.com). “Saving some of your budget for a dramatic chandelier or pendant centrepiece will provide the cherry that will bring your room to life.”

that last a lifetime. “Statement lighting designs will pack instant punch and transform any space. Drawing the eye and creating unforgettable impact, statement style doesn’t always have to mean a large-scale addition to your home,’ says Ra eld (tomra eld. com). “Consider sculptural table, wall, floor and flush-fitting designs crafted from sustainable materials that produce striking shadows.” 2022 has seen a renewed interest in craftmanship. With sustainable living now being a priority, this has translated into a

wider appreciation for handmade interiors.

Brightening up is not only limited to the light fixture itself. This year has also seen the rising trend of bright colours, pretty much everywhere. Embrace mixing uplifting shades and patterns. “One client loved the midcentury style, so we decided on a Saarinen Tulip table as well as Niels Otto Møller dining chairs. So, it only felt fitting that we should finish it o with a classic Louis Poulson pendant but in a contemporary colour way,” explains Pandora Taylor, interior designer ), “The best thing about the vintage trio is that they sit in front of this traditional William Morris wallpaper, but it’s the vibrant colours of everything that makes the scene so contemporary.”

The influence of art deco – characterised by sophisticated silhouettes, embellished with touches of gold or bronze – is one that has, aptly, had a resurgence in the 2020s.

“We always consider statement lighting to elevate our schemes so be experimental with brass, rattan or lacquer pendants,” says Lucy Barlow, creative director of Barlow and Barlow (barlowandbarlow.com). “My favourite lights, which we’ve used in our latest project, Kin House, are barley twist wall lights we designed and had made by my brother, Maxwell Barlow Lighting (maxwellbarlow.com). We wanted to ensure the overall lighting scheme was varied, crossing a lot of di erent styles to instantly uplift the space, which was great fun!” L

been all over Instagram feeds, carefully curated for shop displays, and aren’t going anywhere any time soon. It’s safe to say that the art of tablescaping is here to stay. After having spent extensive time at home in lockdown, we learned to appreciate the beauty of having tableware and linens that match and honour the host’s culinary e orts.

Dressing tables is a practice that has stretched over centuries, signifying the importance of community. “Some of life’s most memorable moments take place around

the dining table,” says Sarah Larsen, sales and marketing director of the POSH Trading Company ( poshtradingcompany.com), which o ers handcrafted placemats and coasters in a range of colours and finishes. This season Larsen recommends bringing warmth and cosiness via earthy tones of burnt orange and fiery reds, to reflect the rich hues of the autumn transition.

director, and global buyer at Petersham Nurseries ( petershamnurseries.com) also takes inspiration from the season: “I always look to nature for colour inspiration and autumn, rich in warm hues of orange and reds are my favourite. If you use these colours, you’re o to a good start – it might be in the linens you use, the dahlias or berried foliage, or the tableware you are using.”

Being bold with colour and pattern has been a hallmark of 2022. “Hand-painted plates will continue to be a big trend into autumn. While summer saw vibrant yellows, Provençal blues and hot pinks, autumn will be more muted, with tones of

burgundy and burnt orange,” says Louisa Preskett, co-founder of Maison Margaux (maisonmargauxltd.com). “Checked and gingham linens will again be a trend across autumn, as will frill-edged tablecloths. There’s also a move towards a more subdued, rustic tablescape. Bold summer patterns and colours are replaced with subtle, elegant hues. Coloured glasses and mismatched objects on the table will reappear. Moving towards winter, we’ll see sumptuous rich jewel tones and contemporary takes on tartan. Bamboo and olive wood cutlery will be autumn staples, while moving into winter and Christmas, gold and green cutlery will come into play.”

It’s certainly a chance to show your individuality and style, as it would seem there’s no right or wrong way to lay a table. “Sharland England is all about taking pieces from any collection and layering them together,” points out founder Louise Roe (sharland-england.com). “I designed the colours of my ceramics and linens –terracotta, rich greens, cognac, dusky pinks – so that they would all mix well together. Throw in a little vintage crockery here and there, candles and wildflowers, and you have a beautiful setting.”

year, Natascha Dartnell, founder of ND Studios (nd-studios.co.uk) notes points to consider. “Texture is so important when it comes to creating a dynamic table. I like to use natural textures, such as woven jute placemats, linen napkins, and hand-blown tumblers,” she says. “To continue the ode to nature, a large vase of branches or foliage creates height and drama. Inject some personality, whether it’s with hand-picked flowers or hand-written place cards to ensure your guests feel special.”

It can also be a chance to reinvent tableware that has been hidden in the cupboard for years. “I’m constantly changing

my table around. It’s important to keep ‘shopping your cupboard’ when it comes to laying the table. Use things in di erent contexts and combinations to give them a new life. It’s rather like with your wardrobe, even putting an object on the table instead of flowers sometimes can work,” advises designer, Nina Campbell (ninacampbell.com). “A china ornament that might look very old fashioned on a mantelpiece can suddenly look great when it’s placed on the table. I love mixing colourful glassware, antique tablecloths, and di erent pieces of fine bone china together.”

Founded in 2016, Bonadea in Belgravia has made a name for itself in tablescaping.

“Bonadea has been instrumental in driving forward this growing love for and awareness of a well-designed table and how it can make an occasion, no matter the size, and this is something I'm proud of,” explains Gemma Martinez de Ana, founder and creative director (bonadea.com). “I think this comes from my Spanish roots, where we believe in the art of making an occasion out of a meal. My passion and creativity in table design is in always changing it up. I like to layer from the table linen and napkins up, mixing my best items with more day-to-day pieces. Accessorise with seasonal foliage and blooms and trinkets such as pinch pots and mustard jars.” L

Frieze assets

Aflock of migratory gallerists, dealers, buyers, auctioneers, influencers and Twitterati is heading to London once again for October 2022’s Frieze fest.

In advance of their arrival, a group of monumental sculptures have been installed next to the venue in Regent’s Park and will be open to the public from mid-September.

Frieze Sculpture, the free herald of the (very expensive) art fair has become a favourite fringe event. Works by 19 artists have been selected, and the collection is curated once again by Yorkshire Sculpture Park’s formidable director, Clare Lilley.

The annual Spotlight section of Frieze Masters falls on women’s art this year, now emerging from the shadows left, right and centre. Exhibitions), Spotlight is dedicated to 26 women artists born in the first half of the 20th century. Look for works by Nike Davies-Okundaye, Leonor Fini, Wook-kyung Choi and Sonia Balassanian among lesser-known names.

Male or female, Black, Asian and minority ethnic artists have been in favour for several years. What’s new is the spike in interest in younger artists. There’s no shortage of these supposedly ‘bankable’ works on o er at Frieze.

The market for ‘wet paint’ younger artists has been growing particularly rapidly over the last two years. Recent auction results saw Bath Time by 25-year-old Anna Weyant sell for an eye-watering £226,800 against its £80,000 estimate this June. Admittedly, Weyant has signed with, and is currently dating, 71-yearold Larry Gagosian, one of the world’s top four gallerists. Look for Gagosian's unmissable stand as you enter Frieze.

The percentage of art bought purely for investment is growing rapidly. With rising inflation – expected by some to hit 20 per cent by next year – the attraction of a tangible asset such as art in a mixed portfolio is more powerful.

No doubt this has helped the market rebound from Covid-19 and now appears to be shrugging o the war in Ukraine and falling stock markets. But it’s only at the top end –sustained by the ultra rich and limited to names like Hirst, Picasso, Basquiat,

Matisse, Hockney etc – that there’s any real certainty. The mood could be changing according to the latest ArtTactic survey.

The temptation, of course, is to look for investment opportunities at fairs such as Frieze, and, if you can a ord it, snap up a Lisa Brice or a Leonor Fini. Sadly, the reality is that some galleries have already done their important deals, so it’s not that easy to buy the hottest artists at a fair.

“Many galleries want to sell their best pieces to established collectors or even that Holy Grail, a private museum,” art market expert and author Georgina Adam says. “Generally, they’ve told their clients about any investmentgrade art they’re showing and just clinch the deal at a fair.”

The good news is that the average price of works at Frieze London isn’t in the investment grade millions, but tens of thousands – £50,000 was the figure given to me o the record just before the pandemic.

The bad news is that for this price you’re looking – in terms of

contemporary and ‘wet paint’ artists – at an emerging name and may never find a resale market for your investment.

The solution, according to market commentators, is to buy for love. In typical New Yorker speak, industry insider Josh Baer says in the Baer Faxt newsletter: ‘Just relax and buy... it’s no worse than spending $10k on a holiday.’

At Frieze everything from ancient to ultracontemporary masterpieces are on o er, so here again, people wonder what’s the safest place for small investors.

Echoing Baer, Charis Tyndall, director of the Charles Ede Gallery advises that the real value comes from the pleasure you derive from your purchase.

“Ancient art has stood the test of time, demand is increasing but the supply is decreasing. Naturally, this makes it a sensible investment,” says Tyndall.

That said, she adds that there’s a greater chance of being able to ‘flip’ contemporary art and make a quick profit, but the market is also much more volatile.

After a summer of drought and intense heatwaves across Europe, it’s good to see the art world (last estimate by UBS to be worth $65bn) engaging with climate change.

no doubt that we have moved a long way from Gradgrind’s “Facts, facts, facts!” in the British education system.

While few would argue that education’s primary purpose is to help pupils acquire the knowledge to pass the exams and reach the next stage, most teachers and parents would acknowledge that there’s far more to an excellent education than that.

MUSIC IS A MUST-HAVE

As she unveils her school’s new music facilities, Benenden headmistress Samantha Price discusses the subject’s importance in schools.

Music truly has the power to bring people together. Whether this is through learning an instrument, enjoying a wonderful live performance or simply having an animated conversation about a preferred genre or artist, music is an integral element in a successful educational environment. Its power to unite should not be underestimated.

Within a school, music creates a community of its own. It’s something that everyone can enjoy, and a shared love of music enables pupils to connect with each other, often sparking a friendship in the process.

However, all too often music can be disregarded as simply “another co-curricular activity” or, even worse, an expensive luxury. Sadly, this was demonstrated last year by the government halving higher education funding for some arts subjects. In this period of financial challenge, there’s widespread concern that music departments in the state sector may bear the brunt of cutbacks. As an independent school, it’s our intention to share our new facilities with The John Wallis Church of England Academy, which we sponsor, and other partner schools, so that the buildings will be a music hub for young people in our area.

Critics of investment in music often cite the relatively small number of students who choose the subject at GCSE or A-level. Surely this is missing the point. For the vast majority, music is about so much more than a qualification

– it’s about a love of learning, artistic expression and sometimes even escaping from the pressure of academic study, when music acts as a muchneeded release to support wellbeing. Nevertheless, there’s a proven link between musical prowess and academic achievement. A study published in the Journal of Educational Psychology in 2019 found that secondary-school students who take music courses performed significantly better in maths, science and English exams than non-musical peers – suggesting that skills learned in instrumental music transfer to the students’ learning.

Music can be transformational for an individual. I’ll never forget one student who began her time at Benenden as a relatively shy girl, but with a passion for playing the oboe. She’s now a confident sixth former who has developed a stunning operatic voice and regularly performs in public, most recently in front of an audience with HRH the Princess Royal.

Investing in music represents an investment in our children – and in their future – and without it, we will culturally su er. This is why we’ve constructed a new music school and school hall at Benenden. What encourages independent learning? Matthew Godfrey, deputy head of Downe House School, finds out

learning is often seen as the holy grail of education. For a teacher, it is hugely rewarding when a pupil takes the initiative to read or research beyond the curriculum simply because they feel motivated to do so. But school life is busy, and pupils cannot always prioritise learning for learning’s sake.

It is a common misconception that independent learning is simply working on your own without any supervision. It does not necessarily mean less teacher guidance and it certainly does not mean using technology without a clear sense of focus and direction; rather, it means receiving specific, smart guidance with independence as an end-goal.

Louisa, who is taking A Levels in German, Spanish and English Literature at Downe House, points out that the ability to critique yourself is a key part of being an independent learner. “I feel I am getting better at assessing my own progress. But this is, in part, a result of a genuine desire to learn more.”This desire is fuelled by focusing on subjects that are of genuine interest. A strong teacher-pupil relationship is also key. It is clear, too, how important other aspects of school life are. “When I was younger, I identified role models in the years above me. I remember listening to the Global Ambassadors talking about current events during assemblies and thinking that I would like to do that one day,” she says.

Sophia, a Lower Fifth (Year 10) pupil, talks about the academic mentoring scheme within the boarding houses at Downe House. “It’s a good idea because you get to talk to older students and to see how you can develop as a student and a person. My mentor is in the Lower Sixth (Year 12) and she helps me by explaining things and sharing some of the notes she made when she was my age.”

Isadora, a Lower Fifth (Year 10) pupil and an academic scholar, enjoyed taking part in the Downe House Elective Programme because it enabled her to explore areas outside the curriculum. “It was really interesting! I loved Mr Breeze’s course on ‘The Power of China’.”

As the whole nation cheered England’s historic win against Germany at the UEFA Women’s European Championships in front of a fullcapacity crowd at Wembley stadium this summer, the hard work and the training of its talented squad – AKA the Lionesses – came to a glorious finale.

Up and down the country, this dedication to the sport and its growing popularity can be seen in schools, where girls are embracing the skills and fast pace of football. At independent schools, where hockey, lacrosse and netball have dominated girls’ sport for decades, football has made great strides in recent years, with former professional coaches recruited to achieve the highest of standards.

The girls at Repton Prep in Derbyshire started playing football in the 2020/21 season and at its senior school the following season. The girls’ and boys’ prep teams share coach, Ian Clarkson, a former professional footballer who played 450 career games and became Birmingham City’s

youngest-ever captain. After retiring from his playing career, he became fully involved in the coaching and development of young players and holds a full FA Youth Award-licensed coach status as well as UEFA B qualification. He leads all football coaching at Repton Prep, taking both the girls’ and boys’ teams to the ISFA regional and national finals. In addition to his role at Repton Prep, Clarkson is the ISFA National Team U14 coach and sits on the ISFA Executive Committee. At the senior school, the girls’ coach is Molly Holder. Holder plays for Stoke City FC Women in the FA Women’s National League North (the third tier of women’s football).

“The fact that every girl from years 3 to 8 at Repton Prep is playing football as one of our major sports at school is very satisfying and only the beginning of their journey,” says Clarkson. “I’ve always encouraged equality in sport at Repton and any girl who has shown an aptitude for football has always had the opportunity to join training sessions, and where possible, teams. However, taking a formal approach to girls’ football in 2020 has enabled us to nurture a successful squad, with several girls playing for academies and feeding into the grass-roots game – which is fantastic.”

More and more schools are looking to play. Repton plays in the ISFA Midlands League, which includes schools the school would also play against in hockey and netball. To challenge players, they also play less ‘traditional’ opposition – most local state schools have girls’ teams so they will play them in friendlies and cup competitions.

All the girls from year 2 play and from year 3 up they play in competitive matches. At Repton, 50 girls (12 per cent of the whole school population) are training and playing. At Repton Prep, there are five girls playing for Leicester City and Derby County academies, and many more coming through. At the senior school, two 2022 leavers played for Burton Albion U18s. One girl has been signed for Derby County Women’s U18s for next season. One girl played for the boys’ U15s last season and will look to progress to a local club next season, having joined the school part-way through the year.

“I’m hugely proud of how far girls’ football has come here in a very short space of time,” says Clarkson. “I envisage that with the Lionesses recent win, more schools will develop an appetite for girls’ football so our fixture list will be even broader, exposing the talent coming through to more experience.”

London schools are also taking to the football pitches in greater numbers. At Francis Holland School Regent’s Park, head of sport Stephanie Kyprou-Westwood is responding to the increased appetite for the sport. “We’re introducing a morning football club for U12/U13 as we’ve seen a rise in interest from our students, and also will hopefully be introducing football into more of our Lower School lessons this term. Years 10 to 13 have a football option during their PE carousel lessons. SHAKING UP THE OLD-BOY NETWORK

As Winchester College accepts girls for the first time this term, Charles Moody Stuart examines the reasons why historic schools are turning co-ed

In1968, Marlborough College was one of the first major British independent boys full-boarding schools to allow girls into the sixth form. This landmark decision was quickly mirrored by others – Charterhouse in 1971, Westminster in 1973, and Shrewsbury in 2008.

In between, some of these boarding schools – along with others – have introduced girls from the age of 13. Rugby became fully co-educational in 1992, Wellington College in 2005, Shrewsbury in 2014, and most recently Charterhouse, in 2021.

By 2019, only four boys’ full-boarding schools remained: Eton, Harrow, Radley and Winchester. As of September 2022, four becomes three, when Winchester began admitting girls as day pupils into the sixth form as part of the ‘Winchester College in the 21st Century’ initiative.

Founded in 1382, Winchester – whose alumni include former Chancellor of the Exchequer Rishi Sunak – has been a top boys’ school ever since. In 2021, 80.2 per cent of A-level grades were D1 (equivalent A*+) or A*. Evidently, its decision to receive girls wasn’t for want of erudition.

So, if Winchester – arguably among the world’s most prestigious schools – now accepts girls, has the gauntlet been thrown down for Eton, Harrow and Radley? Does the transformation of Winchester mark the beginning of the end of the boys’ full-boarding schools tradition in the UK?

A clue may be found upon closer examination of the impact made by girls at another former single-sex, fullboarding institution – Shrewsbury. Founded in 1552, Shrewsbury only began accepting girls in sixth form in 2008 and in 2014, girls from year 9 too.

A-level and Pre-U grades soared. In 2014, 83 per cent of students were awarded A*, A, or B grades. AS results that year exceeded 2013’s already record-breaking A-B tally. Clearly, the inclusion of girls had a remarkable impact on the school’s academic performance.

Another excellent batch of A-level results in 2016 saw Shrewsbury’s girls secure an A*-B rate of 89 per cent. Then-headmaster Mark Turner noted how these grades “put [these girls] on a par with some of the leading London selective day schools”.

an upturn in exam results is not the only incentive for including girls. There’s also a financial argument. Winchester’s decision to also admit day students into the school suggests that the market for a boys’ full-boarding school is perhaps dwindling.

A statement by the chair of governors of Haberdashers’ Monmouth Schools – following their own announcement that they’re considering going fully co-ed – also indicates that there are financial benefits. “[Going fully co-ed] would enable us to capitalise on the e ciencies that a rationalisation of the schools’ extensive estates would deliver; e ciencies that would deliver outstanding value for money,” said Lord Moynihan.

There’s also a perennial undercurrent of social pressure on these three schools. The idea that the scope of a girl’s education can be immediately narrowed so as to exclude her from attending some of the most esteemed institutions in the world, is viewed by many as simply unjust.

There’s a growing belief that boys’ schools need to do more to better educate their male student body. Introducing girls, critics argue, would go some way to dismantling a perceived hyper-masculine culture.

Yet, arguments also exist in favour of preserving boys full-boarding schools in their current form. Some parents – and schools – claim girls ought not to be shoe-horned

into a boys’ boarding school whose culture and facilities are as entrenched and orientated towards boys as they are at Harrow, Radley and Eton.

There’s also an argument that suggests it is better to have a diverse choice when it comes to types of school. Some parents – and schools – claim girls benefit from single-sex education themselves. As a spokesperson for St Margaret’s School for Girls says: “[Girls’ schools] allow girls to excel in all areas of the curriculum… research shows that boys ask most of the questions in mixed-sex science lessons and take charge of apparatus in practicals.”

Equally, Harrow cites how a single-sex environment allows “learners to be less distracted and more academically focused… confidence levels are much enhanced by operating in a single-sex school, where they are less likely to compare themselves with girls who may develop cognitively and emotionally at a quicker rate”.

As things stand, it’s di cult to envisage a change at Eton, Harrow or Radley in the immediate future. While Harrow still lauds the benefits of single-sex education, Radley’s website still proudly describes its mission as seeking “to enable, guide and inspire boys to become outstanding young men”. Nor do the inner workings of these schools indicate that they’re culturally ready for girls. None have had a female headmaster. Eton, a school with 25 houses, has had one female housemaster in its 582year history. At Harrow, one in five teachers are women (at national level, 69.5 per cent of teachers are women).

Yet it would be foolish to assume that change will never occur. These schools have historically been among the leaders in the UK’s education sector – pioneers, at times. As rival schools look to get a competitive edge over each other and keep pace with co-ed counterparts, the prospect of introducing girls may well prove too strong to dismiss. Not because of financial need; not because they’re socially obliged to; but simply because they can. Because Eton, Harrow and Radley will want to be seen as progressive leaders at the forefront of a modern British education.

THE PULL OF ROWING

Schools with thriving boat clubs offer pupils a unique opportunity, writes Charles Moody-Stuart

Theschool rowing season stretches from September until early July, making it one of the most demanding of all the school sports. The backbone of its training regime is comprised of icy mornings waking at 5am to row on the river before rushing to school, gruelling gym sessions spent hunched over a rowing machine, followed by a late afternoon return to the water.

While the main events – Schools’ Head of the River, National Schools Regatta and Henley – take place between March and July, don’t be deceived. It’s an unrelenting training season, in which coaches yell their mantra through megaphones from the water’s edge: “Medals are won in the winter, collected in the summer!”

Tristan Mayglothling, head of rowing at Dulwich College, believes the sport teaches extraordinary endurance. “Our kids learn about resilience because rowing doesn’t reward you immediately, you really have to work at it. And many times you’re going to race and lose, but you’ll learn a lot about yourself in those races.”

Rowing also creates a culture of teamwork and inclusivity. “In other sports, you can demonstrate how good you are. You can say ‘look, he scored’ or ‘look, he saved a penalty’ even though the side lost, whereas in rowing, it doesn’t matter if you’re the best in the boat, or the worst in the boat, you get the same result.” It’s a confidence booster too, as rowers face the challenges of the fast-flowing Thames,” he adds.

Mayglothling acknowledges the scale of commitment

required by school rowers – the hours of which are a drawback for some students and their parents. “Some schools have a boat club attached to the school, part of the main campus and they just walk down to the river, however our boat house is nearly six or seven miles away – 45 minutes each way,” he says. “So we just make it pretty clear from the o that they need to be organised and that their priority is the academic side of school”.

However, discipline on the river seems to equal dedication in the classroom, with results remaining strong. “There’s a real link between the discipline of being an academic who works hard, and rowing, which also rewards those who work hard,” says Mayglothling. This year’s captain of boats at Dulwich College, for instance, achieved three A*s and an A and another pupil in the first VIII, who trained all the way through exams, got 4 A*s. L dulwich.org.uk

PATH TO SUCCESS NOW MORE THAN EVER BEFORE, STUDENTS NEED TO ENGAGE WITH SUBJECTS OF INTEREST FOR FURTHER STUDY

You can sense it in the air. In hushed conversations in school car parks, in terse family phone calls and in curt WhatsApp chats. Something has changed, something big. Being accepted by universities suddenly became very hard again.

There was a brief (if vaguely suspicious) halcyon period, between 2015 and 2020, when a demographic dip combined with the break-neck expansion of English universities, made being accepted by your chosen university something of a doddle. Sure, you had to work very hard to get good A-level grades, but those grades and a competent personal statement would probably have su ced for almost every undergraduate application.

Not any more. The post-Covid-19 chaos and a rapid uptick in the teenage population have combined to make university applications much more competitive, right across the more prestigious board. The problem is particularly acute in Scotland, where universities have not been permitted to expand at will, but the chilling e ect has also spread south of the border. So, what should ambitious young people do?

Our advice at Hurst is simple – if you want to go anywhere decent, your Personal Statement needs to be good enough to go everywhere decent. Years ago, we abandoned the fallacy that only Oxbridge applicants need

individual tuition, which has helped in the ramping up of application expectations.

Ambitious students need to spend their year 12 building a portfolio of independent super-curricular endeavour including producing an ‘EPQ’ (the Extended Project Qualification) that relates to their chosen field of undergraduate study. They need to investigate MOOCs (Massive Open Online Courses) that give them a taste of the teaching they can expect. They need to engage deeply with a broad range of reading, enough to teach them what they’re totally not fascinated by, as well as what really stokes the fires of inspiration.

Above all, they need to accept that while traditional co-curricular endeavour is vital for balance and personal growth, it’s not what universities are looking for. They want to know what you have sat quietly in the corner and read.

All of which, perhaps unfortunately, increases the competitive benefit of deciding undergraduate ambitions early. Until the application system is reformed, that’s an unavoidable fact of life. But there’s an upside – if students must strive harder, for longer, for their university place, not only will they appreciate it more, but they’re also much more likely to have chosen the right course. It may well be tougher to get in, but perhaps that’s for the best. L hppc.co.uk

Thereare many reasons to sit tight and wait. From the war in Ukraine to the chronic cost of living crisis that threatens to bite hard this winter, uncertainty has become the default backdrop to London’s property market.

But there comes a point where it’s time to get on with it. And many buyers and sellers are doing just that – not just out of need or desperation but because, as ever, where there is a crisis, some capitalise on opportunity.

The biggest spenders aren’t holding back, with Knight Frank reporting £10m-plus sales at a six-year high and eight prospective buyers for every new listing at this level. The agent has seen 31 sales over £10m since April, compared with 22 in the same time frame last year. “Most are buying homes they will live in. They want detached houses with gardens in Kensington, St John’s Wood and Notting Hill,” reports Stuart Bailey, Knight Frank’s head of prime London sales.

Turnkey £5m-£15m stock in prime central addresses, such as Notting Hill or Kensington squares with communal gardens, is “flying”, says Louis Harding, head of London residential at Strutt & Parker. Super-prime developers are leaving the “elite looking to live in London” spoilt for choice, adds Michael Harte, assistant sales manager at Harrods Estates agency.

Middle Eastern buyers are among the most prominent in this market, focusing their searches mainly on Mayfair and Knightsbridge. But with the dollar trading at its highest rate against sterling since 1985, newly-minted Americans are leading the charge. One US buyer walked into Knight Frank’s Notting Hill o ce in early September

“with tens of millions to spend,” says Bailey. “He’s looking to buy purely as a consequence of the exchange rate.” Meanwhile, Derek Fletcher, sales director at KFH, is speaking to an American investor who anticipates parity between the dollar and Sterling in the next few years. “That will give him 10-15 per cent growth on his investment immediately,” comments Fletcher, who describes London as “a safety deposit box” for ultra-high net worth investors.

“The one constant, in crises similar to what we’re going through now, is that the London market remains relatively immune. It’s a global city in tune with New York, Tokyo, Abu Dhabi,” says Fletcher. “It’s a place

where high net worth individuals like to buy, irrespective of political uncertainty – partly because it’s far worse in other parts of the world. We have very strong property law and a strong democracy – or so we like to think.

Despite what’s happening, there will be no real change in the perception overseas of London.”

No one is expecting great price growth in coming months. Strutt & Parker has downgraded its forecast for this year to 2-5 per cent, from 5-10 per cent. But buyers know they need to think long-term, and Far Eastern buyers take that to heart more than most. “They take a two-generation view on their purchases. They’re looking for something to keep for 20-40 years,” says Fletcher. Wealthy domestic buyers are also buying “generational” houses, he adds. “They’re prepared to go the extra

mile and spend £10m-£20m in somewhere like Holland Park.”

The supply/demand imbalance – with demand still particularly high, since the pandemic, for large family houses with gardens – is keeping a certain fizz in the market. Demand for London properties for weekday use, among those Londoners who jumped ship during the lockdowns, remains strong too.

As the fuel crisis worsens, even those who don’t usually keep too much of an eye on the bills are seeing a plus side to returning to o ces, says Bailey. “They’re thinking it will save them from heating their homes during the day,” he comments. A growing sense of presenteeism is also fuelling the pied à terre market, thinks Marlon Lloyd Malcolm at Lurot Brand. “People are returning to the o ce, not

because they want to, but because if we’re going into recession, then the easiest people to make redundant are the ones you don’t see.”

Tower Bridge and Wapping are benefitting from buyers seeking properties for weekday use. “They’re capitalising on the fact that, on the back of looming interest rate hikes and media reports of impending crash, more stock is coming and sellers are being more realistic about pricing,” says Cluttons’ Jo Leverett.

Caution is creeping in, however. Hamish Gilfeather, associate director at John D Wood, is noticing it among Primrose Hill’s City buyers. “They have big budgets but job insecurity. And the media types who buy there are heeding their IFA’s advice to be cautious, so overall we are in a very hesitant market.” In Chelsea, owners are adding to the supply shortage by deciding to “wait and see rather than sell,” says Robert Green, a director at John D Wood. “Chelsea has long been a discretionary market, and should prices come under pressure, the supply will again reduce as owners wait for better times.” L

In the first two decades of this century, one of the most frequent sights on London’s most expensive roads was the skip. The arrival of this piece of temporary street furniture meant the start of yet another makeover, involving either the creation of a basement extension, or some other variety of ambitious refurbishment.

Stories of unhappy neighbours and lengthy legal rows, mostly over the digging of severalstorey super basements provided other Londoners with insights into how the other half lived and renovated.

A Newcastle University study published last year focused on basement excavation in the most expensive postcodes. Its authors calculated that earth equivalent to almost 12 times the volume of the interior of St Paul’s has been removed “to facilitate the wealthy’s bunkering down”. This move to “luxified troglodytism” has been in contrast to the traditional view of a basement as a dank, unwelcoming place.

But one of the results of the current geopolitical and economic situation, seems to be that we may be seeing rather fewer skips, since the digging of basements and other extensive makeovers has become less popular than before.

In the late summer, prime central London estate agents reported that buyers were returning, with a few willing to pay top prices for rare ‘gold dust’ properties.

The deep drop in the value of sterling has turned London prime property into a bargain, enabling some among the international crowd to finally realise a long-cherished real estate dream. Our city, even at this challenged moment in our nation’s history, possesses qualities that

New York, Paris and the rest cannot match.

But, despite London’s appeal, these agents also say that a property needing substantial ‘work’ holds little allure. The fixer-upper is no longer an object of desire.
