From France, the likes of Cartier has always dominated (cartier.com), as has Boucheron (boucheron.com) and Chaumet (chaumet.com) - both seeing the capital as the perfect setting for their timepieces.

“London is a city of art and lights.

“London has an international visibility, so was an obvious location for FOPE to open its first flagship boutique outside of Italy in 2019, says FOPE’s CEO, Diego Nardin. “The store has been designed to balance Italian flair with London elegance.” Giovanni Raspini (giovanniraspini.com) is another big Italian name and is famed for silverware and intricate handmade pieces. “The UK market is essential and the English consumer has shown a significant passion for Made in Italy,” says Raspini.

Representing the Scandinavians, Georg Jensen (georgjensen.com) – a Danish name characterised by minimalist style – has had a presence in the capital since 1921.

It’s the city’s heritage that makes the brand feel at home. “London is renowned for its proud history and decades-old traditions in exceptional craftmanship,” says creative director, Ragnar Hiartarson.

Scandinavian jewellers also represent a modern move to the London market.

She now works from Copenhagen with stores worldwide. For her, London’s inclusivity is the appeal.

rom luxury French fabrics to Danish contemporary furniture, Europe’s finest interiors feel very much at home in London.

The cosmopolitan townhouse effortlessly teams an Italian sofa with a Scandinavian mid-century statement chair, a Spanish tile in the bathroom and French linen in the bedroom. There are no geographic or cultural boundaries when it comes to high quality materials and craftsmanship.

The capital’s top interior designs are spoilt for choice when it comes to showrooms. “Whilst the UK has many great furniture brands and

designers, I have long held a passion for Italian and Scandinavian design,” says Tara Bernerd, whose international practice is based in Belgravia (tarabernerd.com). “They are so well-known for their leadership in furniture design and have an innate sense of style, with an enviably rich heritage.

With our HQ being based in London, it is especially helpful when brands have a London outlet or showroom, as it is so important to be able to see a sample, to fully comprehend the dimensions of the piece, its aesthetic and most importantly of all in the case of a chair or sofa – is it comfortable to sit on?”

Rosie Ward, creative director at interior design studio Ward & Co based on Fulham Road (wardandco.com), believes the classic architecture of London marries well with modern, vibrant European design. “The fireplace in one of our projects stands out as a feature because we have used a more contemporary wallpaper behind it. The same goes for the Roche Bobois sofa we incorporated in the reception room – it contrasts but also highlights the more traditional herringbone floor.”

Italian furniture is much loved in the London home. “I think it is the sheer simplicity and timelessness of the design, fitting easily into any environment,” says Anke Summerhill, managing director and creative director at Minotti London (minottilondon.com). With its 26 The London Magazine

huge showroom on Margaret Street, Minotti offers some of the most sleek and sophisticated furniture to come out of Italy and is a hit with homeowners. “It does not date and has that effortless elegance,” says Summerhill. “Our favourite kitchen brand to work with is Boffi [boffi.com with a showroom on Wigmore Street],” says Summerhill. “For bathrooms we love Agape, Antonio Lupi and Cielo,” which can be found at West One Bathrooms, westonebathrooms.com.

Tara Bernerd’s Italian favourites include B&B Italia, “whose entire collection is the byword for elegance. Their Tufty Time sofa looks great anywhere”. She also names Molteni&C, which “produces one of Gio Ponti’s armchairs that manages to be both striking and comfortable at the same time”.

Rosie Ward favours Minotti for its “striking clean lines” and Giorgetti (giorgettimeda.com), on Fulham Road which has “exquisite craftsmanship and sensually

curved furniture”. Ward goes to Flexform ( flexform.it) “for beautiful patterns and fabrics”, Dedar (dedar.com) and Rubelli for furnishing products and lighting, all at Chelsea Harbour Design Centre (dcch.co.uk), a base for many European brands. “It is always a joy to visit our showroom at the Design Centre, Chelsea Harbour,” says Nicolò Favaretto Rubelli, the CEO of Rubelli (rubelli.com). “There is a wonderful design scene in London.”

Another Italian brand very much at home is the Florentine kitchen maker Officine Gullo (officinegullo.it). “Having a presence in one of the interior design capitals of the world means not only dealing with British clients but also grants us access to a huge pool of international clients,” says Manfredi Conforzi, head of marketing at Officine Gullo. “London has a cosmopolitan style that you can’t find elsewhere, and it is exciting to see our Italian kitchens being included in very British homes.”

SWEDISH ST YLE

“The Scandinavian design approach to life is focussed on balance, concepts like the red thread centre us to make decisions based on our values,” says Staffan Tollgard.

Tollgard moved to London 20 years ago and with his wife Monique founded Tollgard Designs (tollgard.com). “Our showrooms in Belgravia & Chelsea feature Scandinavian heroes such as Eikund, Finn Juhl, Overgaard & Dyrman and Gubi.”

Swedish design embraces the principles of comfort, neutral tones and a modern and minimalist approach to space. A more recent arrival is the luxury Swedish bed brand Carpe Diem, which in March on Wigmore Street (carpediembeds.co.uk).

“People seem to get really excited with our flying bed, Vindo,” says Rui Franca, manager of the flagship store. “Not only is it a great adjustable bed, it’s also an innovative design piece, and our

All hand-made in Sweden, the Sando is the most popular contintental bed. There’s even a mini version for man’s best friend, the Hunnebo for dogs, which incorporates the same spring system and fabrics as his owner’s bed.

Clara Ewart, head of design at Kitesgrove, loves to browse Modernity Stockholm, a Swedish antiques dealer specialising in rare furniture, ceramics and lighting by Scandinavian designers from the 20th Century. “Their London home, a Palladian style mansion on Cavendish Square, is part showroom and part gallery making it a must visit destination in its own right,” says Ewart. Another treasure trove is Skandium (skandium.com). Founded in London in 1999 by three Scandinavians, its showroom in Shoreditch features furniture, lighting, gifts and accessories.

DANISH COOL Danish interiors are known for clean lines, a peaceful environment, functional elements and contemporary timeless design. Its popularity has blossomed in London, as homeowners seek out both modern and one-off mid-century pieces

BoConcept was born in Denmark in 1952 and now has eight stores in London and Greater London, including a concession in Harrods. “BoConcept has become a destination of choice for people looking for customisation adapted to any configuration of home, a coordinated collection of furniture and home accessories,” says Mireille Baumgart, BoConcept’s franchise partner in London.

Whether you’re after a Nordic feel in the dining room or a cosy Hygge vibe in the living room, advice is on hand, says Baumgart. “Within our stores our team of over 40 interior designers offer a comprehensive free design service including 3D drawings.” (boconcept.com) Both Staffan Tollgard and Tara Bernerd like Carl Hansen & Son (carlhansen.com), founded in 1908, and with a flagship shop on Pimlico Road and a showroom on Bowling Green Lane. “Their Wishbone chair is extremely versatile” says Bernerd, who also rates &Tradition (Queen Anne’s Gate, andtradition.com).

When it comes to fabric, for many interior designers, it just has to be French. “For a diverse range of fabrics, from textured wool bouclés to bold and vibrant patterns, French fabric house Pierre Frey [pierrefrey.com] is a firm favourite,” says Clara Ewart. “The full collection is on display at its trade showroom in Chelsea Harbour.” Meanwhile, for sculptural, contemporary furniture and high end upholstery design, “Christian Liaigre (liaigre.com) is second to none,” she says.

“Originating in Paris, their UK showroom on the Fulham Road has a modern gallery feel with an extensive, curated display of their collector’s item worthy pieces.”

For Rosie Ward, “Roche Bobois [at Harrods, Fulham Road, roche-bobois.com] is one of my go-tos for stand-out, colourful contemporary pieces. I love Elitis [at Abbot + Boyd at Design Centre Chelsea, abbottandboyd.co.uk] for fabulous textures and vibrant colours – they have some gorgeous cushions too. I also love to work with Lelièvres [at dcch.co.uk].”

Germany may have lost (this time) to England in the football, but when it comes to interiors, especially kitchens, it reigns supreme. Trend-setting design, technical know-how, quality materials and craftsmanship are the hallmarks of German goods. Rosie Ward is not the only Poggenpohl fan, citing its “wonderful clean lines and interesting mixes of materials”.

Richard Anderson, studio manager from the flagship studio on Wigmore Street (wigmore@poggenpohl.com) says, “Our studios invite clients to immerse themselves into the world of design. We work with our clients, their architects, and interior designers every step of the way creating their dreams into reality.”

This is a huge investment in London for its luxury flooring, kitchen and bathroom products, according to Nicola Tresadern, Porcelanosa UK marketing manager. “This is a great move for us – we wanted to showcase the best of Porcelanosa and this space will allow us to create visually striking spaces. Hanover Square is a fantastic location that is steeped in history.”

MY FIRST LONDON HOME

ALEX CHURCHILL Barrister turned novelist Alex Churchill on her thriller, The Night Lawyer, and life at the bar in Temple

I think a good crime novel depends on plot, but also on a convincing sense of place.

Temple is beautiful and steeped in history. The first performance of Shakespeare’s Twelfth Night was performed here and there is a timber-framed Jacobean townhouse which is the only survivor of the Great Fire of London. It is an extraordinary place that becomes a huge part of your life as a barrister.

I love living in London. I can’t imagine living in any other city in the world. I was born in Dulwich and grew up in a rambling house.

Reading Anthropology at Cambridge was the only time I really lived outside of the city.

In Putney there is a lovely stretch of the river where you can walk along the Thames. You’re only a stone’s throw from Putney Heath.

Occasionally you can get to Temple by boat from Putney pier.

It is the same journey made by Thomas Cromwell – who was born in Putney. He worked in the courts under Henry VIII and it’s details like that are exciting.

I have always wanted to write and I think there is a similarity between barristers and novelists because we both tell stories. You have to understand psychology and the use of words. You have to get your listener to empathise with what you’re saying.

The book, The Night Lawyer is set in London’s courtrooms and newspaper offices with flashbacks to Moscow in the 1980’s . It gives the reader a glimpse behind the scenes in a criminal trial.

The main character, Sophie Angel, is half Russian and a barrister, just like me. That was really inspired

I wanted to touch on what it is like being a woman in a male dominated profession. I know women the generation above me had a tough time but I think now it’s much easier for women coming to the bar. A generation ago, they didn’t dare complain because that would be the end of their career. Another big challenge is having children, it’s not terribly child-friendly.

Another thing that inspired me to write was much more personal in that I was stalked myself. I was living alone in a onebedroom flat and involved in a rape case at the Old

Bailey, with a very dangerous defendant who was a serial rapist.

I woke in the night to hear his voice coming from my sitting room. He’d managed to find my number and was leaving a message on my answerphone.

Those two minutes lying there were probably the longest of my life. He’s up for release soon, which is partly why I’m writing under a nom de plume.

Most of us go through life assuming that we’re never going to be involved in the criminal justice system, but you may be wrongly accused of something, you may be wrongly identified, you may be a witness or a victim.

If you do find yourself involved, you want to know that you’re being properly protected by a barrister who has had time to prepare your brief and to listen to your concerns. And you want your case to be tried but fairly and impartially by a judge and jury.

I wanted to start the conversation about the cut backs in the criminal justice system, which have been really savage. During Covid it just got worse. The backlog is now in the hundreds of thousands in magistrates’ courts and around 50,000 in the crown courts. This is hopefully smuggling what is a serious message into an entertaining story.

ith the current restrictions on travel abroad, Londoners are missing out on huge helpings of European culture. All is not lost, however, as the capital hosts exhibitions by several artists from the continent this summer.

Sophie Taeuber-Arp

Tate Modern pays homage to the underappreciated Swiss, Sophie Taeuber-Arp (1889-1943) – who spent most of her life in the shadow of her husband, the sculptor Jean Arp. Featuring paintings, puppets, purses and much else besides, this retrospective confirms Sophie as someone 34 The London Magazine

who flitted between fine art and applied art delightfully.

The EY Exhibition: Auguste Rodin On at the same venue is a show offering an alternative look at Auguste Rodin (18401917). The Frenchman’s fame rests on grand sculptures in marble and bronze, but this exhibition focuses on his preparatory work for them in plaster. The visitor gets a look at the evolution of masterpieces such as The Thinker and The Burghers of Calais (a bronze version of which stands outside the Houses of Parliament).

Jean Dubuffet

Another French master with a London show this summer is Jean Dubuffet (1901-1985). Not that he would have liked being called a master. Dubuffet was fascinatingly contrarian, disdaining all art that was shown in museums and traditional galleries. He championed the work of children, prisoners, clairvoyants and asylum inmates, which he referred to as Art Brut (‘Outsider Art’). Dubuffet spent his career trying to summon the brut spirit in his work. At a Barbican retrospective, you can judge whether he subverted western art tradition or revived it.

Bernando Bellotto: The Königstein Views Reunited

There’s more traditional fare at the National Gallery, where five paintings

by Bernardo Bellotto (1722-1780) are reunited for the first time since the 18th Century. They’re of the ancient fortress of Königstein, outside Dresden, where the Italian had been appointed court painter to Frederick Augustus III, the elector of Saxony, in his mid-twenties. Each of the works was completed from a different, dramatic viewpoint and proves that artistic talent ran through Bellotto’s family: his uncle was the Venetian great, Canaletto.

Paula Rego

Another artist who left her home country behind was Paula Rego (b.1935). Born in Lisbon, she came to study painting at London’s Slade School of Fine Art in the 1950s and has spent most of her life since then in the UK. She was made a Dame of the British Empire in 2010, yet Rego’s art could never be described as establishment.

Her retrospective at Tate Britain will be full of paintings that make for uncomfortable viewing: ranging from dark takes on folk tales and nursery rhymes, to scenes featuring oppressed female figures such as The Policeman’s Daughter.

Olivier Debré: Fervent Abstraction

Where Rego’s work is boldly figurative, that of Olivier Debré (1920-1999) was, in his own words, ‘fervently abstract’. Rising to prominence in Paris after the Second World War, he was sometimes refered to as France’s answer to Mark Rothko. Debré said his paintings reflected the feelings he had before natural phenomena such as rivers and typhoons. Vividly colourful works feature in a show of his at the Estorick Collection of Modern Italian Art in Islington. (As the name suggests, the venue specialises in art from Italy, but its bosses clearly decided Debré was worth making an exception for.) This is the first major show of the artist's work in the UK in 44 years, bringing together some 30 oils and works on paper, including 16 of Debré’s large-scale paintings.

For those perhaps wishing to buy art, as well as look at it, a number of commercial galleries are showing work by European artists too. Osborne Studio Gallery in Belgravia is putting on a show by the contemporary Spanish painter, David Noalia (b.1977), dedicated to the famed horse breed from southern Spain, the Andalusian. For good measure, Noalia is also including a few canvases of bulls, depicted in his local corrida.

Tesfaye Urgessa

In Saatchi Yates gallery in Mayfair, meanwhile, one can see an exhibition by the Stuttgart-based painter, Tesfaye Urgessa (b.1983). His canvases are full

of distorted human figures in chaotic compositions. Some critics interpret them in terms of big global issues such as migration crises, but they’re best appreciated simply as works of art.

Joseph Klibansky

Another show to catch in Mayfair, albeit one that opens in September, is by Joseph Klibanksy (b.1984) at Maddox Gallery.

The Dutch artist has made a name for himself with polished bronze sculptures of animals and astronauts. Even if Londoners struggle to make it to Europe, some very fine art is coming in the other direction.

he revival of London’s cultural sector post pandemic is looking for support, and it is the capital’s senior residents who could well be at the forefront.

With a lifelong passion for the arts, they are the generation that will revive cultural hot spots, according to Mark Dickinson, CEO of Lifestory and the later-living brand Pegasus.

“People want to live in London because that is their community, where their friends live,” explains Dickinson. “The capital needs retirement communities. It’s older people who have the money to spend in the bars and restaurants, theatres, art galleries and concert halls.”

Pegasus has three developments in London; Chimes at Westminster and Belle Vue and Fitzjohn’s in Hampstead. Innovation has been key to enticing lovers of art, music and literature to the capital’s prime retirement villages. Last year Elysian Residences opened a library curated by Foyles at its Art Deco development The Landsby in Stanmore. This was the first time the celebrated bookseller had partnered a residential developer. They have plans to curate libraries at its future schemes establishing Elysian as a haven for book lovers.

“Libraries are an important cornerstone of a vibrant community, offering visitors a place of relaxation, learning and discovery,” said Elysian’s CEO Gavin Stein at the library’s opening by the broadcaster Sir Trevor McDonald.

galleries and museums (when restrictions allow).

Bibliophile resident Sarah Anderson curates the Battersea Place village library. She is the former owner of the famous bookshop featured in Richard Curtis’s beloved romcom Notting Hill. “Every time I stepped out of the front door, there were tourists taking photographs,” she recalls. “I sold the business in the 90s, but continued to run it for the new owners until 2006.”

Some of the capital’s retirement communities are becoming cultural hotspots in their own right.

Riverstone’s two schemes in Fulham (one-beds from £860,000) and Kensington (one-beds from £1.115m) have ambitions to stage live music and entertainment events and live-stream them across their developments. “These are large developments,” explains Riverstone CEO Jason Leek. “Fulham will have 161 apartments and Kensington 190, so there will be between 250 and 300 people which will create a significant community that will bring it alive.”

There are plans for a cinema at each village and a multi-activity space for an audience of 50-100 people. Leek also wants to build partnerships with the National Theatre and other cultural institutions.

eeping fit and healthy is the number one concern of older people. And high-end retirement communities are leading the way in devising cutting-edge initiatives to prolong the quality of their residents’ lives.

No longer are gyms and yoga classes the only options. London operators, in particular, are more innovative. They are incorporating technology with science to provide ground-breaking health and fitness programmes.

PROPERT Y FOCUS apartments near Reading, a service called Wellbeing 360 is being launched which assesses blood pressure, BMI, cholesterol and glucose testing to create a bespoke plan focussed on increasing mobility, balance and, importantly, confidence.

Jami Bunce, CEO at Inspired Villages employs wellness navigators who create bespoke fitness programmes for homeowners, although he argues that wellness depends as much on simple pleasures as on sophisticated fitness programmes.

“One of my happiest memories before the pandemic was watching my 15-year-old son at the annual cricket match at our Great Alne Park retirement village in Warwickshire standing at the crease with an 85-year-old resident who had not held a bat in 40 years,” he says.

Enjoy town and country, with plenty of outside space and parkland views within an easy train ride of London, writes Jane Slade he capital is becoming an increasingly ageing city. “London boroughs exclusively make up the nation’s top ten ageing local authorities,” says Lauren Harwood, an associate in Knight Frank’s seniors housing team. “Its 65+ population is due to increase by 32 per cent between 2017 and 2029. Despite this, London is underperforming when it comes to delivering housing for its senior citizens.”

No wonder then that high-end operators are building communities out of town but within easy distance of good rail and road links to the capital.

Refining HISTORY

T

he eldest daughter of the 11th Duke of Marlborough, Henrietta Spencer-Churchill has an understanding of classical English country house interiors few can match. Her family seat, Blenheim Palace, is regarded as one of the most significant Baroque houses in the country and was the birthplace and ancestral home of Winston Churchill.

Turning her hand to interiors, much like the 1st Duchess of Marlborough, Sarah Churchill, who had great influence in the interiors of the palace in the early 18th century, it’s no surprise that her style is refined, elegant, and embraces the history of a home. “I love architecture, the historic houses, the antiques, the decoration,” she says. “And I suppose I’ve had this drip-fed into me without really realising.”

Spencher-Churchill studied at the Inchbald School of Design in Belgravia.

“It made me appreciate the finer points of detail, it taught me draftsman skills. It was focused on design, not fabrics and colour. I absolutely loved it.”

After Inchbald, her first job was working for Diana Hanbury, who ran her interiors 50 The London Magazine

studio, The Tarrystone, from Surrey.

Spencer-Churchill remembers her first day clearly. “She made me go to a flat in Pont Street and measure the windows for curtains. We hadn’t been taught this and I must have been there for hours, measuring every single part of the window possible. She was typical old school! But I was thrown in at the deep end.” Today, Woodstock Designs has just turned 40, and the design house remains as in demand as ever, working out of Spencer-Churchill’s shop in Woodstock.

The pillars of her style are antiques, furniture, fabrics. “I’m a great collector, but I have far too much stuff,” she says.

“I have absolutely hundreds of pictures, prints, watercolours oils. I just buy what I like.” Antiques, or pieces of furniture, she believes, give a focal point, perfect for a classical room. “I have this thing about making a composition in the room. You might have a lovely console table with a piece of art above it and then a pair of lamps flanking it – it’s about thinking about sections of the room.”

For wallpaper, Spencer-Churchill opts for Thibaut for patterned and Farrow & Ball for plain. For fabrics, it’s GP & J Baker, Turnell & Gigon, and Tissus d’Hélène for more unusual prints. In terms of palette, the designer is drawn to blue.

“I find it so peaceful, although I know a lot of people are afraid it. I think some people are often afraid of expressing their own self, but a house should express yourself.”

Respecting the period of a house is of paramount importance to the designer.

“I’m a great one for preserving the style, but also bringing it into the 21st century.

You’ve got to be sympathetic. It drives me mad when someone rips out original features. It’s about working with that rather than pulling it all apart.”

opulence of Blenheim since aged 12, Spencer-Churchill’s main architectural interest lies with the Georgian period.

“It’s my love. It’s easy to live with and very refined,” she says. “Within the Georgian style, I love the Regency period. It’s those lovely, classical straight lines, the windows and proportions. It’s simple.

My philosophy is about letting that architecture speak for itself.”

Back at Blenheim, Spencer-Churchill’s favourite room is the Saloon, with its Louis Laguerre murals and Baroque features. “It conjures up memories of family Christmas dinners there.” On the private side, it’s ‘The Grand Cabinet’. “It’s full of family portraits and we use it for after dinner drinks or bridge. LANGUAGE LESSONS London’s bilingual schools are top of the class for European and British families like, writes Charlotte Methven

D

espite the twin threats of Brexit and a global pandemic, London remains an outwardlooking metropolis that can still lay claim to the title “capital of the world”. For further proof, one need only look to the strength of its international schools. As well as a handful offering an American curriculum, and others catering to global citizens with the IB, the capital boasts an astounding number of European schools: German, Greek, Swedish, Italian, Norwegian, and, of course, French schools have all set up outposts in London.

These provide pupils with an education that is both academically challenging and nurturing, and their families – many of them bi-national Europeans who have made London their home – with a strong sense of community. They also have the advantage of, in many cases, being significantly less expensive than UK private schools, with fees around £6,000-8,000 per year, and sometimes as little as £3,000 (compared to over £20,000 for a private secondary school education at a British institution).

The French make up one of the largest expat communities in London – their number is estimated somewhere around 300,000, and London is often described

as France’s “sixth biggest city”. So it’s no surprise that French schools have led the charge here. From the traditional, oversubscribed Lycée Charles De Gaulle in South Kensington, with 3,000 pupils, to primary écoles in Clapham, Fulham and Ealing, and multiple others, French schools in London are thriving, bringing a distinct Gallic diaspora to each of these enclaves.

Collège Français in Kentish Town is a good example: newer to the scene, it will celebrate its tenth anniversary next year, and now has 700 pupils aged from three to 15 (nursery through to year ten). CF prides itself on offering the best of the French and British educational systems, with half the week taught in French and half in English.

Pauline Orhan, head of communications for the school, says: “After studying at Collège Français, as well as being fluent in French and English, it will also be much easier to learn another language too. We open your mind and give pupils a different point of view.” The school has seen demand for places grow and is full for September, a sign that the appetite for a global education has been undimmed by recent events. The school has 43 nationalities represented in its student body – with some 60 per cent of students French and many of the rest

“bi-nationals”. In keeping with the rigorous French tradition, there are more hours in the school day here. And the excellent canteen food is another nod to the school’s roots. “It gives pupils a different taste,” says Orhan diplomatically. CF has taken what they consider the strongest aspects of British education, one of these being the house system, “like in Harry Potter”.

Stewart Bilingual in Ladbroke Grove – a nursery and primary school in Ladbroke Grove for pupils aged two to 11 – is another offering a bilingual education.

A school spokesperson echoes Orhan about the strong demand for a “best of both” approach. “Our typical families are European bi-national, but we are seeing more English families interested in our school, as they are able to receive a private British education with decent fees.”

So while our political future may be less entangled with Europe, it is reassuring that a slice of continental life lives on in London in its schools, which will impart respect for cultural diversity to future generations. ith Hyde Park on the doorstep and the West End up the road, the real mystery about Bayswater is why it has never joined the premiere league of prime central London neighbourhoods, such as Mayfair, Belgravia, Notting Hill.

Paddington Station must take some of the blame for its poor-relation status; the pollution from its steam trains once cast a shadow over its hinterland. But today the outlook is set fair for Bayswater and the surrounding area.

It has always possessed a great location, beautiful houses and personality. Now billions of pounds of investment which have poured in on the back of Crossrail are helping finesse the area. Bayswater is beginning to step into the limelight.

AT FIRST GL ANCE

The walk from Lancaster Gate to Queensway is a glorious stretch of London – the expanses of Hyde Park to your left, the massive white stucco houses of Bayswater Road to your right. The effect is marred by traffic of the main roads - but it is still easy to see why 19th century Londoners allowed themselves to be lured here from more prestigious addresses.

Queensway, the area’s de facto high street, is an entirely different beast, and one which has struggled to find a coherent identity. Appearance aside, its mish mash of cafés, restaurants and independents is more than serviceable. Off the main drag are some gorgeous residential streets, from the elegantly columned houses of Lancaster Gate to verdant garden squares.

Bayswater’s international community is reflected in a truly global range of restaurants.

Just off the Bayswater Road is Angelus, an off the beaten track gem of a French bistro run by a former Gavroche sommelier in a converted mews pub.

Bel Canto, on Lancaster Gate, is another French dining room, with live opera performances between courses. Queensway is renowned for some of the best Chinese food in London: try the seafood at Mandarin Kitchen, one of the most celebrated Chinese restaurants in the world. For vegans, Café Forty One, at La Suite West Hotel has an inventive menu, while Farm Girl (below) and Farmacy (above) are a short walk to the west, offering dishes for the health-conscious diner.

WHY ICONIC?

Bayswater was little more than a rural hamlet when Paddington Station opened in 1838. This one-time backwater suddenly became the new big thing. Speculative developers rushed in, creating Kensington and Knightsbridge-style stucco houses to tempt buyers to the north side of Hyde Park. In 1863 the enterprising shopkeeper William Whiteley opened a drapery store on Westbourne Grove. It rapidly expanded into neighbouring shops, eventually forming London’s first ever department store – Whiteleys. Bayswater quickly gained a cosmopolitan reputation – the synagogue in St Petersburgh Place and Greek Orthodox cathedral in Moscow Road were built in the 1870s. It was also popular with writers and artists including

J.M. Barrie who wrote Peter Pan while living at 100, Bayswater Road. It is said that he invented the story to entertain the Llewelyn Davies family, who he met and befriended whilst walking in the park.

Bayswater in its pre-war incarnation was very much an affluent and aspirational neighbourhood, but after World War Two its shine faded. Many of its handsome houses were turned into cheap boarding houses or carved up into flats. The notorious slumlord Peter Rachman’s office was on Westbourne Grove, and he bought up dozens of properties in the area.

Bayswater has certainly scrubbed up during the 21st century. Rising house prices have squeezed buyers who might once have aspired to Notting Hill or Mayfair into W2.

investment pouring in. It reports average sales prices in W2 was just over £1 million in 2020 – 22 per cent lower than Notting Hill, and more than 70 per cent lower than Kensington and Knightsbridge.

“Those looking for outperformance will be targeting Bayswater,” says Alexander Lewis, partner in Knight Frank’s residential development consultancy team.

Already many of Bayswater’s tatty old hotels have been snapped up and redeveloped into apartments by developers, including Edo Mapelli Mozzi, the husband of Princess Beatrice, who took on a row of Leinster Square townhouses, latterly used a hotel, in 2015 and has converted them into 15 lateral apartments. The £500 million redevelopment of Paddington Basin to the east and the Queensway area near the new Park Modern super prime development overlooking the north entrance to Kensington Gardens will further transform the area.

Simon Barry, head of new developments at Harrods Estates, believes that what Bayswater needs now is a focal point.

“Queensway is its natural retail and restaurant street, and as we all know Queensway isn’t up to much,” he says.

Barry believes Whiteleys will be the real gamechanger, smartening up the area and helping narrow the gap between Bayswater and its more established neighbourhoods.

Closed since 2018, work is now well underway on a £1bn rethink of the old shopping centre, to a design by Norman Foster. ‘The Whiteley’ will reopen in 2023 with Britain’s first Six Senses hotel and spa, plus a cinema, shops, restaurants, and some very lavish apartments.

In a recent report, Knight Frank has singled Bayswater out as the one to watch in PCL, thanks to its undervalued property compared to the rest of the zone, proximity to Hyde Park, and the

While prices have slipped across central London during the pandemic, Paul Hyman from Kinleigh Folkard & Hayward, says that in Bayswater the picture is more complex. “We are getting record prices for some things, and others are maybe back to 2013 prices,” he says. Smart, spacious twobedroom apartments in excellent condition are selling well, particularly if they have outside gardens or balconies. Small homes are a harder sell. For Hyman’s money the top addresses in Bayswater are leafy Craven Hill Gardens with its grand white houses and proximity to the park, and Leinster Square with its gardens. A twobedroom flat in either would cost around the £900,000 mark. In normal times,

Simon Barry would expect around three quarters to come from overseas – from South East Asia, the Middle and Far East, North America and Europe. “I don’t think that anybody flies into London thinking, ‘I really want to live in Bayswater’,” he says. “But then they realise that it has a lot of the things they want, and it is more reasonably priced.” Toby Simmonds of Dexters, believes that the relaxation of travel restrictions will be a pivotal moment for prices in Bayswater.

“Approximately 40 per cent of the homes we sell in Bayswater are sold to overseas buyers from France, Spain, Germany and Italy,” he says. “International buyers also come from the USA, Canada, Hong Kong and Australia. L

SPENDING A ‘remarkable year’ for property continues, with London set to pick up the pace, writes Zoe Dare Hall

S

o here we are, in our second summer of mostly holidaying at home. Yet from a property perspective, it’s rather different this time round.

Where last year was marked by “panic moves” from city to country, comments Alberto Cordero at Best Gapp, “there is a greater degree of confidence in the market 15 months on. We have learnt to live with the current situation and the assurances we now have with the vaccine.”

Sales numbers will still look good compared with pre-pandemic times, but not as manic as last summer, he thinks. “Buyers will be more selective – particularly those moving from Zone 1 to Zone 2, or upsizing from Chelsea to Hampstead or Queen’s Park in search of outdoor space or extra bedrooms,”

says Cordero. “Although there is still an appetite for family houses, buyers are not willing to pay a premium and we have now entered into a price-sensitive market.”

This summer also sees the dying months of the stamp duty holiday, introduced in June 2020 and now tapered until it fizzles out on 1 October. Although its material impact on higher-end buyers has been limited, its wider effect has been a positive one, thinks Patrick Littlemore, CEO at Marsh & Parsons. “No one trading at £1m upwards has that much regard for a £15,000 saving, but further down the line, money is coming into the food chain.”

This is one holiday, however, that Tom Bill, Knight Frank’s head of residential research, is glad to wave goodbye to. He describes the tax holiday as a “commendable” move at the height of

the pandemic, but one that has now “overstayed its welcome”. It may have added some extra froth to the market, but it also whipped up panic among buyers, leading to sealed bids, over-wrought conveyancing solicitors and a shortage of removal vans.

Even without this tax break, “we would still be talking about a remarkable year compared to initial expectations,” says Bill, who cites March as a record month for transactions in the UK, and more money being spent in the housing market over the past year than before the global financial crisis. Indeed, this season is set to be “Britain’s first £100 billion summer”, according to forecasts from UK Living Research, which – based on the recent trajectory of the housing market – estimate 420,000 sales across the UK from June

to August at a record spend of £107bn.

The end of the stamp duty holiday should help to bridge the gap, however, between a sluggish prime central London – which has recorded 1.9 per cent below last year’s level for May according to LonRes data, and the rest of the country, where annual house price growth is 10.2 per cent, the highest since 2007 according to data from the ONS. “With the stamp duty holiday now all but over, the numbers point to the regions slowing in demand and London taking its place again as the focus for house price growth,” comments Nick Charnock, managing director at Bective.

Following on from three months of “enormous transactional activity”, adds Littlemore, this summer promises to be a busy one in London as travel restrictions continue and people focus on their homes instead. Areas such as Notting Hill and North Kensington, with great appeal among domestic buyers, are still active, he says, “and Queen’s Park is an ongoing

success story as it caters to so many different levels”.

The absence of foreign interest in the likes of Belgravia and Kensington has also made way for domestic buyers, adds

Canny investors are returning. As normality prevails, so will London’s property market Cordero. “Transactions are taking a little longer and not necessarily achieving the high premiums that foreign buyers tend to pay in new schemes, but there are healthy offers and it’s a pleasant change to see properties purchased by local residents and maintaining the sense of community,” he comments. All eyes, now, are on the return to the office – two or three times a

week, anyway, which most people seem to think is the ideal – and what that will mean for demand for central London property.

“The seeming exodus to the country was something of a fad and canny investors are returning to London property, given it remains one of the top five global investment centres,” says Charnock.

“As normality prevails, so will London’s property market.”

A more part-time approach to office life, though – or continued working from home – is already steering tenants in the prime lettings market to different areas beyond the Prime Central London norm.

“The corporate relocation market is coming back, but people aren’t talking about the commute to work. It’s more about the style of property they want,” says Littlemore.

“We’re seeing big interest in Barnes.

People want somewhere with good transport and a village atmosphere on those work-from-home days.” L The London Magazine 61

garden is a refuge. But that does not mean it cannot also be a place to compete with friends and neighbours – and this has been the case in London this summer where a ferocious game of property one-upmanship is being played out in back and front yards and even window boxes.

People previously ignorant of how things grow are trying to sound as knowledgeable as Chelsea Flower Show award-winners.

Will this hugely enjoyable spectator sport become a permanent fixture of the property market? Almost certainly.

The aristocrats of the 18th century vied to have the loveliest estate, with the most eye-catching ‘natural’ features, employing illustrious landscape architects to divert streams into cascades and build follies.

The months of lockdown and the rise of the urban staycation have brought about a similar focus on London gardens, some of which now boast furniture, lighting and kitchens as expensive as those indoors.

The planting is also a throwback to the 18th century with its emphasis on nature apparently untamed, but, in reality, carefully stage-managed. Bee-friendly wildflowers such as buttercups are permitted to flourish as proof of awareness of the hip horticultural thinking in which “the difference between a flower and weed is a judgement”.

Even window boxes are being styled to look as informal as possible, with trailing varieties of plants at the front to give a waterfall effect. The smartly painted bench in the front garden is part of the look.

Behind the buffing up of the backyard lies an elite army of garden designers This willingness to expend large sums on kitting out the garden may have been spurred by the requirement to socialise outdoors. But this pandemic trend is taking root in every part of the property market, affecting not only the desirability of houses, but also of flats.

The quality of the outdoor space of an apartment in a residential tower now seems set to be key to its appeal, with balconies and terraces being expanded to provide the great outdoors experience in the centre of town. Expect more schemes to market themselves as exemplars of “biophilic design”, where connectivity to the

environment is prioritised. The Wardian, an Eco-Ballymore development in Canary Wharf, has balconies with watering systems on which owners are encouraged to cultivate their own oases with the help of an expert service. The scheme takes its name from Nathaniel Bagshaw Ward, the Victorian botanist.

Behind the buffing-up of the backyard lies an elite army of garden designers and interior designers with skills transferable to the outdoors. Andrew Dunning, design director of London Contemporary says: “People want us to create a living room outdoors.”

Clients want the space to be lush, low maintenance and eco-conscious. Ferns are a favourite, environmentally-friendly and ideal for shady spots. As Dunning explains, the heater of choice is the low-energy consumption Heatsail Dome with its elegant dome-shaped shade. The smart sofa is the Minotti Florida, upholstered yet weather-resistant, topped with cushions covered in Designers Guild outdoor fabrics.

Dunning reports that decking, formerly seen as a bit downmarket, is staging a comeback. Millboard decking resembles the wide planks of the wooden floor in a loft apartment in a converted 19th century warehouse.

The emphasis on greenery in these gardens with their profuse vegetation will play its part in improving our air. This beautification of private spaces also carries another benefit. Who cannot be inspired by the faith in the future of our city shown by this investment in its properties? L
