pending more time with the family was, for many, an unexpected upside to months of lockdown. The London home is still seeing the effects, with a flurry of interest in interiors for winter entertainment, from softly lit home cinemas and bars, to cosy fireplaces and games rooms (for chess and billiards). It’s part of the continued investment people are making in their homes post-pandemic – the subject of a recent panel discussion I was part of at Decorex International. The architect Richard Parr summed it up beautifully, saying: “A home is a hotel for life”.

KEEPING WATCH From environmental initiatives to semi-precious materials, new timepieces should tell a story, writes Oonagh Turner

fter a year off from the party season, many will be looking to dazzle their peers at Christmas events with a work of art on their wrists. Bertrand Savary, president of English watchmaker Arnold & Son says that this year there is a strong emphasis on unique pieces made with natural and interesting material. “At Arnold & Son, we source semi-precious stones, often never used in watchmaking before, such as the verdite on the dial of Ultrathin Tourbillon Dragon & Phoenix or the white marble to compose the 3D moon of Luna Magna.”

At luxury diamond watch company Backes and Strauss, head of design, Anna Vasiunyk has also noticed interest has piqued in the materials used. “Bi-colour watches incorporating stainless steel and rose gold have been very popular especially with a classic white dial accentuated with a diamond bezel. Both variations

of our classic round cased Piccadilly and oval shaped Regent are proving equally desirable.” The Piccadilly 37 Bicolour is proving to be one of Backes & Strauss’ most popular. “Bold and timeless, the Piccadilly stainless steel with a 37mm dial is a classic timepiece whatever the occasion. Vintage Daytona, Submariner and GMT master watches have increased significantly in value and desirability along with the now famous “Stella” pieces made in many hues of vibrant colours. The trend for women to wear mens larger size watches has continued. The Stella dial watches are collected by women and men alike and the quest to find ever rarer tones of colour is an addiction albeit a good one!”

The big colour for dials this year has been green.

The Piccadilly Earl of Strauss is one of Backes and

Strauss’ most popular. “We are being asked for the green variation more than ever. The Earl of Strauss also has some complications, a power reserve, visible balance wheel and date retrograde so it seems to be doubly interesting,” says Vasiunyk.

CEO and co-founder of Christopher Ward, Mike France, agrees. “Green remains the colour du jour – and green as in sustainability. With the critically important COP26 taking place in Glasgow in November, it is good to see a number of watch brands bringing attention to the climate crisis by using recycled materials in their models.

The renowned chef talks to Oonagh Turner about the evolution of British food and favourite London restaurants

Looking back at life in France I have so many wonderful memories. I lived with my parents and my brothers and sisters – we were five children and we lived in the village of Soane, perched above Besançon in Franche Comte. My family was not well off, but I would not have swapped my childhood for all the riches in the world.

I left France in 1972 to come to England and was excited to arrive in Oxford – a city I had heard so much about. I was not disappointed, Oxford was truly beautiful. I also have an apartment in London, in Marylebone, which is a great place to be. It’s a small apartment but it’s perfect, with a balcony that I have my plants and herbs on.

I spend time in the city working at Brasserie Blanc but I can also easily hop on the train back to Le Manoir [aux Quat’ Saisons, where Blanc is chef patron].

London is a wonderful place, I enjoy walking around at the weekend and visiting some of the lovely restaurants. Some of my

favourites include Zuma and Roka for Japanese. For tapas, it’s Barrafina. I recently had a delicious afternoon tea at The Cadogan. I also love Trinity in Clapham by Adam Byatt, and Bibendum by Claude Bosi.

London is a truly multi-cultural centre of creative excellence with so many talented chefs.

When I arrived in the 1970s, the British food scene was very different, totally unrecognisable to now. The United Kingdom was simply not a nation of food-lovers.

Good food was available but it was class-led and exclusive.

Now it’s so different and there is a real celebration of proper, authentic food.

We could run from our house and within minutes be in the forest. We played for hours, foraging, creating catapults, bows and arrows. Around us, there was amazing food – in summer, we were surrounded by wild fruits; raspberry and blackberry plants.

We ate lots but also took buckets home to Maman Blanc and she did her magic. Happy days.

I do return to France often, especially Paris and the south. I love to see friends and family and catch up with my friends who are also chefs, such as Pierre Gagnaire. Pierre is one of the best chefs in Europe. His Paris restaurant has three Michelin stars. I love his approach and sensitivity to food.

Each time I visit Paris I discover somewhere wonderful – a great new café, or a small bistro with a

lot of character. But the best thing about Paris is the wonderful food markets. They are some of the best in the world. They are all about proud artisans selling fresh, local produce.

There is no greater time that we need more young people to get into the food and hospitality industry. Since Brexit and the pandemic, our industry is struggling and we need to make people aware that this is a fun and exciting industry to work in.

There are some truly wonderful people we work alongside who are doing so much to try to get our voices heard and hope that people will think of this as a career choice.

For me, planting, growing and creating food that I can serve my friends and family is the most wonderful gift I can offer. We work hard to learn what we can grow, how we can use it, the tastes and then the happiness and memories left for those we serve.

We pride ourselves on the training we provide staff at Le Manoir – something that cannot be overlooked. I am lucky to have so many of my team still with me since we opened 36 years ago, like my head gardener Anne-Marie Owens, and Mark Peregrine, director of The Raymond Blanc Cookery School, to name a few.

The most important thing is to be curious – open your mind and open your heart. Be intuitive, receptive and ask thousands of questions. Even today, I’m still curious about life. L

CINEMA ROOM

There are many avenues that can be explored when designing a cinema room, such as lights, tones and seating. But at its core is comfort and ambiance. “It is a great space to layer furniture and accessories, upholstered stools, throws and side tables (for the grazers!) which can really give some personality,” says Jane Landino, design and creative head of studio at Taylor Howes. With seating Landino recommends comfortable large seating, armchairs or beanbags for children, and “to add an extra layer of comfort we always include cushions and throws”. She explains, “when designing cinema rooms, we tend to use darker tones coupled with dramatic lighting as it creates an instant air of luxury and sumptuousness.” To add some movie magic, Landino reveals, “for one private client and their family we designed a celestial sky on the ceiling, with fibre optic lights to evoke the feeling of lying under the night sky when watching a movie.”

For acoustics to enhance the cinematic experience, René Dekker, creative director at René Dekker Designs advises, ‘‘flat finishes are better as shiny finishes reflect which will also distract from the screen.

Velvets and felts are better than satin. As much fabric as possible as this will give the best sound, as polished plaster or vinyl wall coverings don’t absorb sound.”

Shalini advises, “if you include a pool table, consider echoing the green felt through similarly toned tiles or stone for bar tops.

Juxtaposing materials and finishes always adds a layered, luxurious feel, so featuring embossed leather in front of a timber bar works well. Maximising space is often something to think about for a home games room.

Look into travelling bar cabinets, I particularly like the trunk style.”

GAMES ROOM

A games room should provide an immersive experience. “One of the few upsides of lockdown was that families were forced to find new ways to entertain themselves as they had much more time together at home,” says Alexander WalderSmith, founder of The Games Room Company. “Many 32 The London Magazine

discovered that physical games like pool and table tennis provided a relief from screen time and were multi-generational in their appeal, allowing family members to start reconnecting with each other in ways they had completely lost over the years.”

Boardgames, especially chess have enjoyed a renaissance, due to Netflix hit The Queen’s Gambit, starring Anya TaylorJoy as chess prodigy Beth Harmon. There has been a growing demand for bespoke boardgames. Alexandra Llewellyn, founder of Alexandra Llewellyn London, designs a range of exquisitely made boardgames explains, “each bespoke commission is completely different. Whether a gift imbued with love, a biography of the client’s life, or a brief to match the surroundings where the game is destined for. It is a joy not only to create objects that are beautiful, but that are games that bring people together for generations to come.”

With varying types of lighting from wall sconces to pendant, LED and floor, in an

I NDOOR ENTERTA I NMENT entertainment space, they create different effects. “Lighting is even more important for an entertaining space as it really sets the mood,” remarks Andrew Watson, managing director at Heathfield and Co. “Soft lighting relaxes, accentuates and creates an inviting setting,” adds Tom Raffield, founder of Tom Raffield. “Pair together ceiling pendants, wall, table and floor lights to curate a well-considered display that has all light-level bases covered for indoor activities. Mixing designs allows you to add personality and play with contrasting wood types for a contemporary look.”

While pendant lighting could be more suited for game rooms, specifically for cinemas, dimmed lighting can transform your viewing experience. “Recessed LED downlights are a fantastic choice for home cinemas or games rooms. They can be fitted on ceilings, or along walls. Combine with wall lights to provide task lighting for walkways,” says Lee Lovett, founder of The Soho Lighting Company. “Take it to the next level by installing a dimmer switch with your lighting setup. This will give you the ultimate control over your lighting. In a cinema room you will want to minimise the lighting to avoid glare yet ensure that light levels are relaxed relaxed.” As Timothy Oulton, founder of Timothy Oulton Studio says, “The room should be somewhere that transports you away.” L

HEART of the HOME We cosy up to the experts to discover factors to consider when installing a fireplace, and the trends of the season

A

s the nights draw in and the temperatures drop, we’re inclined to retreat to the heart of the home, and what better way to cosy up your living room than with a fire. Knowing where to begin can be a mammoth task. “Fireplace designs vary from elaborate antique mantel pieces in stone, marble or wood, complemented by cast iron inserts or free-standing baskets which could either house a decorative gas fire or be used for burning smokeless coals; to minimalistic frameless holes in the wall for an ultra-modern look,” says Silvie Omen from Stonewoods.

To narrow down your options, Owen Pacey of antiques fireplace company Renaissance urges buyers to think about the architectural era of the home. “I always advise sticking to whatever fireplace style is local to that area. This is for aesthetic, rather than practical reasons. Something from the wrong era will stick out like a sore thumb,” he says. “For the new builds it is harder to find an original piece that works but we make bespoke contemporary models too. These are what we call a ‘bolection’ style of fireplace – they have very clean lines which take inspiration from antique fireplaces typical of the unfussy English aesthetic. They sit very well in a more modern environment.”

But it’s not always necessary to go for a Victorian fireplace if you live in a Victorian house, says Paul Chesney of Chesneys.

“Architecturally, proportion of a fire surround is more important. Chesneys will be able to suggest the appropriate size of the surround you like.”

Tom Jackson, director at Jamb insists that prospective fireplace owners should always look to previous centuries for inspiration. “Often to look forwards one has to look backwards, and the clean lines and brave proportions of early 17th century Italian chimneypieces can feel wildly modern and exciting. Often people feel carved detail is too ostentatious in character, and a bolection profile like the Roma is the perfect way to celebrate hand carving and exceptional material, and a sense of grandeur through simplicity. Jamb has over a dozen of such profiles of varying proportions and drawn from different moments in architectural history, all available in a wide range of materials from a sleepy English limestone to the most highly prizes Italian marbles that were favoured in the Georgian era.”

about the function too, and how much heat you want it to throw out. “Glass-fronted units will give you around 80 per cent efficiency comparing to around 15-25 per cent of open fires,” comments Omen from Stonewoods. “The latest generation of glass fires feature anti-reflective ‘invisible’ front glass which will give you the illusion of a large open fire without most of the heat being taken up the chimney, plus a remote control for convenience.”

In modern homes, lacking a chimney needn’t be a problem. Apart from electric fires and balanced flue gas fires which can vent out through an external wall, Omen has seen a boom in bioethanol fires. “These super environmentally friendly burners can be installed in classical fireplaces as well as single or multi-sided holes in the wall that only require minimal clearances from combustibles, meaning they can be incorporated in joinery projects even in compact interior designs.” You can stay ahead of smoke control regulations coming into effect in 2022, by keeping your eyes on SIA (Ecodesign 2022) approved wood burning stoves that comply with the laws.

According to Pacey of Renaissance, the trend for original fireplaces with a sense of story and individuality, over reproduced pieces is showing no sign of abating. “A fireplace is a real focal point, it brings people together. They are lovely community pieces that can tell stories.

One set that stays in my mind is the giant travertine fireplaces that came from an Italian monastery. This was many years ago when a huge earthquake struck. I happened to be in southern Italy at the time and ended up bartering with this very old Italian monk for them – it was a surreal exchange. The fireplaces are both currently in my own home.”

In other trends, Chesney has noticed locally quarried stone is taking off. “Very much on trend at the moment are simple shapes with fantastic marbles, epitomised by our new British Materials Collection.

We have used some incredible British stones and marbles quarried by Britannicus Stone and designed a collection of quite simple surrounds to showcase the spectacular native materials this country has to offer.” L

orget turning left on a plane as the ultimate sign of inflight luxury. A rising number of Londoners have ditched commercial flights, after a year of upended travel plans and fear of travelling with the public, and are chartering private jets for their family holidays.

Pre-Covid, business trips were the bread and butter of private jet charter companies – and presidents, celebrities and business tycoons are no strangers to the joys of taking their own jet. But a new market is emerging in private aviation: families who will spend £12,500 on a light jet seating six to Mallorca, or £80,000 to go to the Bahamas on a long range jet with room for 12. That’s based on current prices with the London-based private air charter service Admiral Jet. Passengers with greater 40 The London Magazine

flexibility can also benefit from ‘empty leg’ flights – jets returning empty from another client’s outbound flight - which cost less than half the price.

Simon Geere, CEO at Farnborough Airport in Hampshire, the UK’s biggest business aviation airport, has certainly noticed an uptick in leisure travel by private jet in the past year. “These are families who would normally travel two or three times a year and haven’t been able to travel during the pandemic are now willing to pay a premium to fly privately,” he comments. His airport deals with around 32,000 flights a year, with Paris the most popular destination and Italy and Spain also in high demand.

Private aircraft charter Air Partner has also seen “significant growth” in private travel because of the pandemic. “In early

summer, we saw an 114 per cent increase in enquiries compared to 2019,” reports Kevin MacNaughton, managing director, charter. Citing “comfort, convenience, flexibility and safety” as the crucial factors influencing flyers, he has seen a range of new customers over the past year: “First-time private flyers who might have previously travelled first or business class on commercial airlines and large multigenerational families who value the safety of travelling within their ‘bubble’.”

London-based clients have a handful of airports at their disposal. Besides Farnborough, there’s Biggin Hill in Kent, Northolt near Heathrow, London Oxford, and the VIP terminals for private jets at Luton and Stansted. Mike Rivett, managing director, at Churchill Aviation, has also noticed bubble travel continuing:

“We have seen an increase in demand as we are exiting the pandemic, families (including pets) and businesses travelling together, within their own bubbles. This creates a safe travel environment, but also saves many hours that would be spent at airports, private terminals, such as the one here at London Biggin Hill, provide a contactless transition when arriving, through to boarding your flight.”

Rivett says that peak destinations over the summer have been the Balearic islands, Southern Spain, Portugal, Southern France and the Greek Islands. “Over the next few months we expect to see the re-emergence of winter flights as the ski resorts reopen, also flights across the Atlantic as the USA allows entry again.”

Winter sun is also set to tempt flyers further afield, reports MacNaughton. “We

But where private air travel really excels, Geere points out, is in its ability to reach the places that commercial flights can’t.

Among the more off-beat of the 900 international airports that Farnborough deals with include Akmola in Kazakhstan,

Arica in Chile and Albacete in Spain.

And then there’s the service. “The service you receive isn’t comparable to that on a scheduled flight. You are treated as a VIP throughout,” says Admiral Jet CEO David Doughty, who lists having your preferred champagne brand and catering from a restaurant of your choice among the on-board luxuries, along with the convenience of being able to book flights two hours before you fly, arrive 15 minutes before take-off, and have all your onward transport arranged the other end.

Flexibility is also a huge tick in favour of going private, in a year of constant travel cancellations for many people, adds Andy Christie, group private jets director at Air Charter Service. “We are primarily seeing new entrants into the market, and record numbers of flights out of

London with people making the most of the relaxed border restrictions in the Med. Ibiza has been our most booked destination in 2021, followed by Nice,” he says. “Brexit has changed the way aircraft can operate out of the UK, but it hasn’t changed the demand or destinations dramatically.”

Passengers with Fly Elite Jets – who have seen bookings increase by nearly 200 per cent since July 2021 – can expect to be escorted from home to jet steps by limo. They will then travel – with total privacy guaranteed – in clinically-sanitised cabins “with 100 per cent fresh filtered air ventilation, eradicating jet lag and viruses,” says CEO Christopher Williams-Martin.

Gulfstream’s president Mark Burns has also

seen Covid strengthen the case for business aviation, with private jet passengers taking more control over schedules, routes and health and safety. “Customers have also become increasingly interested in features of the cabin environment that enhance health and wellness. Gulfstream leads the industry in providing a healthy cabin experience with 100 per cent fresh, never recirculated air; a new plasma ionization system; low cabin altitudes; whisperquiet noise levels; and an abundance of natural light thanks to Gulfstream’s large, panoramic windows.”

The choice of jet may be a boon to some – would you rather pitch up at your holiday home in a Dassault Falcon 8X or

a Gulfstream 650ER? “They can fly to almost anywhere in the world non-stop at close to supersonic speeds,” adds WilliamsMartin. But the world’s first flying nursery, along with onboard entertainment for kids, including books, toys and allergyfriendly children’s menus, will tempt much of the new privately-flying families.

Many of his London-based clients, he adds – a mixture of British, American and Middle Eastern families – have helped luxury hotels in the Caribbean, Maldives and Mauritius survive by booking longterm villas to sit out the virus. “They travel with an entourage of help including personal trainers, nannies, chefs and our close protection team, so they

Pets are another plus-point in favour of going private. VistaJet – whose entry-level membership starts at around €500,000 a year, giving customers access to 70 jets and then paying only for the hours they fly – has seen an 86 per cent increase in pet travel in the last two years. Flights with cats increased by 357 per cent between 2019 and 2020; and you can imagine Covid’s puppy boom will lead to a similar spike in flying dogs. Crew are well-versed in pet CPR and calming nervous flyers.

A select few will want the exclusivity of owning their own jet – the cost may not be that extreme, with a 1963 Baron 55, seating five, listed on JamesEdition for £123,561. But a 2009 Dassault Falcon based at Farnborough airport, is on sale for £11.9m through KJet. And the purchase cost is just the start; there’s the hundreds of thousands of pounds a year on crew, plus fuel, maintenance and hangar fees.

Only five percent of existing jet stock globally is available for sale, according to the International Aircraft Dealers Association. But you could buy new.

Oriens Aviation, based at Biggin Hill, is taking orders for 2022 deliveries of new jets such as the Pilatus PC-12.

Though it seems an oxymoron to talk of private jets and eco-friendliness, carbon-offsetting is a big topic in the sector. “We offer a carbon offset package as part of our Aircraft Ownership Service program,” says Burns at Gulfstream.

“There is a growing interest by customers in carbon offsets to further reduce their environmental footprint as they increase their commitment to sustainable aviation.”

reston born and bred, Hamza was in a school run car accident at just 11. After a drawn out investigation, further complicated by Covid, his fiscal compensation was finally awarded when he was 18.

He was immediately advised to invest in a pension.

Hamza had a think about that, sought counsel from his parents and was inspired to seek out an alternative direction. His mind drifted to thoughts of bricks and mortar, his mum and dad agreed, but were anxious.

Buying his little house in Hitchin, Hertfordshire, was a great move for Hamza: “I realised that I didn’t want to buy up north: the returns are too low and anyway my parents would be able to reel me in on a thread if I bought near them.” His father argued that the money Hamza spent in Hitchin would buy him a mansion closer to home – but Hamza, his eye focussed on the future, stayed strong.

Hamza feels confident in his decision to eschew a pension and take his place on the first step of the property ladder instead. “I can always sell it in a few years if my situation changes – or if I get married,” he added.

Asked if he had any advice to anyone else considering speaking to the team at Buy to Let Hunter, Hamza said: “Adrian and Alex were very responsive to all my phone calls and emails throughout. Trust the process – even though other people might doubt you.”

Hamza felt very supported throughout. As a student studying PPE, Hamza plans to use the income from his property to help pay his tuition and living expenses. It will enable him to go on and pursue a master’s degree in environmental consultancy.

byword for opulence, the name Fabergé is evocative of glistening diamonds, lost dynasties, the beauty, wealth and romance of late Imperial Russia and Edwardian high society, and those fabulous Easter eggs. One particular piece at the exhibition that McCarthy is thrilled to have at the V&A was owned by the Royal Family. “Edward VII was not the most monogamous of gentlemen, and his long-term mistress Alice Keppel gave the King the most beautiful and layered gold box, enamelled in royal blue which was entwined with a diamond set snake swallowing its own tail – the symbol of never-ending love.” The exhibition also showcases a host of extravagant tiaras.

“One is modelled as aquamarine cupid arrows pointing towards the mind of the wearer – it’s an utterly magical object,” adds McCarthy.

For Oganesian, the famous Fabergé mosaic brooch will be a highlight at the Christie’s auction. Designed

by Alma Pihl – one of the two female designers at Fabergé, this incredibly delicate brooch features handcarved minute diamonds, rubies, and emeralds. “The stones are fitted into the square holes of the platinum mesh, which was cut by hand. elgravia began its journey to real estate superstardom when King George III moved to Buckingham House, now Buckingham Palace. Aristocrats and courtiers started looking around for places to live nearby and Richard Grosvenor, the second Marquess of Westminster, was quick to react to the demand.

In the 1820s he asked architect Thomas Cubitt to design an estate modelled on neighbouring Mayfair. He named it Belgravia in honour of the blink-and-you’llmiss-it Cheshire village of Belgrave which is a short walk from the country seat of the Grosvenor family.

Belgravia’s grand townhouses were an immediate hit, and it rapidly became one of London’s most fashionable locales.

So entrenched is SW1W in the DNA of the British upper classes that it provided the setting for five novels by Anthony Trollope, the classic television series Upstairs Downstairs, Julian Fellowes’ follow up to Downton Abbey, Belgravia, a lockdown guilty pleasure when it screened last year.

Away from the tourists and supercars of Knightsbridge, Belgravia has a distinctly villagey feel with its traditional pubs and charming independent shops – albeit a village filled with elegant terraces of tall and slender townhouses and huge white stucco villas, most divided up into large lateral apartments.

The streets are leafy and quiet, and they have an rather celebratory feel thanks to

Belgravia isn’t quite on Mayfair’s level when it comes to Michelin stars, but it does have the three-starred Amaya, Tom Aiken’s Muse, below, and The Dining Room at The Goring. Long established local favourites such as wine bar Motcombs, left, La Poule au Pot, above, and the old school Italian Zafferano, have been joined by a raft of new arrivals. the flags of the numerous embassies that are based here. “Belgravia is a community,” says Shereen Malik-Akhtar, head of central London sales at Sotheby’s International Realty. “Everybody knows everybody, it works for families, for couples, and for people who want a pied-à-terre, and you can get to Mayfair, or Knightsbridge, or Soho, without being in the middle of all the hustle and bustle.”

The streets of Belgravia are also simply overflowing with blue plaques: both Stanley Baldwin and Margaret Thatcher lived at 93 Eaton Square, London’s largest garden square. Just around the corner, the Iron Lady’s bête noire, Michael Heseltine owned an even larger townhouse, on Wilton Crescent. Ebury Street has probably the most star-studded line up

of former residents: it was where Mozart composed his first symphony at the age of eight, Noel Coward grew up, and Ian Fleming, creator of James Bond, also lived.

Hollywood glamour comes in the form of actors Vivien Leigh, star of Gone with the Wind, and Omar Sharif, of Lawrence of Arabia and Dr Zhivago fame. They lived in the same flat on Eaton Square – although not at the same time.

Belgravia also has strong links to the British Royal Family. Lord Mountbatten owned 2 Wilton Crescent during the 1960s, while Camilla Parker Bowles had a pied-à-terre at the Cundy Street flats in the 1970s. The site is now earmarked for redevelopment into more than 300 new flats. More recently the shamed socialite Ghislaine Maxwell bought The London Magazine 55

a house on Kinnerton Street which she is reported to be selling to help pay for her legal defence in the US.

Eccleston Yards, a former power station just around the corner from Elizabeth Street, reopened three years ago as an urban oasis with co-working space, cafes and restaurants. The workplace concept called 25EP is Grosvenor Britain & Ireland’s first foray into the flexible working sector, mixed with a dash of luxury hospitality. Neighbours include Wild by Tart, Atis, Morena, Ole & Steen, Barry’s Bootcamp, Re:Mind and Hotpod Yoga. And earlier this year the designer Anya Hindmarch returned to her Pont Street roots and opened five stores including a café, hair salon, and shops selling recycled bags, personalised gifts, and even a shop entirely devoted to the art of home organisation.

Lots of smart prep schools to choose from, including the all-through option of Hill House or Eaton House. There are also top rated state primary options, including St Peter’s Eaton Square and St Joseph’s Catholic Primary School. For older pupils Saint Thomas More Language College also gets top marks from Ofsted. Francis Holland School for girls is close by, as is Westminster School for boys (with girls in the sixth form).

Like the rest of Prime Central London, Belgravia has had a tough ride over the past decade – according to the latest research from LonRes prices stand two per cent lower than they were ten years ago, after a series of blows from global financial crises to tax hikes to Brexit. According to LonRes, prices range from a one-bedroom flat at £495,000 to a five-bedroom penthouse currently on at £45 million.

Lulu Egerton, senior director at Strutt & Parker, believes its market was poised to ignite in early 2020 – until the pandemic put the brakes on again. “It really became a very difficult market overnight because the international buyers were not there,” she says. She estimates that more than half

of all properties sold in Belgravia under normal circumstances go to overseas buyers, and this outlet simply dried up.

However as travel restrictions ease, Egerton is seeing demand returning.

“Prime London real estate as an asset class is still what everyone would like to have,” she says. “We have just sold a house for £14m to a buyer from Saudi Arabia, and one for £24m to a buyer from South Korea. There have been some fairly big ticket purchases by buyers who have taken advantage of the fact that there is so much choice.”

These early signs have encouraged Egerton to take a “pretty bullish” view of Belgravia’s prospects. “We are learning to live with the pandemic,” she says. L

A London girls’ school is leading the way on healthier classrooms, writes Anne Cuthbertson

T

he long-suffering school hamster can breathe again. In the modern classroom furry friends look set to be replaced by something with a longer and happier life with health benefits for all – plants.

In the Great Pavilion at the Chelsea Flower Show in September, Putney High School for Girls’ “Biophilic Classroom” struck a chord with many visitors, proving an educational experience for all and winning a coveted Gold Medal.

The stand displayed a recreation of the school’s sixth form centre, with its carefully chosen selection of indoor plants such as low maintenance spider plants, Chinese money plants and dwarf palms.

During a nine-month study at the school, the right combination of the right plants in

a specific ratio saw an improvement in air quality, the removal of chemical toxins and an increase in humidity. Overnight in the school’s biophilic classrooms, air quality increased by 10 per cent and humidity by 7 per cent.

The benefits are manifold: a fresher environment, a reduction of fatigue in pupils, higher humidity which is better for skin, and pupils don’t feel so dehydrated.

Other subtle biophilic design principles, such as images of nature on the walls, also reduce stress and improve focus and emotional wellbeing.

“I’ve got a school of eco warriors, passionate about the environment. We’re a London school aware of pollution,” says headmistress Suzie Longstaff, as she explains where it all started.

Four years ago, Clare Bowman, an architect and sustainability advisor at De Montfort University came on board to design the school’s new centre for science, music, drama and debating. It was a London site, a Victorian building, and the aim soon became to create the optimum learning environment.

“Soon everyone – staff and pupils – wanted to get involved,” says Longstaff.

The school launched its ‘Breathe’ sustainability campaign, showing “how a few simple steps can have a significant impact on wellbeing and the ability to learn well”.

The Biophilic Design Code began rolling out over the whole campus. Murals of forests or bluebells in native woodlands now bring walls to life, with an image of the Langdale Pikes mountain range of the Lake District offering inspiration in the geography classroom. Carpet tiles are zero carbon and bamboo furniture is being introduced. The school’s gardening clubs, sensory garden, raised beds and allotments are thriving.

Putney High School now hopes that other schools will be inspired by their example. They have created a Plant Guide for Schools, with plants chosen on the basis of their ability to remove chemical vapours, resistance to insect infestations, ease of growth and maintenance and transpiration rate. They are also giving away the optimum equation – 1 plant per six cubic metres. THE BOUNCE-BACK BEGINS Theatre and office life are luring buyers back to London, writes Zoe Dare Hall

A

s our high streets, social lives and even holiday plans start to look a little more like their old pre-pandemic selves, the London bounce-back has begun.

International buyers, wealthy overseas students and corporate relocators are starting to return. But what’s really driving demand for property in prime London – particularly the “family hotspots” in the west and south-west, such as Chiswick and Clapham, says Savills, which reports 8.9 per cent annual growth in both of these areas – is the return to city life by those who fled to the country a year or so ago.

The need or desire to be back in the office a couple of days a week has been the main driver – along, in some cases, with ensuring the family’s feet were happily

installed beneath that Notting Hill dining table by September in time for the start of the new school year. Where, a year ago, everyone wanted to be around greenery – whether that meant going the whole hog and moving to the countryside, or leaping on any London property with a garden, nearby park or some balcony space – now it’s all about being near a Tube or train station, says Savills’ director of residential research Lucian Cook. And as a sign that families are ready to put down city roots again, the price of six-bed houses in prime West London markets have risen by 6.2 per cent in the past year, and five-bed houses by 5.3 per cent, according to Savills.

Being reacquainted with your office desk and colleagues, though, isn’t the only reason for waving goodbye to the full-time rural idyll. Agents are seeing the creeping

realisation among these country-to-city ‘boomerang buyers’ that rural life just isn’t as much fun. “We recently had a lady looking for a London property who told us there were only so many long walks she could take before she began to miss her morning flat whites and trips to the theatre,” says Harry Laflin, manager of Dexters Westminster.

“Quite a few people who moved out for country life are now suggesting that they are finding it rather boring and that ‘there are only so many pubs we can explore’ before being lured back to London,” adds Hamish Gilfeather, associate director at John D Wood & Co. Some who sold up in certain parts of the countryside may be returning to the city quids in. Savills’ data shows the £2m+ market in the Cotswolds grew 18.5 per

cent on the year – versus 10.8 per cent in the country house market on average.

For the majority of those now buying in London, this was never an either/or situation. “It was always part of the plan to come back to London and keep the country home too,” comments Lindsay Cuthill, head of Savills’ country department.

The ‘escape to the country’ was never at the expense of London, agrees Stuart Bailey, Knight Frank’s head of prime London sales. “Our volume of London prime transactions improved year on year, from 2019-2020 to 2020-2021,” he says. He expects this year to be back to 2019 levels. “A bounce-back in the PCL prime market is looking likely, lead by international buyers beginning to come back to the UK,” says Bailey.

It’s not just the big family house market in PCL that’s flying. High demand for London pied-à-terres – or crash pads – means prices for PCL flats have grown by 0.6 per cent this year, the first rise in this

market since the 2014 peak, according to Savills. In Westminster, rural returners are looking at modern flats in mansion blocks for around £600,000-£1.5m, says Laflin, with Vandon Court on Petty France

Rocketing hotel prices and increasing train fares have made buying a pied-à-terre attractive again and Artillery Mansions on Victoria Street proving popular with these buyers.

Being near to transport hubs such as King’s Cross or London Bridge, or within walking distance of the office, in locations such as Shad Thames, Wapping or Bayswater are the priorities that George Barker at Clutton’s Tower Bridge office is noticing among weekday bolthole buyers.

“Rocketing hotel prices – by 200-300 per cent compared with pre-pandemic levels – and increasing train fares have made buying a pied à terre attractive again,” says Barker, who has just sold a fully-refurbished two-bed flat, a Shad Thames warehouse conversion, originally priced at just over £1m. “It was bought for £895,000 by a banker who moved out of London with his family during the pandemic and is now needed in the office full-time,” Barker comments. “Buyers like this have committed to a house in the country but now see it as beneficial to have a place to live from Monday to Thursday.”

It’s not a permanent au revoir to the countryside though. Laflin notes that the rural escapees he’s seeing “aren’t keen to move back to the city full-time. They’ve seen the advantages to country living – more open space, less competition for schools and larger houses. But they want a base where they can commute from during the week and get their fix of city life.” L The London Magazine 61

hat does a buyer in London want now? Proximity to a Tube station has risen to the top of wish lists, supplanting gardens and parks, as the return to the office continues. But a location laden with centuries of history is also emerging as a desired destination of some among those who are now moving back to the city from the country, having quickly tired of the bucolic lifestyle.

These ‘boomerangers’ concede that they missed the myriad things that only London offers. Some admit they pined for freshlymade sushi. Others longed for the sight of a house bearing a blue plaque that causes you to wonder about the noted former occupant and what it was like to live on that street in the past.

Americans, itching to invest private equity fortunes in prime London real estate, are also seeking out homes in St James’s and Westminster, which were bustling parts of the metropolis when Chelsea was a rural community. These areas may nowadays be more associated with commerce and government.

The new luxe conversions and developments now rising up in SW1 may come with such features as interior design

by David Linley, a grandson of the Queen.

But the chance to live in the surroundings that have been the backdrop for epochmaking events is also a major selling point.

Alex Christian of Savills attests to the demand among his US clientele for properties in St James’s Square which is gradually returning to its residential beginnings. Henry Jermyn, Earl of St Albans was responsible for the square’s

Next year apartments priced from £5.8m will be available in the Old War Office building in Whitehall, built in 1906 on the site where Whitehall Palace stood.

Knight Frank which is agent to the OWO Residences, points out that both Winston Churchill and Ian Fleming, the creator of James Bond worked there.

One Queen Anne’s Gate, a scheme of 27 apartments behind the restored façades of a town house, will appeal to fans of 18th century style. The property’s most celebrated former resident was Sir Edward Grey, foreign secretary between 1905 and 1916, who wrote “The lamps are going out all over Europe, we shall not see them lit again in our life-time”, on the eve of the First World War. Linley, a craftsman renowned for his joinery, has contrived to combine heritage and every contemporary comfort in the interiors. Savills, agent to the scheme, says prices of one-bedroom apartments will start at £1.86 million.

Or you could have the Queen as a near neighbour, for residents of No 1 Palace Street, a Northacre scheme. The 72 apartments (starting price £2.3m) overlook the gardens of Buckingham Palace gardens.

The restoration of these properties will attract the moneyed to the city, which should remind politicians of the long tradition of delivering homes for ordinary Londoners, and the need to continue this.
