Canada’s National Ski Academy located at the majestic Tornaveen in Collingwood. The NSA, as it is known, is not only a ski academy, located in a magnificent heritage home, but it has also been the home of some of Canada’s Olympians, like Roni Remmi, who graces the cover of this issue. But if it’s warmer weather that you prefer, this issue of Invest in Style takes you on the ultimate five-star African safari. You will be with gorillas in Rwanda and hike to the grave of world-renowned mountain gorilla researcher Dian Fossey. THE NEW NORMAL

To say that the last two years in the Toronto real estate market have been tumultuous would be an extreme understatement. Having said that, it would appear that we have finally arrived at a new normal.

i

t’s hard to believe that it was only 24 months ago that the Toronto resale market was literally out of control. Through the first four months of 2017, average sale prices were, on a year-over-year basis, increasing by 30%, an inconceivable number today. The average sale price in April of 2017, had reached an eye-popping $944,000, and that included condominium sales. The average sale price for detached properties was almost $2,500,000. What caused this frenzy? The simple answer is easy and cheap money. Interest rates were historically low. A five-year mortgage could be had for an interest rate of less than 2.5 percent. In addition, foreign buyers, primarily Asian, were flocking to Toronto after British Columbia imposed a foreign buyer’s tax in 2016. It all combined to create a kind of tulip mania, only in this case it wasn’t tulips but real estate that was causing buyers and sellers to behave irrationally. It all changed in April of 2017. At the end of the month, the then Liberal provincial government introduced our own 15% foreign buyer’s tax. Although it didn’t impact a large segment of the buying public, it did act as a wakeup call. Overnight, buyers became more tentative and suddenly the market slowed. It probably would have returned to its earlier accelerated pace, but the foreign buyer’s tax was followed by a series of mortgage interest rate hikes. By the end of 2017, the average sale price had tumbled to $735,000.

As we progressed through 2018, further interest rate hikes also came into effect. Of greater impact, however, was the implementation of mortgage stress testing. The new rules require all federally regulated financial institutions to vet borrowers’ applications using a minimum qualifying rate equal to the greater of the Bank of Canada’s five-year benchmark rate or the buyer’s calculated rate plus two percentage points. That was a game changer. Buyers are now qualifying at almost 6 percent. Some are having difficulty qualifying. As 2018 came to an end, it became clear what the new normal for real estate would be in Toronto. The average sale price is now $750,000. Given the stress testing, the various interest rate hikes, and the implementation of the foreign buyer’s tax, average sale prices have held up well, and will continue to do so. The new normal is a market place that is devoid of irrational exuberance. It will be restrained by the economic measures that have already been implemented and the further interest rate hikes that are anticipated in 2019. What’s happened in Toronto is happening on a global basis. Almost every “world-class” city – those cities that, for the last decade, have been magnets for people and capital from elsewhere – is experiencing the new normal. This phenomenon is being described as a synchronized global housing downturn.

It would appear that many of the same factors that have influenced the Toronto marketplace are responsible for changes globally. Government engineering, substantial interest rate hikes, and restrictions on foreign investment are having their greatest impact in the cities that saw housing prices skyrocket in the recent past. The prices that buyers were paying in 2016 and into early 2017 were, in a word, unsustainable. In Canada, Vancouver has been dramatically affected by these global factors, particularly restrictions on foreign capital investment in the local housing market. At the end of 2018, homes sold in Vancouver were down by 31%, marking a 25% drop below the city’s 10-year average. The composite benchmark price for homes had dropped to $1,032,400 from December 2017, a 3% decline. Even with these declines, the price of homes in Vancouver is still quite expensive. Australia’s housing market, specifically cities like Sydney and Melbourne, is also experiencing a downturn. Average sale prices have fallen by 11% and 7% respectively, from their peak in 2017. Australia’s housing market, and in fact its whole economy, parallels that of Canada’s. Australia’s economy has been powered by a rapidly growing resource sector. It saw massive amounts of Chinese money coming to its housing sector, and money was cheap, and unfortunately, a little too easy. Now government intervention is restricting foreign capital, and increased borrowing costs and more vigilant government supervision of banks is making borrowing less easy. The impact of these changes is being felt by the housing sector.

Like Toronto, Vancouver, Melbourne and Sydney, other cities throughout the world are responding to these global changes. New York, London and Hong Kong have also seen downturns in their housing markets, where prices have fallen in each of these cities. Unlike Toronto, more people are leaving London and New York than are moving in. All these cities have been affected by a combination of government intervention, increased borrowing costs, and the fact that easy money resulted in overpriced markets. The housing market in numerous other world class cities is reacting similarly, moving in unison, in a form of synchronized choreography. What we will experience in 2019 is a real estate market in which buyers are much more deliberate, extremely conscious of their borrowing costs. In this environment, there will be no great price fluctuations. We can anticipate that, both in terms of sales volumes and average sale prices, increases will be moderate, somewhere around 2% to 4%. At the higher end of the market, for properties valued at $3 million or more, we may even see some price modification. Higher-end property prices accelerated to levels of unsustainability during the early mania of 2017. The new normal should be viewed as a welcome change to the irrational marketplace that we experienced in 2016 and early 2017. The new normal will be the marketplace where real estate professionals will, for the first time in years, demonstrate their pricing, negotiating, and selling skills. IIS

CANADA’S NATIONAL SKI ACADEMY: TORNAVEEN COLLINGWOOD’S HERITAGE HOME TO FUTURE OLYMPIANS BY LESLEY KENNY

T

he steep slope of the turret’s conical roof pokes through the old trees in this park-like corner lot on Oak Street. Tornaveen, the two-and-a-half storey, 10,000

square foot mansion, built in 1893, is still the largest and tallest home in Collingwood. The late Victorian, Queen Anne Revival residence also includes 80 windows of various styles, four ornamental chimneys and a deep, curved and welcoming porch. In 2018, curious members of the community were welcomed into Tornaveen for Doors Open Ontario, an event that also marked the 125th anniversary of this heritage home, the first to receive such status in Collingwood’s downtown heritage conservation district. But to the current students of the National Ski Academy, the double-bricked, 26-room Tornaveen is home. The National Ski Academy was founded in 1986 by Jurg Gfeller, Executive Director until 2018, when he shifted his focus exclusively to coaching (not as well known is the fact that the much-loved founder was a one-time ski villain in the ski chase scenes of the 1969 James Bond movie, On Her Majesty’s Secret Service). Born out of Jurg’s passion for ski racing, his entrepreneurial spirit, and unwavering belief in an athlete-centered approach, the NSA quickly became the top ski school in Canada. In 2010, it also became the only high school credit-granting ski academy in the country. Every year, up to 30 students, from ages 14 to 18, take up residence in Tornaveen where they are encouraged to put their own stamp on the quirky rooms of varying shapes. There’s a fully-equipped gym, a games room, and a dining hall where students eat meals together. Class sizes at the NSA are small and there’s a strong emphasis on academics.

The new head of the NSA, Tobin Walsh, explains that, “the National Ski Academy offers a unique experience that gives international students opportunities for language acquisition as well as opportunities to train in a wide variety of locations. In the fall, we spend five to seven weeks training in Saas-Fee, Switzerland. In early winter, we train in the west at Sun Peaks, or Red Mountain, in BC, and in the east at Sunday River, Maine. There’s an annual spring camp in Whistler and, during the competition season, we train for speed and technical events at camps in BC and Quebec when we aren’t at Blue Mountain or a Niagara Escarpment private ski club.” Known locally as “the escarpment four,” Osler Bluff, Craigleith, Alpine, and Georgian Peaks are private ski clubs located on the escarpment ridge. Along with Devil’s Glen, just 20 minutes south of Collingwood, and Beaver Valley Ski Club, about 40 minutes southwest of Collingwood, these ski clubs offer members, and future Olympians, some of the best skiing opportunities in Ontario. The NSA has produced a number of Olympic skiers including Dave Duncan (’00), member of the Canadian Olympic Ski Cross Team in Sochi (recently retired), Larisa Yurkiw (’04) and Roni Remme (’14), both Canadian Alpine Ski Team 14

members (Larisa is now retired) and Olympians, and Rodolfo “Rudy” Dickson (’15), a Mexican Alpine Ski Team member and Olympian. Nancy Greene Raine, the most decorated skier in Canadian history, has guest lectured at the NSA to a rapturous audience, aware they were in the presence of skiing royalty. Tobin Walsh moved to Collingwood with her young family when she took on Head of School in January, 2018. She is enthusiastic about her new home and describes Collingwood as “an incredible community, really a four-season destination, and it’s only a two-hour drive from Toronto.” Local outdoor attractions include mountain biking, hiking trails, a mountain coaster, paddle boats, swimming, snowshoeing, snowmobiling, rock climbing – and downhill skiing. Tobin says she was surprised by the thriving arts and culture scene in Collingwood – “it rivals much bigger cities.” The historic Gayety Theatre has provided live theatre, concerts and movies since 1911, and the waterfront Shipyards Amphitheatre offers residents and visitors free outdoor concerts and Bard on the Bay Shakespeare plays. In fall, there’s the Collingwood Art Crawl as well as the more competitive Battle of the Brushes. Local libraries mount rotating exhibits of art and photography, and art installations dot the town thanks to Collingwood’s public art program. “We are so lucky to have all these opportunities to connect

with the art scene,” says Tobin. “For a small community, we are so rich with art and culture opportunities for people of all ages to engage with.” Collingwood also boasts a number of award-winning craft breweries, wineries and cideries. Local grapes and apples are used to produce the wines and ciders throughout the area. The Canadian Mist (whisky) Distillery has been in operation within the town limits for 50 years. Tobin is quick to point out that Collingwood is one of the top entrepreneurial communities in Canada and, in 2016, when the NSA celebrated its 30th anniversary, Collingwood was voted Canada’s #1 entrepreneurial community. A shining example of this spirit is NSA founder Jurg Gfeller’s vision and dedication. The bold new face of this Navigator features the latest signature Lincoln grille and super-cool LED headlights. They’re adaptive headlights with a clever greet feature that’s part of an owner welcome lighting sequence, which also includes a luminous Lincoln logo mat by the front doors. Lay a hand on a door handle (also illuminated) and power step rails slide out from under the body, to make entry into the tall cabin easier. Inside, the seating is exceptionally good, especially the aptly named Perfect Position 30-way power adjustable front seats. Memory settings can be used to recall the multitude of individual driver preferences for seats, mirrors and adjustable foot pedal positions, as well as climate control and entertainment settings. And yes, the seats have air ventilation and massage features. Under hood, this Navigator is powered by a surprisingly fuel-efficient twin-turbocharged 3.5-litre V6 that can pump out 450 horsepower and 510 ft-lb of torque. Power gets to the wheels via a new slick-shifting ten-speed automatic transmission and a multi-mode four-wheel-drive system, designed to improve both acceleration and highway fuel economy (rated at 11.4 L/100km). A simple twist of a knob selects one of six drive modes and re-tunes the adaptive suspension, transmission shift points, 4x4 drive distribution, dash information displays and more.

Staying connected is not a problem with six USB ports, four 12-volt power outlets and even a house-like 110-volt outlet. An ultra-convenient wireless phone charger in the first-row centre console pocket is also available. The centre-dash multi-media display is a Lincoln version of the Ford Sync system with mostly touch screen controls, but thankfully Lincoln has added conventional knobs or switches for most common functions. While not a big fan of push-button transmission drive selectors, I accept that it is the Lincoln way, and could easily live with the “piano key” like selector used in the Navigator. In addition,

there are manual override paddle-shifters on the steering wheel, and ten gears allow lots of paddling. Navigator is not just big, it’s tall and heavy. Certainly not sports car ingredients, yet, its twisty road manners were a pleasant surprise. Steering effort is light yet responsive, was reasonably quick and predictable, and it feels like you’re driving a smaller, more agile vehicle. When set in comfort mode the suspension really does an impressive job of soaking up road imperfections. Yes, the new Navigator should put Lincoln back as a leader in the full-sized luxury SUV class.

Whisky and Food: A Primer BY LESLEY KENNY

Pairing whisky with food is a relatively new culinary adventure. A grain-based spirit, whisky – “the water of life” – is aged in barrels from three years to three decades, and longer. Unlike wine, once it’s bottled whisky doesn’t change much over time.

T

he three main types of whisky are: scotch (whisky produced in Scotland, made mostly of malted barley and, connoisseurs will tell you, the most diverse of the whiskies); bourbon (distilled from at least 51%

corn and originally from Kentucky); and rye, the spiciest of the three (made from at least 51% rye grain in the US; not necessarily made with any rye in Canada so read your labels carefully). Most Canadian whisky is made from wheat and corn. When thinking about pairing whisky with a dish, keep in mind that the magic happens when the whisky and food complement, rather than overwhelm, each other. While whiskies, at 40% alcohol, pack a bigger punch than wine, some are lighter tasting than others, some are sweeter and so on.

Whisky and Cheese.

Nancy Peppler, of Nancy’s Cheese, in Toronto,

recommends beemster extra old cheese paired with scotch. The deep notes of butterscotch and whisky in the beemster make this a “classic” pairing according to the artisanal shop owner. Aged cheddars compliment smoky-tasting whiskies, and blue cheese is a match for the spicy kick of rye. A soft brie can easily accompany a lighter, fragrant, and slightly sweet whisky. Generally speaking, avoid the peated scotches as they can overwhelm the delicate flavours of many cheeses.

Whisky and Meat. The robust and complex flavours of a good whisky marry well with the richness of steak, or a buttery herb-roasted chicken. A peated scotch can stand up to, and complement, the flavours of a grilled, well-marbled rib steak, and a bold and savoury bourbon will do justice to your roast chicken. Haggis on Robbie Burns Day? Make a well in the centre and pour in your favourite scotch.

Whisky and Fish. You’ll be pleasantly surprised when a smoky, coastal scotch is paired with fish and shellfish. Depending on the provenance of the oysters, the right scotch, bourbon or rye will balance the briny finish. Smoked salmon and a lighter, blended scotch are especially delicious with a thick slab of dark bread. Not convinced? Try a bourbonand-brown-sugar glaze on baked salmon before you take the drink pairing plunge.

Whisky and Dessert. Chocolate is the go-to here. Not just dark chocolate, but also milk and flavoured. A dark, orange-flavoured chocolate is enhanced by the citrus notes of a good scotch. Jeremiah Soucie, Head of Marketing and Product Development for Kinsip House of Fine Spirits, says his team at this Prince Edward County indie distiller recently experimented with chocolate and whisky: “We found that the richness of the chocolate, the high milk fat and the sweetness, cut the big alcohol flavour. It allowed someone who normally doesn’t drink whisky, to really enjoy it sipped with chocolate.” But if all you have in the house is vanilla ice cream and a bottle of bourbon, try floating a scoop of one in a dram of the other and calling it a day.

Bonus: despite its cereal-grain beginnings, that aromatic amber liquid in your glass is carb-free.

Peter Rotter is a self-proclaimed “die hard cottager” who grew up playing in the woods of his family cottage on Stoney Lake. The experience of spending time in Northern Ontario led him to become a revered landscape artist. What is it about the Northern Ontario landscape that attracts you? The connection I have with it. People often suggest that I go out West and paint mountains. Why would I paint a mountain that doesn’t mean anything to me? I grew up in Northern Ontario at a time when we played outdoors and made toys with what we found in the forest. It’s where I love to be. When did your fascination with landscape art begin? I’ve been painting landscape professionally since 1995 and even before then in school. I was inspired by James Hill, my teacher at OCAD, who taught a plein-air painting class. I never thought about painting landscape seriously. I studied illustration and design at OCAD and then computer animation at Sheridan. I thought that’s how artists made money. The irony is that I paid my way through university by selling my paintings! I probably should have just banked the money and bought more canvases. It takes confidence and a leap of faith to become a full-time artist. How did that happen for you? I became an art director out of school producing a Jim Henson children’s production. I painted at night filling commission orders and prepping for shows. When the production company hit a slow point, I took a leave of absence to focus on my painting but never came back. I was chasing the dream. I had tunnel vision and knew I could do it. You spent most of your life living in Toronto. How did your work change when you moved to Lakefield, Ontario?

My work has improved. I work from a photograph and I used to have to rely on getting lucky (to get a good shot) when I went North on the weekend. Now I carry my camera with me everywhere. I’m here. I’m ready. What are you looking for when you photograph landscapes? I don’t go outside with my camera focused on finding something. I always carry my camera so that I’m ready if I see something that catches my attention. If I go out looking for something, I don’t find it. It’s like dating! How do you evolve as an artist when you’re focused on one medium and subject? Landscape is like any subject matter. Monet was obsessed with his backyard and spent his whole career painting it. I’m like that. I’m obsessed with my backyard. Light plays an important role in your paintings – do you have a favourite time of day or season? Yes, light is central to my paintings. Lately, I’ve been filling the canvas with a lot of light and energy, but I also like painting the lack of light. The starkness. Winter is my favourite season. I love how quiet it is. You’ve started painting large canvasses. Was that an easy transition for you? Large canvasses are intimidating as hell. I usually start by creating a smaller piece and if I’m comfortable and see value in it then progress in size. It’s an ego thing to paint large. Of course, when I do a show, I want to impress my audience. I’m always challenging myself – training myself to work bigger.

Why do you believe you have been so successful?

How has social media changed your career? It’s a different world. Galleries are suffering because of it (social media) but it’s great as an artist to be able to reach a new audience. I’m on Instagram and recently shipped a piece to a random person in Michigan. Galleries are still important. As an artist I need them – to validate my work, and my prices.

When young artists ask me for advice, I tell them, “Do art fulltime. It’s 24/7. You won’t find any part-time Olympic athletes.” I work like a beast and I’m all-in. I’m painting in my studio from 9am-5pm and run the business on off hours. I don’t work hard to be busy. My success comes from all the hard work I’ve put in.

In Muskoka the snow is usually here to stay by late November or early December and lakes are frozen by January, opening up a winter wonderland. Due to the lake effect coming off Georgian Bay and Lake Huron, Muskoka sees an average of 282.7 cm of snow every winter, making it one of the snowiest places in the entire province. With that much of the white stuff falling every year, the outdoor adventures in Muskoka are limited only by one’s imagination.

Located just outside Huntsville, Hidden Valley Highlands Ski Area is a favourite of locals and guests alike. The hill boasts a top elevation of 1,276 feet (390 metres) and has four ski lifts and 13 runs - as well as areas for tobogganing and ice skating. For those who prefer to do their skiing at a more laid back pace, there are many options. Cross-country skiing trails run throughout the region with hotspots located at Arrowhead Park near Huntsville, the Bracebridge Resource Management Centre on Highway 11 north and the Gravenhurst KOA just off the Gravenhurst Parkway. Snowmobiling plays a significant role in Muskoka’s winter economy and every year an increasing number guests come to take advantage of the abundance of snow and more than 1,600 kilometers of trails. Increasingly, food and accommodation providers have recognized the importance of theses winter visitors and are offering more competitive offers to entice sledders into the area.

With a recent boom in interest over the past few years, ice trails have become a major attraction in the area. The original and most popular is the ice skating trail in Arrowhead Park. Trails wind 1.4 km through the park’s evergreen forest and during fire and Ice nights, thousands of tiki torches line the trail for a once in a lifetime experience. The summer crowds may be gone but the party goes on 365 days a year with various festivals and events. Established just a few years ago, the Muskoka Maple Trail has quickly become one of the region’s marquee culinary events. Featuring a collection of the very best maple experiences available in Muskoka, the Maple Trail includes sugar bush tours, pancake breakfasts, maple beer, wine and cuisines, and a plethora of delectable baked goods and sweets. The Maple

Trail typically runs over the course of several weeks in the early spring and is set for March 8 to April 26 in 2019. For more than half a century winter lovers have flocked to Port Carling Winterfest. Typically taking place the first week of February, Winterfest packs fireworks, axe throwing competitions, plenty of activities for the little ones and the ever popular polar dip at Hanna Park all into one weekend. Whatever your pleasure during the winter season, Muskoka has you covered. Gravenhurst stretches the festivities out over the course of five days of fun. The Winter Carnival, which runs February 14-18 in 2019, features pond hockey tournaments, “puddle jumping” contests on snowmobiles, and a demolition derby, to name just a handful of the many events. The Resilient town at The End of the Street BY LETICIA GABA

t was September 25th, 1881, in the Town of Collingwood, when a strong south-west wind blew sparks and flaming debris over a wide area between Hurontario and Ste Marie

Streets. What became known as The Great Fire occurred on a quiet Sunday afternoon: a day when stores were closed and residents remained at home preparing for evening meals and another week of work. The fire crept quickly over the city, covering approximately two-thirds of the east side of Hurontario Street in flames, burning wooden verandahs, sidewalks, signs, and almost every building, to the ground. Headlines in the Bulletin of September 28th, 1881, exclaimed that the city burned in flames, “HALF THE BUSINESS OF THE TOWN, DESTROYED.” Despite all efforts against it, the fire progressed, and once the wooden buildings on the west side of Hurontario Street caught fire, there was nothing that could be done but to let them burn.

The fire attacked Hurontario Street, a key thoroughfare of the Town’s business centre throughout its 151-year history. Such circumstances, however, were no match for Collingwood’s determination to grow. Days after The Great Fire, business owners, city officials and the spirited residents of Collingwood, began to replace the buildings on Hurontario Street with a new and improved architectural style. After The Great Fire, there was a spike in brick-building construction and many of those structures stand strong today. The improved architecture is a lasting tribute to those long-ago merchants, architects and business owners who gave Collingwood its unique and distinct character. After the fire, Collingwood’s residents resumed trade and continued to grow the street into the business centre it is today. The Town of Collingwood lies at the end of Hurontario Street. The prominent street runs from Lake Huron, south to Lake Ontario, and continues to act as a Town Hall, Collingwood, Summer 2018.

I’ll know it when I see it.” Often the words I have heard from my clients searching for a new home. When they find just the right place, they usually know within the first few minutes of their arrival. They just know because it “feels right”. Let me share a personal story. For several years my husband and I have been visiting a quaint town in Vermont. We connect with the town’s world-class culture the heritage and the enthusiasm of the people. We particularly enjoy looking at the historical buildings and the 1850’s homes located on the banks of the river. We had often talked about relocating there but, did not want to leave Canada. So, we spent a couple of years searching for a similar place that was located within 90-minutes of Toronto. In 2015, on a warm sunny day in June we visited Stratford. We parked on York Street and stood on the bridge overlooking the Avon River and the Shakespearean Gardens. That “feeling” came over me and I said to my husband, “I could live here. So, we followed our instincts, justified our decision with a lot of

research and then found the perfect home. We sold our Lake Simcoe lake house and moved to Stratford in 2017. Beyond the blank canvas The home of New York’s Sperone Westwater Gallery— designed by architects Foster + Partners—epitomizes these trends. “We designed a large, double-height, column-free space that could accommodate a variety of media—from large video installations by Bruce Nauman to Susan Rothenberg’s drawings,” says Michael Wurzel, partner at Foster. “It also lends itself to performance art and, by extension, becomes a space that can be used for events and openings.” For the new Vancouver Art Gallery expansion, scheduled to complete in 2020, architects Herzog & de Meuron are putting together art spaces of differing height, proportion, and size. There will be big suites by the lobby and at levels five and six, with smaller exhibition spaces around the courtyard and on the roof terrace on level seven. Diversity breeds flexibility For Paloma Strelitz of the Assemble collective, who is designing a new gallery for Goldsmiths, University of London, “gallery architecture is about creating an infrastructure of possibility. Given that there is no fixed format for artwork, it follows that there should be no preconceived limitations of the forms of spaces where art practice happens. In conceiving a gallery there needs to be an awareness of the diverse forms that art practice takes, and a desire to represent and enable the breadth of work being created.” Big artworks demand ever more sophisticated logistics that go beyond the strength of the floor and ceiling heights. In Hong Kong, architect William Lim, of local firm CL3, has created a stacked block of commercial galleries, collectively known as H Queen’s. The building boasts a hoisting mechanism from street level to the rooftop. The system can lift large pieces up the outside of the building and then through the big sliding windows on every floor. Tenants include the galleries of David Zwirner, Pace, Pearl Lam, Tang Contemporary Art, and Whitestone. It is important for galleries to know their audience, and Lim has done his homework. “For collectors, it’s important in a place like Hong Kong to have a good collection of galleries together, because it’s difficult to hop from building to building.” In Hong Kong, galleries are typically in separate commercial buildings that can be blocks apart, and visitors often have to pass through the buildings’ security to enter.

Making it social A gallery that offers myriad facilities alongside great art in generous spaces is now seen as a contemporary form of civic and collective space— think London and the Tate Modern’s Turbine Hall, for example. As Strelitz puts it, “As a space of exchange, spectacle, and debate, the gallery is a container of civic life.” Tate is clearly doing something right. In the year to September 2017, 8.4 million people visited its four UK sites overall, with 6.4 million of those going to Tate Modern. Lim expands on this idea: “Experiencing art has changed; it’s now an interactive, social event. Art and museums have taken on a new meaning, probably because of the way art is developing. Art as performance needs audience and participation.” So, when Herzog & de Meuron’s Vancouver Art Gallery opens its doors in 2020, it will focus its efforts on creating links between artists, arts, and “diverse communities throughout the city, province, and around the world.”

Assemble’s gallery for Goldsmiths will be housed in the redeveloped Grade II-listed Laurie Grove Baths and adjoining water tanks. “In the center of the existing building fabric, we are cutting a large void to create a double height project space,” Strelitz explains. “This will be the symbolic and spatial heart of the gallery for installations, performances, screenings, and events.” Also in the UK’s capital, Damien Hirst’s Newport Street Gallery comprises the conversion of a terrace of industrial buildings, flanked at either end by new structures. Architectural firm Caruso St John specified a pale red brick for the new façades, to mimic their older neighbors. Of course, repurposing existing structures can be quicker than starting from scratch. Assemble won the Goldsmiths job in 2014, the building work began in November 2017, and it will be open to the public in 2018. In contrast, the Fosters + Partners project to transform New York’s Sperone Westwater Gallery has taken eight years in total.
