HIGHER PRICES AHEAD THIS YEAR

FOR COTTAGE COUNTRY Recreational property sales in 2016 were strong in all the various market places in which Chestnut Park and its sales representatives have a presence. From the Haliburton Highlands and Muskoka, to Southern Georgian Bay and Prince Edward County- the number of sales increased in all these regions, while the days on market, a telling indicator of how a market is unfolding, declined dramatically. Even the more pricey recreational properties on Muskoka’s three big lakes sold much faster, for higher sale prices, and in increased numbers. Overall sales on these lakes increased by more than 20 percent compared to 2015. The number of recreational properties having a sale price of $2 million or more increased by almost 55 percent in 2016. What became apparent by year end was that supply would become the dominant factor for 2017 in recreational market places. This has been a perennial problem in urban centres, primarily the Toronto area, where supply shortages have become critical. In early 2017 the inventory of available properties for sale has declined almost 50 percent compared to 2016.

Although supply will not, to the same extent, become the concern that it is in Toronto and area (Hamilton to the west, Whitby to the east, Barrie to the north), it is a factor that both cottage buyers and the real estate industry will have to contend with in 2017. Early data from recreational market places point to serious declines in supply compared to 2016. Declines in supply go hand in hand with rising sale prices. In Toronto and area the shortages in the prevailing supply have resulted in year over year average sale price increases of more than 20 percent. The situation for cottage country is not likely to be as daunting, but it will be challenging, especially for buyers. Unless a plethora of new listings come to market in the spring, we can anticipate tight market conditions to persist in 2017. Such conditions will mean that we will see substantial price increases, especially for sought after properties in prime locations, and a phenomenon that until recently has been restricted to urban Chris Kapches, centres – more multiple offers.
