LETTERfrom the Editor
I
once walked into a gift shop in Northern California and the lady at the registered asked - where are you visiting us from? I replied “Miami”. She looked surprised and said “Oh, the walking dead!”. I constantly hear that the people in Miami are superficial, materialistic, that we are corrupted and that we have lost our morals. I disagree, I believe that people in Miami are wonderful, hardworking individuals, fearless and entrepreneurial. I moved to this wonderful place almost 20 years ago and I have always been around extraordinary men and women that have been crucial for my growth and expansion. My job today is to “listen - the oldest way of learning known to man”. On every edition of CHIC Miami we have a task, to find individuals that are working towards changing our society, our community, our old ways of doing things. We seek people who are living their dreams and are a living example to others. Their stories will challenge your ways of thinking, make you question your choices and perhaps plant a seed that will expand in you. I never imagined the impact I was going to have when I started this journey and now I can’t not wait to see what’s coming. We are the always present moment of Miami, join us on this movement and help your community become a little better. We all have a story, make your a story you’re proud of telling.

SHOULD YOU INVEST IN MIAMI IN 2020? By The Peralta Brothers Real Estate Advisors
Miami has been classified by the “World Cities Study Group as an Alpha city based on the level of business activity, investment capital and cultural diversity. WHY DO PEOPLE INVEST IN MIAMI? As residents of Miami for the past 20 years, we have witnessed the fluctuation in the housing market going up and down like a crazy rollercoaster. Miami is for sure a fast pace market but thankfully, very predictable. All you have to do, if you are a keen buyer, is to look at the past statistics in the last 10 years. Miami real estate has appreciated almost 60% over the past 10 years. The average annual home appreciation rate is 4.66%, which puts Miami at the top 10% nationally for real estate appreciation. In the last 12 months, Miami real estate appreciation rates continue rising at 6.86%, which is higher than other real estate appreciation rates of 75% of the cities in the nation.

MIAMI
The Alpha city in the US
Whether you have invested in Miami before or not, the question remains, especially for those who have never done it. Investing in real estate in Dade County has been considered as the fastest way to become wealthy in South Florida. But if you want to be sure if it is still a good and safe investment to buy properties in Miami, you have to dive deeper into the market trends and statistics on the past few years.
Top 10 Reasons to Invest in Miami 1.- STRONG INTERNATIONAL MARKET In 2011, almost a third of the Miami residents were not born here. However, half of those residents became citizens, so this only implies that Miami is just very attractive to foreigners. The most numbers of foreign buyers come from Brazil, Mexico, Argentina, Russia, Turkey, China and London. Most of these properties were bought as a safe investment but they are also used as vacation homes and even bought as the result of fear from the political situation going on in their countries. Hence the vast Venezuelan population in Miami today. 2.- THE BEAUTIFUL BEACH Most of the tourists come for the beach, although many people want to actually live here as well. Miami’s growth in population is about 2% annually and the beautiful beaches are the most attractive reason why people want to stay. Miami has the fifth fastest growing population in the nation. 3.- THE GEOGRAPHIC CONSTRAINTS As one of the nation’s fastest appreciation in the real estate market, Miami attracts a lot of people for work and the quality of life. However, developers cannot build housing fast enough to meet demand. Miami has grown greatly in high-rise construction in areas like downtown, Edgewater and Brickell, thus making Miami skyline the third highest in the United Estates. There are some areas that still prevent developers from building high-rises with the purpose to maintain the Ocean and Intracoastal views, but that hasn’t prevented Miami from becoming the sixth most dense housing market in the nation. 4.- LIMITED SUPPLY OF NEW HOMES We have to consider an undeniable factor in South Florida, and that is the presence of the massive retiree population. Most of these retirees simply move here for the great weather conditions, but older people that already live here, stay in their homes and never sell. This fact actually produces lesser turnovers in
the Miami market, thus limiting the supply for other buyers. The retirees who do leave Miami seasonally tend to keep their homes as vacation homes, so there’s less competition for limited housing stock. 5.- EMPLOYMENT Many, many people move to Miami for work purposes. Miami has the largest economy in South Florida and it has the 12th largest GDP in the U.S. The unemployment rate in Miami is about 4% today, which is aligned with the national average rate of unemployment. Only orlando has a better job market. 6.- MIAMI IS A TOURIST MARKET The Port of Miami is considered the “Cruise Capital of the World”, which means opportunity, opportunity, opportunity to cater to even only tourists. Landlords can simply rent to tourists who come to Miami for a cruise ship and want to stay longer to experience the city as well. It’s really difficult for people who come on a Cruise line to leave Miami without visiting our beautiful beaches, extraordinary restaurants or to enjoy all our cultural activities like Ultra, Art Basel or the Miami Yacht Show, to mention only a few. In simple words, a 2 bedroom condo you can purchase for about $350,000 can easily be rented for $2,500 per month. So if you own a vacation home in Miami, can be also turned into an investment property when you are not using it. 7.- MASSIVE POPULATION RENTERS. More than two thirds of the Miami residents actually rent at rates as high as those in New York. This is partially due to the number of people working seasonally and in temporary jobs in the tourism industry. Once again, this is also due to the limited housing supply against demand. This is why several real estate investors in Miami buy single family homes, tear them down and build multifamily units and rent them individually.
16
8.- HIGH ROI’s FOR LANDLORDS. Investing in Miami real estate can really give you strong returns. The high demand for properties in South Florida relative to demands limits the ability of people to buy and that can create a huge pool of renters. Miami is considered the second in the nation as the most cost-burdened renters in the country, paying more than half of the renters’ income in rent. Rents aren’t as high as they are elsewhere in the nation, but given the lower property values than markets like Silicon Valley or New York City, it is a great ROI. 9.- THE MASSIVE STUDENT MARKET Miami is the largest city in Florida, and that alone means that we have several great universities. There are almost 40 colleges and universities within 40 miles in Miami hosting more than 350,000 students. 10.- MIAMI IS LANDLORD FRIENDLY Whether you are renting to students, low income families or snowbirds, Miami housing market is a Landlord’s market. Florida doesn’t have any laws on rent control. Security deposits have no cap and you can evict a tenant once they are 3 days late. We hope these reasons have served as a guide to really consider Miami as your next place for investment. We are always happy to connect with you and answer any questions regarding the Miami market.

A conversation with
ANNA BOGOMAZOVA
Anna Bogomazova also known by the stage name “Anya” is an actress, producer and former kickboxing World Champion and WWE Diva.
A
nna was born and raised in Russia, she grew up in the city of Voronezh and moved to the US to pursue her dreams. She became a US citizen as a person with extraordinary abilities. Anna graduated Law school and became a Kickboxing World Champion at the age of 21. What attracted you to begin a career as an actress? I’ve been drawn to stage as long as I can remember. I did gymnastics when I was a child and when I turned 11 I begged my parents to take me to a modeling agency, and they did. When I was 14 I also told my parents that I wanted to practice martial arts and my father was excited about my choice as he always wanted a son. But looking back I realise that I was drawn to kickboxing because it’s a performance. I played a tough girl even though inside I was a little chicken. In the ring you learn to face your fears and overcome them. I graduated law school because I thought that it would be fun to go to courts and stand up for the right thing - for me it was also a performance, even if it’s just in front of the judge. I have been working for over 5 years for one of the most renowned Luxury real estate developers, J.Milton & Associates, traveling all over the world giving presentations to investors and closing multimillion dollar deals; from an actors point of view, presentation is also a performance. Once I had to stop competing in the ring due to an injury, I started to wonder what else would excite me the same way as sports or even more, and I remembered that in my days in WWE (World Wrestling Entertainment), my favorite part was acting. That’s how all those events and career choices led me to what I love the most now. The desire that drives me is the laugh of the audience. If my performance makes you forget about your problems and frustrations for at least a moment - I feel fulfilled. The feeling of satisfaction is a high, it makes me feel all the good things at once; gratitude, love and kindness. What has been your greatest accomplishment as an actress? I’m so blessed, this year I started to work on big projects. After years of learning and con-
tinued hustling this feels like an accomplishment, even though I’m sure that my greatest accomplishment as an actress is still in my near future. I’m playing “Kristina” in MacGyver Season 4 on CBS. I’m “Anna” on Brooklyn Nine Nine on NBC and “Julia” on a T.V. Pilot called Wake Up, which I produced and acted too. I can’t reveal too much about the characters since all those shows will air in 2020, so stay tuned. I’m 6’1” and as any other actress, I have faced rejection and frustration. I remember at an acting workshop I was told not to mention my height, which doesn’t make sense to me at all because casting directors and producers eventually are going to see me anyways, so what am I supposed to do? Walk around on my knees? - My height is one of many attributes that makes me unique, and today, I’m getting hired because of my uniqueness like anyone else in the industry. What skills are necessary for a person in your position? Confidence is the number one, if you don’t believe in yourself, no one else will. Playfulness - let your inner child out. Last but not least is commitment to your dream. What is your profession’s greatest challenge today? I see so many opportunities nowadays, probably more than ever. Just think back about 20 or even 10 years ago there were only Hollywood productions and independent projects. Today there is Hollywood, Indie Films, Online streaming platforms like Netflix, Amazon Prime, HBO, Hulu, and NBC is releasing a new platform called Peacock. If you ever wanted to be an actor - this is the time! However, the only challenge I see for Miami actors, we just have to work a little bit harder. Casting directors in LA, NY and Atlanta don’t take actors from other cities as seriously as LA actors, it’s just an unspoken truth. But once you book a role you know that you have earned it, and that is the best feeling ever. If you could change one thing about the industry with the wave of a magic wand, what would it be?
Looks like someone already has the magic wand and is using it very wisely, because the industry is evolving very quickly. I would add more opportunities to be seen for new actors, I see so many talented actors at schools and often wonder why they are not on TV. It would be cool to have more showcases with directors, writers and producers where TV and Films would be created based on talent. We all know that Hollywood actors have writers that create content for them, but if that would become more common and available for new actors, it would be awesome. What do you like the most in this industry ? I love the fact that everyone I meet on set is having fun and enjoying their job. From makeup artists to director and actors, everyone wants to make sure that you are having fun as well. It’s like you are getting paid to have fun, of course there is work to do and there are things to overcome but only with joy. Are there any specific projects you would like to be a part of? I’m drawn to comedy, which is probably the hardest genre. I would love to be the lead actress on a successful TV series that runs for 5 seasons. I also recently discovered that I love stand up comedy. The first time I made the audience laugh gave me such a high. I can’t stop thinking about my next performance and the jokes I would love to make. Thankfully my life is very eventful, I just take material from there. “HUMOR IS A TOOL THAT WE CAN USE TO OVERCOME MOST OF OUR PROBLEMS”. What advice would you give to someone who wanted to do what you do? Discover your “Gold”, what makes you unique, what makes you stand out. Build your brand and treat yourself as a brand. As any brand you need a team: Acting coaches, an agent, a manager. And all of them have to be on the same page with you and to be excited as much as you are.

CHIC Woman
ELINA GEIMAN
I was born in Kiev, Ukraine. I came to the united States 7 years ago and I currently live in the beautiful city of Miami. I am an Actress and a model by profession but my true passion are my four children.
What have you learned about leadership & entrepreneurship? I’ve learned that you have to have a strong vision in life and follow it. People feel your power, your energy and they follow you because they feel you know something important. They feel that you can be a leader. Everyone is looking for someone like that. Also, to be a good leader you have to take responsibility in life. Moreover, you have to assign your wins and falls. Lastly, I’ve always remembered that a good leader has his/her own plan for the next five years ahead, so keep planning. Who has been your biggest role model in your life? My biggest role model is my father. He is a really strong and talented man. I’m amazed how easily he builds relationships with powerful people. All of his friends are strong and intelligent people, and they teach each other and enlighten each other to develop and create all the time. My father is a public figure and a very famous person, but regardless of that, he is very polite and never shows his relevance to the people around him. I’m still learning from him. Did you ever feel intimidated in business? Actually yes, I feel intimidated quite often. But that’s just my first reaction, then I keep thinking and I realize how to resolve the problem at hand. Once you start creating and being involved in what you are doing, you don’t think about your fears anymore. You have to keep moving. I believe that something greater than us exists all around us. I believe that everything that happens in our lives happens to teach us something and it’s always for our best. Do you mentor others and how? Yes, I mentor my kids. I really want them to be confident, to be free and to know and feel what they want. I also mentor my family and friends. They really value my advice and they call me the Guru of relationships. I’m always ready to help, so if you have any questions regarding relationships, don’t hesitate to ask.
What has been your biggest success? My family is my biggest success. I read a story a while ago about Peter Best, who was the original drummer of the Beatles. He left the band right before they became famous worldwide. Peter had met his wife during that time and he created a beautiful family with her. He said that fame and fortune are great, but he would be nothing without his family. So among the best joys in life, I choose my family. After all that success, what do you struggle with still today? I’m still looking for creative implementation. I’m still trying to figure out the meaning of life. I do a lot and I’ve learned a lot, but I know there’s more to do and more to learn ahead. What advice would you give to young women who want to succeed? Believe in yourself, believe in the power of life, in the power of this world. Believe that everything is happening at the right time and at the right moment. It is still a big mystery how everything works in life, but it’s also so inspiring at the same time. This power will give you everything, you just have to trust and believe in yourself. The secret is to relax and flow in this wonderful river of life.

Cardone is also the founder of The 10X Movement and the 10X Growth Conference, the world’s largest business and entrepreneur conference. My dad died when I was 10. He wanted to be rich - he never said that to me but I found out my dad wanted to be a wealthy man and he never got there. He fulfilled his personal obligations as a man to take care of his family, of his wife and his kids but he didn’t get the freedom part that he wanted. I think some of that may have been left in the environment for me to grab. I don’t think this is the reason why I do what I’m doing but certainly it was an inspiration. At 16 years old I smoked weed for the first time. I was bored and when people are bored they become problematic. I knew when I picked up smoking that it was terrible and I didn’t know why I was doing it; I knew I was going to regret it but my brother was doing it, my buddies were doing it so I wanted in. Next thing I’m fully into drugs. From 16 to 25 years old I used drugs almost every day. It wasn’t just the drugs, it wasn’t what I was doing to my body, it was the number the times I quit and couldn’t quit and started again. At that point you start losing and sense of self-respect. What was the Rock bottom that got you into rehab? It was my mom, it wasn’t the drugs. I was beat up, I had 70 stitches on my face and head. I had an incident with a guy and he sent a buy to teach me a lesson. That event beat up my self-esteem even more, it degraded me another level because I felt I couldn’t even stand up for myself. This is what happens when you hang around the wrong people, sooner or later the day is going to come when you are going to pay the price.
After spending a few days in the hospital I said “that’s it, I’m done doing drugs, I’m not doing drugs again” and guess what happens? I am using drugs again 15 minutes later 10 times a day - in the hospital! See, you would think this would be the day I would quit; for two more years I would use drugs every day. I couldn’t get out, I couldn’t quit. Until one day at the age of 25 my mom says to me “I’m done - you are no longer welcome in my home, you’re no longer welcome in my business, I don’t want to see you anymore” and that was the day my life turned around. Really everybody was pretty much done with me at this point. I’ve lost several jobs and I felt like a total loser. But I had this little light inside of me that said “you are special, you have something” but it was just covered up with all this stuff and all these problems (the drugs, the bad friends and bad choices). I’m in a treatment center in the next 24 hours. I’m there 30 days, for the first time in seven, eight, nine years I stopped using drugs! Oh wow, I don’t have to use drugs! Finally that thing where I said I was quitting ten times a day, for the first time in my life I was able to quit successfully. So I’m leaving the treatment center because the insurance ran out, because that’s how those work, when the money runs out they boot you to the curb. I’m terrified; scared to go back to society and I’m going back to an environment where everybody around me, everybody I knew used drugs, and I have to start over. Before I leave the counselor grabs me and says to me “look dude I’ll see you back here; if you don’t die I’ll see you back here” and I’m like “what are you talking about dude, I’m not coming back here!” and he’s like “oh no, you are coming back, you’ll never make it”. When you go to a treatment center you tell them everything about your life, all your secrets, all the things you want to do in your life. So I’m telling them everything I’ve done wrong, I share with them what I want to do, my inspiration in life “I’m going to write books, I’m going to speak to audiences, I’m going to help people, I’m going to tell people this story about drugs and how damaging they are and I’m going to be somebody”. ences, being rich - I always wanted to be financially rich! I always wanted to be like my dad, I wanted to be the guy that could take care of his family. They said “you need to give up all those ideas and settle for one thing - not using drugs; and if the days ends and you don’t use drugs Grant, that is a good day for you! Grant can you share with our readers about your crucial beginnings in business and when was that moment for you that you decided to step up your game? Absolutely, this was in 2010 after the big recession. There was a huge economy crash! I had three companies at the time and one of them got decapitated, all there was left was the head - 90% of it was gone! I had another consulting company and it was useless, it was me popping out on the road pitching stuff and selling - very transactional. That company got pretty much cut in half and anybody that was still doing business with me in 2010 were almost beat up, so everything was decided on price no contracts or any structure. The third business was real estate and in 2010 you couldn’t move this real estate. Even though real estate was decimated worldwide, the real estate I owned got us through 2010 and if it wouldn’t have been for that I’d gone bankrupt. I had a moment when I had to detox of this easy was of doing business, so I had to sit down and figured out - what have I done wrong here?. Something is not working! When I was 25 I hit bottom with the drug problem and I hit bottom again; but I had a little bit of money now, it’s a similar bottom and I was like - Okay what am I addicted to? - I was addicted to easy, I was lazy, I was doing the same thing over and over again, I wasn’t recreating myself, I wasn’t spending money on marketing, I wasn’t learning about the internet and social media. “You need a reason to want to do this” and so I went to my wife and said “I’m never letting this happen to us again! Could you share your journey of growth? What did you have to do to scale, to prosper and to become? It’s gotten bigger than I thought It would get, I never thought this big. Number one I realized I could no longer be a great sales guy. This was no longer a sales solution, you can’t

be great at sales, there’s no great salesman that’s financially free. Me learning sales was the foundation and the trap, it was the foundation to become a business person that I am today but it was also a trap because if you stay on the sales cycle you get stock and at some point you would have to build a business. Because if there is no business this can’t be business knocking on a door. There has to be a business that can operate when you’re not there. So at this point I had to become a company and what do companies do? They market. I needed to become a household name. I needed people in Australia to know my name. I needed every household in America to know me, I needed Canada to know me, I needed the whole world to know me. I knew that was the solution. If anybody wants to be a great company you have to get known. So how do you get known, how does a person get known? I wasn’t aware of Facebook, Instagram, Snapchat, Twitter and LinkedIn. I did not see all these distribution channels, I saw it like places to maybe connect with people but I didn’t see it as a place to lay content down on. So we just started laying content, when I finally realize what it was like “Oh my God, there’s a road home”. This is better than me getting on a plane and flying to San Antonio or all the way to Melbourne. I realized I could drop data content; I got so much content, there’s nobody living that has as much content. I have so much content on sales, marketing, finance, real estate, everything I’ve gotten good at I basically built a program around. And then I would have an opinion about it; I have a lot of opinions so I’d go on Instagram or Facebook and talk about it. I Have over 6,000 videos on YouTube. You have built a business under your own name. Does that really scale, is that really building a company that’s beyond yourself but still has your name on it? Yeah sure. We are doing Grant Cardone licensees right now, there will be thousands of people on this planet to continue selling Grant Cardone products after I’m dead. Cardone Ventures, we are buying other companies, we’ve added four companies this year and my name may stay on it or may not stay on it. But to be more skeptical, maybe some

of these businesses could fail. Cardone Capital could never fail, it will go on forever, it will pay for my kids, my kids will be on the Forbes list because of Cardone Capital. So this is why I’m always buying a business, partnering in a business, collaborating in a business where I’m actually putting money and energy and effort into a business or pushing on a business to expand it. Or the extra money goes in real estate. At what point did start accelerating on the fire and heavily advertising and what has done to your business? I started about two and a half years ago. We will spend about a million dollars this month in advertising and I wish we were spending a million dollar a week; I mean I’d spend a million dollars a day. You just have to find the money. “I RAISED $223 MILLION DOLLARS IN 20 MONTHS ON INSTAGRAM”. That’s like bank money, that’s these guys in these big buildings calling us and asking “can we have a meeting?”. It’s ridiculous! So the goal was to become a household name and once you become one then you realize “oh my God, this is possible!”. You have to have a team. I had three employees, seven years ago. You always need a stable person in the environment if you’re the wacko. If you’re the hurricane, tornado or whatever you call it, you need somebody to clean the stuff up. I have always someone twiking or cleaning this up or that off or whatever. I’m not trying to do things right or wrong, I’m just trying to do it. And how could anybody know what right or wrong is? You always have to have people doing this with you, you can’t do this by yourself. How you’ve been able to scale up and still balance all other areas in your life? That’s what 10X is. This program is like a refrigerator okay? So what do I need in my refrigerator to have a 10X life? Okay so I need people all over the world to know me, I can’t just have people know me on Instagram, that means I have to fly to Melbourne, I need to get a hotel room, I need to bring my kids with me and I need a nanny. I just started filling up the refrigerator, if I could do it what would
31
I need?. So I started to look at what would I need. Elena and I sat down and said - what would we need in our refrigerator to feed our family, our life, our dreams? I need a Jet, I need a team, I need a business to work while I’m gone, I need connections all over the world. I need places where people don’t just buy stuff from me but you can actually invest your money. What would you rather do invest money with me or buy something from me? When we opened up the investment thing, I don’t know what I was thinking. We are paying people, my goal is to send people more money than people send me money. How do you manage to still have the time for your personal life and everything else you do? Oh that’s easy, once you decide “Hey, I want it all; you have it all”. 10X is about having it all! It’s not about getting rich, it’s not about being a health nut. 10X is “I want every part of my life to work”. And when you hear “you can’t have it all” is because whoever says that “gave up on having it all”. “QUITTERS ALWAYS HAVE BAD ADVICE, THEY QUIT AND THEN THEY ARE TRYING TO
MAKE SENSE OF WHY THEY DON’T HAVE IT ALL” It’s not true that you can’t have it all, I am the perfect example “THAT YOU CAN”. I don’t know if I have it all but I am in that top and I wasn’t 7 years ago. I’m not saying I’m some kind of genius, because for the first 50 years of my life I did not have it all.
If you were talking to a young Grant right now what advice would you give yourself? Set yourself higher targets, you’re not going to stop, you’re going to say “hey, I can do this”. What do I have to do if is possible, who do I have to become, what do I have to be, how many people do I need working for me if it’s possible, what am I willing to put at risk in order to get that how much different would your life be? Stay with it, don’t give up on this.

hat separates us from the next person? Why are some people more successful than others? Is it knowledge, skills, a degree? Nope, It’s pure uncut determination. How bad do you want something? How hard will you try to achieve it? How much will you risk to get it all? I graduated in the year 2000 at age 18 by the skin of my teeth. In school I never took the SAT’s, the teachers all agreed to pass me without it. I guess they thought it was too hard for me! Or they simply wanted me out! I didn’t care, I wanted out. I remember that as soon as I received the graduation diploma in my hand, I walked off stage right out the front door, while everyone else went back to their seats to finish the ceremony. I remember as soon as I got outside I bummed a cigarette from someone on the street; lit it, took a drag and as I exhaled I looked around at this new world, this new life without boundaries, It was time to live! Michael, we admire you for your trajectory and who you are as an individual. Could you tell us what do you admire about yourself? What I admire most about myself is that I never give up. I know that I am not the smartest person and thats ok, but I am literally one of the hardest working, most loyal driven person I’ve come across. A lot of people have trouble matching my level of passion, persistence and dedication, some may even call my tunnel vision crazy (lol). So for those reasons I am proud of myself. I know that I can create, I know I can give back and that is a great feeling. What is it that you are currently doing to make a difference in your life and possibly the life of others around you? To make a difference in my life is to make a difference in the lives of others. I am only as strong as the team around me. I am always available for people’s personal challenges even if they are not work related. I’m always involved with the people I work with whether they have a car problem, a doctor’s appointment or just need to talk. I’m always trying to help out. I constantly want to know what’s going on in their lives, I like engaging with them
on a personal level and see how I can be of service. The happier people are, the more productive they are. Their positive energy and behavior feeds to others around the office, which promotes a positive and healthy work environment. I strongly believe the biggest difference you can make in others is by actually taking an interest and caring. Could you share with us about some of the most difficult problems you have worked and how were you able to solve them? I don’t know if there is “the most difficult problem” we view problems as challenges and we face them everyday. In my business, one of the most difficult challenges I think has been me. Learning everything from scratch, trying to figure out how to be a leader. I never went to college, I never took a course in this, I had no idea what that meant, I just knew I had to always make the best possible decisions, be fair and be honest. I always overcome all difficulties with planning and being patient. Often people may not understand your vision or the level of where things will go so it all is a process of evolution. I grew up in Hartford, Connecticut, drugs, gangs, crime and a lot of ignorance. Living in a bubble it’s easy to get trapped. I met my father when I was about 13 years old so there was never a real figure in my life. I didn’t really care about difficulties, It really didn’t matter to me because I had a certain feeling of destiny. I’ve always known I have this path in front of me, I knew I was here for a reason. We resonate very much with the name of your company “Uplyft” Capital. Can you tell us a bit about your company a how are you helping businesses become successful? Absolutely! When we were trying to think of the perfect name; trying to best describe the company, it was challenging. We wanted a name that was short, meaningful and that could last the test of time and really showcase what we do. We thought of “Seed”, “Plant a Seed”, “Help Grow” and other names but then we ask ourselves - what are we ultimately doing for a business? And that’s when
32
we realized - we are boosting them, we are uplifting them, we are helping them get to their next level. So we are ultimately getting in there, talking to our clients, helping them understand their finances. We are literally lifting their business to capital so I think is pretty straightforward and when we thought of if, we loved it and say “that’s the name”. We are here to help companies that need working capital for their businesses, that need to strategize their finances so they can run a better, smoother, cleaner and profitable business. As a leader and example of achievement, could you give a word of empowerment to other young professionals that are in the same place you once were when you started? There is so much to be said and so many lessons to be learned. Your journey will be filled with an avalanche of decisions you have to make at all times, but this is the exciting part, this is how you learn, this is how you grow. I would ultimately say “don’t worry about making the wrong choice, or being the best or feeling like you don’t know how to do something”. Keep light mentally, hover above all challenges, and they will seem small from that view. This will help you make intelligent decisions instead of emotional ones. If you have already proven to yourself that you have relentless drive, if you can wake up every morning and reinvent your passion and you can handle challenges and manage stress, then go for it, don’t think twice. As long as you believe in yourself and your product or idea, then nothing can stop you.

A conversation with
MIGUEL MARTINEZ
I used music to express everything that I had ever experienced. I didn’t exactly want anyone to hear it and I certainly didn’t think anything would come out of it, but all of a sudden I got better and I started connecting with people through music.
I
come from Camden New Jersey, which is a place that not everyone likes to claim because being a product of those streets usually tends to not have a good ending. I grew up in the city streets - typical story - exposed to drugs, poverty, violence and not having the luxury of simple things that most children have. Thankfully at the age of 9 my grandmother came and saved me from that space. She moved me to Virginia where I spent what I like to call “the meat in the sandwich of my life”. When my grandmother passed away I was 20 years old, faced with the challenges of having two children, my sons Michael and Miguel, and not much family, was the turning point in my life. During the same time I found music and for the first time I had an outlet and a way to speak to something without judgement. With my two little boys as motivation and by any means necessary, I did what I had to do to take care of my children and survive, and music was my small piece of freedom. The universe has a powerful way to support you and remind you when you’re on the right path. See, when you are where you are supposed to be and doing what you love the most, your life just takes off without effort. As music became more a part of my life, I began to dive deeper into the business of it all the way through my 30’s. I met a mentor that changed everything in my career. As a matter of fact my entire life shifted. He invested in me in every way possible and that took me further, but ironically he is also the reason I left it alone. He is the man that I call my father today. How did your father impact you the most? I was 29 when I was at the pinnacle of my career. I had 2 records doing well on the radio but my pops knew from experience that my chances of being successful were slim, considering how tough the business is and the climb to the top. Being the man he is, he’s never told me what to do, but rather he lived his life and led by example. Through observation of what he would do and how he moved, I began to change through that. I was doing great with music, I was sharp, I was street savvy, successful, I had a great image and I was making some money. The funny thing is, one night my pops asked me at the dinner table when I was about 31 years old: Have you ever thought about going to college?. Now, I was a
highschool dropout, of course I never thought of going to college at all, especially at a time when I felt I was doing well. I asked him why he would ask me something like that and his response was, “This is some good chicken.” He didn’t respond to my question but now I know he was planting a seed in my head, and one day I just decided to enroll in college. I not only graduated with an International Business degree and as a Business Strategist, but I also graduated with a 4.0 GPA and as President of my class and the International Honor Society. That’s something definitely unexpected from a kid from Camden. God sends you the right people and via my pops, he sent me a mentor and a father, two things I needed. What’s the inspiration behind your music? It comes from experience, because if you haven’t lived you don’t have much to talk about. There’s no realness to what you are saying. My inspiration comes from watching people, looking at society and becoming inspired by it. I also get inspiration from the bathroom, (something I call bathroom tricks), because when you are in the bathroom you are in your most vulnerable and simple state of being, and the most incredible ideas have been birthed in that moment, at least for me. My inspiration comes from traveling as well, I have traveled to over 100 countries. When you see life through other people’s lenses you get a totally new appreciation for life itself. The way people operate and the way they connect with one another, when you come back as a creator you have so much more to offer, and you are able to connect to a much larger group, you see through a larger scope. What’s most important to you, Mission, Core Values or Vision? Core values are most important to me because vision you either have it or you don’t, but core values you can develop and be taught. Without core values the mission doesn’t matter and the vision is useless. It’s a strong foundation and having them makes you a better person. What is the most frequent mistake leaders make? I believe that one of the most common mistakes is making decisions based on work-re-
34
lated friendships or political relationships and not based on what’s best for the organization and the future life-pulse of the company. In addition, a very common mistake is to make emotional decisions, which can have grave consequences. What are you doing to ensure you continue to grow and develop as a leader? I continue educating myself. I am a lifelong learner. I am a student of knowledge. I recently finished three incredible courses at Harvard Business School for Executives. I love traveling and connecting with other cultures. You cannot be successful if you are incapable of connecting with people, different types of people. If you have the ability to connect on multiple levels, embrace various cultures and understand ways of working and how they operate and communicate, then you will see how essential it is for your success. This is and has been essential for my success in global business, and will be a key factor in one of my new companies, Mspired Music. What advice would you give to someone going into a leadership position for the first time? First you have to believe in yourself and understand that you will be scared, but that’s ok. Do not walk around thinking you have it all figured it out and that you know it all because that’s a recipe for failure. Richard Branson said it best, “If you are given an opportunity and you don’t know what you are doing, take the opportunity anyway and figure it out”. The best thing you can do is connect with people, have a deep rooted passion for helping people because that’s what an impactful leader does. A leader doesn’t stand in the front of the pack and says let’s go. A leader is in the back of the pack inspiring people to push to the front. Leaders are servants. They serve the people. So when walking into a leadership position, you have to care about the people. And if you care about people, that translates into the corporate culture, and that translates into your product, and that product translates to your consumer. Remember, people quit bosses, not jobs. 813-997-5040 @Miguelglobal @Mspiredmusic Mspiredmusic@gmail.com

Mental Walls
LAUREN CASTALANO 42
C H IC M IA M I
Extraneous thoughts can form a mental wall between you and your health goals. When these negative thoughts creep into your mind and tell you ‘ YOU CAN’T’ it’s time to do some mental overriding. It’s time to get over that damn wall. The concept of mental override is pretty simple, it’s like shifting into manual gear and engaging controls when the autopilot is inefficient. We aren’t human Tesla’s autonomously shifting through life. We have to remember how to take ownership of ourselves and keep that mind and body on the right path! Overriding the protests of the mind is an incredibly powerful tool that you can have. It provides confidence that YOU are in charge of your mind, and your mind is in charge of your physical body. - Want to start eating cleaner? Mental override - Want to achieve a fitness goal? Mental override - Want to break bad habits and prevent disease? Mental override!
Photography: Andre Chambers
LIVE LONG & TALK: BE SPONTANEOUS, BE CREATIVE, GO OUT AND HAVE FUN, AND LET THINGS HAPPEN NATURALLY
Mental override is a tool at your disposal. Its so simple it only has 3 rules: • • •
Deny yourself from giving up. Get at it. No excuses. Practice persistence and patience daily.
RULE 1 To be a champion of your body you must demand results and deny yourself from any other option. Building a house requires tools. So does overriding mental walls. Open your toolbox and begin adding rituals that support your goals. These rituals could be as simple as logging your meals or as challenging as getting 30 minutes of exercise each day. Whatever the ritual is, stick to it. Deny yourself any other option. RULE 2 Get at it. No excuses. Health is not a commodity which can be purchased with money. It is an asset to be gained by sheer hard work. Similar to an unbaked clay pot that dissolves in water the body soon deteriorates. Drop the excuses and get at it by baking your mind and body hard in the fire of discipline to strengthen and purify it.
RULE 3 Remember Rome was not built in a day. Similar enough, to override the mental wall preventing you from healthier habits it takes daily practice of persistence and patience. Yes, at times you may feel tempted to skip a workout or choose that less nutritious meal, but don’t succumb to this momentary weakness of indecision. Decide to remain true to yourself. Practice your habits daily with determination that you will permit nothing else to sway you. While mental walls may temporarily block our path to a healthy body, it is through persistence and patience that we can override them. Be tenacious and practice these three rules daily. By doing so you will eradicate any mental wall in your path and achieve the self confidence to accomplish the healthy mind and body you so desire. About Live Long & Talk If you are tired of the one size fits all exercise and diet plans for your good health you should be. What works for others may not necessarily work for you. Each one of us is genetically different from the inside out.

A JOURNEY to the
Heart
FROM HIGH FASHION TO SHAMANISM
SASHA DAWN 54
We are constantly on a journey of learning and unlearning, expansion and contraction, growth and surrender.
Most certainly, there’s and awakening happening in humanity, where we are all being asked to step more into our calling, and most authentic self. This is especially so, for Sasha Sydnor. “ I got discovered and started modeling at a very young age. In hindsight, when I look back, apart of me knew even then, that modeling wasn’t my biggest calling, and what I was put on this earth to do, but because everyone around me told me I should, I pursued it anyways. “Deep down inside, I always had a curiosity for the mystical and a desire to explore and live a more spiritually connected life.” After college, I started to question everything I thought I knew, and decided to follow my heart, I took a break from modeling, and immerse myself in a healthy curiosity of one facet of awakened living to the next. Not knowing it then, but that choice would prove to be the decision that would change my life, and set into motion a journey of growth and learning, that would later provide the foundation for my company, - Think NewThoughts Media. “UNCERTAINTY IS PART OF THE EVOLUTION PROCESS; PART OF WALKING THE PATH TO FULLY ALIGN WITH YOUR MOST AUTHENTIC SELF. WHEN YOU CHOOSE TO STEP FORWARD, THE PATH WILL ALWAYS REVEAL ITSELF.”
cred way with my brothers and sisters, it was like a long lost piece of my heart was found and it felt so right to me. I thought to myself, if everyone had the opportunity, to experience this, it would heal so much of our suffering and disconnection from our Earth and one another. After spending time exploring and growing in this way, I still felt the pull from society, my parents, and friends, to give modeling another try. Also feeling like I didn’t want to regret maybe not giving it a full chance, I decided to step back into that world, and pursue the fashion industry one more time. Spending only a year in the industry, I very quickly came to the conclusion that obsessing over food and my body was taking me further away from my passion, and purpose, not closer. I realize now, how important, each step of my journey was. It all had to happen, exactly the way it did, in order for me to see clearly, what was most important to me, what I considered valuable, and what made me feel alive whole. It was then, that I started to put all the pieces together from the past 10 years of my life, and ask myself, how can I be of service and share everything I have learned. Thats when Think New Thoughts Media was born.
You can’t wait until everything appears perfect, because the path of authenticity and living on purpose, is one that will always evolve and change. Just start. Lean in. Be curious, about everything.
I decided to utilize all the tools I had gathered, from all the different worlds I had experienced, and bring them together vs picking and choosing between them. That’s the beauty of life. You can be and do so many different things. The possibilities are endless, so why limit yourself.
For the next 10 years, I did exactly that. I leaned in. From studying at an esoteric mystery school, learning and working closely with indigenous shamans from all over South America and Mexico, serving in ancient traditional medicine ceremonies such as Peyote, San Pedro, and Ayahuasca, to being initiated in the African Yoruban religion, assisting in leading women circles, womb blessing gatherings, and being a spiritual leader in my community.
Now, having come full circle, I’m creating a media empire based on service and heart. I have shaken loose from society and self-imposed limitations, and surrendered to a purpose greater than I could have ever imagined. Bringing the mystical, sacred ritual, and spirituality to the mainstream in a powerful, creative and modern context way, I’m bridging the gap between media and entertainment and mysticism through consciousness expanding media.
The very first time, I ever sat in a medicine ceremony and got the opportunity to pray, in a sa-

various forms of media. I believe mysticism, ancient sacred rituals, plant medicines, and shamanism, are on the rise because we are all waking up, remembering who we are, and reconnecting to our inherent truth. Thats why this is so important now, to discover something new, and create the life you want to live. Expand, connect, and grow, one thought at at time. Is my motto. My story of having the courage to align with my calling and go from pursuing outer achievements, in the modeling world, to inner achievements, in matters of the spirit and soul, truly is one that will inspire others to be brave, and follow their own journey back to their heart and what matters most “Self-Love”

CHOCOTOY IS LOVE Creative shapes that bring a smile just by seeing them, a unique style that is out of the ordinary but you will truly love. Chocotoy is a mixture of a Kawaii toy and candy that will always put you in a state of joy and laughter. This is who I am. Curved shapes, intense colors and sweets do not have to be children’s matters. Chocotoy is a brand and a Venezuelan graphic studio that, in just three years of existence, has slipped into the Vip room of the Latin American illustration based on “breaking the statics of people, who live stressed”; says Luis Alfonso, author of a warm climate that engenders this line of drawings with Karen Guevara, her partner and fellow tracer. In a subject for which I had to design a line of drawings focused on a supposed franchise. For the work they imagined that their creations would be ideal in premises for children, where they could play and eat sweets, and consequently, they created some strident little colored figures that lack right angles and have too much glucose. But it turned out that the idea was not so childish. It’s about kawaii art” the illustrator explains, “a concept the Japanese use to designate beautiful things. A style in which everything comes alive”. When they wanted to take up the drawings they had made in the faculty with the aim of giving them a commercial outlet, Alfonso and Karen realized that this kawaii philosophy attracted the attention of many people who had long since abandoned childhood.

Luis says that his “public is between 15 and 45 years old and he gives faith that work is not a concept that only carajitos (children) will understand. The artistic consumption and the approach with which it is seen is changing for Venezuela and Latin America. Now being an illustrator is a job much better recognized and respected than before. People are interested in seeing novel ideas and appreciate them. And ours is out of what they were seeing the author analyzes the panorama of their sector in the region. “Chocotoy wants to break the social rigidity and work with youthful and cheerful concepts”. why there are so many ice creams, cookies, dolls, sweets and chocolate, because we want to make illustrations that you want to eat.

The 100 illustrated characters of Chocotoy, who even have their own names, only taste the color black for the case of very urban requests. In addition to paper, they are shown in a line of products that include T-shirts, purses, bags, make-up cases, bottles and any other things that can be kawaiized. International assignments far removed from production for children from brands such as Toyota or for musical platforms such as Sound Club were added to those already made for others really focused on the smallest, such as the Spanish toy company Stimulo, among many others. There is something very magical about a hidden place where only a few get the opportunity to visit. That is the case of el Portal Andaluz. Unlike any other place in Miami, El Portal Andaluz welcomes everyone that is celebrating a beautiful moment in their lives - From Weddings, Quinceañeras, Photo Sessions, Anniversaries, birthdays and just about any occasion of the celebration of life. When you arrive you’ll get greeted and enchanted by the courteous staff. A team of caring individuals committed to support a diverse type of loving animals ready to make your day unforgettable. Our main supermodels are our stallions which are purebred Spanish horses also known as (Andalusian) This breed is known for their ability to learn, athleticism, beauty, stamina and wonderful temperament. In Spanish its spelled ( Andaluz) hence why our name is El Portal Andaluz. But It also has a deeper meaning for us in Spanish Andaluz sounds like “ anda a La Luz” meaning head to the light. I feel like our faith and love for our horses has kept us going for 7 years now. What started as an investment to help a family friend pursue his dream to sell these beautiful bred of horses turned into a financial crisis. As we learned that Miami has a niche market for horse services and sells it was difficult to accomplish his dream. As time passed maintaining the farm and horses became a burden and caused many losses. Our family friend ended up taking a different path and discontinued his ties with the horses leaving my mother and I with our shares. Over time the love for these animals grew stronger and we didn’t want them to end up in the wrong hands. so we made the decision to find others ways to produce income. The first years were difficult, challenging and a lot of learning, with the help of our trainer and volunteers we started running the farm as a equestrian center offering riding lessons, boarding and stud fee but the income was still not enough to cover the expenses. Working as a promotional model and brand ambassador for different agencies as a side job I always needed to update my profile pictures.
clients were always looking for different ideas to shoot. Having friends in the industry too I started offering them to take pictures with our horses and started to contact other photographers as well. Once one photographer took professional pictures and we started posting it on social media the movement began. The idea to shoot with our horses started to interest people. Now we are known among many south florida photographers and venues for our professional horse rental services. What makes us unique is that our stallion have long manes and tails. They are also trained to lay down on command on the floor where the client can take pictures with them sitting down. We not only offer our Andalusians horses for photography but we also offer other breeds, miniature horses for children photo shoot and events. We feel blessed to have made it this far and grateful for all the clients who have chosen to shoot with our horses. Seeing the clients photographs brings joy that they chose these magnificent animals to be a part of a special moment and memory that they will cherish forever.

Identical Twins

Egg Donors by Choice
A
Our choice to be egg donors and help other women have children
s identical twins we are very close, the bond between us is unbreakable and unique. We were lucky enough to be dealt a life with a built in best friend. We are extremely identical not only in appearance but also in the way we live our lives and treat others - character is important, the beauty inside of people is important. Trust us when we tell you “kindness shared will always give you euphoria”. When one of us decides to do something, the other twin 90% of the time follows. In our town we help as much as we can. My sister and I donate blood, help out at events, and make sure every interaction with others is upbeat and positive. The journey as egg donors has been rewarding on more levels than one. It is no doubt a time consuming and rigorous process that includes a hectic schedule, hormones, and side effects. Your body will be put through a roller coaster, but in the end your outlook will change, your demeanor will change, and even though having kids felt like a huge accomplishment to us, helping others find that same happiness is definitely on the same level. “Our decision was not taken lightly. We did our research and talked with many donors and parents that have successfully completed egg donation. I recommend everyone do the same. It is definitely a process, but I promise you it is so emotionally rewarding you will want to do it again.” Ashlee “What if your only dream in life was to have a family of your own? What would you do if in spite of all your efforts you could not fulfill this? That’s how we (egg donors) help. Our mission is to help you achieve that dream.” Jennifer What inspired you both to be an egg donor? The idea started as an add we came across. There are ads for this everywhere online. Luckily for us we were able to reach out to parents in our area that had successfully had children through egg donation to decide if this is something we wanted to pursue. After much discussion back and forth which each other and with our family we decided this is something we wanted to go ahead with. My sister and I and so many other women out there have the chance to make a difference!
-- Ashlee & Jennifer Hauch What were the requirements you had to go through to become a donor? Being healthy is extremely important, qualify candidates will be asked a series of questions about personal and family health. Whichever agency you decide to go with will have a different sets of questions to answer however, all of them will ask very detailed questions about both sides of your family. Unfortunately to make the healthiest donation you can not have any prior disorders or abnormalities as well as being at a healthy BMI. A blood test is required to qualify to make sure you are not pregnant and/or doing any illegal substances. There is also a genetic test you will need to have done to see if you are a carrier for any genetic abnormalities. It is very important that both donor and egg are the healthiest they can be so answering everything honestly insures not only the success of the retrieval but also for safety. Between the ages of 20-29 is preferred depending on the clinic. Are there risks involved with donation? The occasional discomfort of blood draws wasn’t to bad and the fertility drugs you will be taking leave you a little bloated and uncomfortable. I was not moody on them but my sister was. Neither of us had any weight gain but it is possible, after you stop treatment you should be back to normal. The agency has you monitored the entire time so if you feel like reaching out to them for any questions you have support 24/7. After the retrieval the only other risk is Torsion. This is twisting of an enlarged ovary which will give you severe abdominal pain. It is important for me to mention that you are medical insured through the process as well as 90 after (depending again in the agency). Can you share with us what is the process like? Egg donation is not instant, once you apply the process can take several months or longer to complete. The longest wait is being chosen by an intended parent, it can take days, months, and even up to a year. This does not mean you are not a worthy candidate. Each family is looking for specific traits to match his/hers.
63
After you have been selected there are several steps to be taken before the actual retrieval. Once you have gone through all the medical exams etc, you will figure out with a coordinator about traveling and all of the legal paperwork - signing your rights to the eggs away and giving the rights to the intended parents. After this you will need to start birth control, abstain from sexual activity, and give yourself a series of shots. When we started the shots were the most nerve-racking but it was so easy and not painful at all. One quick poke to the stomach and your done. The last shot (the trigger shot) is very important and needs to be done at a specific time. All of the shots need to be done at a specific time but the trigger shot is the most important as it preps your body to release the eggs. There is a team that shows you and explains everything to you before you even start the process. My sister and I definitely felt confident and comfortable before starting. The retrieval takes about 30 minutes and your a bit sore for the rest of that day and the next, it reminded me of bad cramps. Also you will need to bring someone with you for your retrieval as you will not be able to drive. Can you remain anonymous? If you choose to you can but you do not have to. It is also up to the intended parents and what their wishes are. Some do not tell the children and others are extremely open about everything. If you decide to choose the path as we have to help other women/men in their goal for a family, please do your research and know this should be something you have looked into and are ready for. It is important if you start, you follow through and complete the retrieval. To have an independent parent go through everything possible to get to this point only to have a donor back out last minute would be devastating. Please be kind, please be respectful, and know this is the greatest gift you can give anyone. Ashlee IG: @ajbeautyincolor Jennifer IG: @ jenniferhauch
