1.0 PROJECT DESIGN ANALYSIS SITE INTRODUCTION Collaborative Upcycle Center (CUC) is located at Jalan Alor, one of the major food streets in Kuala Lumpur. The site is located at the end corner of the bustling Jalan Alor, with good accessibility. The site is currently used as an open air car park, which includes a long strip of kawasan lapang.

In Jalan Alor the major populations are tourists, foreign workers and senior citizens. The area peaks at night when most shops start to operate. On a larger scale, the site is surrounded by residential, commercial and mixed used development, where more local residents populate.

STRENGTH
The site is located in the Golden Triangle of Kuala Lumpur, a major commercial district and tourism attraction, hence the high influx of tourists everyday. The site is easily acessible by major roads, connected by Jalan Pudu, Jalan Bukit Bintang, and Changkat Bukit Bintang.

The site is accessible through pedestrian walking, as well by public transportation such as monorail, LRT and bus. WEAKNESS
Considering the site is situated at the end corner of Jalan Alor, it becomes a turning point for vehicles, instead of a staying spot. Lack of public green spaces for the community.
OPPORTUNITY
The Hop-On-Hop-Off Bus stop nearby the site hourly, where free shuttles are provided to tourists of all nationalities to travel around Kuala Lumpur. The corner point facing Jalan Pudu and Jalan Alor can be made into a landmark
PUBLIC SPACES AROUND SITE AS PARKING LOT
The junction where Jalan Tong Shin and Jalan Alor intersects in front of the site, with high amount of pedestrian walking by can be a potential visual axis to attract visitors. A linkage from Jalan Alor to Tengkat Tong Shin can be created through the introduction of an urban park for the community, as the site for the park is sandwiched in between two blocks of buildings. 1.2 PESTLE ANALYSIS
1.4 PROGRAMME VIABILITY
Political As the Ministry of Urban Wellbeing, Housing and Local Government had suggested on the separation of wastes products for households, it is an opportunity for CUC to co-operate with the Ministry to increase awareness of the community on the idea of sustainable living, as well as collaboration with nearby schools to educate students and spark their interests in the idea of upcycling since young.
As the saying goes, “One man’s trash is another man’s treasure.”
Economy The incomes from rentals, workshops, and upcycle sales will be used to sustain the building operation. As human flow in Jalan Alor is high, while the site is surrounded by residential areas and schools, the center has a potential to be a new attraction in Jalan Alor making the site thrives once again as a place where the community come together.
The proposed programme is Collaborative Upcycle Center (CUC) with an urban park. The CUC has learning workshops, open tool workshop, resource library, artists’ studios and accommodation to support its programme and project objectives. The center itself acts as an expression platform as the community can participate in the process of making urban art installations. CUC aims to engage the diversed community and encourage learning in the Kuala Lumpur area, while improving the living quality of the nearby community, achieving its objective as a community center.
Sociology Most of the community around the site lives densely in all the tall residential buildings, with a visible social gaps between each other and different nationalities. Besides many festive and public activities are carried out on the street or the current carpark site due to lack of public spaces. Hence, the upcycle center provides a public park and weekly communal activities for better living quality and to enhance social interaction between the community. With the introduction of the CUC at Jalan Alor, a platform for learning and collaborating on communal upcycle and installation projects can be created, fostering the art culture in Kuala Lumpur. Technology Besides giving chance for the community to gain more knowledge in the field of upcycle design and crafting skills, CUC promotes the users to be innovative in sustainable upcycle design while pushing green technology further. Moreover the use of rainwater harvesting system for irrigation and toilet flushing reduces the water usage of the building. Legal One of the main legal factors affecting the built of the center is the obtaining of the approval to build and CCC after completion for the center to start operating. Besides, the planning legislation in Kuala Lumpur area requires the building to be built within site boundary with setback for pedestrian five foot walkway.
PROJECT OBJECTIVES BRIDGE THE GAP BETWEEN THE COMMUNITY AND FURTHER To engage all in the community through art, interactive activities and public green spaces. Weekly recycled materials collection, learning workshops and communal projects create the opportunity for the community to come together and collaborate with each other and the artists and specialists, local or internationally. Besides the workshops provide learning opportunities and equipment to the community and startups to create their products. REDUCE URBAN WASTES With the area being highly populated with commercial and residential districts, the amount of urban wastes is immense. Instead of ending up at landfill, the discarded materials can now be reused again as the awareness for going green is on the uprise. It also allows the community to understand the value of trash and how it could be transformed to something useful. URBAN PARK AND PUBLIC REALM The community can carry out recreational activities and annual festivals at the public spaces within the concrete jungle of Kuala Lumpur. Besides flea market will be held at the urban park allowing people to exchange their unwanted items to someone who needs it more, especially for the lower income group residing at the area.
Environmental The site is situated at the corner end of Jalan Alor where the human flow disperse. Thus CUC aims to turn the more dormant corner of the site into a landmark. The existing trees on the site have large canopies making the sidewalk along the street front of CUC pleasant to walk

Built up area: 24,000 sqft Say, construction cost= RM150 psf, Hence, Total Construction Cost (TCC) = 24,000 sqft x RM150 =RM3,600,000 Say, consultant’s fee is 10% of TCC, = RM3,600,000 x 10% =RM360,000
Courtyards are punctured through the building to allow natural ventilation and daylight into spaces, cutting down usage of electricity. The downward slope connects Jalan Alor to the urban park, providing a change in environment for the visitors.
Hence, gross development cost = TCC + consultant’s fee =RM3,960,000

The upper ground street frontage of CUC is used as exhibition space for the upcycle art and continues into the cafe at lower ground. Such layout is to attract public into the core of the building.

Nett income = RM150,600 - RM35,600 = RM115,000 Gross return= RM3,960,000 / RM115,000 =34.43 = 35 months Hence, CUC requires 2 years and 11 months to gain gross return.
Open tool workshop is wrapped around and visible to public spaces. The workshop provides tools and equipments to the community to create and collaborate on projects.
The learning workshops are placed on the first floor providing more privacy but still remain visual connectivity to the street and urban park. The roof garden allows visitors to see the beautiful street views of Jalan Alor from higher ground.
The artists’ studios are placed at a more quiet area with the view of urban park. This enables the artists to focus more.

COST
The primary objective of this project is to achieve high quality outcomes within minimum time and budget while fulfilling the required set of scopes. Even so, the center would only be considered successful if it is delivered sastifactorily to the client and stakeholders. QUALITY The success criteria of this project is to achieve its intended functions while producing good architecture work. Design consideration should be given to the users as it is a community center while ensuring good workmanship of the building during construction phase. COST Clear planning of cost should be done before and after completion of building, which includes the building maintenance to ensure it can sustain its operation. Close monitoring and proper estimation of cost should be done throughout the construction to prevent extra spending. TIME The duration of the time is dependant on the tasks required to complete the project. The project should be carried out according to the planned timeframe to ensure minimal delay. Gantt chart and risk analysis are used in the early planning phase as guidelines for better flow of project and clearer work structure. The estimated project time for CUC is 10 months, starting from January, 2016. Certificate of Completion and Compliance (CCC) will be issued and received nov later than October, 2016.
