Your assistance and willingness to help has made this a very painless project, and the end result is exceptional. We will not hesitate in recommending Choice Home in the future. John & Rose, NSW If I buy another property in QLD you will be the first I contact. I have dealt with a lot of companies in my time but none as professional and great at keeping your customer up-to-date with every stage of what is going on as you. I was telling our service manager here how well you keep your customers informed of what is happening at every stage of the process. Tell your boss to not change anything about your process as it is perfect. Keep up the great work. Emma & Dean, SA Thanks for all your help, correspondence and.... patience! Emma and I have just started the ball rolling on another Choice Home (you can’t get rid of us that easily)! Terry, QLD I recently entered into a contract with your company to build a duplex in the Big Sky Estate, Coomera QLD. I am writing to advise you of my utmost satisfaction with all aspects of the contract. From the outset, your administrative staff were friendly and obliging. I

4 URBAN APPEAL #02 | 2016

found all my dealings with them to be most helpful in determining contract requirements and ensuring I met my obligations as the client. Likewise, the standard of the duplex and its build process were both excellent. I was well informed at all stages of the build regarding its progress. The finishing is to a high standard and the project is truly 'turn key' with tenants able to move directly in with nothing left to be completed. Please convey my congratulations to all your staff and feel free to use this correspondence in any way to promote your business. I thoroughly believe you deserve the accolade. I would recommend Choice Homes as a builder of choice to any prospective investor who is considering undertaking a similar project to mine. Thank you for your professional standards and excellent business model. KK, Malaysia Thank you for the update. I am happy with the service so far and it's very much better than what I have experienced in Malaysia. Thank you for the smooth and straight forward transaction. Steve & Allison, NSW We can honestly say that the Choice Homes experience was a very positive and comfortable one for us! You guys were great and the quality of the finished house is fantastic. We always felt up to date throughout the process and the regular photos were brilliant.

Thank you to all at Choice Homes that were involved in our project and if we look at another one of these investment gigs, we will be sure to check you guys out first of all. Kiran & Mel, VIC Mel and I would like to thank Choice Homes staff for all their help during the construction. It has been an absolute pleasure dealing with all and hope to have many more dealings in the future. Jason & Alison, QLD Thank you so much to you all at Choice Homes. We appreciate everything that you did to make our purchase and the build so very easy and hassle free. We will certainly recommend you to any one who wishes to build. Once again, thanks so much for a great experience and we wish you all the best for the future. Russell & Diane, QLD I would like to take this opportunity to thank all the staff I have dealt with at Choice Homes for their assistance and professionalism. Thanks again for the lovely home Choice have built for us. Paul, NSW Not having purchased an investment property or a new home for that matter I have been impressed with the way you and your company looks after the buyer. Your company has kept us informed and the process of the update emails and photos has been excellent. Now the final inspections by two independent groups does ensure quality assurance. Thank you and well done to the team. URBAN APPEAL #02 | 2016 5

CHOICE HOMES

22 YEARS OF SUCCESS •

Steve and Gillian Knight incorporate Choice Homes.

Steve a plumber, and Gillian, a nurse, bring the perfect personalities and backgrounds to nurture development of Choice Homes.

Choice’s construction value reaches $14.2 million from 105 builds and 500 subcontractors

Choice build predominately around the Horizon Park, Forest Lake to Springfield Lakes area, where house and land packages sell for under $200,000, and start building in the soon-to-boom Coomera corridor.

2001

Their goal is to create a family business so their sons, Troy and Jeremy, can build it into a long-term success.

1994

Choice doubled construction in just three years to build 91 homes valued at $10.5 million with 350 subcontractors. The company moves into its first office, creates its own sales division and starts selling on the Sunshine Coast.

Success blooms and the company constructs 55 homes worth more than $5.2 million with 160 subcontractors. Steve and Troy streamline the construction supervision process for greater efficiency.

1995-6

The implementation of the GST in 2000 slows the construction industry, but Choice’s volume and value of construction holds steady. Troy Knight becomes General Manager and moves the company into head offices at Paradise Point.

1999-2000

A display home opens at The Meadows estate in Pimpama.

MPM’s third office opens in Mackay’s premier shopping precinct Canelands to service the growing rental market of predominately northern Mackay.

2013

2006

Troy designs and implements “Land”, a customised internal workflow system that masterplans larger communities at the time of land purchase and produces significant internal and external office efficiencies through co-ordinated drafting, estimating, sales and construction.

MPM Property opens a second office in Ipswich, close to the hundreds of builds and upcoming builds in the booming suburb of Brassall.

2008

Choice founders Steve and Gillian retire from the business and hand operations to the next generation.

2003

Choice Homes’ construction value and job starts more than double to $31.2 million from 229 job starts with 1,100 subcontractors. Choice begins building in several estates around Coomera, including Beattie Road, Collage Grange and The Colleges. Choice introduce duplex designs into the South East Queensland market, a highly sought-after product that retains their demand to today Many of Choice’s current key personnel in design, construction and sales/ marketing begin their longstanding careers with the company.

2002

Choice Homes is named double finalist in the Master Builder Awards categories Housing for Sloping Sites and Individual Homes up to $275,000.

Choice Homes release the Gold Coast estates Foxwell Rise, Karingal Drive and Norman Springs to market.

Strategic response to demand from international buyers establishes Choice Homes as a vertically integrated market leader.

Choice’s subcontractors grew to 2,000.

Job starts reach 511 and construction value reaches $87.3 million. Choice has 32 internal office staff, along with 1,300 subcontractors in the field.

Construction averages 400 builds per year, predominately around now-popular Upper Coomera, a market that Choice singlehandedly created, and other property hotspots south of Brisbane to Ipswich.

2004 •

Troy Knight becomes CEO of Choice Homes.

1998-9 •

Choice Homes win the Master Builder Awards Housing category for Sloping Sites up to $425,000.

Choice ranks #56 in Queensland’s Business Review Q400 for private companies.

Construction value almost doubles to $60.5 million as job starts reach 402 builds.

A revised workflow system replaced the outgoing “Land” program with ‘”Landman”, a far superior and reliable system that allowed staff, clients and sales groups to log in remotely for instant access to the latest updates and house and land package availability

1993 Steve and Gillian operate from their home garage and build three homes with 15 subcontractors.

In 2006, Choice set up operations in Mackay, becoming the first and most successful Gold Coast builder to venture and remain in this market.

Troy creates sister company MPM Property to provide a high level of property management for investment properties Choice built for their clients.

2014

Choice maintains momentum with 274 builds and $68 million in construction, with a focus on quality projects over quantity.

Raceview Developments purchase an additional 400+ lot subdivision in Royal Sands Bucasia at Mackay.

Raceview Developments begin supplying builders with Royal Sands land and creates another pillar for the Choice Homes group of companies.

2012 •

Choice rank #57 in Queensland’s Business Review Q400 for private companies.

2009 •

2005

At the height of the property boom, Choice Homes builds an incredible 782 homes, generating more than $162 million in construction value. Internal staff grow to 59, complemented by 2,500 subcontractors. Choice Homes ranks #70 in Queensland’s Business Review Q400 for private companies.

Choice rank #51 in Queensland’s Business Review Q400 for private companies. Raceview Developments, the development arm of Choice Homes, purchase a 400+ lot subdivision in Royal Sands Bucasia at Mackay, with capacity to bring to market 100 lots per annum.

2010

Choice Homes records numerous stage sellouts in estates across south east Queensland, including: The Meadows, Norman Springs, Pimpama Village, Leda Living, Karingal Drive, Foxwell Drive, The Image, Scenic Rise and Honeywood Estate.

Record numbers of job starts are recorded from June to December.

Choice Homes named in October Best Family Business at the Gold Coast Business Excellence Awards and wins Best Spec Home at the Housing Industry Association Queensland Awards.

GOLD COAST MARKET

The state's property market has picked up significantly more momentum than the southern capitals of Sydney and Melbourne and will deliver above average growth for the next five years at least. Queensland's growth is focused around the south east, a thriving mixed-use region encompassing the Gold Coast, Brisbane and fast-emerging satellite cites such as Ipswich and Beaudesert.

THE GOLD COAST The star of south east Queensland growth remains the Gold Coast. The city is now the fastest-growing region in Australia, with a rapidly-increasing population and a shortage of housing. Its northern growth corridor is proving a boon for residential property investors. Traditionally, the city’s property market surges behind Brisbane and the southern capitals. The Sydney and Melbourne markets are today well and truly overheated and Brisbane’s recent market growth is now showing signs of tapering off, leaving the Gold Coast on trend to boom. SQM Property’s latest research forecasts a 2016 rise in property values of 7-11% (making it one of the best

performing regions in Australia) and awarded the city’s market a phenomenal 4.75 stars out of 5. In September 2015, financial expert and co-host of Channel 7’s Sunrise, David Koch, praised the Gold Coast’s property marketing and quoted the SQM Property research to the Gold Coast Bulletin. Mr Koch told the News Limited masthead that the Gold Coast “is still undervalued according to SQM ... there are still bargains to be had”. Gold Coast apartment sales have also hit their highest level in five years, further hard evidence that the city’s market is moving fast.

kilometres The Gold Coast is Australia’s sixth-largest city, with a population expected to reach approximately 650,000 by the end of 2018. Geographically, the city is a lifestyle, residential and employment hub of one of the nation’s fastest-growing regions – southeast Queensland. Covering an area of 1,400sqkm, the Gold Coast’s boundaries extend from just south of Beenleigh to Coolangatta, taking in South Stradbroke Island and part of Moreton Bay, and extending west to the hinterland of Mount Tamborine and the Lamington and Darlington Ranges. Welcoming more than 11 million visitors per year, it is Australia's leading tourist destination, with a large concentration of holiday accommodation in Surfers Paradise and Broadbeach. According to the City of Gold Coast, the Gold Coast enjoys a growth rate of nine per cent and has access to an economic catchment of three million people. Since 2001, the local economy has almost doubled in size from $13.4 billion to an estimated $23.3 billion. In 2018, the Gold Coast will host one of the largest elite multi-sport events in the world, providing unprecedented international exposure and commensurate business, trade and investment opportunities. Some of the city’s brightest residential real estate prospects are located in tightly held areas of the northern Gold Coast, as 18 URBAN APPEAL #02 | 2016

highlighted by noted demographer Bernard Salt in his 2015 Beyond the Horizon report on the Gold Coast’s future growth. A recent article published on 19 November, 2015 by the Australian Financial Review's Smart Investor found that nine of the top ten performing suburbs in Queensland were from the Gold Coast as investors looked to capitalise on gains made elsewhere and diversify. Choice Homes, a leader in the construction of the city’s north growth corridor for more than a decade, has several exciting projects in the region. Our newest residential estate for 2016 is Norman – Dee Springs. Sited for close proximity to the Coomera Town Centre, Marine Precinct, TAFE and the Coomera train station, this will be one to watch. New stages have also been released at Leda Living in Pimpama, a project so popular it’s warranted construction of two display homes due for completion February 2016. More stages will be released throughout 2016 to keep up with market demand. Pimpama Village at Pimpama has been a hit with owneroccupiers and more affordable packages will be rolled out in 2016. Another new estate, Tallagandra Heights at Holmview, has also caught the market’s attention, with its close proximity to the Beenleigh CBD, Bahrs Scrub High School and 18hole golfing proving a winning combination.

BEAUDESERT The Scenic Rim town of Beaudesert is emerging fast on the back of favourable geography and significant infrastructure advancement.

Beaudesert’s population is forecast by the Scenic Rim Council to triple by 2036 as the region emerges as a significant satellite of Brisbane and the Gold Coast, both less than an hour away.

Demographers point to the SDA and other strong infrastructure underpinnings as key stimulants to Beaudesert’s growth, while a tightly held market and low supply will keep property values strong.

Much of the city’s growth is underpinned by the Bromelton State Development Area, a 15,000ha area less than 6km from Beaudesert.

Beaudesert’s Scenic Rise estate will soon have new land releases and a second estate, Brooklands Drive, will build on interest in the area and provide a consistent supply of stock for clients seeking quality Beaudesert investment.

Included in the SDA is the Bromelton State Industrial Park, an 1,800ha parcel that will deliver an estimated 18,000 new jobs to the region.

Life at Brooklands Drive is all about escaping the hustle and bustle of the city and enjoying larger homesites in a rural setting.

BROOKLANDS DRIVE Brooklands Drive is located on the eastern gateway of Beaudesert, just one kilometre from the Beaudesert town centre. Beaudesert’s property market is forecast to surge in response to the community’s balance of commuter accessibility and picturesque rural lifestyle and Brooklands Drive is positioned to leverage that growth. At Brooklands Drive, residents can escape the hustle and bustle of the city and enjoy larger home sites in a rural setting, all within a reasonable commute to Brisbane and the Gold Coast.

Beaudesert is South East Queensland’s best kept secret and property analysts have called Brooklands Drive Beaudesert’s best kept secret – a gorgeous leafy retreat just 59km to the Gold Coast and 64km from Brisbane. The Brooklands Drive community is a convenient distance to the 15,000ha Bromelton State Development Area, South East Queensland’s only available area for industrial development with access to the national rail network. The Bromelton project will deliver sustained employment and economic activity to the region for decades to come

MACKAY The Mackay property market’s bounce-back is well underway, stimulated by significant infrastructure spend and a surging regional tourism sector.

The Queensland government has approved the $16 billion Adani Group Carmichael Mine project, which includes construction of a $2.2 billion rail line linking pit to port, making it Australia’s largest thermal coal mine. Combined with rail and port operations, the project is forecast to provide more than 10,000 direct and indirect jobs for the next 60 years. The city is also scheduled to be connected to the National Broadband Network well ahead of Queensland population centres Brisbane and the Gold Coast, a move predicted to stimulate local business growth.

A $408 million redevelopment of the Mackay Base Hospital, including the opening of A, K abd B blocks and the new Birth Centre.

A $17.6 million upgrade to the Mackay Hospital and Health Service, including a refurbishment of the emergency department, improvements to child, youth and family health services, and specialist medical services.

The in-progress redevelopment of the Mackay Botanic Gardens, including 30ha of masterplanned parklands that will transform the treasured asset into an ‘eco-attraction’ and centre of science education.

Analysts say the population growth is spurred by people moving to Mackay for reasons other than just work – an improved lifestyle, a milder year-round climate and the benefits of a vibrant community. Mackay’s location as gateway to the Whitsundays underpins its surging tourism sector, which Tourism and Events Queensland ranks as the strongest regional market in the state. In 2015, domestic visitor numbers rose an astounding 25.9 per cent to 817,000, while holiday visitors also saw a jump,

up 10.2 per cent to 151,000.

Demand for Mackay is partly driven by the region’s growing population, which has grown at a rate of 2.3 per cent per annum over the past five years and is forecast to continue growing by 2.2 per cent, making it one of the fastest growing areas of Australia.
