WORD FROM THE CEO Welcome to the first edition of Urban Appeal – Choice Homes’ magazine highlighting our many investment opportunities in residential real estate. Over the past 22 years of the company’s operation and my 12 years as CEO I’ve seen a number of property cycles come and go, and through a series of market forces I predict this year to shape up as the one in which Queensland’s housing market will shine. Over the past 12 to 18 months the property market in the southern states, particularly in their capital cities, has experienced stellar growth. Sydney house prices have increased more than 26 per cent over the past two years, while Melbourne has enjoyed double-digit growth of 17.4 per cent according to the latest information from ratings agency Fitch.

While Brisbane and neighbouring cities including Ipswich and the Gold Coast are leading the charge for capital growth, the property cycle is such that regional areas like Mackay will also start to benefit, providing once-in-acycle investment opportunities to buy at ‘near bottom’ of the market.

While growth in these markets is tipped to continue, albeit at a much slower rate, many investors are now looking for more affordable opportunities to purchase their next property.

These REIQ registered client managers are industry qualified, experienced, and are contactable seven days a week, 24 hours a day to provide all the tools you need to successfully sell a Choice Homes property. Let your Client Manager choose the stock for you, or for a more hands on approach use your username and password to access the business end of the Choice Homes website to select your own stock. Either way we ensure that you have all the information at hand when you need it the most. CONTRACTS ADMINISTRATION SERVICE Administration is a very integral part of our service to you. Turnaround timeframes for contract processing is a three day policy for all HIA construction contracts (providing that we have received all of the documentation complete, concise and correct). This short turnaround maximises the time that financiers need to present a case to obtain unconditional approvals. Choice Homes has three dedicated full-time staff members to satisfy this particular task, and feedback from all financiers and brokers has created a new level in industry standards. DELIVERY Market tested systems are in place to ensure that delivery of each home is over and above the expectations for

QUALITY CONTROL Quality control is outsourced to an independent company to ensure stand alone and non biased quality assurance. Upon completion of each home, two inspections are carried out, the second of which is carried out 10 days after the first. This 10day period gives the building supervisor a chance to rectify any product or trade defects that may have been identified in the first inspection. MAINTENANCE SERVICE Home maintenance is managed in-house to ensure an effective, consistent and reliable service. If an item is brought to our attention we work closely with the tenant and the property manager with all emergency works escalated and rectified ASAP. This service is recognised and fully supported by all Property Managers that are given the opportunity to lease a property on behalf of the owner. SUPPORT SERVICE Client support during the construction period is maintained by way of regular communication via innovative client website login, email,

telephone or post every month or at every stage of construction. This keeps our valued clients up to date throughout the building process. Two full-time staff are solely dedicated to the ongoing communication of our clients and the results have provided some great feedback for Choice Homes (see our Success Stories for more glowing reports from current and past clients). With repeat business being recognised as a major part of our business model, Choice Homes has implemented a two year after sales communication program that allows for a far greater likelihood that your clients asks you again for a Choice Home when they are in a position to build once again. Written communication every month for a two year period after completion offers advice such as up-coming events that the owner will need to be aware of, for example RBA updates, property management re-signing, six month maintenance inspections and regular updates on new development opportunities. While the Queensland property market has now picked up more momentum than the southern capitals of Sydney and Melbourne, it’s yet to be fully reflected in price growth data According to Hotspotting founder Terry Ryder, “The big shift has been in sales volumes and that’s what I mean when I say there are 254 growth suburbs in the region – 254 suburbs throughout Brisbane, the Sunshine Coast and the Gold Coast with distinct patterns of rising sales activity.” As Australia’s fastest-growing state and a resource sector powerhouse, Queensland outputs a fifth of Australia’s GDP, backboned by some of the country’s largest mining infrastructure projects and strong agriculture and tourism sectors. The state’s resource-rich north continues to draw massive foreign investment. In August 2014, approval was given for the $16.5 billion Carmichael Coal and Rail project, Australia’s largest coal mine, in Queensland’s Galilee Basin. While its real estate market is led by Brisbane, Queensland’s capital and administrative centre, it is also buoyed regional ‘muscle towns’ supported by big mining wages and lifestyle locations near the coast or in tree-change areas. BIS Shrapnel research points to ‘sizeable dwelling deficiencies’ in Queensland compared with market demand, an imbalance which has already induced lower-than-average vacancy rates and will make Queensland the second most under supplied housing market in the country. One of the state’s shining lights, the Gold Coast, is now the fastest-growing region in Australia, with a rapidly-increasing population and a shortage of housing, with its northern growth corridor proving a boon for property investors. Between 2006 and 2007, the area recorded the largest population rise of all places in Australia, and after a period of subdued growth following the GFC it’s bounced back to record strong rates in 2014. Dr Andrew Wilson, Domain Group senior economist says, “There’s no doubt that the market is up and running now.”

THE GOLD COAST Australia’s 6th largest city

The Gold Coast City, with a resident population expected to reach approximately 650,000 by the end of 2018, is Australia’s sixth-largest city by population size and is located in one of the nation’s fastest-growing regions – southeast Queensland. City Centre Revitalisation Project The City Centre Revitalisation aims to create a vibrant, attractive and modern walkable city that encourages growth, diversity and inner-city living – a city that is a place to live, learn, work and play. Mayor Deirdre Comerford said an extra $27 million worth of employment was forecast to be generated within the economy over the next 10 years as a direct result of the project.
