A DYNAMIC MARKET FOR OFFICE SPACE Surrounded by water, mountains and evergreen forests, Seattle is viewed as one of the most livable cities in the U.S., a strong attraction for younger urban professionals. Seattle’s employment growth of 3.4% over the last 12 months has outpaced the national average of 2.1%. With a highly concentrated millennial population and an education achievement rate that is more than double the national average, Seattle ranks as one of the country’s top 10 indemand markets for tech-driven office leasing. The city’s solid economic fundamentals, strong job market and appealing urban vibe have created an ideal environment for a thriving office market.

Google also ranks highly when it comes to tech companies that build workspaces to encourage productivity and comfort. Its recently expanded campus in Kirkland, 10 miles away from Seattle, includes a new 180,000 square-foot LEEDplatinum certified building that is just across the way from the company’s current 195,000 square-foot building. A few of its creature comforts include hideaway “cave” areas, a human-sized nest, a living roof deck, cafes, micro-kitchens, and more. In between the two buildings is a public park, which was created on an abandoned rail corridor that Google transformed into a new outdoor recreational space for its employees and the public featuring a basketball court, sand volleyball court, Crossfit/ TRX fitness area and zipline.

Amazon owns a 1.7 million-square-foot campus in Seattle’s South Lake Union neighborhood, leases another 2.5 million square feet, and has a whopping 4.7 million square feet under construction or proposed. Based on industry standards, that footprint could accommodate more than 45,000 workers in downtown Seattle. Amazon’s expanding presence has generated secondary demand for new buildings downtown and has increased apartment construction, too. In the South Lake Union neighborhood alone, there are nearly 8,000 new apartments in the pipeline in the next three years and another nearly 5,450 beyond that.

In the Puget Sound region approximately 4.3 million square feet of new space is under construction, 65% focused in Lake Union and downtown Seattle due to high tenant demand. Net absorption for the overall Seattle/Puget Sound office market for the final quarter of 2015 was 1.6 million square feet.

INTERNATIONAL LOGISTICS AND LOW-COST ENERGY Equidistant between key markets in Asia and Europe, Washington State connects exporters to the world via land, sea and air. The state is home to the 3rd largest container shipping center in North America, the Northwest Seaport Alliance, which offers access to the Pacific Ocean. The area’s transportation network includes 139 airports, 75 ports, including 7 deep-water ports, a waterway system that extends 352 miles inland, and strong relationships with Burlington Northern Santa Fe Railway and Union Pacific as well as smaller railroads, servicing 3,666 miles of track throughout the state that connects you to every major market in North, Central and South America.

Boeing also chose Washington State to build its 1.3-million-square-foot addition to its sprawling Everett plant to house the new 777X Composite Wing Center. The location of the facility will sustain thousands of aerospace jobs in the region for decades to come and put Everett at the forefront of composite-fiber technology. The 1,250’ long, 950’ wide by 100’ high Composite Wing Center features a steel superstructure that has a 450-foot span free of obstructing columns – an open work area more than 100 feet wider than any of the assembly bays in the final assembly line. In the Puget Sound region alone, about 4.8 million square feet of industrial space was completed in 2015 while another 1.7 million square feet is under construction. The majority of the new construction is located in Pierce County, followed by South King County and Snohomish County.

As the largest producer of clean, sustainable hydroelectric power in the country as well as an early adopter of alternative energy sources such as wind and solar, Washington offers businesses low-cost energy (as low as 4.25¢ per kilowatthour) and a stable, scalable grid of renewable power that can meet the most demanding user needs.

A SUSTAINABLE AND GREEN LEADER Washington is at the cutting edge of clean energy technologies, and with its environmental stewardship, Seattle consistently ranks among the greenest cities in the United States. Washington State is one of the top five states for utility spending per capita on energy efficiency; it is second in LEED-certified buildings per capita; and ozone pollution levels are particularly low in places like Spokane, Bellingham and Mount Vernon. Washington also has some of the cleanest water in the United States.

Drawn by inexpensive, renewable hydroelectricity and the availability of skilled workers, SGL Automotive Carbon Fibers built the world’s largest carbon-fiber plant in Moses Lake. Because of high demand for carbon fiber in automotive production, the joint venture between SGL Group and BMW Group tripled the capacity of the carbon fiber plant in Moses Lake over the last five years with a $300 million investment. The plant produces more than 9,000 tons annually and is the exclusive supplier for BMW’s i-series cars, including the new luxury i8 hybrid sports car.

The state, and the Puget Sound region in particular, are now capitalizing on smart building technology and has leveraged its expertise in cloud computing, big data and information technology to help launch innovative smart building and energy efficiency technologies throughout the Pacific Northwest.

Launched in 2013 with state and federal funding, the Smart Buildings Center was launched in Seattle and serves as a hub for industry activities, raising the visibility of energy efficiency companies and projects, and creating resources to help industry tackle a range of important issues.

Washington State is a strong supporter of greener buildings and a cleaner, more resilient and flexible electric grid. To that end, Governor Jay Inslee and the Washington State Department of Commerce recently announced more than $14 million in smart grid matching grants from the State’s Clean Energy Fund to help Avista Corp., Puget Sound Energy and Snohomish PUD integrate power generated from intermittent renewable sources such as wind and solar into the state’s existing electrical grid. The goal is to promote widespread deployment of nextgeneration energy storage technologies and create a power grid that is more efficient, flexible, resilient, greener from generation-toconsumer, and better able to withstand the challenges of climate change.

Located at the heart of Seattle, The Bullitt Center, which has been judged the world’s greenest office building, is now inspiring what will be one of the best-known new buildings, the Obama presidential library in Chicago. Designed by the Miller Hull Partnership, the Bullitt Center produced 60% more energy than it used in 2014, and it uses significantly less water than other buildings. The Bullitt Center earned the prestigious Living Building Certification in 2015, the most challenging benchmark of sustainability in the industry.
