1ST EDITION - APRIL 2023

As agents, we're here to give strategic advice and help our clients achieve positive outcomes for their assets, no matter what's going on in the world.

Unfortunately, some agents out there make promises they can't keep when it comes to pricing, and their lack of experience can end up hurting the property owners they're working with.

That's why we think it's important for the industry to produce better-qualified individuals who really understand the process, know how to minimize risks, and can help clients maximize their profits in a smart and effective way.

At APG, we make sure our agents are always learning and growing through in-house training and professional development with top industry experts who focus on process, compliance, and execution.

What's in store

With so many ups and downs hitting the Australian property market over the past few years, it can be hard to make sense of where things are at and what's up ahead.

Supply and demand in your suburb is as crucial an indicator as ever when trying to time a sale. A shortage of listings has been one of the key things helping to lessen the severity of the current downturn.

With immigration rates on the rise, there could be a surprising return to higher-density areas - places where

more people can live in less space. This could help ease the already-crisis-level rental market, and might even motivate some renters to become first-time home buyers.

In fact, there are some areas around Queensland where buying a home might not be that different in cost than renting - which could create even more demand in the lower end of the housing market, and push prices up in those more affordable locations.

Overall, if you're looking to upsize your home, the current market is looking pretty fantastic, with some great opportunities to make a significant net saving on your upgrade.

But if you're thinking of downsizing, you might not be so lucky - especially if you're moving from a house to an apartment, since those smaller property types haven't fallen in price as much.

So where should you be looking to buy? The best suburbs in 2023 will probably be the ones that offer the best relative affordability - in other words, places where the median property price is in line with the local average income.

ICONIC PATH

We sat down with the inimitable Caesar Walkins to ask him about his journey so far and what drives him.

I grew up in a small town called Baltimore which is 35 minutes North East of Washington DC. I had a tenure in the US Marine Corps, and after that I came here to Australia, with no family or friends with a plan to start all over again. I was even homeless for 2 years in a suburb called Goodna. I had to rebuild my life. I actually drove taxis for 8 years and in that time I found out that I was a bit of a people person engaging the full spectrum of personalities. When I got into real estate back in 2016 I was quite content with just selling normal homes between Springfield and Browns Plains and never had any specific aspirations of selling prestige properties. However after a chance meeting with an unlikely owner of a penthouse in Palm Beach, I was inspired to take on a path of assertively pursuing prestige properties. The worst thing that someone can tell me is that I can't do something, so in the coming 8 weeks I basically cold called 130 builders and developers and was basically rejected from 98% of them. It's always been about

2 things with me, hunger and persistence. When I started out with All Properties Group I didn't make any income for 8 months. I was door knocking, cold calling and family and friends were telling me that perhaps this pathway wasn't the best, but I knew that if other people could be successful, I could also. It would just take persistence and analyzing what I was doing wrong and practicing over and over. I became obsessed with the way I delivered my conversations and learning

how to close a deal. It all enabled me to not only list prestige properties against all odds, but it fed my confidence. My motto in life is 'Love all, serve all' and that really drives me to be the best I can be.

Do you have any message to the haters and detractors out there that love to criticise you?

Keep bringing it! I love it. I am not one to shy away from a challenge, and I am determined to succeed despite any obstacles in my way. So keep doubting me, keep underestimating me, because with each negative comment, I only become more focused and driven to out-work and out-perform you. Thank you for fueling my fire!

If you had chosen an alternate career, what would it have been and why?

4 1 for Chris Gilmour JUICY QUESTIONS

Formula one driver! Since I was 5 I dreamt of it. The thrill of speed and the competition of racing always fascinated me. If given the chance, I would have dedicated myself to the sport and worked tirelessly to improve my skills.

What was being a finalist in Cleo's Bachelor of the year like?

Funny as shit! Because of my sporting background that's the reason that I made the cut! But the funny thing was, I was dating Rachel at the time and she is now my wife. We still laugh about it now. They made me dress in the craziest outfits. Seriously, I would never wear the kinds of clothes that they put me in. I guess they were all designed to show off my muscles that I didn't actually have. LOL!

What are your predictions for the real estate market in the next two years?

A lot of unhappy sellers not achieving prices of their expectation. Especially after the short lived glory days of when the Coronavirus restrictions lifted and desperate buyers were everywhere. Yes, there will be hurt in the economy, but it is important to keep an eye on market trends, both as a buyer and a seller. Ultimately, it's difficult to predict with certainty what the future holds, but keeping an eye on economic indicators can provide some insight into the direction of the real estate market.

Benefits of hiring a property

Head of our rentals department Sarah Heke tells us that significant investment in South East Queensland has led to many people relocating to Brisbane for job opportunities and a high quality of life, resulting in increased demand for rental properties and a low vacancy rate.

While landlords benefit from the current vacancy rate, renters looking for affordable housing face challenges due to limited options and intense competition.

APG Property Management excels in leasing investment-grade properties at premium rental rates, thanks to proactive property management policies and client selection.

Our team comfortably manages nearly 1,100 properties, so if you are unhappy with your current management or are thinking of renting out your property, have a chat with Sarah about making the most out of your investment.

Increase and maintain the value of your rental property

To ensure that your rental property retains and even increases in worth, preventive maintenance is your best bet. This requires regular maintenance checks and inspections, and detailed documentation. We offer valuable feedback and suggestions on changes and modifications that the tenants prefer.

Marketing your property

With our expertise, we are adept in pinpointing the right places to advertise your property and how to craft compelling advertising materials. This gives us a great edge in filling your properties quickly and avoiding long vacancies.

baby BOOM

There's something in the water here at All Properties Group. We've had a baby boom at our Browns Plains headquarters with 4 babies born in the past 4 months.

Our content creator/web developer Dax and his husband welcomed their beautiful little girl 'Bailey' via surrogate in November 2022.

Next was Tayla from team Gilmour giving birth to a very cute little baby boy, 'Saint' on the 10th January this year. Shortly after Saint's grand entrance to the world, Mel our wonderful financial controller gave birth to an absolutely beautiful little baby girl 'Aria' on the 31st of January.

The latest entrance, was Bodhi son of Natalie our amazing sales agent who has been with APG since its beginning. Natalie gave her son 'Bodhi' his beginning in the world on the 7th of February! Congrats to you all!
