GENERAL NOTES: A. This space can be viewed as a transition between a rural landscape and a quiet, residential community. To that end, a general planting strategy throughout the subject area is proposed that establishes a visual appearance of the development that fuses into the existing residential development when viewed from all angles, while also providing some rural character.

KEY: Proposed Trees for Planting Existing Vegetation to be Retained
1
Driveway and building footprints set in the Scheme plan by Envelope Engineering in the LVA. Drainage easement for stormwater and wastewater pipes, 0.5m-1m below the surface. Existing onsite vegetation to be retained as a part of the mitigation planting. Particular care is made to increase visibility around the bend of Parkvale Road in front of Lot 1 by thinning out an appropriate amount of existing vegetation at that corner.
Proposed Shrubs up to 3m Height (refer to planting palette table) Proposed Shrubs up to 1.5m Height (refer to planting palette table) Proposed Subdivision Boundaries
B. Additional specific plantings will attempt to soften the visual impact of the proposed structures when viewed from the Skyline Track above the site, as well as the view along the road in front of 170 Parkvale. C. Screening and softening of the entire site can be achieved by the retention of certain native trees along the property edge along the road. D. The subdivision boundaries are provided by ‘Envelope Engineering’. Refer to their plans for more information.

There is the need, here lies the opportunity. A large, completely unoccupied one-story building on the north edge of Prince. Built in 1946 but remodeled in 1964, the architectural facade along it’s length is classic southern brick, while the front is more typical of 60’s industrial. The entire building was once a dry cleaning service for decades, and now utterly empty.

The main unit is 10,414 square feet, the rectangular building can be divided into 5 seperate 2,605 sq ft units. In addition to meeting a practical need, social eating spaces could be arranged outside the ample space of it’s exterior, including a stage at it’s far northeast corner.

With the exception of two small mexican markets and a tiny, overpriced food cooperative, the Prince Avenue corridor is a food desert. The businesses along this avenue are slowly becoming more local and hip, to match the sophistication and wordly interest of the Athens residents. The area would love access to local or ethnic groceries within walking or biking Pervious Pavement distance.

THE OVERARCHING THEME FOR THIS PLAN IS TO INSTALL APPROPRIATE NATIVES TO EACH OF THE THREE GEORGIA PIEDMONT COMMUNITIES PRESENT AT THIS SITE: 1. UPPER SLOPES: OAK-PINE HICKORY FOREST 2. MID-LEVEL: MESIC FOREST 3. BELOW THE FLOODPLAIN LINE: FLOODPLAIN COMMUNITY CULTIVARS ARE USED IN SPECIFIC LOCATIONS TO ACHIEVE DRAMA AND COLOR.
Native Plant Botanical Garden
FOR NATIVE PLANTINGS WITHIN THE FLOODPLAIN COMMUNITY BELOW THE FLOODPLAIN LINE: UNTIL CANOPY TREES ACHIEVE FULL HEIGHTS, PLANT FULL-SUN AND PART-SHADE GROUNDCOVERS. AT A LATER STAGE, REPLACE FULL-SUN WITH PART-SHADE GROUNDCOVERS. AT A MATURE STAGE, WHERE CANOPY AND UNDERSTORY TREES ACHIEVE FULL HEIGHTS, REPLACE PART-SHADE WITH FULL-SHADE GROUNDCOVERS.
