ocal Eye Magazines continuously evolves by being part of the local community, understanding local issues and being the goto place for what’s going on in the area, which we know is vitally important to our readers.

Back in December 2009, a few friends and myself started handing out 6,000 magazines within Christchurch and that number has now grown to a whopping 13,800! That’s the largest print and distribution by far of any glossy colour A5 magazine in the area! I started the magazine initially as I needed to do something with my time whilst bringing up my family and also wanted to get involved with the local community. Back then, I never imagined that it would grow to what it has today and that is not just down to me, but all my staff, our distributors and you, the community, for all your input. Last week someone kindly told me that we’ve got ‘soul’ unlike any other print media locally. That’s largely because of all of your encouragement and lovely comments, and the fact that you are using the magazines as they’re meant, by using all the local trades and services so they come back and advertise with us again and again, in turn, keeping us in business and bringing our magazine to you. Keep up the good work! We like to think we stand out from the crowd because we enjoy going the extra mile to find something different for you. The Ghosts of Christchurch October sees the yearly celebration of Halloween. Although now popularly associated with pumpkin (or plastic!) jack-o-lanterns and children ‘guising’ in spooky costumes, this celebration has its origins in ancient rites to honour or appease the dead. For the Bronze Age inhabitants of Christchurch, who buried their revered dead in the numerous round barrow tombs that once studded the local landscape, the shortening days must have indeed heralded a narrowing of the divide between the worlds of the living and the dead. Faced with the spectre of death from the cold and famine of the approaching winter, their survival was undoubtedly dependant on the time-honed skills passed down by their ancestors. The Northumbrian monk Bede, writing in 725, says that the Saxons knew November as Blotmonath (Sacrifice Month) because it was when they had to slaughter and salt their surplus livestock. Did the Saxon residents of Twynham also know it as this? Halloween is derived from the Christian feast of All Hallows, or All Saints, which honoured all the martyrs. When instituted in the 7th century it was celebrated on 13th May, the same date as the Ancient Roman festival of Lemuria (Feast of the Restless Dead). However, by the 9th century it had been moved to 1st November. Many folklorists consider it no accident that this date coincides with one of the four major feast-days in the agricultural calendar of the European pagan Celts, which is now commonly known by its Irish name of Samhain (pronounced: ‘sow-in’), meaning ‘Summer’s End’. The 14th century cartulary of Christchurch Priory records that on the vigil or eve of All Saints - or All Hallows Eve - a lantern was to be hung in the cloisters and kept alight throughout the night. It was then to be kept lit every evening until after final prayers for the three month period ending on the Purification of the Blessed Virgin, also known as Candlemas, on 2nd February - the day after the old Celtic feast-day of Imbolc (‘i-molk’). The lantern was then taken down until the next All Saints Eve.
Wax candles, rather than torches, were to be used to light the refectory during this same period. Perhaps unsurprisingly, the Priory Church is said to be haunted. In his 2002 book Ghosts of Christchurch Hundred, local historian Michael Hodges catalogued an array of apparitions, ranging from phantom monks to the spirit of John Draper, the last Prior. However, ghostly goings-on had been reported throughout the town, including the Regent Centre, Woolworths (now 99p Stores), and the Castle Tavern in Church Street (now Soho). Staff of Ye Olde George often experienced the activities of a ‘Grey Lady’. Do you know if the town’s ghosts are still active today? However, the town’s true ‘ghosts’ are surely all its former residents, who through their efforts over the centuries built the roads, bridges, houses, and shops we still use. They introduced gas, electricity, clean water, improved sanitation, schools, the railway, and many other amenities. A few founded charities, such as the Hospital of St Mary Magdalen and the Clingan’s Trust, that continue to assist the people of Christchurch today. Some of these ‘ghosts’ gaze at us from the Victorian and Edwardian photographs that can be viewed in the 1st floor Resources Room of the Red House Museum (Photo), the former workhouse that is also believed to be haunted! Perhaps this Halloween we should set aside a few moments to acknowledge the debt we owe to our own ancestors, and to the enumerable nameless individuals who helped shape the Christchurch we so casually enjoy today. To paraphrase the epitaph of Sir Christopher Wren in St Paul’s Cathedral, ‘To seek their monuments, look around you.’

e all know Christchurch is renowned for the high proportion of its retirement population. It is a statistic not lost on that most active of business entrepreneur – the property developer.

Whilst the town already bristles with retirement flats, three prime Christchurch sites have retirement apartments coming on the market this month. The Renaissance development of 26 “luxury retirement apartments in an intimate mews setting” at the back of the High Street caused a stir with local conservationists unhappy with its effect on Druitt Garden’s trees. At the same time Churchill’s 44 “tastefully designed senior living apartments” are getting close to completion in Bridge Street, where my old petrol station stood. Meanwhile at the old Homefield School site in Winkton, now renamed Homefield Park, Platinum Skies is offering “an exclusive development of elegant houses and apartments” together with a new Care Home on the same site. For the developer, retirement homes are an attractive proposition. Less square footage per apartment and less need for gardens and parking spaces can result in more units per site. As a Solicitor, I always warn potential buyers of new retirement developments to check carefully the level of maintenance charges and the terms tucked away in the contract about payments to be made to the management company on any future sale. The marketing and extras offered when the development is new (such as the buying your existing house), add to the price and may mean that you have to accept a significant loss on the sale of your home, in due course. However, the attraction of a new purpose-built home is great and I am sure there will be sufficient demand for these new units and that there are more such developments already in the pipeline for other Christchurch sites.

A
t this time of year I do like to set myself a bit of a project for the longer, dark evenings. I have been known to start a variety of random crafts, from Rachel reconditioning a piano (yes, really - and no, I didn’t finish it!) to bag making, patchwork, stamping, quilling (rolling up bits of paper and glueing them to other bits of paper — got bored of that one pretty quickly!), embroidery, jewellery making and crocheting colourful items which could potentially be worn as hats or scarves (if you don’t mind the funny looks). I said ‘start’ a variety of projects, as I do tend to get fed up part way through and look around for something else to do instead! This would explain the half sanded table in the garage, the fabric mountain under the stairs and the wool stockpile in my bedroom, which is potentially large enough to knit jumpers for all the sheep in Wales (not that they need them). After a recent clear out, I have decided on my next project - ‘vintage-ising’ an old set of drawers. I’ve done my research, and discovered a special sort of chalk paint which requires no preparation of surfaces other than a quick dust, then you can paint it straight on! Great for someone like me who likes instant results with minimal effort. I did get a bit worried when sourcing the paint as I discovered it is only sold in specialist shops, and on scrolling down the list there were only 3 suppliers in the whole of Dorset. Happily, however, one of them is in Christchurch - a quick trip to Thomas & Lucia and I now have 2 cans of the wonder paint, some wax, an instruction sheet and the promise of advice, should I need it! I think my main advice should probably be ‘focus and get it finished!’ Watch this space...! An English Mum x

The Somerford Estate housing market outperforms Friars Cliff by 82%!
W
e all know Friars Cliff as one of the most sought after places to live in Christchurch, with its beautiful tree lined avenues and its early 20th Century Arts and Crafts designed detached houses, along with some very pleasant modern bungalows. Christchurch Estate Agents tell me that buyers are not only coming from London and the Home counties, but also from some exotic locations around the globe to snap them up. The larger detached houses sell for upwards of £700,000 and the most ordinary 2 bed apartments will sell at up to £200,000.

So, it was with some surprise, when after reading last month’s ‘Christchurch Property News’, a landlord who I had never had the pleasure of meeting before, took me up on my offer of popping his head round our door on Fountain Way (near Waitrose) for a chat about the local property market. He lived in the Friar’s Cliff area and wanted to know my thoughts on what to buy in the coming 12 months for a possible rental investment. Buying property to let is about the balance of the annual yield or return from the property verses the potential of its growth in value. In the Friar’s Cliff area, those larger houses let out for between £1,800 and £2,500 per month, giving an annual yield of around 3%. However, yields are over 80% more on the Somerford Housing estate, where the annual yields currently being achieved would be around 5.8% per year (as they can bought for under £200,000 and rent day in day out at around £850 per month. So surely the Somerford Housing estate is the place to buy, as it has much higher yields? However, we must remember that yield is not the sole consideration when investing in buy to let. The value of the larger properties in Friars Cliff, over the last 10 or 11 years, has risen on average by 73%, whilst property on The Somerford Estate has, in the same time period, only risen by an average of 19%. So you either buy for yield or you buy for capital growth! Ultimately, we found there’s a general rule that the better the area you buy in, the lower the return you’ll get. This is because you’ll have to pay more to buy property in a nice area, and the amount of rent you’ll get doesn’t rise at the same level, but properties tend to go up in value better, over the long term. However, it is easier to judge yields today than deciding what will go up in value in the future. Buying in a less plush area, such as The Somerford Estate doesn’t mean a property won’t rent, but it does have a bearing on the type of tenant you are likely to attract. Again, every property and every landlord is different. I don’t charge for my advice because if I offer you the best opinion and we build a relationship, then you might (and there is no obligation or expectation to this) just use me to manage those properties and so there will be time to earn money from you by looking after your buy to let property for years to come, a property that we jointly decided met your requirements for the investment because that is what it is, an investment. he Travel Lodge is now open and bringing visitors to the town centre and with their customers using the Saxon Square car park in the evening this is helping to solve a problem that was raised at one of our meetings regarding skateboarding etc. which unfortunately caused noise that was annoying to local residents. We are very pleased to hear that Dorset County Council have taken notice of our letter regarding the sorry state of our town information signs. With overgrown foliage and being very dirty they did not give our visitors a very good impression but the work is now in progress and the signs should be pristine in a matter of weeks.

At Druitt Hall, renovations are now proceeding and the first phase of painting both inside and out have been completed. The gardens around the Hall have been cleared and tidied. The toilets are being redesigned and good progress is being made in this area. There is still much to do and more volunteers are needed to work along with those already helping. Council to ask for views on plans to enhance Christchurch town centre

hristchurch Borough Council is holding a public exhibition of plans to enhance and improve Christchurch town centre, as part of the Christchurch Town Centre Strategy, and is asking residents for their views on the proposals. The exhibition is being held on Monday 6 October under the Mayor’s Parlour in the High Street from 10am to 4pm. Council representatives and members of the project team will be present to explain the proposals and answer questions, and feedback forms will be available for residents to leave comments. Following the exhibition, the display boards will be available to view in the foyer of The Regent Centre in the High Street from Tuesday 7 to Monday 13 October (open 10am to 10pm), with feedback forms also available. Cllr Ray Nottage, Leader of Christchurch Borough Council said: “I’m delighted that we are now able to obtain community feedback on our proposals
to enhance and improve the town centre. We are hoping to obtain as much feedback as possible on the proposals which have been drawn up to ensure we continue to preserve, protect and enhance the unique character of Christchurch and its historic centre.” Cllr Claire Bath, Portfolio Holder for Economy at the council, added: “Enhancing the town centre experience will support economic growth in Christchurch which is a key priority for the council. A
fter a long stormy winter we all needed a good summer and this has certainly been a balmy one for watersports enthusiasts in the Christchurch area. John Kayakers and stand up paddle boarders have enjoyed local rivers, the harbour and bay. Sailors have had perfect conditions for regattas and power boaters on ‘dawn patrol’ have had flat conditions for towing wakeboarders. The water is warm and many people will be swimming from local beaches all through October. But there is another breed of enthusiasts who are waiting for the wind and waves that storms bring to our coastline. Windsurfers constantly watch the weather forecasts and when conditions are right Avon Beach is one of the best locations on the south coast. In recent years Windsurfers have been joined at Avon by Kitesurfers, who harness the power of the wind with a power kite which pulls them on a small board with foot straps. The prevailing wind at Avon comes from the south west, over Hengistbury Head. The wind gives the power for speed but experienced board riders are here for the waves so that they can get airborne. The winter storms pulled huge amounts of sand off Avon Beach and Friars Cliff, which made the harbour entrance very shallow for boats coming into Christchurch. However, this large sand bank has created some perfect waves. Nature removed the sand but in February 2015, Christchurch Borough Council plans to pump this material back ashore to replenish the beaches at Gundimore, Avon and Friars Cliff. In the meantime you may want to head down to the beach cafes on a windy day and watch local storm riders making the most of some great waves. See you on the water!

hrough these monthly articles I have tried to give Christchurch Eye Readers a brief insight to the ways of Rotary. During the month of August I was unable to attend any meetings at the club due to certain other commitments, not to mention a family holiday. But did it make any difference

my non-attendance during the month? The answer is an emphatic ‘no’. Why? Because we are an organisation of individuals who together have created this local rotary club. This spirit has been nurtured to good effect in creating our new website, and due to the efforts of Mike Court, looks really good and is actually interesting! The Club, with Mike taking on this role, has now showcased itself, our business partners and made us visible to the local community. Long gone is any mystery about who we are, and what we represent. Just take a look yourself. This, coupled with David Rogers, who maybe better known to you via general medical practice as our PR officer (relishing the role I might add) is bringing Rotary to YOU. Extension of Ser vices for Age Concern
A
ge Concern Christchurch, whose aim is improving the quality of life for older people in the Borough of Christchurch, has extended a number of its services. Its two shops, 85 Bargates and 130 Tuckton Road are now open Monday to Saturday from 9.30am to 4.30pm including Wednesdays at both shops. The new retail manager, Rose Trickett, found that the new opening hours have been welcomed by customers. Services are provided by the charity from shop funds and donations. Befriending services are receiving increased numbers of referrals and it is anticipated that telephone befriending will soon be available. The established Information and Advice desk at 85 Bargates has also seen an increase in the number of people seeking advice and information especially regarding benefits for older people.
In addition, many of the outings have proved to be very popular with some being oversubscribed. Additional shopping trips have been introduced with regular runs now established. The Friendship Clubs have restarted following the summer break and members are very welcome to join. As a result of the increased demand for services new volunteers are needed. What a load! of Rhubarb

Cast your mind back to the fabulous sunny months of April, May and June, when the rhubarb plants were producing delicious stems of juicy fruit, perfectly ripe for crumble.
Each of the stems (so technically not a fruit at all) which blushed with the colour of pink champagne or deep raspberry sorbet depending on the variety, could easily be torn from the plant, topped and tailed and then either used immediately or blanched and frozen for later. Rhubarb freezes very well, and lasts for around a year, in fact I made a crumble in April this year using last years frozen harvest. Chopped into 1cm pieces, it can be placed directly into freezer bags, but to retain its colour should be blanched for around 1 minute in boiling water. Allow to cool and dry before freezing. To revive, boil in a little fresh orange juice, a teaspoon of cinnamon powder and sugar to taste before allowing to cool. It’s a versatile crop and makes great jam, compote and crumble, and tastes delicious when made as above and served with crème fraîche. Rhubarb originates from the colder parts of China and its popularity is fairly recent in historical terms, becoming more widely eaten as sugar became less expensive. The leaves are toxic and so too are the stems later on in the year, because the toxic acids move down the stems from the leaves and into the crown as the winter temperatures cool.
When to plant your rhubarb:
Early rhubarb can be ‘forced’ inside up-turned dust bins, but only do this with established plants. Place a black bin (or terracotta rhubarb forcing jar if you’re a pro) over the plant in early spring, and then enjoy the small, tender and sweet stems as they develop and search for the light. Grown commercially in large dark sheds in the Yorkshire rhubarb triangle - between Wakefield, Leeds and Morley - this wonderful vegetable (classed as a fruit for tax reasons) can also be divided up this month if you have a large overgrown patch. October is the perfect time to plant rhubarb if you haven’t got any at the moment and would like a patch of your own. It’s quite un-fussy and will grow in sun or part shade as long as the soil is moisture retentive. Add well-rotted manure to the planting hole and mulch the plant with a ‘doughnut’ shape of manure about 50cm deep in spring. Give the plant a feed with ‘blood, fish and bone’ in March and watch it grow! It’s an easy perennial plant, which produces giant leaves and is pretty resistant to pests, although hungry mammals might feast on the crowns in early spring when food is scarce.

y name is Terry Silk. As a retired employee of yellow buses, I saw the picture of a yellow bus on the front of the September issue of Christchurch Eye. I was pleasantly surprised to find it was a picture of myself pushing the bus round on the Christchurch bus turntable! It brought back many memories for me. I joined Bournemouth Corporation Transport in January 1963 at the age of 18 and I was a conductor and then went on to become a trolly bus driver in 1966, three years later, a motorbus driver after the trolly buses ended in 1969 (sadly missed). After 42 years of service with Yellow Buses I retired in 2004.

Cheesy Onion Soup As the clocks go back and the nights draw in take comfort in our onion soup, topped with crunchy bread and bubbling cheese PREPARATION TIME: 15 MINS COOKING TIME: 1 HOUR SERVES: 2
INGREDIENTS
12oz / 350g onions (can use a mixture of brown, red and white or all the same variety) Butter for frying 1 1/2 tsp Demerara sugar 2 tsp dark soy sauce 1 pint stock (chicken stock is lighter, beef stock heartier) 2 thick slices lightly toasted bread 2oz / 50g cheddar or Gruyere cheese
METHOD
Peel and thinly slice the onions. Heat the butter in a medium-sized saucepan. Add the onions and sugar and fry gently over a low heat for 10-20 minutes, stirring frequently. The sugar will caramelise to a nice golden brown coating on the onions. Be careful not to let it stick and burn though, especially towards the end. Add the stock and soy sauce, and season to taste with salt and black pepper. Put a lid on the pan and simmer for approximately 30 minutes until the onions are soft and starting to disintegrate. Grate or thinly slice the cheese. Divide the soup between two heatproof bowls. Float a slice of toasted bread on top of each bowl of soup, and top with the sliced or grated cheese. Grill for 2-3 minutes until the cheese is melted and bubbling (which is why you have to use heatproof soup bowls!) Serve with more crusty fresh bread.

’m Levi, a 2 ½ year old greyhound. I’m 27 inches to the shoulder and have finished my racing career early as apparently I wasn’t fast enough.
