have been left untouched, enabling indigenous plants, wildflowers and wildlife to flourish in this rich natural preserve. On an evening stroll you are likely to see deer or elk in the meadows,


ducks and geese in our lakes or redtailed hawks and eagles circling high over the canyons. Natural waterfalls freshen the Crooked River and still the soul. We’ve even granted a Conservation Easement to the Deschutes Basin Land Trust to permanently protect 550 acres of natural & scenic open space. Vineyard living|

Central Oregon’s oldest vineyard and Ranch at the Canyon’s most unique amenity, Monkey Face Vineyard is located just across the river from Monkey Face Rock, Smith Rock State Park’s most notable feature. Using hybrid varietals carefully selected for the Ranch’s climate,

grapes are harvested each year to create exclusive, estate bottled wine. Owners are welcome to join in the fun of pruning and harvest, but of course, you are equally welcome to sit back and enjoy a glass while the work is done by others.

Owning the dream} Ranch at the Canyons is organized under what is known as a Tenancy-

in-Common (TIC) agreement. The Ranch’s TIC agreement states that each owner possesses a 1/46th undivided interest in the acreage and common facilities of the Ranch, including our four canyons, two miles of the Crooked River, more than a dozen stocked lakes, Monkey Face Vineyard, the Old Winery Clubhouse, and the Tuscan Stables.


Within each private landholding, there is a designated building envelope, a designated landscape area, and a private area. Each owner is entitled to the exclusive right to possess a landholding that is described in each owner’s deed and the TIC agreement. In addition, all owners have the right to possess and have access to the entire property, giving everyone equal access to all the finest parts of the Ranch. The TIC is a common agreement that offers several advantages over other real estate structures. Because the percentage of ownership is set out in advance, each tenant is able to sell their share separately without involving the other owners. Unlike joint tenancy, a TIC does not involve the right of

survivorship, which means your share won’t pass to the other owners upon death. All homeowners are responsible for all expenses, but these are fairly apportioned equally among all landowners.

The design review process|

To preserve the beauty of the Ranch, our Design Review Committee has put together a carefully considered guide to designing and building your home. The guidelines seek to establish the highest standards of quality in order to protect both the views and the property values of your home and that of the other homeowners. The Design Review Committee is responsible for reviewing all proposed home plans and designs for review and approval prior to construction. Each site is unique, which means no two homes will be alike at the Ranch. The Design Review Committee ensures that your design is complementary to the unique features of your landholding and the Ranch’s Tuscan inspired architectural style and landscaping.
