Welcome to Madeira! Dear Friends,

M

adeira is on the go! The restaurant scene continues to grow. Depot Barbecue is growing its business as it offers smoked meats, combination sandwiches, and new sides that appeal to the whole family. Pub 81 will be opening this fall and will feature family dining with full beverage service. And of course we have La Petite Pierre, which serves up some of the finest dining in the county, along with Ferrari’s and A Tavola, which will treat whatever urge you have for fine Italian dining and fantastic wood-grilled pizza. The housing scene remains red hot! Buyers can’t find houses to purchase. If a house makes it to the open market, it generally gets sold within days. We have a housing project right in our downtown, with only two units remaining unsold, and the city continues to experience a significant flow of tear downs and rebuilds, expanding the opportunities to buy new housing in Madeira. It appears a new condominium project may be developed just south of downtown. Meanwhile construction of a new senior housing development is going strong, which will provide a boost to the downtown retail market and an increase in the demand for quality dining options. We have a fantastic school system. One of the best in the state. We have amazing volunteers who donate money and time to keep Madeira strong. We have dedicated public servants who provide the highest level of service. Sears, Kmart, JCPenney, Payless, Teavana, J. Crew, and Gap have all closed hundreds of stores nationwide. The blame is generally laid on online sales. It’s more likely a customer service issue, the primary way a local store can win the retail battle. How, then, does a downtown like Madeira remain viable? Two factors. First, the stores provide value and great customer service. The two go hand in hand. Value isn’t necessarily what you pay for goods. It’s what kind of experience you had while shopping in Madeira. Did you meet the store owner? Was the staff polite, helpful, and even fun? I think you’ll find Madeira a great place to shop from that perspective. The second is convenience. The shops provide a variety of goods and services and can meet most any of your needs. It is easy to park, easy to get to the shops, and easy to get home. In Madeira, you’ll find holiday shopping and everyday shopping a far better experience than the malls. You can park in a small lot and walk into a quaint bookshop, find a compact wine shop, shop at multiple clothing stores within the same block, and find a great restaurant for your post-shopping experience. T

here’s a reason Madeira consistently ranks among the best places to live in the region. A trifecta of residential offerings, awardwinning school district, and easily accessible location—10 minutes from downtown Cincinnati—make it highly desirable. Perhaps most attractive of all is the city’s warm and welcoming atmosphere—its reputation as “The Friendly Town” has endured for more than a century. Ninety percent residential, Madeira offers a wide range of housing options in terms of cost and value, from 1,200- to 1,500-square-foot homes to luxury residences approaching $1 million. While most housing is owneroccupied and the rental market is relatively small, the variety of home offerings is expanding. “There’s a little

shift that has been taking place over the last 10 years, in that we did not see any attached condominium units for the longest time,” says Tom Moeller, city manager. “We now have a total of 32. I would expect we’ll see more of that in the future.” Infill development, where old homes are torn down and rebuilt, remains the city’s hottest market, with more than 180 tear-downs and rebuilds in the last eight years, according to Moeller. Another new addition is Madeira’s first assisted-care senior living facility, debuting in spring 2019. The fiveacre development on Camargo Road will have approximately 150 units, with a combination of independent rental units for residents 55 and older along with assisted-care and memory-care units.

MAPLE GROVE

Moeller says one of Madeira’s most unique draws, in addition to its school system and central location, is its central business district, which the city would like to potentially grow. “We’re one of the few suburban communities around here that has a true downtown,” Moeller says. “We’re trying to take advantage of that; we feel that has a lot of opportunities.”
