Change is seen at our northern border with the development of the Vintage Club and with the completion of The Christ Hospital Outpatient Center. At our southern border, there’s ongoing dialogue pertaining to the development of Montgomery Road and the Ronald Reagan Cross County Highway, and the continued development of Sycamore Community Schools, Ohio National Financial Services and Bethesda North Hospital. Three major development projects and possible redevelopment plans will affect Montgomery’s future By Mike Boyer
A
s a mature, residential community of about 10,250 residents, the city of Montgomery doesn’t have a lot of opportunities for new commercial development. “We are primarily a residential community except for downtown and the Montgomery Road corridor that is commercial. Most of the rest of the city is single-family residential and we’ll maintain that. That’s our number one priority,” says Frank Davis, Montgomery community development director. “We need a solid business base and I think people understand that. We won’t be expanding our business area through rezoning or annexation, so we’re pretty much working with the land we’ve got.” But three projects in various stages of development are important for the city’s future. The Christ Hospital Health Network’s more than $50 million outpatient center on Montgomery Road at Vintage Club Drive is the largest project in the city. The three-story facility, developed by Brandicorp, is expected to open spring 2015. It encompasses about 78,000 square feet in the main building and an additional 20,000 square feet in an adjoining office building connected by a 325-car parking garage built by the city with Tax Increment Financing.
The facility will be Christ’s first non-hospital location to provide external-beam radiation therapy and chemotherapy services. It will also include physical and occupational therapy; a wound healing center; imaging and laboratory services; an ear, nose and throat clinic; Ohio Heart and Vascular clinic; and orthopedic and sports medicine. At Vintage Club, there is also about six acres of land fronting Montgomery Road available for mixed use of restaurant and retail but specific plans haven’t been announced. Also nearing completion is the expansion of Ohio National Financial Services Inc.’s headquarters off Pfeiffer Road and Interstate 71. The project includes remodeling the building’s interior to create more space for the roughly 1,000 on-site employees and an expansion of the existing parking garage to handle an additional 200 vehicles. “They’re one of our largest employers and a big economic driver for the community,” Davis says. Earlier this summer, the city agreed to buy the former Marge Schott Chevrolet dealership site at 9292 Montgomery Road after previously acquiring the adjoining former Montgomery Ford location. Those properties coupled with a small slice
of land obtained from Hamilton County will give the city 11.5 acres for future commercial development where Montgomery Road meets Ronald Reagan Highway. “We have a lot of ideas about what we want there because we’ve been working with developers off and on for years,” says Davis. Those plans include a mixed use of professional offices, small retail and restaurants, and possibly residential condominiums or apartments if there’s enough room and if the market warrants it, he says. A residential component would help support the Old Montgomery Historic District, and professional offices would help diversify the city’s economic base now heavily dependent on three large employers: Ohio National, Bethesda Hospital and Sycamore Schools. Davis says the city is still working on a development timetable but may begin soliciting developer proposals by early next year. “One reason we bought both properties is they’re so interrelated for grading and access. They need to be developed together.” ■

elicio Coal Fired Pizza is the first coal-fired restaurant in Greater Cincinnati. Typically found in New York and on the East Coast, Delicio uses a traditional coal-burning oven with anthracite coal. The mesquite flavor infused by the coal results in an Old-World Italian menu with a Southwest twist. “I love traveling in the West and the Southwest,” says Randy Key, owner and creator of Delicio. “When I was in Tuscany—I had taken both trips real close—everything seemed sweet to me. It seemed like common sense. [And] I like spicy foods.” The oven heats upward of 1,100 degrees creating a thin, crispy crust that’s topped with ingredients such as Californian steam-peeled tomatoes or Peppadew piqante peppers, which are sweet but have a spicy kick. The Perfect Pepperoni ($14.50) is a patron favorite, but you can also make your own. “People really love to make their own choices. And we can do unique things with the Peppadews and chorizo,” adds Key.

But after five years of having a location in Hyde Park, she changed her mind after seeing the for sale sign at 9412 Montgomery Road.

Food for Thought The Montgomery Food Share builds community camaraderie while feeding individuals and families in need By Alyssa Reck
W
hat began as an idea based on a National Public Radio program on a food donor project in Ashland, Ore., has spurred a similar program in Montgomery. Twelve committee members began meeting in January 2013 and got the ball rolling. Since the program officially started in June 2013, the nonprofit Montgomery Food Share has collected nearly eight tons of food and 16,000 meals, donating it to the Freestore Foodbank of Cincinnati, which distributes goods to those who need a helping hand throughout the year. There are 11 Montgomery neighborhoods that participate in the Montgomery Food Share, but the program is an ongoing effort that requires ongoing support. “It builds a sense of community just being involved with the program,” says Wendy New, coordinator of Montgomery Food Share. “It’s neighborhood cohesion.” The Food Share provides all donors with their own reusable donation bags, emblazoned with its logo, and a tag with a list of suggested items and pick-up dates. When donors do their shopping, they can purchase extra items and place them in the reusable bag. Roughly 25 volunteers, one or two in each participating neighborhood, drive to each of the roughly 400 households to pick up the donations and then drop them off at the Freestore Foodbank.
Off to the Market Bread, pies, cookies, produce and more are brought to the Montgomery Farmers’ Market. With nearly 30 vendors setting up shop every Saturday from May through October, residents in and around the community consider it a gathering place.

“We’re seeing an increase in the number of food insecure households with children and senior citizens,” says New. “They’re not sure where their next meal is coming from, and anything we can do for these individuals and families is beneficial.” Food Share organizers knew there was a need to help those residents and the generosity of donors has exceeded expectations. There are many local businesses that have been key in the effort, including the city of Montgomery, Montgomery Square, Comey & Shepherd Realtors, Montgomery Farmers Market, Waddell & Reed, the Blue Ash Montgomery Rotary, and Walker Bros. Ice Cream. “I never dreamed in a million years we would be this successful,” says New. In June 2014, Montgomery Food Share provided more than 4,382 meals and 3,652 pounds of goods, which is more than triple the amount of goods that were donated during the nonprofit’s first month in June 2013.
Fresh produce is just one of the perks at the market. “Our payback is seeing the turnout,” says Stuart Zanger, president of the Montgomery Farmers’ Market board. The all-volunteer board’s goals are for residents to have a selection of fresh, clean and healthy food, to support artisan food and create a sense of community, adds Zanger. A Natural Connection
Montgomery visitors and residents have easy access to preserved natural areas, parks and play spaces By Faith Lynch
R
esidents and neighboring communities alike praise the city of Montgomery park system for its wide range of amenities, attractive and wellmaintained venues, and the interconnectivity and easy access to neighborhoods. Montgomery boasts more than 141 acres of protected green space, 17 miles of marked walking paths or bike routes, and almost three miles of park trails. Montgomery’s parks are easily accessible and have an array of activities. The parks are easily accessible and have an array of activities. Along with the balance of play space, playgrounds, tennis courts, and ball fields, the natural areas are often cited as
the hallmarks of this excellent park system. The city has six beautiful parks, a seven-acre nature preserve, a family-friendly community pool and miles of shared-use walking and biking trails. Several indoor lodges, picnic shelters and the pool are also available to rent for special events and gatherings. A neighborhood park is within walking distance of every home in Montgomery and all are joined by a marked trail system for easier neighborhood access. The Montgomery Park System ranks third among comparable cities in Hamilton County with 13.91 acres of parkland per 1,000 residents. The parks open at sunrise and close at 10 p.m. Whether in Mont-

State of the Arts By Christine Genovese
T
he visual and performing arts scene is flourishing in the city of Montgomery. Specifically dedicated to promoting arts and culture, the Montgomery Arts Commission is led by seven volunteer members appointed by Montgomery City Council who actively pursue and present events and programs that foster appreciation for arts and culture. Here’s just a glimpse of the arts in Montgomery: Live at the Uni is a concert series featuring a variety of musical styles performed by the area’s best local musicians. Shows are held in the Universalist Church in Montgomery’s
historic district. Concertgoers also enjoy a post-concert reception free of charge courtesy of Montgomery Inn. Upcoming performances in fall 2014 include the Faux Frenchmen who will perform gypsy jazz music and more on Oct. 13, and the Kennedy String Quartet strikes a chord with an elegant evening of chamber music on Oct. 27. The well-regarded annual Montgomery Photo Contest is the oldest continuously running photo competition in Greater Cincinnati. Beginners and serious amateurs, including students and adults, compete in separate divisions and are eligible for cash prizes that are awarded at a public reception. Following the competition, the win-
ning entries are displayed for the greater community to enjoy. Each year in Montgomery Park, the annual Blue Ash/Montgomery Symphony Orchestra Patriotic Concert attracts nearly 3,000 people to hear the professional musicians that comprise the ensemble. The program’s theme is American, showcasing tunes from a number of styles, including symphonic to the popular melodies of the 1940s, 1950s and beyond. Typically held on the evening of July 3, the concert is only part of Montgomery’s Independence Day festivities, as a parade and festival in the park are held in Montgomery on July 4. The Blue Ash/Montgomery Symphony Orchestra also entertains area residents with its annual Valentine’s Day Concert, Labor Day Concert, Memorial Day Concert and the Kindel Memorial Holiday Concert. Improv at the Uni is a comedic evening featuring talented members of the Sycamore High School improvisation class. Audience members shout out topics to be acted out live, for the first time, in long or short formats. The result is a night of hilarity and surprises. Seeking to broaden the presence of the arts in the Montgomery community, plans are underway for a public art project, as well as a new and improved outdoor arts fair, a film series and additional arts activities for children. The Montgomery Arts Commission values its existing local business and community partnerships, such as the Blue Ash/Montgomery Symphony Orchestra and Montgomery Inn, and is grateful to the many dedicated volunteers from throughout the area who make the arts in Montgomery possible. ■

S
ycamore Community Schools provide a first-rate education by using technology and by sending students into the field.
Amy Hebert, owner of Academic Tutoring, LLC, works with students who have learning disabilities and helps them thrive through one-on-one attention. Certified teachers address the needs of the students and help them strengthen their skills.
Students from seventh to 12th grade can bring their own electronic devices to school as part of a technology initiative that was implemented last year; and every fifth-grader receives a Chromebook for school lessons and assignments. Although the Chromebooks are on-loan from the school, students can take them home to complete assignments.
The schools are also using online simulation tools and text resources to prepare students for NextGen Assessments, online tests that include technology-enhanced, interactive assessment items on subjects including languages, science and math. Implemented in the 2013-2014 school year, Sycamore Schools will continue composting to teach students about environment preservation and how to sustain healthy lifestyles.
“Some students have been with us for years because expectations increase as they go through school,” says Hebert. “These efforts realized significant cost savings to the district while encouraging students to take care of the environment,” says Adrienne C. James, superintendent of Sycamore Community Schools. Students will also take part in a consumption study on vegetables and go on “Inspire Field Trips,” which connect the classroom to real life. For example, E.H. Greene students previously visited a biology lab at the University of Cincinnati. ■
The program tutors all ages in reading, writing, math, study skills and test preparation, as well as behavior therapy and speech language areas. While the business looks to grow into a certified home school institution, Academic Tutoring is approved by the Ohio Department of Education as a Private Provider for the Autism Scholarship Program and the Jon Peterson Special Needs Scholarship program.

n today’s real estate market, homebuyers want to find a home in a premium location, maximizing value with proximity to work, shopping, dining and excellent schools. Since it has all of these amenities, the city of Montgomery is and continues to be the premier residential community. Most homes are within walking distance to a park, the historic downtown district, and shopping and dining. There are also six parks, a nature preserve, a community pool, a variety of events including concerts and festivals, and the weekly Montgomery Farmers’ Market
that starts in May and runs through October. Also, the Sycamore Community School District ranks among the best in Ohio year after year, and there are high-quality private and parochial schools nearby. In the last 12 months, the average sale price for a single-family home sold in Montgomery has increased 4.3 percent to $395,283; whereas, the average in Hamilton County is $173,824. For homes sold in Montgomery, the average days on the market was 44, compared to 55 days in 2013. Although Montgomery’s average sale price exceeds the national and Greater

Montgomery’s teardown trend increased in 2013 with 23 homes torn down, the highest number on record, according to the city of Montgomery’s 2013 Housing Report. In the end, location is the most important part of the equation when choosing a property to buy. The rest can be changed, and in Montgomery, the possibilities are endless. ■

ocal retirement communities such as Seasons in Kenwood and Twin Lakes debunk the myths that seniors lose the joy of doing what they love and the feeling of safety if they need help.
