The proposed application will: Change the land use for the two larger single-family parcels to townhouses and; Subdivide and dedicate Riley Park to “Parks and Recreation�.

SMILING CREEK CONCEPT PLAN Smiling Creek Public Information Session Why Change the Land Use? .

While undertaking the construction of roads and plans for Riley Park, the single-family housing market experienced several obstacles that resulted in the City investigating a better housing solution, including:

Better Housing for Steep Slopes Over the last several years, developing single-family housing on the steep slopes of Burke Mountain has resulted in excessive retaining walls. The City has acknowledged this through the “Steep Slope Guidelines�, which identify the opportunity to change the land use from single-family to townhouses, which is a better building type for steep slopes.

Real Estate Market Changes The single-family housing market has experienced significant growth in value since 2015, making it out-of-reach for many families. Townhouses, when compared to single-family homes, are less expensive and available to a variety of families.

To ensure privacy and promote natural aesthetics, the North Parcel will include an expanded landscape buffer along the western edge of the site against Riley Street, directly facing the adjacent townhouse development.

Did You Know: Townhouses = More Open Space Townhouse zoning requires a certain amount of “open space/ amenity space� in the development. This offers more accessible green space, which would typically be a private yard if developed as single-family housing.

BURKE MOUNTAIN DISCOVERY CENTRE Smiling Creek Public Information Session

What is the Burke Mountain Discovery Centre? .

Proposed on the corner of David Avenue and Princeton Avenue, the Discovery Centre will be a multi-purpose facility for the neighbourhood to get information on activities on Burke Mountain, including future land development objectives, and a second building will accommodate a café. Both buildings will be developed under a Temporary Use Permit. More information to come in the spring/summer of 2019.

Learn about the Future of Burke Mountain The Discovery Centre will be a gathering place to learn more about Burke Mountain, including City land development activity and the proposed Village Centre.

Grab a Cup of Coffee In response to community feedback, a second building will be constructed to accommodate Burke Mountain’s first café!

Connect with Your Community We know how important community is to Burke Mountain residents; the Discovery Centre is planned to accommodate meetings, events and a place to gather with friends and family.

Experience More in Your Community On top of the Discovery Centre and café, and as part of the rezoning application for the Smiling Creek lands, there will be a financial amenity contribution that will go into improving community assets on Burke Mountain. Stay tuned!

SMILING CREEK NEW ROAD Smiling Creek Public Information Session

Help Choose a Name for the New Road in Smiling Creek .

As part of this development, a local road will be constructed to divide the site and connect residents from Burke Village Promenade to Princeton Avenue. The Strategic Initiatives Department is seeking input from the local community on this street’s name. Each street name is approved by the City of Coquitlam and represents the unique history of Burke Mountain and Coquitlam. Make your choice by placing a sticky dot beside your preferred street name
