The Four Religions in the Holy Land : Judaism, Christianity, Islam, and Bahá'í This presentation provides a brief history, and showcases the holy places of four of the world’s great monotheistic religions each of which has historical connections to the Holy Land. This is a Middle East region that encompasses an astounding array of biblical sites, sacred sites, and pilgrimage destinations. With the earth that has been walked on by Abraham, Moses, David, Solomon, Jesus, the Apostles, the Prophet Muhammad, and the Prophet of the Bahá'í Faith, Bahá’u’lláh, the Holy Land has been a sought-after destination for pilgrims from ancient times until today. Case Management Stoughton, Towns of Albion & Dunkirk The Case Management program links older adults with services available to help them remain as independent as possible in their homes and community. Our Senior Center’s case managers are devoted to coordinating, evaluating and advocating for such services to meet each individual’s needs and preferences.

News: Case Management Services TOP TEN THINGS WISCONSIN TENANTS SHOULD KNOW 1-A LANDLORD IS NOT REQUIRED TO PAINT THE WALLS AND CLEAN THE CARPET BETWEEN EACH TENANT, OR AFTER A CERTAIN NUMBER OF YEARS. A landlord is only required to do this if the paint or carpeting pose a health or safety hazard. In this case, the tenant should call his/her local building inspector.

2-LANDLORDS MUST MAINTAIN THE PROPERTY-INCLUDING THE STRUCTURE, PLUMBING AND ELECTRICITY, AND ALL SUPPLIED EQUIPMENT AND COMMON AREAS. This does not include minor things that the tenant could reasonably be expected to do themselves for little or no cost. Tenants are responsible for informing the landlord when a repair is necessary. If the landlord won’t repair it, the next step is to call the building or health inspector. (Stoughton Building Inspector is Steve Kittleson- 873-7626.)

3-LANDLORDS MUST GIVE 12 HOURS NOTICE TO ENTER THE RENTAL UNIT (EXCEPT IN EMERGENCIES). Also, landlords can only enter to make repairs, inspect, or show the apartment for re-rental or for sale.

They can give written or verbal notice. And the law doesn’t say that the tenant has to receive the notice or approve it.

4-LANDLORDS MUST MAINTAIN THE HEATING SYSTEM SO THAT IT CAN REACH 67 DEGREES IN THE CENTER OF EACH LIVING SPACE YEAR-ROUND. There is no requirement that the landlord provide air conditioning or fans to reduce the heat in the summer. However, if they provided an A/C unit or fans to reduce the heat in the summer, they must maintain it.

5-A LANDLORD CAN EVICT A TENANT WHO HAS BROKEN A RULE IN THE LEASE, SUCH AS NOT PAYING RENT OR VIOLATING THE GUEST OR PET POLICY. The landlord has to give the tenant an eviction notice (the type of notice will depend on your lease and the situation) and usually they must give the tenant a chance to fix the problem.

Do not ignore warnings and notices from your landlord! If you have questions, call Tenant Resource Center to speak with a housing counselor. Let them know if it is regarding an eviction and your call will be given priority.

6-THERE IS NO MORATORIUM ON EVICTIONS DURING THE WINTER OR ON EVICTING SENIORS, FAMILIES WITH CHILDREN, OR PEOPLE WITH DISABILITIES. If the tenant has violated their lease and the landlord follows the proper court procedures, tenants can be evicted during the winter -even if they have children, are seniors, or have disabilities. Many people confuse this with the winter moratorium on utility shut-offs (where a utility company can’t shut off heat or electricity in occupied units during winter months), but there is no such moratorium on evictions.

7-IF THE LANDLORD BREAKS A RULE, THE LEASE IS NOT VOID AND THE TENANT MUST STILL PAY RENT. If the landlord neglects the property or violates the tenant’s rights, there are remedies like calling the building inspector, filing a complaint with the appropriate agency, or suing in small claims court for financial losses. However, the lease is almost always still valid—and the tenant could risk eviction if they stop paying rent or violate other rules to punish or pressure the landlord.

News: Case Management Services 8-LANDLORDS CANNOT CHANGE THE RULES OF THE LEASE (OR CREATE NEW ONES) WITHOUT THE TENANT’S PERMISSION -EXCEPT AT A LEASE RENEWAL. This includes rent increases and things like guest policies. Month-to-month tenants must be given 28 days notice before the changes go into effect.

For year-long leases, the changes can only be made when and if the lease is renewed.

9-ONCE YOU SIGN A LEASE, IT CAN BE DIFFICULT TO GET OUT OF PAYING RENT IF YOU DECIDE TO MOVE. There is no “three-day grace period” if you change your mind and no medical reason the landlord must let you end your lease if they don’t want to. There are very few situations in which a tenant can get out of a lease without any further obligations to pay rent. This doesn’t mean tenants don’t have any options to move out early! If you break the lease early by moving out, the landlord has to try to find a replacement it they want to charge you rent.

10-IF A TENANT IS DECEASED, THE LEASE ENDS 60 DAYS AFTER THE LANDLORD LEARNS OF THE TENANT’S DEATH. If the family/estate wants to maintain possession of the unit, they must keep paying rent. A security deposit can only be used as last month’s rent with the landlord’s permission. If the family/estate wants to vacate early, the landlord can only hold them to 60 days of rent and must try to find a replacement tenant as though they had broken their lease.

PREVENTING PROBLEMS 1-HAVE A WRITTEN RECORD FOR EVERYTHING: Get copies of anything you sign immediately. If you make a verbal agreement, get it in writing or write down what was said and mail it to the landlord to confirm the agreement. This is especially important for rent payment agreements 2-BEFORE YOU SIGN YOUR LEASE: You can get the average utility cost of any apartment by checking with the utility company. You can call Consumer Protection and ask if any tenants have filed complaints: 1-800-422-7128. You can check the landlord’s Small Claims Court Records: GR 10 City County Building (210 Martin Luther King Jr. Blvd) or http://wcca. Wicourts.gov 3-READ ALL PAPERWORK BEFORE SIGNING IT: Pay attention to the date rent is due. If you pay with Soc Sec, SSI or SSDI ask the landlord for written agreement allowing you pay on the date you receive your check to avoid being charged late fees.

4-WHILE MOVING IN: Be very careful to document the state of the apartment on the check -in form 5-REPAIRS: If issue is not an emergency, talk to the landlord and write a letter first. If the landlord does not take action, call the building inspector.

6-MOVING OUT: Your security deposit, or a list of deductions, must be mailed to you with 21 days of moving out. If you move out early, the landlord can hold you responsible for rent until the end of your lease, but they must take you to court and prove they tried to find a replacement.

Keep Your Produce Safe Most health risks that are linked to produce can be eliminated with proper food preparation, like cleaning produce thoroughly. We think to clean produce like apples before we eat them, but do you wash fruits with an inedible peel like bananas and oranges? · Wash all fresh fruits and vegetables with cool tap water immediately before eating. · Wash produce before you peel it, so dirt and bacteria aren't transferred from the knife onto the fruit or vegetable. Gently rub produce while holding under plain running water. There's no need to use soap or a produce wash. For firm produce such as melons and cucumbers, scrub with a clean produce brush. · Cut away any damaged or bruised areas before preparing or eating. Remove and discard outer leaves of lettuce. · Dry produce with a clean cloth or paper towel to further reduce bacteria that may be present.

RECIPE OF THE MONTH Toasted Pineapple Delight 1 angel food loaf cake (11 3/4 oz.)

1/2 cup(1 stick) butter, softened 1/2 cup firmly packed light brown sugar 1/4 teaspoon cinnamon 6 pineapple rings 1 cup dairy sour cream 6 maraschino cherries ·

Cut cake into 6 slices.

Toast one side of cake under broiler.

Meanwhile, in a small bowl combine butter, brown sugar and cinnamon.

Spread generously on untoasted side of cake slices, extending slightly over edges. Top buttered side of cake slice with pineapple ring; dot with any remaining butter mixture.

Broil 1-2 minutes or until golden brown.

Serve warm. Garnish each slice with sour cream and a cherry.

Makes 6 servings.

NUTRITION PROGRAM INFORMATION All meals are provided by Dane County through Consolidated Food Services. They are packaged, delivered and served by Senior Center volunteers.

If you are a vegetarian or have special dietary needs, please call and talk with Lisa regarding your meal options.

Nutrition Site: The Senior Center serves lunch every weekday at 12:00 PM. See menu page 15.

Home Delivered Meals: Meal delivery is available to homebound older adults in the Stoughton Area School District every weekday.

Cost of Meals: Individuals 60 years or older pay by donation. The minimum suggested donation is $3.00/meal. Individuals under the age of 60 must pay the total cost of the meal. Meal Site: $6.15 Delivered Meal: $6.40.

Please be reminded that cancellations and reservations should be made by 1:00pm the previous working day. Any cancellations made on the day of, are still subject to payment to the county.

Living Well with Chronic Conditions Wednesdays March 13 thru April 17 4:30 PM to 7:00 PM Stoughton Senior Center This workshop is designed for people with different chronic health problems and for their caregivers. The workshop is 2 ½ hours, once a week for 6 weeks and will be facilitated by two trained professional leaders.

Diabetic Support Group

Mixed Emotions Among Caregivers Caring for a dependent adult has been likened to a roller coaster ride. Sometimes you are up, your efforts are fruitful, and you feel rewarded for your contributions. But sometimes nothing seems to go right, resulting in frustration, and feelings of rejection, anger, fear and more. In March, the Caregiver Group will explore caregiver emotions. Just identifying our emotions has a way of diminishing the effect they have on us. We will also explore where our emotions are rooted, and talk about ways to make changes in our lives to alleviate the difficult emotions. When change is impossible at the time, ways to reduce the stress that difficult emotions elicit will be discussed. The Caregiver Group meets on the second Thursday of each month, 1:00-2:30 pm. Open to all.

News: COA & Community Commission on Aging Meeting Highlights for February 5, 2013 Center News · There is new flooring in the elevator, and we will be replacing the main level linoleum. · We are looking at new fundraisers to reach our requirement of $29,500 for 2013. To save on the cost and time of staff, we are looking for volunteers to take leadership roles to assist with the planning and implementing of fundraisers. · High School/Senior Center Tech Expo was a great success. Over 20 seniors with technology-related questions were matched with knowledgeable high school students. · The School District is beginning installation by coordinating with the City Planning Dept.

Smart Planning Series Thursday March 28 at 6:00 pm Continuing this month, is our six part series on planning for the future. Join us for the second session of this series on Thursday, March 28th at 6:00 pm, and learn about how to prevent Identity Theft. This information will be presented by Personal Banker Kim Lewis. Other topics to be addressed through this series will include, initiating Smart Planning conversations with your adult children and other family members, preventing Elder Financial Abuse, establishing Medical and Financial Power of Attorney, and key points to Estate Planning.

Accreditation · The Action Plans generated in the process will be

given to COA Committees to work on accomplishing them. The biggest obstacles we face is establishing Evaluation and Disaster/Recovery Plans. · COA help is much needed and appreciated in completing the re-accreditation process. · Additional participation from community members is requested too. Community members are encouraged to contact Cindy.

· Distributed a flyer highlighting key Social Security

and Medicare resources in Wisconsin and the main issues AARP is working on in Wisconsin. · The expansion of Family Care is a top priority for 2013. While the expansion will help in decreasing the current waiting list for income-eligible long-term care, Cindy is concerned that the larger the Family Care contracted agencies get, the greater likelihood the quality of service will change. For example, we’re getting more advocacy requests from Care Wisconsin clients when the company expanded to additional counties and eliminated many of their hands-on staff.

March Highlights Improving Your Health and Wellbeing through Meditation Lisa Resch, licensed Massage Therapist & former Yoga Therapist, will lead a four-week class teaching the key components of meditation.
