W

elcome to the new issue of Home and Build and you might have noticed on our cover the Ideal Home Show logo with dates for the upcoming show from 27th-30th October 2017. We are delighted to be a media partner for this fantastic event and if you picked up this copy after the event don’t worry as in early 2018 the event will be back again so just keep an eye on our forthcoming issues as we’ll give you more details closer to the time. On the cover of this issue we have a beautiful family dwelling in rural County Derry. Located on the periphery of Park village the land is surrounded by panoramic views of the Sperrin mountains and is adjacent a neolithic wedge tomb. Garbhan Doran of Broadstone Architects was approached by his lifelong friends and he was only too happy to design this rather unique house for a family of six. I think you’ll agree the result is amazing. Continuing the trend of helping friends and family, passive house specialist Garrett Quinn of design-and-build practice GP Developments set out to build a home for his parents in Dungannon and he was very careful to avoid the passive house design clichés. His parents wanted to downsize and Garrett built a passive house. In their older years and with him being the builder in the family he thought that a passive house would be the thing to do for their health in the future. In this issue we are also delighted to feature an Aluminium Clad property in Grangegorman in North County Dublin which is owned by bike enthusiast Alec Darragh. It has received a lot of attention in recent times thanks to its appearance on the RTÉ show ‘Home of the Year,’ where it made quite an impression on the shows judges Declan O’Donnell, Deirdre Whelan and Hugh Wallace. The property was designed by the Founder and Creative Director of ODOS Architects, David O’Shea. I’m sure many of you have attended the Ideal Home Show event in the past and with this new media partnership in place we hope to help grow the Extend & Renovate section of the show. We will be on stand O86 so pop by and say hello. Mortgage interest relief to be cut in 2018

M

ortgage interest relief will be cut next year in a move that will affect about 300,000 homeowners. The relief for people with loans from 2004-2012 is being continued to 2020 but at just 75% the rate in 2018, 50% in 2019 and 25% in 2020. Minister for Finance Paschal Donohoe said it was stated in the Programme for Government, and confirmed in last year’s Budget, that it would be tapered out to 2020 for the remaining recipients. Minister Donohoe is preparing to slash the mortgage interest relief by 25%. This relief allows homeowners who bought during the boom years claim tax back on their mortgage interest payments. The value of the relief is based on the amount of interest that you pay in a tax year on a qualifying mortgage loan.

ore and more houses are being built using clay blocks. What is the reason for this increase in popularity here in Ireland. We asked Simon, a trained carpenter and his wife Rachel from Wexford, why they chose to build their home with Porotherm clay blocks. “When we decided to build our new home, we wanted to do it the most energy efficient way while remaining realistic with our budget. I was familiar with the ‘Fabric First’ approach and I truly believed in this approach to our new home. I did a lot research on the internet, spent many nights browsing all of the options out there and weighing up the pro’s and con’s to establish the best building methods and materials that would fit within our stretched budget. It was important where possible that we consider the materials and methods carefully as I wanted to do as much of the labour as I could myself. A friend of mine had mentioned the Porotherm blocks before as an alternative to concrete masonry. We spent a lot of time researching the systems and the variety of products available depending on your budget and your target performance for your wall. Our home is a bungalow and given that it has a large portion of external wall it was important for us to achieve a high standard woth the wall system. The information we found was overwhelmingly positive about the Porotherm. There was very little in our mind to be concerned about, we understood that it was a relatively new option here in Ireland at the time but it was established in the UK and widely used across Europe and other continents. I learned about thermal mass and how this benefits the heating and cooling of a home to maintain a comfortable living environment. We also were happy with the thermal values and acoustic values of the clay blocks. But most of all we discovered that this was a system that was so simple to build that we would be able to do this ourselves. We contacted Clayblock Ireland who are the Irish distributor for the Porotherm system, I knew from our research that Wienerberger in Austria were the largest manufacturer of clay material in the world and Porotherm was their clay wall system. We got a quote and discussed a few options. On the surface I don’t mind saying that we thought it was a bit expensive however when you consider that you are being supplied with almost everything you need for your structure from the floor to the roof and

when you also look at the other less obvious benefits such as how simple it is to build, the accuracy of the system, the quality of the material, less weight and wastage you come to realise that there are so many savings to be made here. You also have to look at long term sustainability, our previous house was about 15 years old and it was so obvious to us that the quality of construction in general had changed so much in those years we wanted to try and build this time with something that wouldn’t easily be beaten again in the future. We have kids and we wanted to ensure that in the future their needs would be prioritised rather than always needing to

upgrade something on the house. Clayblock Ireland supply a complete system so not just the blocks, they also supply the lintels, wall ties, bricks, and even the mortar! They provided me with free training on day one! A technician and a bricklayer came to our site and trained me how to use the system correctly and how to use the tools required with the system. We opted to but the tools but we could have hired them if we wished. “I could not believe how quickly we could lay the stuff ”. It is so fast because you only have one leaf to build and with the roller applicator you can build walls like lego. The blocks are much lighter than concrete

and equally as strong. They are easy to cut and we found that with almost 2500 sq feet we hardly had 40 blocks wasted when we were finished. We have the house practically completed now and looking back we are happy to admit that the wall system was a very enjoyable experience overall. People are fascinated by how easy it is. It looks so strong and stable too when you put it up because of the monolithic structure. We wanted to achieve a high level of airtightness too, we used Porotherms’ Eco-parge product internally instead of a wet plaster and on our pre-test we got a result just under 1.0 m3/m2.hr. We expect to be even better on the final test when we get it done. I would highly recommend the Porotherm system and the guys at Clayblock Ireland. Our home is so comfortable and quiet. We are actually looking forward to the winter! This is how we should be building homes here especially with the new NZEB regulations just three winters away!

A HOUSE OF

DIMENSIONS IN DERRY A rich cultural and natural environment was influential to the design

A

rich cultural and natural environment was used to influence the design of a family dwelling in rural County Derry. Located on the periphery of Park village the land is surrounded by panoramic views of the Sperrin mountains and is adjacent a neolithic wedge tomb. Further along Tireighter Road, a Clachan (a small village) is located displaying elements of the traditional rural settlement such as clustered lime washed gables and boundary walls. When Garbhan Doran of Broadstone Architects was approached by his lifelong friends, he was only too happy to design this rather unique house for a family of six. “The clients moved into the house in August 2016 and all work on the house

was just finished. I got involved with this project as the clients are actually old friends of mine from Derry. We first looked at different sites in 2008 and they were living very close to where they are living now previously,’’ said Garbhan Doran. “The clients and I were looking at sites available around the rural golf course but there were issues with planning permission apart from the site which we chose and it had spectacular views as well as being close to the village. “The design process didn’t begin until 2011/2012 and then we had to wait for planning permission to come through. Acquiring permission for a new build in the country side is always a little bit more difficult. Once the permission came through, we had to design the construction details and send out to Tender

followed by value engineering to reduce the cost as the tenders returned over budget,’’ added Mr Doran. “Working on this project for my friends actually worked out quite well. They placed a lot of trust in us and vice versa. It was a very easy process and they made it that way for us. Everyone involved in the project made it straightforward for us and we also had a fantastic builder working along side us,’’ explained Garbhan. “Jude McCloskey (builder) was very honest and up front with us from when he won the tender. He has an excellent eye for detail. His honesty and sincerity was what was appreciated the most throughout this project. We were expecting an eight to nine month build but he told us that it would take 12 to 14 months as the work was going on throughout the winter months. He managed expectations very well. “There were a few delays but they weren’t extraordinary delays in terms of a domestic build. The project progressed nicely though some of the weather did hold it up. It was a great project to work with Jude on. Work began on site in April of 2015,’’ he added. “We used the site contours to our advantage but although the building looks settled into the site, there was a lot of work not just design but also in construction to get that with retaining walls to allow the building nestle into the levels. The house is largely single storey, there are three blocks and only

one of those blocks is two storey at the lowest part so that it sits low in the land. Jude also had a very good grounds-work sub-contractor. “The biggest delays largely were down to the weather. We had to do a lot of excavation not just for the ground works but also for the drainage because the house is down at a lower level so there was a significant dig required along the 100m access lane to the public drain. There was a lot of digging done at a time when the weather wasn’t so great,’’ explained Mr Doran. Due to the building’s exposure in the landscape its form conveys a strong image of shelter as illustrated by the hollowing out of the main entrance opening within the gable walls where rainwater from the flat roofs cascade through the canopy against a corten steel tile. Two of the three central entrance stacks are internal and external light-wells whilst the third is a chimney for the living room stove. The two stairwells within the connecting spaces between the blocks allow for vistas from the entrance hall to the surrounding landscape and mountain range. Materiality references dense massing of the wedge tomb, thick white gable walls of the Clachan and tall chimneys of Tamnagh Lodge. The building orientation which is similar to the wedge shaped tomb, provides a blank North façade with extending walls for privacy to where the house opens up to the South and West. “The site had a huge influence on the design of the house, it was one of Autumn 2017 Home & Build

designs that came a little bit more easily than others as we had such strong influence. The actual boundary of the site isn’t huge and that is something that reduces options in some respects,’’ said Garbhan. “The house is adjacent to three or four houses so we wanted to try and not restrict their view. This influenced the central roof pitch in order not to restrict views or overshadow adjacent buildings. “There were a lot of factors that influenced the design of the house and that helps whenever you have those types of restrictions because it forces you down certain routes,’’ stated Mr Doran. The new dwelling form of three distinct but inter-connecting blocks references the three primary standing stones of the nearby burial chamber entrance. Similar to the Clachan each building bears a relationship with the other through proportional increase in scale whilst clustered buildings step down the site via central circulation. In this regard a local Palladian styled dwelling, Tamnagh Lodge, prompted reference to Palladian villas in how a centrally lit entrance hall and circulation might work, accessing bedroom, living and kitchen on upper, middle and lower floor plates respectively. The client’s requirements in accommodation and budget required efficient floor plans and careful sighting of the building. A central entrance access allows economic circulation and distinct vistas through the stairwells and beyond. The reduced daylight penetration often encountered with central access is addressed here through light-wells in the form of chimney stacks exhibiting a relationship between the building blocks and providing reference to the nearby neolithic burial tomb structure. “The views are so spectacular that when you walked into the house, we wanted to captivate them. The three blocks are distinct and as you walk around the house the circulation takes you down and around the three areas; the bedroom, living and kitchen each of which has an individual aspect,’’ revealed Garbhan. “The house is under 250 square metres so it’s spacious but at the same time it isn’t enormous. There are several breakout areas for the children; a games room, a play area, a large living room and four bedrooms.” The budget required economy of material specification and detail whereby external insulation provides robust weather proofing but also expresses the ring beam and post structure required for the long span low pitched roofs, The relief panels created by this structure are regularised to carve simple elevations alluding to the simple post and beam structure displayed in the nearby burial chamber. A limited palette of materials emphasises simplicity of

building form against a scenic backdrop. White render, mill finish aluminium and dark joinery are detailed to accentuate this form through concealed parapet gutters, mitred slate roof hips and recessed eaves cappings. “There is a solid block on the flat with ring beams because there are low pitched roofs. The two buildings that are single storey have large concrete ring beams to hold the roof in and then the two storey building has two concrete ring beams at both levels,’’ said Mr Doran. “The insulation comprises of a solid concrete block with external insulation and that has worked out very well, Brendan Donaghey and PW Thermal Building Solutions provided and installed the external insulation and that has worked out very well. We also used Soprema products that allowed us to achieve a monolithic effect,’’ explained Mr Doran. “This is a Powerwall System 3 installation on this house which is our light weight, highly weather proof, textured Acrylic Render Finish,” said Tom Naughton of PW Thermal Building Solutions. “Brendan Donaghey is our Trained and Certified Contractor in the north west and he carried out the work on the project and we’re his designer and supplier. We inspected his work on a number of occassions throughout this project to insure the highest quality of finish. The house is fabulous. We have worked on a lot of different projects with Garbhan but this house is really unique and a credit to him,’’ added Mr Naughton. “The man that physically worked the toughest on this is Brendan Donaghey, to carry out the work and finish it up there to such a standard when you are basically on the North coast the weather is a huge factor in trying to get these coats on. The acrylic finished coat is a self-coloured render so the clients pick the colour before the project goes to site and then we mix the colour in the factory,’’ he explained. “The house doesn’t require painting as the coloured render is trowelled on to the walls. It is very labour intensive,’’ concluded Tom Naughton. Passive stack ventilation is incorporated through the open plan nature of the building and a mechanically opening roof-light within a light-well stack located centrally in plan availing of cross ventilation, buoyancy and the Venturi effect. When temperatures do not permit the opening of the ventilation stack background ventilation requirements are met through mechanical positive input ventilation systems to avoid air leakages attributed to wall vents. “The clients hardly ever have to turn the heating on because the air-tightness is superb,’’ enthused Garbhan. As to his final thoughts on the project and those involved with the project? “This was one of those jobs that was a pleasure to work on. Everyone involved

From the assistance of those in Broadstone Architects such as Elaine Hanley and MKA Planning at the pre-planning stage to Foyle Consulting Engineers through the construction stages the job was ably handled,’’ said Garbhan. “Key to the entire process were the clients, Pádraig & Bernadette Ó’Mianáin, originally from Derry City, whose imagination, co-operation and ambition, not to mention patience, saw the delivery of the original concept to completion. Close friends of the clients and local residents, Patsy & Josephine Conway, were of huge help in the process and were involved from the outset. The builder, Jude McCloskey of Macan Developments, a master craftsman who with his skilled sub-contractors deftly handled all difficult issues on site and produced a very high level of finish. “Of course the site itself is a rare gem that we don’t always get to work with and the photographer Aidan Monaghan exceeded all expectations in how he managed to capture the essence of the building and its striking context,’’ concluded a very happy Garbhan Doran.

Some wise words when it comes to purchasing and using stoves

F

or increasing numbers of people, the cleaner wood-burning stove, which has the pleasing aesthetics of an open fire but with far greater efficiency has become the stylish alternative. In recent years, the aforementioned stove has become a firm favourite with home owners left, right and centre not only due to the fact that a stove is a great way of heating wherever you may require it to heat but also because of its cost effectiveness. Within this article you will come across some pointers when it comes to choosing your stove, stoves that are new to the market and regulations that will come into play in 2018. “From 1st January 2018 energy labelling is a regulatory requirement for local space heaters. Similar to the labelling of your washing machine or cooker all stoves or local space heaters must all be rated A to E. The rating is based on efficiency of your appliance and fuel you use,’’ said Marketing Manager for Waterford Stanley, Claire Grace. “Waterford Stanley has already kicked off this process making changes to online and brochure-ware. From the 1st January each stove sold bears the label on the outside front

of the appliance, any advertisement or promotional material should make reference to the energy efficiency class of that model. “Eco design 2022 regulations require manufacturers to decrease the energy consumption of their products by establishing minimum energy efficiency standards. By setting these standards at European level, manufacturers do not have to navigate through multiple national regulations when launching their products on the market,’’ enthused Ms Grace. “Eco design regulations sets out a suite of emissions limits which must be met including particulates, carbon monoxide (CO), nitrogen oxides (NOx) and Organic Gaseous Compounds (OGC). Waterford Stanley are in the process of scheduling in official testing of our stoves to get the Eco design certification,’’ explained Claire. “We have also recently launched our new stylish Stanley SOLIS cassette stove along with a more contemporary take on our very popular Cara insert which will be called Cara Glass and it will have a glass door and enamelled steel frame. “Contemporary design for modern living, the SOLIS range is all that is good about open fires but

space for the stove and the associated items is suitable. The size of stove you choose depends on your homes heating requirements which will vary individually. There are two main types available and they can be either free-standing or an insert. A dry stove is for room heating only, while a wet stove has a built-in back boiler, so you can heat radiators and water. How they work is that they release 20pc of radiant heat to the room via a transparent front. The dry stove distributes the remaining 80pc through a hot-air fan and a wet stove uses that 80pc to heat the radiators. “ When buying a stove it is imperative to call out to the shop and see the stove working- you should get advice on how a stove works, installation procedures and the up to date regulations by the person selling you the product. Also by seeing the stove working you know exactly what you should be getting and will not be second guessing after the stove has been installed,’’ said Joe Jennings of Bell Stoves. “You will also learn what your preferences are relating to the design options, colour and the features available to you, depending on your choice of stove. It is also important to do your research. “Invest in a quality stove, there is an awful lot of choice out there but by visiting showrooms it should become clear that buying a quality product is a better investment than maybe changing a stove a couple of years down the line. Buying a stove that is well built, easy to maintain, and keeps the glass crystal clear such as a Clearview Stove is never a waste of money. Andrzejewski of Agathos Stoves. “The most popular stoves for last few years are tunnel stoves (with access from both sides/rooms), lift-up glass and generally modern tinned glass stoves with a simple frame,’’ he added. “New regulations are not yet confirmed but it is advisable to use well seasoned timber,’’ added Mr Andrzejewski. When purchasing any stove it is very important to know where you will source your fuel and where it will be stored. Some stoves are wood burning only while others are multi-fuel, it is imperative that only dry fuel is used in a stove and consideration should be given to space to keep wood stored in a dry environment. Stoves need to be maintained in order to work to the optimum levels, to remain safe to use and to extend the life of the stove. A general annual service should be carried out on a stove to clean out and inspect all component parts to ensure they are still fit for use, this would normally be carried out in conjunction with a sweep of the flue which should be carried out at the very least once a year and sometimes more depending on level of use and also the type of fuels being burnt. Conor Carruthers: I grew up in Rathcoole, County Dublin. After two years in college studying accountancy I left to work in the construction industry as a bricklayer followed by a couple of years building and renovating. H&B: Where did your interest in this area come from? CC: I’ve always enjoyed making things and while attempting a concrete vanity unit for home I stumbled upon GFRC and it’s endless capabilities.

he creative behind our Dublin office is Dana Kallo, a young interior designer passionate about eclectic, quirky and colourful interiors that make a modern home. The studio’s philosophy is to design based clients’ brief, personality, and dreams, aiming to create interiors that can be lived in. In Dana’s views, beauty and aesthetics have value only when they are followed by purpose and function and this reflects in the work they do. At the beginning of this year, Dana brought on the market a new type of design service, unique in Ireland. The Black Fox Box is addressed to clients that have one or two rooms to design, want to be involved in the implementation of the project, and are looking to phase their renovations, completing the work in stages, when their time and budget allows it. The design box is an actual elegant black box, containing drawings, mood boards, colour samples, finishes like carpets, wooden floors, or tiles samples and all the design tools a professional would use to finalize the design of a room. Every box is created specially for a specific room and it’s a comfortable way of keeping everything related to the renovation & design process in one place. Black Fox Interiors had designed and refurbished the interior going for a youthful look that would appeal to young professionals and tourists alike. The renovation has been carried out to a high standard of quality, with premium finishes and Italian/Danish furniture.

Between the 21 and 23rd of April you can find Dana showcasing the Black Fox Box at the Colortrend Forum in Ideal Home Show. She will design a study set at stand M21, based on a box and you can see how easy it is to do the same, to design any room of your house, once you have all the right design ideas and tools from an experienced professional.

New lighting and heating systems have been integrated along with new sanitary ware and sliding glass doors. The living open space layout has been thought out to allow for natural light to easily reach the kitchen while offering a good socialising area for a larger group of friends. The bespoke window bench and the breakfast bar are great areas for dining, and when the weather is nice, a small terrace has been designed to allow guests

to enjoy the view over the new renovated Talbot Mall square. A few shades of grey, white, blue and yellow comprise the main colour scheme. This is being completed with plants and specially commissioned greenery to bring an outdoorsy, natural feel to the bedroom interior. The bathroom design has been focused on creating a relaxing experience, being the only room finished in darker colours.

TRADITIONAL STYLE,

FUTURE PROOFED GP Developments builds Passiv Haus (Passive House) in Dungannon with traditional style

W

hen Passive House specialists GP Developments set out to build a home in Dungannon, the client was keen to avoid the Passive House design clichés. This would not be a square, compact building with minimalist styling. In fact, the aesthetic would need to take its inspiration from the surrounding environment. Work commenced on the property in 2013. “My clients were approaching retirement and wanted to downsize. They had a great site in the garden of their beautiful but draughty 1940’s Arts and Crafts home. They thought that a Passive House would be a great investment in their health and comfort,’’ said Garrett Quinn, founder of GP Developments. Quinn used Passive House software PHPP to work through the design and bring together the right combination of fabrics and techniques, in order to get all the variables working within Passive House thresholds. To compensate for the complexity of the build, Quinn found that he had to bulk up the insulation in key areas. There was a lot more insulation required than the amount discussed at the design approval stage, purely because of the property’s irregular, traditional shape. As a result, some walls were up to 470mm deep. “The layout of the house is quite simple. Downstairs there is the zoned kitchen and sun lounge, the separate living room wouldn’t be used as much, but is comfortable with a large bay window to the North and a smaller window to the West. “The rest of the ground floor accommodation would consist of a small office space, downstairs toilet and hallway. “Upstairs, there is the main bathroom, master bedroom with walk-in wardrobe and en suite, two further double bedrooms and hot press. “The clients were very happy with the house and because it is fully Passive House certified they are enjoying superior thermal comfort with

minimal fuss,’’ he enthused. Getting below the 0.6 ACH threshold for the first time is as tricky as it is nerve-wracking. Despite Mr Quinn’s confidence, the first test revealed problems in the chimney breast which had been constructed before the timber frame was in place. Thanks to the help of Mark Gribben of Setanta Construction, the problem was overcome by ‘wrapping it like a parcel,’ and excluding it from the air test. “There were three stages to this project; firstly the client agreed the design with their Architect. Then GP Developments took the design and turned it into a fully Passive House. Finally, it was the client’s choice of finishes. They had very specific ideas on the finish and really that was outside of my control. I supplied the labour and materials and they gave the directions,’’ Garrett went on to explain. “One of the most intriguing things about this property was the clients’ preference on installing an Aga range, it had been purchased before the foundations were laid! The clients also decided upon an Aga Total Control 3, which is an electric version of the iconic range as opposed to the traditional solid fuel version. “The cooker has such an energy drain on the house it was very hard to get it modelled within the Passive House software. It is probably the only fully certified Passive House with an Aga in Ireland as far as we are aware,’’ said Mr Quinn. Temperatures within the house are constantly comfortable and the air quality is perfect. In order to minimise the control interface the house is broken into two zones, upstairs and downstairs. Each is controlled by a simple wallmounted digital control panel. A motorised valve releases hot water from the solar array to the ventilation system and a condensing boiler provides back up. The only thing the home owners need to control is the ventilation system. and they will always have fresh air in the rooms at whatever temperature they want. “In terms of materials used within the build, in the timber frame we used a very high performing fibreglass and then we used 100mm PIR insulation so all in all 240 deep of insulation. There is about half a metre insulation in the roof space and about half a metre of rigid insulation in the floor so it is a very well insulated house.’’ The house is surrounded by a large garden and the whole development comes into its own when the sun is shining. What catches Quinn’s eye when it comes to this property?

From Hell to Heaven Developed during the financial crisis, with the future of Peugeot parent firm PSA being called into question by some financial analysts the 3008 had a lot resting on its shoulders.

A

ccording to Peugeot brand chief executive Jean Philippe Imparato: “From hell to heaven, this means too much to us, to every man and woman in the firm.” These were the words he uttered after winning the coveted European car of the year. Thankfully the work paid off and the 3008 is receiving nods of approval across the motoring world and demand is high. The relationship between demand and supply underlie the forces behind the allocation of resources. In market economy theories, demand and supply will allocate resources in the most efficient way possible. Right now demand for this Peugeot 3008 is exceeding supply and almost 1,000 units have been sold between early March until late August 2017. Diesel is the engine of choice among Irish buyers but petrol is rapidly gaining ground. I’m not going to delve into any more economics but what is it that has peaked the interest of new buyers across Ireland and globally for the French manufacturers new SUV. Don’t forget the 3008 did win European car of the year (the first SUV to do so) and this

offering is a real return to form for the brand that dominated the family market for decades. Ok so first things first, it’s got nothing in relation to the 3008 that came before this version except the name. This is a leap forward in every way compared to the previous generation and this is not a mix of SUV and people carrier. It’s an SUV and having a clear identity is a good thing. Combine that with a comfortable drive, good engines and a top notch interior and you can quickly see its appeal. The new 3008 is very stylish and has a sporty look that makes some rivals look a little boring. Underneath the car is the PSA Group’s Efficient Modular Platform 2 (EMP2). which also formed the basis of the 308 hatchback and was used under the Citroën C4 Picasso. The EMP2 platform comes with a choice of short and long wheelbase, low or high riding height, and a choice of independent multilink or twisted-beam rear suspension. PSA claims that the new platform has helped the company reduce the weight of the new 3008 by 70kg. The 3008’s suspension is independent at the front (with MacPherson struts) but via a torsion beam at the

rear. Drive is via the front wheels only, but offered as an option across the range is Advanced Grip Control, which tailors the electronic traction and stability control software for optimal progress on snow, mud, sand or asphalt. Prices will start from €25,995 for the Access trim 1.2 PureTech 130 bhp while the 1.6 Blue HDi 100bhp in Access trim starts from €26,515. If you opt for the Active trim pricing will range from between €28,295 up to €32,045 while the Allure trim will set you back between €29,885 and €33,605 depending on engine and transmission choice. The range topping GT Line that we drove starts from €33,225 up to €36,975 and all above prices are without optional extras. Our test vehicle was the 1.6 BlueHDi 120hp 6-speed auto and it was impressively engaging to drive. It’s very cleverly set up with it aimed at the masses offering limited body roll to deliver car like handling but without comfort being compromised. Overall it’s well refined with limited road noise so feels like you’re driving a car around your local village or town and a good refined drive

Car Review The Peugeot i-Cockpit also has six elegant pianokey toggle switches giving direct and permanent access to the main control functions: radio, climate control, navigation, vehicle parameters, telephone and mobile applications. The GT version, will feature a multi-point massage function, 8-way electric adjustment, 2-position memory function for the driver’s seat. Both front seats will feature a heating function and panoramic opening glass roof. It also comes equipped with front and rear parking sensors, powered seats, six airbags and touchscreen infotainment system with the latest smartphone interfaces. I really found the interior a good looking and comfortable place to be and think it’s different to the competition in a good way. Peugeot claims 24mm and 36mm improvements in rear leg and head room respectively over the old model. Boot space stands at 520 litres which expands up to 1,580 litres with the rear seats folded down which is competitive for its class. Conclusion I really enjoyed my time in the 3008 and found

it to be both comfortable and enjoyable to drive along with stylish looks. It’s loaded with the latest technology and the designers were really let loose on the inside with it being a step above most in its class with a premium look and feel. I get the feeling this 3008 was an all or nothing from the French brand and thankfully for them they hit the target. There are only a few areas where the 3008 let itself down as overall was great. The new small steering wheel does obscure the large digital instrument display a little bit so would like to see that given attention. I think a 4WD option would be something I’d like Peugeot to offer as it would give those living in challenging environments a real all-rounder in every respect. The diesel I had was great but do look at the petrol option as unless you’re doing big mileage it will take care of your needs. So, if you’re looking for an agile and easy to drive vehicle fully loaded with technology with a very stylish interior and exterior offering competitive consumption figures then the 3008 is something you should seriously consider.

for the motorway and if like me you tend to be on loose surfaces and back roads then get the aforementioned Advanced Grip Control. Now don’t be silly and go off-roading as yes it will help in low grip road conditions like slippy mud or a loose uphill climb but don’t fool yourself into thinking you’re in a 4x4 as you’re not. Throughout our test the engine offered plenty of power and I can’t fault it with 120hp and 300Nm of torque bringing you from 0-100km/h in 11.6 seconds in the automatic. I’d recommend taking a look at the 1.2 petrol engine though as if not doing long journeys it could suit your needs better so speak to your local Peugeot dealer with regard to what might suit your personal needs. The interior features Peugeot’s i-Cockpit design theme, which remains standard on all 3008s. The digital cockpit features a 12.3 inch digital instrument panel and a 8 inch capacitive touch screen. In addition, the GT Line variant features sports style seats trimmed in ‘Imilia’ leather effect and ‘Brumeo’ cloth materials. The ‘Brumeo’ fabric also adorns the door panels and fascia.

SHAPES IN WICKLOW... A challenging task for Cathal O’Leary

I

n recent times Architect Cathal O’Leary of O’Leary Sludds Architects had the unenviable task of designing an extension to a house that was both cost effective and contemporary whilst maintaining the Passive House standard for his sister, Áine and her family. The family bought a derelict summer chalet in County Wicklow with Mr O’Leary coming up with a design that is a play on square and rectangle geometries whilst using the existing Summer house square print to determine locations. Each geometry forms separate functional spaces which are further defined by the introduction of split level floors to create higher floor to ceiling heights in the open plan living, dining and kitchen areas.

“My sister bought a timber framed chalet holiday home. As part of the planning application process the chalet had to be retained and extended. The timber clad element of the finished house is actually the original chalet,’’ explained Cathal O’Leary. “We had to keep the existing property and that started the design process in so far as the house was a square shape on the plan and for lots of reasons my sister wanted to go with a flat roof. In terms of the design, we started playing a game with boxes. There are two boxes and a rectangle and they make up the layout of the house so it is sort of a play on geometry. “In the existing timber clad part of the house are the children’s bedrooms and then in the new part of

the house there is the master bedroom as well as the open plan kitchen and dining area which leads on to the living room, a study room and a games room for the children,’’ added Mr O’Leary. In terms of energy performance, the running costs for the house are low. The cost for heating and hot water for the year is roughly €200. The general rule of thumb with a passive house is that the annual cost for hot water and heating is €0.10 per square foot. It is also an NZEB house which is a near zero energy building. The house also has a heat pump and a heat recovery ventilation system. The heat pump runs the underfloor system and the heat recovery ventilation system brings in the fresh air as the house is airtight. The house is highly insulated and the windows are triple glazed,’’ he enthused. The house is of timber frame construction clad externally with blockwork and it is insulated with both mineral wool from Knauf and rigid PIR boards from Kingspan. The roof is of similar construction and the entire property is heated by a Danfoss air-to-water heat pump that supplies the underfloor heating. With both a heat pump and a mechanical ventilation unit in the house, electricity bills are slightly higher than they were in the past. This is a fact which is bound to owe much more to the domestic hot water needs for

a family of six than the combined heating and ventilation needs of such low energy building. This property is a much more cost-effective property than the home owners previous house. Due to the heating and ventilation system, there are no other fuel bills. Heating the house costs between €70 to €103 per year, based on the PHPP and the DEAP calculations whilst assuming a price of €0.14 per unit of electricity. “The construction method with this house isn’t unorthodox. We find that working with a timber membrane makes it easier to achieve the airtightness and block work is more difficult to get airtight,’’ explained Cathal. “My brother Tomas O’Leary built the first certified passive house in Ireland so that is how my sister was familiar with the process and hence why she had the confidence to build her own passive house. “The most difficult part of the build was having to retain the existing walls of the existing house. We had to keep the four walls and then build an internal wall inside the timber cladding and insulate it so that was difficult especially when you’re trying to make the house passive because you have to make it airtight as well as having good insulation values. We had a good builder working with us on the project,’’ added Cathal. For the thermal bridging within the property, first course Quinn Lite B5 blocks were used on the continuous insulated timber frame envelope from the window to door edge to edge. with 150mm concrete slab with underfloor heating pipes on 165mm Xtratherm Thin-R insulation tightly installed with a separation layer to ensure no thermal bypass and it is upstaged to the edge of the slab on a Rhinoplast Ultra radon barrier on sand blinding with traditional strip foundations. In terms of what was used for the walls in the property, the external leaf is made of either sand and cement external render to concrete block or horizontal shiplap timber cladding to treated timber counter batten system with 50mm of ventilated cavity to timber frame construction. For the roof, a PVC membrane roof covering system was used. The windows were supplied by Munster Joinery and they are PassiV Future Proof triple glazed uPVC windows with argon filling and an overall U-value of 0.78W/m2K. “As I was designing the house for my sister, there are different pressures on you because it can be more challenging to work for family than it is for other people. When you design a house for someone you are back and forth during the design and build process and then you are snagging it after 12 months but generally speaking you walk away from the property and you never go back to

it. “When it’s a family member you end up revisiting your design all of the time and you are constantly judging your own design work and wondering what the rest of your family think of your design. Luckily all my family, especially my sister love it,’’ explained Cathal. “I think this is the main reason why an awful lot of architects don’t design and build their own house, they tend to buy houses and do them up or live in old houses and I think there is a certain element of pressure that if you are an architect, people are coming to your house and they are judging you and your work and the same goes when you design and build a house for a family member. “Having said all that the pros far outweigh the cons- there is no better feeling than seeing your sister and her family enjoying and benefiting from your design. It’s why you become an architect in the first place,’’ concluded Cathal O’Leary.

looring is the general term for a permanent covering of a floor or for the work of installing such a floor covering. It is a term generically used to describe any finish material applied over a floor structure to provide a walking surface. This process has been around for centuries, originating from Italian craftsmen who learned to mix marble chips and materials from other projects to make new floors. “This floor type does not need protection from wear, a water based impregnating sealer should be applied soon after honing and/or polishing. The impregnating sealer is absorbed into the cement matrix sealing its pores,’’ added Mrs Fegan. “It is a superior alternative to a tile floor because they are durable, hard wearing and will almost certainly never need replacement, even when located in high-traffic areas.

“It was a rental house for more than 20 years.”

F

rom a house that was built in the 1970’s by Park Developments and having won the ‘House of the Year,’ award in the year it was built due to its modern design and its forward thinking. In latter years, it went on to become a rental property before Damien Carroll bought it and completely transformed it. The key design features to this house is the amount of light flooding the property as well as the open plan approach which has made it a perfect spacious family home. “I heard through the grapevine that

the house was up for sale and we bought it last August,’’ said owner of the property, Damien Carroll. “It was a rental house for more than 20 years. It’s a semi-detached four bedroom house. I know Joe Fallon of Joe Fallon Architectural Design well and when he came in to see the house he told me what I needed to do with the house so I got Joe to do everything. “Joe gutted the house and then he built a big extension out the back of the house. In the main bedroom upstairs, he designed a big en-suite. Joe has done a massive job on the house and

we’re delighted with it. Joe allowed a young Architect called Luke Kuchta design the house and everyone is gob-smacked by it because he has done such a good job on it,’’ added a beaming Mr Carroll. Work commenced on the property in December 2016 and it finished in May 2017. “The house has gone from a rental property to a family home. We’re delighted to be in the house. There are a few bits and bobs left to do. We have four young children so we are busy enough with them! Mr and Mrs Carroll were previously living in Ballycullen followed by renting a property for 12 months before moving into their home. “My wife, Jennifer did a lot of the design work on the house. She also designed the kitchen. She knew what she wanted and she has a good eye for things. People have asked us if they can come and have a look in the house because it is different,’’ enthused Damien. In terms of the layout of the house

when you go in the front door you take a right and that brings you into the sitting room and there is a wood burning stove in there. The stairs is on the left hand side of the hallway and then there is another room beside the sitting room and this is the children’s playroom. There is a toilet in the playroom and there is also a door which brings you through to the kitchen and from the hallway you can access the kitchen also. Downstairs is all open plan and there are four bedrooms and a bathroom upstairs. “The house is very spacious and there is loads of room. The height of the extension has almost gone up to the upstairs window,’’ explained Mr Carroll. In terms of insulation, 100mm of Kingspan composite board was used, all of the external walls were internally insulated with a composite board. There is a basic heating system used within the house, there is a gas boiler with radiators and there is also a passive vent system used within the house. Des Nolan of Old Bawn Carpentry Services was excellent throughout the build and I would definitely recommend him for any job,’’ imparted Damien. For me, the extension is the draw to the house. There is a nice patio done outside also. For me, not having grass to cut is an added bonus, we decided to put down the fake grass and it is brilliant! “Work on the house went smoothly enough, there were a few extra costs here and there but that is to be expected. We are genuinely very happy with our house. I wouldn’t look back on anything that we have done with the house or throughout the project,’’ concluded Mr Carroll. “The design of the house was done by Luke Kuchta from our office. He’s very creative and he does an awful lot of off the wall stuff,’’ said Joe Fallon of Joe Fallon Architectural Design. “The project came in on budget more or less. “There is a good use of space and light throughout the house. The work that the plumber did was fantastic. He was old school and his attention to detail was fantastic. Good plumbers are like hens teeth, they are the hardest trades people for us to get and we were so lucky with him,’’ he added. “I’m very happy with the design of the house,’’ concluded Joe Fallon.

DECIDING WHAT’S

KEY FOR YOUR WC It is no surprise that we have moved on from the infamous Celtic tiger and one of the notable changes is evident in our bathroom décor choices.

T

he notion of bathrooms throughout the boom time in Ireland was centred on quantity over quality. The prospect of having 4 or 5 bathrooms in one’s house was the pinnacle of home owner’s desires nationwide. Yes admittedly we went a little crazy, en suites were being installed in every bedroom, box room, and office in our home. Every staircase sported a mini fridge sized bathroom underneath it, and subsequently our design sense for our WC went down the drain. Thankfully this trend is shifting, we are ditching the minuscule wash hand basins and tiny toilets in order to make the place where we wash away the worries of the day a practical, modern and stylish space. The quantity of bathroom expectations among this eras homeowner is very much centralised on having one main bathroom designed to perfection, an en suite, and possibly a toilet. Eileen Slattery from Merlyn Showers speaks about the main design influencers today, ‘Hotel inspired is a big influence but so too is online; image led Social Media sites such as Pinterest and Instagram are making a huge impact on design-savvy consumers as well as interior magazine and professional journals.’ The latest bathroom design trends show an increase in two main styles, contemporary and vintage. The contemporary bathroom embodies the seamless transition into a minimalist clean-cut zone where the edges protrude and the standard necessities effortlessly blend in. It seems we are moving away from integrated units and shelving and opting for free standing signature pieces. We are taking inspiration from another room in the house, kitchen style cabinets are making their way into the wash room this year with integrated handles and state of the art temperature control. We are seeing a lot more industrial trends in the contemporary style, homeowners are opting for concrete or stone look tiles with a honed finish for the floor. This raw material design vibe allows the

homeowner to design a bathroom that is both practical and modern with a touch of elegance. Wall tiles and stone cladding are also being used to create a feature piece in the bathroom and a one-dimensional feel. The colour scheme of bathroom design has also evolved in 2017, we have almost forgotten about the dramatic and overwhelming styles of the early noughties, when aquatic colour schemes thrived. Although grey is becoming the main colour in all homes lately, it is interesting to note that this is much more prominent in the contemporary style bathrooms as opposed to the vintage style. The vintage style bathroom is the perfect combination of warmth and cold in the design world. This design hosts characteristics of simplicity and minimalism without that icy cold feel. If you are looking for this design, it is very much about marrying the neutral colours and pastels with bolder colours like bronze and gold. A great tip to combine vintage with a modern twist is to introduce wood into the colour palate. Eileen spoke about marrying these trends and what you can achieve, ‘A mix of persona style, quality fittings, space and feel give a sense of luxury – even when budget and space is limited.’ A popular trend at the moment is to introduce porcelain wood look tiles to your bathroom. It is a courageous trend as we normally think of wood for the kitchen. However, the careful research that is going into some brands of porcelain wood look tiles in the areas of slip resistance, water resistance, and only a 12mm grout necessary, there is no denying the practical and hygienic assets these tiles have. With the evolution of tile trends, colours and textures, we are also seeing a lot more largescale tiles as opposed to the once popular mosaic feature tiles. It seems that we are opting for a hassle free, clean and sanitary look for our bathrooms. Home owners are now asking for the minimum amount of grout to be used while placing their tiles as grout has proven to

It is interesting to note that while the tub was once the sole key feature in most bathrooms, and indeed holds its own status in some bathrooms, the spotlight has shifted to the cabinet and the pursuit of an amazing shower. Eileen spoke about the biggest change she is seeing in this area, ‘Space too has been a changing factor in our modern bathroom, we now want the most luxurious for the space we have, hence the latest trend in His and Her showers.’ The cabinet is now the first feature

A

n Aluminium Clad property in Grangegorman in North County Dublin which is owned by bike enthusiast Alec Darragh has received a lot of attention in recent times thanks to its appearance on the RTÉ show ‘Home of the Year,’ where it made quite an impression on the shows judges Declan O’Donnell, Deirdre Whelan and Hugh Wallace. The property was designed by the Founder and Creative Director of ODOS Architects, David O’Shea. The building is essentially two living plates over a workshop connected by a vertical service and circulation core. The breakup of the buildings main elements defined in elevation by the horizontal structural lines, help to identify the structure and functions contained behind. Mr Darragh had originally planned on building a garage but he ended up making the decision to build an entire house. “Alec is serious bike enthusiast and he would be interested in both bikes and motorbikes. It was to be considered within the brief (when it came to us designing the house) that he wanted his bike and motorbike collection to be housed within the building,’’ explained David O’Shea as to the design concept behind the house. “When building the house we kind of built the living room around the bikes and it had to be on the ground floor obviously to get them in and out off the street, he also wanted his office in amongst his bikes as well so there is this sense of him and his bikes and there is also this lovely courtyard at the back of the house which is very nice. The building profile is further strengthened with a deliberately weighted treatment to the openings at first and ground floor level adding to the aura of secrecy as to what’s contained within. An external terrace area has been provided at the front section of the upper floor, increasing the visual

and physical depth of the open plan living accommodation. This is further emphasised by the full height frameless fixed glazing sections, visible on the front and rear elevations. The external screen to the deck area has been fabricated using vertical aluminium fins to match the satin-anodised aluminium cladding to the fixed and opening sections below. The irregular spacing of these fins gives this screen a semi-transparent appearance, particularly when viewed from a westerly direction and during the evening when it is illuminated from behind. This reduces the perceived bulk of the building, depending on the viewers position and alters the appearance of the structure over a twenty four hour period. The elevations become more transparent as you move from the ground floor up terminating in the upper floor external terrace. “The pivot doors open out so you can actually open the whole house out which is handy for him as he rides the bikes in and out. Basically it was about creating two additional floors above the garage. The middle floor is where the bedrooms are and the top floor which has the best views across the city and out over the old Grangegorman Hospital are home to the living area,’’ added Mr O’Shea. The home is inviting, encouraging visitors to climb up a bright, light-filled wooden staircase lined with book shelves upon entering the house. A key feature of the home is its floor to ceiling length windows, which allow the sun to pour into the bedrooms and living area. On the top floor, there are a lot of simple materials and timber flooring used to create a modern kitchen. The kitchen overlooks both the front and the back of the property and a woodburning stove proves to be the focus of the minimalist space. “It’s a very simple three storey town-house and we thought it was fitting that it would be made of metal because obviously he is a biker enthusiast and Autumn 2017 Home & Build

we felt that the materiality of the house should be in keeping with that biker feel,’’ enthused David. “The grilles on the top of the property form one part of the court yard off of the living room and they resemble the grilles of an engine so it has the look and feel of a mechanical house. Alec has great style and a nice collection of collectables that enhance the property. The house has a warm interior and it is very nice,’’ said Mr O’Shea as he went on to explain the design process. The building is entered under a canopy, which extends internally to create a ‘suppressed’ area inside the front door, emphasising a triple height stairwell beyond. This circulation volume extends down to the ground floor providing access to the lower garage area, the walled back garden behind and the paved front garden facing the street. The enclosed back garden to the rear of the property, is seen as a landscaped courtyard which opens directly into the ground floor volume and is partially sheltered by the cantilevered structure above. “The house was on-site for about 10 months, Alec lived in the house next door and he bought the site beside his old house and then we started building. It was an easy build and there were no problems encountered along the way. Whilst the house is clad in aluminium it is a very warm and highly insulated house. All of the panels on the outside of the property are highly insulated and there isn’t a problem with the insulation given that the house is metal. The house functions like any other house it just looks a bit cooler. The house would be an A3 standard property. The windows are double-glazed, there is plasterboard used just like normal buildings and the doors are all full height, solid wooden doors, iron mongery was also used,’’ he explained. “Alec saw his house as a portfolio piece because it’s like his bikes and his art. He wanted to invest in good value as well as investing in a collectable piece that is like one of his bikes and he was just interested in something different and something unique that no one else had and that is where these types of houses come from. “The home owners see it as a chance for them to build something unique which is wonderful for us,’’ concluded David O’Shea. INTERVIEW WITH BRENT POPE Pope fell hook, line and sinker for Blackrock property

B

rent Pope is a New Zealand born rugby player, professional rugby coach, and one of Ireland’s best known and respected media personalities. Mr Pope is best known for his rugby punditry for RTÉ as well as his charity work for organisations like St Patrick’s Hospital, Pieta House and working on his very own shoe and shirt collection both of which go under the name of Pope. Men want to be like the 6’3’ New Zealander as women nationwide absolutely adore this silver haired fox who has a glint in his eye and a smile permanently tattooed across his face. “I’m living in Ireland 26 years now and I absolutely love it. In terms of my house it is quite quirky and the inspiration for the design and layout of the house came from a lot of different areas. The artwork that makes it quite Home & Build Autumn 2017

quirky is done by outsider artists from all around the world so it’s art done by people within the area of mental health, ex-prisoners or just self taught artists who use art as inspiration for their own lives,’’ explained Brent Pope. “All of the art work means something to me. As to the design of the house, I love clean lines and I’ve always loved design and the main room within the house has a real art-deco feel to it. When it comes to the house, I take inspiration from different kinds of design and the same goes for my shirts and fashion. “The house is very bright and airy. I love space and I love colour. The house opens up at the back to a nice garden space with a hammock and apple trees and on a nice night I like sitting out there with food on the barbecue and drinking a glass of wine whilst listening to the birds singing in the trees,’’

Brent Pope As well as having an illustrious rugby career, in recent years Pope has added another string to his bow with his shirt and shoe collection. His Mother worked in the fashion business for a lengthy period of time which led to him having a massive interest in fashion. “I’ve always had a creative vent in my life, even when I was growing up. I would be turning up to rugby training in the latest fashion and sometimes it worked and other times it didn’t! I was always interested in clothes. I was always wearing other people’s brands and I was promoting them and one day I thought to myself that I knew enough about the area of fashion and that it was time to do something in that field myself,’’ explained Mr Pope. “It has been a huge success but it is also hard work, I do everything from the design, unpacking the boxes, sales going over to Amsterdam to look at materials and so forth so they are my ideas of what would suit Irish men. The shoes are doing well really stylish and comfortable, comfort is important. I’m not going to be the next Tommy Hilfiger because my business is too small but I do appreciate that people support me in Ireland and they buy my products. I’m trying to make something better of my life and bring out a product that is designed for the Irish male,’’ he stated. “Men’s fashion has come on in this country big time and the Irish male are getting a lot braver when it comes to what they wear. Men have to learn that if they wear a nice pair of jeans with a nice pair of shoes and a nice crisp white or light blue shirt with a blazer and a pocket square they can go just about anywhere, its stylish and that look never dates the Italians have been using that look for years, timeless.. It is also important to dress age appropriately,’’ said a laughing Brent. As to what the future holds? “I’ve had plenty of highlights throughout my life, and hopefully there are plenty more to come. I’m not sure after nearly 25 years in RTÉ what rugby we will have, and that will be a huge void for me as I love it, but I’ve got great ideas for documentaries about sport, mental health and art, I’m always thinking of the next thing. “I have to be busy, my nickname is Project Pope, one thing is for sure I’m not one of these people that can ever see me retiring, doing nothing all day, that’s not me,’’ concluded Brent Pope.

added Mr Pope. “What I like most about living in Blackrock is the fact that I’m far enough out of the city but that I can still jump on a bus and go in there if I need to. I can walk down the coast and if I want to on a summers day (when we get one) I can zip out on my motor bike to the likes of the Wicklow Mountains if I want to,’’ he enthused. Although Brent likes apartments he never wanted to make one his fulltime home as he always wanted a house with a garden, it reminds him of New Zealand, the outdoors, he even has a fern garden with plants all imported from his homeland. “The house is probably too big for me, it is nearly 2,200 square feet and there are four double bedrooms and three bathrooms. I figured it would be full at some stage in my life but unfortunately that never happened. “If someone had said to me 26 years ago that I would be living in Blackrock and that I would have made my life in Ireland I would have told them not to be so ridiculous! There is also an emotional connection to the house for me as my Dad came all the way over from New Zealand and we would work on the house. We stayed in a room in the house together and we washed ourselves out of a bucket, we did it (everything) the hard way. A lot of sweat and love went in to that house and I’ve a lot of emotional memories about the house. It’s a lovely memory house,’’ said a reflective Brent. “The house was completely gutted, if you saw the state of the house when I bought it to where it is now, there is a lot of pride there. I’d be lying if I said I did a lot of the structural work but Dad and I did most of the demolition ourselves and I did all of the interior design myself. “Given the quote I first got, I saved about 80% of that money at the end of the day because I did a lot of work myself,’’ he imparted. Currently Brent is studying psychotherapy and counselling to give something back to the mental health field. He has previously spoken about his own battle with anxiety and panic attacks. “I’m studying because eventually I want to work with young people, maybe young sports people who have problem areas in their life such as stress, anxiety, injury and so forth. People need to realise that it is okay not to be okay and that it is a sign of strength to ask for help,’’ said Mr Pope. “We see too many people suffering these days, and so often it is the person we don’t expect. The jovial guy at the bar may be the one who is crippled with severe loneliness, the person that others see as having the perfect life may be the one struggling. The best thing you can be in your own life is try to be happy in your skin, try to accept yourself for who you are. We’ve all made mistakes in life, and I’ve made more than most, no one is perfect and the road is long sometimes, but I try and tell people that if they can just over this bump then everything will be okay in the end,’’ he revealed. “One of my favourite spaces in the house is where the chaise lounge is, it’s a red leather modern day chaise lounge. I love that room in the Winter with the fire on and my art, I will just chill out in there sometimes and think about things, it is a nice quiet space to go to. “Two things a house always had to have for me was a bath and a lovely fireplace. I knocked down an existing fireplace and I now probably have the most unusual fireplace in Ireland. The room originally had two fireplaces and it was cut down to one. The two flues come out to meet one another but it is a rather unusual design,’’ added Brent.

TURNING A HOUSE

AROUND IN DUBLIN There isn’t a lot you can do about where your house is situated

B

uilding your house to face the road has some appeal but when you are renovating there isn’t a lot you can do about where your house is situated. There is only one option and that is to change how the box (house) has been configured and make it feel like it has been relocated. The clients of this property in County Dublin bought their two bedroom Land Commission cottage with a view to extend. Initially the house was on sale for six months and after the clients bid was accepted in August 2013, they received the keys to their new home just before Christmas of the same year. Throughout the reconfiguration of the property, a change in the orientation

of the property occurred as well as an extension and renovation. The Architect over this interesting project was Fergal McGirl of Fergal McGirl Architects. “This house would have been built in the 1940’s as a land commission house and the clients wanted to substantially extend it,’’ said Fergal McGirl. “The extension was north-facing to the rear and we wanted to bring a lot of light into the house with South facing roof-lights which were then facing the front of the house. “This project was about extending the existing cottage that was restricted in space whilst also trying to get direct sunlight into the extension which had a mainly northerly aspect to the rear,’’ added Mr McGirl.

Originally the clients were contemplating the idea of a two storey house but their budget and the need for southerly light made them push on with a single storey design. Having spent a number of months deciding how they wanted the house to look, they decided to turn the house around. The original front door was changed into a window and the location of the back door was relocated between the original house and the extension to form the front entrance. In need of a back door, the clients decided to have a bigger utility window opening to allow for a back door entrance also. “Work commenced on the project in May 2015 and work on the property was completed in September of the same year. The home owners then put the finishing touches to their new home in terms of painting most of the interior themselves as they were keen to keep costs down,’’ he explained. “There was a very good builder involved with this project and it was turned around in less than five months. We used Munster Joinery products within the project and one of the advantages of using them is that they are a very big Irish company and they usually have a much faster lead time than other companies. “The only issue that came up was where there was a bit of rot in a bedroom floor in the existing house so we just replaced some of the joists,’’ explained Fergal. The demolition work on the project was rather minute with only one wall having to be knocked down. The finish on the extension is render to match the existing with aluminium-clad windows which are double glazed. With the existing house, the cottage had been dry lined by its previous owners with composite insulation. Mr McGirl recommended stripping the walls and re-lining the walls with an airtight/ vapour open dry lining system

but the clients didn’t have the budget to do so. Due to budget restraints in relation to retrofitting the existing house, the funds were focused into the most cost-effective measures: attic insulation was topped up, the windows were replaced and the existing timber floor was insulated with 150mm fibreglass which was laid in netting under the floorboards. This property is very much one of two halves as there is the old cottage and the extension to take into consideration so when the heating is on, there is a massive difference in terms of heat within the house. The overwhelming rush can sometimes leave us ten steps behind and our homes can become a chaotic space. If you think about it, you wouldn’t run a marathon without warming up, your house needs some warming up too. Here are just a few tips on how you can prepare your home for the festive season. Design While Christmas decorations bring joy to many throughout the household, they can also become an overwhelming hassle with time. Design ideas begin in early November and by December we tend to have an abundance of ideas all rolled into one. The trick is to pick a theme of sorts, modern, vintage,

simplistic or eclectic. One of the major faux pas for Christmas home design is clutter and not having an unobstructed vision of what you want, thinking ahead can save you from yourself. If your theme is vintage, aim for feature pieces within your home, garlands with pine cones and dried fruit can be a terrific way to achieve this. It is important to decide whether you want a delicate icy themed white and silver look, which can work very well and create an open airy feel to your home, particularly if you already have a white wood theme in place. If this is the option you are going for, you can pick a bold colour such as blue, red or gold to create a statement element to your garlands, tree and or mantel piece fixture. This look can create a clean elegant and somewhat modern and contemporary feel to your home. The other popular alternative is to create a warm Christmas feel throughout your home with the use of traditional colours like green, red and gold. Artificial trees can create a practical, long lasting and effortless look while real trees have the pine smell that is loved and associated with Christmas. If you are trying to decide on a tree option this Christmas, do some research and establish what works best for you and your home. Once this is decided, the next big issue is deciphering between a star and an angel…it’s a tough one.

Clutter While the best made plans generally tend to go to waste around the festive season, it is important to try to stick to a few guidelines to make your festive family season the best it can be. Wrapping paper can cause a lot of clutter, so why not start as you mean to go on. On Christmas eve, just before hanging that last stocking why not place a box, hamper or paper bin in the centre of the room ready to take on the excess wrapping paper the following morning. This can be a great habit to get into as you can double check it for any stray presents that run the risk of recycling and if you are lucky, you might be able to save some paper for the following year. Another major issue at Christmas time is food clutter. Yes, its true, we are all guilty of stocking up our cupboards like we are going into hibernation…after the apocalypse of course. One straightforward way of avoiding this is to devise a meal plan of what you will cook when you are entertaining or if you are simply planning run of the mill family meals. This way you can avoid the waste of food and save yourself a little fridge space for those essential festive items. To avoid this unwanted guilt and stress, try to plan a few visits in advance of Christmas, this way you can relax and enjoy your holiday season, this can also be a great way to get some design inspiration if you find yourself a little creatively impaired. A great tip for the holiday season is to be prepared for random family members that you

Safety On a more serious note, it is an unfortunate fact that over the Christmas period, there is a significant rise in fires in Irish homes. It is essential that while you are planning for Santa’s visit, you make a safety list and check it twice. Here are a few tips to avoid any mishaps, Christmas trees should be placed in an area away from heat sources and open flames as real trees can become dried out over time and quickly catch fire if they are exposed to a heat source. If you have an artificial tree, make sure it is flame resistant. If you are using fairy lights, make sure that none of them are damaged. If you are lighting candles, ensure that they are in a safe candle holder away from areas where they could fall. Try to avoid overloading sockets and twisting wires and finally make sure to unplug everything before you go to bed.

n the distance, a woodpecker drums its steady beat against a tree. The faint echo reverberates as the branches of the bare trees sway back and forth in the wind.
