TRENDY INNER MISSION
1034-1036 TREAT AVE | 3BR+3BR/2.5BA+3BA | $2,990,000
Dawn Ross 1034-1036 Treat Avenue is a striking remodel of a classic two-unit building in one of the most desirable neighborhoods of San Francisco. Both units are vacant and boast bright, open floor plans with spacious bedrooms, modern bathrooms, gourmet kitchens, and a magical rear garden with both intimate and shared spaces. The building’s ideal location and exciting array of amenities nearby make it a compelling opportunity for seasoned investors, individuals, families or anyone. Treat Avenue is an oasis in the center of it all. 1034 offers 3 bedrooms and 2.5 baths, with approximately 1,496 sq. ft.; 1036 offers 3 bedrooms and 3 bathrooms with approximately 1,872 sq. ft. (per architect). Built in 1908, this two-unit Edwardian building just received a dose of modernism with its stunning 2014 renovation. Many of the original architectural details were intelligently preserved, including crown moldings, classic entries, and nice room proportions. Both flats are vacant and ready for condo conversion. The sleek chef’s kitchens feature terrazzo counters and glass tile backsplashes, modern cabinets with LED under-cabinet lighting, and high-end stainless appliances. Center islands make for the perfect gathering spots and the adjacent dining and family
rooms easily work for intimate and larger groups of family and friends. The lower unit has two sunny outdoor spaces: a deck off the living room overlooks the grounds, and a patio off the master bedroom opens directly onto a private garden. The top floor unit also has vistas of the lush greenery and direct access to its own landscaped garden. The highlight of the building is the common western-facing backyard, complete with a stunning water feature, modern fencing, and mature plantings. The three bedrooms in each unit feature period architectural details. The master suite in the lower unit is complete with radiant heat over polished concrete floors, a modern five-fixture master bathroom, and a spacious walk-in closet ready for personalization. Upgrades to both units include Sonos wireless audio visual systems, security that can be monitored and controlled via smart phone, Nest climate controls, solar power LED lighting throughout, and Energy Star appliances. There is roof access from the upper unit. The building has all new plumbing, electrical and insulation, and the foundation has been seismically upgraded. Additional features include in-unit washers/ dryers, two-car side-by-side parking, and extra storage space.

HEATH CERAMICS
ODC DANCE COMPANY
This is a must-see when you’re in the area. Located at 2900 18th Street, Heath Ceramics is a great place to find dinnerware, tableware, tile, and gifts. An added bonus in the neighborhood is Coffee Bar on Bryant Street!
One of my favorite spots in the Inner Mission is the ODC Dance Company located at 351 Shotwell (at 18th Street), one of the best centers on the West Coast for contemporary dance classes, workshops and performances. They offer over 200 classes a week and are open to all ages and all levels in almost every style of movement that you can think of: hula, ballet, tap, latin, contemporary, hip-hop--you name it. Check them out for your next workout.

TRICK DOG
BLONDIE’S BAR & NO GRILL
Trick Dog is my favorite watering hole in the Inner Mission. The cocktails are always incredible, the food menu offers great choices, and there seems to always be a pretty eclectic crowd (which suits me). If you like bourbon or whiskey served neat, Trick Dog has an excellent selection.
Build-your-own martinis, delicious cocktails, and live jazz a block from 16th Street BART? What’s not to love? There’s even a taco shop next door. The best part is that after the bartender hands you your cocktail, they hand you a nearly-full shaker with— more cocktail! Suddenly that $12-$14 drink is a great deal. Try the Jordannia or the Deep Blue Funk (it’s a secret recipe!).
