Welcome to the Central Minnesota Builders Association Spring Tour of Homes! Much to our surprise, spring had actually started just after Christmas this past year. By the time this article is published, it will have probably snowed, then rained, got a little warmer, and then snowed again. But no matter what the weather is doing our builders and associates continue to show up and do what they do best which is to BUILD! This includes building houses, building community, and building advocacy for our industry.
Amongst the chatter of inventory shortages and housing slow downs, our local area actually saw an increase of 10% in BUILDING permits pulled this past year compared to the prior year. This included new houses, new townhomes, and new remodel projects. Many builders are seeing bigger projects already this year and some builders have already been taking advantage of our very mild winter weather. Expect to see even more housing starts for 2024.
Lumber One, Avon Inc.
Not only are we working to build new houses but we are also working on BUILDING community. One way this has been achieved is through the Tools for Schools Fund. The main goal of our Tools for Schools Fund is to raise funds and equipment for classrooms in our local area and connect the CMBA to the future workforce. Past president, Jeremy Salzbrun, had a goal during his time as president to grow this fund and I would say we knocked this one out of the park. Last year builders and associates participated in several work advisory groups at schools, helped with mock interviews, and also raised over $27,000 for 16 area high schools through events and fundraising. Way to go team! Lastly, our association has been spending a great deal of time by BUILDING advocacy for our industry. This past year we formed an instrumental partnership with Housing First Minnesota. The primary objective of this partnership is to strengthen the CMBA and Housing First’s ability to protect and support the housing industry while also elevating the conversation surrounding homeownership in Minnesota. As the first full year of this partnership is underway we will work hand in hand on various initiatives such as Housing Day at the Capitol, lobbying efforts, and enhancing industry communications. These past few years have seen many challenges in all aspects of our industry between inventory shortages, workforce constraints, and legislative issues. These challenges will likely always be a part of the construction industry but by working together, we time and time again find ways to exceed expectations and continue to BUILD. very December, a new president is named to the Central Minnesota Builders Association, inviting a fresh perspective and energy to the upcoming year. The president for 2024, Jack Brandes, Vice President of Lumber One -Avon, was literally born into the central Minnesota building industry.
“I’ve been part of the building community here all my life,” Jack said. “This industry is something I’m truly dedicated to.” Continued on page 10

construction before taking on a sales role. He currently serves as the vice president and oversees all residential construction sales and operations. “I love this industry,” Jack said, “I’m always learning something new and it’s never the same day twice. I’m proud that industries like ours keep our local economy strong by literally building communities, creating jobs and generating tax revenues.” Advocating for homebuilders like Lumber One is exactly what the CMBA was created to do. As a company, Lumber One has been part of the CMBA since the association’s inception in 1971. Jack has held an active role on the board for six years, rising from treasurer to vice president and now as president.
“I’m excited to do my part to keep the association viable and growing for the future.” “The CMBA has done really well as a voice for the builders,” Jack said. “They have helped advocate for the construction industry and doing what’s best for central Minnesota. Jack’s connection to the industry goes back to his great-great uncle, Frank Schmid, who was an early entrepreneur of the Avon, Minnesota area, owning several businesses including the lumber yard. In 1962, Jack’s grandfather, Terry Schmid, purchased the lumber yard in Avon and then acquired a lumber yard in Cold Spring in 1967. The businesses rebranded as Lumber One, opened a retail lumber side and started contracting the construction of houses and apartments. Terry’s children, Ted Schmid, COO, and Barb Schmid Brandes, CEO, have been at the helm since 2001. Jack is Barb and Chuck Brandes’ son and a fifthgeneration leader in the company. Chuck has also been part of Lumber One in a sales capacity for more than two decades. Jack joined the company in 2013 as the facility manager after graduating from Saint John’s University in Collegeville, Minn. He then ran the operations for single family home 10
“Jack has played a vital role in the success of our organization and is always thinking outside the box to ensure we evolve and transition to accommodate the current and future times,” said Wanda Schroeder, executive director of the CMBA. “Jack is an excellent leader and has done an amazing job of presenting information on the supply chain and housing market to membership at meetings.” Jack is also optimistic about the CMBA’s partnership with Housing First, Minnesota, a trade association for residential builders, remodelers, developers and suppliers that advocates for housing and homeownership at prices Minnesotans can afford. “It’s a really good thing for both of us – to be united and provide even more advocacy for our builders and subcontractors – really be better for everyone.” Jack brings with him a fresh perspective, invigorating energy and a commitment to inspiring a robust homebuilding workforce for the future. CMBA Associate of the Year – Mark Bragelman, Liberty Bank Minnesota For Liberty Bank Minnesota president, Mark Bragelman, receiving the 2023 CMBA Associate of the Year award is the culmination of what has been a remarkable year. 12

n March 2023, Liberty was recognized as one of the best performing community banks in the nation by S & P Capital IQ, ranking number 42 out of 3,700 institutions. Only two other Minnesota banks reached the top 100. Then, in May Liberty was recognized as the strongest mid-size bank in Minnesota by MinneapolisSt. Paul Business Journal. “These awards are the result of a lot of very hard work by our employees, many of whom have been with Liberty for decades,” Mark said, “I am grateful every day to work with these folks.” In February 2023, Mark was named the inaugural recipient of the LEAF (Local Education Activities Foundation) District 742 Distinguished Alumni Award which recognizes outstanding alumni who have made the St. Cloud area their home and have had a positive impact on the community. I’m proud to say that a lot of these are from doing good in the community. I truly believe that community is super important and I guess it shows.”
Mark, a graduate of Apollo High School, has lived in the St. Cloud Area School District every day of his life. Then last summer, a partnership between Liberty and the St. Cloud Park Department resulted in the completion of playground improvements to Central Park on 4th Street North, the second oldest park in St. Cloud and the playground Mark enjoyed as a child growing up nearby. In a surprise move, the park was renamed Mark Bragelman Playground, recognizing Mark’s nearly five decades of service to the community. Mark and Liberty’s ongoing involvement with the CMBA is additional testament to their dedication to the community. This is the third time Mark, as a representative of Liberty, has received the CMBA’s annual award. “I have thoroughly enjoyed my involvement with the builder’s association the last 40 plus years,” Mark said, “My goal was to step in whenever I could help provide a solution to a problem.” Continued on page 14

One solution he implemented was elevating the CMBA Home Show from a freebie mall kiosk model to a full-blown worthy-of-admission exhibit experience, complete with entertainment, at the River’s Edge convention center. The year the Home Show debuted downtown 10,000 people attended. For the next 23 years, Liberty staff provided free ticket taking, cash management and security for the event. “I believe strongly that a local builder association is critical to the success of our area construction and remodeling industries,” Mark said. “Over the years we have worked together to defend our turf and make sure local voices are heard.” “Liberty been a member and supporter of the CMBA since 1988 and they understand the needs of builders and consumers,” said Wanda Schroeder, CMBA executive director. “Mark has both participated in and provided valuable feedback about our events and activities that truly has helped take them to the next level.”
Despite recognition from many other organizations, he feels the CMBA is special. “The opportunity to work with and get to know a lot of these folks has resulted in lifelong friendships,” Mark said, “I respect the people of this industry. These are rugged individuals who put their capital and livelihood on the line every day.” Mark is quick to credit others for helping execute the efforts. “Every time I get us involved in some community activity, Robin Gohman, Liberty’s president is the person who brings great ideas and perfect execution.” Mark is also grateful for his wife Cindy’s partnership. “She has always been so supportive of anything I have been involved in -- she gives me great commonsense advice and is reassuring,” Mark said, “Without my family’s support, I could not have gotten involved in much of anything.” “I am proud that Liberty has had such a vital role in the new construction and remodeling business in our area,” Mark said “It’s easy to support people who take so much pride in what they provide to the consumer. At Liberty we share that feeling.”

Written by Kirsten Freeman Photos from Bayer Built Woodworks This year’s CMBA Tour of Homes sponsor, Bayer Built Woodworks, located in Belgrade, Minnesota, started out 40 years ago as a side hustle for two Bayer brothers from Stearns County who built pre-hung doors for local lumberyards and has evolved into a 430+ employee operation servicing 750 lumberyards across eight states. Before there was Bayer Built Woodworks, there was Bayer Trucking. “My great grandfather started hauling livestock and freight to rural communities around 1908,” executive manager Steven Bayer said, “My grandpa, Joe Bayer Sr., took over the trucking business when he came back from the war and in 1975, my uncle Mike bought the business from him.” Bayer Trucking is still in operation today and is the sole carrier of all of Bayer Built Woodworks finished products. Today, Bayer Built Woodworks is a two-step distributor of a diverse range of products including interior and exterior doors to mouldings, stair components, deck railings and more. They sell door and trim packages to lumberyards who in turn provide them to homebuilders who install them for homeowners. “We pride ourselves on craftsmanship and quality in a full millwork package as an end-all solution,” Steven said. “We found our niche, streamlined it and then right sized it.
