1. Executive Summary In 2014, Cardigan Mountain School in Canaan, NH asked OMR Architects to provide an Update to the 2009 Master Plan prepared by OMR, and also to provide a specific focus on the academic portion of the Master Plan. The independent boys boarding and day school, for grades six through nine, is located on a 73 acre piece of land called the Point, which is surrounded by the Canaan Street Lake. Cardigan Mountain School owns additional land around Canaan, NH. Since June 2014, OMR Architects has worked closely with Cardigan to prepare an Academic Master Plan and Master Plan Update which will improve the school’s physical and academic campus in a way that will enhance their educational and community mission. The primary goals of this Master Plan Update process began with the original 2009 goals that had not yet been addressed: • Integrate and provide growth opportunities in Academics, Residential, Athletics and Arts curricula • Develop Campus Wayfinding system / Create a Sense of Welcome and Identity • Consider purchasing other properties • Connect with the Town • Improve and Expand Parking: Provide parking for faculty near apartments and for visitors near function • Pedestrian style campus: Remove cars from campus center with traffic at perimeter And the Master Plan Update priorities developed from this were: • To improve faculty and student residential life • To address the space and curriculum needs of Academics and the Arts • To support a Cardigan Leadership / Welcome Center with the possibility of guest accommodations • To develop an integrated experience of wayfinding and circulation which includes the front entry and campus loop While the Master Plan Update provided clarity around the recent campus planning decisions and on new issues that had been developing around the campus since the last Master Plan, it helped to elucidate any problems and potential solutions around campus for all future development. It was also a jumping off point for providing the much needed focus on the Cardigan academics, in order to bring the school’s facilities up to 21st century standards in teaching and learning and to remain competitive and current. OMR worked together with Cardigan Mountain School through a series of on-site meetings and interviews with the administration and faculty to understand the needs, challenges, and aspirations of the school community. The design team also evaluated campus academic buildings in regards to their program and use, and omr architects

the surrounding site characteristics. Through these meetings, Cardigan was able to establish their Academic Priorities: • • • •
Arts - Music, Fine Arts, Humann Theatre, Gates, and Woodworking Learning Commons and PEAKS offices Science Classrooms Flexible Spaces
The following Academic Master Plan Goals shaped the academic master plan process and concept design. Fundamentals and Principles • Plan for no increase in student population. • Team Teaching is the best and most natural scenario for the CMS middle school boys. • Focus on the model of “Individual Learners.” • Maintain 12-16 students per classroom. • All Cardigan spaces should be created to support the mission and culture of the school. • Visibility to all students, both in and out of class, is important to maintain proper behavior. • While outdoor connections between classrooms are important, physical proximity and intentional placement of all academic classrooms would be beneficial & valuable. • New spaces should be planned sustainably and environmentally. Project Ideals • Provide the right number, right size, flexible classroom spaces, with 5-10% additional space for future academic changes. • Expand on cross-curricular opportunities and collaborative options within the team teaching format. • Separate classroom and study hall space from residence halls and dining commons. • Emphasize the Arts by placing it within the day to day academic path. • Provide for larger classrooms to allow for active learning and flexibility in 21st century teaching styles. • Learning Commons/ Library should be: the community hub of the campus; a fun, living laboratory for curious learners; accessible and inclusive for the entire CMS community; purposeful with multiple, distinct spaces for students, adults and families; and have space to support mindfulness. Project Features • Provide for dedicated and flexible common spaces to accommodate classroom breakout, individualized and independent learning and the development of authentic relationships.

• Provide dedicated faculty meeting/ resource/planning/ work spaces and storage for teams and/or departments. • Provide more multipurpose spaces for both large and small groupings. • Provide varied and flexible space and furniture for adaptable groupings. • Connect the music program to the theater program. • Provide for appropriate and controllable natural daylight, ventilation, clock systems, and sound isolation in classrooms. • Bring the outdoors back into the academic program with purposeful outdoor educational spaces. The current locations of academic programs are spread throughout campus creating an inefficient separation of functions and does not highlight the Art and Technology rich signature programs at CMS. By creatively rethinking how to unite the academic programs in a central place on campus through renovations, additions and linkages, the proposed Academic Master Plan has provided a unified vision and a functional campus which could be achieved in a series of phased construction projects over the next decade. This document presents the process that was followed and the design and recommendations that form the Master Plan Update and Academic Master Plan. The final result is an Academic Master Plan that creates a Plan and Vision for Cardigan Mountain School over the next 10 plus years. When complete, the Master Plan will result in a more connected, cohesive school which contains all of the elements of the Final Building Program in a manner that meets the school’s Goals and Values. Recommendations Campus Master Plan: • Create a campus entry sequence that provides clear wayfinding and illuminates the features of Cardigan Mountain School. • Reduce campus entries to the Point and reduce on-site paving and parking around buildings to reinforce a safe and pedestrian friendly campus. • Provide a clear campus loop road which allows vehicles only at the perimeter of the campus. • Three possible locations for a Cardigan Leadership/ Welcome Center were discussed. • Discuss with the Town, the possibility of reducing or slowing down traffic on Back Bay Road in order to make the area safer for the students. Academic Master Plan: • Create a new Library/ Learning Commons with an interior connection between Hopkins-Bronfman and Stoddard and a sustainable, green roof.

• Locate all Team Teaching spaces in a renovated Hopkins-Bronfman. • Locate all remaining Academics and all Arts facilities in Stoddard with an addition which brings in natural daylight to the inner core, provides full accessibility and delivers a building which has a welcoming facade. • Maintain Marrion and Commons for flexible, shared space only. • Maintain day-to-day Administrative Operations and Academic Administration in Hopkins-Bronfman, and consider moving the Business office to Chapel basement and Alumni and Development to the current Gates building. • Remove all academics from Brewster, and reserve lower level of Brewster for future expansion of residential life. • Create an Academic Green with effective, outdoor educational spaces and exterior access down to Cardigan Commons. The three-phased construction project for the Academic portion of campus can be built in the range of 8-10 years. Based on conceptual construction and project budgeting in 2015 dollars: Phase 1, with a construction duration of 18 months, would be approximately $3,500.000; Phase 2, with a construction duration of 39 months, would be approximately $17,500,000; And Phase 3, with a construction duration of 6 months or two summers, would be approximately $1,600,000. The first phase of construction would be the new Cardigan Learning Commons as shown below.

2. Master Planning Update + Process Summary OMR was asked to update the Campus Master Plan, originally completed in 2009, including all building projects that have been constructed since or planned for the immediate future. During this process, the goals and values for the School and for the Master Plan were revisited and priorities for this Plan were re-established. There was a focus on identifying the areas needing improvement that had developed since the previous planning process, in order to realign the School’s future construction projects with the School’s Vision moving forward. The needs that surfaced included: • • • • • •
Developing a campus wayfinding system Making the arrival distinctive and impressive Identifying spaces for re-purposing Identifying future construction projects Understanding the strategic advantage of the land that Cardigan cohabits Understanding whose lens the campus should be seen from, i.e. the future or current students, parents, faculty
This updated master plan includes improvements made on the campus since the previous master plan such as Cardigan Commons and Hayward Renovation and future projects including the new dorm, Clark Morgan Renovation and the Academic Master Plan. The Work Plan below shows the process established.

Goals and Values With the CMS Administrative Team, OMR reviewed and updated the Goals and Values from the original 2009 master plan. The original Goals were then categorized as either completed, in progress or part of the continuing focus. The critical goals are circled in purple in the image below. This exercise provided insight as to what OMR should focus on in the master plan update.

Priorities The priorities of the master plan update that were developed by the committee are: • To improve faculty and student residential life • To address the space and curriculum needs of Academics and the Arts • To support a Cardigan Leadership / Welcome Center with the possibility of guest accommodations • To develop an integrated experience of wayfinding and circulation which includes the front entry and campus loop Process To understand the needs of the integrated experience of wayfinding and circulation on Cardigan’s campus, we stepped back into the eyes of the typical first time visitor to Cardigan School, to the point where they might realize they are entering a different place. We call this the journey, and that place of realization is at the center of historic Canaan, NH, where Canaan Street Lake opens up at the intersection of Roberts Road and Canaan Street. There is a sense of slowing down one’s pace at this point, taking in the historic, residential, town center setting as one moves towards the formal campus entry. This is the beginning of the journey and sets the mood for entry to the campus.

Campus Entry Sequence The experience of the outer Cardigan campus first appears at the intersection of Canaan Street and Prospect Hill Road. For a first time visitor, this intersection may be confusing as the existing sign lacks strength and direction, and the unidentified church with its simple landscape hides any view of the campus beyond. Providing a threesided sign (Location 1 on plan below) set behind a new, low stone wall at the corner, will provide that sense of entry and exit to those driving in each direction of Canaan Street and Prospect Hill Road. The stone wall should be in the same vernacular as the one located on the opposite side of the street in order to reinforce the Cardigan brand and wayfinding at the school. The sign should not only identify that you are entering the Cardigan Campus but should also provide directional information for wayfinding for visitors. This same treatment should also be applied at the intersection of Prospect Hill Road and Back Bay Road (Location 2). The connection between the Point and Cardigan fields should be strengthened to provide campus cohesion, but the connection to the Town might also be strengthened as it is common for students and faculty to walk to Town for various reasons. Currently, pedestrians walk in the street to access the fields and faculty housing on Prospect Hill Road. A new tree-lined walking path, located inside the existing stone wall, running from the upper campus on the Point, across the existing bridge by the Canaan Street Lake inlet, meandering past the athletic fields and to the Church, would provide a safe route for pedestrians on campus, as well as a connection to the town (Location 3). A future field could be located along this route. It is also suggested that the storage containers and maintenance supplies around the Red Barn be removed and a landscaped, community space along the Lake be constructed, as this area (Location 4) frames the first view of the formal Cardigan campus. Providing space-defining, low fences around the parking and private grounds at Pearson and Fifield Houses, will Master Plan: Campus Entry Sequence provide a sense of place for these families. Campus Entry Reduction + Parking Reduction = Pedestrian-Friendly Campus OMR recommends reducing the number of entry points from Back Bay Road to the campus, in order to provide clarity to visitors and to provide safety by reducing the number of vehicular to pedestrian crossover interactions. With the proposed access road loop, vehicular circulation will be limited to the outer edges of campus creating a pedestrian-friendly environment. Both options exit at the current intersection of Back Bay Road and Crawford-Hinman Way. • Option A provides for a new green space between French and Funnell, removes the major paving of Crawford-Hinman Way by creating a residential scaled interior loop for the dorms and the infirmary, and has a small redirection of the Faculty Row Road to Back Bay.
• Option B continues Crawford-Hinman Way with some reduction and clarification of existing pavement, but removes the major paving of Faculty Row Road by creating a residential scaled driveway to the lower access of Funnell and Dewar.
In addition, there are a number of areas on campus where the pavement seems to be excessive. OMR recommends reducing existing paving around buildings and providing only handicap accessible parking and limited visitor or short term parking near the buildings. A central parking area for all faculty, staff and administration could be omr architects

located across Back Bay Road where the current event only parking is located. This would also reinforce the pedestrian- friendly environment of the campus. Leadership Center Locations for a new Leadership Center were studied. This center would be used for Alumni and Development offices and activities, have a few guest rooms and generally be used as hospitality and administration space. • Option 1 - The Lodge - This location is the original CMS and part of the school’s history - It is a distance from campus, but events won’t disrupt the daily campus flow - There is ample space for alumni, development, meeting and guest rooms - The site is currently available - Renovation costs would need to be studied • Option 2 - The Barn site - The site is available due to the relocation of Maintenance - As part of the core campus, the site has flexibility for daily campus use - Opportunity to provide visual interest at the main visitor view - Though barn structure may not be able to be reused, the footprint might be grandfathered and should be reviewed with Town authorities prior to any removal of the building. - Would improve the campus connection to the waterfront

3. Academic Master Planning Process The Academic Master Planning process began with the establishment of a Committee comprised of key members of the Cardigan administrative team and a Work Plan. Developing the Goals and Values In order to ensure that the Academic Master Plan would meet the various needs of Cardigan, a series of Goals and Values were developed with the Committee. To provide insight to the discussion, an initial list of relevant ideals were culled from Cardigan’s Strategic Plan Goals and Values. The Strategic Plan values include: • The boys are at the center of all we do • The unique educational environment and the unique needs of our boys, distinguish CMS from other schools The Strategic Plan goals include: • Foster creativity, critical thinking skills, and collaboration through a range of unique academic and social experiences • Develop and implement programs that actively incorporate CMS’s unique, natural and historical environment • Provide functional, environmentally responsible facilities and the resources appropriate to the delivery and support of the program and people • Ensure that all facilities are well-equipped to meet present and future educational technology needs The following Academic Master Plan Goals were developed through user meetings with the Academic Faculty and the Committee, and ultimately shaped the academic master plan process and concept design.

Project Features • Provide for dedicated and flexible common spaces to accommodate classroom breakout, individualized and independent learning and the development of authentic relationships. • Provide dedicated faculty meeting/ resource/planning/ work spaces and storage for teams and/or departments. • Provide more multipurpose spaces for both large and small groupings. • Provide varied and flexible space and furniture for adaptable groupings. • Connect the music program to the theater program. • Provide for appropriate and controllable natural daylight, ventilation, clock systems, and sound isolation in classrooms. • Bring the outdoors back into the academic program with purposeful outdoor educational spaces.
Developing the Academic Space Program OMR held a series of User Group Meetings with faculty to determine what works well in the existing school, what needs improvement and the quantity and size needed for all academic teaching and non-teaching spaces. The information that was provided at these meetings was used to develop the Building Space Program. A draft space program was presented to the committee which met all the faculty’s desired needs. The space program showed approximately 27,000 net square feet of additional academic space to meet the needs of 21st century team teaching and the auxiliary spaces used in conjunction with the spaces for learning. Net square feet includes the usable space of each room only. We apply a grossing factor of between 45% and 50% to account for mechanical space, restrooms, janitor closets, wall thickness, and horizontal and vertical circulation. This 27,000 NSF translated to about 40,000 GSF total, which included the space needed in addition to the existing 38,769 NSF of Cardigan’s academic space. Note that this total square footage assumes that all classrooms will be 600 SF. omr architects

After discussion with the Committee and Director of Studies the program was tightened and reduced. It was agreed that many classrooms are of adequate size for their function and do not need to be replaced or expanded, if a suitable space can be found that meets the other goals of this exercise. In addition, the final program square footage is based on the final master plan option which includes reuse and re-purposing of building space first, and building new space only as necessary. Below are some of the additional spaces that have been requested in the final program. • • • • • • • • • • • • •
Mathematics -1 additional classroom and 1 new math lab Science - 2 additional labs and 1 additional prep room World Languages - 1 additional ESL classroom PEAKS - larger tutoring spaces for 3-4 people Miscellaneous Academic - 2 new flexible classrooms and 1 new multipurpose room Fine Arts - new digital arts studio and ceramics studio and support space Music - new dedicated music classroom, large ensemble room, practice and rehearsal studios and storage Theater - expansion of stage wings and seating within the current auditorium Woodworking - larger shop adjacent to the stage and dedicated wood storage Gates - larger lab, a dedicated classroom and storage Learning Commons/ Library - separate areas for silent study, active group work, projects rooms and children/family space Summer session book storage There is a general need for group break-out spaces and 2 shared teacher planning/ resource centers

The final space program includes 17,000 new space or re-purposed gross space (approximately 25,000 new GSF) for the academic program as shown on the previous page. A full space program can be found in the Appendix. As background for developing the space program, the team discussed the many spatial arrangements that are often used in a CMS general classroom. The diagrams below show a 600 SF classroom and allow for different furniture layouts, space for student activity and stand-up presentation, space at the white boards for students to participate in groups and space for a teacher’s desk.
General Classroom Arrangements (600 SF) The following page shows three different configurations for science space. The first shows a combined science classroom/ lab layout, where one teacher maintains an individual classroom and lab space. The other diagram shows a shared lab scenario, where a teacher has his or her own dedicated classroom, which opens onto a shared lab space. Two versions of the shared lab are shown. And each of the three solutions shows shared prep space. Sharing a laboratory saves construction costs relative to square footage, millwork, mechanical, electrical, and plumbing systems, as well as operations and maintenance of these highly specialized spaces, and allows for healthy collaboration between teachers and classes.

Analyzing the Existing Conditions Over multiple visits to the Cardigan campus, OMR reviewed the existing building and site conditions as well as how the students and faculty use the current academic portion of the campus, in order to better understand how the school functions at both a facilities and a programmatic level. Academic programs on campus are currently spread around seven buildings: Brewster, Cardigan Commons, Chapel, Gates I.D.E.A Shop/ Williams Wood Shop, HopkinsBronfman Hall, Marrion Athletic Center and Stoddard Center. These buildings, and the central academic green connecting them, is the area of focus for this portion of the masterplan.

The Organizational Diagram OMR presented two organizational diagrams to generate discussion regarding the preferred relationships and adjacencies between programmatic elements. The diagram below shows the final diagram with the Library/ Learning Commons as the hub of the school and the Arts are emphasized along the daily path of the students. The diagram reflects the team teaching approach that works best for Cardigan’s middle school boys, but also the need for each academic discipline to be connected. And shared spaces such as GCI, ESL and Spiritual Life need to be easy to access throughout the day by all of the teams. Based on this diagram, multiple, conceptual Master Plan Options were developed and presented at the third meeting with the committee.

Conceptual Options In designing a series of options for review by the Committee, we analyzed the information gathered to date, including goals and values, preferred space program, and the existing conditions of the site and the buildings. Academics are currently spread throughout six buildings, but there is a desire to relocate remote academic programs to a central place on campus. Our preliminary master plan options showed academics in three buildings, including possibly Chapel and/or Brewster. It was immediately determined by the Committee that expanding academics in Chapel was not a favored decision. As to a Brewster solution, the academics were focused only on the lower level due to a number of reasons, including: the existing concrete masonry unit (CMU) structure is not conducive to cost effective, major, interior reconstruction; the floor plate of the upper floors with a central hallway is not wide enough for acceptable classroom proportions without removing the CMU interior walls; a new Learning Commons in Brewster was considered with a lower level terrace carved out of the academic green, but it would not allow for a centralized Learning Commons at the hub of the daily path of the students; and if the facility became all academic, there was a concern about taking Brewster off-line as a residential facility as there would be a need to build another dorm in its place, prior to any academic renovations, which seemed to be an inefficient decision given the amount of residential still to be built. By removing all academics from Brewster means that the residential component can be expanded within this building for a more optimal use of construction dollars. After presenting the first round of three conceptual options and communicating the potential pros and cons, the direction of CMS was to move all academics into two buildings with the Learning Commons as a connecting element. These changes meet the goals of the acadmic planning work and most importantly the following goals: • Physical proximity and intentional placement of all academic classrooms would be beneficial. • Emphasize the Arts by placing it within the day to day academic path. • Learning Commons/ Library should be the community hub of the campus. Each of the three conceptual options presented included site improvements to the academic green, a centralized area for academics on campus, and each considered possible additions, renovations, re-purposing and/or new connections to existing buildings. On the following pages are the options that were presented to the committee as well as the features and pros and cons for each scheme.

Phasing the Work Cardigan Mountain School Academic Master Plan | 7 April 2015 35 The Phasing Plan developed by OMR strives to implement the Academic Master Plan in the most efficient, logical and cost effective way possible for the school. An important goal of the Phasing Plan is to minimize disruption to students and faculty, both in terms of the construction impact and efficient planning so that academic programs move as infrequently as possible -- the ultimate goal is to move a program just one time into its final location. The following pages show a three phase plan with sub phases. They include: • Phase 1A: Change a percentage of the green roof material to metal roof on the new Learning Commons • Phase 1B: Replace only the auditorium seating in Humann Theater • Phase 2A & 2B: Combine Phase 2A & 2B at Stoddard, thereby shortening the construction time. There will be a larger construction footprint on campus for the duration of Phase 2, with the potential for more disruption of the academics during construction. • Phase 2A: Omit Level 0 at Stoddard which includes four World Languages classrooms. These would remain in the lower level of Brewster. There would be no new lower level access point from Alumni Drive to Stoddard. Brewster would not have an expansion of Residential to the lower level. • Phase 2C: Omit the addition at the east side of Stoddard & just renovate existing spaces. The wood storage space would not be built at Stoddard but would remain at Gates. Reuse existing Woodshop at existing Gates Building, which would thereby separate Woodshop from the new Gates Lab. Brief project description:- Phased construction to add and renovate existing buildings on campus.

The estimate is based on the following: following:- Open shop wage rates. - GC type project. - Receipt of 4# bona fide bids from GCs. - Each Phase will be a separate contract. - Existing buildings will be occpied during construction. - Construction periods for all Phases are noted on Summary page. - Mid points of construction: construction:- Phase 1 - 1Q2017 - Phase 2 - 1Q2020 - Phase 3 - 1Q2023.

The gross floor areas are based on the following:- Measurement is taken to the outside face of the exterior wall, measured through all stair wells, elevator shafts and ducts.

Estimating Contingency is an allowance for future design modifications/additions, which alter the cost of the building as the design progresses, this percentage reduces as the design develops. It is based on a percentage of the sum of Sub-Total Construction, General Requirements/ Special Conditions and Escalation. For this level of estimate the following has been included:- 15.00%
