Tee Time property targeted for hotel, neighborhood

The Bluffs 1 property wedged between the Carpinteria Bluffs Nature Preserve and city hall, which is now occupied by Tee Time driving range and acres of blueberries among other row crops, could see a 154-room hotel, 45 residential homes and 40 apartments built on it if developer Jack Theimer gets the green light from city decision makers. A conceptual review by the city council and planning commission is scheduled for Monday, Sept. 21, at 5:30 p.m., a very preliminary step in what could be years of planning to potentially get the project off the drawing boards and into the ground. Of the multifaceted development proposal for the 27.5 acres that spans from Carpinteria Avenue to the seal rookery, Theimer said, “I think it serves a lot of needs in the community. It has a rental product. It has a smaller-sized, for-sale residential product. It has hotel visitor services that the Coastal Commission likes to see.” Project applicant Capital Hall Partners has an option to buy the property from Orion Capital Group, which had purchased the property last year. Before the Orion acquisition, the City of Carpinteria had tried to purchase it for $1.5 million in back taxes owed to Santa Barbara County, but the private sale happened before the city’s maneuver to acquire the property for the
